No one expected for a Premier Player, Holiday Inn, to buy Fox River in Ottawa, Il. Silverleaf Resorts gave us no options and we're now paying more in monthlies! I am disabled with Multiple Sclerosis, not walking let alone to stand! ADD has options for the disabled, should I contact them about our issue. I live on small SS check of less than $900 mo. I want to get out of my relationship with Holiday Inn Resort and STOP this monthly deduction. I will call my Legal Shield lawyer now for drafted letter to follow this. My Husband and I have been members/owners of the Silverleaf Resort for over 10 years and we barely go there due to sickness. But we were really surprised and disappointed about the increase in the bonus time increase, when we finally could go again. We had a great deal, only paying 49.95 a night to stay there. I thought that this was a great deal when we first invested in the Resorts, but we were wrong! The Water Park should be free for members, but we have to pay for that also, so please think twice before jumping into this disappointment.
So please if anyone has not invested in the Holiday Inn/resorts, DON'T!

What an unethical group of people. We called 6/25/19 to payoff the property. Husband signed with his deceased wife years ago. He hasn't used the property in years since she passed away), not going to, paid off. we wanted to get surrender papers going, told it could be up to 6 months and that we would be responsible for the maintenance fees until we got the papers. Asked to speak to a supervisor and guy(Herrnan-last name) sent me to another random person in the call center who had no clue about anything that was going on. I was supposed to get a call back from a supervisor yesterday and it never happened. I am so upset about how we were treated. I understand there are call centers and have worked in one myself. When someone asks to speak to a supervisor that is just what should be done, not the run a round. We even thought about keeping the property but after this call it will never happen. All we want is to get the paper we need to give the timeshare back and never have to deal with this again. Don't even want to sell it if someone else will have to go through this same frustration and unethical treatment.

5/21/2019 -Owners Meeting at Oak N Spruce (Holiday Inn) in Lee, MA
The words in cap are not to be offensive, please, they are to emphasize the frustration and stress that was suffered on my, my husband and his PCA on this day. Received call from marketing (did not record name)stating that we had to attend owners meeting for update info. Upon completion of the hour and a half meeting. would receive cash of $160.00 . Hate the long meetings and aggressive sales, upgrade, etc. attempts, but figured we"d take the trip, sit for meeting, the cash incentive was good. So I set up date, informing them of my husband condition(paralyses and blindness from stroke )full time PCA care, would need handicap access. All fine and good, no problem. After all the effort( PCA came in much earlier to get husband ready) loaded into car, he does not ambulate, does not like being in public due to his physical situation mind you, we headed to our meeting. I had my current license, both of our bankcards(as requested) and other Identifying info. I did not have license for husband, because he'sblind legally! He has'nt had license since 2012! I had plenty of pics on phone, mail addressed to both of us, he was physically present along with PCA and was told because he did not have picture ID the cash incentive could not be given. " DMV picture?"He does not drive! He does not walk! He does not need ID, all of his info is on medical cards, home ownership documents, mail, etc. None of that was acceptable! I called all 800#'s, had to repeat situation over and over again( as informed, conversations are being recorded) so I'm sure with a little research, my calls and conversations can be pulled up. Each person transferred me to "someone else " who could assist me, most of the time I was on hold, then transferred again, then no pick up. I left my name, two phone numbers...NOTHING, no return call. The same services used to repeatedly call to get us to go in for meeting, now NO RESPONSE!
We left Oak N Spruce in Lee, MA as it could not be resolved there( wasted gas, time and horrible experience. The woman at the desk was very nice, the woman she had attend to us was very rude and dismissive. She could have explained our situation and pushed to have his need for picture ID waived, that was all that was missing(above reason)but she did not. We've been Oak N Spruce owners since the first couple of buildings were established, never experienced such blatant unyielding service in all our years as owners. Side note, I did not receive confirmation email( which I shared with the woman) that states all the information required, I did however receive Survey request mail. I would appreciate that this incident be attended to and an agreeable solution be made.

Purchased a Silverleaf (Holiday Inn Club) even year unit back in 2017 and upgraded it to an annual usage in 2018 for the Bonus time. The contract stated that no cost when staying from Sunday through Thursday and $50.00/night for a Friday or Saturday night. I was recently notified that starting in 2019 when using bonus time it will now cost $25.00/night from Sunday through Thursday and $75.00/night on a Friday or Saturday. As usual, someone has to ruin a good thing by working around loopholes. The only reason we purchased the Silverleaf unit was for the bonus time. It is what made the difference in our plans to purchase. We aim to retire in a few years and would use often during the week. That plan is scrubbed now.
They are raising the rates, which are specified in the contract to apply to only FRI AND SAT to include ALL DAYS (thereby really negating the concept of bonus time since you're paying for it and I can stay a lot of places for $75/night like they are charging now on weekends). Reading through the contract, I'm wondering if it's grounds for class action because the clauses distinctly conflict, In one paragraph, it defines the cost of bonus time and then several paragraphs later gives them the right to change it at any time. In addition, some may not know but we were questioning about why there was seemingly a lot LESS bonus time available now and it came out that they have opened spots to the public instead of offering that as bonus time to owners. This seems to be in direct opposition to the concept of a club or timeshare ownership.

