Deplorable system of bait and switch
Deplorable system of bait and switch. Design studio is where they finish driving the knife into your wallet. Suddenly oak cabinets are worth less than painted because of market trends. $2000 upper for painted builder grade cabinets on the tiniest floor plan. $2000 for a backsplash 10ft long. How about 700 for an additional 6 sf of Formica countertop. I could list a few decent things to say about their sales representative but the gotcha is so dubious and pervasive that simply every choice is 80% of full replacement. Nobody would rate them a 5 star; all clear fakes but they cannot use a 4 star w the volume of low ratings from real buyers.

My wife and I were looking for our first home to start our lives in. While looking at homes, we heard about the new development in Winding Bluffs by McBride. So we decided to give them a look and we're greatly impressed. We were greeted by Talena who ended up being our sales representative for the development. She was always on her A game! She was very quick to respond to emails about any questions we had. We ended up finding a home that fit our definition of a first time dream home; two car garage, three bedroom, two full bath's, nice kitchen and living area. We are now happy first time homeowners and we are truly thankful for the professional and on time response from the McBride team on closing. Craig and Mike did an excellent job in preparing our home before we moved in and Talena has even been in touch with us after the fact.

My wife and I built a fantastic home with McBride in Fenton, MO. The entire process was excellent from making initial architectural selections to going to their great Design Studio. The service we have had with them has been wonderful as well overall. We appreciate everything McBride has done for us and were very impressed with the quality and finish of our new house when we did our final walkthrough. We spent a lot of money on higher end upgrades and the house looks fantastic inside and the outside has an elegant brick elevation that looks sharp.
Me and My wife built a beautiful home with McBride for our little family, the process was simple and easy and everyone was amazing to work with especially Ryan ***, who was incredible and knowledgeable and helped us make the right choices. We are very happy with our choice and selections, house came out better than we expected with a little imperfections but nothing is perfect, which is why they give a 2 and 10 month warranty period to address minor issues you come across while slowly moving into the home which is understandable.

The male humans (MH) employed by McBride that interfaced with us both up front and subsequently were less attentive to our wishes and desires. When specific modifications were requested at the "Builder Meeting", we were told by MH that "McBride does not build custom homes". This of course flies in the face of the amount of time spent in custom design with the design team. The statement makes little sense to me. Why McBride's "Builder Team" would resist specific requests (and make McBride additional money) for an owner's wishes is quite frankly beyond me. The concept of "the customer is always right" is understood and adhered to by the FH. The concept seems a bit foreign to McBride MH. There are not and have not been gigantic issues with our house. The minor issues that were brought up on our 2 month post purchase "concern list" were dealt with promptly. There are a few additional issues that have presented themselves since. I'm confident that these matters being listed for the 1 year since purchase "concern list" will be dealt with as well. I raise the above issues only to suggest that when dealing with the MH of McBride, one be forceful and assertive. In an alternative fashion, you may plan to bask in the sunshine of the attentiveness and realistic desire to provide assistance of every McBride FH we had the distinct pleasure to deal with.
My family and I had our home built last month. The home buying process was challenging and stressful at times, but we enjoyed working with ***, who is very professional, friendly, and thoughtful during the entire process. She helped us get through it. We really appreciate her kindness. Thank you.
We had a terrific experience with Telena F
We had a terrific experience with Telena F. with our recent move. We were in need of a new home due to an unexpected issue with a different builder. Telena immediately began searching for our dream home according to what we were looking for. She was flexible and available for showing us homes until we found the perfect one. During the closing process our date changed (due to the buyer of our previous home) and upon short notice of the new date/time Telena was able to get us scheduled with McBride to close on our new home. She was excellent at keeping us informed of changes and responding to email/text messages in a timely manner. She always had time for our calls, was smiling and friendly each time we saw her. I highly recommend if you build with McBride & Sons that you work Telena. She makes all the difference in an already stressful time so much more enjoyable!

I couldn't be more satisfied with the level of service I have received during the building process and after moving into my new home. I didn't expect everything to be perfect when I bought a new home, and things weren't. However, everything I had a concern about was taken care of within 24 hours or less and was a pleasant experience! Jason, Mike, and Bill have all been very attentive, professional, and responsive. They have made the overall building and buying experience very easy!

