I was leasing out a place (Cormorant 1, Unit 13, Meer ensee) through Seef Richards. I advised Seef about my intention to terminate a lease agreement in December 2020. I gave the Tenants two months notice from January to February 28. To my surprise, when it time to move in, the tenants was not informed.
While my wife was renting out a place (Bayridge), she serve the notice for vacant the place for the end of February 2021. Now, we don't have a key for my place while the new tenants is harassing my wife
The worse part no one is willing to provide clarity or take accountability. Seef representatives are no where to be found, when I called them, they are not available.
Desired outcome: Penalties for Seef over the cost incured while waiting Richards Bay
Flat management services
I would like to complain about:
1. Poor management of property maintenance and an insurance claim, for which seeff is paid a monthly fee.
2. Poor communication about contact with the flat body corporate (Faircape) and contractors, unless requested by me, the owner.
3. Delay in flat repair due to innefficient contractors, despite approval for some repairs.
Agent not adhering to my complaints
I rent a flat at Seeff Property Group at Bonnievale and I have a problem with one of the tenants who do not adhere to the rule and regulations of the premisis. According to the to the lease nobody is allowed to have any pets on the premisses, but one of the tenants has get himself a dog and he also create one of the garages into a room for his garden boy. I spoke to the agent about the problem several times and he does nothing about it.
The children do not play outside on the playground anymore because they are scared of the dog cause it is such a big dog. The last time I went to the agents office was to weeks ago (0/10/2020) and still did not receive any feed back.
Rental deposit refund

I entered into a 12 months rental contract with your company at Isabel Estate flat 170 Northriding ending end January 2020. A gentleman by the name of William [protected]) has been very distasteful to me trying all tricks as to why he would not pay my deposit back. He has since sent me a mail claiming R8 237.05 damages to the flat including fixing of curtain rails etc of which all is preposterous and whim based. He refused to meet with us at the flat to show us his claim & to close off. Curtain rails were purchased and installed by us but we left them there fixed but he claims damages do to them. I entered into the contract with you and even though we moved out of the flat early December, we honored our contract by paying the full 12 months. I miss timed my payments, I wasn't going to pay for the last month because of such behavior which lacks sound business acumen but upon doing a recon to my account, I realized that I had paid the full 12 months. By his claim he is trying dishonest tricks to nullify my deposit claim. My boys moved into the flat & we had no intention to be enemies with your company, I didn't expect this callous treatment from your Agent. May kindly ask for your intervention and have my deposit paid back to me soonest.

Unethical behaviour
I had a lease agreement through Seeff Property's (Agent Michael Van Heerden). My lease agreement would have ended End of March 2020 however I found new employment in Cresta which means the traveling to and from home and work was further. I traveled 160 km per day on the N3. Some evenings I got home at 06:30 or later traveling on the N3 and I leave work at 4. I gave notice on the 1st of December advising them that I will move out on the 1st of Feb and my reasons therefore. The agency advised me that this is bridge of contract in which event I advised them that I did explain the reasons thereof and I gave 2 months notice to ensure they find new tenants. I have never paid late or not paid. The property was in good condition. The agency requested continually to bring potential tenants to the property in which event I always accommodated them as I wanted to ensure they do find tenants. Only One time I asked them to reschedule as the gardner did not come over December and the grass was long and I felt this might not create a good impression for possible tenants. Every time the agent wanted to bring potential tenants to view the property I would take off from work every time to accommodate them as I felt it my duty to do so seeing that I ended my contract 2 months prior to the contract expiring. On the 1st of January i did not pay my rent and advised Seeff that I could not pay it as I had to pay double rent and the move to Cresta. I advised that they use my deposit money. I know this was not according to my contract but there was nothing I could do. Seeff advised me should they not find tenants I will be liable to pay Rent for the 1st of Feb and I was fine with that. When Seeff found tenants they advised me thereof. After that I got a few emails requesting to know when can the exit inspection be held. I first said the 31st in which event they said no that is to late. I then said the 27th in which event Michael arrived at the property on the 27th. I asked him when will the tenants move in as we will be leaving the morning of the 1st of Feb. Michael was very rude and pointed out that according to Law I have to be out by the 1st. He didn't conclude his inspection. He left the property without saying anything. The next day I received an email from him asking when can he expect the property. I asked him why another inspection as he was there the previous day in which event he said as per the contract he can have as many inspections as he wishes and he could not inspect the property as we were still in the property. My fiance sent him an email in which he was very angry due to the way Michael was treating us. He never advised we had to be out of the property in order for him to do the inspection. I own my own home and this property was the 1st one I rented after 20 years of living in my own home. On Saturday morning of the 1st of Feb after Michael was pressuring us to vacate the property he would have been at the property at 10 to do the inspection. We left the property at 09:30 and I contacted Michael to inform him the keys are in the post box. I did not have to clean the floors however the carpets were washed. On my way to my new home Michael contacted me and said the property is not clean in which event I told him I must also clean at my new property. The phone then went dead. Shortly after he sent me a message saying how can we live like that and we are pigs. This morning I receive an email from Michael indicating that they will have the place cleaned and the rubbish removed and I will be liable. He also said I would be listed on TPN. He also instructed his suburbanites to contact my new agent and advise her that the property was not cleaned. I had a look at my lease agreement with Seeff and according to the contract I had to be present with the inspection and the inspection could only be held 3 days after vacating the premises. This was not done. It also stipulated that if I (the tenant) was not present with the inspection this was deemed to be an acknowledgement by the landlord that the premises is in a good and proper state of repair and the landlord and or Seeff will have no further claim against the Tenant. I did mention to Michael that there is still R697 left of my deposit which they must use to have the property cleaned and if there is anything outstanding to send me the invoice. I don't have to do this seeing that Seeff did not keep to their agreement to do the inspection 3 days after my departure however I wanted to do this. I advised Michael that should he continue to harrasmen me and say we are pigs I will sue him for Deformation. See the below response I received from him.

