I currently have a mortgage on my home with Wells Fargo. I asked about refinancing to a lower rate and they said they would. After paying them for an appraisal and their fees, they have done nothing but find lame excuses to delay and deny refinancing a loan I already have with them. They've lost paperwork, ordered appraisals and canceled them and the loan processor has no idea of who or why appraisals were cancelled. They are either entirely incompetent or deliberately not refinancing loans. BTW, my loan balance is roughly 25% of the appraised value of the home and my wife and I have excelect credit scores.

Not too long ago Wachovia was taken over by Wells Fargo. I was told nothing would be changed and everything would stay as is. They LIED to me! I checked my account online and come to find out that everything had changed!

I used to have 4 free withdraws from any location, as long as that bank didn’t charge a fee! Well I would always go to the same one and this time Wells Fargo Charged me! What a rip off! I didn’t have a problem until the money grubbers took over!
I don’t understand how Wells Fargo can do this! They also charged me for maintenance on my checking account! What kind of maintenance are they doing? I can’t see them cleaning a dollar bill. So what is this charge about? They made me pay 5 dollars to even have a savings account! How am I supposed to save if I have to give them money to use it?

This company is a joke! I have heard numerous people just empty their bank accounts with Wells Fargo and go elsewhere. I will be doing the same thing this week! I can’t believe they are doing this! The US government just bailed out these idiots and this is how they are paying us back? NEVER USE WELLS FARGO!

I am so disapointed in Wells Fargo I have had my mortgage with them for 6 years now, wanted to lower my monthly pymt so I decided to refinance, well the biggest mistake I made I should have read the reviews first. $25.00 for the app. 395.00 for appraisal and three months of a total nightmare, They would call saying they need certain documents, I would send them and then I wouldnt hear from them for days, then when I did thay needed something else and that was basically what went on for 3 months to me it seem like a big scam, I just didnt understand how they didnt know exactly what they needed from the start, I have a booklet of all the info I have given them in the last 3 months then after all that they tell me my application will expire in 3 days and I would have to pay again to continue with the refinance., I said forget it I am not paying anymore money for something that may not happen, what I really do not understand is I have my mortgage with them already never late with a payment. So I would think twice but I do not think any bank is giving money now, but this is their way of making some. Terribly shame on them.

This is their standard response with their customers its beginning to seem. I think they are trying to get as much money from what they already have on the books, much of which may be fraudulent and then make a run after closing the doors. I've had a mortgage since 2005 with them paid better than agreed until this year when the economic melt down caught both my wife and I and in attempting to modify it was driven into lateness by the exact same behavior you are talking about...forstalled and delayed while being lied to and much more. Chances are they don't own our mortgage and neither does Freddie Mac who as of today is being sighted on by the SEC and that our mortgage has been securitized meaning that there isn't a note anymore but thousands of possible investor owners none of which even know what they own. If they don't have the note they don't have standing to administer and maybe just service for who? 1. Deposited a $26, 000 bank check into Wells Fargo when I opened new checking & saving Acts. Even though Wells Fargo drafted the host bank 3 days after deposit, my account wasn't credited for 26 days. So Wells Fargo collected interest and didn't give me access to my money. Of course no one gave a valid explanation.

2. Excessive charges for all transactions, even transferring money from checking to savings. Ridiculous

We just completed at VA IRRRL with Wells Fargo as they had bought our VA loan from a local bank we had dealt with about a year ago. We closed, alittle late and with some irritating problems. First off, they kept putting paperwork in front of us that stated the home will be our primary residence. We wanted the interest rate reduction, but also to make this our 2nd home and relocate to FL and make our little house there our primary residence when the spouse retires in a year or so. Our reason is to save on state taxes as FL doesn't have state income tax. Well, we had to have our attorney call them about this very issue at closing time!

The interest rate was reduced, but they got us one point to accomplish that. Wasn't told immediately about the point, sorta bait and switch in my opinion, but we went along with it. At closing time the VA stepped in and caught Wells Fargo with their hands in the cookie jar. They overcharged us and were forced to credit us back with about $400! Also they ran credit checks and bumped our APR up .12 since the spouse's one credit score was alittle under 740 to get the best rate.

