Santosh naik of Disha Direct, a Thane (West) based company lured me to buy a bungalow in a project of Parimiti Builder owned by Anand Kadam. After booking the property with Pigeon's in Green Hills Bungalow project I have lost all my full advance payment as the bungalow is neither completed and the proper design followed.
After the Disha Direct and Parimiti people received the payments, their color changed and are now forcing me to take the unfinished bungalow that is far different than the design that was agreed upon.
Anand Kadam is playing hide and seek game with 200 investors who have put in their hard earned money, while the Disha Direct people have started another project as Mango Village and more...
Do not believe these people and do not fall into their trap else you will end up making rounds of consumer courts as already 8 people have done so... and about 160 people are getting ready to file their cases against them.
Yes, I have also invested in three weekend bungalows. Anand Kadam of parimiti developers and Santosh Naik of Disha Direct have sold these to me in unfinished condition. No roads, no power and water.
Consumer Court has ordered the Thane Police to bring Anand Kadam into the court.

How is their project Landmarc Midows? It's near to roha. As per the plan it is mentioned that they will provide water supply, electicity but as of now, nothing is there. kindly suggest if anyone knows- should we go to buy plot in this project?

My name is Shishir Dhavle and my cell number is [protected]. In response to newspaper advertise published by M/s Disha Direct regarding offer of NA plots at Shahpur (COLORSCAPE project) with a 50% guaranteed appreciation in the form of PDC cheques. An option was available to purchasers to either retain the plot or to get the PDC realised. Mr. Prashant Damle, leading Marathi Drama and Film Artiste was brand ambassador for this ad. I visited disha direct office in March 2008. I was introduced to the vice president shri. Roli Kolari who briefed me regarding project details. He told us that the land was already purchased and NA orders were already obtained in respect of various individual plots. He showed me zerox copies of agreements of purchase of plots and many NA orders as claimed by him. He told me the complete schedule of the project same as displayed on the internet. He further stated that the company would call a meeting of all the purchasers to enable them to exercise option of eother retaining the plot or deposition of PDC. I was impressed and had purchased 2 plots of 1500 sq.ft. each for Rs.3, 00, 000/-. An agreement was entered in to between me and M/s Yash Infraventures represented by Mr. Santosh Naik. After entering in to the settlement, I visited the actual location of the project at Shahpur on my own. One Mr. Rahul, having his cell number as [protected], accompanied me in the capacity of local representative of Disha Direct. I noticed that there was no commencement of work at the location which according to Mr. Rahul was on account of procession of NA applications. I found that near this location the work of a project by M/s Soft Corner was in full swing. After few months I called Mr. Rahul and reminded him about the meeting which was to be called for exercising the option. Shockingly and surprisingly, he informed me that no such meeting would be called as NA orders could not be obtained in respect of the said plots. I immediately recorded his say in the form of a letter. After few days I received a set of documents in which I was wrongly shown as purchaser of some plot at New Mahabaleshwar location and I was offered some alternate plots. I immediately replied to the said documents and reiterated that I was interested to retain plot. It is pertinent to note that since purchase of plot, the company never bothered to either send any communication or even call me. I was simply checking information on the website of the company for display of any change in the project details but no change appeared till today. On calling to the customer care section I was informed to call one Mr. Sanjeev Masal, having cell number [protected], who was looking after COLORSCAPE project. I called him and narrated the entire issue but he sent me a mail stating that no plot can be allotted to me as there was problem faced by the company in obtaining NA orders. He again offered me alternate plots at New Mahabaleshwar. I replied him that this was cheating by them as the price of my each plot was now Rs.8, 00, 000/- and that the company was offering me to get satisfied at Rs. 2, 25, 000/- per plot. I send a notice under the Consumer Protection Act seeking total compensation worth Rs.25, 00, 000/- but as usual there is no response. Meanwhile, the date of PDC got matured and hence I issued advance notice of 15 days to the the company informing that I shall be depositing the PDC of 4, 50, 000/- under protest and without prejudice to claims and contentions. Still there was no response hence finally on the day of deposition of cheque I sent sms to Mr. Misal as well as Mr. Kolari and requested them to ensure sufficient balance in the account to avoid cheque bounce prosecution. Still there was no response and hence I deposited the cheque. On third day from the date of deposition of cheque, I received a sms from Mr. Misal that I would be paid the amount in cash as my investment was in cash and that also after my surrendering the original cheque and the agreement. I have recorded each and every development on each occasion. I visited Disha Direct office and found that the office was shifted long back to some new address which was never communicated to me. The cheque was honoured and I received the money but the same is extremely low than the actual present price of the plots. Hence I issued final notice under the Consumer Protection Act. Recently I received a call from one shri. Sagar waghmare, claiming himself to be the advocate of the company and tried to demoralize stating that now I have no case as I got my PDC honoured. I explained him that his contention was far from the provisions of law. In the beginning of the discussion he contended that he was not going to reply to my notice but at the end of the discussion, he stated that he would be sending a reply. But till this date I have not received any reply and very soon I shall approach court of law. This company has strted its operations at Dubal and New York. I m approaching both the governments by sending copies of my notices.

