Equity Residential Water Damage Inside the Apartment Dwelling

leaking roofing has been repaired, yet I have not heard a word about cleaning up the damage to the infrastructure of the ceiling due to the rain. I also noticed 2 new ceiling stains from our last hard rainstorm that if left unkempt will prove to be another emergency issue in the next rain storm. There is one big stain in the ceiling on the loft and the other is in the bedroom. It is not cheap to live here, so I expect some compensation, as I shell out more money every year with the rent increases, now living here 3 years and if this is the standard way of living it is very unacceptable for the amount of money you charge tenants to live here & I will be discussing this case with a tenant lawyer. Please contact me asap to let me know when you plan to repair the damage inside the unit.

Desired outcome: Repairs to the damages inside the unit & 2 months of rent compensation of min 50% of what the current rent cost is $2390.00 a month

Equity Residential Over charge of my rent-constant apartment issues that has not been fixed

I live at the Jia Apartment in LA. In 2021 they over raised my rent by 22%, which eligible. Also, this apartment has been having problems since I've been living here for two years and they maintenance has not fixed it. My water heater broke it took them an entire month to fix it. I have 5 outstanding maintenance request that's been in the QUE for over 6 months. The air condition has been leaking for two years. They have not replaced not the ceiling has water damage. The water heater is not working again. They have not met my demands. I have called management and they do not even get a maintenance guy out to my apartment. I've never been late on my rent. This is slumlord issues. It's been pigeons pooping all over patio now and I asked them can someone come and put down traps or something to stop them from coming on my patio and pooping. They Its my responsibility to clean it up every time they poop. Its been countless breaks ins. The homeless shower in the pool area. I'm really sick of all of this. Someone needs to fix this because it does not make any since to treat your good tenants who pay on time like this.

Desired outcome: My lease is up in a couple months. My last month should be free for all the frustrating this I've been going through. It's just bad business

Equity Residential Safety/ stolen vehicle

Hello,

I’m a current occupant in San Diego. The gate is always broken. My brand new car was stolen and my insurance company is not paying for the car. I had to get a old car that I paid cash for and weeks later it was broken into. Both incidents occurred right out front of my apartment. My mail was stolen, the post office put a note that everyone’s mailboxes were broken into. When I reached out to the management they showed no concern. Did not care at all. when it came to raising my rent, they had no issue. I’m a single mother. I already work two jobs and am in school. This has really taken a toll on me and the office showed absolutely no concern. I would really like upper management to reach out to me and assist. 15 people have gotten their cars stolen here. A homeless man was swimming naked in the pool.

Equity Residential equity residential holding our rent

Ameila who was in charge of Woodcreek apartment's Has deliberately withheld our checks from keys of housing. she continues to lie about she sent the mail out 3/15/22. I purpose another class action. she is allowing residents to get evicted and continue to lie on mail. she has not reported Anything to key of housing too re-issue and check just peddling lies. where is my 10,870.00 check.

I will be contacting all corporate Robert, mark etc.

Desired outcome: Ameila to admit she deliberately got rid of or withheld our check and would like it to get to its rightful owner or a lawsuit against her and everyone involved. i also have her emails.

Equity Residential Unauthorized credit card charges

Hello,
I am filing this complaint on behalf of my Grandmother Rosa Ramirez as she is older in age.

On 01/29/2021 one of the residents from Altitude apartments which are managed by Equity Residential used my Grandmothers Card to pay their rent. We have tried reaching out to this company and have not heard back from them. I spoke with one of the Managers named Erick and he said he could not help me. I reached out to the corporate office and left a Voicemail and still have not received a callback.

I made a dispute with the bank and they said that they are not cooperating with giving my grandmother her money back.

Please keep in mind that my Grandmother is a home owner and does not pay rent to anyone. Please i need help getting my grandmothers money back

Desired outcome: Getting my grandmother all her money back.

Equity Residential entering without notice and poor customer service

4 weeks ago, Vantage Hollywood entered my home without notice or consent. Furthermore, they came in, pulled everything out of a closet, put it in the middle of my studio, and began plumbing and construction work.

