That place made me cry after 90 days. My refinance loan was not approved because the HOA did not have 10% in reserves. They are not good at all.

We haven't been with this company for very long, but we're already not happy with them. It was a real hassle to get our loan closed in the beginning, and now with all this COVID-19 stuff happening, they won't even return calls or emails to assist during this time. It seems like they refuse to help in any situation, and honestly, we can't wait to refinance and get away from this company. Don't use them, our credit union should have warned us.

Wow, I really wish I would've read this before going with this poor company. If this had negative stars, I would've selected that option. The customer service at this place is the worst I have had to deal with in quite some time! Especially trusting them with this much money, was an absolute mistake. No communication. After having my file for over a month, my closing was moved over 3 times for "reasons unknown to them," like seriously. Piss poor quality. Folks, read and listen to the reviews. They are accurate! I have never felt more taken advantage of.

Closing costs increased by $4000 from the original estimate. Surprisingly, it was a few hundred dollars beyond my budget the day after they received my account balances. They immediately called to discuss how they could 'help' me by imposing additional fees to meet their requirements. I managed to avoid these charges by borrowing money from my family, and the lady on the phone seemed genuinely disappointed when I informed her that I had found the funds. Additionally, they charge me $200 per month for 'mortgage insurance,' which doesn't contribute towards reducing my debt because I fell $2000 short of a 20% down payment. Although I have surpassed the 20% mark, they continue to charge me. It turns out that they decreased the value of my house in their system by $100,000, disregarding the two appraisals that were conducted. They also sneak in hidden fees and blatantly lie about costs, aiming to extract as much money from you as possible before you consider refinancing.

I wish I would of read these reviews before trying to secure a refinance with TruHome, shame on me. I just read the review below that says they "made contact with" the customer in a reasonable amount of time. I received SEVERAL emails saying "We are waiting on Sr. Management and Underwriting" to get an answer. This took nearly a MONTH until I called, spoke with another loan officer, then emailed the Supervisor and guess what...within the HOUR my Loan Officer emailed me with "Sorry, it didn't go through." Do I think that is a coincidence? No. The customer service on Day 1 was good; however, trying to get a response after that as to the status of the loan was simply ridiculous. I am sorry but a "response" that says, we are working on it is not an ANSWER to the status of the application. Working from home during the Covid-19 virus is NOT an excuse for these things to be unattended to for this long. These are mortgage lenders (supposedly) who if I am not mistaken use their computer all day long while they are in the office to review and accept/deny applications. If this is being done and if people are actually working from home, then what is the difference if they are at work or at home...I guess they must not really be "working" from home. I called Bright Star hoping to do business with them but openly TruHome relayed they are a separate company. I wonder if Bright Star knows this company is treating potential customers this way? My next email/post will be to Bright Star to shed some light. TruHome can refute this on the ComplaintsBoard.com and post some kind of retort but the bottom line is it took almost a month for them to come to a decision where it was promised within 3-5 days.

I agree with all the reviews here plus... So I wanted to refinance my loan due to the interest rates drop. Everything started very good, got myself prequalify, I was told it would be an easy transaction etc etc etc. I provided copies of w2 bank statements and all documents they requested within 24 hours from starting my application. Days go by and they just dont call dont reach out nothing. I start calling emailing etc. Even though you have an assigned person they bever answer the phone nor the emails in a timely manner. So Angela chavez reaches out and tells me, well sorry the loan officer was at a wedding and have not been in the office, I said ok well its normal, people have their life. Weeks go by and the again the excuses, sorry the loan officer Alejandro Carlos has not been in because some people had corona virus. Ok well understanding due to the pandemic. Then weeks go by and Angela tells me, sorry is out of my hands Alejandro has not done his part and goes on to tell me go ahead and call him 4 times at day if you want. I start emailing this guy, calling, nothing. He finally answer the phone half of sleep and tells me to give him until the afternoon. He calls back and requested all the information he should had requested weeks ago. Then after several weeks im thinking well Im finally going to have this matter all taken care of... Not... Angela calls me and tells me with a very unprofessional call, sorry the underwriter didn't approve your loan. I said what? Im not understanding I have excellent credit score, my income is higher and I have less debt than when I bought the house. She tells me you have not been at the same job for 2 years and thats why. I said we went thru a whole preapproval and now this is the reasoning ... It makes no sense, I even called this lady and told her inhad another company promising to close quicker but she convinced me that they were lying that their promises were not possible etc etc. So here I am 60 days and still no approval because magically they are saying that even though they verified my employment information now they willing to resubmit my employment information but it has to come directly from my HR representative. Ok so why charge me employment verification fee if I am going to use the HR representative? Anyways. Beaware. The same system they use to approve me with is now saying i dont qualify because they dont like they way my company pays me... Funny is same way the previous company paid me... So the same system is not approving my loan now is the same system approved me before for a higher amount.

