YES! Communities Rip Off/ Harrassment

Yes Communities ripped us off back in June 28th 2022 when we first moved in and put $2000 down which was supposed to be for rent purposes only and they forced us into homeownership and we obviously didnt feel ready for that type of situation, we also have a roach infestation, Racoons under the house and a broken sewage pipe underneath the trailer, and the new management and so called Regional Manager keeps calling my phone which I never provided to them and harrass me! They obviously didnt see we wasnt ready for both mortgage and Lot rent payments together!

Seems to be their status quo, I was looking for a rental and found dozens of ads for rentals in their Spring Hill Estates park, only to be told no rentals were available. Being in a time crunch I reluctantly agreed to purchase, now a little over two years later I view it as a tremendous mistake, rising lot rent and dwindling service, along with harassment from management make me hate it there

YES! Communities Tenant landlord lease crystal springs

I signed a lease on 10/29/22 afternoon at 4pm the lease starts on 11/19/22. After talking with resident complaints and that currently live in community, and complaints on this forum I no longer wanted to live there. I called in on 10/31/22 (less than 48 hours) to request my security deposit back. Over the phone they said I could have it back. I drove to the office to pick it up the refused to give me my security deposit they said they scanned it and couldn't be refunded. They didn't not give any phone numbers for me to contact but the 1-800. I called I emailed multiple messages and no response. No one is responsive. The security deposit didn't clear until 11/8. ON top of that they said November rent would be rent. on 11/8 they charged me for rent. When I didn't live there or move, this took my funds away to even move for 11/19. No one has been responsive the illegally took an additional 1700 out via ACH for rent for the month of November when my lease begins 11/19. I did NOT approve or agree to this. I sent multiple emails adding for a refund. NO ONE ANSERS the phone. I refuse to continue on with this type of treatment and I haven't even moved into the home. I want my MONEY back ASAP. I have called multiple times used the contact us page. Left messages on the 48 hour hotline. Contacted corporate. NO RESPONSE.

I spoke with Chris Brown which said they made a mistakes and the credits didn't apply. Nothing has been done. The regional manager is not available and the staff says all of this is above their pay grade. I have not even moved in yet and I refuse to deal with this type of treatment for 12 months. Desired outcome: I want my security deposit back $1956. I want my ACH $1706 money back and the inconvenience that they caused me by taking out 3600.00 of my account I did NOT approve the additional 1706. I want this resolved ASAP.

YES! Communities Not wanting to fix anyhthing in there trailer.

Ive asked several times for things to be fixed and they will close the case without calling me. its been over a month now and my faucet is leaking and they still havnt come out to replace it ive went to the office and they say that the other trailers are getting heat installed so they cant come out.. My door frame leaks when it rains and they say they cant fix it. People park on sidewalks and lawns and they dont know how to deal with it. Its not hard get night partol and get a tow truck out here and move them not hard just very greedy company who offers alot and FAILS to deliever every 3 months there is a inspection and there not scared to point out every lil issue..So overit

This is the worst company I have ever had to deal with. I cause no problems, pay my rent 2 weeks in advance, own my own mobile home. They come up in 5 seasons mobile home park, first seeming like Things will likely stay the same as they were before they purchased the property.. However they decide to take it upon themselves To make everybody sign a lease which we've never had to do.. Not only did they put out a lease they continue to change it up to 5 times up to 5 times and demanded that we signed it. I refused to sign it because I was trying to buy a house and move out of there before they even bought the property. So they started charging me 50 extra dollars a month. I was going to sign the lease so I didn't have to pay the extra money that I can't afford because I have to children to take care of. As I was reading over the lease They demanded a deposit of over $300 a deposit for each of my pets of a $100 they took away our storm shelter. We live in Iowa we just had a derecho a few years ago we live in mobile homes we should have a place to go in case of a tornado or storm. It was absolutely ridiculous I've lived here for over 6 years and have a fenced in yard for my pets. Now out of nowhere they're demanding me to take it down and threatening to evict me Then though I pay my rent with no problems and I cause no problems. They are doing this to everyone they just say fences aren't allowed? Well Mines been standing for a few Yeats why are the other 65 people that have a fence and I not frandfathered in? It's cemented in the ground? And now it's the end of October and the ground is too hard to dig them out. This is a terrible company ran by terrible people. DO NOT SIGN A CONTRACT WITH THESE PEOPLE they've forced people to signature different ones and ive heard If you don't take your friends down they won't let you sign a lease on the 1st of the year and they will charge 250 extra dollars a month that is insane this company is insane! Money hungry they don't care about people they care about money.

