We have been trying since November to keep our home from being foreclosed. I have spent hours on the phone getting the runaround from employee to employee who know little or nothing about our account. It is BS to have to call the 800 number and never get the same person! AGGRAVATING! No one at the local branch can help me! I was told in November to submit a hardship letter along with the necessary financial info. I had originally contacted the "HOPE" hotline and they took all my info. Then a rep from WF called for me to send the other information in and said he would be the one we would be talking to through the process. Desmond was his name... What a bunch of BS, haven't heard a peep from Desmond since then...

So, after submitting the information we finally get a letter from WF at the end of December with "moretoreum" aggreement that we would make a January payment of $400, February payment of $400 and then a March payment of $14000 before they would consider a loan modification for us! I called WF AGAIN to see if there was something we could do about the March payment because of course we don't have that kind of funds just laying around (bankruptcy last year...) The rep told me at that time we could make the January and February payments and then CALL them prior to the March payment to make "arrangements"... so we signed the paperwork and made the first two payments. I called at the end of February to make our "arrangements". The rep specifically TOLD me that I did not have to make the March payment as it was being rolled into the rest of our loan and was being submitted officially as part of the loan modification process. I asked her a few times, are you sure we don't have to send you anything for March, she said NO. I did however have to send all our financial info yet AGAIN and the hardship letter, AGAIN.

I called a few times to check the status of things, find out how we were coming along on our 30-60 day review. I was always told it was still in review. I ASKED EACH TIME-Do I need to make a March payment, are you sure? No, you do not was always the reply...

So fast forward to Friday, April 10th. I call to check the status, hoping to hear good news as I found out the day before the bankruptcy trustee had given up any interest so our last hurdle in keeping our home was to get our loan reworked with WF. The first person to answer the phone transfers me to another person who tells me "oh You're in FORECLOSURE!" WTF?

I'm shocked, what I say? They transfer me to yet another person, I'm like what's going on we've done everything you've told us to. They transfer me to their collections department... person number 4 now. Some cold, heartless, unfeeling soul who flat out says "You are in foreclosure because you failed to make the March payment." What the hell I say? YOUR COMPANY TOLD ME NOT TO! I have been nothing but cooperative in the matter. "I'm sorry ma'am, I understand you're upset and I'm not trying to argue with you." drones the [censored]. UPset?! Now there's an understatement! What do I do? I start crying, I cannot lose my house, we're trying to make this work! I thought the whole point in a loan modification was to help everyone?

Our home was on the market for the last two years, it has NOT sold. What makes WF think they're going to get anything out of it. Why not work with the people who want to stay? Who WANT to work something out?

The droning agent told me we could call the 800 number and see if we qualify for any loan modifications... Ummm, hello, isn't that what heck we've been doing for the last 6 months?! You'll have to submit a hardship letter and your financial info...AGAIN!

WELLS FARGO LIES! The customer service reps LIE! The lead you down one path and then screw you over! I'm am absolutely, positively infuriated! It was especially a blow to read in the paper just that morning that WF had made an enormous profit for quarter, RECORD earnings... just screwing us little people trying to survive in this economy right now.

IF you are trying to rework your loan be careful! Don't let them lie to you too!

OMG I wish I had seen this before I started a loan Modification with Wells Fargo. I have nearly had a nervous breakdown trying to get this done since last Oct. 2011, it's now Sept. 2012. They told me we qualified and to start making trial payments, Meanwhile the banks mtg. dept is telling us we are over $4000 behind on our mtg. payments. We were told by the the negotiator that we would not have to make mtg. payments and modification trial payments too. Good lord what are we supposed to do. I am absolutely livid! I am going to contact all of the same people Senators, Fed. trade Commission and who ever will listen. We have never been behind on a mortgage payment. We just need help because of the financial mess. the country is in. All of the high prices of gas, food and whatever.

I just received today... a notice to vacate my home. My family home for fifteen years just got sold on Friday, I have been working very hard with wells Fargo- to get a loan modification after I sent all documents and information requested the bank never placed the loan back for"REVIEW" and it was too late t stop auction of my home. I am crying alone ... I do not want my five children see me so sad. Wells Fargo does not have the best quality control, or the best interest in mind. They will mess you up.

