dirty smelly building, no air circulation, dishonest management
This building is hellish and nothing seems to work properly. There is no sufficient heat for Ontario winters, no bathroom fans, the hallways have no air ventilation, and there are various bad smells in different areas of the building. I advised management that I will not be renewing my lease. When I advised the manager the date which I would vacate the apartment she advised me not being that I'd still be charged rent as per my singed lease. Knowing I never signed that lease I asked to see the document. I was shocked to find out someone had forged my signature to keep me locked in.

air conditioner and increase of rent
Timbercreek in dollard des ormeaux, quebec. I live on the 8th floor and was told to take out my air conditioner so construction a outside could be done. I went to Claudio to see when it can be put back in and he told me to go ask some guy outside. Seriously! Which guy? He knows which guy to ask. Told me they have to work but he doesn't live on the 8th floor. It gets really hot in that bedroom where my son sleeps. I want to know when it can be put back in. So maybe he can ask!

Been living at the Hamilton location for several years. They shut down the hot water all day. Nobody can shower or do anything. They don't care. All they care about is collecting rent. Ongoing issue that is never ending for ten years. Ant infestation and complete slum lords. Mould harvesting everywhere. Loud, noisey tenants that don't give a [censored] about being quiet. They won't fix anything in the units, just make the building look nice on the outside to lure tenants in. Rental hikes and increases. Elevator break downs. Building manager sleeps with tenants. Everybody knows about it. He gossips and slanders you to everybkdy, and refuses to fix anything. Worse building ever
horrible living conditions
Living and dealing with Timbercreek Communities was the biggest mistake I've made. Before signing the lease, I asked the management company at least 10 times if they have a pest issue because reviews online stated that they, in fact, have a huge issue. I was assured up and down that there is no issue and that my place was treated before I even move in. The unit itself was in decent condition and I has asked a few people in the building who seemed to think it was a thing of the past. That was not accurate. This building has a massive bed bug problem and from what I've heard from other people, they also have a big cockroach problem.
After letting them know about the issue, they did bring in someone to treat the unit within the week, however, I told multiple Timbercreek employees that the issue is not contained to one unit as I saw the IN THE HALLWAY. They told me it was an isolated incident and left me feeling really confused as to how this would happen to me. That same night, I met several other people who were also preparing their units for bed bug treatment, and those units were nowhere near mine.
After the treatment, there was no sign of bed bugs slowing down and the unit became uninhabitable. The Regional Property manager, Marc, assured me the treatment will be done every 2 weeks. So I decided to move out right away but paid for Sept rent ($1700) even though I'm not living there, but because I wanted my furniture treated twice before I moved out (one month = 2 treatments). But in classic Timbercreek style, they have postponed the treatment to make it 3 weeks away, ensuring they only need to pay for one more treatment while my furniture remains in the unit.
This is just one of the MANY issues I have here. Including that I have been followed up to my apartment twice now, even though 2 security guards were at the door (they just let him walk in behind me).
I write this, not to scold and complain but to look out for others. I am 28 years old, a clean and respectable tenant. And because I chose to live at Timbercreek my whole life feels as if it is in shambles right now. I would HIGHLY encourage everyone to avoid this property management company at all cost.
So true these places are a nightmare. My life was ruined moving here and my family. Everyone please do your research on this horrible company all over the board same issues. Your health is at RISK
building administration
The building administrator at 520 Mornington Ave should have a badge with her attitude. Very rude and unprofessional. Doesn't matter what u do she wants to harras ppl! Sick of the ill equipped staff and their attitudes. The photo I'm attaching shows how much Natalie likes to harras tennants. Save yourself from future headaches and having to deal with such uneducated ppl Timbercreek hires.

unethical business practice, very shady
Save yourself the trouble and avoid renting with them.
They fraud the system to work around increasing the prices for the next tenant, falsely advertise their prices and tell you to agree to sign for a higher price, they file for evictions behind your back, they send the information of all occupants, not just the offending tenant, straight to collection agencies without any proper grounds just to waste your time before you even get the chance to point out mistakes. They hire people to tamper with ledgers to make the most responsible person look bad-you have to go get legal help and re-tabulate your transactions on your own. They don't give receipts. They don't know how to do business, they do it all by bad ethics, integrity, and intentions. They screen phone numbers and don't return calls.

if you input any of their property addresses into housing societies to check for legal litigation statuses, you will find that they like to file claims and stab people in the back, including an McGill University ETHICS specialist who lived at the same property way longer than I have.

