I live at Cortland Craig Ranch since January. The apartment was awesome when we first moved in. Loved the layout and loved the apartment. The staff was nice and courteous until you had a compliant. Around May, I had new upstairs neighbors that moved in with 3 kids. The noise has been unbearable. I have filed several complaints with the management, all for them to say is record a video of the noise or let them come sit in my apartment. The issue is with COVID I am not allowing anyone I don't know closely come into my home due to health risks that I face if I were to contract COVID. I did manage to get 3 videos, one they admitted they could hear the noise and two they said they couldn't. I work 10 - 12 hours in my home due to COVID and I can't escape the pounding of children running, tumbling and screaming. I have tried to record more videos but it is not an easy task. The manager did reach out to the tenants above and they told her they couldn't control their children, that was the message the manager told me and nothing could be done about it. My only options was to move to another unit at an additional cost to me, pay for the movers at an additional cost to me, buy a white noise machine at an additional cost to me, or break my lease at an additional cost to me. I am at my wits end don't even know what to do unless I have unlimited amount of funds to get out of here. The management here doesn't know how to run a complex of this size. The manager even managed to get the US Postal Service mad at them that the US Postal Service would not deliver mail for 3 days. The manager needs to be fired!

I was not informed of this for my safety I moved out. I did not feel safe where someone can have the lock changed without my knowledge. I also submitted paperwork for a restraining order which I was informed by *** that would be the only option I have with breaking the lease without any payments/penalties. Fast forward weeks of no response poor treatment, I called corporate with a guy *** match 7th. Finally he speaks with *** from the main office in *** (they get it approved) 20 mins later *** from the front office calls me around 6:15pm tells me that since I called corp that they approved my restraining order to come the next day to sign the paperwork and I was good to go I didnt have to pay anything! She told me she was not going to send me an email because we already spoke on the phone. I went on wed morning to sign the paperwork because she told me she was not going to be in on Tuesday. Then *** sends me an email asking for a forwarding address to send me the ***, I explained to her the conversation I had with *** she basically told me since she wasnt part of the conversation she cant do nothing about it. I called corporate again *** said he was going to look into it thats a miscommunication with the girls in the front office well 2 weeks later no response now *** from corporate calls me tells me shes going to look into but since I gave them my keys the day I signed the paperwork that I have to pay for that whole month ( mind you I havent live there since feb 5th my lease was supposed to be up April 4th) I got the new keys and never went bac

I am a current resident of Cortland Cary in North Carolina. I've moved here in July 10 and It has been chaos and non-stop issues from the unit and their employees. I did my virtual tour of the apartment it looked good and the leasing personnel have stated that the unit would be ready when I arrived. I started the application and as I go through the process there was a lot of problem on the portal where I couldn't finish my application, there were so many discrepancy on the information of the application that needed to be corrected. I was promised that the apartment will be reserved for me anyway that the issues on the portal will be resolved when i get to NC. Upon arrival on a Saturday the leasing personnel have said he couldn't trouble shoot the portal and couldn't put the proper information and I just needed to sign the agreement for now pay the deposit, admin fee and first month on site which I did. When he took me to the unit, it was so dirty, many centipedes around the unit were spotted, patio covered with cobwebs and spiders. I ended up cleaning the apartment myself. All the appliances either not working or wasn't set up. From a washing machine that wasn't hook up, a dryer machine that doesn't dry any of our clothes, Dishwasher that doesn't work, Microwave that's misaligned, Refrigerator with old filter, water coming out from the faucet with sand and dark brown color water that we couldn't use for shower. Carpet that my son step into and has sharp nails which caused his foot to bleed. I was calling maintenance department non-stop, the time frame of this have been excruciating long for over a month and half. At this time I have contacted the property manager for help because the issues were going out of hand. Employees pinpointing and blaming each other for the neglect of this unit. The property manager offered to have a cleaning and steaming personnel to help with the issues. People from maintenance and all coming in and out of the apartment have disrupted my work and personal time. Finally, when all have been fixed. It rained and my apartment flooded! No one have taken cared of it that day, they had one maintenance person working on call that Sunday who was taking care of the 2 buildings and all first floor of the old building was flooded. I was promised that professional people would be coming to remove the water that night but never happened. I waited til 10pm but no one came, I had no help of what so ever. I was walking in my apartment flooded with water trying to save my furnitures from getting wet. I was told by other residents that the old North bldg. floods all the time when it rains and leasing personnel are aware of it, yet they have rented the unit anyway. This was never disclosed to me. I have contacted the property manager had a meeting with her about not getting any help that night and was unsafe for me. She offered that I can break the lease but as I was looking for another apartment there were no available units on the timeline they gave me to move out and per property manager corporate office wont be able to accommodate me to stay longer. And so, I have decided that I will just transfer to another unit. She offered me to look for a unit in the new south bldg. which I did and have offered me to be reimbursed with my moving expenses and other concessions for the inconvenience. This has caused me a lot of stress and missed work for a week trying to move out again so I went through the process with another leasing personnel and moved to the new apartment on August 30th. At this time the property manager have resigned and I have been in constant contact with leasing personnel face to face at the office so I can finish the transaction of my new apartment. I have been complaining that I couldn't get into the portal. I have expressed an immediate resolve of my bill making sure the promo of 2 months upon signing was in placed and the reimbursement of all the expenses and other upfront concessions where deducted. This has been followed up many times going to the leasing office and talking to them via phone call as well, I never neglected to fix my account so I can pay the right amount for October. I have been told that this will get resolved and I will be updated many times but never happened. I have not received any of the bill breakdown and new leasing agreement with the proper amount and my children added as tenants. I called the leasing personnel on October 1st, stating its time for me to pay this month and would like to know my bill because til this day I couldn't get into the portal. She said she will call me within the day but never happened until I directly got a phone call from their new Property manager stating that he is reviewing the accounts of all tenants and will be evicting people within a period of 5-10 days. He said that I owe such amount of money that was totally wrong and have been persistent that he has the right amount. So I went to leasing office, spoke to the new Property Manager, he presented me with a bill that he doesn't have a clue and couldn't understand. And yet he claimed that I didn't pay any of my bill since July and the ledger was right. And he said this in front of people with no proof and doesn't know anything of what I went through, have embarrassed me and was unprofessional. I have told him about the 2 months promo for August and September that should have been credited in my account but he persisted that I've used those already in July which i paid that month! Where did the August and September promo go? I do not deserve this treatment from this new property manager jumping into conclusion and treating me with disrespect. He wanted me to pay what I owe for October and said he will look into my account on Monday instead. After threatening me with eviction he was rushing to get out of the office and had no answer for me of the bill that he generated and have accused me of neglecting my account. He left and i ended up dealing with the leasing personnel, sat with her to work on my portal and finally she work on it after a long follow up. She was able to make the proper adjustment on my account and I paid my due amount for October. So today, Oct. 4, 2021 I followed up via email and have been contacting the leasing office via phone but to no avail. I got a response via Email at past 4pm and they said they are still working on the breakdown of my bill and lease agreement because Monday is a crazy day and was asking if I could wait til tomorrow morning!...
Readers: This is my experience and what I am still going through til this day. I hope this is enough information that would give you the discernment of what home is best for you and not go through what I am experiencing now.
Ive been trying to find an Avenue through Cortland to express my deeply growing frustration with our situation the past week and now dealing with some of the most condescending and rude staff imaginable Ive realized that Cortland does not care about its residents. They really focus on advertising themselves as real estate investors and have several contact points to get in touch if you would like do business with them but almost zero points of contact for frustrated residents. I think that really speaks to the true nature of this organization and their lack of concern for the actual people who rent from them. After reading the responses to these complaints its like they all have a script that they read off of when dealing with tenants that are upset with their terrible business practices. If you want some advice from a resident who has had the misfortune of being forced to live in the Cortland umbrella (we live here for two years before it became Cortland and we will not be renewing our lease under Cortland) maybe try focusing a little bit more on the people that actually live in your apartments and a little less on advertising the fact that your just a bunch of real estate investors buying up property in major cities. Just know if you move into a Cortland owned residents these people do not care about you, they do not care about your problems, you are just another contract to them and thats exactly how they will make you feel. Their managers are rude, their apologies are empty and they have no regard for the actual human beings that rent from them.

