I've been renting a so-called "luxury" apartment from Royal T Management since August . The rent keeps going up, like, 2-3 times a year. When I first moved in, I was paying $1250 per month, but now it's jumped to $1340 per month as of September 2022. I have a 2 bedroom, 2 bath place. From day one, there have been roaches crawling around, even though they advertise these apartments as "luxury." The management knows about it but tries to hide it. I think I'm the only one left living here because everyone else has been driven out so they can avoid rent controls. They're accusing me of having a pet and demanding that I move to a pet-friendly unit. Can you believe it? And the prices for a 1 bedroom, 1 bath unit are now a whopping $1700 per month! It's just not right what they're doing. It should be illegal! I'm a teacher, and this is not how people should be treated. To make matters worse, my bank messed up, and now Royal T Management won't let me pay online, which means I'm getting hit with hundreds of dollars in late fees. They're doing everything possible to kick me out.

I gave them all the necessary paperwork, but they sent me to collections anyway. This management company was charging me for every single repair in the unit. They kept $950 from my deposit and still wanted me to pay an additional $545.36. I disputed this through emails with one of the managers. Throughout the whole process, the property manager was very confrontational. I had multiple issues with her, but the property management never got back to me to resolve the problem. One of the issues was related to my disability, which the property manager questioned me about. Even after providing medical proof, she continued to harass and intimidate me on a daily basis. These allegations were never addressed or dealt with by Royal T Management.

In February , my apartment experienced a sudden flood. I tried calling the management line for assistance, but unfortunately, nobody was available to help. The water continued to flow out of my apartment, and eventually, the fire truck arrived. However, the complex did not have a way to shut off the water. As a result, my personal belongings were severely damaged by the one-inch water level, and my family had to relocate to a hotel for about a month.
During this period, the drywall had to be cut out, and large fans were used to dry the area. Unfortunately, the company hired to fix my apartment mishandled my personal items, causing further damage. I was not allowed access to retrieve my belongings, and to my dismay, I discovered that two pieces of jewelry had been stolen and some furniture was broken. In light of these circumstances, I approached ***, the person in charge, and requested a rent discount since I couldn't live in my apartment. However, she refused my request, leaving me responsible for both the hotel expenses and my monthly rent, which amounted to $1275.
Eventually, I was able to move back into my apartment, but to my disappointment, it was in a dirty and dusty state. All of my belongings were covered in dirt and dust, requiring me to hire a cleaning company. Furthermore, I had to arrange for mold testing, which unfortunately came back positive. This forced me to leave my apartment once again due to the presence of mold.

On July 7th, there was a leak in the water heater room. It went through the walls and under and inside my apartment unit. The carpet got all wet and my stuff got messed up. My kids' bed got dirty because it's made of wood and the water made mold grow on it. A bunch of my kids' clothes, blankets, and toys got messed up too. I told the property manager about it because this ain't the first time something like this happened at Lakeridge apartments. They said it would only take 2 days to fix, but it's been over 2 weeks now and they still ain't fixing my apartment. We gotta keep calling them to remind them about it. They even said it ain't their problem and that I should have renters insurance since this ain't the first time. I pay $1,090 for rent and I expect my apartment to be livable, but it ain't. I want to get paid back for the stuff that got messed up.

I've been living in Villa Sa Vini Apartments for 4.5 years, and Royal T Management Company takes care of these apartments. I always pay my rent on time and have been a great tenant. However, I had an issue with the office manager *** when they tried to enter my apartment without letting me know beforehand. I thought we resolved it, but now I feel like there might be some retaliation happening.
Just this week, *** texted me and asked if I wanted to move to another apartment. I was really confused, so I called her to find out what was going on. She explained that they're planning to replace the plumbing in the complex and wanted to know if I'd be interested in transferring to a different apartment. I told her I didn't want to move and asked what would happen if I refused. She said they would give me a 30-day notice to leave the complex. She claimed it was legal because they had switched me to a month-to-month lease due to covid. I reached out to Royal T for help, but they didn't offer any assistance.
I really want to stay in my current apartment and not be threatened with eviction.

The tenants left in their vehicles each morning between 3:00AM and 6:00 AM. It was terrible. In addition, the management of the complex was very seldom accessible. An emergency at the site would have been catastrophic for the tenants since each time I called for maintenance, the request was delayed because nobody was on site. This was not pandemic related. I moved in on 7/23 and moved out on 1/26/2022. Regarding the move out, I was not given the opportunity to accompany management during the walk through. I requested to be present. The walk through was done on 2/9/2022 – almost two weeks after I vacated. The yellow copy of the move out statement was illegible – I had to call to get a clear copy mailed to me after I received the almost faded out yellow resident copy. Since I moved out before my lease was up, I was assessed an extra 100 dollars per month fee to reimburse the lease, which I paid. I was charged to replace the flooring because an inspection of the floor was conducted, of which the results indicated pet urine stains. The number of stains in the results was inaccurate, if not false. Yes, I had pets in the apartment but was highly responsible for their cleanliness. Because of this, I would like to see pictures of under the carpet where the stains were found. I want to see pictures of the stained carpet as well. In addition, how many pets were on this carpet before I moved into the apartment on 7/23? I have attached the letter that is going back and forth. The management company agreed to set up a payment plan so I could pay them, but the next thing I know a collection agency in Visalia is trying to collect the money and my credit score has dropped significantly. Bad business. They are using the collection agency to help collect by fraud.

