Lot fees
I'm complaining because I've tried time and time again to go into the office at Boulder Ridge in Pflugerville, Texas to get an explanation about some paperwork that was left on my tenants door. When I get my bill for the month of March they have this charge for $32 called charges. I tried reaching the office by phone on 03/02/2022 to no avail. After calling over and over again I decided to hit a different prompt to buy a house to which I finally was able to speak with someone and voice my concerns. I explained to the lady how can they charge me this fee when the office hasn't been open when it was supposed to be. I went on to explain that I never received anything from them about my lease expiring.
Desired outcome: Waive $32 fees I've been getting charged since February 2022 until we can come to an agreement
Terrible rudeness abounds
No payment for trailer sold to trailer park owners Sun Communities Bangor Maine 04401
The closing for the sale of the trailer was on Dec 17, 2021. I was told that the company would mail me a check from Michigan, it would take 4 to 6 weeks to process. Selling price was $6100.00 After 6 weeks I contacted the local Bangor Office and they seemed surprised I had not recieved a check. They called me back & stated the check was mailed out on Jan 27 2022.
On Feb10 I called the office & both phone numbers were disconnected! I looked up an old email, and let them know I would be there that day, as I still didn't have the check. I visited the office. They promised the check would be sent overnight & I would get it Feb11.
No check. On Feb 12 I get an email telling me they are unable to send overnight mail to my area. (I've rec'd overnight documents at my home address before) But I should get the check on Monday Feb14.
From some further reading, it doesn't appear that this is the first time this company has lied and stalled payments. The payment is too large for small claims court. Please help me complete this transaction.
Desired outcome: That I recieve this payment.
I was sent an eviction notice eventhough my rent wasn't even late.
They must be submitting the eviction notices to the court before people are even late on rent.
Desired outcome: How about you stop harassing the people that make you all your money.
My lot rent increased
I was the last trailer in sylvan glen to be bought. Over the coarse of time it took to purchase the trailer I asked over and over that my rent will be good for one year at the time of signing and was reassured several time that my rent will stay. Well then rent went up. I called office and they told me oh you must had missed the very fine print. I dont want to talk to staff in the office since they lied. Wanted to bring the attention to corporate. If you care. Or tell your people not to lie

The park manager
I was just down to the office. I have lived here for approximately 4 months and it has been pleasant. We have had a cold snap in Dade City, Fl. I was chatting with the office manager about it and in busts Heather, our park manager. She informed me "not to use my space space heater as it was affecting their grid".
My lot rent is paid until March 1. I abide by park rules. I pick up after my dog. I do not speed in the park. I am courteous to everyone. The only thing she has ever said to me other than an off-handed "Hullo" is just what I quoted above.
If I need a talking to I will see my Priest. She is rude. Sounds like it's a corporate problem not mine. I'll keep using my heater as long as I need it.
Desired outcome: Heather deserves a good talking to and I deserve an in person apology. In my book it's strike one for Heather. Hope there are no more.
I live in Apple Carr Village and have lived here since before Sun Communists took over. I parked my car at my side door on the street. Previous owners parked in the same spot. I have lived here for 7 years, and my home has been on this lot since 1970s. The access door to the home is the side door. My "front door" on my address side is a storm door to a sun room with a slider to my home. The storm door is not functional, and I have had several repair folks out who say it cannot be fixed because it is part of a sunroom. Still trying to find someone to fix it. but I digress...
Just recently, Sun Communities has decided to give everyone who parked on the street where I park offstreet parking. Everyone but me. They claim they can't give me offstreet parking. But, because everyone else got it, paid for by the park, I am now required to park around the corner, about 120 feet from my entry. I am disabled. If you live in any Sun Comminity park, you know how well they keep the streets. I have fallen trying to get to my door. They say my address is on the street around the corner, so if I want offstreet parking, I have to pay for it myself and put it off my street address. Nice. I have no door there. It would be longer to my entryway. BTW, they provided offstreet parking to a neighbor directly behind me...on the street I parked on...for free...and their street address is around the corner...not on the street they have access to. The park says that is because it is their main entryway...wth?
They threatened to tow my car if I parked on the street by my door. They said it was in the way if emergency vehicles needed to use the street. What? I had parked there for 7 years, I had seen numerous Emergency Vehicles use the street and had NO problem going past my car. The street is two lanes wide. My car is a Chevy Aveo...a very compact car. I see other side streets crowded with cars. But, my Aveo is such a big problem.