How can a representative for your company talk to a tenant like that. I am more than willing to pay in if the R697 is not enough to cover the cleaning. I did clean the carpets. I had them washed. Yet Michael is threatening to list me and to communicate this to my current agent. Please resolve this as a matter of urgency as if Michael van Heerden tarnishes my good name I will not hesitate to take further action. I will go to social media if need be and I will go to court. I am so upset about this entire thing being harassed at my work. I never thought this was the way Seeff treated people that pay every single month and kept the property in a good condition. In last week Michael spoke to my fiance and said over the phone the property was well kept. We do have the recording and now that the house was dirty because Seeff did not give me my 3 days after i moved our to clean this is the treatment I Get.
Roof leakage
Bought a house in pearly beach cash. When we moved in the day it was raining our roof was leaking very badly and down the walls. I spoke to the agent who came out to look she said that she will get in touch of the seller. On coming back to us she said he is not responsible for it. I then spoke to the principle of seeff who told me that nor the seller or the agent is responsible for the damage. Now where does the declaration form come in where he declared on roof problems. Where do we stand the principle is not associating with me not sending me any emails I have asked him. I will never ever buy any property from seeff again very dissapointed in the way they treat their clients. Please help me to get some kind of closure. Thanking you maria schulz
Sold me a house with a rotten defective roof and did not disclose
I recently purchased a property in ridgeway from gary du toit at seeff. Once occupation was taken i noticed that the roof was leaking when it rained. I had the experts out to assess and was told the roof was rotten and entire roof needs to be replaced. I was not informed by the agent of this defect. When trying to contact him as to who is going to be liable for this repair my calls and messages are ignored. As a first time buyer this experience which should be an exciting/joyous one has become a nightmare. I will never recommend buying a house from seeff gary du toit.
Seeff estate agent conduct
I’m complaining about an Agent named Daleen who placed several Seeff boards on the corner of During and Paul Kruger Road in Honeydewridge on the 14th of Oct 2017.
I phoned Daleen to tell her that her boards are obstructing the view of the oncoming traffic. She argued with me about it saying she’s had no other complaints. She came and shifter the boards a little, still breaking the municipal bylaws and causing an obstruction.
I asked her for her bosses details - which she refused to supply. Very poor representation of Seeff and blatant disregard for municipal bylaws. Seeff should be fined. I have photos of the boards taken from my car as I stood at the intersection.
Seeff - lydenburg - anna-marie de jager - unprofessional conduct
Anna-Marie De Jager from Seef, listed my home for sale on Property 24 without consent or notification thereof. Although we are looking to put our house on the market for sale in the next few weeks, Anna-Marie, listed our property without our knowledge or consultation and at a price that is far below what we will be asking. Because we are considering putting our house on the market and relocating we were browsing Property24 and saw our house up for sale which was a shock as we had no knowledge it had been listed. I've left urgent messages for her to call me, all to no avail. On trying to call her again today, she disconnected the call. This is most unprofessional, and although she has since removed the ad from Property 24 listing after my messages left, she has not had the decency to call me back, apologise or answer my question as to who and how she was given permission to list my house without our knowledge or consent.
Ganging up against landlord
Re seeff in strand on beach road, strand.
1. Seeff ganged up to have a door replaced in the wrong section of the house.
2. Seeff has still not done anything to fix the things that their tenant damaged.
3. Seeff has not answered emails regarding the fixings, but has rather blocked my emails to them, regardless of the costs to me.
I will never. R able to recommend them.
House rental unpaid
Email to SEEFF Kimberley office sent on 21/12/2016 already:
"You promised transfer of deposit on Monday already and today is Wednesday. This is unacceptable for a reputable company as yourselves to delay my payment even after several email and telephonic requests! Left a message with your earlier office for Myra to call me but still waiting.
The last payment received from your tenant was early October for October rent and nothing since, while I had to fork out for repairs to my property caused by your tenant.
Please transfer before end of business today and also inform me of what steps are being taken to recoup the outstanding monies owed by your tenant.
Failure to do so will force me to escalate this matter to Seeff Head Office"
Seeffs tenant left my house a month earlier than he was supposed to and left it in a total mess. The agent who signed off the property when the tenant left is witness and i took several pictures and sent it through to Seeff proving that i have to get my pool seen to, my house springcleaned and almost my entire garden reinstated(due to total neglect and refusal by tenant to allow any repairs or maintenance to take place. I have now been left with a hefty bill - of which all invoices had been sent to Seeff - and still, after commitments to pay over the tenant's deposit to cover November's rent, nothing is forthcoming. This is absolutely unacceptable! The pictures attached were taken minutes after the tenants left the property. I have many more pictures that I could email
House rented out
I rented my house out to tenants through Seef properties in Witbank.
The period was for one year. Two months before the contract expired the Tenant warned them that he will be moving out.
They showed very little interest and effort to find new tenants
The Tenant subsequently moved out on Tuesday 2nd Feb 2016 and left my house in a terrible state.After numerous times calling on Seef to clean and repair the house was only cleaned yesterday.Garden not cleaned up to today.
That puts is into a predicament as one can not take interested tenants to the property whilst not cleaned thoroughly
In the contract they stipulate that they will do regular inspections on your property which I doubt ever happened
I would not rem comment to anyone to make use of them for renting your property to tenants
Very little consistency with their personnel. You never know who to approach to take your request because of personnel changes

