I've had a really frustrating experience with Alliant Property Management, LLC. They never seem to return phone calls in a timely manner. It's like they're always short-staffed or, as someone else mentioned, just not very good at their jobs.

Most of the reviews are negative and that's not by coincidence; where there's smoke there's fire. I don't want to rehash my incident, but the bottom line is ALLIANT is unprofessional, unresponsive and will not take responsibility for their mistakes. I own multiple properties and have never had trouble or issues with any other management company.
Alliant Property Management is amazing!
Alliant Property Management is amazing! They deserve 5 stars in all areas. They pay close attention to the little things, which is great. The staff is super friendly and the management is top-notch. Our Property Manager, Steven K, is absolutely fantastic. He's always quick to respond to any questions and takes care of issues on our property right away. He goes above and beyond to make sure everyone is happy, even when dealing with property owners who may not have all the correct information. Steven K does an outstanding job in every meeting he conducts, making sure all the property management details are taken care of.
This company is great to work with!
This company is great to work with! We have an outstandin property manager who is responsive and knowledgeable and works her tail off for our community, which is quite large. When we have an issue in another area, the management team gets involved immediately and lets me know they are working on the problem. Our transition from our former management company was about as seamless as it could be, and any hiccups were quickly addressed and resolved. They have a dedicated team and they do an excellent job for us.
Horrible customer service
Horrible customer service. I called because they double charged me for my HOA dues and they said they knew about the problem and were fixing it. Then they sent me an email saying they would refund the extra payment after it went through. I called customer service and asked why they had to wait for two payments to go through before giving me a refund for their mistake. He didn't know and put me on hold to check. He came back and said he couldn't reach accounting and that they would call me directly. I'm still waiting for their call, but they did take two payments from my account...
This is totally not okay. They took money from my account by mistake and didn't communicate with me at all. It's been 24 hours and still no refund or call back.
This company is not good at their job
This company is not good at their job. They are not professional and they do bad things. They lie to me a lot and sometimes they don't answer the phone. They keep changing the person who manages the property and none of them know what they are doing. If you want to get notices about fines that are not yours, have your calls ignored, and be lied to by people who are not very smart (they think they are smarter than you, but their applications have lots of spelling mistakes), then this is the company for you. One time, they told me I couldn't see complaints against me (I knew there were no complaints), but I had to remind Zoe about the law that says I can. Suddenly, I was allowed to see them. Don't try to act smart when you're not. When I called to complain about a fine that I didn't deserve, all the accountants were in a meeting. The next time, two out of three of them stayed home because of COVID, but not the third one. It was a weird lie because they were all just in a meeting, so they should have all stayed home. But it was a really bad lie. In short, I didn't owe the money. I guess they thought I would believe them.

Alliant Property management, or whatever they call themselves now, has been around since 2018 or something like that. I had a bad experience with them back in 2014 when I was managing a property in Fort Myers, Fl. They took advantage of the owner who wasn't around and fined us for silly things like garbage cans and painting the garage door. They even sent notices to the tenant and then sent the fines to their own collection agency. They did the same thing in 2018 too. The poor owner had to pay over $15,000 in fines and legal fees just to keep his property from being foreclosed on.
And now, they're managing the HOA where I live. Ugh, these guys are the worst. They've only been managing this place for about 13 months and I've already gotten over 5 violations for stupid stuff like parking on the street and pressure washing the driveway. They even fined me for not having a lease for my roommate for 7 months. I tried to explain that you don't need a lease for a roommate, but they didn't care. They slapped me with a $1100 fine for a lease violation and, of course, sent it to their lawyer. The lawyer then threatened me with a lien if I didn't pay his $600 fees plus $400 in past due assessments. But I don't owe any past due assessments, these guys are just corrupt.
Overall, Alliant Property Management is a nightmare to deal with. They take advantage of people and try to squeeze every penny out of them. Stay away from them if you can, unless you enjoy being treated unfairly and being taken advantage of.
This is a problem from 2020
This is a problem from 2020. Since I have another problem, I decided to file this one too. I rented from *** and *** at *** for five years starting 2016 through 2020 for the months Jan through March each year. After 2 years, Alliant/HOA decided they wanted to have a security deposit from each renter of $1,500. I submitted that deposit in 2018 and since I was renting for the next 2 years, I never asked for the security deposit back from Alliant, who had the money.
In 2020, we were informed that the owners, because of Covid, would not be renting to us in 2021. So we asked the owners for the security deposit that we had given them ($500) and they sent it to us.
I then contacted Alliant and told them that I wanted my $1,500 deposit back.
They sent me a check for $1,452, $48 short. I contacted them and they said there had been a problem. I asked what and when such problem occurred. And this is when they refused to tell me anything.
1) They refused to tell me what the problem was.
2) They refused to tell me when the problem occurred - important cause I was only at the property for the months of Jan through March.
3) They refused to tell me when this problem was corrected.
That is what leads me to believe that they were TOTALLY lying about why they kept $48 of my security deposit. That is not a lot of money, but I don't like to be cheated.

