Replace the manager with someone that is actually qualified. Hire more workers. Clean up the run down properties. Start enforcing rules!
Sky Harbor in NY owned by Sun Communities is a disaster in the making. The manager is clueless. An outside property management company owns 20 hones in Sky harbor and collects rent behind the shareholders back. Numerous complaints have gone unanswered. Run down homes are ignored. Rat infestations due to poor maintenance. Avoid Sun, they are corrupt.
Mobile home purchase
My wife and I recently looked into purchasing a home in birch hill estates in bangor, maine. The home that we were looking at was selling for $80,000.00, and though it did need some cosmetic work, were willing to forego any negotiating in the price. After running around to gather the "necessary paperwork" to apply for residency in the park, which mind you took 3 days to gather because the office manager kept adding on items that were needed, we were denied residency supposedly due to bad credit history, which is a complete joke. My history is far from perfect, however it is not in a bad standing at all. (I would like to see how many other people got screwed out of the $30.00 application fee and had this used as an excuse). My credit was adequate enough to have 2 car loans, and be approved for other items that im sure require better credit to obtain than to get into this place. Funniest part of this whole deal... We were paying cash for this place! And a years lot rent up front! Needless to say, we were happy to spend our money with a private seller and have a private 5.5 acre lot in the country as a result of their stupidity. Too bad you didn't want to make close to 90 grand that day... The final laugh is on you. And after reading the reviews of the community and this management company, it was a blessing in disguise. Stay the hell away from this place at all costs!
Funnier part is...now they're asking almost $10,000.00 LESS than what they were going to get
RV Resort in Cayuga, Ont. Canada
My name is Robert Pizzingrilli, we have a RV which we purchased this past July, Loc. C-13. Recieved an Email from George Mathes about payment being due by April 28, notifying that you can call him to arrange payment. Being their this past season I have heard a few comments about Mr. George Mathes being short fused and unapproachable at times. I never had any problems with him until today. When I called him to arrange payment he kept me on hold for a few minutes and proceeded to finally tell me how much I owed. Gave me the amount and said I can pay by Visa over the phone if I choose to, I agreed. I asked him if the total included Fees, taxes and hydro. He said it included everything. I proceeded to ask him if I had a credit left over on my hydro as I did not use it much. He said he didn"t know, he did"nt have his computer handy. Not knowing how his accounting works, I asked well how do you know exactly what I owe if you don"t have your computer handy. He was short with me, said he"s too busy told me to call back at a future date and hung up on me. Really. That"s how you treat your clients. Tried to call back but he wouldn"t answer. I wouldn"t normally complain, that"s not who I am, but knowing who he is with his arrogance and superiority complex, I felt you should know. Unlivable conditions
I want a refund for the Months of December through February of at least $600 per month. I have been forced to live in a construction zone with beeping, noise, clouds of dust, unsafe conditions and hazards in nearly every part of the park (if you can call it that).
I moved in to 49r January of 2018 and since that time, my rent has increased over $500 a month (that’s a 42% increase!) with the condition of the park in continued decline. I was told when I moved in that the roads were going to be repaved. That was over 5 years ago! The roads are in accelerated hazardous condition. There are ruts and potholes some literally a foot deep. I try to walk the park daily to get my exercise. I have twisted my ankle on a couple of occasions due to the loose debris (small rocks, gravel, leaves, grass cuttings, tree branches and the like) and failing roadways. I used to be able to walk the park in the evenings somewhat safely when there were lights around the roads now, I can’t do it in the daylight. We have lost approximately 6 to 10 lights near the roadways. Some of the lights that are still standing don’t even work. We have had our game room taken away, the loss of a pond, a bridge over the pond and a we have a pond full of weeds. There are dead standing trees. The walkways around the community center are buckled, loose, un-even with some deck boards rotten. The side walks have un-even joints (tripping hazard). Stairs not up to code that tilt. There are so many liabilities that are not being addressed.
I have not paid my rent for March or April and don’t want to have any repercussions for not doing so. I am happy to pay something but, I don’t feel the full amount is deserved. The fact that I haven’t received any communication in regard to my concerns and rent decrease makes me feel very upset, unappreciated and unheard. I have spoken with James but have heard nothing from him re: rent.
I am disabled and on a fixed income. I find it very hard to comprehend the actions Sun Communities has taken in raising rent, lack of maintenance and removing esthetics that were once available to me. Now we have heavy tree loss, fallen trees still on the ground and stumps permeating the landscape. My lawn used to get mowed on a weekly basis then blown and cleaned up. Now I have to ask to get my lawn mowed. If the grass is mowed the clippings are strewn around my rig into the roads and just left there. I have lost the view of the meadow due to the useless solar panel arrays. I look out my window to see overgrown weeds and a disheveled park. These are just some of the issues.
I would love for you to do a surprise visit not letting anyone know you are showing up. Help me please.

