Had no problems during my stay at the Parks at Hunter's Creek, but once I moved out I received what was called a Move-Out Statement reflecting erroneous charges. It was not even itemized saying what each charge was for. After numerous complaints for them to submit a correct billing statement, they turned it over to a collection agency that uses illegal practices subject to violations of the Fair Debt Collection Practices Act. I even provided them a clear cut spreadsheet showing what I should have paid after discussions with the leasing office management. This practice of improper billing could be considered fraudulent because they keep forwarding what they consider valid. Just be wary of what is to come and ensure you visit the leasing office to validate what they are going to charge you.
The complaint has been investigated and resolved to the customer’s satisfaction.
I recently had the displeasure of unsuspectingly moving into a gangster-riddled part of town owned by Riverstone Properties. The community was advertised as a gated community, yet had a gate that was not operational so it was left open and unsecured for convenience's sake I suppose. I travel often with my job and over the past 8 years have had NO problems securing short term housing via the internet. Well, never again. Upon my arrival this place was a disaster area. I'll tell ya, I've lived in a lot of places and tolerated a lot of unsavory situations for the sake of making my work assignments successful but this place took the cake. Upon arrival, we were greeted with a heavy cigarette smoke scent throughout as well as pet hair and human hair in the sinks. The carpets were dirty and the washer/dryer were rusty and unacceptable. A strong moldy scent was apparent and a ceiling leak had been discovered in the middle of our living room. Being optimistic, we tried to make the best of a bad situation, cleaned up and settled in. At 11:30pm that night we heard gunshots RIGHT OUTSIDE OUR WINDOW. Not down the street or up the way...it was terrifying. We called 911 and police responded. The next day I went to talk with the management. I expressed that the place was a dump, the neighborhood was horrible and that we feared for our safety. Riverstone exercises policies that are not lenient nor sensitive to anyone's plight. They offered little in the way of remediating our concerns and treated us to the average corporate lingo that's made them so successful yet yielded no results. So potential RENTERS BEWARE! We broke our lease later that day, aware of the repercussions, and went onto find a safer, nicer place to live. We are still fighting this one and imagine it will end up in court. Listen, if we, as the small guy renter, is expected to live up to his end after signing a lease then isn't it fair to expect the same of a big time corporation in the delivery of an acceptable product. There are no acceptable excuses tolerated on our end. Why should we allow any leniency on their end. I don't want to hear excuses when I move into a place nor give a group like Riverstone anything like "reasonable time" to fix the problem. It should not have been overlooked in the first place. Period. Live up to your end and I'll live up to mine. Riverstone is all about the bottom dollar...not your comfort. And while this is a general rule of thumb in the corporate world, i highly suggest you take up residence with another group.
I lived at the Willina Creek Apartment complex for 9 months. During my residency management was slow to respond to maintenance issues. It took them nearly two weeks to fix my heat. Like the other tenant I received a move out statement. The statement included fees for professionally cleaning and carpet cleaning. Prior to my moveo out I cleaned everything from top to bottom. I contacted the residential management group and they stated it was their policy to charge these cleaning fees regardless of the condition the apartment is left in. Even if the additional cleaning is not necessary. Be forewarned save yourself the headache and have your apartment professionally cleaned, save your receipts and take lots of pictures. My solid documentation is the only thing that saved me from incurring additional charges. I also highly recommend when you move in you document everything on the move in inspection report including dust and debris. The apartment will charge you a heafty fee if forget to dust one small area. In conclusion Willina Ranch is a great apartment, but has a poor management company. I recommend avoiding this apartment complex to save your self the headache of dealing with unjust move out fees.
I have been charged 971.12 after moved out with some undated old file pictures.. and they are uncompromised to send you bill for "deep clean". I agree "I recommend avoiding this apartment complex to save your self the headache of dealing with unjust move out fees."

I was a resident in one of your properties located in Vancouver WA, Eight Towncenter Apartments. I was a resident for over a year and a half, i recently bought a home in Oregon and moved out of the apartment. I was informed at my turn in key that by law the carpets would need to be cleaned and i would be billed for that. I can understand that for what it is worth. My complaint is that i left that apartment cleaner than what it was when i moved in, cabinets, floors, refrigerator, stove/oven, dishwasher, cabinets, bathroom toilet and showers were all scrubbed and clean, floors swept and mopped and vacuumed, blinds cleaned and walls filled in from picture hanging and walls blended.
I received the move out statement and i was billed for cleaning. Comments on move out statement reflected "NEEDS CLEANING" Really?, the place was move in ready. Except for the stipulated, "by law carpet cleaning" charge...all i am asking is to be refunded the $125 for cleaning i was charged. I am receiving my deposit back, but the charge of cleaning is not right, I at this time can not get anyone to answer a call, i have no longer access to the on line facility, i keep getting voicemails when i call various numbers and no person to speak to in regards to this situation...I would appreciate someone looking into this and getting back to me and discussing my credit i am do.
