This company is unprofesional and does a poor job of communiting with customers. They removed my washer and dryer from the property without informing me. They did not inform the tenant that they are responsible for the water bill and also did not respond to a certified letter. It was very frustrating and costly (I had to pay a water bill for $1762).

I really wish I could give this place zero stars! I talked to someone from their team before submitting my application and paying the fee. I knew my credit wasn't great, but I was willing to put down a bigger deposit. They assured me that my credit score would only affect the deposit amount. So, I went ahead and filed the application. They said it would take 24-48 hours to process. But, days went by and I heard nothing. They didn't answer my calls either. After a few more days and countless phone calls, they finally sent me a denial letter via email. And guess what? The same person I spoke to earlier had no memory of our conversation. These people are nothing but scam artists!

At this point, All County Tampa Bay doesn't deserve even one star, but I'll give it anyway. Let me start by saying I've been renting a home from All County for 4 years. I always paid my rent on time and treated the home as if it were my own. However, they never bothered to do any upgrades, only yearly inspections where they would praise us for keeping the home well. Sometimes, when we needed something or told the owner about an issue, we would get pushback or be told that he's not interested. Eventually, the owner decided to sell the home this April. We left the home in better condition than when we moved in. But when it was time to get our deposit back, this company came up with a bunch of fake charges without any proof and stopped responding to our emails. I wouldn't recommend leasing from or entrusting your property to All County Tampa Bay. Never again, and I suggest you avoid this company too.

All County is holdin my security deposit illegally. The first paperwork said the carpets were messed up and stained. The All County people agreed when we talked. When I moved out, they charged me $750 for stuff I didn't do. All County should have the first paperwork to prove it. They never said anything to dispute those problems.

I was a tenant of ACTB and rented one of their managed properties at: XXXXX *** FL XXXXX Dates: June to Sept 2021. Leasing Agent: Erica V. Franchise owner: Ho W. This company was super easy to deal with at first and during my stay. But when it came time to move out, they became a big headache. I've been chasing after the money they owe me every month since October . Here are the details: I let them know I was leaving on 8/20 through email. I officially moved out on 9/11. I got some of my deposit back on 10/6. I disagreed with the amount they withheld and sent them a letter, which they got on 10/14. I talked to Érica V. and she said they would send the money owed to me and a check for over $1300 would be cut. She said the check would be sent on 11/12. But I haven't received any check since then. I call them at least once a week. They keep making excuses and haven't fixed the problem. On 1/18/22, Érica asked me to send her my bank details so they could wire the money right away. I sent the email right after our call, but I haven't gotten any response. I called again today, 1/20/22, and got sent to her voicemail. I really need this issue to be resolved ASAP. I would never recommend this company to anyone. They're so unprofessional and their customer service is terrible.

I signed up with All County Tampa Bay in Oct 2020 to take care of my 2 unit rental property. The leases for both units said that unit A would pay half of the utilities bill and two-thirds of the power bill. They asked me to email them the bills every month so they could bill the tenants. When I checked my statements and payments to do my taxes for the first year they managed the property, I found out that they never charged either tenant for utilities or water. I told ACTB about it and they said they would "get me my money" and fix the billing issue. They kept sending me statements that showed the billing for my tenants, but there were still no charges for utilities or power. Finally, on August 11, 2022, I had my lawyer send a certified letter and email explaining the contract violations and giving them the required 30 days notice to end our management agreement. Even though I asked them multiple times to acknowledge the notice and explain how they planned to recover the funds they never billed, they didn't acknowledge the termination notice and don't have a good plan to get my money back. I want All County Tampa Bay to reimburse me $8,195 for the bills that the tenants never paid and $5,000 for legal fees and property repairs caused by the tenant, who wasn't properly watched or managed.

On Sat 4/30, me and my fiancé went out to walk our dogs. When we got back home around 9:45 PM, all the smoke alarms in the whole house were going off. Water was also coming through the ceiling and into the main hallway. We called the emergency maintenance number for All County Tampa Bay (ACTB), our rental management company. The lady quickly told me to go on my online portal to submit a maintenance request. That seemed weird for an emergency, but I did it anyway. She said someone would call me when they were on their way. That was the last I heard from ACTB until around 12:30 PM on Mon 5/2. We took our dogs somewhere else because the sound of all the smoke alarms was unbearable. We tried everything to turn off the alarms, but nothing worked. We waited about an hour before calling ACTB again. No answer. We left about 4 messages until about 11:45 PM. It was clear that they weren't going to call us back and we were on our own. They knew we were in trouble and left us hanging. Finally, we called 9-1-1 to see if they could help. We were stuck outside, all the alarms were going off, water was coming through the ceiling, and we had no one to assist us. They sent the local fire department who were great. They turned off the smoke alarms, explained why we couldn't turn them off ourselves, and assured us that the house was not in danger of a fire. The A/C unit had stopped working. Sun 5/1 was tough because we had no A/C and it was over 90 degrees outside. Still no word from ACTB. At 4:37 PM, we sent an email explaining everything that happened the previous night and asked for a follow-up. On Mon 5/2, we finally got a call from ACTB around 12:30 PM. They gave a small apology for what happened on Saturday night. When I asked why it took so long on Monday to get in touch with me, they said that Erica got to the office late that day because her car broke down. Me and Angel were both really upset and angry.

We rented from All County Tampa Bay Property Management (ACTB) because we had no other options due to the housing shortage. The inside of the house had been painted recently, but the floors, kitchen, bathrooms, and appliances were really dirty. The dishwasher was so bad that it had black mold and needed to be replaced. We lived in the house for four months and then got orders to move onto the military base. We gave a written notice to vacate 34 days before we had to leave. According to the law, military members can end their lease without penalty if they give a 30-day notice. When we moved out, we got our security deposit back, but ACTB didn't give us back the pro-rated rent of $1,497. Their lease says that we have to pay rent until the end of the month, so they don't have to give us any money back. But the law is very clear that military members moving onto a base with orders are entitled to get their pro-rated rent back. Our lawyer sent a letter to ACTB telling them that they were breaking the law. As of October 7, 2022, ACTB is now saying that the homeowner won't give us our money back and that they aren't responsible. We talked to our lawyer again, and they told us that this is not true and that ACTB is just hiding behind the homeowner, which is not a good legal position. ACTB knew about our notice to vacate and had plenty of time to look at it and the law before we moved out. ACTB brags about having 300 properties in their portfolio, so we don't understand why they would take advantage of renters, especially military families, for such a small amount of money. If ACTB wants to steal from us, we are ready to take them to court.