Now to the I'd like to pull my hair out problem. Since we just closed with them, we decided to use their service for a home equity loan against our 2nd home in FL, which is free and clear. You're just not gonna believe this. They are requiring post closing money of $12, 000 on a $50, 000 loan. We have it, luckily. The statement we provided is from a pension fund and drops once a year. So of couse we had the 2010, not the 2011 as that won't drop till the 3rd week of Jan. 2012. Not good enough for them. Fortunately the lady at the pension board took pity on us and printed out a current statement to suit Wells Fargo. Next they needed everything, W2's, tax returns, etc., even though we just closed three weeks before on the refi. Ok, so we fax everything, including the title insurance policy and deed to our little home in FL. Ready for this---they claim we do not have clear title.

We called our title agent, as we had title search done and paid for title insurance. They absolutely assured us we are the only owners of title. Wells Fargo would not accept a call from them. Said it would have to be a power of attorney needed to speak with a 3rd party. I had the title agent email the clear title last week. Haven't heard a thing. Wonder what the next problem will be.

Oh, for whatever reason, the rate quoted to us 7.96 fixed for 20 years has been changed to adjustable rate and can go up to 18% over the life of the loan. When I jumped up and down about that, they said it's because we don't have enough LTV ratio and our credit score is off alittle bit. Yeah, probably because they ran our credit report three times in the last 2 months... We are never late on payments.

Spouse thinks they don't want to loan on FL property or because of his age. Wondering what will happen, have yet to see a Good Faith estimate. I had to personally ask about prepayment penalty, and yes $500 if paid off in 3 years or less. We are thinking of taking our business elsewhere, but wonder what costs we would have to pay if we walk away from this.

This is so true believe all the bad stories and none of the good. my refi has now gone over 3 months and still nothing but lame excuses. Have now canceled closing 3 times for no reason but the underwriters are behind schedule. Now they will close but only with
3200.00 down in banking fees and add closing costs. this all started with the all so catchy words "nothing out of your pocket". i have never been treated so unprofessional in my life and will hopefully never give wells fargo another cent in my life. Started a new refi with my bank and have had no problems now 1 week in with a scheduled closing on the second friday of the process. I have also got a lower intrest rate than wf was offering. To all wells fargo customers watch your back!

A follow up to my Jan. 3, 2012 post... I logged into the WF electronic program that updates your loan process. Hey, guess what, the title has been verified as free and clear. Perhaps WF needs to contract with a more competent title research company. They still haven't supplied us with a Good Faith Estimate, only a verbal "we'll try to keep the costs as low as possible". I just wrote a written request for the GFE to be sent in written form, not verbally.

The loan is listed as still in verification process as the homeowner's insurance is under review. That info was emailed (declaration page was what they requested) Dec. 19th. Awfully long IMHO.

I just checked our last closing paperwork (carefully) and found a huge error on the closing paperwork. WF filed our paperwork with the wrong county! Could you imagine the problems this could have caused for our heirs. We bought it to our attorney's attention and WF will "fix it" at their expense. One would hope so.

We took out a personal loan, we made the agreed payments on time every month using our checking account that we also had with Wachovia. About half way through the loan pay back it became necessary to stop using the checking account and we decided to continue with the payments using postal money orders. From the very first time we used a postal money order we received a letter (about 7 days after the payment was sent) stating we owe a late charge. so we started sending the payments several days earlier and still continued to receive the late charge letters until the end of the loan. So they say we still owe a little better than $1000.

My husband and I pay our mortgage twice per month at Wells Fargo. We discovered that they hold payments until both are received and do not apply ANY payment until it is paid in full. We pay interest that is compounded daily. They are making money off our money by not applying funds received!

I have been unfortunate enough to have inherited Wells Fargo from Wachovia. When I attempted to pay my mortgage online, the Wachovia site was defunct. Making a number of calls to various Wells Fargo numbers, every time I tried to enter my loan number or social security number, even my zip code, the automated system said the info was invalid. I tried to set up online payments on WF site and still, all my information was invalid. Four days later I managed to get assistance from a representative and made my payment. She also assisted me in setting up the online system, at which point my information was recognized. A confirmation of payment was emailed to me immediately.