You all are complaining but not giving any facts - just what you think is going on. I can help you but you need to put in your comments if you are past due now and were you when you began the process. Are you employed? Self-employed? Receive benefits such as SSI, SSDI, Pension, etc? What have you submitted to the bank already and what are you being asked to submit - if anything? Why were you denied? For that you need to look at the denial letter - not put in the comment that "the bank screwed me" - you need to put the exact reason.
Like I said - I can try to help - but only if you give specific details.

I have been dealing with WF for over 3 years! Back and forth with paperwork and foreclosure sale threats. Basically my husband lost his job and our loss of income caused major ripples in all aspects of our lives. "Smarter than you think"
I have given WF-
-IRS forms
-hardship letter
-bank statements
-budget forms
-letters from my husband's new employer
-3 trial modification payments and addt. payments bc I was told to keep making payments while I was waiting for the final mod.
Just found out yesterday that my mod. was not approved because of a title issue with another bank Suntrust (for a home equity line of credit).
Suntrust gave the subordination agreement to WF based on what was recorded in the clerk of courts. Wells Fargo is not accepting it. Hmmmm sounds like to me they don't want to work with me, they want their money and want to foreclose.

Hello violated Wells Fargo Home Mortgage (ASC) customers,

While I am sorry for the abuse that you have ALL suffered at the hands of WFHM (ASC), it is not surprising as we are dealing with WFHM (ASC) in our office on a daily basis for clients that have experienced the exact same issues that you all have stated in your valid complaints. Can I say that there are multiple consumer rights violations under Federal law that I found in the all of your complaints and I am on a mission to educate consumers on their consumer rights!

I routinely look for posts to answer in hopes that it will not only bring optimism to those homeowners and borrowers in distress but also some basic information to assist in fighting the banks like Citi, Bank of America, Chase and Wells Fargo that are "too big to fail" but yet don't appreciate the bailout that we provided in their time of need. The debt collectors like ASC, SPS, SLS, GreenTree, Bayview, Caliber, Ocwen and Nationstar are simply just ### but they can be beat at their own game too just like the big banks can be defeated.

It pains me that you have fallen victim to the unfair, deceptive and abusive practices of WFHM (ASC) but I commend you for seeking help; too often homeowners do not fight for their consumer and constitutional rights! With that said, you have overlooked a key aspect to your fight, which is taking it outside of ASC to government agencies that will actually fight for your rights on your behalf by simply submitting a complaint after a proper QWR; you do have rights and I would be more than happy to educate you as to how to fight for your rights. My firm routinely seeks out complaints online so that we can educate as to how to fight back on our weekday show called "The Daily Complaint" where we review a complaint and how to tackle it successfully.

We reviewed your complaint on the show today if you would like to listen, visit www.TheDailyComplaint.com.

First, let me point out that ASC has violated your right to a "Fair Review Process" as afforded you under the CFPB and RESPA (Dodd-Frank). Also, ASC has violated the Federal "dual-tracking" laws that state, "Under the CFPB's new rules, dual-tracking - when the servicer moves forward with foreclosure while simultaneously working with the borrower to avoid foreclosure - is restricted". Lastly but probably not the end of the violation list with deeper digging, ASC has violated your right to exhaust all other options prior to foreclosure and the "no surprises" law that states that borrowers "shouldn't be surprised by the start of the foreclosure proceeding until they have had time to explore all other options."

In the event you have further questions, you can contact me via email at Dana@ConsultingEND.com or via the website at www.ConsultingEND.com or via phone (my full contact information is below) as I would be more than happy to contact WFHM (ASC) on your behalf to determine the status of your loan as well as what options exist for you as a borrower/homeowner...free of charge to you!

