Supertech supertech golf village 22D yammuna expressway project

Noncompletion of 1BHK flat/ studio fro Supertech(TOWER A3/211) 2nd floor Golf village, TS-5,Sec- 22D, Yammuna expressway ,GB nagar ,UP ,which was booked in May2017 in the name of Mohd Muzafar Zargar R/O Shah Faisal colony B ,Lane 2 ,90 Feet road ,Upper soura ,Srinagar ,J& K 190020 and possession was supposed to be in 2020 but no news of any completion of project in 2024 .already paid 40% of total cost about 7.27 lacs.

Supertech Bug remover with rain repeller

Started to fill reservoir and found contents separated. A blue mass came out and some go into reservoir. I hope this don't clog reservoir. Bought 2 gallon awhile back and both are bad, I deserve a refund. Window washers are not working, don't know if clogged or not. This stuff is a mess. PS Added 3 pics The third one is the goo that came out and in my washer fluid reserve.

Desired outcome: Refund of the two gallons plus and trouble I have with a maybe clogged reservoir. PS RESERVOIR IS PROBLY CLOGGED DOES NOT WORK. I believe you should pay to unclog my window washers.

Supertech Belt dressing

My 06 Tundra started developing a light squeal upon acceleration while under load or going uphill so I used the Walmart supertech belt dressing and applied it as directed then suddenly my truck squealed upon startup and anytime I touch the gas now so not only did it not fix my original issue but it made the issue worse and now I'm scared that it may cause my truck to toss a belt. If it does will I be reimbursed for my destroyed engine by the company? Because it was a light issue before I used your product and now it's a major issue

Desired outcome: I feel like the company sold me a faulty product with a fancy label I would like to be reimbursed for what I paid for and if this causes further issues on my truck I demand to be reimbursed for any damages done to my vehicle

Supertech Eco village 2 d 0106

Dear Mohit, Yogesh & Supertech

I am sorry to say but both of you & Supertech was wrong committed with me as discussed in our meeting on December 2020 and as 11 Jan 2021.
I requested to Supertech again and again and also informed you that I had received more then 7 notices from bank for dues payment & bounced penalties. Due to this financial behaviour of Supertech my credit history is completely destroyed. Any bank will not financing me in future.
Supertech was not cleared my housing loan emi and total bounced charges from December 2017 to till date. So I am sorry but I can't go through your proposal any more. Pls cleared total dues amount with penalty of bank. Pls ready the document if required for handover to Supertech & informed me ASAP.

Supertech belt dressing

My belts were squealing on both my truck & car so l checked cures at Walmart & the Super Tech belt dressing says on the tin, Stops Slip & Eliminates squeaks & also Suitable For All Belts.
It made both belts worse, l did apply it as required by their instructions.
I have replaced BOTH truck & car belts since using it at a cost of $50 plus labor costs by me of 2hrs.
This stuff should not be allowed to be sold, & Walmart have agreed they will do an investigation because l would not let it go!
This is a serious matter!

Desired outcome: Refund of new belt cost, my labor, & the product refund.

Supertech north eye gh - 01/a sector 74

This is to bring to your kind attention that I had booked the flat in the northeye project on 11 Feb 2019 with the Subvention Payment Plan.

As per the booking document & allotment letter, the main understandings of this booking are as follows
1) 12000 Rental till possession from the date fo agreement
2) Buy Back option at possession
3) Lease guarantee minimum 25000 for 36 months post possession
4) Project loan will be under Subvention Payment Plan, under which borrower will not pay any interest till possession and borrower EMI will start after the possession.

However, now they are requesting to change the original agreed payment plan/terms, which was the base of our agreement, by saying that Subvention plan is no more.

Because the above-mentioned terms and condition of the booking is the core of this agreement which you are changing now, hence, I have no other option other than canceling the agreement. Therefore requested to please cancel the agreement and refund my booking amount.