poor building management neglect towards tenants including theft on exaggerated high monthly rent
timbercreek has bought out most buildings in and around the downtown area, supposeitly a 5.5 billion enterprize in total thus far all over Canada. sadly their management team sucks, for one of their countless buildings located on 2125 st-marc street has totally degraded in the last couple of years, there is no more security guard as once had for the past 25 yrs. plus for a complexe of 320 appartments right smack in the downtown area in which puts the danger in lives of tenants due to crime in drug dealings including PROSTITUTion right in the building itself not to mention theft. parking area is full of contamination in poison due to mildue and mold, making for an infestation of creepy huge and massive bugs roaming around, and yes I have already found one that scared the [censor] out of me in size. kept it as proof of what can be found roaming around in that building, garage leaks of acid have already damaged several cars thus far and there are always puddles of water everywhere on the lower level of the parking, overflowing of garbage all over the cracked ciment floors for they suffer from a lack of cleaning staff, there is only 1 live in consierge that does not do much due to his health problems that he already suffered from upon hiring, go figure? another 1 working from 9-5 in which is the husband of the building office manager acting as so called consierge working in a suit and tie... well never really working that is... Apartment unit
I moved in September 2016 on Mornington Ave. Within weeks I discovered an ant infestation. I found them in my bed, kitchen, and washroom. I complained to the landlord who sent in pest control twice. The problem still persists. I notified the landlord again and said that I will be terminating the lease early as a result. The landlord responded with a written notice that I will be responsible for the unpaid months. Furthermore, they insisted that I try to find a tenant to sublease the unit. I should not be responsible for finding another tenant. Nor, should I be held accountable to pay rent for a unit that had a preexisting condition.

I've been searching for an apartment for roughly a month now. I have called Timbercreek Communities twice to set up viewing appointments at two separate apartments of theirs.
The first was set up for 565 Talbot St, London, ON. I arrived at the appointed time and buzzed the number that I had been told to buzz, as well as the one that was listed as "Building Manager". There was no answer. I waited ten minutes and tried again. They answered, seemed confused that I was there, and buzzed me in without saying that I need to wait or that they would be down shortly.
No one came down. I waited in the lobby for fifteen minutes before giving up.
Supposing that it was just a poor manager and not the company itself, I arranged on Friday, Sept. 2, an appointment for Monday, Sept. 5 at 12PM for the 420 Central, London ON location. When I was on the phone with the gentleman named Jason (I learned my lesson from last time and made sure to get a name), I asked "You probably don't have anything available Monday since it's Labour Day". He told me that, no, it was no problem, and someone would be there to meet me at 12PM.
I came ten minutes early. I buzzed, and no answer. I supposed this was because I was early, and then waited until 12PM sharp before trying again. Unlike the last building, no one even spoke to me before letting me in - they simply buzzed me in. Again, I waited. I ventured to the office just around the corner of the lobby and knocked. Nothing.
Ten minutes go by. I buzz the building manager again, only this time, they put me through to voicemail.
Obviously there is some kind of disconnect between who I've been calling to set up appointments and the managers. Furthermore, this only shows me that the building managers really don't care about the security of their building (since they're buzzing just anyone in), or that they're interested in renting units out. This only leads me to believe that getting anything done by them (Such as work requests, repairs, or insect issues) must be absolutely maddening to try and resolve.
Timbercreek obviously has no problem wasting people's time. I couldn't imagine renting from such an unprofessional company.

