Gulshan Homz Gulsan Bellina. Flat no F -013, project work issue. Came one a week before.

I am having issue regarding the project work. All aluminium windows are stuck and hard to open, one of my window handle got broke. If I talk about safety. My flat is in Ground floor and the iron grill which is fixed by project team is having a big space for entering anyone which is really scary. Of anything will happen with me or my family will gulsan take responsibility. I have alredy forward a complaint to the tower incharge (Shekher) but they are taking the things very lightly. Also I feel like the staff keep hard feelings, if I call them and ask for any favour. I dont know when my issue will resolve. Everytime I get new excuses from staff about not completing my work. I feel very sad because I spend lots of money in this house. Now I am feeling that Gulsan doesn't care about the quality of work and about the resendece. Please help me to fix my all issues. Also other day my house was filled with water because of blockage in drain pipe. My wooden almirah was covered with water. As you know water is not good for wood so you can imagine, how good it is for my house.

Also I dont want anyone to come and treat me for complaining. I want to get my work done peacefully.

1-Major issue - Aluminium work for windows.
2-Safety iron grill is missing from the balcony.

Please note I have only spend a week in Gulsan Bellina.

Gulshan Homz Gulshan Bellina

Never thought I had to reach out to you through Facebook/LinkedIn for this matter.
I own a flat in Gulshan Bellina Phase1 and with the final demand, I also received unexpected interest charges.

When asked for the clarification with all the payment updates in email, there were different amount I was asked to pay on a daily basis. They don't even bother to read emails and response in a professional manner. I did have conversation with few of them were really very understanding, but just because few of them doesn't really care about what customer is trying to explain makes things even worst.

What looks like to me after seeing different amount on a daily basis that they have set some amount for all the customers that they are going to charge and then whatever they can grab from the customer they will, all they care about just money and not the time and adjustment done by the customer during this tough time.

Any delay from Builder's end is due to pandemic situation but any delay from customer end that too of few days will be chargeable. Request you to kindly look into this matter as I'm seeing Best choice of choosing Gulshan Homz becoming my worst choice.

Gulshan Homz Cheat and Fraud company

1. M/s Gulshan Homz has launched a project, Gulshan I Homz at Plot number GH- 03A Sector-16 B, Noida Extension now Greater Noida (West) in year FY [protected] @ around Rs 1800 per Square feet. The same plot was denitrified on 6th July 2011 by Hon, ble Supreme Court of India in Shahbery case .

2. M/s Gulshan Homz offered shifting of Shahbery affected buyers to new plot no. GH – 2A Sector 16, Noida Extension now Greater Noida (West) vides official communication on dated 12th July 2011. The same was also uploaded on official website of Gulshan- I- Homz. Most of the buyers were rushed for refund but, management of Gulshan Homz convinced to stay with company on pleading of shifting of buyers to new, said the project.

3. M/s Gulshan Homz further communicated to existing customers through official communication dated 23 Sept. 2011 wherein in the company has categorically committed that the remaining buyers with Gulshan IHomz will be provided flat of same size on same rate.

4. M/s Gulshan Homz communicated again on 4.11.2011 through official Communication& through various personal communications about progress of Project and called all buyers one by one and allotted flat in new project unofficially citing pending approval of NCRPB between Jan 2012 to March 2012.

5. During meeting of buyers with management in Sept. 2012, it was told that be ready as project will be launched at the time of Deepawali and committed for confirmation through official Communication. Further, we were told to wait for New Year gift.

6. But, since no communication received customers met to managers of Gulshan Homs on 6th Jan 2013. It was told that Greater Noida Authority is not cooperating and it is core reason of delay of launching.

7. Suddenly, Gulshan Homz has circulated a mail for refund citing cancellation of Shahberry Villege plot GH-03A 16 B Greater Noida (West). We met to Shri Gulshan Nagpal & directors on 14th Feb 2013; they said that we will launch our project at plot no. GH – 2A Sector 16, after exit of old buyers on higher rates. We submitted that Grearer Noida Authority is waiving the interest for zero period & also allowing increase of FAR to recover the said loss due to Existing Buyers but was vain.

8. The rates have been increased 3000 to 3500 per square feet in that area, it is core reason for backing of the M/s Gulshan Homz from commitment.

It is pertinent to place that repeated well thought offers for shifting to new project was of M/s Gulshan Homz and now M/s Gulshan Homz wishes to enjoy all gesture & benefits, allowed by Authority but adamant to through the old buyers contrary to commitments made by the Company thus betraying & cheating.

Hi Prospective buyers,

If you are looking for your dream home and you are considering Gulshan Homz builder then you must read my comments. Don't buy flat from Gulshan Homz. They are fraud.

Gulshan Homz launched a project, Gulshan I Homz in Noida extension. I have booked a flat in April 2011. The same plot was denotified in July 2011 by Hon’ble Supreme Court of India in Shahbery case.

On account of denotification of Shahbery land, I panicked and rushed to Gulshan Homz for refund. Gulshan Homz persuaded and convinced me not to remove my investment into the said Project, pleading them to shift to their new project aforementioned new plot, at no additional costs. The same was also uploaded on their website.

Gulshan Homz sales team called me to allocate flat in new project and allotted a flat to me. I had follow up on launching of new project, it was told that the project will be launched at the time of Deepawali 2012. Further, I was told to wait for New Year gift.
Suddenly, Gulshan Homz circulated a mail cancelling the allotment of flats to the existing buyers of old plot, in their new project, and asked me to take refunds. I have not accepted their cancellation. I have contacted NEFOWA and told them my story. They assured to take it futher with Greater Noida authority. NEFOWA contacted to Shri Rama Raman ji (CEO Of GNIDA). Mr. Rama Raman ji assured them to take strict action against builder as he is cheating buyers when rate is higher.