Five hours later I received a call from the collections department, and rude is an understatement. I was spoken to as though I were ignorant, in a manner so aggressive I could barely contain myself, warning that it was going too far. 'Phillip' went so far as to ask me where the money in my bank account comes from, and that did it. I lost it. He was reluctant to pass me to a supervisor, and after holding for one, said none were available due to being in a meeting. There is no way to contact management on their website. I have had my mortgage for 12 years and have never had a late payment. I would not give Wells Fargo one penny of my business - ever - and I'm am so distressed to have to deal with them on my mortgage. They need to understand that social media is an excellent outlet for grievances against their appalling behavior towards their unwilling customers.

You forget that Wells Fargo TOOK OVER Wachovia.. If you sold your house, would you expect that the person who bought it would ask your permission to paint the living room? No. They can do what they want and they do notify you in advance.. That is the "Important Account Information" paragraph on your statement that no one ever looks at.

If you have a Wells Fargo account, please consider switching banks. Wells Fargo has been charging me $2 to take money out of their own ATMs, not another bank's ATM, but Wells Fargo ATM. Another $2 to print checks I use to pay rent. And to top it off, I closed my account over a month ago, received a letter stating there were not sufficient funds to pay yet another $2 charge this past week, meaning they did not close the account when they said they did. And to top that off, they did not increase the credit on my card because they stated possible fraud...fraud they did not inform me about until I asked for an increase in credit. And customer service is not even in their vocabulary.

This company is incredibly ridiculous. I made payments late, included the late payment charges in the payment, They put the late payment amounts in an "unapplied" account, then added up the late charges in a separate account. I had actually paid more than the late charges, but it looked like I ws months late in paying late charges. Also, anything over payment and late charges should have gone against principal balance, but didn't because it was not credited as paid. So even though I was current, it looks like I am months late and the extra that should have been applied yo principal to save 15 years of interest on it was not.
Two representatives told me they would move the "unapplied" funds" to the accumulated late charges, it never happened.

These guys are actually Wells Fargo. DO NOT DO BUSINESS WITH THEM IF YOU CAN HELP IT! this is just part of the nightmares and rip-offs.

to day i just find out that my credit line been cut off from $17, 300.00 become $9000.00. i've been payed the bill on time, i even try to pay it more that what i should pay, but to day they just took my behalf without consult with us. not even try to call either. all they send just letter that they just send by march 8th 2012. funny about it, for this month bill, i payed $500 instead of $72. so... what the F*** this bank doing? give us kind of free air, then took it let us suffering. as of to day i also closed my checking account w/ them. i don't want nothing to do anymore with WELLSFARGO BANK... what a croookkkk...! beside i always be a good citizen by pay my bill on time, even sometimes i have to pay it on the lowest amount. GBU america

We were charged 4 times to transfer money from our savings account into our checking account…without knowledge. $12.50 each time, totaling $50 in 2 months. They told us the new charges were mailed to us in several letters months before, but that was a lie..we never received a single one. The customer service woman at the bank actually told me the letters were sent back to the bank! This confirms we never received them and it was a bank error. Needless to say despite the fact that THEY messed up..I was told there was nothing they could do about the charges. Unreal. We are taking our money out of this bank at the end of the week.

TD Sucks. I opened a personal checking account 10 days ago and they unilaterally closed it yesterday. I went to the branch today to collect my initial deposit and to know why they didn’t want my money. They told me they tried to call me to verify my SSN and address and I never picked the phone. The funny thing is that my phone never rang. I asked them which number they were dialing and they told me that, at this point, it didn’t make sense to give me the number they have in their records since the account was already closed.

After reading all this complains I just have to thank TD for closing my account unilaterally. I would never ever aproach them for any kind of business, they simply suck, and big time.