This plumbing and construction is being done for the other more remodeled apartments to have a washer/dryer. My actual until will not have a washer/dryer installed until I move out, and the entire unit is remodeled, so they are literally doing all of this for their good, not mine. When I became very upset, they offered to let me put all the stuff from my closet into an apt. that was not rented yet.

They told me the construction would only be a week. As of week two, they cut out holes in my ceiling and wall, and changed the locks on the apt that my stuff was in. I realized as I was trying to pack to leave for the holidays, that I could not get my stuff. I called the office and left 2 vm, only to be called back a day later!

They moved my stuff to another empty space, but said that they needed to move it again by the next day, and asked where I wanted it to go! It has now been 4 weeks. The construction is still not done, I have huge holes, they think they can enter whenever they would like to finish, all my closet storage items are in the middle of my room, and I will a full sq foot of closet space when they are finished.

I was also offered $100 off my rent for a week, and $200-$300 off if they took a week longer. My rent was still billed at full price anyway!

Monetary Loss: $1950.

Preferred solution: Full refund.

Equity Residential broken lease mistake

Hi, my name is Javier Figueroa and the reason for this complaint is that in October, 2016 I went to Laguna Niguel, California to do a construction work for 3 months. The company that hire me had an employee name Ruben Robles that was living at that moment with his wife Cinthia in one of your Properties which address was 25032 Hidden Hills rd apt. I Laguna Niguel, CA 92677. Ruben offer to rent me a room at that apartment complex ( windridge apartments) for the 3 months that I was going to be performing the work. The only condition he ask me was to go to the leasing office so they can perform a background check and ad me to the lease, which I did. On December, 2016 I finsh the work that I was performing so Ruben and I went back to the leasing office so they can take out the lease. We spoke with the manager at that time and he took me out the lease. I went back to Orlando, Fl which were I live. Several months later a collection's agency inserted a $7, 000 debt in my credit report saying that I broke a lease on the property before mention. Apparently Ruben and Cinthia left apartment after I left and didn't finish their lease which they started on july, 2016. But that isn't my fault at all because I was ad to the lease after the fact and the manager took me out before I left. I call the apartment complex on September, 28 2018 and I spoke with manager, and he told me that he was going to look into it and will call me back on monday October, 1 2018. At this moment October, 5 2018 I still dont hear from him, obviously he isn't taking this situation seriously because he was the one that make the mistake. This situation is affecting my credit score big time, and what bother me the most is that I always been paying my debts on time and this one for sure isn't mine. At this moment Im only asking to this debt go away from my credit report but if I don't hear from you guys the next step is to hire a lawyer and tha obviously is going to incur in some $$$. Equity Residential overcharge

This Business is a ripoff
I was living there for 6 years payed in full.
every year when I renewal the lees they never clean my place (carpet) I asked and they say NO.
in the time the I was living there they come to fix the wall with different color of paint and they say don't worry about it.
when I moved out the send me a bill of painting the wall cleaning the carpet and moving things out from the place (there was nothing there I moved all out)
they have the power of going and report you to the credit if you don't pay them.
they abuse the power they have to steal money from you.
don't go and live there they charge to much and give you nothing for your money.
2 off my cars were broken in and they didn't care
please don't give the Business and I hope the will lose there Business

Equity Residential lying and false charges

Was told a story by three separate employees over a nine month-period on what would happen if we had to break our lease (I work internationally and often have to move on short notice). Once we actually moved out, they suddenly changed their mind and said I owed them more money. They turned away tenants that I found to replace us and tried to charge them money too. No one got back to me despite repeated requests, then they sent their "bill" to a collection agency. Only recently have they gotten in touch with me, after I contacted them again, and claimed that all of the associates have "no recollection" of the conversations that took place. Stay far far away from Vista on Courthouse. They will screw you.