They should rename themselves to chor company. Did similarly with me, I had booked a bungalow through them. They were very professional in the beginning. But as soon as they got all the money, they changed their tune. I would be very busy at work and had no one else to follow up with them. I would be in touch with them on the phone and would always get an assurance that the property is ready for me to move in, one fine day I go to the property and am shocked to see only my bungalow in incomplete condition (no electric lines laid out, plumbing incomplete, flooring was not done for the living room, exterior painting was not complete). All the other bungalows surrounding it were complete (due to the fact that there was someone or the other would have physically come to look at them on a regular basis). These guys are cheats of the highest order. Just because I was no physically coming over, they decided to use my money for some other projects. After a lot of fights with them to no avail, they somehow patched up whatever was remaining work and gave it to me in a condition which I would not think fit for a dog to even live in. I finally gave up and had to specifically get my own contractor to complete the work by paying extra money out of my pocket. CHEATS, LIARS, I pray to God everyday that cheats like these should never prosper, they had obviously cheated a lot of other folks.
i agree with all of u. disha is one of chitar company.i was visited one of the disha direct project at shahapur named RIVERA, last year .bcoz of my personal reason i was not able to buy that plot. 1 month before i just came down agen on same location.but i shocked ! becoz i got the information that the project has gone under litigation.bcoz they don't taken proper approvals from bhatasa dam. that time i said thanks to myself.then i go to the softcorner and booked one plot and i am feeling safe now.
Disha Direct is a fraud company.They use people's money. They came up with a scheme of Landmarc Meadows in Tamhini Hills. Phase 1 was completed properly and on the basis of Phase 1 they came up with Phase 2 and 3 each phase having around 100 or more plots. Unsuspecting people like me were enticed into booking plots in 2010 when they had promised to give possession in a couple of months. It is 2012 and there is no sign of any development and neither N.A. We are given one excuse after another which has nothing to do with their Tamhini project. People have paid 1.5 lakhs to 2 lakhs as booking amount per plot. With around 100 plots they have received over 2 crore rupees. They have been using this large sum since 2010 the interest of which could be around 20 lakhs per annum which itself is huge. They will continue to give one excuse after another and keep on fooling the investors. If somebody goes to court they may return his amount. But the point is they got to use a huge amount and generate their own income. This is the scam which needs to be collectively fought. Let's start an internet group and come together and then when 200 people visit their office all at once then they will realise. Let us all fight Disha Direct together. Let's form a internet group on Facebook, yahoo etc.

Dear All i had a same experience, In the year 2009 I had invested Rs. 300000/- in their project at Shahapur (Shirole) as in case of many they gave me PDC of Rs 4, 50, 000/- due to work exigencies I could not get time to visit there office to enquire about project development . One fine day I called up their representative with whom I dealt at the time of booking ( fortunately I kept his cell number in my diary ) to my surprise he told me he is no more working with Disha Direct and unofficially told me that Project Colour Scape is almost scraped due to NA certifiation. Then I visited their office at Thane . I was offered to switch over to another project " Landmark Reviera " I visited site in the month of March '11 the work was in full swing, I was impress with their project plan. After discussion with my family I chose one plot of 3000 plus sqr ft. paid excess money above my investment plus appreciation . I completed registration/stamp duty formalities in the month of June 2011. After that did not get time to visit the site or inquire with them about the progress of project. On 25th September when my wife remind me about the progress report of project I casually put mail to one Ms. Vrishali, to my utter surprise withing 30 minute I got call from Dish direct and inquired about my plot number, and was shocked to hear that my plot went into the Govt project of Bhatsa Dam. . Govt acquired almost 75% of project land and only 25% of plots remained in project "Landmark Reviera" As per Disha Direct this land acquisition notice served by Govt in the month of September 2011. That means almost one year passed and I was kept in dark, no phone call, no communication, no mail msg from this so called ISO 2008 certified company is doing such mess of Investor's money. When I questioned them about this they said we have communicated everybody by sending letters through courier, it might have come back since no body was there to receive the letter., My question is why there courier company insisting somebody to receive letter. they can very much drop in (it is just a piece of paper and not cheque or currency note) .
Now they offered me to switch over to 3rd project which is located at Wada . I am yet to visit the place, then only I will take further decision .

I have booked the plot in new mahableshwar (windmill heights) which is scrapped sue to non permission of NA. after much talk with them they offered me in beaumount (I called many times and they never tried me calling). now they are telling me that they are going to register. I have questioned them abt the status of the project. let see

I have the copy of the NA order preliminary which has been filed in the month of Nov 12. Today I had called up the Mumbai office and the advocate told me that some 62 deals are lined up for registration. BTW when is your registration planned. Have you done any legal paper checking. Current status of the project what I am told is that they have started construction of roads and planning to set up site office. And demarkation process is set to start. Besides that I am told that after 2 months we can see the plots with demarkation. Any more info pls update.

