1. M/s Gulshan Homz has launched a project, Gulshan I Homz at Plot number GH- 03A Sector-16 B, Noida Extension now Greater Noida (West) in year FY [protected] @ around Rs 1800 per Square feet. The same plot was denitrified on 6th July 2011 by Hon, ble Supreme Court of India in Shahbery case .
2. M/s Gulshan Homz offered shifting of Shahbery affected buyers to new plot no. GH – 2A Sector 16, Noida Extension now Greater Noida (West) vides official communication on dated 12th July 2011. The same was also uploaded on official website of Gulshan- I- Homz. Most of the buyers were rushed for refund but, management of Gulshan Homz convinced to stay with company on pleading of shifting of buyers to new, said the project.
3. M/s Gulshan Homz further communicated to existing customers through official communication dated 23 Sept. 2011 wherein in the company has categorically committed that the remaining buyers with Gulshan IHomz will be provided flat of same size on same rate.
4. M/s Gulshan Homz communicated again on 4.11.2011 through official Communication& through various personal communications about progress of Project and called all buyers one by one and allotted flat in new project unofficially citing pending approval of NCRPB between Jan 2012 to March 2012.
5. During meeting of buyers with management in Sept. 2012, it was told that be ready as project will be launched at the time of Deepawali and committed for confirmation through official Communication. Further, we were told to wait for New Year gift.
6. But, since no communication received customers met to managers of Gulshan Homs on 6th Jan 2013. It was told that Greater Noida Authority is not cooperating and it is core reason of delay of launching.
7. Suddenly, Gulshan Homz has circulated a mail for refund citing cancellation of Shahberry Villege plot GH-03A 16 B Greater Noida (West). We met to Shri Gulshan Nagpal & directors on 14th Feb 2013; they said that we will launch our project at plot no. GH – 2A Sector 16, after exit of old buyers on higher rates. We submitted that Grearer Noida Authority is waiving the interest for zero period & also allowing increase of FAR to recover the said loss due to Existing Buyers but was vain.
8. The rates have been increased 3000 to 3500 per square feet in that area, it is core reason for backing of the M/s Gulshan Homz from commitment.
It is pertinent to place that repeated well thought offers for shifting to new project was of M/s Gulshan Homz and now M/s Gulshan Homz wishes to enjoy all gesture & benefits, allowed by Authority but adamant to through the old buyers contrary to commitments made by the Company thus betraying & cheating.
Gulshan I homz buyers have formed a group and now proceeding fo legal action including criminal case against builder.
Be united, what happenned in Lavasa, Pune & Faridabad, will happened in NE. All cheaters will be in Jail
No doubt, Shri Gulshan Nagpal & his company are not aware of Brand value & honor f the word even in writing. Even they do not have common sense that such controversy will spoil his image.

ग्रेटर नोएडा वेस्ट के एक बिल्डर और निवेशकों की सोमवार को बिसरख कोतवाली में एसओ की अध्यक्षता मीटिंग हुई। मीटिंग में बिल्डर की तरफ से निवेशकों को यह आश्वासन मिला कि पुराने निवेशकों के फ्लैट की बुकिंग कैंसल नहीं की जाएगी। पर फाइनेंशल दिक्कत के कारण प्रोजेक्ट देर से शुरू होगा। निवेशकों ने लिखित में यह आश्वासन देने की मांग की है। एक हफ्ते में मांग पूरी न होने पर निवेशकों ने परिवार के साथ भूख-हड़ताल पर बैठने की चेतावनी दी है।