I went into this ordeal-so to speak-with great trepidation. I knew nothing about interior design! But, when I met Anne at the beginning of this process, I felt there was "light at the end of the tunnel". Because of Covid 19 restrictions, I was the only one who was allowed to be present in the design studio. Would have loved to bring my sister who is a retired interior decorator, but that was not to be. However, Taylor & Anne made the daunting process enjoyable and actually quite fun. I had no idea the number of choices and decisions I was going to have to make during this process. Taylor put me at ease and surprisingly it went fairly quickly. I knew what I wanted and liked, and for the most part, Taylor, agreed with my choices. During those moments when Taylor had to set-up the next room , I talked with Anne at the front desk and found out we had a lot of the same interests and life experiences. The whole process turned out to be a most enjoyable experience. Thank you Anne & Taylor.

I decided to build my first home with McBride. The whole process has been a complete nightmare. When designing the home we told our sales rep that we wanted to upgrade the size of our shower to something bigger than what was in the display home. He understood and told us that we would be getting a larger walk-in shower instead of the shower in the display. When we got our shower in the home it was a foot smaller in width than what was originally in the display. I told McBride I wanted to change showers to the one we agreed upon initially since we are only in the framing process of the home and the shower in the home now has not been plumbed. My sales rep assured me that his supervisor would be in contact with me Friday night. It is now Wednesday and I still have not had any communication with the supervisor. I have left messages on his phone as well as the corporate office at Mcbride. I have been lied to and disrespected by McBride. This is the worst customer service I have ever seen. I would never recommended building with McBride.

is probably the absolute worst individual on this planet. He was disrespectful, arrogant, ***, rude, and ignorant. Not to mention poor communication skills and his extreme lack of compassion. I was told by his employee that as long as they haven't broken ground and haven't received a loan commitment, then the contract was nullified. We signed a contract and decided against it because of the down turn in the industry I work in due to COVID set backs shutting down plants globally. His response assuming that I couldn't get a loan commitment were appalling and unprofessional. He told me that I have no clue what I'm talking about to sum it up and then proceeded to tell me how my company that I work for does business. Stating that once you sign a contract in the car industry they don't get their deposits back which is a bold face lie. I was told that they keep $1,000 of my deposit and I would get $1,000 back. Another lie by this dumpster fire of a company. Do yourself a favor and NEVER BUY FROM MCBRIDE HOMES IN ***!

We purchased an existing McBride spec home in 12/20 and moved into it in 2/21. We submitted our 2 month warranty list of items that needed repair in February. McBride repaired the items fairly quickly. One of the repaired items was a dripping faucet in our Master bathtub. The faucet continued to drip after several plumber repair visits. I spoke with *** Manager *** about this issue. She quickly recognized that this was not a simple problem and it needed Management attention. A working group consisting of McBride Management, *** representatives, the plumbing company and the water company was formed to resolve this issue. It took several months of trial and error investigation to pinpoint the root cause (water pressure spikes) and implement the solution. During this time *** kept pushing the working group and kept us in the communications loop. Clearly, she is head and shoulders above a typical customer service representative. We recently added an enclosed porch to our home. We needed information regarding matching siding and roofing materials and suppliers. *** researched and quickly provided this information. She is our go to person for top notch customer service!

If you are trying to furnish your home, you know, shipping and supply are almost impossible. Staffing and product availability in every industry is compromised greatly and we understand/sympathize with this.McBride will set your closing date regardless if the home is finished or not. You receive a email with a closing date and home orientation date. Your home orientation date, ours was less than 1 week before closing, is your final walk thru. You will not be permitted to reenter your home until day of closing. We created a punch list with McBride, but will not be able to ensure quality of work or completion until hours before closing, where responsibility of outstanding items becomes ours.In the contract review at deposit time...please read this so carefully. Everything is written in favor of McBride, not us the buyers.Regardless of missing items/broken itemsyou are required to close on the date provided by McBride per the contract. They will not provide a ETA of outstanding items.You are contractually obligated to release all funds regardless of home completion or outstanding repair punch list status.We were beyond excited to receive our closing date, thrilled at the rate of completion, but not aware of the strings attached. We would have been 100% understanding of the staffing and supply issues if it had been presented in a assuring and customer focused way.It was certainly a shock to us about the crass and disinterest in our surprise about closing on a home that is not finished.

