I moved into Wilshire Hobart Embassador Apartments in May this year. Since then, I've had many problems with the neighbors, management, and security. My neighbors are always making noise at night, and it's really annoying. I tried contacting the apartment manager, but he wasn't helpful at all. He told me to call security or the police if the noise was unbearable. When I asked for the security number, he didn't know it and told me to find it myself. It took me a while to find security, and when we went to talk to my neighbor, he was aggressive and said he could do whatever he wanted because he was paying for the apartment. The security couldn't do anything, so the problem continued. When I asked management to set up my intercom, he didn't do it for over a week. When I asked him about it, he yelled at me and cursed at me over the phone. He was very unprofessional and hostile. Overall, my experience here has been unpleasant.

The website is easy to navigate and has all the info you need. I found my dream home on there and the process was smooth as butter. Highly recommend checking them out if you're in the market for a new place.

Apt *** keeps smoking cigarettes and weed on the balcony. This is a big no-no since the building is non-smoking and it's dangerous for everyone around, especially the elderly, kids, and pets. The smell of smoke is everywhere, even in the walls and vents. When I talked to the manager, they said that the neighbor is going through a tough time with her boyfriend and feels stressed. That's not a good excuse! The company needs to do something about this ASAP because it's a health hazard and it's ruining the building's integrity. Please take action, thanks.

My building ain't had no live in manager since April till now. The building's been filthy, break ins, and constant battle with neighbors over excessive noise and disturbance of peace between 12am-4am on weekdays and multipole emails sent to executive office and management with no replies or resolution. I can't sleep and I wake up every day at 6am to go to work. I'm a working professional and quiet. I get home in the evenings to relax and sleep early at 10pm. I've been operating on no sleep and no peace in my own home that I'm paying rent every month on time. There ain't no empathy or professional and ethical standards that this company is being accountable for. I've never in my life dealt with a company this unorganized and to the extent of just not caring about the laws and finding loop holes to screw tenants and never be held accountable. Absolute disgusting behavior. I've had to call the police on the neighbor and get a restraining order request and this building still don't even respond to my inquiries.

This company is a big operation where it's hard to get in touch with anyone on their legal team or anyone "in power". I moved into one of their properties, ***, that was covered in urine, cigarette smoke, constant break-ins, AC that was supposed to be in my unit not working, giant holes in the walls, and leaking pipes. As my lease terms stated, I gave them 30 days notice to leave and had it approved. The corporation and building manager have been unresponsive and giving unclear directions. They said I'm responsible for finding a new tenant, and when I did, they gave me the runaround. BHprop is a false organization and they're prolonging the process and ignoring calls and emails trying to force us to pay when we abided by the lease terms and gave ample notice. My notice to vacate was accepted and is scheduled for November 13th, and the unit is cleared out as of this week. I would like this company to be looked into. I've seen many complaints online, and they're clearly taking advantage of people and writing up faulty leases and agreements.

I had to move out of my place at Beverly Hills Properties because of a big bug problem. There were over 50 cockroaches in my unit! I told the manager and showed them pictures, but it took a long time for an exterminator to come and they couldn't fix the problem. I left early because I couldn't live like that, but they wouldn't give me all my money back. They kept some of my security deposit and didn't give me back the rent I paid for the last two weeks of May when I had to stay in a gross apartment. That's not fair! The law says landlords have to give us a good place to live, and this place was definitely not good. I want my money back!

Finally, on 6/25, the manager told me that the check was mailed out on 6/16, but they didn't put my apartment number on it, so it might have gotten lost. I asked them to cancel the check and issue a new one for me to pick up, but they said the person who writes the check only comes in on Mondays. My wife tried to contact them on 6/29, but there was no answer, so she went to the apartment to talk to the manager in person. The manager said that a new check was sent out with next day delivery, but I still haven't received it. It's been 26 days since I moved out, and according to rent law, I should have received my security deposit back within 21 days. This is really stressing me out, and I think I deserve 100% reimbursement due to their negligence. Can someone please help me out?

I'm getting hounded by some collection agency that I don't even owe money to. I've been trying to get in touch with Beverly Hills Properties for months now. I used to be a tenant at one of their properties, but now they're saying I owe them $676 from May 31. But I moved out on April 13, like we agreed. And the last time this showed up on my credit report was on January 16. When I left, the property manager, ***, said I'd get $1500 of my security deposit back before I moved out, and then the remaining $300 when I gave back my keys on April 13. But I never got that last $300, and some of my stuff went missing too. When I asked *** about it, she said the cleaning person probably took it. But then magically, my stuff showed up at her office later. I never got my $300 or my $25 deposit back, and I don't know how they came up with $676. It doesn't make sense that they'd wait a whole month after I moved out to say I owed them money. I want this collection thing taken off my credit report because I don't owe them anything. I have pictures of the agreements we made in ***'s office, and I'll show them to anyone who needs to see them. I've been asking for a breakdown of all the charges and fees for months now, but they won't give it to me. And they keep reporting this debt to the credit bureaus even though I've asked them to stop. They won't answer my calls or emails either. This is so frustrating.