I have tried in the past to refinance with Wells Fargo and been denied. I was told my debt to income was not sufficient to go forward with the loan. The debt they were referring to...was my mortgage! Since then I have been hounded every time I visit the bank for deposits or withdrawals. They continued to tell me I should apply for a refinance with Wells Fargo. I told them I had already tried and was denied. Then one day I called to ask a question about my accounts, and again they told me about a new refinance program that would save me money. I told them about my history with Wells Fargo Mortgage and they assured me this "New program" was different. I spoke to someone in their refinance dept. who said by looking at things he thought I should qualify. My mortgage was handed over to a Loan Officer who never returned my phone calls or e-mails. She lost paperwork and asked me to simply send it again. And the best part? I was told I was denied because my household didn't make enough money. Apparently someone had put on my application that my husband made $150 a month. I told her this was not correct and she said "You know I thought when I first looked at the loan that didn't seem right." BUT SHE WENT FORWARD ANYWAY! What a mess! I know Wells Fargo needs loans, but to continue to solicit to customers you know will not be approved is just wrong!

I missed one lousy payment with my Wells Fargo mortgage loan by clicking on the wrong mortgage account (my rental house). It was placed on the principal and I could not get it back. While trying to make up the missed payment thru bi-weekly money transfers (we are on a tight budget), Wells Fargo harassed me on my work phone, on my home phone and cell phone countless times in 6 weeks. Also, I am getting a certified letter from them and I will not sign and take delivery. Don’t use this company for anything!

If I did not have a family in this house, I would not pay them a dime and let it go into foreclosure. I may just do that anyway, since we can move into my rental house. ###. It’s not fair that they can’t even let you pay even after years of paying your mortgage loan on time. Wells Fargo gets one little problem and they go crazy with letters in the mail from banks and loan sharks. Has that whats financials has come to now? Please just give me another chance to pay for my house on time and get the loan payed down.

I began back in the 80′s with SC National Bank which then went to Wachovia Bank and just recently to Wells Fargo. In all the years of banking I have to say Wells Fargo is by far the worst I have ever dealt with. I feel like a number rather than a customer and will strongly consider moving my money out of Wells Fargo. They are not friendly nor do they treat their customers (who support) the bank, but now we are charged for every single thing we do in the bank and it is expensive.

I went to get a cashiers check for $17.81 for the hotel I work with to send to a customer and they charged me $10.00 to do this. I was shocked this happened. I do not feel welcome in the bank anymore and do not appreciate being treated in this manner after so many years of loyal service with SC National-Wachovia-Wells Fargo. In my opinion this is one of the worst moves ever made. I assure you I will be moving my account. I have visited many banks and have found two in my area that treat customers as people, not a number.

I got a month and a half on my mortgage due to the IRS was holding my refund over a 500.00 mistake by my accountant. Day after day, every day I received a phone call from Wells Fargo. Even though I called them on three separate occasions that the reason for non payment. Stating I would pay them when I received my pay check. Is there a law or restriction on how many times a company can call? They continued every day sometimes three times a day calling. This is pure out harassment.

I had recently changed my checking account so when I made my car payment to Wells Fargo it was sent to my old account. When I discovered this I called them and asked them what I should do to correct this issue. The customer service rep told me to change my bank account information on line and go ahead and make the payment again to the correct account. I did that and it was taken out of my new account on the 4th. Come the 11th wells Fargo sent the payment back through to the wrong account. The payment had been made and taken out of the correct account on the 4th. They take no responsibility for this and says its not their fault. Whose is it then. They are the ones tha were already paid and sent it back through to the wrong account. The Rep should have told me to make the payment to the wrong account because it will go back through, she never once told me it would do that. She told me to change the info for the correct account and make the payment which I did. They now refuse to pay over 100.00 in fees which are clearly their fault. I will never use Wells Fargo again under any circumstances and I see in the future they will go under. Horrible company. Mind you, I have never missed a payment in he 3 years I have had this account and always on time. Wow

We decided to close our account at Wells Fargo. When doing so today I was asked for the reasons. I mentioned our two reasons of not wanting to pay a $15 fee each month for having a checking account and the recent Discrimination settlement (Wells Fargo has to pay $175 million for it's discrimination against Latino and African American customers). The manager got angry when I mentioned the settlement and asserted that these were not employers of Wells Fargo, but rather contracted by Wells Fargo. Then she said "unfortunately a lot of jobs were lost because of that". I am shocked.