निवेशकों ने रविवार को बिल्डर के खिलाफ प्रदर्शन कर बिसरख कोतवाली में 100 एफआईआर दर्र्ज कराने के लिए तहरीर दी थीं। पुलिस ने एफआईआर दर्ज कराने से पहले दोनों पक्षों के बीच मीटिंग कराने का आश्वासन दिया था। सोमवार को कोतवाली में एसओ अरुण कुमार सिंह की अध्यक्षता में बिल्डर के प्रतिनिधि और निवेशकों के बीच मीटिंग हुई। इसमें नेफोवा (नोएडा एक्सटेंशन फ्लैट ओनर्स वेलफेयर असोसिएशन) के पदाधिकारी भी शामिल हुए। नेफोवा की जनरल सेक्रेटरी श्वेता भारती ने बताया कि पहले बिल्डर के प्रतिनिधियों ने पुलिस को गुमराह करने की कोशिश की, पर निवेशकों ने उनकी पोल खोल दी। पुलिस ने जब सख्ती की तब उन्होंने बहाना बनाया कि फाइनेंशल दिक्कत के चलते अभी वह सेक्टर-16 में प्रोजेक्ट शुरू नहीं कर पा रहे हैं। बिल्डर के प्रतिनिधियों ने यह आश्वासन दिया कि देर-सवेर प्रोजेक्ट शुरू हो जाएगा और जितने भी पुराने निवेशक हैं उनके फ्लैटों की बुकिंग कैंसल नहीं की जाएगी। उन्हें नए प्रोजेक्ट में पुराने रेट पर ही शिफ्ट किया जाएगा। एसओ ने निवेशकों से अपील की कि वे बिल्डर पर तुरंत प्रोजेक्ट शुरू करने का दबाव नहीं बनाएंगे।

Management of Gulshan Homz feels that buyers are group of buffoons and he can drive them whatever ways they want. But it’s not like that; none of the business house can survive who has intention to cheat the buyers. Buyers be alert and unite in common cause.
Gulshan is behaving like an immature builder, and spoiling hi name & image in property market. He should fix their buyers problem at the earliest.
Gulshan Homz has cheated all the buyers. Used their money for buiding his project Ikebana and when rates appreciated in Noida extension, asked all buyers to move out so that he can sell project to new buyers.
I completely agree with this post...same has happend with me..this builder is totally fraud...no business ethics...he can cheat buyer anytime..so beware and stay away from this builder.
We will fight until we get our home back.
I am also victim of Gulshan fraud. They tried hard to convince all buyers to stay in Gulshan iHomz and promised shifting to new site but in last they not honored their own commitments.
This is really sad. I booked apartment blindly on recommendation of some relative as Gulshan had very good reputation back in 2010.
Gulshan team trying to act very shrewd. By this he is only spoiling the credibility that he had built in the real estate market. How does he think he will be able to get away with this. He will have to face consequences of his act
This builder has ruin all our future planning, has played with our trust/sentiments/emotions and has given us immense metal torture, he should be put behind the bars and his construction license should be cancelled. He don't deserve to be a builder and should join politics.
Gulshan Homz builder is a Fraud and Cheater builder, don't have any professional ethics neither stick to their commitments. Always look for ways to torture buyers and use their money for their greed. His license should be cancelled and all directors of this group should be put behind the bars. Don't deserve to be a builder instead he should start begging on the road to earn more money., worst experience of my life with such a pathetic builder.

Dear Sirs/ Madams,
Gulshan Homz Launched the Project namely “Gulshan I Homz” in Noida West (Greater Noida) at Plot No.-3A, Sector 16B, Noida Extn. Greater Noida, U.P. in October 2010 and started on 13th March 2011.
I provisionally booked a Flat No. C-043 in Project “Gulshan I Homz” measuring 1065 Sq. Ft. at Plot No.-3A, Sector 16B, Noida Extn. Greater Noida, U.P. @ 1925/- excluding additional Charges and paid Rs. 1, 51, 000/- (Rupees One Lac Fifty One Thousand only) in April 2011.
On 12/05/2011 Allahabad High Court had quashed land acquisition at Sahberi village in Grater Noida and project was affected respectively. As soon as I rushed to the site and our greedy Builder told me that my hard-earned investment was safe and I would get my dream home as promised. They also told me that the Court decision will not affect their Project and does not fall under the Shahberi Village which pertains to high court order (confirmed by mail to us).
On 06/07/2011 The Hon’ble Supreme Court vide its judgment and order, setting aside the acquisition of land in question and restoring the same to the land owners and also saying that refund the booking amount to Buyers.
