I currently have a mortgage on my home with Wells Fargo. I asked about refinancing to a lower rate and they said they would. After paying them for an appraisal and their fees, they have done nothing but find lame excuses to delay and deny refinancing a loan I already have with them. They've lost paperwork, ordered appraisals and canceled them and the loan processor has no idea of who or why appraisals were cancelled. They are either entirely incompetent or deliberately not refinancing loans. BTW, my loan balance is roughly 25% of the appraised value of the home and my wife and I have excelect credit scores.
Stay away from Wells Fargo!

Wells Fargo has been doing this for at least 5 years and there is a class action law suit with over 726 people

Student loan was sent to the wrong account, not the banks fault, and the bank pulled the funds from the wrong account and returned it to the originator. Why they couldn't transfer it between two Wells Fargo accounts is beyond me but whatever. Well, those funds did not reach the originator. Called the branch and was told the funds had been pulled from the other account and that was all they knew and could tell me, basically washing their hands of the whole situation. Calling customer service all I was told was to call the branch and when I explained the situation they just kept repeating to call the branch and then hung up on me! Ridiculous! This is not an insignificant amount of money to lose and it is repugnant to hang up on a client like that! Disgusted.

So I just opened an account. Have been doing side jobs along side my actual job. I received a check for almost 4, 000$. I told 3 managers that the check could be 'iffy' and to keep tabs on it. I told them MULTIPLE times! Turns out the check was fraud as I assumed. Instead of notifying me, calling me, to help resolve the matter. They closed my account! Now me and my fiancé cannot move into our new home because I wont receive my LEGITIMEN funds for a week! I TOLD THEM COUNTLESS TIMES that if its suspicious it was not me! Neither of the branch manager did what I asked or helped in any way! And to the wells fargo response that only replies one half assed reply to complaints. I say ^#%@%@ you! And wells fargo! anyone who reads this I highly suggest you quit banking with them immediately! They are scandalous and have no respect for customers! I work my butt off and they screwed me horribly! I have complained to multiple siter including BBB and such.

How did 'Wells Fargo' screw you? 'YOU' deposited a check that you were "Iffy" about meaning that you didn't know if it would clear or not and you have a problem with Wells Fargo? How is this the banks fault?

To Whom it may concern at Well Fargo Bank,

I tried getting an email address from Ms. Jennifer Phillips at the Insurance Department and she was kind enough to let me know that Wells Fargo does not have a way to email anyone.

Let me start by saying, this will now have to be faxed to [protected]. An email copy is also being sent to my Attorney, Mr. Steven Fine and my Wells Fargo advisor, Mr. Steve Levin.

My mortgage # is [protected], the address is 8117 Camella Lane, Tampa, Florida 33647. 2006 was when I entered into the agreement with Wells Fargo Mortgage.

In all this time, I’ve lived up to my agreement, in spite of very difficult times. The issue that I’m sending this for, has to do with a lapse of insurance from October 2011 to October of 2012.

I’m including in this fax, copies of the insure checks that were paid to Citizens Insurance for the years 2009, 2010 and 2011. Currently I have a different carrier. The check # 455 for $1, 015.00

was for October 2011 thru October of 2012. Sometime during that month, Citizens sent me back a check that I thought was a refund, I did not think it was for cancellation. During the period from

October of 2011 thru October 2012, I never received ANY SORT OF NOTICE from Wells Fargo that my home was not insured. When I received a notice in October of 2012 that I needed an Insurance

certificate, I immediately secured a policy with American Integrity Insurance Company of Florida for the yearly premium of $823.00, which is currently in effect.

Sometime about February 10th I received a notice from Wells Fargo that I now owed them $3, 530.37, for the period of October 2011 to October 2012. In essence, your billing me over 4 times the

amount of my current policy, which covers a period of time in the distant past. I can express my feelings by saying that I feel like I am being RAPED!

I’m sure there must be someone in authority that could authorize a sum close to the figure that I’m currently paying.

I certainly would like to stay as part of the Wells Fargo family.