Harassment from manager marge lagac at shell creek rv park punta gorda fl.im submitting complaint for all the park residents she is singling out.the residents are living in fear of her evicting any one that questions her rules that she keeps making up.she says its her park and can do anything she wants and can evict anyone that speaks up or complains.it...

Well as if things haven't been going downhill in our community since some communities bought it, now we have a new manager and we're now the recipient of the lowest bid possible for snow removal. It's just awful and there's no one to talk to you to complain about anything and even if you do they won't do anything
We used to have a professional company come every time it snowed they were here first thing in the morning and we're done fast salted our streets.
I complained yesterday about the awful snow removal happening in the manager seems to think it's blowing and drifting snow when they barely went down the street. All my neighbors are complaining. The manager says we had salt thrown down again that one of my neighbors remember seeing a salt truck.
Good luck trying to get a return phone call because that's not gonna happen either
Harassment and vandalizing of my vehicle and home
I have made several complaints about how the neighbors harass me and vandalize my vehicles and my home and skirting. At this very moment I have come home from work to find my water pipes frozen and I have been texting the manager who handles these problems, and I have heard nothing yet. I have never seen anything like this. I have done everything except start a lawsuit. These neighbors watch me, tear things up when I am at work, anything to harass me and vandalize what they can. The previous manager of the community, who quit about a month ago, was unlocking my home and allowing these people to come into my home when I was gone. I have witnesses to these actions. This has been going on since I have moved in. Please contact me if you need to.
Desired outcome: That they pay for their Negligent actions, and is people that are going through this also get restitution. This must stop so no one else suffers like I have.
It has gotten horrible in Stewartville, once you are targeted it never ends the Violations. Yet people across the street harass the elderly, steal from them. One elderly neighbor has a restraining order against the other neighbor and we can't even get the Manager's to do anything. Cars vandalized, things stolen and the guy threatened to physically hurt the neighbor, the same people who were witnessed jumping out a window of a home they shouldn't have been in. Police called, management does nothing. If you are thinking about moving.buying here.DONT DO IT
Lies, deception, and threats
We were told a portion of our rent would go towards down payment if we chose to purchase mobile home otherwise the money would be refunded if we chose to leave the mobile home community. We were threatened and fined due trash container not being brought up to trailer by early evening on day of trash pick up. We felt harassed and threatened due office required freqent interior inspections.

On your web page and in the printed publication "Camp Florida" you advertise that you have cable tv access and a picnic table on each site. You have neither. I asked Heather in the office about the cable and she said, "oh, we don't have cable'. I would not have booked one month here if I knew that. We have lived here 9 years total! And this place has gone down hill fast! We have been through several managers, horrible lot rent fees that increase every year! Our lot was promised to be fixed when we bought as it is sinking and floods and the driveway and carport we promised to be fixed! We have forked out so much money here it's absolutely ridiculous! Our leases these past 2 years have been messed up and they try to charge the residents for their mistakes! It's absolutely a money rope here! Nothing is fixed around the community! Terrible!

