Island Links Resort fraudulent misrepresentation

3 years ago, my husband and I accompanied his sister/husband for their "Owner Update" @ Coral Resorts. As we'd recently been given an RCI timeshare in Steamboat Springs, we wanted to know more about RCI, trading, etc. Patrick Budrick (sp) was a very friendly young salesman, very disarming. As we enjoy traveling with our relatives, we indicated interest in trading the Steamboat week for a reduced price into Island Links. What we THOUGHT we were getting (for our extra $6400) was an every-other year, 3 bdrm in April, so that our children might come down and golf. When we attempted to exercise the exchange, we FOUND that he'd sold us Week 3 in January and we would NEVER accumulate enough points to trade into Island Links in April! We live in So. CA--why on earth would we want to go to HH in January? Subsequently, we revisited the Sales Office, made a complaint, where Leanne Hopi was "determined" to look into the matter and help us with a refund. No surprise--nothing ever came of that; in fact, we read later that she was under suspicion for fraud, etc. We have tried in vain to protest our case, sell the place, rent the place, to NO AVAIL. Talk about Buyer's Remorse. We will NEVER participate in timeshare talk; this organization is the most lying, uncaring, anything-to-sell organization. We can't even give it away, it seems! We are only hopeful that our next attempt--a quick claim deed back to the HOA will end the matter (Reba Management). More to come when we have more to report.

Everyone is more conscious about the value of money these days. Folks get angry when pressured into purchasing a timeshare they can’t afford. They don’t like feeling duped by flimflam artists, and resent unkept promises after buying into a retirement community or assisted-living facility. Island Links Resort Misrepresentation

Copy Of Email, Fax, & Registered Letter Below:

We received your invoice #3338723 for $971.99.

We bought into the Coral Resorts points program on 6/21/08 at a price of
$15000.00. We were verbally misled in regard to the benefits by our sales
person Paul Burgess. Let me re phrase "misled" and say we were lied to by
Mr. Burgess. This in our opinion constitutes fraud in sales! Mr. Burgess
told us, very plainly, that we had "one free week at Coral Resorts in
Hilton Head every year and if we chose not to use this week that Coral
Resorts would rent it for us and we would net approximately $1400.00 after
deducting the pro rated maintenance fee". Based on this info, we purchased
the Points Program. We were lied to! Mr. Burgess denied saying this but
but he did and we accepted this as fact! We confirmed this with Mr.
Burgess three times during this conversation.
We have on multiple occasions for three years to book vacations but the
place we wanted would not be available and the options had terrible
reviews by other Points Members. We have accepted the fact that our
$15000.00 is GONE! We do not intend to put more money into this "black
hole"!
Island Links and/or Coral Resorts has our $15000.00 that we know we have
lost. We are writing it of to a "bad investment.
If you insist on pursuing the collection of $971.99 I have alerted my
Attorney by phone and copy of this email to be prepared for court action.

Island Links Resort Deceitful selling tactics

My wife and I visited Island Links Resort in April 2011 and went through their presentation. We used our points from another company to book time in their resort. We were shown some options that looked better potentially than what we had. Our salesman went back to the rear of the office area and came out and said that they confirmed with our company that the original company would buy the points back and they would take care of the transfer. We stated that we did not want to keep our old ones and would not want to pay for two different properties. He assured us that as well as their "experienced" closer. What fools we were, now we pay their fees, a 16% loan now that we have too much going out and can't refinance it on top of the first timeshare payment and their maintenance fees. We have called and they are immediately defensive and accusatory at us that they told us everything as it is in the contract, WRONG. I am writing this because my experience is identical to others that have written on this site. I will visit my Hilton Head Island Links property and enjoy sitting back in their sales center warning every other sucker of what the truth really is, and as a property owner I doubt they can kick me out for trespassing.

Island Links Resort Fraud

We bought in October 2009, when they deposited our points we were shorted 4, 500 points. Now they want to raise our cost, raise the interest rate and raise the payment to get the agreed upon points. They tell you you can come their if you wait until 45 days before your arrival to book. It's a lie. Just ask RCI. They tell you that you are lucky you are going to get a Developers week and all you have to do is pay the maintainence fee if you use it. They say this to everybody. We have 3 other resorts and have never had a problem. STAY AWAY FROM BUYING.

My husband and I are going through the same problem with Coral Sands. Everything that was told to us was just lies. They never returned any of our phone calls. We were not told that we would need to pay maintenance fees for three years and ony get to use the resort for 1 year out of the 3 years. Thanks for posting these complaints. We are willing to do what ever needs to be done at this point. We need to find a way to stop these people in their tracks with these lies.

We are currently going through the exact same problem with them. All of these lies sound extremely familiar. I am currently emailing back and forth with the "members services" department" arguing the terms of the contract. My next step is the SC real estate board. Thanks for the advise!

Similar complaint, but worse: We were lied to, no doubt about it. We were told that we would get 3 weeks per year, plus a developer week. The 2 extra weeks Coral Resorts would rent for us during the "Gold Season" (spring and fall) for golfers for $3500, of which we would be paid $2000 right away. We were told that we could begin renting the weeks this Fall. This was an outright lie. We were also told that our maintenance fee would be $330/year. We were NOT told that we could only rent the unit once every 3 years, that we would have to go through RCI to reserve a unit, that the $900+ fee would have to be paid up front 3 years in advance, and that the floating week we signed up for would require all of out RCI points for all 3 years! I spent several hours reading the fine print of the multi-page document we signed, but the salesperson had a slick answer for each of our questions. He gave us his card with his cell phone highlighted. After the sale, his "personal assistant" answered the phone with a recording saying that she could not respond to voicemail, only email. I've sent her 2 emails that have gone unanswered for 6 weeks. I'll begin proceedings next week, but would appreciate any help one might give re: this reprehensible scam.

Folks,
I had the same problems with Coral Resorts. However, I have good news. I worked w/ the SC Attorney General's office and the South Carolina Real Estate Commission to open a formal complaint. After a number of months of research and review, the SCREC contacted Coral Resorts and they agreed to offer us a full and complete refund of both the TimeShare purchase price and our Maintenance fees that we had paid. Based on this refund, and the dissolution of our contract, we are fully satisfied w/ the resolution that Coral Resorts has provided us.

I totally agree..they dooped us too at Coral Resorts, Hilton Head.
We typed them a letter, informed them of the many misrepresentations, and told them we wanted a refund of all monies paid and to void out our timeshare contract. Ultimately, we contacted a local lawyer, he typed up a letter demanding a refund of our money and void contract due to miesrepresentation. This past week he contacted us w/ good news. RCI's lawyer is sending out our refund check next wk and voiding our contract. This being after 15 mths in contract w/ them. The lawyer fee was not that bad at all, (about $500) compared to what we would've lost to RCI. So there is hope. Good luck to you

We own with both Spinnaker and Coral Resorts. Coral Resorts timeshare purchased in 2009; Spinnaker in 1985. Wish we had stuck with Spinnaker. Coral Resorts sales personnel (and management) are extremely effective at telling half-the-story and eluding whole-truth, straightforward answers to questions. Beware of the Developer Week come on. You will pay through the nose for a decent place to spend your week or you will be staying in 2nd rate accommodations that are in desperate need of repair/maintenance/cleaning.