I have two duplexes, four tenants. Three of the four tenants are behind in their rent due to loss of job, cutback to part time and a car wreck. All have been paying gradulally, but my own other income is low enough that I cannot subsidize my mortgage payments... one is two months behind, the other is one month behind. Once past the grace period on the one, I began getting daily calls with a request to pay... understandable... and I've explained the reasons all over again nearly daily. Recently my tenant called, feeling a bit guilty for opening an envelope attached to the building between the two tenants' front door even though it had my name on it and "confidential". She was alarmed, thinking I was going to be foreclosed and the tenants would be kicked out. Although she was "wrong" in opening it, Wells Fargo had authorized someone to take photos of the building and then leave the statement to that effect in the envelope for anyone to see and open. I believe this was a serious breach of confidentiality. Wells Fargo put me in a defensive position when they allowed my tenants acess to my "dirty laundry" in spite of it being the fault of the tenants. I have been a Wells Fargo customer for nearly 20 years, but will leave them as soon as I am am able... unfortunately the refinancing the mortgages will be the most difficult step. But I will... somehow.

I think wells fargo is the biggest crooks you ever want to deal with. They told me one thing then someone else would tell me something different as soon as my mortgage is paid off i will never deal with these fools again and the customer service sucks

Attempting to re-finance our existing 30 year mortgage with Wells Fargo for a lower rate. We have credit scores in mid to upper 700's and have never missed a payment. The appraiser Wells Fargo selected was incompetent and used home sales from other towns in less desirable areas. We own a log home and with virtually no recent or local log home sales, we asked Wells Fargo to amend the appraisal as a log home in our area sold 10 days after the appraiser visited our home. Wells Fargo has refused and stated that we would have to pay another $510 appraisal fee to have a re-inspection done. This doesn't make any sense to me.

I have had a home equity loan with Wells Fargo and the balloon payment for the balane is due on August 1st. I initiatied the process to get a new loan with them during the 2nd week of May, thinking that would be enough time to get this done by 7/23 when I'm going out of the country on vacation. Here I am on 7/19 and still no word except for "I'm working on it". I began the application process over the phone with an agent who then told me it would take up to 10 business days for someone to contact me. 12 business days later I heard nothing and called. This second agent told me that the first one let some fields blank and so the application wasn't submitted (of course, no one bothered to let me know this during those 12 business days). We completed the application then and then I had to wait another 10 days. Despite getting a list of things that I would need to provide (which I did), I keep getting one-off requests for additional things. I submit those items, there's a 5-day delay, and then I get a new request for something else. I was assigned a processor to help with the whole process and he telsl me "he's on top of it" and refuses to escalate this to anyone. He's manipulative and tries to come across like he's my best friend and tells me things like "you know, yours isn't the only loan being processed. They have hundreds of them." So what? Wells Fargo makes enough millions of dollars each year that they can staff their underwriting department appropriately, but instead, someone's trying to make me feel guilty because after all this time they still haven't gotten off their butts? Stay as far away as you can from Wells Fargo. I normally bank with Citibank and I like them but I thought this re-fi would go smoothly since I had the original loan when them. They have no customer service and they certainly don't care about the little guy. If you can get a loan here you can get a lon anywhere else so take your business elsewhere.

My daughter, an incoming college freshman, went to Well Fargo, upon recommendation of the college, to get her student loan for fall 2013. Spoke to rep on phone who told her what forms of ID and such she needed to send in to get her loan app approved. After sending in the forms, they come back and say they need another form. Get that one sent. Then they say they need another form. This has been going on for nearly a week. Every time we submit what they want, they want more. Her payment to school is in one week and Wells Fargo is screwing around, drawing things out and making it seem like the deadline won't be reached in time. That would cause her to lose her seat in her classes and her dorm room and meal plan. I feel they should have feen upfront from day 1 on all required forms. Instead, they keep dinking around and causing delays. They don't care about her and her deadline. THIS IS HER FUTURE! Beginning to think the almighty dollar and interest down the road is their concern; not the customer.