management, ranger and maintenance
At approximately 9:15 on Friday night 3/17/23 the ranger Patrick at the 49er rv resort in Plymouth Ca. knocked on my mothers door. he informed her she had a leak at the spigot.. he assumed it was her pressure gauge. he removed it . told her it wouldn't hurt anything. At 2 in the morning my mom woke up to her trailer flooded from the pressure of the water damaging her toilet seal. We were told they would fix it. dry it out and shampoo it. Now a maintenance worker has entered her residence without permission the "fan was not even put in the correct area. The manager James Holliday made the decision to not take care of it on Sat or Sun... it is now Monday afternoon. the longer we do nothing the more damage is done by the water causing swelling of the wood.

Grove Ridge Dade City, FL
Sun Community aka Sun Outdoors has created a policy, March 5,2023, that states; if you own an RV (Park Model), and lease the lot that it’s on from Sun, you have to pay Sun $1000 if you sell the RV. See attached. Sun has nothing to do with the sale as far as legal paperwork goes. The paper that they sent out isn’t dated, nor is it on Sun letterhead paper.
I contacted Sun’s Grove Ridge park manager and the Sun District Manager.
I sent a message to the FL state Elderly Abuse Dept. on the grounds this is a financial abuse case.
Desired outcome: That Sun cease and desist from any and all policies of this nature. Reimburse any and all monies that were obtained by Sun per this policy.
On site managers Jeffery Thompson not recording the correct date he received payments
The on-site manager Jeff Thompson sent me an email dated December 5, 2022, 1:57 PM, in that he stated the RENT IS DUE BY TOMORROW. On March 3, 2023, I handed Mr. Jeffery Thompson checks for my March 2023 rent. He printed a copy of the checks and signed it "rec 3/2/2023 Jeff". It was 3/3/2023 not March 2nd. On March 3, 2023, the on-site manager Jeffery Thompson issued me a receipt #042649 is dated 3/1/23. Again, the correct day was March 3, 2023, not March 1, 2023. On March 3, 2023, on official money receipts # 042646 and #042647 Mr. Thompson wrote over numbers he incorrectly wrote. Mr. Thompson did not identify himself as the writer who changed the number 3 to the number 4. Should it be legally questioned who altered the receipt?
Moreover, Mr. Thompson failed to document the check numbers on receipts #042648 and #042649. With the many years of experience Mr. Thompson has he should be highly knowledgeable of how critical it is to document checks received correctly. I believe, all receipts for monies received should be signed with the signature of the person physically receiving the checks, and date should be the date on which the checks are received.
I reported this matter to the regional vice president, and she said: Unfortunately, sometimes errors/mistakes do happen. Since this error was in your favor showing you paid rent sooner... In short, does not anything wrong with the managers mix up of dates.
Desired outcome: accounting review.
Blue star rv resort
I had moved into blue star with my abuser from Seattle WA, I had decided to break my silence after he abused me again and I called police who advised to to get a protection order. I did the following morning, when I arrived back home my abuser got me again and I called police. I let Jody who is the manager of BLUE STAR RV RESORT and she said she was staying out of it, I had a witness with me each time I spoke to Jody, When my abuser found out that he was being served he went and moved motorhome to other end of business' making me fear he left me in the dirt, I called Jody and left a frantic message as someone alerted me that my abuser had done this. I was about 3 min away when I got the call, Jody came down where motorhome was taken about 15 min after I arrived and she said you are all kicked out and trespassed. the police arrived and Jody stopped the police and told them I was trespassed along with my abuser. Its against the law to kick out the victim however she chose to lie and say I was speeding and I wasn't on lease, well if any of you know, ONLY ONE PERSON IS ALLOWED ON LEASE , so she lied to police, she also said they do background checks per police, NO they do not. She knew Ken was abusing me and that was the only thing she could tell police was I was speeding in park right before that. The no contact order says that lot number and address is mine only till court but she sided with my abuser for some reason even after just talking to me with witness and recorded. She has allowed my abuser to stay even after I showed her text between me and him and the two biggest trouble makers at that whole place, SHE SHOULD BE ASHAMED OF HERSELF FOR THROWING NOUT A WOMAN VICTIM OF DOMESTIC VIOLANCE, EVEN KNOWING HES WANTED IN wA FOR THJIS SAME THING AND HAS A VERY LARGE WARRENT AND NO CONTACT ORDER! i HAVE TRIED EVEYTHING i CAN BUT REST ASSURE THIS IS ILLEGAL AND THINGS ARE BEING TAKEN CARE OF AS I SLEEP IN MY SMALL CAR WHILE MY ABUSER IS IN THE MOTORHOME I GAVE HIM MONEY FOR AND I HAVE PAID RENT TO HIM EVERY MONTH. WHY WOULD SHE LIE? NOBODY COULD COME FROM STREET PAST OFFICE AT 40 MILES PER HOUR!

