YES! Communities Dead tree removal VanBuren Estates Property

About June 14th 2021 I emailed Yes Management about trees between my lot and lot behind my home. Causing damage to roof, moss growing on roof. Because I was not specific about limbs also falling on roof. I was told we had to trim trees. Then an employee of my Park came out inspected the trees and said 2 are in bad shape. Diseased, carpenter ants. And he would report to Management. Management said they would remove 2 of the trees that are bad. I also had 2 companies come out and inspect the trees and were told the one is so bad it could fall on our home in a strong wind. I have emailed Yes several times since as we have been getting the run around. Told someone had poison ivy and could not come out. Then another time told they can not find a company to come out. Last email sent they said they forward to their District manager and Regional on Sept 8th. and we would get a response in 48 hrs. Well still no response so sent another email on Sept 22nd and no response yet, this has been going on since June. Told them we need to replace our roof before winter. I feel they are stalling on purpose, and I will not be happy if the tree falls on my home and they know its a danger.

Desired outcome: Remove the dead trees

YES! Communities Living at yes

When I moved out to woodlake eat it was owned by Scott Roberts of Roberts communities then when things couldn't get worse we were bought out by Yes community which has turned out to be worst than Roberts ever could be! They can never be reached by phone nor any other means. They are horrible and once you buy your home in their communities that's it they are done doing anything for you. I asked over 3- months ago for doggie poop bags said they would do it but still nothing! This place is horrible they don't do anything for you nor keep up with their properties with is filthy. Don't buy into any of Yes communities you will regret it!

YES! Communities Managment

Management in the yes! Community of Leonard Gardens are all immediate family members which I believe is a conflict of interest. The family picks and chooses who needs to follow the rules and who doesn't. They also pick and choose who gets things fixed like driveways, front steps and lawn care. They are not invested in bettering our community for everyone, they only have interest in their families and friends. The community should have standards set for all families not just the people they decide to single out.

YES! Communities Everything

You should all be ashamed of yourselves for implementing a rule stating that residents cannot have window AC units. Your residents are already miserable enough with the lack of maintenance, over priced water bills, missing speed bumps, last minute rent statements, among other things, but now apparently you want some of your residents to suffer from heat exhaustion. I'm embarassed to call this place home.

Desired outcome: Offer a deed in lieu option for residents to give back their homes and move on with their lives.

YES! Communities Management team not addressing complaints

Management continues to dismiss complaints even with medical documentation proving concerns. Other residents have personal private information from the maintenance person. Management says call the police, police say it's private property and a civil matter to take it up with the office and the courts. What are homeowners to do?!? How many police reports will it take? How many times will medical documents be requested and ignored from the disabled? How much more suffering will we go through before something is actually done? How many times will confrontations between residents happen before the manger does her job?!?

YES! Communities Towed my car after I was given permission to park it in my yard No warning to remedy either for breach of rules

In Terrance Heights Community they towed my car out of my yard when I was gone with no notice. I had the ok from the previous manager manager to park my car in my yard until they could get someone here to pour the concrete and extend my driveway. It has never been a problem in the past 6 yrs until the last Manager quit. They are also estimating water usage again and my water usage went from 3500 gallons to over 8000 gallons. There are no leaks and this is a tactic they used in the past and got caught for it years ago. If you challenge them they threaten to terminate your lease.

Desired outcome: I want the $150 back that I had to pay to get my car out of impound

YES! Communities Office/Maintenance

I have filed 4 requests for maintenance to complete the job they started. We had a tree in front of our house that had grown so large that it has caused my under pending to buckle. It has also caused my walk way to lift at a dangerous angle to allow tripping if not careful. The stump needs ground down and the root taken out so this can be fixed. We own our home and of course rent the lot. Would like something done before winter comes.

Desired outcome: walkway fixed so not dangerous for us. and stump ground so we can fix under pending.

YES! Communities Drop box.

You have removed the drop box. Most people have jobs and need to drop rent off after hours. Not everyone has a computer or is handy with one. The comunity has many senior citizens and disabled people that used the 24 hour drop box. Why not make it easy to pay the rent!