The agents and Owners of the property have tried everything to make my life a missery and get me so far as to move out of the property and try to keep my deposit.
The complaint has been investigated and resolved to the customer’s satisfaction.

I will never refer seeff to anyone I know, not even my worst enemies
I am selling my property through Seeff Properties. The agent, Cathy Porter involved is the most unprofessional and degrading agent I know. After informing her I will be out of town for a short while and wont be available she sent a text message to me instead of to her partner calling my fiance and I 'a bunch of liars'. Talk about defamation of character!
I called her immediately to confront her about this insult and she pretended like she didn't know what i was talking about. Eventually she admitted that she sent the text to the wrong person after feigning complete ignorance and said as a matter of fact that it was meant for her partner. The text continued to read that she is desperate for properties to sell because there are supposedly so many people looking to buy from her. I thought Estate Agents were supposed to work for their client, the seller & NOT for the buyer.
I then got a follow-up voicemail from her a few minutes later attempting to give a pathetic attempt at an apology and then said that she is under so much stress as her boss will be very angry at her for not making the sale.
I will NEVER refer Seeff to anyone I know, not even my worst enemies.
Seeff in Secunda has rental agent called Ezelle Saunders my lease expired end of January but to date I am getting one excuse after the other regarding my deposit being paid back every month she tries to lie to me and there water bills which they are paying from February until now on the 3rd April but I am no longer there, and they undermine their clients, if you want to use Seeff for rental Ezelle is the worst agent ever
Rudely said that she couldn't talk and then put down the phone
I called Marti Totic from Seeff properties to enquire about a property. She rudely said that she couldnt talk and then put down the phone. I was annoyed but not wanting to cut my nose to spite my face i decided to call the Seeff office. Apparently no one can assist with telling me about the property and after explaining that i would rather not deal with someone who is rude i was told sorry but perhaps call her later. I sent a message to the rental manager, Tracy Pugin at Seeff Properties asking her to call me. And get this, i get a call back from Marti and her manager, screaming at me about my complaint. Why do we as customers have to be spoken to like this? and why do we have to put up with bad service? If you are looking for property do not use Seeff properties as they are not interested in customer service or even getting business!
Same here. I will never, never, ever deal with seeff again. for 2 years they never inspected the house and when I saw it again, I nearly burst into tears. they just do not care a damn about your property. I send whoever is interested some photos after seeff, mossel bay was my estate agents.who do I contact higher up.
Seeff Properties Mosselbay refuse to pay me interest on the deposit money I have payed on a house I have rented from them.

I also had the unfortunate business of dealing with her!
She is ridiculous And apparently super rich, because she never needs business or clients because she just blows us off left right & centre.
I recommend that i would NEVER use her, Seeff or her own self proclaimed Marti Totic Properties. I would seriously rather try and teach my dogs to talk, than to ever deal with this woman again!