i take care of an elderly man that has dementia diabetes and some all timers.he isn't well at all he has lived in this house since 2009 he has his disability direct deposited every month to wells Fargo bank, the bank takes his money and puts it in to his mortgage payment, thy control his money well in January 2012, he lost his wallet witch some one found it and used it, 5, 800 dollars later when he started getting stuff in the mail from wells Fargo saying he owes i took him down to the bank were we filed a police report, and the bank sent him home telling him every thing was OK thy would take care of it, weeks later we started getting things in the mail stating his house was being sold at state auction, went back to the bank thy still said its OK don't worry, the hole time knowing thy were ripping him off and his money to, wells Fargo then gave him 5 days to get out and wont release none of his money to him claiming its for his own best interest thy refuse to talk to Any that has a sain mind, thy are vary rude and every month taking his money that is direct deposited to him so he can live thy refused to give him 100 dollars for food out of his own money, plus throwing him out on the street, wells Fargo is the most rip off dishonest bank i have ever witnessed in my hole life it is so unjust what thy are doing to him, the hole time thy no how sick he is and and thy lie and lie to him, there has to be some thing done about this, thy can not get away with this thy need to be stopped,

We went through similar situations as above. 16 weeks trying to refinance loan already had with them. Excuse after excuse! Went to a small local bank and closed the loan in 4 weeks. Wells Fargo is ridiculous.

Wells Fargo charges overdraft fees and I understand that, but they are so money hungry that they cannot reverse an overdraft fee on my account. I put money into my main checking account from another account that I had, on the very same day that a check went through. That money that I deposited would have covered that check. Unfortunately, they decided that the check went through on that Friday (10/12/2012) and the transfer did not. So- I got an overdraft fee. I explained my situation to a male customer service agent, and then to his female manager and they both stated that "since it was not a bank error, they could not reverse the fee." But the clincher was that the supervisor stated, "Let me check to see if your account is eligible for a courtesy fee reversal." She paused a couple seconds, then told me that I was not eligible. I asked “What would make me eligible?” She stammered and stated something about how the bank keeps that information private from their customers and that my account was just not eligible. The bank had my money to cover the check. They had it in the account and they had it in my other accounts. Obviously I was not hurting them for having them cash my check. All I wanted was a little customer service. I wanted them to reverse my fee since I did not deserve it. The manager gave me some sort of mailing address to write into so that my complaint could be escalated (which I wrote into of course). This did not give me service- this was passing the buck. I demand to be treated like a person, not just an account with money in it for the taking!

Wells Fargo has to be the worst bank in the country. I have tried for over a year and a half to get them to re-finance my loan at a lower rate. For a year and a half I faxed and mailed documents to them for them to say they never got them. Then I was given the run around numerous times and spent hours on the phone with them. I talked to them at least once a week for a year and a half and never talked to the same person twice. My sister works for Wells Fargo and she said to forget Wells Fargo, because they are so big they can do what they want and get away with it. Finally I gave up and went with a private mortgage company who were more than willing to re-finance my load with a lot lower intrest rate. My sisters advice was to stick with the smaller banks because they are more friendly and try hard to please their customers where as Wells Fargo are so big, they don't care. My advice is run away from Wells FArgo as fast as you can.

My bank is Well Fargo.The issue is this, they have allowed three groups to come in on my account.However there is a problem three groups don't have any reason to be in my account.Two of the groups are trying to get in and take $154 time two a one for $180.It doesn't stop there I found out they have tried the $154 two more times and the $180 one more time.

They have also charged numerous overdraft fees of $35 time 6plus times.Everytime I call I get no help at all, because they don't care.

I could kick myself for not googling WF mortgage reviews before beginning the refinance process with them. I agree with all prior posts, I am an existing WF mortgage consumer with 2 homes with WF, have good credit, make 200K annually, very low debt to income ratio, and am getting the complete nit pick requests over and over and over. The ironic part is that my refinancing, if it were to go thru, would only increase my payments by $20 a month. 4 zip files of data, numerous emails and phone calls, and I have finally decided, in principle, that I refuse to move forward with WF. WF is a sham and should be prosecuted without question. Do NOT waste your time with WF, they are crooks.

I've been their customer for close to 20 years now and most of the services are OK. Recently I joined their direct pay service (at a monthly and per transaction cost!) and cannot do any payments for 2 days now. They are "verifying" accounts of my payees who are also WFB (maybe the acronym should be WTF?) and who I have been doing business with for years as well. Lame lame lame! I wrote a message to them but forgot to "congratulate" their executives on multi-million $$ bonuses they get. Know any good banks I can switch over to?