I was told to order an appraisal which was not necessary as my Loan Officer already had all my banking information and knew about an existing Home Equity Account..He informed me that the loan to value wouldn't qualify for the refinance eventhough he hadn't seen the appraisal. I asked why he took my $500 for the appraisal when he already knew about the Loan to Value. He admitted that he was wrong and would look into a refund. I left messages for him and he has never returned my calls.I have written a letter that was suppose to be delivered to his Manager. Still no word. Where's the accountability? As I can read I am not the only one treated poorly.
I want my $500 refund.

On 12/26/2013 I went to this Wells Fargo bank to do a wire transfer.
I was told my wire was part of a SCAM and that they were locking my accounts for 24 to 48 hours.
I questioned the reason and I was told I suspect in participating in a SCAM and that a investigation was required.
I called after 24 hours and spoke to a Marsha who rudely stated that I had no business checking and to call back in 72 hours on the 30th of December. My wife called when she heard of my experience and she got the same service.

I called on the morning of 12/30/2013 and spoke to a Al who told me nothing had been done and she had to refer me to the Executive office. I talked Etel who questioned how much money I needed for grocery shopping and a prescription that is affecting my health. After a lengthy hold I was told that nothing had been done or was showing any action. She directed me to go talk to the bank service manager but she did leave a note for someone in the Wells Fargo Loss Prevention contact me but explained that they were in a different state and that she was in California and told me I had to wait without any type of time estimate.

Legally, they can do this. I worked for Wells Fargo and it's called a "right to set off". What that means is that if someone has an account with the bank that is overdrawn, the bank can legally transfer funds from another account that the same person is listed on. So it sounds like your wife's name was on both accounts. If someone's name is on account, either by themselves or as a joint, then both parties are responsible for that account.

I received a wire transfer from someone in americal to my bank account they told me that the funds is under investigation. Funds from a wire transfer are certified because you have to have this money up front no matter where it came from This bank is doing something that they are suppose to not be doing. they need to be investigated for any thing that is not right. I recommend changing banks I know that I will. thanks, for all under standing. EB

I am a military spouse.
My husband and I have an account with Wells Fargo as well as our
mortgage with them. Wells Fargo has a
program for military where we have no monthly service fees along with other
free services. In August I was offered
an account where I could have my monthly DoTerra oils order come out without
having my husband’s money mixing with it.
For months I haven’t been getting my oils and didn’t know why. I am in the process of getting my home ready
for sale. I haven’t looked at my monthly
banking statement to see that I have been charged a service fee of $12 a month
for the past 4 months. When I saw that I
have been charged service fees I called the Wells Fargo 800 number and was told
that I am only a spouse and do not get the same benefits as my husband. So, I went to my branch on State Street and
met with Steve Webb. Steve told me that
the girl who opened the account mistakenly opened it wrong and it was their
mistake. He said that he could only go
back 3 months on reversing the service charges (the lady on the phone went back
all the way to August, so I know he was lying).
He asked mockingly if I would close my account “over one service
charge.” Boy was I incensed! I left and went to Chase to do my banking for
the day. Yesterday I got a statement
from Wells Fargo showing that Steve Webb only refunded 2 months, not 3 like he
said he would and not 4 like they owe!
Steve and Wells Fargo obviously don’t live my life! That $24 they owe me could buy milk, bread,
cereal and produce for a week for myself and my 2 sons! I am struggling to get my house ready for
sale as my husband is 6 states away stationed in St. Louis, MO.

Wish I had read these complaints, or Googled "Wells Fargo Bait and Switch" before applying to refi my existing Wells Fargo loan with Wells. Loan processor took all of my information and documentation, and told me I would qualify for a 15-year fixed at 3.25%. We have excellent credit (790-810), high equity (over 50%), great income, low debt. After five weeks of chasing us around with signed letters, statements, copies of the same documentation over and over again, they told us we would no longer qualify because they couldn't verify rental income on a summer home (although it was on tax returns, we had signed contracts, and the checks for the rentals were deposited at Wells Fargo), however they would "counter offer" us a 20-year fixed at 3.875%, which resulted in over $60, 000 in additional interest over the life of the loan. We wasted 5 weeks as well as $500 on a non-refundable appraisal fee.