505015 Rs of payment has been made via cheque. PFA copy of cheque and Booking document.
But Neither getting any call and reply on mail. Please help on this

Supertech supertech crown tower, sector 74 noida

I had made a booking in Supertech Crown Towers under Subvention scheme, .. I got a call from the bank that ST hasn't made the emi payments from last two months.. I dropped an email to CRM but no response... I also called up SMC sales team but no resolution.. Additionally SMC had committed loan processing fee refund and referral bonus.. They have stopped attending my calls when I started following up.. Pathetic experience .. Never buy a property from ST and never buy any property through SMC..

Supertech paper plate and cup making machine without back

I saw an ad in the newspaper from Supertech machinery industries in October 2018, that I can earn 2000-3000per day and contacted them. After that they made at least 50 phone calls and finally i took 2 Lakhs loan and purchased their machine with 2.5 lakhs investment. They sent me the machine on 30th Jan 2019 via Pooja road carriers along with raw material for one lakh pieces which they promised. But could make only 70000 pieces with that raw material. I delivered 5000 pieces as sample within 4 days of receiving the machine and agsin sent 25000 pieces on 19th Feb 2019. They paid me 5900/- on 10th March as payment for the 30000 paper cups that I sent.They again charged me 60000- for raw material deposit for 2 lakh pieces and never sent me any r merial after that. Suddenly one day Pooja, who was dealing with me since Oct 2018 from Supertech, said the company owner died and he is her husband and she is leaving the business and going away to Bihar along with her daughter. When I called, atleast 100 times, she finally messaged me in a very harsh manner and said she cannot pay me back anything and "go to hell"... ow I lost about 4 lakh rupees which I spent on setting the business and don't know how to recover.

Supertech breach of trust/unfair means supertech sec-68 gurgaon

Supertech started pre-booking of Azalia in Sector-68 Gurgaon in 2015, 4 years and until now not even foundation has been laid for many towers. Commitment was to give possession in 3 years and now without taking buyers in confidence they have extended the project completion date in RERA.
They are making fool of people on the name of "No EMI till possession" They don't even have money to pay pre-EMI how come they can complete construction.
Look at the height of cheating, they are paying pre-EMI in some of the cases, and adding that to consumer's account. So very clever way of money laundering.

Supertech fraud on the name of no emi till possession

I had booked a flat at Supertech under no emi till possession but I received intimation from bank Regarding payment of emi from March 2019, they hv mentioned that subvention plan of 2 year is over.

It seems clear fraud as I hv not received possession yet and builder also charged extra in the name of no emi till possession.

Project details- Unit No. Golf Suites A-1/1915 in Golf Village - Golf Country, TS-5, Sector-22D, Yamuna Expressway, G.B. NAGAR(U.P.), 201301.

Also I have attached screenshot copy mail which I have sent to supertech also the copy of mail which I have received from Indiabulls (loan provider bank).

None of Supertech customer care number respond.

Please suggest.

Supertech Real Estate -ECO Village Flat Noida Extension

Dear All customers,

Supertech is the most fraud builder and has no ethics at all. The company is run by goons and once you book an apartment with them then it is "tension for life" rather their company punchline yours for life. I have booked an apartment with them in eco village 2 greater noida. From the day one I am facing problems and on offer of possession they have asked illegal demand of 5 to 6 lakhs by the name of
1. Welfare charges.
2. Water charges.
3. Increased FAR.
4. Illegal interest
5.Farmer compensation

I request all of you don't book any apartment with this builder. Also if you are facing such problems then submit your complains on AVP news. I am sharing few links where you can submit your problem.