I have not been on here for months. I am not surprised by your comments. They sold a lot of their markets. The corporate office is nice, but no help. It just remand s the problem back to the same nothings in the ranks. It left the city we are in while I lease was current. They had a habit of not doing minor or major repairs and charging tenants for cleaning although the tenant had to reclean at move in and move out. Unless tenants do a class action suit or send a group of complaints to some state and federal agencies, the largest real estate agency in America will continue to be dishonest. "If my name goes on it.." WHAT A LIE!

Equity Residential unfair and misleading practices

Equity Residential (NYSE: EQR), one of the largest publicly traded owners and operators of residential housing in the US has been alleged in fraudulent practices and overbilling its customers.

I personally have been a resident at one of the Equity Residential Properties apartment complexes in California for over two years. Over the course of my residency at Equity Residential I have encountered numerous problems which were caused by negligent accounting practices and incompetency of the property management at my complex.

My first problems started when I, at the end of my initial lease term, requested a transfer into a larger apartment. I was told that in order to move into a new apartment within the same complex that was controlled by the same management, I had to put in a new deposit. When I asked the management at Equity why they simply could not roll over the deposit from the old apartment to the new one, they didn’t give me a legitimate explanation, but said that it was how they decided to do it.

After I put in the deposit on the new apartment and moved I expected a check from Equity Residential as their apartment management had assured me that a check would be arriving shortly in the mail.

The check never arrived. A month later I went to the property management office to inquire about my security deposit. A leasing specialist at Equity Residential pulled out my record and informed me that a bill would be arriving in the mail shortly and that after they have cleaned out my $800 security deposit in some bogus charges, I still owed them some amount, which was around fifty dollars if I remember correctly. I asked what the charges were for, to which Equity Residential leasing consultant said that the charges were for carpet cleaning and that it was usual business for Equity Residential to deduct money from its residents’ security deposit to pay for carpet cleaning. A leasing consultant giggled and said I got lucky that my carpet was still brand new and that because of that Equity Residential decided not to replace carpet at in my old apartment at this time.

She said I would have been charged additional amount for replacing carpet in my whole apartment and would have owed Equity Residential even higher balance.

When I inquired about the carpet cleaning bill, the leasing consultant presented me with a bill from the carpet cleaning company. The charges were around $300 and when I asked about the remaining balance of my security deposit after the carpet cleaning charges, she seemed astounded. She said that my deposit had been rolled over to the apartment I was currently occupying. She contended that because the security deposit on the old apartment was for some reason higher by $300 than the deposit on the apartment I was currently renting ($800 – on the old apartment v. $500 on the new apartment), after deducting carpet cleaning charges from my security deposit, I still owed Equity Residential Properties some money.

I pointed out that I had in fact put down a second security deposit, but the leasing consultant contended there was no record of me putting down a brand new deposit on the new apartment lease.

Needless to say, I was trying to involve my attorneys, and after showing Equity Residential management receipts from cashier’s check for the new security deposit, they finally agreed to send me some money, which it took Equity Residential another month or two to come up with a check.

Luckily for me, I have not had much interaction with Equity Residential until now when my lease came to its expiration again.

A month before the expiration date of my lease, Equity Residential notified me that my new lease would be increased by $141 ($1, 260 v. $1, 119). I went to the property management office to see if I could move to another apartment of the same size at a lower rate. The management staff said they did not have anything available cheaper than that until I showed them Craigslist advertisement for the same apartment complex where Equity Residential claimed the rent for the same size and type of apartment nearly two hundred dollars cheaper.

A leasing consultant pulled out the rate sheet and found several vacant apartments and apartments about to become vacant that were priced cheaper than my renewal rate. She said that vacant apartments were priced lower than renewal rate in order to get new residents in. But knowing that I would not be getting my $500 deposit back and may even end up with Equity Residential coming after me for more money in bogus charges (as a quick research of court records showed Equity Residential highly litigious practices with respect to its renters), I decided to save myself a headache and renewed my lease at $1260/mo.