These complaints are all spot on. Made the mistake of applying for a refi of my existing WF Mtg at a lower rate. Was told I would qualify for the amount I was looking for based on loan to value, debt to income, the whole nine. 800 credit scores, high income, all the stars aligned for an easy approval and quick close right? Yeah, right. Five weeks of run around and jumping through ridiculous hoops, only to receive a "counter offer" - 15-year 3.25% became a 20-year 3.75%, resulting in over $60, 000 in additional interest over the life of the loan. Why? Because they "couldn't verify" rental income (which was on tax returns and the checks for which were all deposited at Wells Fargo), or bonus compensation (also on tax returns, W2s and direct deposited at Wells Fargo). Cost me five weeks of my life, and a $500 appraisal fee. I can't believe they continue to get away with this crap.

Super judgemental and ignorant point of view. This is totally biased. Nobody is perfect in today's world. We as humans make mistakes. Let's not be hypocrites here, we would all be in jail if we got CAUGHT for some of the things we do. I believe if a company is willing-enough to give an opportunity to someone who happens to have a criminal background then I can definitely appreciate their open-mindedness!

We TRIED to do a loan modification in Feb of 2014 with them (again, first time it went UP $300.00). NEVER heard or talked to our modification rep named, Lauren Schultz and during the process of doing this they sold our home in May of 2014! We got an attorney to help us figure out what was going on and then Mr. Hottop from corporate office took over our modification. Now we did get behind on our notes and Wells Fargo SAID they wanted to help us. We had every intention of working out something so we didn't lose our home(NOT a house, a HOME)! When finally Mr. Hottop got back with us in about August of 2014 to let us know that we were approved for the modification and we could NOW pay $1560.00 for a house that was worth about $90, 000.00. When I asked him about a modification lowering our payment, he said" WELL ACCORDING TO YOUR FINANCIALS, YOU CAN AFFORD IT!" Really... I was stunned! They are also NOW saying that we are 2 years behind? I guess for 2 years they just let us live mortgage free and never said anything to us about it. Although they took my money! They are heartless people, who got bailed out by the government when they supposedly needed help. But are so callous when it comes to them helping someone else. All we wanted from them was to make our note to where it would be affordable for that house( our HOME). They would NOT budge they are giving us until March of 2015 to leave our home. HEARTLESS, HEARTLESS, HEARTLESS! I love my home, my neighbors, and my neighborhood. I would not NEVER recommend Wells Fargo to anyone. Because God forbid something happen and you get behind, they will heartlessly kick you out.

Wells Fargo is the most crooked deceitful criminal lending institution in the United States, why the hell the FED has not brought this bank down for its criminal practices is beyond me. They steal money and homes every day, fake documentation, and every word they tell you on the phone, email, or letters is a lie.

We jumped through their hoops for 2 years to finally get the HARP they told us to apply for, we made the 6 trial payments in good faith and on time, on the 6th month Wells Fargo added pool insurance onto our mortgage in violation of federal law, and used that as the excuse to deny making our modification permanent. They are con men, liars, and thieves who know most of us do not have the time, or money to go after them in a court of law.

I just got off the phone with a representative from Wells Fargo Financial. The man I spoke to from customer service must have been one of the rudest people I have encountered in a long time! I was recalled to active duty and under the Servicemember's Civil Relief Act am entitled to an interest percentage drop if the obligation was entered prior to enlisting. Anyways, I mailed the paperwork (a letter explaining the situation, my orders, my enlistment contract) and certified/registered mailed it to their address that handles this in late August this year.

Since I hadn't heard anything by September and the delivery confirmation stated it was received in late August (even had the signature) I decided to call. The customer service representative said they must have not received it. I explained that it was certified and he told me to try to read the signature. Needless to say, we didn't come to an agreement and I resent the information, again certified and registered mail.

Fast forward to a month later. Today I decide to call since no changes have been reflected on my account. I speak to a gentleman and tell him this is the second time I have sent in this information which now clearly states it was received Sept 29th of this year. Since it's mid October, and I still hadn't heard anything, I wanted to speak to someone who could help. He was possibly the rudest customer service representative I have encountered. He told me it hadn't been 30 days and they had not received anything. He verified that the address I was sending it to was correct and said to resend. I told him I wanted to speak to the dept that handles it since obviously someone was signing for this and nothing was being noted into the account and he said no one could help me.