Supertech Too much interest in pre-possesion letter of villa's upcountry

We had booked the villa in Supertech Upcountry in 2010 with DPP and we never got any intimation about the change in plan from 150 sq yards to 125 sq yards. After a year; we got a demand letter which stated that we had to pay such a huge amount otherwise it will be cancelled. Till then time; it wasn’t even approved. At that time Oct 2011; we got the plan changed to Flexi and gave all demands on time. Now when it's final settlement; builder levied tax of 9+ lakhs which was levied on that one year of no payment(when we didn’t had any indication also). After further meetings; they changed it to 5+ because now they levied the tax on considering it as Flexi and on 20% amount for full year. How can they just put tax when even they haven’t given us allotment letter and it wasn't even approved. Not only this; they have put extra charges of labour welfare. Supertech Illogical and un-necessary demands

Hi,

I booked a Villa under Supertech upcountry project inMar'11 and now its ready for possession(as per Supertech), however there are no basic amenities available on Yamuna expressway and over to that the builder is charging 75K for maintenance and 25K for water charges, annually. Isn't this unfair. I don't want the possession and now am forced to take the possession else the builder will force other charges on my face.

In addition to this, the builder is asking for 45K for labour charges which came overnight (from somewhere) which needs to be paid by builder not by client. All this un-necessary and illogical demands is giving extra pain and burden to the buyer whereas all the investment of life was already spend on buying the property.

Please help.

Supertech Possession delay charges

Hi Team,
I have bought a flat in Supertech Livingston, Crossings Republik in year 2012. It is in Tower F. I took this flat with down payment plan i.e. 10% on booking, 85% within a month and rest 5% on possesion.

However, I received the possession letter on 10th April 2015 (more than 2 years later). In the possession letter, there were following issues:

#1 - Late payment charges - 3, 749.00
#2 - Escalation charges - Rs 30, 811
#3- Possession delay by builder
There is no mention of any interest to be paid by builder for late possession. After a hard time of follow-up, Pooja Diwakar from builder team agreed to pay Rs 99, 750 on Apr 23rd, 2015. However, they are not replying after so many follow-ups. I also escalated to CRM team many times, but there is no response from builder at all. I have tried calling all numbers, but they behave like they have not received any email.

I have agreed to pay #1 and #2, given they pay #3. But it's really frustrating to follow-up continuously without a single response. I have the complete email that how many times I had tried to follow-up. Please help me to resolve this issue.
I am outside of India and builder is harrasing me by not replying my emails as I cannot go to builder's office and ask the questions. I am afraid that builder is not replying but will charge more interest on me instead of delay at their side.

Supertech Limited is a very good real estate developer company. There innovation and creativity is easily visible from there projects. They have emerged as one of the best builders with good ethics. I am very happy and satisfied with the services provided by the company.

Supertech Unethical Demands

1) DELAY IN POSSESSION OF FLAT :
I booked a flat in Capetown project of M/S Superetch Limited in Aug'10 in CB3 tower # 1206 with booking amount of 2, 82, 140 wide Cheque dated 27.08.2010, Cheque No. 584066. The Allotment agreement was signed on 14th Nov 2010.
As per BBA (Buyer Builder Agreement) possession of the flat to be given to me by April’13. However this period may be extended due to unforeseen circumstances maximum up to 6 Month i.e. Oct’13.As per BBA builder has to pay 5/Sq Feet/Month for delay. As on June’15 total penalty amount comes out to be 5*1080*20 – 1, 08, 000 INR
When the project was launched in July’10. My tower CB3 was in Phase -1 of the project. Since last 2 years i.e. 2013 there is no significant construction done on CB3 tower. Though it was in full swing till builder have taken 90% funds of the total flat value as per the payment terms. Infact, the towers which were launched in Phase - 2 & Phase - 3 is far ahead of CB3 tower I have already paid 90% of the total property cost in March 2013 & rest 5% in Jan’15. CB1 & CB2 towers which were launched with CB3 are ready for possession, Infact few families are shifted there. I also paid the same amount as they would have done.