this apartment is awful, my boyfriend lives here and the air conditioning broke in both apartments hes been in, and they leaked everywhere. they finally "fixed" (by fixed i mean on 75-80 degree gays it stays somewhat cool like barely 75 maybe, but if it gets hotter than that it does absolutely nothing, current temperature today is 105 and its 86 in the apartment when ac is set to 75) the ac in the current apartment and it took like 2-3 months and numerous phone calls, constantly asking them to send someone, and theyd "send" someone who wouldnt do anything, promise to come back and then never show up. this happened about 3 times id say if not more. its been 100 degrees or more for the past few months so it has been awful. the apartment was always around 85-87 degrees when it was set on 75. they bought numerous fans and the electric bill doubled because the ac would run just to barely keep it under 90 degrees. in the first apartment the ceiling leaked everytime it rained, in this apartment the ac leaked so bad water was sitting on top of the bathroom cabinet and puddled on the floor. they would come drain it and then never come back to fix it. it would drip on you when youd use the bathroom or shower. they now have black mold in their cabinet! that they refuse to even acknowledge or come fix! we have told them and they do nothing. all of the sinks are always clogged and the toilet randomly clogs, really often. the garbage disposal leaked water under the kitchen sink and was all over the kitchen floor, oh also door handles would fall off and random stuff would break. the plumbing is very bad. they have an older apartment, and theyve been renovating for like 2 years almost, redid the pool and are still working on the front building, but dont have the time for their tenants. theyre also about to move out because of this disgusting treatment, so it kinda feels like theyre just waiting so they dont spend money when they can renovate after they move out. weve heard from neighbors they've experienced similar situations. i would not recommend this place, unless they're magically nicer to newer tenants and if you get an apartment thats not falling apart and garbage. recently theres been bugs too, tiny brown beetles that got into the spices and flower and rice, and some weird earwig looking things.
I am a current tenant at Cortland Phillips creek ranch and I would highly suggest you not rent here. I've lived here going on 3 years with no problems until I upgraded my apartment home in December. I am a single black woman only 24 living alone and my neighbor below me 6'5 white male would come to my door random hours of the night or day refusing to leave until I opened the door with odd complaints even telling me to walk my dog. After about the 3rd time of him coming to my door within 2 weeks (I had only been there for a month) I reported it to the office that I felt very uncomfortable with this and requesting them not to come to my door. Since then the Ashley B the property manager advised she spoke with them and it wouldn't happen again and there was apparently a 2 hour sit down, which I did not receive the same opportunity. My neighbor came to my door again threatening my guest. I asked to move and I was told I'd have to pay an additional $500 + fees and needed to be living in this unit for 6 months after expressing concern for my safety and my dissatisfaction with the home. I continued living here and would receive calls from the complex every week or two regarding complaints from the neighbors below me. I complained about the constant harassment and that I would be filing a complaint with fair housing if something wasn't done for my safety and would get no reply or phone call. I got into an argument with my neighbor after receiving yet another notice regarding my service animal that I have for severe anxiety/depression/BPD which the office is fully aware of. After speaking with Ashley B on the phone I filed a complaint with fair housing and was issued a notice to vacate for my balcony decorations and an argument with my neighbor while I was on my balcony (the police were not called). I have been treated extremely negligently when it comes to my safety and enjoyment in my home. The office manager Ashley B was extremely rude to me when I addressed the notice to vacate as well and lied about my owing the complex. While I was searching for a new apartment I was denied after applying due to a neglect report on my credit saying I owed $108 and this wouldn't be removed for another month. Meanwhile they have just served an eviction notice.
Auburn Glenn Cortland Apartments is in desperate need of better management. The Property Manager is very rude and distasteful. She lacks professionalism & communication skills. She also display and train her other employees to act in the same manner. She doesn't show or give any potential residents respect. She do not throughly answer questions, follow up, or return calls. While trying to schedule an in person appointment she had her staff ignore me while I was at the door. I am 8 months pregnant & is in desperate need of an apartment, but she doesn't care nor opened the door to properly communicate with me. I saw three other employees walk past me as I stood there knocking at the door to speak to someone. I was devastated and confused why I was being ignored. I will not rent or give my hard earned money to a company who do not know how to properly train their staff. She is not a good leader and should not have the position to treat others the way she treated me and others.
After moving out of Cortland Decatur East, I would rate my experience below 0 if I could. During my stay, my gas bill would be $300-$500 for a 1 bedroom every month for months due to an on going issue in the unit that they placed me in and during the whole process they were no help. I had to consistently pay out of pocket every month on top of rent and once they fixed whatever was going on they came up with a random price that they would deduct cost from to credit me after spending thousands on just a gas bill for a few months. Meanwhile it was mid summer and everyone knows gas bills are way higher in the summer, they came up with the random average price during summer billing. That is not even the half of what I dealt with staying at this property. My move out process was the worst! The beginning of March, I would say March 3rd the latest, I went to the leasing office to notify Yaya that I will not like to renew and she informed me that she will note it down. This is my first apartment so I was only aware to give a notice, being that my lease is up in 2 months. When she told me she would have it noted I asked her if I had to do anything further and she told me that was it I just had to let her know and I am okay. During the middle of March when I received my statement I realized that my rent was higher than usual. I went to the office and asked Tyler about it and he told me that it was because I didn't notify that I won't be renewing, I stressed to him that I spoke with Yaya and she said that I was covered and he told me that he will speak with her for clarification and they will get it covered. As April is approaching, I go back to the office to see what was the update and they told me that they will speak to the manager to have my bill fixed and still that I would be okay. April 1st approaches and nothing has changed, so again I go back to the office and was notified the same exact thing. Later on, right before the office closes, Yaya calls me and says basically since I didn't sign a paper that they never presented to me I will have to pay the extra amount on my bill for April and also pay May's rent and stay until June. With that being proposed I was completely caught off guard because me paying the expenses for something I had completely no control over sounds very unfair. I tried to have a simple conversation about it being that I was lost and she had a very nasty attitude about it and was very disrespectful. Being that my lease would be up soon and I already had plans to move out end of April, this situation was very troubling and no one was helpful at all. The only thing the manager proposed was paying the normal rent rate for May instead of the higher rate. Which, I still had to pay a higher rate for April and they are completely avoiding that. They never gave me the form I had to sign until I finally was like can somebody please show me what form you are even talking about, it was never brought out willingly none of the times I visited the office. I also asked everyone for the corporate number multiple times in person, through phone, and on email and nobody seems to know it. There was nothing that could be done, I still moved out when I had planned on because I did not even want to be on Cortland property anymore and I was left to pay extra for April and two rents for May without me even staying there. Just informing whoever is reading this that not all staff members know exactly how to do their job and you should know more than what they know because if there is ever a situation they will not help and Cortland somehow has no corporate contact. Even after moving out, I left the apartment completely spotless! It looked even better than what it did before I moved in. Of course they wanted to find anything possible so that they wouldn't have to give me a deposit back. They charged me almost my whole deposit for unknown carpet damages, even if possible, carpet is expected not to be 100% in new condition when moving out. They charged me for whole new carpet which I do not know why but after dealing with everything with them I do not want to even ask them about that. Again, worst living experience and I will never stay at another Cortland property again.
After living in my apartment complex for about a 2 years they sold to Cortland. Everything went down hill from there. I didn't sign a new lease because they raised my rent $200. The parking had been an issue since the beginning. My upstairs neighbors were horrible. Cutting hair, watering flowers and sweeping so that everything came down on my patio furniture. I complained several times and they did nothing. After moving out they did a walk thru and said that my apartment smelled like cigarette smoke(which I don't smoke) they sent me a picture of a supposed burn mark that was left by a wooden wheel. It was brown not black. I went to the office to complain but they said they couldn't do anything to call corporate but pretty much refused to give me the number. So I found it myself. I called corporate and told them the story behind what happened and no one got back with me so I called again. I finally got a email saying that they had to replace the carpet in both bedrooms that's why I didn't get my whole deposit back. Nothing wrong with the carpets and one bedroom was only used a couple of months. Total bs. The picture of the supposed burn mark was in the hallway so I guess they didn't have to replace that. Worse place ever to rent from! Staff is rude!
I'll start with the Pros
I'll start with the Pros. The staff is very friendly and helpful, management and maintenance staff. My move-in experience was excellent to the point of giving a gift of thanks. Where I'm from folks aren't friendly so this was truly a breath of fresh air. The area is quiet, relaxing and crime free. I like the layout of my apartment. It is small for the price but I think that is an Atlanta thing.
Now the Cons: When I first moved in several outlets didn't work, the guest toilet took 4-6 flushes to get your whatever business was put into out, the bathroom sinks had a slow drain, the kitchen sink will not drain unless you turn on the garbage disposal, the led lights near the stove was hanging, the outlet in the master BD didn't work for the fan and the light was flashing like a disco ball, the patio is poorly built with large gaps (I actually dropped a pen and it fell on my neighbor below me patio) I had to sweep large nails off the patio, and my building was labeled incorrectly (I got several calls from Amazon and delivery companies because they couldn't find my place.) I was also told the gym would be able to be used at anytime in a couple of weeks, which was a part of my decision to select this apartment because I get rid of my gym membership. This wasn't true so I had to join a gym up the street.
I had to put in several service request and sent several emails before the sign was fixed (which I don't understand why I had to do that for the correct labeling of a building in an apartment complex). The electrical issues - outlets, light switch, led and flashing light - was fixed the first time maintenance came out. Then it rained and I discovered yet another issue (I'm not on the top floor and even if I was all patios are covered with a roof so this still shouldn't be an issue). When it rains - the rain literally pours down on my patio and I have to push my patio furniture up against the patio door in a corner to keep it from getting wet and I can't do my favorite thing for relaxing which is sit on the porch/patio when its raining. It rain too much here for that ***!
Now the forced valet trash. MY ULTIMATE IRRITATION - You are forced to pay for $25/mo for valet trash. It is NOT an option like other apartments. The 2 guys in a truck do not pick my trash up, the neighbors trash they do pick up is rarely picked up in a professional manner, if they drop something they leave it. I care about where I live so for a while I was putting on gloves and picking the trash up because it irks my soul to walk from my apartment down 2 flights of stairs and a nice bit of walkway and see trash laying around as well as down the stairs and in the area in front of the building. These guys have even left entire trash bags laying in the road. The neighbors DGAF as I am typing this there is still food in front of one of my neighbor's door because I refuse to continue to pick this *** up, the other night when I was coming in there were bugs feasting on the food outside my neighbor's door. Neighbors leave their dogs *** all over the complex and next to the walk area which is half a *** to the stairs leading up to my apartment. I almost fell a couple of times carrying heavy items and had to stop a 2 year old from running in it. THEN if that wasn't bad enough - I almost fell down the stairs because the NAILED in unfinished steps had come loose. The construction of this place is horrible. I finally called my friend who is a plumber to find out how to fix my own *** so that cost me money but the annoyance of slow drains and a toilet not flushing is fixed. Patio still not fixed. Trash - still not being picked up, drop trash on the walkways, stairs & grass. Stairs replaced - still not sturdy or safe. Dog *** - still at bottom of stairs. I've been here a little over 60 days -19 service request for the SAME *** - STILL NOT FIXED! I'm sorry if the staff thinks I'm a nuisance but they need to put themselves in MY shoes!