In view of decision of the Hon’ble Supreme Court vide its judgment and order dt. 06/07/2011, Gulshan Homz transmitted E mail dated 11/07/2011 by Mr. Kamal Kishore (Asstt. Manager Media) as STAND OF GULSHAN HOMZ FOR GULSHAN I HOMZ IN NOIDA EXTENSION saying that your investments were safe with us and going to launch a alternate project at Plot no. Plot No. GH-02A, Sector-16, Noida Extension (Greater Noida West), U.P.
But I written a letter to Builder Dt. 13/07/2011 for cancellation of Booking and refund our Booking amount. Accordingly as reply we received a mail Dt. 16/07/2011 transmitted by Mr. Pushpendra Singh and submitted all the original documents to him 19/07/2011 from my side.
Again they transmitted a E mail Dt. 24/09/2011 through Mr. Pushpendra Singh (Sr. Executive- Operation), in which they gave me the option to re-allocate my allotment in new alternative land as Flat No. G-041 measuring 1205 Sq. Ft. and verbally cancelled our cancellation letter (It has been also confirmed by us through our mails/letters to them by time to time). He also convinced me not to remove the investment from this project. Then I was giving him remaining outstanding amount but refused to get it saying that we would collect it as soon as get the approval of Project from respective Authority.
We were ready to pay all the dues from our side as we earlier communicated through mails/ letters time to time. During this long period, I made the many calls/ sent the letters/ mails but they assured me only verbal and told me all was well at their end.
That, as you are aware that the construction/ development of all projects in Greater Noida West was stopped vide order dated 21st October 2011 passed by the Hon’ble Allahabad High Court (Stay Order) till the observations and directions of the National Capital Region Planning Board (NCRPB) were incorporated in the Master Plan 2021.
The NCR Planning Board finally approved Greater Noida’s Master Plan 2021 on 25/08/2012 and came as a huge relief to home buyers whose investments were locked up in these ventures.
Finally when the NCR Planning Board approved the Master Plan, we started to get the updation from their side. At that time, I was all ears to hear the news of launching the new project. They were going to launch On Deewali 2012 next on New Year 2013 next on different-different time.
Then Cheater Gulshan Homz sent me mail towards cancelling the allotment of flats to the existing Buyers and ask me to get the Refund of Booking amount. In that mail they also mentioned the wrong plot such as GH-07A. In reference of this letter, I also sent the mail/ letter to exist our re-allocatted flat on alternate land as per their earlier commitment and assurances.
At last they sent me Booking Amount on 22/03/2013 through Cheque towards cancellation. But I did not accept it and returned them on 23/03/2013 through Regd. Post.
At this juncture, we started to discuss with Directors of Gulshan Homz such as Mr. Gulshan Nagpal and Mr. Deepak Kapoor along with existing buyers in group but they denied to launch their Project.
In view of above, we also contacted to CEO Greater Noida (Respected Rama Raman) with NEFOWA President Mr. Abhishek and others, he assured us to take the strict action against Builder.
As you know, the current rate of said Area has been appreciated by more than 100%, they have been cancelling the project and removing the old existing buyers such as me from this Project. They want to gain the more profit.
At this juncture, we are homeless and requested to take the severe action against this Greedy Builder and may be cancelled the membership from the reputed CREDAI Organization with immediate effect because they have cheated and misguided with us.
If you want to get any proof from my side please feel free to contact me, I can produce you all the documents as mentioned in this letter.

Gulshan Homz is a fraud group..they are just fooling the innocent buyers.Plz dont invest in Gulshan Homz any project.
Gulshan has taken all investors for a ride. Can he survive if he spoils his reputation like this. Advise to all new investors. PLEASE DO NOT INVEST IN IKEBANA PROJECT. YOU WILL GET CHEATED AS GULSHAN WILL LAUNCH NEW PROJECT 7& USE YOR MONEY AND TRY TO KICK YOU OFF THE IKEBANA PROJECT.