2) INTEREST CHARGES ON DELAY PAYMENT
M/S Supertech Limited has charged unjustified/illegal interest on delay payment of worth 3.5 Lacs, (Interest sheet sent by M/S Supertech Ltd. & payment made by me as per there demand letter is attached for reference.)
• There was 2 months delay from M/S Supertech Limited to furnish the allotment letter. Supertech has provided the Allotment letter in Nov’10, though the flat was booked in Aug’10. Due to non-availability of the allotment letter, I was not able to submit the relevant documents to HDFC bank to get my home loan sanctioned & disburse the amount. Besides, Please note the project was not bankable till Mid of Nov.10. As allotment was signed in Nov’10, M/S Superetch should charge interest on the payments made after Nov’10 i.e. too basis on demand letters due dates.
n BBA, it's clearly mentioned that these payment terms are tentative & in case of any changes in the dates same will informed by M/S Supertech & those dates will be considered as final for any purpose (Which includes calculating interest as well.) Once i receive Demand Letter, same is considered as updated information on the payment & hence mentioned payment terms in BBA are null & void (As per BBA ).
• M/s Supertech is charging interest @ 24% PA on delayed payment whereas, the delay compensation charges is only @ Rs. 5 Sq Ft.
3) EXTRA ILLEGAL CHARGES
• M/s Supertech has raised the payment demand in Jan’15 based on the payment plan mentioned in BBA(Note, till then they were following HDFC Bank Plan) where it has raise the demand of 5% on completion of 12th floor roof even after getting the payment previously on completion of 12th floor and also taken payment up to Top floor. The payment was made after getting mail confirmation from Supertech.
• M/s Supertech has raised demand of Labor Welfare Charges which was not a part of BBA. The demand was paid under protest.
• M/s Supertech is demanding Water connection charges @ Rs.25, 000/- at the time of possession from the buyers however as per BBA all the facilities are to be provided at free of cost. ( As per Noida Authority it’s 5, 000 )
• M/s Supertech is demanding Electricity charges @ Rs.20000/- per KW for Electricity connection at the time of possession which is to be provided without any extra cost. (As per Electricity Board it’s 7, 000)
• M/S Supertech is charging Maintenance charges in advance for 1 year from all buyers @ 2.5 Sq. Feet where in BBA it’s mentioned @ 2 Rs/ Sq feet, Demand letters issued in Jan’15 the maintenance charges are mentioned as 2 Rs/Sq. Feet. Why should we pay maintenance charges now I.e. too in advance for 1 year. As per BBA it should be charged on monthly basis on 7th of every month. Infact there are no amenities so far.
4) COSEQUENCES FOR DELAY IN POSSESSION
• I have lost an opportunity of claiming my principal of home loan in Income tax (1.5 Lac) for last 2 financial years, As the property is still in construction mode & possession is not yet happened. As per Income tax law you are eligible for home loan benefit ONLY if construction is completed & completion certificate is provided. For Home loan Interest benefit which is 2 Lacs, if the property is not acquired/constructed completed within 3 years from the financial year end in which the loan was taken, the interest benefit reduces to ONLY 30, 000 INR

• Further delay from April’15 onwards & payment demands I have to pay additional service tax of 1.64% @ 14% which was 12.36% in 2014-15 financial year. Same should be borne by M/S Supertech.

• There will be loss to me on Stamp Duty as well due to the late possession, As Circle rates has been increased by 24% in last 2 years & expected to increase by 34% by Aug’15, this has to be borne by M/S Superetch.

• Because of this delay in possession I am losing on huge interest on EMIs to HDFC bank. I am paying monthly rental as well along with EMI which is huge financial loss to me, If would have got my possession on time, I would have saved my rent + interest to bank & prepay the bank loan.
• Due to delay in possession Rent paid @ Rs. 11, 000/- PM from Oct 2013 till June’15 of actual possession requires has to be compensated i.e. 2, 20, 000 INR

5) FAR ISSUE
• The Site Map provided at the time of booking has been changed by M/S Supertech without the consent, New Tower are being constructed ( CV8, 9, 10, 11, 12 and CB-4 ) and also Bird Sanctuary, water bodies shown are not coming as the land shown does not belong to Supertech. It is misrepresentation to fool the buyers, Without the required permission of existing owners and without following the UP Apartments Act 2010. This tend to reduce access of green area as well amenities for me.