Apartment Rental
WORST PLACE TO MOVE INTO. BEWARE OF SCAMS.
First of all I must thank god I do not have the pleasure of moving into 569 Broadview Avenue & 9 Tennis Crescent.
We viewed a couple of units in the place and found them to be pretty nice and we thought it would be a good idea to put in an application. Thats the only thing positive I can put in this review regarding Timbercreek.
We filled out an application with the property Manager - Dan was his name. He filled it out on the computer and we signed it after he printed it out. We were given a copy of the application which was double copied which meant that it was faded and anything written in fine print was very hard to read. We never received a copy of the application we had signed, which was very clear and easy to read. They also needed a deposit of $1500 and $80 for FOB Keys, which we provided on that day.
So a few day go by and we inquire to see whats going on? They inform us that the application is almost finished and they will get back to us.
We had been looking for other places in the meantime, just in case we were not approved. We finally are approved and receive an email indicating this. We change our mind because we find a place that is more ideal to our situation and tell them we are no longer interested and would like our deposit back. HERE IS WHERE IT GETS INTERESTING.
The property manager says please forward your mailing address and we will send you a check, it is customary for us to deposit your deposit cheque upon approval. We wait a couple of days and there is nothing in the mail. A week goes by and still nothing. Apparently someone from there office was suppose to contact us by the name of Sarah. We eventually have to get a hold of her to find out that we are: Legally bound to pay the $1500 even though we have no intentions of moving in. Then she informs us that it clearly says on the application, mind you we have the blurry double copied version. After vigorously squinting through this we find that in fine print there is such a stipulation.
So we are out $1580. $80 is not even refunded for the FOB keys we never received. We never signed an actual lease. We were taken for a ride as far as getting out money back, it took 3 weeks to get the final word that we will not be getting back our deposit. Dan even sent us a text message that we would receive our cheque, this never happened.
I am actually very happy that I am not moving into this apartment as the size of a 600 square feet for $1500 a month is a little high. More so I am happy not to deal with this kind of company where they do not care about there customers and are only about doing what they can to make money by any means necessary.
Again to all of you dealing with Timbercreek BEWARE OF SCAMS AND LOOPHOLES WHEN SIGNING ANYTHING. Also read reviews online in regards to this company you will find many 1 and 2 star reviews.
Do not rent from them
We moved in last month and told we would be getting a gift card for $500 and would be in 2 - 3weeks we are now 2 months in and nothing. We have asked and they get exremely mad. We have hot water only randomly and also have complained. We moved in and the drawers in the kitchen dont work properly and one fell apart. Fridge shelf are broken and so is the drawer. . . We have been taken advantage of. . . Do not rent from timbrecreek they are a scam

Wheelchair bound tenant trapped again 3rd floor since Sept 18/15
Since 2010 November the single elevator in my building is constantly breaking down. previous landlord refused to get the 50 yr old + elevator replaced and kept elevator company only allowed to get it running each time it breaks down.
Since 2013 Sept. Timber Creek took over my building.
This is the 2nd time there is a major shut down where I am trapped on my 3rd floor unable to leave at any time.
I missed Xmas with my family 2014 because elevator broke down.
Last time such a major repair was done, was last year.
Sept 24th missed a important doctors appt.Tried to contact person in charge of these low rise buildings. She refuses to return my call. Today called the build manager who has also refused to call me back.
Meanwhile, all kinds of expensive reno work to nearby highrises of Timber Creek control, is being done including brand new balconies and putting in hydro meters so all tenants will be paying electricity.
Charging much higher rents but refuse to replace the single elevators in 4 low rise buildings like mine
I need the elevator due to my use of a motorized wheelchair.
I have been a renter since 1972. Rent always paid in full on time. Lived here 9+ years nd unable to move due to high rents elsewhere.

Company As A Whole
This company is by far thee worst rental company we have ever had to deal with. Over a span of 6 months, the amount of issues that we had with our apartment and all it's amenities was was beyond ridiculous.
First off let us state, when we signed the lease back in January, for a February move-in, both the rental agent and the building manager, and we quote, said that hydro (not included) would be anywhere from $60-160. Our first month, spent only using the laundry unit once, limiting use on hot water (since it was hydro), barely turning the heat on, never leaving lights on etc, our hydro bill was almost $400. In speaking with the building managers and the general manager, even after showing them the bill, the only resolve was the general manager suggesting "try cranking the P-Tech unit and see what that does to your bill". Sorry, we're both not geniuses or anything, but wouldn't that simply make the problem worse!? We turned the unit off at the breaker and refused to pay for it anymore. We lived without heat during the coldest months this year. Our bills slowly decreased but nowhere near the $60-160 that they quoted us in the first place. Never once was there ever an offer to assist in the payment of these outrageous bills, yet sometime within the 2nd or 3rd month Timbercreek was offering $500 to people who referred and rented from them. Funny how they're so willing to give money away, yet when an existing tenant has issues, there is no way they'd ever help financially.
Secondly, our unit was also right next to the garbage room. This meaning you barely get a solid rest since the compactor goes off at all hours of the night and will scare the living daylights out of you with the noises it makes, other tenants are disrespectful and decide it's necessary to throw their garbage out at all hours of the night/morning, and sometimes even feel the need to recycle their glass bottles down the chute, and last but not least, the garbage room gives off the most unpleasant of scents and disposes of them within the confines of your apartment, bringing along it's friends, fruit flies. The building managers and rental agent I'm sure know all of this when they're showing you the apartment, however the odds that they'd ever be honest and let you know this beforehand is highly unlikely. Had we known, there's no way we would ever rent the apartment we did. Downplaying the negatives of a unit just to rent them out and take people's money is just simply inhumane. Despite all of this, there was never any offer to make anything right. We continued to put in work notices, yet nothing was ever resolved fully. Changing out the P-Tech units twice, trying to change out the hot water tank, which was actually brand new, and never once offering up any sort of compensation for our extreme loss both financially and emotionally is certainly not how a business should be run.
To top it all off, after speaking with the general manager it was decided that our lease would be terminated as of July 31st and we would move out. Sixty days notice was given and plans were made to move out. The day before we move, me being the courteous people that we are, we called to let the new building manager know what the plans were. After things were all set, receiving a call back from the building manager and rental agent was something we weren't expecting. They called because no one had told them that we were moving out, what our reasoning was, and that sixty days notice had been given sixty days prior. How on earth can a business thrive or have any success if there is no communication? We truly don't understand.
And now, we sit here writing this complaint, to which we didn't want to have to write, all because in checking our bank account this morning, come to find that Timbercreek had taken rent out for the month of August two days ago. Words literally cannot describe how angry, frustrated and stressed the last 6 moths of both our lives have been. We will never refer anyone we know to Timbercreek, nor will we ever have anything good to say about the company and those who work for them. No one deserves to be treated like we have. Timbercreek has taken more than just our money from us these last 6 months. We are 24 year old adults, working two full time jobs each, barely being able to make ends meet when we live without many amenities that we're paying for, we refuse to have our situation go unnoticed any longer. To resolve this and all prior issues, we request some sort of refund and compensation for all our time wasted with this company. No one should be treated as we were and Timbercreek should want to make things right. Although, we're not holding our breathe.