I as well live in 5 seasons Davenport. They had QC lawns come out and do ppls lawns "free of charge" (yeah right) rent just went up again! It has increased$75 in 4 yrs. We got the option to opt out of the lawn service when it started. I opted out due to owning my own trailer no rent to own no renting, I own my own outright! I told the salon company four different times to stop mowing my lawn! My request when ignored. They damaged my skirting, they damaged my siding, they damaged my yard decor, and the big one was a damaged my car! The zero turn mower kicked up a piece of wood knocking off my headlight cover now the car won't start. If fried the electronic control module due to water getting in there. I have been trying to contact the main office numerous numerous numerous times without any response. We now have a new manager down at the front who can't seem to get off his fat a**to do anything! I asked him to have the regional manager call me he informed me he would he would email him and it was up to him to contact me however, he never asked me for my call back number! I'm out of here come May. I bought a house I'm done but I'll be damned if I let them have this place. If I do not sell it you can guarantee I will tear it apart and scrap it out. I don't want to it is in very good shape. I have all new appliances in it with all warranties up to 10 years. But I refuse to let that Park get another penny on this place because I walk away from it again I will scrap it out in a heartbeat! This is one of the worst places I have ever lived. My next door neighbor has little dogs she decides that her little dogs can run anywhere I have called the office many times to tell them to get her dogs on a leash because I do have a big dog that is on a leash at all times when we are outside. But yet she lets her dogs run, I'm so over this place it's not even funny I have made it a point to tell anybody and everybody not to even bother moving here when I started here lot rent was $400 we are now up to $510. And the free lawn company, just gave us a lot rent increase of $10.. you know the free lawn company. This place is a joke!

YES! Communities Damage done to my property by lawn service yes hired!

At the beginning of the summer Five Seasons which is represented by yes communities, hired a lawn service to mow everybody's yard for quote unquote free. When they hired them we were given the choice to opt out to have our lawns mowed. I opted out! Four times they did not listen to my request! I own my trailer out right I owe them nothing except my lot rent and I've never been late on that. As a matter of fact there's been many times I've been months ahead. The Lawn company that they hired did so much damage to my property that it's going to cost me almost $2,000 to fix everything. I've had it out with the Lawn Company and Dave the manager in the office is just a lazy guy who would rather not deal with you. As of this time the Lawn Company said that they would be out within 1 to 2 weeks to get it fixed. That was 3 weeks ago! Now they are telling me 1 to 2 months before they fix my skirting, which brings us into December! Anybody who knows anything about trailers knows you cannot put skirting on in the winter time! I have in my skirting ranging from the size of a dime to a softball! At this point I'm starting to petition out here and I'm taking them to small claims if something is not done! I have reached out to the corporate office numerous times around 50 times in just the last week! Still no response if this does not get taken care of bye Monday the 31st of October 2022, I will be finally small claims against yes communities! I have lived here for 4 years and this is the first year that they've ever had a lawn service come in and do something I have already worn the company if they hire him again next year to stay off my property! I have cameras up covering every angle of my property. The Lawn company wants me to give them my only evidence to use against them! I have offered many times to let them come out and watch my cameras and they can record what they want, but they are not leaving with my stuff!

There was a trailer being put in front of my mobile home and they were doing that they ran over my yard that I just got hydroseeded and I haven't heard any call back or any emails back regarding what is planning to be done to fix this. The office in West Olive Estates is useless they never answer emails or phone calls or texts

Desired outcome: Hydroseed reimbursement or pay for my landscaper to come back and hydroseed again !! I dont want a different company. I want my same company to do it because i want the same seed!!!

New Management - Mr. Bryan Roberts of Meridian Sooner Homes Is harrassing me and my partners for lot rent and not considering the fact that the other bills we have to pay and the car note as well, also our home owned trailer is infested with cockroaches in the beginning of june 28th when we moved in, also we have raccoons under our trailer and a leaking sewage pipe underneath our trailer that they refused to fix and this is already the 5th manager that was assigned and that is very unprofessional! NOT RECOMMENDED!