I'm agreed I have a mortgage with WF also. They requested the same documents over and over, besides the NASTY attitude of one of the loan officer. I even complained to his supervisor and MGR about an improper voice message he left on my voice mail. But guess what nothing happened and contrary they sent me a letter denying my mortgage application and later on received another letter about foreclosure. All these banks had survived caused of TAX PAYERS GRANT approved by the government. IT IS about time to get some 'n return

Went to refinance with Wells all going great had me open an account (With them) Credit card application Saw my 2nd property was flooded by Storm Lee (and repaired) denied my loan cause I have a flood property In meantime kept my Real Estate appraisal money of $380 but never did it Said i'd get it back still waiting 2 months guess I have to file complaint with Federal Reserve Agency Isn't it discrimatory to deny me a loan based on having a flood property? Not even the property I was refinancing!

Bill payer made an error in a bill to the amount of $25, 000. Trying to get the bill payer folks, local bank to rectify the problem almost 10 working days later, still no resolution - - just the run around. So much for expediting, no communication from the wells fargo folks except '"working on it". No return call from the local branch. Terribly dissatisfied - - - don't use wells fargo - - they are useless. Still trying to get back the extra $25, 000 after 8 business days (Iso much for expediting such a large amount) , won't let us talk to a supervisor - - - piss poor service. Will close the account as soon as this is rectified - - without the help of the wells fargo branch. Also, wells fargo and their financial counterpart, wachovia apparently don't like each other - - after 1 year, still have had problems when at the local branch. Do not use wells fargo!

They will steal cash from you and think it's a joke. They are very arrogant especially at this location in Chesapeake on George Washington Hwy. The managers and tellers do these things because they feel no one will catch them. They feel as if customers with low income have no power. I don't believe all banks are like this, but Wells Fargo has a long history of customers complaining about the same thing..missing money. I advise you if you have people that you love who are elderly or mentally challenged, then please monitor their accounts with this bank. I have a gut feeling that they are being targeted the most by this bank. If they will do it to you imagine what they will do to them.

Back in December, I had auto-pay...the payment didn't show up on my online bank site, so I made an immediate payment...and the day after, they debited my account, so I made a double payment. I asked if they could count the second payment as January's payment...dating it as being paid to them on the due date. They said it wouldn't be a problem. Then my balance went up, even though it said “no payment is due at this time” because they never updated the date like I asked them to. Then there's this month. My payment is due on the 20th. Well, today's the 22nd and I logged into my online banking site, and it still hasn't been debited! Again? Really?! Well, come to find out, they canceled my auto-pay without telling me about it! They said that I had concerns about the payment being made on time (last month), so they thought I was asking them to cancel it because it wasn't right for me. They never told me...by phone, e-mail, or snail mail...that they canceled it! I tried viewing my online statement? “Page cannot be displayed!” I couldn't view it! So last month I had extra interest added and an increased balance because they never updated the date like they said they would. On March's statement...I'm going to have a late fee for the payment that wasn't made on time (when it's their fault for not notifying me for canceling it on me)...and a “black mark” on my credit report...again, their fault for not telling me they canceled it...or I could've had one scheduled for the payment date or earlier! The statement for this account comes out (usually) on the 25th...Monday. Meaning that the immediate payment I made today won't “show up” in time to show up on March's statement...so I'm going to have extra interest added...as well as a late fee! I know for a fact that the error was on their end. How? I'm over 30 years old. I've never...ever...once...been late on a payment - or missed a payment...ever...in my entire life. Then all of a sudden, I have two issues in two months. My husband's job requires financial reviews (on both him and myself). My husband could be fired...because of Wells Fargo's shenanigans!

Got a loan from best buy for a tv...wells fargo took over the loan (very confusing at the time)...
Once I was under the impression I had paid it off in full, I found out months later that my credit had been flagged. When I contacted wells fargo an agent told me there was NO balance to pay...not I learn that my credit score was affected because of this...have received nothin in the mail, no bill, nothing...now I am unable to get a car loan...Need to speak to an ombudsman, but can't locate one...HELP?