Noise
I don't want to complain, I would just like to thank management at Timbercreek for their apartment shaking construction that goes on at 7am. My dog recently chewed through my alarm clock cable, so I have no way of waking myself up for class and work. I dont think i'll ever go back to an alarm clock. The noise and rumbling your apartment construction offers is life changing. Thank you! :)

Apartments from hell
Intermittent construction noise since they bought my building in 2011. Just when I think it's finally over they start a new project. Right now they are building new units in the breezeway directly under my unit. Drilling, banging and jackhammers so loud I cannot talk on the phone or watch the TV. Also frigid temperatures in winter. Rarely gets above 68 degrees F. I have to use space heaters even though "heat" is supposedly included in the rent. This leads to blown fuses... and this weekend the thawing of a freezer containing food. Complaints to staff yield zero results.

I've been living in a Timbercreek building for the past 2 months now. And over the course of these 2 months, ive had to deal with the lies, and negligence of their staff.
Before moving in, i asked if there were any form of bug infestation, and they completely avoided the question. Later on, i found Cockroaches in my kitchen and found out bedbugs are making their way up every floor of the apartment building. Gross, right?!
Not just that, The renovators refuse to cut off at the 7pm cutoff time. and Continue their gutting of walls, hammering, and all that fun stuff til (the latest ive heard from my bedroom) 5am. Thats right, people gutting the insulation out of the walls that connect to your bedroom. Good luck sleeping.
Well now, as a tenant of 2 months, i noticed they never take rent out on the 1st of the month (like they're suppost to) and they take it out within the week after. So i went in, and asked to cancel my pre-authorized payments. I was told by the secretary of the rental office that i would not be charged (pre-authorized) for the month so i paid by debit. The Next day, they took my rent out, andd put me -512.50$ on my bank account. I went in and complained, demanding my money back, and lucky for me the cheque bounced. But as i was discussing everything with the property administrator, she told me they would refund any Non Sufficient Funds fees that would be taken if the cheque bounced.
A day later i went in to speak to her, and she wasnt there, i was told shed be in the next day. I go in tthat day and i was told again she wasn't in. (kind of a piss off) so i said id be in the day after tp deal with my fees' issue,
I went in the next day, and spoke to the property admin. who then decided to tell me "we cant give you it back, but we can take it off the rent still owed (my roomates)
But then my roomate get 45$ off his rent and i dont get my money put back into my account. Does this make any sense?
To anyone thinking of Timbercreek Communities in Ottawa Ontario, RUN. Instead of "Welcome to Timbercreek" they should be saying "Welcome to hell, Where we steal from your bank, do renovations in the apartment next to you all night, and oh yeah COCKROACHES AND BEDBUGS!"
I have lived at 485 castlegrove Blvd for 2 years now. last winter was frigid! this winter Even worse! they said we were getting new windows in October. it now being almost February and still no windows I am disappointed! AND Frozenn! it drops to 15degrees Celsius! you can feel the breeze coming in through the windows! this time next year I won't be living here. wouldn't recommend!