I live in Jacksonville Florida at oaks of Atlantic trailer park and the people that you have working in the office are by far the worst people that has ever been in there they can't seem to get anything done with the trash pickup and the lawn care

YES! Communities Repair request

I bought a 2021 home and moved in Feb. 2021.
This complaint is because the entire park lost power the other night. When it came on I have two electrical outlets not working. I opened a repair ticket and they automatically closed it as I am a homeowner. Seriously, my outlets were working before the park lost power and now you won't help me. The reason is because I chose to pay cash for my house and now you don't want any part of me. That's not nice customer service.

YES! Communities Lack of customer support from corporate office

I have been waiting for a response from my earlier complaint on 08/04/21 regarding the $72 monthly trash bill. Today is now 08/23/21... What happened to following up with me the following week?
No big surprise there!
This is just like yes communities... You run into a legitimate complaint/concern and yall just ignore it... U become silent... Go figure!
So much for the customer satisfaction that you say you pride your self in... Not much pride to show now is there...
I still would like an answer/explanation on the trash bill asap please.

YES! Communities Overall the way they treat tenants

We have lived here for 2 years and never caused any problems but the moment I called corp on the management for not doing their job when it came to us purchasing the home and why we still haven't gotten a sidewalk after 2 years .we paid our rent even when we were struggling with the pandemic we kept in contact and paid our rent. They told me they 3 of them were going to come into my home and go in my closets and my drawers for a gold key service which they never did untill now and I called corp again . They were told only one person aloud to walk through out home the lady from the office got up set so the next week we were given a 60 day vacate notice and when I ask why because no reason was listed she said because she was asked to step outside . I called corp again and they say on here to give them a call they want to help .that's just a line they tell you to make themselves look good. They do not care they let the manager do what they want, they raise your rent with out notification . The raise your water bill without notice . So beware before you move into any yes community .if you stand up for your self to these people they don't like it. They won't even put in a second dumpster so this is what you get to look at.

YES! Communities Charging too much for trash pick up

I live at Shadow Mountain in Sherman, Texas.
I have been here since 2018.

Our trash is included in with the rent every month on our invoice.
Originally the trash amount was 12.50 per can per month.
Then around November 2020 it changed to $60/month ($30 per can).

I noticed not that since June 2021 that I am being charged a total of $72 ($36 per can) a month for trash.

The city of Sherman residential trash pick up fee is $12.50 per can / per month.

I called Shadow Mountain office about 10 times in June regarding this matter and had to leave an URGENT message each time for the manager Felix to return my call ASAP. I have not yet received a returned call (like always). We have such an unprofessional management team here with poor communication skills and ever worse management skills!
So, I sent an email to the office for Felix, which was replied to 3 days later, yet NOT by Felix.
I was told by the management in that email that I am being charged the commercial price for trash which is $36/per can =$72 a month.

I DO NOT RUN ANY TYPE OF COMMERCIAL BUSINESS OUT OF MY HOME.

I am not commercial. I should not be charged commercial prices.

The community office trash may be a commercial pick up site, but MY trailer home that I am RENTING, as my primary residence, from YES Communities is NOT a commercial unit.

I do not feel this is right to charge me $72 a month for trash when I am living in a residential home. Not a commercial business.
I notified management that I will take my trash outside city limits and burn it myself rather than pay $72 a month for trash pick up. I was informed that this was not an option, and that the trash fees would still be charged, weather I used the trash services or not. Wait... WHAT!?

Think about this a minute, $72 a month for trash, per home within the community...
There is like around 205 +/- homes in this park.

$72x205=$14, 760 a month that this community is collecting just for the trash bill?!

That is INSANE! I will contact the City of Sherman Waist Management Superintendent to confirm the amount the community is charged for the residential trash pickup within the community.
I would like to discuss this issue with YES communities to resolve this over charge for trash. If necessary, I will notify my attorney of this matter to ensure all guidelines and regulations are being followed by both YES Communities as well as the City of Sherman.

Desired outcome: Monthly trash fee to be reduced to residential price per City of Sherman Ordinance as well as a refund/credit for all previously paid over payments

I am still waiting for an update with an explanation of this $72 trash bill. I guess your company is not as dedicated to their costomer satisfaction as you say you are. This is a big deal and I've been pushed aside like its nothing.
I would NOT recommend anyone to move into a YES communities park unless you want to be taken advantage of.