We stopped by Cortland Cary Apartments in Cary, NC without an appointment, but the leasing partner, Will Privette, welcomed us into the beautiful leasing office with a warm and respectful welcome. He gave us his undivided and friendly attention, lead us on a quick but thorough tour, and in no time we felt at home among friends. By the time we told Will we were leaving for dinner, we were convinced that Cortland Cary would be our new home. Will always made us feel special. He made the entire process easy, and in no time we had signed the comfortable lease. Thank you so much, Will! Cortland Cary is a beautiful home - so glad we found you, Will!
Hi there, for anyone looking to move to The Bend at Broad, I would exercise caution. My first 2 months were ok, nothing too crazy outside of apartment living with noise, parking, etc, the ladies in the office were nice and maintenance requests were either acknowledged or addressed within 24hrs. However, this past weekend someone broke into my garage, and a few other units next to mine. The leasing office/property is aware of the incident, yet have no plans to further secure these units. I was told I could do so at my own expense and/or give up my garage without penalty if I wasn't satisfied. The locks are basically useless, as the garage door is not how the units were accessed. If you rent here, ensure you have a low deductible with your renter's insurance so they can assist in replacing stolen items. Additionally, no notifications have been sent out to the renters, which was always the case with previous properties whenever any sort of crime took place. The property seems less than interested in keeping their community safe.
I signed a lease earlier this month to move in early June. Over the past 10 days I have sent 3 emails and left 3 voicemails asking that someone please contact me. I am doing a 10 hour move and may arrive after the office is closed at 7pm. I have no idea how to get the key to my apartment. I also have been provided with no information as to how to get power and internet connected. I have a POD that is to be delivered and have no instructions about this either. This is very stressful and a shame since I had a very smooth experience when applying and leasing. I am taking this step out of desperation in hopes that someone from Cortlandt Cary will reach out to me.

