Warning! Stay Away from Dwell Property Management!
I cannot stress enough how terrible my experience has been with Dwell Property Management. The previous strata council members made the grave mistake of choosing them primarily based on cost, as Dwell submitted a bid under market value and secured the contract with us. Little did we know, this decision would haunt us for months.
During the first six months, Dwell seemed somewhat reasonable, but it quickly spiraled downhill from there. The quality of their service went from bad to absolutely abysmal. It's like the old saying goes, "Don't expect 2-star service if you pay for a 1-star hotel." In this case, we didn't even get the 1-star treatment we paid for.
The situation got so out of hand that residents in the building are taking legal action against Dwell. I personally had to endure dealing with our property manager, Dwell's upper management, and even escalated the issue to the highest levels. I was even prepared to take them to court, but thankfully, we found a way to terminate our association with Dwell.
My advice to anyone considering hiring Dwell Property Management is to think twice and do your research. Google their rating and read the reviews from others who have suffered under their mismanagement. If you're still contemplating hiring them, be prepared to subject everyone in your building to an incredibly challenging and frustrating experience.
Save yourself the trouble and look elsewhere for a property management company that actually values its clients and provides the service they promise. Dwell Property Management is a disaster waiting to happen, and I wouldn't wish the nightmare we went through on anyone.

He always takes care of any issue or question we have quickly and professionally. He's really good at finding the best solutions for any problems our old complex has. I would definitely recommend Dwell Property Management and *** to any strata. It was the best decision we ever made! Thanks for all your hard work and support.

Our strata council recently decided to replace the roofdeck of our building that was in poor condition. At the same time they also decided to extend the roof deck over 2 units to make it larger. There was no consultation whatsoever with any of the owners. The property manager was requested to acquire 2 additional quotes but failed to do so, so strata council decided to just go forward with the one quote they had. When I discovered their intention to build over my unit, I immediately contacted strata council members. The strata president told me that they had a permit implying the extension was allowed and as they had already ordered the supplies, they would be going ahead. I telephoned the Property Manager to request the work be stopped. He emailed to say he was out of the office and prefered to correspond by email. He did not email back and so I emailed him again the next day and he did not respond until the following day to say "***." I did not have any actual response regarding the issue from him. After strata council refused to stop the work, I contacted the city to check if there was a permit and their wasn't. *** I requested receipts for the work once it had been completed which took over the 2 weeks as required legally. After months of asking, I was finally forwarded an invoice for plants that were purchased for the new roof deck. *** The invoice had an *** tax code as confirmed with the tax office, an invalid email and a condo building for their address. There was an upfront payment released by the property management company, for half of the cost of the *** extension that was not build (over six grand). I been shown no evidence that this has been refunded. All invoices paid have been from the buildings reserve fund. After months of repeatedly asking for the engineers report, I finally received an email from the property manager stating "***". I was under the impression that a property management company should act in the best interest of the owners and the building and advise strata council accordingly. ***. *** Despite knowing all this and supposedly having extensive knowledge of the property act, they never intervened to stop the process from going ahead! Their recording of the minutes has also been inaccurate as they stated "***." The fact was that the work was stopped by an owner contacting the city and a building inspector attending and ordering a stop work order on the *** extension. I have also brought this up with the Property managers superiors, who seem annoyed that they are being included in emails and have requested that they not be included in such emails going forward.
I have never been treated with such disrespect following concerns after water damage to my property. The property manager has not fully responded to numerous emails but gets all defensive and tries to blame me after stating I would proceed with a procedure with confirmation of my contractor being told "I don't care what your contractor opinion" . I have caught him full on misleading and saying things untrue ***. They state the only way to communicate with my strata is through the property manager, however he has not conveyed everything and things have been missed on numerous occasions. I have hired contractors and in email he clearly states he doesn't care what my trusted contractors think or say. I trust them, dwell has done nothing but create issues between myself and the strata. I do not have a issue with the strata I have a issue with the conveyance of my concerns and the lack of professionalism and respect to myself and contractors I have sourced by the property manager . As well as I have been sent emails that were intended for inter office which in light make me feel like I am unwelcome in my property and if any future concerns were to be brought up I would be denied or blacklisted. Do your research. ***. I have tried on numerous occasions and been told either only email converse and my phone calls and voicemails have been ignored

I'm the boss of our Strata Council and we work with Dwell Property Management. *** is always there when we need him, and he's fast to get the info we need, talk to service providers to fix problems, and get quotes for work. This year, *** and the Strata Council got a great deal on our insurance and lower deductibles than last year. We, the Strata Council, want to keep working with Dwell ***.
terrible customer service. I have been trying to get 2 visitors parking passes for my unit. its been 16 days now and after several emails and phone messages no one has replied to my concerns. the parking police are absolutely terrible, coming by every 15 - 20 min to check for passes. I have seen several tickets on windshields in a short period of time. A simple request nut nobody gives a dam about anything

i am the property manager for my complex in north vancouver. a few years ago we switched from another property management company to dwell property management and it has made all the difference in protecting the owners' most important asset. my property manager is vested in the successful operation of the building and through his actions demonstrates a level of care and expertise that i have never experienced with any other property manager. these values and competence are shared throughout the company as our onboarding experience was skillfully handled by the business development manager. i am so happy we made the switch!