The last time, they told me my refund request was denied. They said a representative would call me soon, but I haven't received any call or email from them to this day. I got a problem with my condo's ceiling
I got a problem with my condo's ceiling. Alliant is supposed to fix it, but they haven't done anything yet. I've been sending them emails asking why, but they don't respond. On 10/15, I reported the damage to Alliant and got a ticket number ***. The next day, on 10/16, Joe D. from Alliant responded and asked for a picture of the damage, which I sent. He said someone would contact me within a week to arrange the repairs, but that didn't happen. On 10/23, I emailed Joe again to complain about not getting any response, but he didn't reply. On 10/27, I emailed Alliant and got another ticket number ***, but still no response. On 10/29, I emailed them again and got another ticket number. They seem useless. I just want my ceiling fixed, it's not a big job. I also called on 10/29 and talked to a representative who wouldn't transfer my call to someone in charge. It's really frustrating.

We thought the closing company would stop the payments, but they didn't. We didn't realize this until two more payments were made after we no longer owned the property. We've been trying to get a refund for over 6 weeks now. We've called many times to talk to their accounting department, but they always say they'll call us back soon. It's been 6 weeks and we still haven't received a call. We've also sent many emails to the accounting department, but no response. They gave us a case number, but it hasn't helped. I got a credit balance on my account. I reached out four times in three days for an accounting of my charges and payments. No response. They treated me horribly when I was in deep distress over my condo flooding last year. The then manager wouldn't help me with my flood and the board insisted I use their kick back company instead of my contractor already on site. They caused me unnecessary stress. They blocked me from calling or emailing them. They also bullied a 90-year-old man, Mr., into paying $1200 for something that wasn't his fault, proven by both Universal Property Insurance and Vortex Professional. He should have sued them, he did want to cause problems. Well, I won't be bullied or ignored, so they blocked me. They also charged *** a fee they had no business charging him. They are corrupt. I want to be unblocked and a detailed accounting of my fees and payments. I have a right to communicate with the management company. My owner fees pay them.

Alliant Property Management is my HOA. On Sept. 8, 2021, I tried to speak with someone about my account after I found out that they had an attorney file a lien against my property and attorney fees for non-payment of my HOA dues. I contacted the law office on Sept. 7, 2021, and that went nowhere due to the fact that they have the wrong information. So I called Alliant, about 5 times. They requested that the accounting dept. return my call, they never did, instead sent me an email telling me to call the law office. I requested the CAM call me. Never did. They say that I never paid July and August dues. I have my bank statements and my accounting information from my Alliant account. That proves that I paid. I paid $2132.23 year to date, my dues total $1880. They violated the Homeowners' Association Act (720.3085(3) and the Senate Bill 56. I never received any 30-day notice that I was late or was given 45 days before a lien was put on my property. Now they are threatening to foreclose.

I have written over 50 emails about my flood and their lack of concern and working backwards. I have been nothing but lied to by Erin W. When I asked her to remove incompetent Charlie B. from this matter (I filed a previous complaint about him), she was to be the one involved not him. She said she would have her boss call me. I think he may be afraid of a strong, intelligent woman with a customer management background. I would have fired all three for their sub-standard customer service. After all my emails and customer support tickets, Erin advises me they will not respond unless I send a letter in the mail to them. Are they in the dark ages? Apparently, as they know nothing about customer service. It is about apologizing, trying to make the customer happy, and compensation. A lesson they did not learn. Well, I have submitted my requests in writing and email is considered in writing over 40 were sent, over 50 tickets in their Salesforce system constitute in writing. As yes, I am a Salesforce administrator, I doubt any of them could pass that certification exam. I am pretty sure legally they all constitute in writing. My home was destroyed, they work for me. A concept that has escaped them. They are to make things better for me, not worse.

On October 25, 2022, after returning from work at around 4:45 pm, we noticed that our palm tree was missing. We want to make it clear that this palm tree was not located on any public area, but rather in the center of our privately owned land. To our surprise, Alliant Association Management, or Alliant, had trespassed onto our property without permission or notification and cut down and stole our palm trees. We were never informed through email, phone, or text that Alliant was planning to remove these trees. This can be seen as trespassing, theft, and vandalism. There was absolutely no valid reason to cut down these trees. The root systems were intact, the trees were merely leaning, not touching the ground, and had no dead palm fronds. These were mature trees, over 15 years old, and healthy. They could have easily been propped back up if given the chance. In one response, we were told that the tree will be replaced once Alliant reaches a certain stage. What stage is Alliant referring to? Why did this have to happen now when Alliant is nowhere near the rebuilding stage? Will Alliant replace the tree with something of equal or greater value? Can we expect documentation, like pictures, of the replacement tree? Will Alliant replace the trees with ones that are also 15+ years old? Why did Alliant not remove the ***? This tree held extreme sentimental value for us and cannot simply be replaced with another tree! In the second response we received from Alliant, they claimed they did it to help the community. How does cutting down a 15-year-old tree on someone's personal property help the community? If they truly want to help the community, they should address the piles of trash (Exhibit C 1-4) that pose serious dangers and hazards.