Besides this trash pickup overcharge issue i'm having with yes,
I got a call from yes management today asking me when I will be paying my aug rent...
Wait... what the f?
I dropped my aug rent payment off in the form of a personal check to the yes office staff personally! in person! hand to hand transaction! in the community office!... in person!
What the heck?! yall dont process the rent payment as it is received or what?
Yes I was late on getting my payment to yall, but the office staff was made aware of the delay in payment on the 1st of aug, I paid my rent (and late fees) on aug 12th, as agreed upon on the 1st.
Its been 6 days now since I handed over that payment to the managers office... in person, I remind you...
So, after receiving this call today, I directly called my bank, then I attempted to call the yes community manager back, the one that had just called me, and guess what... no answer, no returned call, nothing...
Where in the hell is my rent payment? come on now..

I have not yet been contacted with an update. I was told by yes on aug 6th that they would give me an update by the following week... its now aug 18th and go figure, no update, no response... just like I said before, yes communities does not address issues or return any calls, emails, etc... I am not surprised... this is so unprofessional! you should be named no, instead of yes... I am a very unsatisfied resident.

Our management is Mike he is creepy a liar and sneaky he's always walking around our trailers driving around or just sitting in front of them they don't know how to treat people he's very rude and talks mean and down to us I tried to speak to Angie I guess she's above him and she behave just like him very rude and condescending there are so many other things also

YES! Communities Renting and buying

Me and my family applied end of May and was told everything looked fine on our applications and we would be approved without any issues...

Called in to he k on the status and the rental manager had the driest personality just to perk up when we received a denial letter that was vague and did not have the correct information in our Applications which further let's me know we were sabotaged.

I am disabled and have a hold with special needs, ADA goes out the window once you pay for a application.

Desired outcome: An apology and a place for my family with no down deposit without nasty racist attitudes.

YES! Communities I paid my rent.

July 6ed I went into the silver creek trailer park office and explained to the gentleman that my card hadn't came yet due to the holidays. Technically it was supposed to be there Saturday. I went and paid my rent right away. He handed me my letter. Why do I have another one for late rent under my porch steps? Wasn't on my porch or my door. People have different incomes didn't get paid at different times. Some people have kids and grandkids and custody. Some people are barely are making ends meet.

YES! Communities Inability to get my deposit back

What does it take to get my deposit back? I was told 30-45 days. It is now day 67 and after leaving numerous messages, I can't even get a return phone call from the manager of Terrell Crossing. Who does business like this? You took my money instantaneously, but it's like pulling freaking teeth to get it back. I've called and left messages with Yes Communities so-called resident relations team. That's laughable. It's nothing but a disposable voicemail for people they don't want to deal with.

Additionally, I left the home in immaculate shape. I thoroughly cleaned everything and shampooed the carpets. The only issue was a quarter sized hole in the carpet from my sister in law's office chair. I was told by the leasing consultant that people very rarely left a home in such nice shape, and that the hole was minor and could be fixed for little to nothing by the handymen. However, the invoice I received from Yes Communities showed that they withheld $300 for carpet and pad — for a quarter sized hole that I could have fixed with a swatch of carpet! Any method, no matter how vile, to avoid giving me back the deposit I made in good faith.

I want my deposit back. Ideally, it would include the $300 you took out for carpet and pad. Leasing consultant, Gina, told me that the quarter sized hole could be easily fixed by her handymen for no cost because they have plenty of the carpet used in the home. She said this in front of 2 witnesses. She also (in front of witnesses) went on and on, thanking me for cleaning the home so well, and for thoroughly cleaning the carpets. She told me (again in front of witnesses) that the only thing that would be withheld from my deposit was the water and trash bill for the last month I was there.

Your employee, Gina, was given my address change in writing on April 29, 2021, and again on May 1, 2021 in a text message, which I can provide, on May 1, 2021. I have called your so-called "resident" line several times since then without ONE returned phone call. I also called the Terrell Crossing Manager NUMEROUS times with no return phone calls. It would hehoove you people to return phone calls. You'd be surprised how reasonable people act when their concerns are acknowledged and acted upon.