I finally asked to speak to his supervisor and he said no one could help me. He told me that I couldn't count since it hadn't been the thirty days so no one could help me. I reiterated to him that this was my second attempt at sending this information but he was too busy telling me to just mail it again that he failed to realize that I have two receipts that state this was received by Wells Fargo. He was so rude - why work in customer service with that attitude? It reflects extremely poorly on Wells Fargo to hire such incompetent people.

Finally he patches me through to supposedly his supervisor which was actually cordial however said I would have to mail the paperwork again and to certify it (obviously this method has yet to work). I told him I would humor him and send it in again, however, I wanted a point of contact so that if this is not received once again, I can speak to someone to fix this issue. He said to call back customer service.

I am extremely upset with the way Wells Fargo is treating me and this situation. I've served my country to nine years now and Congress and our President have put this Act in place to help us. It is a shame that companies like Wells Fargo do everything they can to not comply.

i absolutely HATE wells fargo and BALBOA! they are both rip off companies that will NEVER get business from my family again. everytime i call either company for any reason i get transferred around about ten to twelve times per call to each company. i can not ever speak to a real human, and when i do they just transfer again! I HATE THESE COMPANIES!

On 1/30/12, wells fargo told me if I open saving a checking will not be charge, got statement from them on 4/13/12 that I was charge $10 for checking and $5 for saving, I went to the bank they said that you will get it back, we charge the first of month, then we refund you.
On 7/13/12, I got anther statement from them show that I been charge every month, I went to bank again they said this time that I most have over $1000 and direct deposit.
I never was told this, and wells fargo need to give me my money back.

I was told all sorts of things when I opened my account. We do business with of the largest transportation companies in the US.. We were told those checks wouldn’t be held. It is a case by case decision to deposit immediately or not. The CEO of Wells Fargo was in Birmingham not long ago. Believe me if we get him again, he will get an ear full The promotion they ran was 100.00 when opening the account according to the rep who did our paper work. Said the deposit should show up the next day. Two day later after not receiving the funds as told, I contacted the branch manager. She said oh no, it will be 90 days! So--my 90 day period will be up Monday. Let’s see what happens. Recently I made a deposit from one of the Companies as listed above. After it not posting 2! business days later, I called yet again. This was a Tuesday. The manager said refer to your deposit slip. I told her accordng to my deposi slip, the funds should be available the 16th, the day before I called. She started looking & her reply was they pulled the deposit and sent it to the back (the back of where?) then proceeded to tell me either the funds weren't available or bad checks had been written on the account. I was livid She just slandered a huge company. They aren't happy either She did not release my deposit until the next day, the 18th. I had several auto deductions, etc. return. I have spoke with 2 reps from Wells Fargo. One gave me one 35.0 credit and said she didn't have the authority to do more. I told the manager it may be we needed to do something different because of all the lies and you can't even believe what they tell you or what they put in writing on your deposit slip. She said maybe you should go somewhere else! I WAS FURIOUS. I BROUGHT UP THE FACT THAT THE SIGN ON THE WINDOW WHEN GOING THROUGH THE DRIVE THROIUGH - STATES ANY DEPOSITS MADE AFTER 4 PM WILL BE POSTED THE NEXT BUSINESS DAY. I MAKE MY DEPOSITS PRIOR TO 4PM AND THEY'RE NOT POSTED. THIS BANK IS UNREAL OR AT LEAST THEIR EMLOYEESS ARE SOMETHING ELSE. WHAT POOR, POOR, CUSTOMER SERVICE. I AM STILL PURSUING THIS UNTIL I GET TO THIS LADY'S BOSS. UNBELIEVABLE! WE WENT WITH THIS BANK DUE TO IT IS CLOSE TO WHERE WE LIVE & THE CEO WAS SUCH A NICE GUY SO MY HUSBAND SUGGESTED WE GO THERE. I don’t believe for one minute the higher ups would put up with this! Will let you know what happens.