Immediately after signing a new lease agreement, I asked Equity Residential accounting department to calculate my rent for the month of July 2008. I asked to calculate the prorated rent at $1, 119/mo for the first eight days, add up the prorated rent for the remainder of the month at the new rate, and add the water and garbage bill that Equity Residential includes into the monthly rent. The amount of calculations came up to a figure that was for rent alone higher than my new rent and together with the water and garbage was around fourteen hundred. When I first looked at the itemized calculations, I could not understand why my rent alone, which was supposed to be lower than the new rent, was listed higher than my monthly rent at the new rate. Additionally, the utilities bill was nearly $65 for water and garbage, which was twice as high as it had been historically.

When I pointed out to the Equity Residential accounting that even a child could see the discrepancy, they agreed to recalculate the amounts, which came to a more legitimate figure. I wrote a check to Equity Residential which included both my monthly rent and utilities, and left immediately after Equity Residential leasing consultant accepted the check. Here is what the calculations came to:

$1, 119/mo/31 daysX8=$288.77

$1, 260/mo/31 daysX23=$934.84

Total Rent for July 2008 $1, 223.61

Water and garbage bill $65.49

Total Rent and Utilities 1, 289.10

A staff member at Equity Residential wrote a note with the calculations which I kept.
Approximately two weeks after Equity Residential accepted my check, I received a three-day notice to pay or vacate that Equity Residential staff pinned on my door. I was away for vacation, and the humiliating note stayed on my door until I got back in town.

Having had enough of problems with Equity Residential, I sought advice from several attorneys, who have suggested that I keep proper records of the happenings.

As my August rent payment came closer, I received another threatening note from Equity Residential suggesting that I owe them for the water and garbage for the month of July along with the rent and utilities for August, and that no partial payment will be accepted.

I was in the hopes that once Equity Residential reviews its records for their accounting errors, they would get off my back. That didn’t happen.

Equity Residential rent increase

BEWARE! I have been living in a building managed by Equity Residential for the past two years and just recently got my rent renewal and my rent had gone up by 20%! When I called to see if there was anything at all that they could do, I was simply told that there wasn't much and that was the going rate in NYC. It is definitely above the going rate and I'm not really sure in what world people could swing a 20% rent hike, but according to Equity Residential and their agents who take 2-3 weeks to respond to calls, this is completely normal and acceptable. If you're considering renting from them beware. You may get a pretty good deal now, but they'll hike your rent up and force you out. They've been doing this to a lot of my friends in the building, who are also moving out.

The same thing has happened to me in Washington state. After being told there was nothing that could be done as at that moment the rent being advertised was $20 higher than the price I was being asked to pay, I reluctantly signed the lease with the ridiculous hike in rent and really having no option to move at this point and incurring all of those cost associated with moving. 2 days before my rent official went into effect, the price being advertised was now back down to what I was paying when I first moved in. In just 3 short weeks the price had dropped back down. I contacted my leasing agent again and explained that this really isn't right that I am paying so much more than the apartment is worth, she gave me the same speech that she is sorry there is nothing to be done. I am stuck paying well over market value of the apartment for the next year and I have serious doubts it will go back up again. I would be interested to see how many renters renewals pop up for January, which would explain the hike in price for the short time.

Equity Residential refund of security deposit

In April 2010, I decided to move to Austin and opted to get out of my lease early. After extensive discussions with the manamagent at Carmel a Deerfield apartments in San Antonio, I paid all the required fees to terminate my lease early. I was told I would receive ALL of my security deposit back ($755) less any applicable make ready charges. I was told this refund would be issued in four to six weeks. I waited...no check. I called several time and was never given a response. Finally, I was told I had not paid the early termination fee - by the person who knew I had! I told her I would get proof from my bank then go over her head. I did this, and was told by her supervisor that there had been a "clerical error" and I was indeed entitled to a full refund of my deposit. I then got a letter on May 24 from the person responsible for the error, telling me I was getting a check in the mail. That was two weeks ago... STILL NO CHECK! These people are unbelievable. Beware when they tell you that you have to pay a full month's rent as a deposit because of your credit. Beware when they assure you that you will get it back...