A Sales Manager called Mr Singh told all kinds of things 6 years back about the Shirol project-
example : 4 trees per plot to be planted, good roads, electricity connection, water connection, sewerage connection, ..BUT NOTHING IS IN PLACE FOR 5 YEARS TILL 2013.

...INSTEAD THEY TOLD THAT THEY WILL BUILD A RESORT...

THEY ARE JUST BIDDING TIME ...
they are simply fooling people by telling we will do a club house and then we will not do a club house but a resort...( which is never done )...then they say we will do something else...JUST TRYING TO FOOL EXISTING & NEW CUSTOMERS...

I completely agree with Mr Arvind. I have also bought a plot in the same project. Truly it seems a very big scam by Disha direct. They are making lot of money using this amount. We have to unite and fight against this scandal.

I am one of the victim of Disha direct. I ahve purchased one NA plot at Pinjala Village ( Nirvana Farms) at Wada and they have made lots of promises at the time of purchase
1) Pond is still not ready
2) Garden is still not ready
3) Developer is charging 30 paise per sq feet
4) Road are still of mud
5) No lights and proper water supplies
6) They have charged for club house and it is owned by developer
7) No response from Disha direct and its people
8) No society of NA plot owner are formed and they are not even giving us the contact numbers
They are just forcing to make bunglow with premium price and looting the people. Is there any way we can stop Disha and make them to return the money?
Aside, they are makeing false commitments in new adds.
We booked a plot in Wellness City in Feb 2013. The registration process for us was completed by April 2013.
When we booked the plot in Feb 2013 we were planning to take plot loan on half the amount. We got pre-approval letter from SBI for plot loan however it never materialised. Di..sh P(reserving the full name) never made any efforts to put our papers through after we gave him all the documents. He gave reason after reason on why our plot loan will get rejected. So if you are planning to buy a plot, keep the cash ready.
Wellness city is very slowly getting developed. I saw the following developments last time I visited the site in Jan 2014:
- Temple and Garden area is ready.
- Their show bungalow is ready.
- Club house is getting developed. I believe by end of year club house should be fully developed. Construction quality can only be determined after it is complete.
- Electric poles in place.
I saw about 4-5 plots where bungalow construction has started. One owner has completed work of a very large bungalow about 4000 sq ft. The construction quality looks good with nicely landscaped gardens.

I had booked a plot with Disha Direct in Project Beaumont in Apr' 2011. They have collected 2/3rd of the
total amount so far. It has been more than 3 years since invested, but no commitments are concretely
given regarding possession. Since more than one year now, that I am demanding refund of my amount as 2
years had already passed then. When sent emails to them, they do not care to respond or give any written
commitments. Whenever I called them, they said it would take couple of months more for possession.
Almost 3 years are now over but no honor of verbal commitment. Neither are they willing to give any
written commitment which I always insisted in my mails (see attachment).
My Invested amount has been locked for 3 years now without any returns. When contacted them for the
same, neither does Dish Direct give me the refund, nor can the property be sold. I invested the money in
the past as a savings option for my marriage. I have invested an amount of around 3.3 Lakhs so far.
There has been no talks of possession on refund. If I would have invested elsewhere, I would have got
higher returns in actuals. But today, if I want to purchase plots elsewhere, it would cost more than
twice as more for similar size & piece of land.
Beware of their project Farm Villege. They do not have
any authority approvals or sanctions and are also violating the clubbing of parcel of land under land fragmentation act. They have lured customers to pay EMI's and have been holding on to their hard earned money and also there are cases where they have successfully convinced some of their customers to pay 100%.
With the arrangement to pay dividends post a certain
period of time they have already enjoyed on the amounts they have received from their customers and thereby making the cost of holding about 15% more expensive by not doing any agreement.
I have warned them and got my refund in 6 installments with 3 cheques being dishonoured.
BE CAREFUL ! NOT A FAIR COMPANY TO DEAL WITH...
I have bought 2 properties from Disha Direct in 2 different projects & I am completely satisfied with the service.
Disha Direct is reliable because they always attended my calls whenever I wanted to reach them.
Disha Direct is very much reliable & helpful as far as my experience is concerned.
I bought it in Break The Routine Project & it has been very smooth relation since then ..
Disha Direct are Maha Chor...make it a bad word. Invested in Malshej Project 2008...no possession...no refund. They just dilly dally...giving excuses ... Will be going to court soon against them.

I am also one of the victims of Disha direct and got cheated for the plots purchased in their LandMark Meadows near Tamhini. I have purchased 4 plots in their scheme during 2010 and paid full amount including development charges, but till date they have not handed over the possession of plots. I have made several visits to their site but the work is stand still and these peoples are giving fall promises. My plots are not even leveled, there is no power, water supply. If you see the other side of this location the Golden Valley and other are almost in completion stage very attractive homes are built by this developer. But this Disha direct company is badmash company they go on declaring new schemes without completing the earlier projects and looting hard earned money of public.