6) OTHER ISSUES
• Builder is asking to pay the final amount on pre-possession demand, however in BBA agreement there is no term mentioned. It says buyer has to pay 5% on “offer of possession”. Which means flat is ready to move in with in 1 months’ time. There has to be time lines mentioned in the offer of possession letter in which flat will be completed in all means if flat is not ready by that time after paying the amount there should be a penalty clause for builder for further delay.

• As per Lease agreement between NOIDA Authority and M/S Supertech physical possession can be handed over only after registration. The registration can only be done after getting Occupation & Completion Certificate from Noida Authority. Presently M/s Supertech does not have Occupation certificate & Completion Certificate without which legally physical possession is not possible. As per Building Regulations for New Okhla Industrial Development Authority (refer page 28 Cl. 20.1.1& 20.1.2) "No building erected, re-erected, shall be occupied in whole or part until the issue of occupancy certificate".

• With Present status of the construction it seems remote that the possession can be handed over in near future with all amenities as promised in brochure at the time of sale and with all legal formalities / rules complied.

Supertech A King of real estate market in NCR

Real estate in NCR is really vast and finding a property as per your requirement and in your budget without getting cheated is something very difficult. Even I experienced the same with some other builder but then I came across Supertech projects and the cooperation I got from company made me realize that this time I hit the target right. Finally booked flat in Supernova as I am a die hard fan of luxury. Simply waiting for possession so that I can enjoy the life at its best.

Supertech Company known for best projects in Delhi NCR

Taking a decision on what property to buy is something cumbersome. We all need a good adviser and most important a builder on whom we can trust with our hard earned money. In this process of property hunt I find myself very lucky that my agent introduced me with Supertech Limited. Unlike every other home buyer, I was equally tensed with my decision but with time and support from Supertech's team I came out of the confusion. On going through their several projects, now I decided to invest in Ecovillage 2 and I am happy with my decision.

Supertech Presenting Real definition of real estate

I was hearing about term luxurious project from so long but never saw that crispness of luxury in any of the projects till the time i came across Supertech Supernova. The entire site layout at the time of booking has made me left mesmerized. Building a 80 floor tower is something astonishing. Now, when i visited the site, the speed of construction made my heart go gaga. Desperately waiting to watch the project go live. Never thought that any builder in NCR could think something like this but Supertech did and one can also see this quality in their other projects like North Eye, ORB, as well.

Demand of excess money (over 7 Lacks) & Not availability of promised Amenities - Supertech Meerut Sports City

Here are some Issues Faced by me & almost all other Supertech Meerut Sports City Flat Customers:

1. Flat delayed by over 2 years : The flats were supposed to be delivered by Supertech by 2012 (as per Flat allotment agreements) and these are still not ready. Moreover, Supertech has never communicated about these delays and reason of delays to anyone. Even after multiple requests proper completion dates were not provided to Customers.

2. Delay Penalty not being payed by Supertech: Supertech is not ready to pay any delay penalty. They are supposed to pay a penalty of Rs. 5/sq feet per month. If customers ask them to adjust these penalties in demand or make the payment to customer they will tell that it will be taken care at the time of possession. If you ask them at the time of possession then they will tell you your payments were delayed and so you are not eligible to get the penalty even you customers have made all the payments on time.

3. Inconsistent and incorrect Demand letters : Most of the demand letters are using different calculations for service tax and the amount demanded as part of the demand.

Advance service tax was also being charged by Supertech for the payments which are supposed to be made at the time of possession. The service tax should only be paid on the due amount not on the full amount (including the amount to be paid in future).

Some of the demand letters are also sent without complete the construction as per the payment plan and when customer calls Supertech to verify the construction status or they visit the site to check the status they are told that the construction is not completed up to that floor/level. In these scenarios they told that this demand letter is issued by mistake and no payment is required to be made. Sometimes after these calls they also sent revised demand letters with lesser amount.