YES! Communities Key and window screen

I moved to Springfield meadows kirby tx 9/9/22 and I put in a work order for my window screen is missing and instead of the manager supplying me one since the other window do have them she closed out work order and put in as missing, my home is small so when I cook it gets Smokey all I ask is for the screen so I can open the window while I cook so bugs come in but still haven’t heard from manager. When I move in I was given a yoda key that has chips on it , I didn’t think anything at first but today I feel like someone been in my home. Normal properties give you a key with no design on it so I do believe they did not even change lock or key from previous resident they just gave me the key the previous resident had. I want something done since the manager Katherine can care less about this property. There are so many stray cats and 3 dogs in residents that are loose all day long and most of the homes are not kept up with. Even when I moved in the yard was not cleaned at all nor the trash cans they still had previous resident trash and my home was not properly cleaned all vents were very dusty and it was a half clean through out the home , stove dirty and racks were rusty floors were dirty and windows dirty and manager told me that’s how the vendor global cleans but I had to remind her I am a new resident you don’t give me a half clean home and when you pay a vendor to do the job if they don’t it correctly they need to come back and reclean I work in an apartment complex so I know how vendors work and when I pay $1099 to rent and the $1099 for the deposit as well, So she did have housekeeping come the following week but without telling me I just moved in so my things were everywhere so I just told the office to have them just clean the vents and with that they didn’t even pick up the dust they cleaned the vents and left all the dust on the floors and on my things I’m so disappointed with the staff here

Desired outcome: I want you to call the manager and let her know to fix all these issues as that is her job and I pay to have a safe home

I moved in this community first owned by Roberts than bought out by Yes for almost 3- years, Both companies are horrible all they care about is selling you a home and that’s it! No one answers the phone or is in the office and lately it’s starting to look like slobs live out here. People are moving out a lot lately because this is by no means a community more like a trashy trailer park! If you need anything done do it yourself. Thinking all communities were like this till last week I visited the nicest community by Sun City on Kitty Hawk in Converse Tx. It is amazingly clean and the office staff great! I plan on moving their a long with 3 other families from here we are just fed up with this place! Don’t move here if your looking for a home..

YES! Communities Property Manager

I have lived here for 3 years . The property manager is kicking me out for seeking legal representation for her illegal charges. No one will call me back. No one has reprimanded her. The corporate office stated that I can renew my lease and she said the ultimate decision is hers. Does she have a boss that she answers to? My attorney can't get calls back either. I would like to speak with anyone about my issues. I have never complained before and feel like YES is letting an unethical person manage their community to the detriment of THE community.

Desired outcome: 3 months to find a place to live. I am not looking to extend my lease. Just an ample amount of time to find a place to live.

YES! Communities Sales Leasing job

Good afternoon my name is Abigail Martinez i was the sales agent at Oakwood forest in Greensboro, NC. I wanted to file a compliant, I was wrongfully terminated from my position due to covid, this is unfair to me. I had let them know i got sick and was tested positive when i was told to stay home rest and come back when i tested negative which i did and when i came in this morning i was sat down and told i was laid off for being gone all week but that makes no sense as i had shown that i was sick with covid and could not come in and get everyone sick, I am at loss for words as this is the second time ive been discriminated, i want to know how to go about this next as i also filed a complaint with the US department of labor for this.

Desired outcome: I would like an apology and be paid till i find a new job.

YES! Communities Unauthorized force mow fees up to $400 a month

Residents being threatened with 400 dollars in fees monthly for forced mow services. Texas has been in severe drout in 2022. Everyone's grass died. The ground cracked with gaps up to three inches wide and residents foundations are cracking beneath our houses. The management has a lawn mower for community use with blades set extremely low and contracted a lawn company that is mowing the grass an inch tall which has made the problem worse. We had a little rain for two weeks and the ground is shifting back and lawns flourishing. Now residents are now being threatened with up to 400 dollars in charges per month for forced mow services if grass is not mowed and edged up. Asking that the community cease and desist but no one in office will answer the phones. I want to know the lawn company contracted. Fee per acre the community pays the company. How much the community is profiting vs paying the contractors.. Who is setting the 1 inch maximum lawn standard. Why the cracking and shifting foundations due to dead lawns is not being assessed or correlated to the other.