Payment
A recent new resident to the community two separate rain storms in Feb. 2021 caused flooding to my lot. The parks storm water drainage system that runs between mine and my neighbors lot was inadequate to handle storm water causing flooding of my driveway, my screened in room and under my prefab mobile home. As a new resident I was unaware that this has happened in the past a few times.
I immediately provided written notice to the park management along with photos of the flooding on both occasions. After several attempts to have the manager and maintenance visit my site they finally did so. I further escalated the communication to Sun's corporate representatives where the district manager and the park manager visited the site. They acknowledged and verbally told me and my neighbor that the drainage system was an issue and that they would research the problem to find an adequate solution.
As a few months went by without resolve, and in an effort to avoid further flooding, I proceeded to put some temporary measures in place. I added sand bags along the side of my unit and in front of the screen room along the driveway. I installed larger roof gutters that would collect more water, I installed 4 x 50 gallon drums to the gutter downspouts of mine and my neighbors units to collect and slow down the release of the water into the parks drainage infrastructure - all meant to be a temporary fix and all at my expense.
I am now ten months since my written notice to the office and he park has done nothing to their drainage system to prevent further flooding. In a recent communication with corporate management it appears they will be doing nothing to their drainage system as they commented that the things I've put in place seems to have solved the flooding - yet the sandbags and drums remain in place.
I asked for reimbursement of my costs since the park was not proceeding with any fix of their own and was refused. They acknowledged there was a problem with their drainage, they had their corporate engineers visit the site to determine next steps, then did nothing, and appears that they won't be doing anything to address any potential further flooding. If I remove the sandbags and the drums, I can only imagine that the flooding of my lot will return as the park has done no upgrades to their drainage that causes the flooding.
How is this fair and justified by the park and Sun Communities?
They need to take responsibility as they originally agreed that it was and fix the problem. I continue to fight for both a permanent solution and reimbursement of my costs with no resolve.
Desired outcome: Reimbursement of my costs and labor PLUS a permanent fix to the parks drainage system.
Comal Farms
One of the staff (Joyce) at Comal Farms handed my application and personal information over to a potentially total stranger. That application had my financial information, my social security number, my current address, my phone number, and everything else possible. My jobs address. Everything. Her name is Joyce. She had no regard for any financial or personal information protection. While she was letting that person view my application (without asking my consent) she told her to cross out the "wrong fields". Now my application was denied entirely.
Desired outcome: Application refund
Noise pollution from Pet birds
According to our community rules, no live animals are allowed to be kept outside the home, My neighbor has 18 loud exotic birds in 2 cages that continually make noise 24/7. They are so loud that even with my windows shut, I hear them throughout the house. The management office has not resolved this issue after 6 months. These birds need to be taken indoors or find them homes inside. Lack of follow through and lack of commitment to rules and regulations are the norm here if you belong to the select few friends of the staff, otherwise harassment is the norm for those of us just trying to enjoy our retirement,
Desired outcome: Remove the birds from outside and not allow them to return outside.
Lot rent
Ordered Palm Harbor Home 2019.Closed Dec.23 2019.Promotion granted is $299. First year/$399.Second year. Home not completed on lot until April 2020.Paid $299.April -Dec.2020/ Paid $399.Jan-Dec.2021. Requested and received credit for the 3 months rent I was due for 2020. Received $398.credit on account April 2021. At that time I was told I could choose which month I wanted to apply it.My choice is December 2021, this month. Now she refuses to allow me to apply the account credit to be used. What purpose is served to a credit which is not available to use? I now am requesting the amount rightfully owed. 3 months 2020 @$299./$897, minus $398.Credit $499.I paid my Dec.2021 lot rent.However, I await the company to live up to the advertised and agreeded to terms and conditions of the contract.And please inform Ms.Firestone that a credit on a ledger.Means it is money owed.Sincerely Helen Jensen