I am working with NEFOWA to get my home back from the greedy builder.

I had visited your office couple of time but they ( Harleen and Mohit ) respond me very unprofessionally, how many times I will meet you but every time gets to start a new policy regarding this, Here is Rajeev Kumar I would like to inform you about one worst service of “Gulshan Ikebana”. Today is 10-Aug-17 and I am continuous applying my query from last 8 month and sending by written throw email from last 3 Month but no response from your side.
I have one flat in “Gulshan Ikebana” (L-081). In Dec 2016 we came to your office and discussed for some Documents like
ICICI NOC
DEMAND LETTER etc.
I made several visits and inquiries with builder office Harleen/ Mohit is coordinate with me but they people react like a judge of court ..I never ever think an educated people behave like this would they also an employee in “Gulshan Ikebana Builder Office”. they do not talk like a professional, I want to bring into kind attention that the staff in your builder office does not behave properly .. actually this is also very harm of your Brand “Gulshan Ikebana” honestly they all people ruined your brand image if continuously provided this type of services to his resident or clients

I think you missed out on the meeting we had in our office in Indirapuram office post last email where we had an amicable discussion and I clearly told you that we are dependent on an external party for the NOC and also the payments are to be received from us basis that NOC, and we are also waiting for the ICICI bank NOC just the way you are. We understand your anxiety and regret the delay as we also know that it is not your fault and we shall definitely update you as soon as we receive the same.

Also the receipt for the amount paid by you towards Gulshan Ikebana Maintenance Committee was required to be endorsed in favor of your upgraded flat and you may collect the same any time after second half today.

Please Away from NEFOWA and its mebers LIke Indrish Gupta and Sumit Saxena .
They are fraud and just doing their bussiness of buyers . They had sold buyers of many project .

Subject: Issue of Gulshan I Homz Buyers, Noida Extension Greater Noida (West) as regards the cancellation of flats allotted to them and fraudulent attempts of selling off the plot allotted to the buyers for flats.

Respected Sir,

At the outset, we the buyers of Gulshan I Homz Project & members of NEFOWA would like to thank CREDAI for providing us an opportunity to put forth our grievances before CREDAI NCR from time to time. We
We would again like to beg your indulgence to the following facts pertinent to our grievances:

1. M/s Gulshan Homz had launched a project, Gulshan I Homz at Plot number GH- 03A Sector-16 B, Noida Extension now Greater Noida (West) in year FY [protected] @ around Rs 1800 per Square feet. The same plot was denotified on 6th July 2011 by Hon’ble Supreme Court of India in Shahbery case.

2. In view of the order of the Hon’ble Supreme Court, M/s Gulshan Homz offered shifting of Shahbery affected buyers to new plot no. GH – 2A Sector 16, Noida Extension now Greater Noida (West) vides official communication on dated 12th July 2011. The same was also uploaded on official website of Gulshan- I- Homz. On account of denotification of Shahbery land, many buyers panicked and rushed to Gulshan Homz for refund way back in August-September 2011 itself. It is important to point out that however the management of Gulshan Homz persuaded and convinced all the buyers not to remove their investment into the said Project, pleading them to shift to their new project aforementioned new plot, at no additional costs.

3. M/s Gulshan Homz Pvt Ltd further communicated to existing customers through official communication dated 23 Sept. 2011 wherein in the company has categorically committed that the remaining buyers with Gulshan IHomz will be provided flat of same size at same rate.

4. M/s Gulshan Homz communicated again on 4.11.2011 through official Communication and through various personal communications about progress of Project and called all buyers one by one and allotted flat in new project and also allotted provisional allotment letter to the buyers.

5. During meeting of buyers with management in Sept. 2012, it was told that the project at the new plot will be launched at the time of Deepawali and committed for confirmation through official Communication. Further, we were told to wait for New Year gift.

6. But as no communication was received, customers met managers of Gulshan Homz on 6th Jan 2013. The managers of Gulshan Homz continued to assure customers regarding delivery of Project.

7. Suddenly, much to the dismay and chagrin of Gulshan Homz buyer, Gulshan Homz circulated a mail canceling the allotment of flats to the existing buyers of old plot, in their new project, and asked the buyers to take refunds. In this regard, we met Shri Gulshan Nagpal, promoter of M/s Gulshan Homz & other directors on 14th Feb 2013 who said that that will launch our project at plot no. GH – 2A Sector 16, after exit of old buyers on higher rates. We submitted that Greater Noida Authority is waiving the interest for zero period & also allowing increase of FAR to recover the said loss due to Existing Buyers but in vain.

8. The rates have been increased 3000 to 3500 per square feet in that area, it appears to be the core reason for backing out of the M/s Gulshan Homz from commitment.

9. It is pertinent to place on record that our trust in the Gulshan Homz has been betrayed and belied by the management. Two years back, we were refused refund and now the management of Gulshan Homz seeks to leave us in the lurch because it would lose on the profit it otherwise could have made.

10. It is very pertinent to mention that the management of Gulson Homz is fraudulently trying to sell off the plot at which our flats are being allotted. So, they must be stopped from this fraudulent act as it would amount to breach of trust.

In view of the above facts, we would beseech your kind indulgence in the matter so that the plight of the existing buyers, who have been cheated right and left, can be ameliorated. We would urge you to use your good offices to kindly ensure that M/s Gulshan Homz provides us with new flats at the new location at the old prices in accordance with its commitments.

We shall remain much grateful to you for this kind favour of yours,