Force Mows

Please be aware that landscaping occurs every Monday (weather permitting). All lots with uncut grass (including edging and/or weed eating) will receive force mow service at a charge of $100 each time. To avoid receiving force mow service, please ensure your lot is maintained before this date.

Desired outcome: Cease and desist force mow threats and fees at Misty Winds community. Consider adding a set lawn fee into the lot rent.

YES! Communities 30-day notice for rent increase

I am and have been a resident of the Hickory Knoll community in

Indianapolis, IN for over 3 years. After 2 years and 6 or more

property managers we decided that we should not sign another

lease and go month to month for an additional fee of $50. Covid

hit and Yes communities proudly waved their month-to-month

fees from March of 2020 to March of 2021. At the beginning of

2022 they doubled our month-to month fee to $100. On Friday,

September 9th my husband checked our mail and received a

letter from Yes dated August 23rd stating that on October 1st our

month-to-month fee was going up to $250. Yes is required by law

to give us 30 days written warning for all rent increases and did

not. I have an email from the United Stated Postal Service that

shows the letter not coming to my mailbox until September 3rd

but because of the holiday weekend did not physically hit my

mailbox until September 6th. My husband went directly up to the

office on Friday, September 9th and the employees in the office

had the doors locked. On Saturday September 10th my husband

received a phone call from Amber in the office. They discussed

the issue and she apologized for the problems. She told him he

would have to talk to the property manager on Monday to get the

issue resolved. Monday morning my husband was at the office at

9am. At 9:10am the property manager entered the property saw

him waiting and proceeded to drive the property another 10

minutes before opening the office nearly 30 minutes late. She

then refused to assist in anyway stating that he "scared" her by

knocking on the door Friday and that we needed to go through

the corporate office from now on. My husband was angry, yes,

but he did not even see this woman let alone speak to her for her

to be "scared". She is claiming intimidation because he knocked

loudly on the door. We have contacted the corporate office for

issues in the past and have never to this day received any

communication from them.

Desired outcome: A 30-day notice as required by law

I live in Cloverleaf Village Moline Illinois. Ive lived here for 9 years and am a owner. Every year my lot rent goes up. I can understand Running cost go up. Ive never been late with a payment. I got my bill for 9/22 and there was a new charge that was labeled Month to Month. The amount was $50. I go to the office to find out what its for and cant get a answer. Thats a extra $600 a year on top of my lot rent... This is unacceptable... Yes Communities doesnt give a damn about the people here!

Why am I being charged a extra $50 a month, when my lot rent was already increased to $499 a month. I have lived at this address for over 9 years. Every year my lot rent has gone uo $240 a year.

i was charged for a month to month fee and I moved out when my lease was over. this is the worst company I have ever had to deal with. I am a property manager as well as a realtor. I would NEVER run any company the way they do. Not to mention the condition of the home I was in and the water shut off weekly, pool closures all the time. new manager and office staff every few months.

the voicemail is still the same lady from 3 managers ago. they never changed the voicemail! can not reach anyone ever. call corp? did that. got nowhere. I will be leaving bad reviews in every spot possible to warn people of Oaks of Atlantic Beach. they staff is trash.

YES! Communities New driveway

On the day I said I was buying my house, Danielle , and Kathleen who both worked in the office, I know Danielle is no longer there, but Kathleen is still there, and Rhonda also, I was promised a new driveway that day, by all of them. I've been there now over 1 year, and all I'm getting now is ,"OH, YOU'RE ON THE LIST FOR A NEW DRIVEWAY", or I'M WORKING ON IT." Then, as I'm seeing all of these new driveways being put in and no one living on the property, I started calling often to see when I was going to get MY driveway replaced, Kathleen and Rhonda said to me "Oh we're actually done putting in new driveways, so the next time we put in new driveways we'll work on getting your done." That is ridiculous, since I was promised a driveway over a year ago and properties who are not even occupied yet got brand new driveways that no tenant is even paying for, when I'm paying a lot fee for a piece of [censored] looking driveway which was contingent on me buying my home at Oak Tree Village. I will get a written affidavit from Danielle if that's what you want and need and take further action. I love oak Tree Village, but extremely disappointed at what I'm seeing going on here.