Well good luck with tht, because that is EVERY bank's policy to stack the highest payments to the lowest that have not been cleared and hold deposits until they verify it is a good check. Policies may vary how long they hold it..but the principle is still the same. If you don't like their policies, my suggestion is to find a credit union.

A cash deposit should be available immediately at same bank branches. If they hold cash for a day before allowing you to withdrawl some of it at another branch, find another bank. It usually takes a day for cash deposits at any bank branches to be available for withdrawl at ATMs,

Wells Fargo has to be the worst F*&^&^ing bank in the world. They manipulate your account by how they post transactions. What ends up happening is they charge HUGE fees ($35.00) per transaction for accounts that go negative even when you have funds that were deposited and are pending. I have had cash pend for a day. I am getting a new bank and I hope with all that I am that Wells Fargo is one of the banks that go under. The CEO and the executive core are ### to allow this to continue.

Wellsfargo and its officer and bankers are nothing different than WallStreet guys, except lower in the ladder. Wellsfargo main interest is business, racking fees no matter how, and as to loaning money, even with the bailout they got, it isn't happening.
I called an officer Steven Anderson in the downtown area. Boy did I get the fifth degree when I called in to ask that a check that was being presented today be paid, even if it was short of dollars. Wellsfargo gets a direct deposit every two weeks in bank, that they wouldn't be out of the money. Also avoid the extra fees I would incur if check was returned. Well, not only did I waste my time, but he managed to get out of me everything he wanted to know -- what I own, if I drive, if I work, if that, if this... He was as tough as nails. He went on to offer a $3, 000 loan. $3, 000? What a ripoff in the name of doing business!

STAY AWAY FROM WELLSFARGO. It's not a reasonable and reputable bank. Reminds me to every bank that has folded!

I originally got a car loan through WF for a high interest rate, and 2 years later traded it off. The amount owing and the worth of the car resulted in me owing about $7000 more on the trade-in. I am currently paying over 19,000 for a car worth only 12,000 (maybe), I have never missed a payment. I applied for a loan recently and expected an interest rate of about 19%, however I made the mistake of not asking what the interest rate was, just being glad I was approved. I traveled 2.5 hours and upon signing the papers I noticed I was paying 39.5 % interest. The lowest term they could offer was for 48 months which on a 3500.00 loan addes up to 3515.15 in interest over the course of the term. So a 3500 loan costs you 7,015.15 , Buyer Beware!, this is a mountain of debt. in the end. I did sign but I will paying this out as soon as possible.

Wait until they cancel your card and say "If you want to be a customer we will send you a nice card with the picture of your choice or you favorite sports team on the card as well as a brand new introductory post bail out percentage rate of...35%. So sign up. We love your perfect credit rating and are only offering these rates to the "special". (This really happened and it will happen more...this is what the banks did with our tax bailout and our leaders are hiring those same people and GIVING THEM MORE...no wonder people bury their money and sell their perscription drugs. Who can get ahead?...lmao...the confirmation security code for me to type in is. 33DEA...no REALLY it is...lmao...ok the "selling perscription drugs is a metaphor ok...I "heard peeps do and this is just MY OPINION?" I have to continue the joke because of the code. I like to write things to peop[le, to vent...I read it, then delete it. It's therapy. Try it sometimes...it works!

These people keep calling me back to back at work.
We are behind on our payment due to my husband being unemployed. I want to pay it, he needs a car but i just dont have the funds right now. They wont work with us on a deferment and they had a "representive" come to my HOME last night to collect payment and why we were not paying. I felt humiliated! Very unprofessional.

No customer service? If you are not paying your bill then you are no longer a customer, you are a deadbeat who is defaulting on the loan you signed for. If your employer failed to pay you what he owed you, what would you do? Let him off the hook?

I am sorry you are having a difficult time but if you are too far behind on your payments, you either have to pay what is due or they will repossess the car/property. You can, however, tell them NOT to call you at work, they have to stop if you tell them to, however, they can continue to call you at home.