IMPORTANT: FUTURE HOME BUILDERS! When my husband and I were looking to build in New Town, we went with McBride. We were hesitant to buy with them due to the location of their lots. However, we were assured that this area behind our lot with a pond would be a green space where we could go out to walk our dogs, enjoy time with family, friends and neighbors, and so on. We even paid a lot premium! They said they would plant trees that would eventually block the view of the commercial building behind us. Well, they planted some small, sickly looking trees that are spaced far apart that are now being overtaken by weeds. They also told us they had a liner for the pond so that it would hold water. They now say they are not going to do this and never had one. They said they would put up a curb. However, they are now not going to do this despite the fact that it is a downhill slope right into the water. This worries me for people not familiar with the alley (due to no lights), and when there is ice and snow on the road. The decision on this common ground was already made in 2016 which is two years before we started building. Obviously, we were lied to! We contacted the CEO, and he passed on the message to someone else. The thing is, there are SEVERAL different homeowners here that were told the exact same thing. One of the reasons why they decided on "native grasses" is because they did not think this would be used as a common area. yet that's how they sold it. The plan is for these weeds/"native grasses" to be 4-5 feet tall! We won't even be able to see the pond. I can only imagine the creatures that will be coming out of that along with all the bugs! If they were to change this over, it would cost them $20,000. I say, use the premium lot fees that you essentially stole from us and fix it. I feel that there is not one honest person at the company unless it's a condescending project manager who talks down to homeowners and tells them "as a matter of fact" after the fact. I would never buy from this company again due to their lack of transparency and deceitfulness.

I need assistance in dealing with this fraudulent company. They refuse to fix my yard, add topsoil, or repair the repair they made to my driveway. I bought my home in Aug 2020, and have had issues ever since. The house was not clean, it was a brand new house. There was feces around the toilet seat. There was mud in the sliding glass door track. During my 2 month and 10 month inspections, it was noted that dirt was needed to level things out. *** agreed to have dirt brought during 2 month inspection. Another person came for the 10 month, and he agreed to do a different area. McBride customer service states, they do not bring topsoil and that it is my responsibility. I am a disabled retired Navy Chief. I refuse to be treated as I have been by McBride. I had to fight for a railing that was on the ad for the home. I was lied to about having stairs in the back. They say they send people to fix things, no one ever showed up. The gutter, the roof, etc. I had to call and ask what was going on

We moved into our brand new house on Feb 12, 2021. In March we reported a leak in the master bedroom to McBride Customer Service. We were told they knew what it was and it was fixed. On January 1, 2022 we had another leak in the master bath after our ten month warranty appointment. McBride had *** roofing came out and *** said the roof looked fine and there were no issues. The next day *** showed up and repaired something but we were never told by either company what was done. A couple days later we noticed the leak in the master bedroom was back again as the ceiling was stained from leaking. McBride stated that after the snow melted they would send *** Roofing out again. On February 10 we had another certified roofing company come out and inspect our roof. It was reported that the wrong type of nails were used (framing nails), nails were popping up from under the shingles and that the shingles had not sealed. It was reported that the roof should be completely replaced due to the issues we already had. *** roofing came out on Feb 15 and stated they will remove the nails and wait to see if the shingles seal this summer. This is unacceptable business and practice since this issue was reported on a one month old roof and has continued to have issues. Neither company is willing to fix the problem completely and will not warranty their work even after being told that our insurance company may not even insure our roof because of the poorly done job.
My wife and I purchased our first home from mcbride in September in Lake St. Louis in the *** About 4 months ago our driveway and back patio started to crumble and "spall" badly. I am in the construction field and oversee concrete work on a daily basis, and this is definitely due to poor finishing of concrete. I've met with mcbride on several occasions and they claim this is due to either adding salt to our driveway, or road salt tracked in by vehicles. I have never added salt to my driveway, and if the road salt was the culprit, every driveway in my cul-de-sac, and every driveway in our neighborhood, should look like mine. They do not. They claim every mix design of concrete is different, which is also wrong. Municipalities and every entity have a mix design agreed upon. This deterioration, (see photos), is caused by too much water being added during the finish of concrete. I myself am a civil engineer, and I had a professional engineer from the city of Lake St. Louis out who concurred this is poor workmanship in the finishing of concrete. Mcbride is taking no blame, and saying I am on my own, and concrete is only warranted 1 year. Properly finished concrete should last over 20 years at a minimum. I want at the very least repairs made, or a monetary value to make the proper repairs myself. Mcbride had the nerve to try and sell me material to fix it myself. This builder is a joke and living up to their name, 'No Pride Mcbride". The concrete sub is Builders Bloc, and I myself have worked with them and witnessed them add far too much water while finishing concrete. I will NEVER recommend mcbride to any friends, and at the very least hope this at least deters families from spending money on their biggest investment of a company like mcbride. Thanks