my husband, ***, and I were residents of Cortland Pentagon City until Aug. 13, 2022, when we moved out and surrendered our keys as the end of our lease period approached. We hired professional movers to assist us in a cross-country move. On the day of our move, we had reserved the building's freight elevator, however it was out of service and unavailable for use during the time we reserved it. Our movers were unable to move one section of our three-section couch out of the building through the elevator that was available to us. They also attempted to take it down the stairs. We moved the couch into the building using the freight elevator in late 2019 when the building was operated under different ownership. It required no additional assembly once it was in our unit. My husband spoke with representatives from Cortland on the day of our move, who were aware of the problem and provided verbal guarantees that they would either pay to replace or ship the portion of our couch that could not be removed from the 6th floor by our professional movers without access to the freight elevator. Since relocating out of state, Cortland representative *** has gone back on the company's guarantee on this matter and he has been unresponsive to our concerns. As tenants, we have no control over the elevators in the building, but we have a reasonable expectation that any furniture we're able to get into the building, we will be able to get out. We're extremely disappointed in this situation, as we lived in the building for six years under multiple owners and were always good tenants. Cortland and *** have not even provided a photo of our couch, which they claim is in storage.We want Cortland to pay to ship and arrange shipping for the piece of our couch still in their possession. If the couch in their possession is not in usable condition, we want them to pay for a replacement.
I live at *** apartment complex in ***. I have had many issues with this company but this most recent transgression has left me wondering if there are operating within their legal abilities. I had a roommate move out in august, for which I had to find a new roommate and amend the lease. We went through the entire process of completing documentation and signing off on 8/6/22. On 10/31/22 they informed me that our information had not been uploaded to system and that we would have to go through the entire process again. We cannot even stop our lease from renewing without going through this entire process again. When the previous roommate came into the office to understand the situation, they suggested to her that we refused to sign the documents and that her only option would be to get an order of protection against me. I have no communication with this girl and the office never even called. They are denying all accountability and essentially trapping me in a lease. They have also refused to let me see the documents or take photos of them to review.

I moved out of Cortland Viridian on December 5. Since then they have refused to refund me my security deposit of $250 and are charging me over $300 in fraudulent damages. I have attached pictures of said damage. I believe this is retaliation due to them having a rodent infestation which caused me to move out early. They have also claimed there was pet urine on my carpet which is untrue. My pet was never allowed in my room, which was the only area that had carpet, so this cannot be possible. The pictures attached show normal wear and tear for a place someone has lived at for almost 2 years. I was also nice enough to paint over a few parts or the wall with paint that was given to me from the maintenance man. I am seeking help in resolving the issues I have with Cortland.
Experiencing disrespectful behavior from Leasing Manager and I don't appreciate it. I will not be renewing my current lease contract which ends January 31st, 2023. I submitted the letter in writing, signed my signature and my 18 year old daughter signed her signature as well. I emailed a copy of the Notice to Vacate Letter to the Leasing Manager. She stated in order for her to process the Notice she will need to verify my 18 year old signature. I stated for her to do what she needs to do and expressed to her again that I will NOT be renewing the Lease contract. I am filing this complaint due to the disrespectful actions and email comments from the leasing manager. Also, she intentionally manipulating my *** the unit. All of this non-sense is disrespectful and I don't appreciate it. I regret moving to this dangerous, unsafe, corrupt community.

Upon move in the apartment was not adequately prepared for tenant move in (confirmed by my brother who began working on the maintenance team a couple of months after I moved in). Back in February, my patio screen came off and couldn't go back on because it was bent. Along with that, the top panel on the blinds inside the apartment came off. After a few weeks, the screen was replaced but I was told by the maintenance worker that they didn't have a part and he would come back when it came in. He sat the old one on top and allowed it to droop down onto the blinds. He never returned. A month ago the slider on the patio blinds broke leaving my blinds open. For a month people have been able to see inside my apartment. As a single woman who lives alone I communicated to the property manager my safety concern (along with other maintenance related concerns) . She stated it was not a safety concern and they were working on peoples ACs which has been out for a month. I believe this is a lie as here in ***, if weather gets up to certain degrees BY LAW it must be repaired ASAP. We've had several 100 degree days over the last few months so either she's lying or they were breaking the law then. I've also been unable to get into the apartment's gate as they took away our fobs w/o replacement, the app doesn't work and the box was taken offline so we can't use codes or call ourselves. It has been MONTHS. I've been stuck outside with groceries and when unwell until someone comes out. I also don't go out late as I'm afraid of being stuck outside for even longer periods of time.I'm simply looking for repairs to be made and done in a timely manner which this property has NEVER done for any maintenance requests.
I live at this Cortland property. They are advertising pools and grills. Neither have been available all year. We can't have grills on our patio but we don't have any to use as advertised for this property. We had one of the hottest *** in *** for decades and we couldn't use the pool. They are advertising these things. We can't use any of them. I want a refund of my money. This has been a continual complaint to which nothing has been doen.
my husband, ***, and I were residents of Cortland Pentagon City until Aug. 13, 2022, when we moved out and surrendered our keys as the end of our lease period approached. We hired professional movers to assist us in a cross-country move. On the day of our move, we had reserved the building's freight elevator, however it was out of service and unavailable for use during the time we reserved it. Our movers were unable to move one section of our three-section couch out of the building through the elevator that was available to us. They also attempted to take it down the stairs. We moved the couch into the building using the freight elevator in late 2019 when the building was operated under different ownership. It required no additional assembly once it was in our unit. My husband spoke with representatives from Cortland on the day of our move, who were aware of the problem and provided verbal guarantees that they would either pay to replace or ship the portion of our couch that could not be removed from the 6th floor by our professional movers without access to the freight elevator. Since relocating out of state, Cortland representative *** has gone back on the company's guarantee on this matter and he has been unresponsive to our concerns. As tenants, we have no control over the elevators in the building, but we have a reasonable expectation that any furniture we're able to get into the building, we will be able to get out. We're extremely disappointed in this situation, as we lived in the building for six years under multiple owners and were always good tenants. Cortland and *** have not even provided a photo of our couch, which they claim is in storage.We want Cortland to pay to ship and arrange shipping for the piece of our couch still in their possession. If the couch in their possession is not in usable condition, we want them to pay for a replacement.
On October 11th, 2022, a company hired by Cortland at Lake Lotus was pressure washing my building. I was told that something with the water pressure ended with a pipe burst, a hole in my wall and l my apartment flooding. The apartment complex did pay for my hotel stay as well as my renters insurance. However, once they felt everything was dry, the property manager *** called to let me know rudely that they were no longer paying for me and my 5 year old son to stay at a hotel while they finished working on my apartment. She told me that it was my prerogative to continue to stay in a hotel or live in an apartment that isnt habitable for myself and my 5 year old and hotels are very expensive for me due to me being a single mom. The carpet has a wet smell and the wall is still open and my som has very bad allergies which I can provide documentation for. It is now October 25th and my wall is still out the carpet is still reek and theres still no communication. Also I paid my rent for the month of October. No one is offering me any solutions but to stay in an inhabitable apartment. Its really frustrating and has really messed with my mental health to have to keep moving around place to place because my property managers dont care. I went to speak with some on October 21 and again was treated unfairly. Not to mention no one is communicating or updating me with anything. So I had to speak with someone in person and they told me the wall would be fixed by Monday October 24th. However, I go home and theres still a hole on my wall. No one called to explain why the hole was still there and not fixed.