Every time I call and speak with a representative, I get a different story as to why the funds haven't been applied, like we are short staffed, the original person who told you the funds would be applied shouldn't have told you that, etc.

We thought originally we were getting a mortgage with *** and that it would make it easier. NOPE. My husband accidentally paid the mortgage on top of their autopay, and the Bank and TruHome refused to just cancel it. Rather, they are making us WAIT for them to supposedly issue us a check for close to 1500$ that we need for bills DESPITE having called immediately to resolve the issue. It's - do not recommend this company.

My wife and me are first time home buyers. We've been working with TruHome since October . We were promised many times by ***, a TruHome mortgage agent, that we could get a 1% credit to help with closing costs if we had a regular loan and put down 5%. They kept saying it over and over. But when we finally found a home we liked, made an offer, and it got accepted, *** emailed us to say sorry, but she was wrong and we couldn't actually get the credit. We don't have time to find another lender, so we're stuck with them. I asked many times for some kind of compensation for being lied to, but they said no. They even told me to go somewhere else if I had a problem.

TruHome Solutions, LLC has been handling my mortgage from ***. Last month, they tacked on an extra $200 to my mortgage payment for homeowner's insurance. The thing is, I already have my own homeowner's insurance and I've made sure to let them know multiple times. I've sent them emails along with proof of my insurance coverage, but it seems like they haven't taken any action. They assured me over the phone and through email that they would remove this unnecessary insurance.
To avoid any late payments, I went ahead and paid my mortgage along with the extra $200 last month. However, this month, when my mortgage payment is due, I still see that pesky $200 escrow fee on my account. I want the $200 that I paid last month to be applied to this month's mortgage payment, and I want them to remove the $200 escrow fee from this month's payment and all future payments. I even have an email stating that the lender-placed insurance policy would be removed, and I'll attach it along with a copy of my homeowner's insurance for reference.
I hope they can resolve this issue promptly and make the necessary adjustments to my account. It's frustrating to have to deal with this kind of mistake repeatedly, but I'm hopeful that they will rectify the situation soon.

I tried to give them all the necessary documents that meet their specific requirements. According to their guidelines, I needed to have a "housing expense" in order to include my investment property income. However, they didn't specify what kind of housing expense they were looking for. I tried multiple times to show them the expenses for the home I share with my mother, but TruHomes ignored them and refused to include my investment property income. As a result, they denied my loan.
In addition, the underwriter from TruHomes Solutions, LLC asked for personal and confidential information about my mother's Living Trust, even though it's not required anywhere in their guidelines. My mother has nothing to do with my mortgage application, as I am the only applicant. The details of a trust are supposed to remain private until the owner passes away. When I asked my mortgage consultant why they needed this information, he said he would find out, but he never gave me an explanation, even after I asked multiple times. I waited almost a week, and when I asked one last time, he said that getting an explanation was no longer important.

Notice of error complaint. I recently got switched to this company from my original lender. I received an email from my insurance company about renewing my homeowner's policy, which has been automatically renewed for over 5 years. I never had to do anything because it was paid through escrow. However, today I found out that my policy expires at midnight. This morning, I contacted esurance to find out what was happening. They informed me that they never received payment from my new company, even though they sent the renewal invoice electronically on August 2nd at 6:53 am. They emailed me the invoice today. I called truhome and spoke to *** (***) to explain the situation. He said they never received the invoice, so I emailed him the copy that esurance had sent. He assured me that he would immediately work on it and expedite the payment. I asked him to inform me if there were any issues. However, I didn't hear anything all day. I emailed him again to ask about the progress, but received no response. Tonight, I called truhome's main line and found out that nothing has been done. The lady *** informed me that he didn't make any notes about receiving the invoice, so no payment was made. I believe it is a federal law to ensure that the money I pay into escrow is used for insurance and taxes. I want to know why you guys are avoiding paying my insurance premium. Why am I having issues now, after 5 years of having the same insurance company and using escrow, with the only change being truhome as my servicer? Lastly, will I have a lien on my house because truhome failed to pay taxes from escrow?