In the past couple days with the rain I had noticed moisture and water in my basement. When I looked into it further, I noticed a crack in my foundation. I have a 10 year warranty for the foundation and contacted this company to get someone out to look and repair it. I had sent the company pictures and they tell me the crack is not big enough to fall under the warranty for repair. My issue is that water and moisture is coming into my basement. This crack needs to be repaired, I plan on finishing my basement and cannot have water leaking through a crack. I have spoke to a couple different representatives and a manager has emailed me, and every person I have talked to I have requested to speak to the President. The President never contacts me or is available to speak. I feel also since they have only seen pictures that they send someone to look in person because it can be difficult to tell how bad it is through photos. I have a warranty, I feel like with the leak I should be able to have this repaired.
Purchased new home in December from McBride and Sons. Recently, a sewer pipe broke leading from foundation of house. It caused a back up in basement and required immediate attention. Had emergency plumber come out and was provided video showing a broken pipe which needed replacing. Excavation revealed that the initial work had not been back filled with appropriate materials to prevent such breakage.
I contracted with McBride in January to build a home in the Arbors of Eureka. Final walkthrough is September 23 and closing scheduled for September 28. My realtor requested a standard home inspection. McBride responded with a previously undisclosed process for obtaining their permission to get an inspection. This information is not in the sales contract. McBride's policy requires a COI from an inspector that meets all of the amounts they specify (without explanation), then the McBride sales rep meets with their Project Manager for approval. The insurance requirements are at least double what the most insured inspectors carry, and requires 1 million dollars in AUTO COVERAGE, amongst other things. My realtor and I checked with every inspection company in the area. None meet them, McBride couldn't' provide the name of any that would either. This "policy" precludes new homes buyer from obtaining an inspection. It's shameful, equates to an adhesion contract, and is likely illegal.

I purchased a home from them for $250,000. Part of the sales agreement is that they would do the excavating and lay sod on the property, both front and back yards. They laid sod, and despite twice a day watering, the sod has died. They have sent someone out three times, and have determined it died due to lack of watering which is not true. They said that they don't guarantee grass, only the excavating. (A neighbor a block away got sod off the same truck and his grass is dead also.)

I purchased this house from McBride Homes two years ago and I have had on going issues with cement and backyard issues that I have brought to their attention at the various warranty check ups. I am still under warranty too. They have sent people out to look at the issues when I am not home. I have sent pictures of the issues, which include cracked cement, and staining on concrete that they were responsible for and they are not taking responsibility for these issues. In the backyard, we have had draining issues. They came back for that, digging up my yard, and relaying sod, but it didn't help. I have been very compliant with them. They dug up other parts of the yard, where now I have a dead spot; I didn't even give approval for the second dig. I have documentation from other companies with a bid assessing the problem and explaining what the issues are and what it would cost to rectify it. I'll provide these to the Complaintsboard.com. They do respond to me but they are not professional. They have offered me a small amount of money ($2000) or they threatened to buy my house back.