My wife and myself are getting thrown out of this park due to an unfair prejidced manager who lets a karaoke mob run this place and she has lied to corperate people to accomplish this I have several witnesses to this and they a justin lawson and rebecca morrison did not care to talk to anyone just told us we had to leave..

We have two property management companies competing in one community. One is running the whole community into the ground.
Over the last several years the management of Sky Harbor has secretly sold properties to a private property management company. This company now owns 22 properties in Sky Harbor. Every home they own was meant for demolition. They are all complete wrecks mostly from pre 1970. Instead of demolition these homes and paying the cost, the management sold the homes for cash to a private property management team outside of the shareholders knowledge. Most for $500.00. Now these homes are subletted out to drug addicts, thieves, drunks, crackheads etc. This second management team does not screen the tenants or report to Sun the names of the tenants. That is to avoid having to be screened on the sex offender registry. I have been complaining to Sun Communities about this fraud since 2015. I have videotaped evidence of Sun Communities employees being involved if a scheme to cook their books and fill lots. I have recently reported this corruption to a senior VP named P. Jarvis. He tried to bribe me by buying me home.
This has reached a boiling point as the homes in question have caused a park wide rat infestation. This property needs an audit. Numerous managers are involved. My other complaint is the horrendous treatment of disabled people here.
Desired outcome: End the subletting and stealing from shareholders. Remove the employees from Sky Harbor and bring in a competent team
In Sky Harbor near Buffalo NY
The management treats disabled people and seniors terribly. In an effort to save money they do not hire a plowing contractor. (In Buffalo!)
Instead they decided their own employees could clear ten miles of road with two pick up trucks. Now, as usual they cannot find employees to work here. So the manager trues to plow snow and its horrendous.
Every single time it snows, disabled people needing a wheelchair van cannot get o to to lift because the snow is yoo deep on the street. The bus that normally picks up disabled veterans cannot get down our streets. The home health care aids cannot get down the streets.The manager had also decided plow stakes were not needed so no plow driver can find the edge of the road. We have to shovel the entire parking lane to reach the only lane they plow which is down the center of the road. The plows also bury a wheel chair ramp and the manager just leaves it there. Under this current management,disabled people cannot function as the rest of the community.
I have contacted the Elderly and Disabled Abuse Hotline in the state where our park is located, Florida, with some issues. Try that dept. in your state.
Garbage bins locked and the gates locked
I live the valley in Apopka fl 55+ community. We have been having trouble with bear at night, and we have been locked from the garbage bins and the gate we can’t empty our garbage it’s going to be locked for four days for the holiday’s my husband picks up the garbage that the bear strolls out in the area, it takes him 2 minutes to pick it up we get a call from management saying that it’s takes them 2 hrs to pickup. Management doesn’t do very well around here not consistent with what needs to be done around the part and with they ask us to do.