At first it was sent to the wrong address, then I called and figured it out and weeks later they sent it out again in September. As of today I still have not received it. I was in talks with *** who said they will overnight it to me around 2 weeks ago and haven't heard anything since. I currently have a lease with Cortland Farmers Market that expires on 9/24/2022. The first notice I was given to renew my lease was on 7/13 and was sent via email by *** (see attachment #1). This email only stated my renewal term options and did not at any time mention that notice to leave must be given 60 days before move out date. *** and I exchanged emails and not one time did he mention a 60 day notice was required. On 8/1 I received another notice from *** in which he stated I hadn't yet renewed my lease, and if I planned on leaving, then the property requires a 60 day notice (see attachment #2). I explained to *** that this was my first time hearing of a 60 day notice. Had I been told this information prior to, I would have known it was time sensitive. I gave *** my official notice to leave on 8/8 in which he informed me that my move out date would now be pushed to 10/7/2022. I explained to him that I never received notice of a deadline to submit a leave notice. Extending the date poses a problem as I will have to pay a very expensive probated rent fee, double the cost for my electricity since I will be forced into a month to month contract, and a scheduling conflict with work as 10/7 is a weekday. I pointed out to *** that in the leasing contract it states "If we require you to give us more than 30 day written notice to move out before the end or the lease term, we will give you one written reminder not less than 5 days nor more than 90 days before your deadline for giving us your written move-out notice." This written notice was never provided to me by the property. *** sent over a detailed letter claiming that it was given to me, however that was the first time I had seen it and he could not verify the date it was sent, the method in which it was sent, nor who sent it out. Had I been given the proper notice, I would not have had any problem with meeting the 60 day deadline.

Roaches seen throughout the property near while walking around near apartment homes and sidewalks. *** found in our apartment, *** did spray inside, but did not address problems that are calling pests to begin with. Neighbors consistently leave trash in breezeways- food is splattered, trash drug throughout walkways by squirrels and other pests. Front door has a gap at the bottom that insects can easily enter from. On top of all this- THREE times workers have completely ignored our foot booties/no shoe policy when completing maintenance. We leave clear notes on requests, but clearly have zero say as to what goes on in our apartment while we are not present. Have emailed and called Landlord/Property Team, 3 FULL business days have passed with no communication. These issues rise to a substantial *** seems to be completely ignoring.

Our pool was closed for the whole month of August. After it reopened the jacuzzi was cold. The only heat came from the sun. I put in many maintenance requests, called the office and went in to the office to talk with management. Each time they lie and say it's fixed. If you could help our complex from this incompetent management team it would be very much appreciated. Thank you.

The office closes at 6pm so I had 2.5 hours to give them an answer on if I was renewing or not? I work evening shifts and was on my way to work when I received this email and don't check my personal email while I was at work. A couple days later when I did finally see the email I noticed that the price of rent was going up and decided I would look at other options before making a decision. Upon finding a new place, I sent an email to the leasing office stating that I would not be renewing my lease. This message was sent on 3/30/22 and a leasing agent responded stating that this would respond as my 60 day notice with a move out date of 5/30/22. I responded that my lease ended on 5/2/22 and that I would be out of the apartment by then. A few days ago I received a *** for the upcoming month at a month to month rate. I spoke to an agent this morning asking about the *** and again explained that I had already given over 30 days notice (standard everywhere I've lived before) and asked what could be done. I was told that they require 60 days notice and that since I hadn't given that they were charging me for the extra month. I have leased several apartments in my life and this was the first time I experienced this. The leasing agent only showed me the two bedroom model that was beautiful and said the one bedroom was basically the exact same. I emailed the agent and asked what specific documents he needed from the applicants (being 2 people on the lease). He replied to my question with a few words that was not an answer and had typos. I posted as many documents as possible and sent another email following up. It was $99 per applicant (non-refundable) and $250 admin fees. The application got denied two days later and no one was responding to my calls or emails as I was trying to find out why, given that there were no issues faced in the past. Finally, I got an answer that a misunderstanding with an apartment that happened years ago with the other applicant led to the application getting denied and I had to wait for the apartment to show up on the website again to re-do the application and pay all the fees again. I did receive an email that the $250 for admin fees were getting refunded. The second application got accepted for the apartment that was about $2,160. I paid $456 non-refundable deposit through partnered company sent to my email saying "pay this to get your keys today" which was 'waste'. The deposit for it was $2,760 because of "insufficient credit". I have good credit (717) and my roommate has lived in the US for less than a year now but uses his credit card a lot. When I was signing the lease, I notice the apartment number and floor were different than the one I applied to. The leasing agent did not mention anything to me until I asked, he said the other one was in bad condition and was unsure why they posted it online. The one I moved into was not move-in ready, there were food stains, holes, dents, broken appliances, and rust. They also let us know that same day that they accidentally deleted the lease we signed and wanted us to sign again. They only offered to fix some.