According to my contract, I owed $23.67 for the final day of June. Before moving, I called the on-site property manager on 5/21 at . I called to ask for a carpet cleaner's number, if I needed to schedule a walkthrough before moving, where to leave my keys since the office would be closed, and who to make the $23.67 check out to. The property manager answered all my questions and said I could pay using the online portal. I also asked if the auto payment would still deduct the amount owed on June 1st, and she confirmed that it would.
Before moving out, I checked the online portal to ensure that the payment amount was $23.67, which it was. There was no indication that the autopay had been canceled, so I assumed everything would be fine and the amount would be deducted from my account. I moved to the Sierras, where I had limited cell service and no internet connection at the time. On June 4th, my former roommate received a text stating that we hadn't paid the $23.67 owed and now owed an additional $71 for a late fee. This late payment would also damage our perfect renters record. To avoid further penalties, I promptly paid the amount owed, including the late fee.
I called the local apartment manager to figure out what had happened to the autopay, but she said she didn't have the power to cancel it. I then checked my emails and found one from June 1st at 12:19 stating that my automatic payment had been canceled. I missed this email due to lack of phone service. However, I believe it is highly unethical to cancel someone's automatic payment on the day it is due. Since June 4th, I have been trying to reach someone from Royal T Management to resolve this issue and have the late payment removed from my renters history, but I haven't had any luck.
I called Royal T at , which I believe is the Fresno location, on June 4th twice. The first time, I was directed to a person answering machine, and the second time, I called after hours and left a message on an answering machine. The next day, 6/5, I called again and the receptionist answered. She told me she had received my message and advised me to call Royal T's Bakersfield Office at . I have called that number 4 times now, on 6/5, 6/9, 6/12, and most recently on 6/19. Each time, I have been directed to answering machines. I haven't received a call back from that office during this whole time. The only call back I received was from the on-site property manager on 6/11, regarding her being contacted by her superiors about me. There seems to be confusion from whoever I keep leaving messages with. I am writing this review because I am tired of calling and being forwarded to different people's answering machines each time. It has been 3 weeks and about 7 calls without any response or appropriate action from Royal T.
I just want to clear up any confusion with the person I need to speak to. I also want my renters record to be cleared of the late payment for one day's rent, and I would like the $71 late fee returned to me. I clearly intended to make this payment, but the auto payment technology failed, and Royal T canceled my auto payment without my consent, even after their staff assured me that autopay would work. We have been living at Lake Ridge Apartments in building 90-131 since July. In July , we had issues with the bathroom wall and ceiling due to problems in the upstairs unit bathroom. They fixed the plumbing, but never finished the "texture and paint," which caused mold, residue, poor air quality, and problems with the fan filter. We tried contacting management multiple times about these issues, but nothing was done. The current manager, ***, kept saying someone would come out when they weren't busy, but that never happened. Finally, within the last 6 months, I brought it up again, but there was new management. They claimed there were no records of the issue and even suggested that we were to blame for the mold. I believe it is the responsibility of the property management to take care of any mold, especially when it is caused by broken water pipes in the upstairs unit.
Recently, on July 17, we had another plumbing issue, this time with the pipes underneath the living room. It caused a flood that filled the entire living room and partially reached the bedroom, damaging furniture and shoes. We used 3 large fans and a humidifier to dry the flood, but they have been running for 8 days without being turned off, which is concerning. They offered us the use of a model apartment for showering, but we had to stay in a mold-infested apartment with wet, smelly carpet, molding walls, and no hot water. When we asked about the repairs, they said a plumber would come out, so we scheduled days off, but no one showed up. When we called management for answers, they said they had just put in a bid, even though they had previously claimed to have repairmen lined up. This caused both me and my wife to lose a day of pay. When I mentioned terminating my lease, they told me to write a letter stating that I wanted to terminate it on my own, which is unfair as it would incriminate me when I am not at fault. I believe a mutual termination of the lease is the right solution in this situation.
Since we have been forced to move our belongings, rent a storage unit, and find a new place to live in less than 10 days, I expect to be reimbursed for my deposit promptly. It is important to have the funds to secure a new home. Waiting 21 days for the refund when I am leaving under such circumstances is not right. On Monday, July 27, around 3-4pm, we submitted a letter explaining why we were being forced to move out. The next day, when I went to the "model apartment" after work, I found out that they had changed the whole door without informing us. I still have until the 31st to move out, but they took away our access to the model apartment. I have been using it to shower, even though people are still going in and out. I feel unsafe, disrespected, and very upset. The lights in different rooms are always on, the bed sheets are messed up, and I even saw someone's shoe print on the mat. It seems like the front desk staff are going in and out as they please.
Overall, our experience with Royal T Management has been extremely disappointing. The lack of attention to our maintenance issues, the mold problems, and the unprofessional behavior of the management have made our living situation unbearable. We hope that our concerns are addressed and that we receive the necessary assistance to resolve these issues.