In January this year my insurance went up on my house. I told Truhome (mortgage servicer) that I would find a new insurance company and paid the current difference on my escrow. In March I got a cheaper home insurance which I paid in full from my bank account. I told Truhome about my new insurance provider and got an email address to send the new policy. I told the customer service rep that I paid the whole insurance amount and all I needed was for them to file the new policy. The customer service rep gave me back the extra money and made a new escrow analysis. The info from my insurance policy clearly says THIS IS NOT A BILL. I checked that Truhome also got the statement "THIS IS NOT A BILL". After talking to Truhome, they still sent the insurance company a check for my insurance and then the insurance company gave me a refund. Now I had to call Truhome to put the money back in my escrow or else my payment would go up by about $113 in June. I asked to talk to a manager about this but they didn't call me back. This happens a lot with this mortgage servicer where they either don't pay my insurance, pay too much, or pay twice like in this case. I want to be sure I'm not being charged hidden fees. I want to be sure what they're doing is legal. I want to be sure I'm not being punished for their mistakes. I want to know why this happened. I want to know what else I can do in the future to stop this from happening. I called them, sent them the policy, talked to someone to say it was paid, then called again for a new escrow analysis, so I know they had the insurance at one point showing it was paid and then they paid it again. I don't know what else to do.

He went over the available options, and I agreed to a 3% interest rate on a $205,000 refinancing. John sent me an email with the electronic signature consent and instructions to activate my loan center account.
On June 25, I received another email from Sarah requesting that I upload my financial documents and statements. At this point, my interest rate changed to 3.125 with a buy down, supposedly because I didn't lock in on the 22nd. I emailed John on July 10 to ask about the status of my loan. He responded on July 13, saying that it was under review.
On July 13, I contacted John again to ask for an update. He informed me that an appraisal had been done on July 2, but it came in lower than expected. However, it was still acceptable for the refinancing process to move forward. John provided me with a copy of the appraisal and apologized for the slow process.
On August 12, Tom Smith contacted me and sent three emails: one with the appraisal, one introducing himself, and one requesting a recent check stub. I provided the requested information. Despite my efforts to confirm the status, I didn't receive any response from Tom Smith.
On August 20, I reached out to John to explain the lack of communication from Mr. Smith. He said he would contact the supervisor to locate my file and return my call. He also extended the interest rate. However, on August 24, when I called again and left a message for John, he was unresponsive.
Frustrated, I decided to go directly to the bank to seek assistance. I explained the situation to Ms. Johnson, who then contacted Mr. Brown, the supervisor. He informed us that it would take another 11 days before the loan could be executed. Now, it's September 15, and I still haven't heard from anyone regarding this refinance.

I ended up calling TruHome Solutions and talked to a woman in regards to my escrow payment. I had asked if I could keep my monthly payment the same by paying the additional escrow amount. She said that I could do that. I didn't write her name down because it was a simple question. So I wrote one check for my house payment which totaled out to $1,245.29 to pay for Principal, Interest, and Escrow. Due date 3/1/22. Check #*** written on 2/23/22. Check processed by TruHome 3/2/22. The other check for shortage of $258.40. Check #*** written on 2/23/22. Check processed by TruHome 2/28/22. Mid March had passed by and haven't received my new statement for payment due date of 4/1/22. Called them on Friday March 18 at 12:10 PM. I had called to find out where my monthly statement is at. First thing, I'm being directed to collections department. Spoke to ***. She said that they didn't receive my house payment. I told her I had sent two checks. She went ahead and checked and had confirmed there was a computer error. Everything went into the Escrow account, not towards house payment. She said late fee has been cancelled. I also told her I never received my statement in the mail. She said a new correct bill would be sent out. It is now March 24 and still did not get my new statement. On March 24th, talked to *** at 9:36 am to find out where my new statement is at because my payment due date is 4/1/22. She said I should be getting it soon, not to worry cause I got a grace period of 15 days after 4/1/22. Got new statement in mail today on 3/26/22. Statement is wrong. Charging me a late fee. Didn't fix the Escrow which shows $1,503.69 and they didn't put correctly in principal, interest, and escrow. They put $1,245.29 and $258.40 together all in the Escrow. Bill amount due should say $1,245.29 for payment due date 4/1/22. Not $2,534.01.