Cortland *** in *** is a beautiful apartment complex and we have been living here since September. In January 2022 I owed $460 dollars and received an eviction notice for that amount.. both my husband and I contracted covid and were in bed for at least 2 weeks.. then my husband was then diagnosed with pneumonia and lung failure and was minutes away from being put on a ventilator and ended up being admitted to the local hospital for about a week. My husband and I own our own business so between having covid and my husband being in the hospital, I had to shut our business down almost the entire month of January to protect our students (we own a music school). Before the 30 day notice was up, I reached out to the manager wanting to pay the $460 on the eviction notice- but because it was February 2nd, she REFUSED to accept anything less than the past amount, plus February rent, and fees associated which came out to almost $5000! I pleaded with them, tried to explain our situation to them, that we have been out of work, and that my husband was facing a ventilator and probable death, that I couldnt financially or emotionally handle the pressure they were putting on me. I offered to pay even all of what was on the eviction notice and half of February rent and to allow them to even give me another 30 day notice if needed (to which I would definitely pay) but they unapologetically told me that if I didnt have ALL of it within 2 days I would be evicted. I ended up needing to surrender my cats because they were charging me over $2500 worth of fees all at once to have them. We ended up taking a loan to be able to not get evicted while my husband recovered in the hospital. Since then, they have been harassing us including coming in to our apartment without reason to preform unnecessary audits about EVERYTHING possible including trash, payments, pets, cleanliness, etc. *** is so unbelievably unprofessional they call/email at 9:00pm at night!

I moved into the Preserve Apartments in November . I noticed that many of the outside light fixtures that turn on at dusk in front of each apartment are either off (which makes it dark around the area) or are missing their frosted plastic covers (which hurts my eyes with the bare bulb). The covers just fall off randomly. You can still see some of the covers on the ground today, after years of just lying there. Ive periodically asked several people including the office manager, ***, maintenance manager, ***, and office associate, *** (no longer there), to get the fallen covers put back onto the fixtures and to replace burnt bulbs. They each said the issues would be resolved, but they were not. On 5/6, I contacted the head of Cortland, ***, by email, and he had *** call me the same week. *** said she would start the process to resolve the issue and that I could follow up with ***. She said it might take awhile, but did not say a specific timeframe. So, I followed up by email with *** and *** on 8/9, and I did not receive a response. On 10/05, I emailed Mindi, Christin, and *** expressing my frustration, and *** responded saying she would have *** reach out to me. That same week, I walked out of my apartment, and Jenn and the manager, ***, were walking by my apartment. Jenn said that they were ordering brand new fixtures and that they would be installed on everyones apartments in about one month. They made sure I had a new fixture and installed new fixtures on 2 apartments around me. But, thats all - it made no difference, because I walk around the entire complex, not just right outside of my apartment. Almost two months later, and nothing else has been done. I still walk around my complex and see missing/fallen covers and burnt out bulbs everywhere. This is supposed to be luxury living and they claim to pay attention to detail on their website, but Im experiencing the exact opposite.

My *** moved into our Cortland *** apartment on 7/7/2022. We started seeing roached not long after we moved in. To date, we have seen a total of 12, both dead & alive; large & small. I've contacted the management office multiple times about this issue. On 8/2, I contacted the mgmt via *** sent a rep out to spray. We saw another 1 on 8/7. I contacted mgmt again via email; however, this time, they didn't respond. I had to go to the office to speak with them in person. They advised they would start spraying weekly. On 8/9, they sprayed again. We saw 2 more before they came to place sticky traps down on 8/11. We saw 2 more before another rep came to spray on 8/16. After 8/16, they have not returned to spray or check any of the traps. Since then, we have seen 5 more both dead & alive as well as large & small. My *** have never had an issue will roaches even living in other apartments. We are not dirty people. In addition to the roaches, I have not been able to use the dishwasher (advertised amenity) since we've been here. We advised *** on 8/7 about the dishwasher not drying properly. He advised that it was the heating element & that he would order the part to install it. On this day, I asked if I needed to input a ticket for this; however, he told me that I didn't but it would take a few weeks before the part would come in. Also, on this *** removed a strip underneath my shower because I would get stuck in the shower due to the faulty part. *** advised that he would order another part for the *** would take several weeks for it to come in. To date, they have not fixed the dishwasher or the shower. The shower door will not even close entirely; &, there is rust on the handle that I pointed out that *** had indicated he'd replace as well. Lastly, a shelf in the master bedroom closet has a bolt that is coming out the wall. I advised mgmt and maintenance about it; however, they have not fixed it. At any time, it could fall.

I moved into this apartment complex on January 26th of 2021. During my stay here the experience was horrible. The main issue at hand here is their false fire alarm issue. I know the winter storm impacted Texas a lot, but the majority of the fire alarms happened in the first 2 weeks of April, with no bad weather. These alarms happened more than 7 times, a majority of them during the middle of the night lasting hours not minutes, including one time from 3am to 6am. This has affected my health and work a lot, we never know when is the next fire alarm how long it may last. This has caused me to have sleeping problems, waking up in scare multiple times has really hurt my heart, I dare not to fall asleep easily anymore since I don't know when the next one is going to happen. They sent an e-mail said all issues had been fixed by 9th of April, but we still had false alarms on 11th and 13th again! I just don't trust them and think I deserve some compensation since it has really affected me in so many ways. But all they offered is some pizza in the office, which I did not participate in. Also, they have a community website where residents can post comments, but now they monitor it, if it's related to alarm they will deny the negative post, there is no freedom of speech and they don't give any compensation for what happened. I asked to deduct one-two months rent as compensation since my stay here has been horrible, but they declined, basically saying," just suck it up", the manager even said "I should be happy your home is not flooded", as a business this is really irresponsible and I can't believe this is happening in modern society. So then I asked to move out and their response is that I can leave but they can only wave the breaking contract fee, like they are doing me a favor. Moving takes money and a lot of time , so I asked for at least April's rent back since the fire alarm pretty much ruined it, but they declined again, so I will just stay here but I'm not happy with that because I have no choice.

AC and heater didnt work 90% of the time I lived here. The property is falling apart, bugs and roaches all over. Terrible management staff. This apartment has been the worst experience. We were so excited to move and it has been a huge let down. The apartment was gross when we moved in, the sinks didn't drain, the toilets didn't flush, there was what appeared to be feces smeared all over and I had to fix everything myself as maintenance was so short staffed they said and took a long time to come out. But that was unfortunately the best part of my stay. Then it got really cold outside and I find out we have NO HEATER for weeks! I have so many records of emails and calls to the front office and maintenance that I need it fixed ASAP as my children were sick from it and I was trying to keep us warm with 4 separate portable heaters I had to buy. The heater was never fixed the weather just got warmer and the problem went away. Till SUMMER WHEN I FOUND OUT I HAD NO AC and it was 105 outside and 90 in my apartment. Same story, they came out and looked said they would call someone, someone came out and said" they fixed it." THEY DIDNT and I had to continue to call for help. Finally one day there was a smell so bad in my apartment I thought there was a fire in the walls and I told my children to go outside. The smell was so toxic it was burning my eyes and my children's eyes and there was smoke coming out of the vents. I called the maintenance and they told me nothing was wrong and I should just air out my apartment WHEN IT IS 105 outside and we are fighting to be OK already. 2 days later same thing. the smell was back and I called again. This time the maintenance manager came out and saw QUICKLY that there was AC fluid dripping all over in the walls and that was making the smell WE WERE BREATHING IN FOR A FEW DAYS. He apologized and said they will fix it and within 2 days it was fixed. This has been a nightmare and I have received ZERO help from the front office staff nor ANY accommodations during this entire time. My APS bill ran up to 450 a month cause it was running pointlessly, I had to buy heaters and not to mention LIVE in this awful place during the entire thing. They seem to only be good for collecting payment as they cant even answer the front office phone 90% of the time. And all that aside NOTHING works in the complex. The spa is cold since the day we moved in and my son has gotten stung by bees in to as the filter are full of bees. The pool that claims to be heated is not and the other pool is just plain gross and the water is slimmy and dirty. The property is full of flies and rat traps all over and just over all a terrible place to live and sleep every night.