We bought a house from McBride since January. They told us they would lay sod down when it got warmer. We put up a fence because we have a dog. In the middle of March, we had someone knock on our door that said they are putting the sod down tomorrow and mentioned our fence. I told them I was sorry and had I known that had been an issue, we wouldn't have put the fence up yet. I told them we would remove a portion of the fence to allow the room for the bobcat, which we did. They said they would lay the sod the next day. No one ever came back. McBride laid everyone else's sod down except us, even people who have moved in after us. Jason *** has been our contact most of the time but has been dismissive about the situation. My fence has been down for months. The last communication with Jason was they are working on it. We tried to customer service corporate and they have not returned our calls either. We are beyond frustrated.
I told them on 10 month warranty that the storm drain was to high and backyard and water does not drain down it. They put a service order in the storm drain around 4/22 and still have no date of when it will be fixed. It is going to become a mosquito breeding ground in my backyard with this issue Plus the water from the swale does not make it to the drain. It stops in the middle of the yard with little puddles everywhere. I have videotaped the next set of yards and not one had the issue of water just setting in there yerds. Also wondering why from up the street to my house it here is 4 houses between storm drains and then the next set of yards only 3 when the houses that have 4 houses in between have the widest backyards This is a problem McBride needs to take more pride in getting this corrected and not pushing people off once they purchase houses from them. I have asked numerous times for the project manager to come speak with me and he has not.
I built my house with McBride and closed on July 2nd. The closing date got pushed back 2 weeks due to COVID related issues with the underwriters wanting extra information as to why I was payed off for 2 months. I am a nurse and was furloughed. The underwriters were already really behind on all loans. McBride charged me $5000 for not closing on time. I am a single mother who was laid off during a pandemic and the underwriters wedding extra information from my place of employment was out of my control. Yet I was still charged a large fee for this pandemic problem.

Sod and Grading Issue : First Complaint/service request to repair order put on Apr 30, their manager came and looked at it and said its swale design to pass/hold water and they have enough grade and water will dry out in 48 hours, water never dry out and helped mosquitos to breed their population, after 3 months i have installed deck this swale adjustment problem became worse. started chasing again with in recent rainy days continued for a week or so all 5 down sprouts ( 3 from other lot) poured water has only way to pass home is my lot which damaged lot and erosion occurred even though mosquito breeding center growing and changing damaged area color to green MC bride started to saying same it has enough flow and water flowing, why standing water in 24hrs a day in this peak summer, not fixing problem started harassing. one side its health hazard and other side sod and lawn looks very beautiful with McBride Mosquito Breeding Center. Rocks in lot another big issue.

There have been roof leaks roofing material flying off the top of the house since. *** the Project manager noticed it a few times that some of the shingles were missing when they were still building in the area and had someone to come fix them. Ironically our roof has been leaking through the Master Bedroom closet and they will not take any responsibility . The roofer has been out *** as late as July -August they stated they tacked some shingles down and could tell where the leak would be coming from, No one from McBride ever came to look at the damage it has done to the interior. We also had a major leak in 2018 that caused our paint to buckle and the leak ran all the way down to the living room on the main level. There were obvious signs that this home was leaking but we didn't noticed it until after we moved in the the back windows and the patio door area were stain with signs of leaking . They did replaced the windows but it took them forever they kept putting us off. They told us that we would be responsible for buying paint and repainting our living room from a leak that was cause by them the builders. I am very upset and highly disappointed with McBride and want Resolution with them. The customer service does not offer any help, they are rude, and they pass the companies responsibility off.