I began researching available government and private programs in January 2007 after I had broken my ankle, found out I needed 2 hip replacements, my husband was killed in an accident and lost my employment in 2007. I went through financial and Housing Education counseling. and jumped through all the hoops for a number of agencies I had to file bankruptcy in February of 2008 but always had kept my mortgage current. I was approved for SSDI in May of 2008 and did not receive my benefits until November 2008. Wells Fargo told me I had to be delinquent 3 months before they would discuss a modification and to not make my payments for 3 months so I could apply for a modification and foreclosure proceedings wouldn't start if I was in the process of trying to get said modification. When I couldn't make my July 2008 payment I contacted Wells Fargo (I called on a weekly basis) and told them when I got my SSDI retro pay I would get my payments current. All the while believing what I was told by Wells Fargo that since I was now 3 months in arrears and that I had applied for a modification due to hardships that foreclosure proceedings would not be started. Needless to say I believed this and what a bunch of lies. Foreclosure proceedings began October 2008 and they had a sale date of January 2009. So once that occurred I was doing all I could to get the money to get it out of foreclosure (I wasn't about to lose my home and just forget about the $50, 000 down payment I put on the house when I bought it!) In July of 2008 Freddie Mac referred me to the Housing Education Program and it 3 months to do all that was required and I was found to be a good candidate for a modification and the transcripts were submitted to WFHM for consideration on October 15, 2008. Then I receive a letter from an attorney dated Oct. 27, 2008 that I needed to contact them regarding my existing mortgage and that I may be eligible for a modification that Lenders are required by Law to offer a modification prior to issuance of a notice of default and foreclosure ; they had already issued the notice on Oct. 9, 2008 and had a sale date. Then I received a letter from WFHM dated November 14th stating they had closed my modification file since I brought my payments current. In all my correspondence it was made clear that my income was still going to be reduced by 46% and that wasn't going to change that didn't matter I had to start the process all over again and WFHM put me in a fore-bearance agreement. In the meantime our economy took a dive and my home I paid $243, 000 for in 2005 (with a $50, 000 down payment) was now worth $129500 in 2011. So after 3 years in a fore-bearance they finally modified it in March of 2011 and it is now 2016 and due to the fore-bearance I owe almost as much as my original mortgage from 2005 with the interest rate changing annually after the first 5 years AND THEY CALLED IT A MODIFICATION! I was treated horribly by Wells Fargo and was given the run around on my modification for 3 years and I sent them all the required documentation every 30 days as required which usually had to be sent 2 or 3 times monthly because they couldn't locate it even after faxing it I would call to verify they received it. They are crooks and they would much rather make it so difficult most people give up. I FEEL THEY SHOULD HAVE TO PAY ME BACK FOR THE MONEY I PAID TO GET IT OUT OF FORECLOSURE, ALL THE FEES THAT ACCRUED DURING THE FOREBEARANCE BECAUSE THEY HELD OUT ON GIVING ME A MODIFICATION AND DIDN'T GO BY THE RULES SET FORTH BY GETTING A BAIL OUT BY OUR GOVERNMENT WITH OUR TAXPAYER MONEY, WELLS FARGO DOESN'T KNOW ANYTHING ABOUT THE TRUTH IN LENDING THEY QUOTE SO OFTEN. I HOPE SOMEONE SUES THEM, IF SO CONTACT ME I WANT IN!

I am shaking my head. Not in disbelief, but in total disappointment. I don't have a WF mortgage...I have their first cousin Natsionstar. Fortunately, Nationstar did do a loan modification. That's the only thing they have done to help. My biggest battle was on behalf of my parents who are 91 and 85 who could not afford to pay a 1400.00 per month mortgage on a fixed income that only generated 1900.00 per month and be able to afford utilities, food and medicine. I'm a widow who could only help sometime. So, I opted to request a modification on their behalf as they were behind on their mortgage and it was coming to the next step...foreclosure. I fought with WF for 11 months straight! Constantly, they denied their request and constantly, I appealed it. Their excuse was my parents income was not sufficient to meet a modification. Uh, hello! You can't modify a loan that they have paid for over 25 years at your ridiculous interest and principle and you can't modify it to meet their need? Needless to say, I filed a complaint with the Bureau of Consumer Finance Protection Agency only to allow WF time to shuffle numbers in order to make sure my parents lost their home. It was foreclosed on last month. I hate WF and would do without cash before I would even use an ATM machine they owned. They have no heart or compassion for the people. I wish WF would dissolve...quickly!
