We originally had a signed lease, via Invitation Homes, to rent a single-family home in the Huntington community (
We originally had a signed lease, via Invitation Homes, to rent a single-family home in the Huntington community (Biscayne subdivision) for a move-in date of 9/24. Per requirements, we sent our application, documentation, and money order application payments to Exclusive Property Management, via FedEx overnight, and have a tracking number confirmation that everything was received on 9/3. My wife drove out to hand deliver new money orders on 9/6 to their office. We received email confirmation directly from Exclusive Property Management that all documents were received, and nothing more was needed on 9/7.
In the agreement to submit our application it states that there is a 20 day review process by the HOA, this is counted from the date that our application was submitted.
We called each week to check in on the process and got a different answer each time. A receptionist named [Receptionist's Name] would eventually tell us that we would hear back by the 27th. Our landlord company, Invitation Homes, has even attempted to reach out.
The days continued to pass. We completed our walk through of the home on 9/24 with Invitation Homes. Numerous calls would yield different information and answers, however [Receptionist's Name] would tell us that there was a mix up with their office in regards to our application - she informed us that the HOA needed to approve a new application form, and ours needed to be adjusted, and that our application wasn't sent to the board for review until 9/17.
Now it is 9/29, we have movers scheduled for 9/30, and we even had our lease revised to reflect a 9/28 move-in - but yet there has been no resolution from EPM. In fact, now when we call [Phone Number] is always in the break room for coffee, in a meeting, on a call, and we get sporadic responses via email. No apology whatsoever from the company, despite their admitted error in the situation.
At various times during this process, we have dealt with someone named Saramel (heavy accent, I believe I am spelling her name correctly). Saramel would brush us off rudely, and at one point told us that buyer applications go before renter applications to the HOA, which is not at all outlined in their documentation. [Receptionist's Name], despite us being pleasant each time, was, at times combative and dismissive.
We have acquiesced with each of EPM's asks - to write a letter to the board, to amend our lease, etc, and nothing has been done on their end.
At the end of the day, this is a complete breach of an agreement, and EPM has done nothing to mitigate or resolve the process, despite taking our application fee at the start, which essentially locked in our agreement to the process.
Now, with less than 24 hours to go before movers arrive, we are scrambling to get this resolved - however, calls to EPM go to a dead end - Saramel now puts us on long holds, and Veronique is now in "meetings all day".
The fallout from this could mean excessive added costs for us - moving costs, any potential relocations, and simply being without a home due to their error.
They have attempted to blame the HOA, but this is squarely on the shoulders of EPM.
I find it incredibly curious that during our first email correspondences, the footer of the email constantly pushes for a ComplaintsBoard.com review - and now that footer is not there. I can't help but think how many people feel pressured in leaving a good review because upsetting EPM could impact their living situations and livelihoods.

Karen Pinnock, ARC Coordinator at EPM, was prompt and professional in her communication and handling our paperwork for our upcoming remodel. I held back one star as there are times when calling EPM, the customer services reps answering the phone can be terse and dismissive.
administrative assistant is always friendly and professional. Whenever my husband and I call or send an email for issues with the building she is very prompt at getting them resolved. And it's wonderful that she sends a follow up email. We love her.

I've just became a new homeowner at Riviera Isles and needed access to the Associations web sites which were locked for my property address. *** from EPM and *** at the Riviera Isles office , were quick on making sure to help me get on board and solve the issue.