Within the first few months of being in the house we have had multiple cracks form in the basement that has resulted in water coming in through the foundation. We now have 4 different spots that have a gaudy looking patch on them. Things that I will now have to explain whenever we sell this house, things a brand new home that somebody just spent hundreds of thousands of dollars on shouldn't have. Another issue we found was the first time we turned our AC on we were not getting any cold air, turns out there was a copper joint that was completely left open and not brazed which means the AC system was never installed properly and checked for proper pressures and vacuuming of a system . The leak in the lineset would of been found if things were installed properly. Now brings me to the latest major issue which is why I am filing a complaint with the Complaintsboard.com. 12/27 we had a pipe burst in our basement and a lot of water dump into our electrical panel. After looking around to figure out where and why I realized that the Frost proof sillcock had split back inside at the valve. Turns out the sillcock was installed with a downward pitch back into the house which is incorrect instillation. This allows water to become trapped inside the sillcock and eventually freeze which is what happened. If the pitch would of been correct and to the outside of the house, water would have never been trapped in the pipe. Its obvious that a lot of people Mcbride hires to do their work cut corners and doesn't install things properly. My issue now is they will not step up and fix this issue that they have created. I have provided them with multiple pictures showing the pipe out of lever as I have also provided them with pictures and information on correct instillation. Their "customer service" team continues to give me the run around saying they are not liable and that it is my responsibility to winterize my water lines. My water lines WERE winterized as there was nothing connected outside, if the sillcock was installed properly the pipe would of never burst and I would of never had a bunch of water dump into my electrical panel. They wont even send their plumber out to look at the issue.

There are vertical & horizontal cracks as the basement is starting to dry up some. The cracks are more evident. McBride Customer service emailed me a PDF of the warranty requirement. In a reply back to McBride I told them, I am not asking for any repairs. My request is to have some from McBride verify that what we are seeing in the basement is moisture buildup only. The basement has already been repaired for the same issue. A 10 min on-site survey is all I am requesting. If what you say is true I am only asking for 10 mins. It's more for piece of mind and if this were your house you'd feel the same (I thought someone would come out). We had 3 days last week they could've shown up but we kept getting excuses. We took video of the basement with the moisture still evident after day# 4 and McBride stated that they would be here on Monday, 22 Feb at 10am. They cancelled. I believe they didn't want to have anyone show up to the house until after the basement was dry. That doesn't alleviate the problem. I purchased this house from McBride Homes two years ago and I have had on going issues with cement and backyard issues that I have brought to their attention at the various warranty check ups. I am still under warranty too. They have sent people out to look at the issues when I am not home. I have sent pictures of the issues, which include cracked cement, and staining on concrete that they were responsible for and they are not taking responsibility for these issues. In the backyard, we have had draining issues. They came back for that, digging up my yard, and relaying sod, but it didn't help. I have been very compliant with them. They dug up other parts of the yard, where now I have a dead spot; I didn't even give approval for the second dig. I have documentation from other companies with a bid assessing the problem and explaining what the issues are and what it would cost to rectify it. I'll provide these to the Complaintsboard.com. They do respond to me but they are not professional. They have offered me a small amount of money ($2000) or they threatened to buy my house back.

My wife and I purchased our first home from mcbride in September in Lake St. Louis in the *** About 4 months ago our driveway and back patio started to crumble and "spall" badly. I am in the construction field and oversee concrete work on a daily basis, and this is definitely due to poor finishing of concrete. I've met with mcbride on several occasions and they claim this is due to either adding salt to our driveway, or road salt tracked in by vehicles. I have never added salt to my driveway, and if the road salt was the culprit, every driveway in my cul-de-sac, and every driveway in our neighborhood, should look like mine. They do not. They claim every mix design of concrete is different, which is also wrong. Municipalities and every entity have a mix design agreed upon. This deterioration, (see photos), is caused by too much water being added during the finish of concrete. I myself am a civil engineer, and I had a professional engineer from the city of Lake St. Louis out who concurred this is poor workmanship in the finishing of concrete. Mcbride is taking no blame, and saying I am on my own, and concrete is only warranted 1 year. Properly finished concrete should last over 20 years at a minimum. I want at the very least repairs made, or a monetary value to make the proper repairs myself. Mcbride had the nerve to try and sell me material to fix it myself. This builder is a joke and living up to their name, 'No Pride Mcbride". The concrete sub is Builders Bloc, and I myself have worked with them and witnessed them add far too much water while finishing concrete. I will NEVER recommend mcbride to any friends, and at the very least hope this at least deters families from spending money on their biggest investment of a company like mcbride. Thanks