4. Demand for Interest even after making all the payment on time: Customers who have made all the payments on time and even then Supertech is charging them Interest in Lacks @ 24% rate.

5. Additional charges demanded along with possession letter: Supertech is also demanding additional amount in Lacks addition to the sum mentioned in the allotment agreement. This comes as a surprise in the possession letter as this is never informed to customers formally or informally until they are sent offer of possession.
Below Issues may be raised after possession:

6. Boating lake/swimming Pool is not ready: Customers have paid PLC or additional money to avail these facilities as this is given in the layout of the project. The land on which this lake/swimming pool was supposed to be built is not even acquired by Supertech. So, Customers should be compensated for this loss by Supertech.

7. Other amenities are also not ready: Other amenities promised in the project details are also not developed yet. These amenities include shopping mall, Schools multiples, Play ground, swimming pool, Club, Gymnasium and hospital etc.

Supertech is making fool of people by demanding extra money and not even fulfilling the promises they made in the agreement and at the time of booking.

Please double check the reputation of this builder before booking any flats with them.

Dear Meerut Sports City Customers,

Here are some tips to fight with Supertech:

1. Keep all the receipts, Demand letters, Other communication with Supertech safe and handy as most likely you will need it to deal with them.

2. To avoid any shock at the time of possession please send them an email at [protected]@supertechlimited.com and [protected]@supertechlimited.com to ask for any balance Internet or delay payment penalty and you will be shocked o hear that this amount will be in Lacks.

How this will be calculated by Supertech: They will use some imaginary dates and demand amounts and will come up with a shockingly high amount which will run in many lacks for most of the customers. They will not even tell you how they arrived at this figure as they don't have a justification for that...so it is better to send this email now and get the details ASAP so that you don't get this demand at a later date when you get your possession letter.

Some of you may have already got this shock...

3. Supertech will also demand you between 1.5 Lack to 2.5 lack as additional charge which is not mentioned in the Flat allotment Agreement (if you are lucky to have one). So, Please also get a confirmation on this via email. You should get the response in a letter or email so that you have an evidence to show in court if required.

4. Most of you may have already paid Rs 50, 000 to Rs. 1 Lack as a club membership free...Congratulations, As we don't see any Club in Meerut Sports City not sure why they are even charging this membership fee when there is no such club.

5. The Boating lake/swimming pool land is not even acquired by Supertech as the farmer owning that land is not even ready to sell that land to Supertech. So, if you will visit that site you will still see Sugarcane in that area. not sure how many of you have paid the PLC for this sugarcane farm facing flat.

6. No traces of the below amenities yet:

World class School, State of the art Hospital, Shopping Mall, Multiplex, Swimming Pool, state of the art Gymnasium, sports complex.

7. Supertech is also not ready to pay for the delay penalty as they will prove that you delayed the payment even if you have made all your payments on time. They will save 1.5 Lack to 2.5 lacks by not paying the delay penalty. Try to ask for this and the response will be that it will be adjusted at te time of possession and at the time of possession you will be informed that you can't get it because your payments were delayed. They actually wants you to delay your payment so that they can get 24% interest and they need not to pay this delay penalty. sometimes they will raise a demand and you will get it only after it is delayed. Sometimes you will only get the Reminder letter and not the original demand letter.

8. Supertech was not able to provide the required loan document like project approval etc on time to customers and as a result of this the payments were delayed. This was Supertech fault but Supertech now want customers to sufferer for Supertech's delay and mistakes by paying interest @24% rate and accepting that Customer has actually made delayed payments and No falt delay penalty can be given to customer.

Please also send a legal notice to Supertech if you don't get proper response in writing.

Customers interested in fighting a legal battle with Supertech, Please send me you contact details along with issue details so that we can file public petition in Court and get our flat on the rate we agreed on.