I finally went to the office on June 25th and demanded some kind of action. Gina called me on Monday, June 28th, and gave me some bullcrap story about how my check had only gone through 4 of the 6 people necessary to approve it. According to her, my check hadn't even cleared your office.

So someone is lying, and at this point, I don't even care which one of you it is. I expect you to overnight my check, and I want it in my hands by the end of the week. I work from home. I have nothing but time to leave crappy reviews all over social media.

By the way, you might want to familiarize yourself with Texas Law. You are obligated to have my deposit refund in my hands within 30 days. Here's a hint for you. If a former tenant is calling you and telling you they have not received their deposit in a reasonable amount of time, you might want to ACTUALLY CALL THEM BACK!

I had a situation with yes community. I had actual feces more than 40ft under my trailer for an entire year. After many attempts at getting them to resolve the issue. I finally mailed a letter to the office. Personally asked for a return in my deposit and rent since I was rented an unsafe dwelling. The manager refused so I told her I would take the matter to court. I placed a judgement on yes communities and moved out. 4 months later I received an email asking me to sign my final move out notice. With my deposit being $2,500 I was to receive $250 back. I was given a check list for procedures of what the community expected to have completed when moving out. I placed and patched every pin hole there was. Well I was charged for paint and every single normal wear and tear you could think of. Imagine sleeping every night less than 3 ft for an entire year from multiple people waste. Simply because, the park used 3" pipe and refused to resolve or fix anything about the issue until they were served summons. Then to have 4 months go by asking me to sign the final move out notice. Which would have had my forwarding address if I had received it. Yes not technically 30days. But, they have " A reasonable amount of time" which typically is 30 days. In my situation I had to branch out to the regional manager to even get acknowledgment of the first judgement. The 2nd judgement of the deposit I had no issues. The manager went to court that time with someone that was able to represent yes communities unlike the first time. But, it was so straightforward of the wrongdoing. The judge simply just asked both attorney's if they knew the law they both agreed. Over with.

YES! Communities 25 years

My name is Lynn List, my husband and I lived over 25 years in the Fairchild Lake Communities. I recently moved, to Florida, the last two months were the worst two months I lived there. When my husband and I bought our 2nd home in that park we were offered 100 dollars off of our lit rent for as long as we lived there. This was taken away from us by Aaron. He said that my file was lost, and he had no way of proving it. My neighbor who was only there for 11 years got to keep her offer. Now we have no security coming back to us for the same reason. Very disappointed, I will not suggest that park to anyone even though I did love it there for the years I spent. Just wanted to get that off my chest, not my fault my file was lost. Lynn List

YES! Communities Termination of lease

There is no reason to terminate my lease as I have done nothing to violate the rules of the lease. I have had to get financial assistance to help with rent due to covid. I do not think this is right as just last week received letter in the mail stating we had until the end of July to renew the lease. I do pay my rent every month. Now also still being covered from eviction the manager has threatened to evict us. This is discrimination and harassment.

I been there for over 15 yrs never had so my problems . I moved to anothet mobile home I m still working on getting the lease change to my name. They want me to pay rent again plus the want due plus $475deposit. I'm a senior citizen I work but don't have that amount of money. My water bill went up over$50 they keep telling they are going to send someone to check it. It was cover with grass doesn't even look they check it the reading on the bill n I myself check is not close. Ending reading on the bill is 632291. Went I Checkit is is 620750. The staff doesn't even know what they are doing even talk out it when is was there. They don't have any common sense to write reminders down instead they told me to call them n remind them about the deposit n raising my rent at the end of this month. 16 years never been so stress to come home. They want the grass cut weekly or$70 added to the bill per week. It didn't need to be cut weekly sometimes. You needs need well Train staff. Fix the potholes. Please do something I like it hear beside the staff it is very peasefull her I live alone. Seascape Corpus Christi even a light would help. They kill our cats n cut them in piece n throw them in the fields on the back. Cats are harmless. Hope you can do something I can't afford to move n don't want to.