Our Property Manager, ***, is always there to help us out. He is not only friendly but also very knowledgeable and efficient. He is a real professional. We highly recommend Dwell Property Management.

I was suprised to read some bad reviews about Dwell Prop. Mgmt. Our Strata has been working with them for a few years now and we've been really happy with their service. Our Property Mgr., *** is great. He's professional, friendly, always available, listens well, asks questions when needed and gives good suggestions. He's also really easy to work with. We can reach him outside of office hours and he's always really helpful, fast and efficient. None of us on Strata have had any complaints about Dwell ***...we love working with them, especially the hands-on approach *** takes. Our Strata has been running more efficiently since we changed to them. We're saving money and the speed at which issues/problems get resolved or work done, is impressive. Dwell has a great online system which allows owners to check their account, get updates, make changes to personal info., access relevant Strata legislation both Provincially and specific to our Strata as well as good email updates from them to owners. I would definitely recommend Dwell and *** to other Strata looking for change.

Worst service I came across in my life!
Worst service I came across in my life! Won't let me leave less than 1 star. If I could, I would actually remove all the stars that were given so far. Our property manager *** is either ignoring you or when he finally get's back to you, his replies are always an insult. On several occasions he hired wrong company for the job and of course our strata had to pay for it. His favourite thing to reply is "Nobody else is complaining" if you want something fixed. Our light fixture is on "back order" for years now and most recently he is for weeks and weeks successfully ignoring broken power outlet in the hallway that was fried when there was a leak from one of the units. Planters outside our units are in a horrible state ***. Please do yourself a favour and never, EVER hire this company.

Dwell is our managment compny. Jason G is the boss who runs our strata. The reason for this complaint is that *** G has not answered any of our latest communications, neither by email nor by phone. Despite all my attempts to get info to which I am legally entitled, as well as the explanation of why the processes have not been carried out as established by law, Mr. G has chosen only to ignore all requests made in a polite, cordial manner and legally founded. The purpose of this complaint is to politely request that *** G do his job that he is legally required to do. Thank you.

We own a condo and been having plumbing problems for more than 2 weeks. The strata manager hasn't fixed it yet. Water is coming up from the kitchen sink and it could overflow. We called a plumber like the strata manager said, but it didn't help. Other tenants had the same problem and said hydro flushing is needed. We sent pictures and a report from the plumber to the strata manager. For now, the pipe under the sink is closed so tenants can't use it. Hydro flushing was supposed to happen on April 5th, but we asked for it to be sooner because tenants can't live like this. The strata manager sent another plumber, but it's probably a building issue. The strata manager hasn't replied to our emails yet.

I needed a form from Dwell Property Management, so I contacted the property manager. He sent me the wrong form, and I had trouble figuring out which option to choose. I tried calling the management office for help, but no one answered, and there was no option to leave a message. I tried many times over the course of a week, but no luck. I even tried other departments, but they just transferred me to the same extension that didn't answer. Finally, I talked to the property manager, and he told me to choose an option. I chose the one I thought was best, but then I had trouble sending the form. I tried calling again, but still no answer. So, I decided to mail the form, but the company claims they never received it. I put my return address on the envelope, and it never came back to me, so I don't know what happened to it. After a week of not hearing back from the company, I tried calling again. Finally, someone named Maria called me back, but they charged me over $100 for the form. If they had contacted me while I was filling out the form, I wouldn't have purchased it. Maria said she couldn't determine the cost, which I found frustrating. The owner/manager hasn't returned my call, which I think is rude.

I asked for a certificate for my apartment in a building managed by Dwell Property Management. I sent an email and they said it would take 5 business days to get it. But when I went to pick it up, they made me wait for more than 30 minutes and then said they couldn't give it to me and would email it instead. They said the property manager needed to sign it first, but they weren't there. They also made me pay extra money that wasn't on the original form. One of the workers even coughed on my documents, which is not cool during covid. They were very unprofessional and I'm not happy with their service.