The talk in the community is how all Oaktree Village does is fine people for petty things and they never fight for the people, the very people who pay their salary.

Desired outcome: I WANT MY NEW DRIVEWAY AS PROMISED.

YES! Communities Abandoned animals

I live a Village Oaks Mobile Home park in Midwest City, Ok. there is a problem with the park being over ran with cats, some are feral. This has been reported by numerous people to the office and even to the humane society. there is a trailer #19 a few months back Humane society was out and she had over 40 cats plus dogs in here trailer... she was told she needed to get rid of all but 4 animals... her way of getting rid of them is to throw them outside when they can take care of themselves... these poor animals are not being taken care of at all... they are not spayed or neutered or do they have any shots... She told her neighbor that the park could not do anything to her because she ownes the property... I understand she owns her trailer but not the land it sits on. the urine smell from inside can be smelt sometimes outside... they are just reproducing constantly... a female cat can get pregnant 5 times a year and can have anywhere from 2 to 6 cats per litter... and then each female kitten can start the reproduction all over... the cats that are nuetered and spayed are not the problem as bad, they do keep the population of rats and mice down... I myself have taken down 9 cats either to be fixed or to the pound... a problem also is the pound will not always take them... thats why I have paid to have them neutered or spayed out of my pocket... we caught 5 yesterday to go to the pound today... As an avid animal lover, it concerns me that these animals are not being taken care of... they are hungry, sick and getting hurt by kids in the park or ran over... thanks for taking the time to listen to my concerns...

I have been in the park for about 6 years and love the area even bought my home out there.

Melinda at the office is very unprofessional.

The other girls are nice but Melinda is rubbing off on them. I don't know if it's a power trip or what.

They lie nothing gets fixed. Seriously just be upfront don't beat around the bush.

I'm selling my mobile home I am not using them to sell it.

They have been giving my buyers the run a rounds.

They lie and say mine is sold and offer one of theirs.

I called Yes communities customer relations but they are as bad as the ones running the place.

So unprofessional on all parties.

There is nothing Yes about this place.

The only Yes about this place is Yes it's true about what you hear about these communities.

Desired outcome: Get a call back and be able to sell my place Without lying to potential buyers and giving them correct info . Get back to me & buyers so we can know if they are approved .

YES! Communities Management / Not Safe

I wouldn’t even give this place one star. They were awesome when we were looking and talking about all these great things . I was so excited to live here then we get into this trailer that’s a fixer upper and said they would paint the deck and fix doors WHICH our front door didn't even lock . Haven’t done so. Our AC went out and still haven’t came to fix at all . Paying people to write good reviews on here and takes money off there rent when they do so. It’s ridiculous. Communication sucks never answered the phone i have called left voicemails and emailed managers and has no maintenance staff. I wish I never moved in here. Hopefully other people have better experience but everyone who lives on my street mostly has a bunch of complaints and nothing done about them.I wish I can get out of this lease.

YES! Communities Deposit/Rent taken after moved out.

To whom it may concern I am writing this because we have reached our stressful points. We was with Dynamic Yes Community on Desoto area for 4 years plus at address 1111 Johns Drive(Site#1111), without missing not one payment nor late ones and all Mrs. Brenda the community manager can say was “either buy or leave” and not that we didn’t want to buy just that Dynamic didn’t have double wides so we came across “The Crossing Yes Community” on Wilmer and we are here now. I also don’t understand and don’t think it’s right that $1,400(rent) was taking out of our account after we had already moved and one of the ladies from the Dynamic office called my husband(Mr. Meraz) to tell him Dynamic is keeping part of that money that was taking out plus all the deposit we put in when we first moved, also been charged for vinyl issues that aren’t on us and I can prove that cause we had put in a work order with pictures and it never got fixed. We are desperately confused just that this don’t sound right nor seats right with us and I would like to just speak to corporate and let them give us an explanation on why Dynamic took money out of our account after moved out and keeping some without our consent plus the deposit.

YES! Communities Air conditioning

: My name is Marlene Rolon. I live in 69 Imperial Dr S Mulberry Fl. I moved here on March 30, 2022. I am waiting for a response from the Yes Communities company since Spring Hill Estates did not want to solve the problem with the air conditioning. I have evidence that shown that the same air conditioning company sent multiple offers to Spring Hill Estates to put new air in the house and they did nothing.