Forced Fence removal
My next door neighbor is selling his home and the HOA is forcing him to remove his fence. I share approximately 50ft of that fence and was told he had to remove it and I could not replace it. The fence has been there through 3 different owners.
I've reached out to HOA property manager with no luck. Her response was " the fence comes down". I've also called Sun properties four times, left voicemails and sent email with no response. I will have a huge hole in one side of my yard and fencing in the other 3 sides by the second week of December. This makes no sense to me, it will look ridiculous.
Desired outcome: Allows the one side of the fence facing my property be allowed to stay
I live in Shell Creek rv park/ fish camp for 18 years and the new manager comes in like a wrecking ball makes everyone takes down their fence one dog got killed last year by a big dog that was on a leash and the little dog that got killed was on a leash I have a little kazeebo 10 by 10 my little fence was put underneath it for nine years never had any problems keeping my dog safe no one in the park ever knew that I had a fence but she insists that I have to take it down or I was going to get evicted. She came up onto the property took pictures of my vents inside of a kazeebo because you can't really see it on the outside what other Sun Community Parks have dog fences and I don't see why we should be able to not have ours to keep our dog safe. She in like a Worden that thinks she knows everything and she doesn't.
Poor management
The office staff at Frenchtown Villa in Newport MI are rude, condescending, arrogant and literally no help with any questions or concerns. And there an over abundance of safety issues in this park.
Poor maintenance performance. Maintenance employees seem to spend a lot of time driving around and not accomplishing anything. Work orders not getting attempted let alone completed. I have lived in this community for 29 years and it was a decent community to live in until Sun Homes took over ownership.
Desired outcome: A better explanation and detail regarding the rent increase. Better safety measures put into place. Replace the entire office staff including maintenance.
Cats in pard and destroying property and management does nothing
Dear Sir or Madam,
Hi, my wife and I are from Canada and we were excited that our border ban had been lifted and desired to travel South, eh? Some snowbird friends of ours own a park model in one of your holdings in Florida, Citrus Hills RV Resort in Dade City, Florida, and they said it would be a great place for us to look at, eh? We were at the Sum Communities holding on 2021-11-01. We know that you are not the ones that should handle our complaint, eh? But we hope you can forward this somehow to the correct Sun Communities personnel as their website on contact only allows a few lines.
First, we wish to apologize as give no contact information as our snowbird friends are afraid that if we gave actual information that they may be targeted because of the same general address and receive bad treatment from the current park management, Eh?
Well, we just wanted to let you know what the condition of the Park was as some of the residents there said to not even try to talk to the manager as she did little or nothing, eh?
Well, we traversed around the park, eh? While we were driving the outside loop we were impressed. However, we went by the front door of the office and hung a Larry. I think the sign said something about units 90 to 97. We thought since it was close to the office things would be good, eh? What first drew out attention was a cat on top of one of the roofs. It was at unit 91. Upon further investigation we saw a cat had birthed babies under a van on the carport at 91 and there were numerous cats having a kerfuffle underneath it. They had gotten through the skirting surrounding the Park Model. There was evidence there of someone also feeding the cats. We went on touring the park and saw a man walking his dog while enjoying a dart and we decided to ask him for information, eh? We asked him if the owners of the unit knew of the cat kerfuffle and if they were the ones that left the food, eh? We learned from him that some British lady from the front of the park repeatedly had been leaving food, supposedly to catch the cats and neuter them, and she says they have to be returned here and she feeds them. Well, our experience is if cats are not fed they will leave, eh? Upon looking at the website we were under the impression that that there was a pet limit of 2 per each unit. Well, whoever is feeding the cats has at least 20 pets, eh? He also told us that this had been brought to the attention of the park management but she only listens to keeners and she had done nothing, he said the whole park was covered up with cats. He also said that he had heard that the owners of unit 91 had been notified and they had emailed the manager and received no answer. This is not good management, eh? After talking to him we decided we needed to head'r.
We just wanted you to know that we have decided we will never buy or rent in a Sun Communities location, eh?

Okay first of all we're struggling right now we have 15 years and I've tried to talk to her but she will not answer the phone... I know she doesn't care about anyone one but her self... Alice she is rude I told her good morning either day and she didn't acknowledge it and I said oh so you're not going to say good morning and she said no... Real professional I guess she thinks everybody in the park works for her and those two new guys there are a couple of you know what copies of Alice and from my understanding there's not too many people in this part that care for her this park was running smooth now there are dogs here that is big as horses we have a lot of riff-raff coming in here. So we got behind yes we got behind but we will come out of it just like we always have my wife broke her back in August I haven't worked in over a year I'm leaving social security right now. I have a question for you guys my wife was leaving the park about a month ago and when she exited the gate she hit one of those big rocks they have out there and cause the truck our SUV to jump I hit the railing I will send you pictures but Alice was the first one to show up and she says I know you guys are struggling but don't worry about the rent and I'm not going to file a complaint and after that I said well she ain't that bad well after that that's all she's been as bad has two guys at work with her I have nothing nothing nice to say about them... I would like to know if she reported that accident corporate yes I have insurance I haven't filed a complaint yet and might be too late but the workers are supposed to keep that entrance an exit clear of debris. I went to the store one day and I came back and there was a black guy here and he said he was a care provider and he ripped this off for my bank account my wife's bank account her mother's dead jewelry amongst other things. We don't use any of the facilities at all. I you walk my dog and that's about the only part of the park I use everybody in this park has your nose up in the air yeah I drink I have a pinched nerve in my back I don't want to take the medication that are narcotics that will affect my CDL but it's pretty bad when she won't answer the phone but yet the two little guys that work with her now always says she's busy waiting for the bank to read verses for the money you at so-called care provider ripped us off for that day I went to the office I was going to tell her to tell the residence to be careful who they let in their house... So I'm not going to go on and on about her because she don't care but I would like to speak to somebody there my phone number is [protected] thank you.. Steve