Management at serendipity park north ft ty
Purchased a mobile home from a personal owner in serendipityb mobile home park in north ft myers Florida. Then went to do background n did not get in due to granddaughter so they let me do a second ap with me n my daughter. That one came back incomplete.management Cindy won't take my check for lot rent becausecim not approved. Paid rent through someone else that lives therein was provided no receipt. Amenities - hot tubs
We have a pretty nice community here at Walden Woods of Homosassa Florida. However we have a maintenance problem. We have two pools and two hot tubs located in the community. I have been back here at my house (after a 5 month work trip) for 5 weeks now and the hot tub at the LTD club house has been down the whole time for maintenance and the hot tub at the north club house has been down three times. The same old tired excuses are given over and over again. These are not old tubs and we shouldn't have these on going problems. Its time to get these tubs up and running. The issues that make the north tub go down need to be addressed in a different way. We are told that "someone pushed the emergency shutoff and it blew the breaker". Well if that is the case, something NEW needs to be done to try to solve the issue. Doing the same thing over and over is the very definition of insanity! Maybe move the button away from the timer switch and put a better sign on it to define its purpose. The people of this community pay their rents with the expectation of being able to use the amenities. This isn't fair to expect that to continue in this manner.
Desired outcome: Get ALL the amenities UP AND RUNNING AND KEEP THEM RUNNING!
reduction of regular services
There seems to be a problem with obtaining and retaining employees at Beechwood in Killingworth, CT. resulting in a reduction of regular maintenance services.
The office is open only three days a week.
Leaf pick up is lax. My leaves have been covered with a tarp by the curb for a week. When I called the office, the girl answering the phone told me, "I will let them know. I don't know who "them" is, but they did not get the message.
Considering the our rent will increase next month, I would not expect to also receive a reduction in services, especially when most of our residents are on a limited fixed income.
Desired outcome: I would like to feel secure that my rent not be raised arbitrarily along with a reduction in promised services.
1. Sun homes LLC is a for profit organization on the stock exchange, if you think they care about you your wrong, only money. Beware of any dealings with them, buying or selling, they are very good at finding ways to screw people over, a predatory landlord,you can not trust any management person. Document everything and make sure it is a legal document if selling and have it Notarized and witnessed .write done everything who you talked to and date and time, even voice record it. Sun homes will price rent increase you out of your home and put you on the street and seize your home.
Here at Sky Harbor in New York the manager sold 22 old run down ho.es meant for demolition to another property management company. They did this for cash. Now we have 22 homes owned by a slumlord seco d management company eho rents them out to sex offenders, crackheads and hookers. The sharehomders get nothing from the lots. An outside slumlord gets the profits. You are correct. They all lie. This scam has been exposed yet the pyramid of middle managers keep blocking my complaints. Do not trust any Sun employer

Deerwood manufacture community
Dear sir: I am writing to you again, because I am getting harassed by the management of the Deerwood office. We received a notice 2 days ago for a violation for feeding the feral cats that are in our neighborhood. We were told that the cats were going to be picked up by animal services where they would spay and neuter the cats then bring them back They wanted to keep the cats because they are keeping the mice under control. If people would stop leaving their cats here when they move, we would not have so many cats. Now the cats will probably die from not being fed and we will have rotting cat and smell everywhere.
In the second place. I want to know why we are getting violation notices when our neighbors are allowed to keep their Christmas lights up all year when we were told we had to take ours down. Why are our neighbors allowed to park on the grass when we are not. Why are people allowed to have blue tarps on their roofs? Why do they not get a violation.? I will take more pictures and will post them on the Deerwood community page on face book. I am sick of this harassment.

I allowed Sun Communities to sell my home that I owned outright. I signed all closing docs on the 3rd of November I turned in my keys on Saturday after closing and I am still waiting for a check. I have tried contacting them several times to see where my check is but can not get a phone call back. Not sure what to do anymore but the owe me almost 52.000.00.