Cortland is very unwilling to to figure out and solve problems. Allowed a nonregistered party check in apartment without presenting physical ID. I am from Ogden, Utah now living in Winslow, Arizona. While I was in Utah, I was dating this girl. She had to move to Texas because of her non existant hunting guide company. While I was at work one day, she stole my Social security card and drivers license so that she could use me as the owner of an apartment lease. I knew she was moving but she had told me her "work" was paying for her apartment, so I was like okay cool. She had wanted me to move to Texas with her but I had a job and I was not ready to go and did not want to move. After she had left, we were kind of doing a long distance thing but I was really finding out a bunch of stuff about this girls past. Turns out, she is a pathological liar. I called this so called hunting guied company, asked them to set up a hunt with Kayleanna Ridens. They told they have never heard of her... So then, I found out from her best friend in Utah that she had been bragging about this apartment that SHE rented in Fort Worth, Texas. Then I was like oh no.. This is how clueless I was before all this... I had no idea what this apartment complex was called, not a thing. So, I asked her what it was called acting like I was just curious. She told me, so I called the apartment complex to find out who is on the lease. The only reason I knew to do this is because after half the things I found out this girl lied about, who knows what else she can cook up. So, I called, they asked me if I knew the unit number, I said, I have never been there, I've never been to Texas. So, then they asked for my name, I told them, sure enough there is a lease registered to my name, has my social, drivers license number, my employment, everything is mine. EXCEPT, on the application it only has her phone number and her email. She forged my signature, this company allowed her to check into an apartment that no where on the lease has her name on it, but allowed her to check in and still live there. The date that the lease application was submitted (December 28th,2020) , I was at work, in Ogden Utah. The day that the lease was signed (January 6th), I was at work in Ogden, Utah. The day that she checked into the apartment (January 9th), I was at work, in Ogden, Utah! Since I found this out, I have been trying to get the managment office to work with me. Now, they will not answer my calls, we set a date for Monday 15th, February for them to call me at 3:00pm. Never called. I called at 3:00, 3:15, 3:20, 3:25, it just keeps going on. Nothing from them. I call the next day, wont answer the phone. I will provide my time sheets, any other I will need to speak to someone because it has my sensitive information, (Social security and drivers license number).

Breach of warranty of habitability, nuisance, right to peaceful enjoyment. Threats of legal action. *could also fall under the category of contracts. We rented a unit at Acadia in Virginia on 9/19. After several hotel stays and overnights with local family, we moved out on 10/6 (notice provided to the property on the eve of 10/5). We stayed a total of 6 nights in the unit and then had to leave due to inhabitability of the unit. As tenants, we are afforded the right to peaceful enjoyment of the unit, but were left with a unit infested with spiders that would randomly emerge from the carpet. The spiders in context are wolf spiders, venomous. The only solution to an infestation is to correct the structure, fill in gaps between the unit and outside environment so that they cannot get in. When the washing machine was in use, beetles would emerge from underneath as if their home was being disturbed. My children have asthma, and a bite from a wolf spider could lead to anaphylaxis. We immediately requested a transfer to a new unit but were told one would not be available until 10/22, which was unconscionably long to wait when leaving tenants at risk. We gave the unit an opportunity to treat, as required, and an individual from Acadia came and sprayed a cocktail around the unit that was so pungent and grotesque, it would make us gagit smelled of animal urine. What's worse? It attracted more of these giant, fearless spiders. Unable to continue to risk our health (between whatever was sprayed in the unit and the constant presence of these spiders), we were forced to leave. The property offers a 45 day move-in guarantee. If the tenant decides to move out, they must give 30 days notice and pay rent for that time. However, we were forced out of the unit due to inhabitability and breach to peaceful enjoyment. The lack of upkeep and terrible renovations (on MOVE-IN day, we were warned by the leasing agent that "sometimes the windows don't close and open all the way because they are old") are why these pests are able to gain access to the unit. This is not a typical pest situation that "spray" can fix; it is a structural fault that I am not responsible for. Reasonable accommodations were not made for us, yet they insist on charging us for October rent. The keys and custody of the unit were relinquished back to the property on 10/6. We have argued that habitability, by law, supplants any contractual obligations purported under the move-in guarantee. They are holding firm and refuse to acknowledge the violations and breaches on their part that put us in the position to HAVE to move. We didn't move on a whim. Serious money, stress, aggravation, and time were put toward moving a second time within just a couple of weeks of moving into their property. They wine and dine prospective tenants and once you are in, they become rude/dismissive and will lie to cover their behinds. We cant even take showers without wanteing to puke because the water smells so bad. Even running the dishwasher (which I repeatedly reported as moldy but of course they claimed it was fine) would stink up the entire apartment. I have been completely ignored. Nothing has been done to make sure my apartment is actually safe. Then I reported major bug issues. I kill multiple spiders and cockroaches daily. When maintenance came they claimed I was lying. I have no reason to lie about bugs. Then I had a pipe burst in wall cause water to flood my bathroom and closet. They did not rush to get a plumber out. They said they "temporarily patched the leak and a plumber would be out next week". My bathroom and bedroom smelled so bad as a result it was unusable. My son and I developed nausea and headaches. Then on Sunday (2 days after i reported the pipe burst) the pipe on my hot water heater burst and flooded my kitchen and the water made its way into my bedroom soaking half the carpet. They claimed they fixed it. Which I am sure they did but I was left with gross carpet and an awful smell. I reported this to the office. I told them the space was unlivable and smelled like mold and the carpet was gross. They completely ignored me. They claim the carpet does not need to be replaced. This carpet is incredibly old and gross. It was gross when I moved in and there is no way it would have passed health inspection. I believe there is a law in place that apartment complexes need to replace carpet. Now, they tell me I need to continue living in a space that is unlivable? Full of mold and destroyed carpet? They have made it very clear that they could care less about my apartment. The second pipe burst could have been avoided if they had just brought a plumber in right away instead of taking the cheap way out. I am a single mom and I had to call my sons dad to drive all the way to smyrna to come pick him up in the middle of the night because he was so sick from the smell. Its not healthy and potentially dangerous. So to recap everything: Since moving in my reports of something being wrong with the water and mold in the apartment has been completely ignored. They have shown that they don't care. Oh and while we are on this subject lets not forget that they NEVER informed me that our water bill is an average of all apartments and not just what we use. This is NOT ok. I paid close to $100 last month in water when I am a 1 person (plus 1 young child) who barely uses water. Most apartments are packed full with 4+ people. This should have been disclosed before I even signed a lease! I know it was intentionally kept quiet and that just shows bad practice and proves the fact that they don't care about their residents. Lets also not forget to mention that they LIED about the upgrades I would have. I was shown an apartment that was "exactly the same as the one you will get" when in reality it was NOT! Nothing but lies from this place.