We entered an agreement with McBride and Sons on October 10th to purchase a lot in the Windswept Farms subdivision in Eureka and have them build us a home with a $1,000 down payment contingent on the sale of our house. We were repeatedly threatened as to when to list our home, although upon our initial meeting with McBride I was told I would have time to spruce it up before listing which I estimated and informed them would be in the month December. Threats ensued when we were not listed 2 weeks after signing McBride's contract. First threat to keep our down payment was 10/27 because I wanted out of the contract due to the lies and misrepresentation. From there it only got worse. We were told the vaulted living room was included in the price later we came to find out this was not true. We were told the basement bathroom was included in the quoted and contracted price. Not true. It wasn't until our second meeting at the design studio that we finally figured this out on our own. It was made perfectly clear from the first day we walked through McBride's doors that a basement bathroom and bedroom were the primary concern in price and finished product otherwise we would not have been interested. When told that the basement bathroom would be an additional $7,000 and that they would not budge on that even though we were told from the beginning it was included in the contracted price, we tried to negotiate for some discounts at the design studio. They would not budge...not on a single solitary dime and once again were told to accept it or they would keep our deposit and send us to legal for damages. At the design studio we were presented with McBride's basic choices that were not commensurate with a $350,000 dollar home. When I protested we were once again threatened with confiscation of our down payment, being sent to legal. Although our pre-approval letter had expired after the sale of our house we were once again, threatened, and coerced to deposit $30,658 or they would not start construction. There are numerous emails in regard to this including, Me protesting that due to the pandemic how could we possibly guarantee what would happen. The threats to take our down payment and take us to court continued if I did not give an additional deposit and start building without having a current secured lender backing and the ensuing pandemic wrecking the economy. During that time our credit took a hit due to some late payments because of an emergency surgery and due to the pandemic. We found out from our lender on July 7th that he would not be able to help us. We started working with another lender and were forced to stop that endeavor and work with McBride's preferred lender Groundwork mortgage on July 10th, which wasted a month of our time and did absolutely nothing for us but lower our credit even further after following his advice. By this point in time July 22nd was our original closing date. We requested additional time and extended out to 8/31 for additional earnest money of $5,000. Groundwork mortgage reached out to me on 8/7 and told me they could not help me. I immediately reached out to the lender I was working with before and proceeded to work with her. By 8/17 I was told it would take that lender time to get everything in order due to the pandemic. I reached out to McBride immediately and was told I was able to acquire an extension for another $20,000 dollars to extend until 9/30. We settled on $10,000 additional earnest money to extend until 9/30. On 8/30 the lender I was working with told me it was going to take at least 45 more days. A family member informed me they had a Mortgage Lender who could help us. I began working with ***. We were literally able to get everything back on track and were able to get my credit where it needed to be unfortunately due to the pandemic they were not able to get an appraisal out until 8/2 to complete the underwriting. We reached out to McBride again and asked if we could please have a 2 week extension and we could have everything wrapped up by 8/15. At this point we were informed by Jennifer the PM that it would be $20,000 to extend again. We informed them we do not have that kind of money as they had literally drained us. At that point even though the finish line was 2 weeks away after this marathon of horror they tried to extort a $7,500 non refundable payment to them to give us the time we needed. They claim we are out of contract now and their legal department is trying to come after us for an additional $50,000 on top of the $46,658 dollars of mine they are claiming. During this entire process we have tried to work with them and show how serious we are about buying the house . We even went to the final closing walk through on 10/28 where we noticed issues that once again they were unwilling to work with us on. The Master Bathroom suite with a Jacuzzi tub is a joke. The tub is shoved up against/behind the counter in such a way that there are only inches available to get in the tub without being blocked by cabinets or having to step over the poorly placed faucet and handles. The shower stall is so small there is barely room to turn around and the door to the toilet closet was hung wrong and they refused to move it. Also, the linen closet that is located in the toilet closet is actually just exposed, low-grade wire shelving that is inaccessible unless you close the door to the ridiculous little room, which is so small there is no room to sit a small trash can. I am not sure what kind of home builder thinks that lengthy litigation, bad press, and predatory practices are better than waiting 2 weeks to sell a home to someone who has bent over backwards to try and buy the house.

My husband and I are currently in the building process with McBride and Son Homes. Our sales consultant *** has been a breath of fresh air in the process. She has gone out of her way to answer our questions and provide one on one attention when we have needed it. This is by no means an easy process and we are thankful for her attention and prompt responses.