Small, minor "stain" left in living room carpet, but they charged me for a full re-carpeting of the entire unit without notifying me at all beforehand Cortland has completely taken advantage of us after we moved out about a month ago. We left a minor "stain" (more like a darkened area that develops gradually over time, from frequent foot traffic) on our living room carpet, in front of the couch. To any reasonable person, this would fall under the category of normal wear and tear, and likely should have come out with the use of a steam cleaner. In fact, in every other apartment I've rented (over a dozen), I've never been charged a dime for this kind of discoloration, as it has always been removable with a steam cleaner. But Cortland claimed that a steam cleaner did not work to get the discoloration out (please keep in mind that I have no actual proof that they even tried to steam clean the area first, as we were not contacted at any time during their inspection process to discuss any of their findings). And so, unbeknownst to us, they proceeded to do a full re-carpeting of not just the living room area, but the entire unit (which was totally unnecessary, as the carpeting throughout the rest of the unit was in perfect condition). Again, I will stress that I was not notified of this decision at all beforehand, and therefore I did not have the opportunity to object (I believe this was done deliberately). Then, after stripping out all carpeting in the entire unit because of this one area in the living room, they proceeded to charge us for not just the cost of the living room portion, but for the cost of the full unit re-carpeting! They claim we owe them $682 for this. And we only found out about it AFTER the decision had already been made and the work had already been done! When we got the final bill and saw what had happened and the portion we had been charged for, we told them we did not agree that we should have to pay for the entire unit, and that what they decided to do was unnecessary. The office staff shrugged and told me that after it's sent to account settlement it is out of their hands, and that unfortunately they could not make any changes to the account at that point. How convenient! I then asked to speak with the regional manager, and was told he would be reaching out to me soon via phone. Days went by and I heard nothing. I emailed and called the property manager multiple times and did not get a response FOR 3 WEEKS. When I finally did get a response, it was from the regional manager, who shrugged and said sorry, we're not willing to do anything for you. In an effort to be fair with them and just put this behind me, I offered to pay for 1/4th of the amount they charged for the carpeting, as the living room area is probably about 1/4th of the size of the carpeted area in the unit. They did not budge. So I feel that we have been treated unfairly for multiple reasons: (1) We feel the area could have been steam cleaned and did not need to be re-carpeted in the first place. (2) We are not sure whether or not steam cleaning was attempted at all before they decided to go the re-carpeting route. (3) We feel that the re-carpeting of the entire unit was completely unnecessary and that only the living room would have needed to be re-carpeted, if in fact the stain did not come out with a steam cleaning. (4) We feel that if Cortland felt the need to recarpet the whole unit, then they should have only charged us for the living room portion of that cost - NOT for the cost of the entire unit. (5) At no point in the inspection process did Cortland notify us about ANY of their findings or their decisions to do the re-carpeting. (6) We believe the lack of communication was intentional, and was used as a convenient way to charge us without giving us a chance to defend ourselves. This is clear by their policy that once the final numbers are submitted to account settlement, they do not have to deal with it after that, and are "off the hook." I have never experienced this kind of predatory behavior from a landlord, and I am hopeful that together we can hold this company accountable.

I lived at Cortland Southpark Estates for 15 months and Ive never had more issues anywhere else Ive lived before. Staff: Firstly, the staff is extremely rude. They never answer emails and send your calls straight to voicemail without a follow up. Its unprofessional and annoying to have to come into the office multiple times when you have an issue. They overcharged us on our rent 5 months in a row and refused to fix the portal, with us having to get cashier checks/money orders each time. The manager, Viri, is extremely rude and does not know how to properly work with not only her staff but customers of any sorts. The maintenance team wasnt bad but getting the front office to contact them to fix issues was a nightmare. Our water heater was out for three months straight and we once received a reply from the front office saying oh no :/ and nothing else until we went into the office. If you live here or are considering it, record all your conversations with the staff. They tell you one thing and lie about it the next minute. Since its impossible to get it in writing (since they refuse to reply) this is what you will have to do to avoid fees and bs charges.Parking: its full constantly and unless you pay for a covered spot enjoy walking back to your apartment from 5 buildings over. Looks: The complex doesnt keep up with the appearance at all. The outside of buildings would have trash, bugs, wasps nests, dirt, and chipped paint. The best part of the complex is the pool and the gym.Sadly, we really liked the apartment itself but the staff completely ruined our experience. Its genuinely not worth your money, time, or patience to deal with these apartments.
Cortland is a joke! Everything about it from their CEO to their employees that like sleeping with upper management to get there way with anything. I have never been SOOO disgusted to have been part of such a toxic company!
Ive been in Courtland *** for approx 4 months now. This complex is bug infested. The gate is consistently broken. Supposedly a courtesy officer was hired that sets their own schedule which is pretty pointless when there is marijuana smoke coming through the vents constantly at night. There is consistent fighting and banging on the walls. Its sacreligious that they are able to charge so much for rent and not uphold basic maintenance and security. The new property manager that was hired is much nicer than the last, she was a complete nightmare . He is at least pleasant to deal with. Im disgusted. Dont move here.
If I could give zero stars I would. They no only have raised the rent substantially on its own, they are also nickel and diming is by allowing a third party *** collector (Conserve) to collect fees for services we dont even have! For instance, theres a valet trash service that is at best hit or miss. Also, why am I paying for natural gas when everything is electric? Additionally, theres a $5 monthly fee for insect control, but Im still seeing roaches in my bathroom every morning. Since Cortland took over our complex, I feel like they are much more concerned with how the outside looks as opposed to making life inside better for the residents. Also, I was not given the opportunity to sign a lease for 12 months. Theyve only given me the option for a 9 month one because at the end of the year, Im sure they plan on raising the rent again. I cant Im good faith recommend them and I wish Cortland never came to AZ. They seem to be buying up all the rental properties in the state. I wish that someone reads this and does something about them and their shady practices.