I purchased back in 2017 didn't even get to use it that year but I did use it in 2018 had to pay to use points and was able to use my bonus time but came home to a letter stating that when using bonus time will be 25.00 sun thurs and sat and friday is 75.00 its sad because that is the only reason why we purchased it now I am trying to get out of it I purchased at the flint resort we had a meeting and they did not even tell us about the change instead they wanted us to buy more points which I wasn't going to do that I have not paid my maintenance fee for this mon of january and I am not going to pay the mortgage because I cant afford it at all I am wasting my money does anyone have any suggestions about do yall think that they would let me sign it back over to silverleaf?

Richard Franko: We have been owners since 1992. What we bought into is not what we are receiving now.
1. We have contracts that we could ues the endless escape on a space available basis for 6 days then again after out for one day, there was no charge. We joined because of the Endless Escape that was offered to us with no nightly charge now they are breaking that contract and we have to pay to use it.
2. We were able to bring our small dogs to their resorts at no charge, then they had a refundable deposit, then it became a non-refundable charge.
3. The Villages owned and operated the Marina on Lake Palestine, TX but was sold or leased out to become a private marina. At first we were able to launch for free and store our boat in a covered slip and only had to pay a $25 refundable key fee for our entire stay at the Resort. Now we are charged to launch and is $25 per day to keep our boat in slip.
4. The Water Park was built with the money the owners invested, then turned into a public facility and the only benefit the owners get is a small discount on the tickets, last i checked was $3-5.
I hope that everyone shares their experiences with Silverleaf/Holiday Inn resorts and talks to people that have them and are trying to get rid of them which may cost more than the original purchase price!

We Lavonne and Stephen Patterson bought a Silverleaf timeshare, from the beginning information was mismanaged and going through customer service to be transferred over and over only to end up rude Financial manager named Jonathan who will speak to you in an arrogant manner and aggressively condescending tones will make you feel as if the owner is somehow at fault or a criminal. The first time I called was because I paid a prior back fee's from previous owners which in fact nulls/voids my contract. Yet again silver leaf is taking my money but wont give me any information on the account because they have incorrect Social Security Numbers. The incompetence is at an ultimate high. This is going to the states attorney general and better business bureau, if this isn't rectified this month. I have never been treated like this with my other timeshares that are a pleasure to be associated with, unlike the hostile Silverleaf crooks.

I bought a Silverleaf timeshare and waited for the closing process. I received a deed in middle of October. My deeded week 44 is beginning of November. No representative contacted me with information that transfer was complete nor sent me ID's or bill. November 28th I received a bill with late charges dated back to July. I called Silverleaf and they told me it was in another name and paperwork was mixed up and they transferred me then I was disconnected. I called today November 30th and customer service was rude and arrogant and told me I owed the fees and late charges even though I never had gotten prior bills? I was told I lost my 2017 week and still owed maintenance fees on this 2017 week I never received. They told me to call IVACAY who sold timeshare to me. This was rude because IVACAY didn't bill me fee's that were not mine. Horrible customer service, inapt administrative representatives and illegal billing practices. This has ruined a product that should be an asset. I'm very disappointing and I deeply regret this purchase. It has caused hate and discontent.

all things were normal until 1 November. The payment made on one November in the Owner's Portal looks like one large payment. It was actually two. The regular monthly was one payment drafted as scheduled and an additional payment of over 4, 000 was made seperately. That issue in and if itself is no big deal as it seems interest was deducted in the root amount, at the right time.
Problems really begin on 14 November. Our regular monthly payment is due on the first every month. This was a payment is a midmonth payment, however the interest they deducted would be what I would expect to be deducted at the start of December if NO additional payments were made in November. They can not do this. The Promissory Notes states that "prepayments" are to be applied to principle!
I called to get that fixed, to get them to apply what was deducted for interest to principle. They have confirmed over the phone several times that such was done. I was then told that I could not make principle payments online, that I had to call them in because their online system had no way to apply the payment to principle only. Okay, stupid, but whatever.
On 19 November I call in an additional principle payment like I was told to do and stress that it is a principle payment. I check back a day or two later and I see interest was deducted. This is where things really get suspicious. The amount deducted for interest, five days later is THE SAME amount as they had attempted to deduct from my payment on 14 November! No difference. It, like on 14 Nov. is the amount of ingest I would expect to have deducted on 1 December if no additional monthly payments were made in Nov.!
This time, at this point I call and complain as well as request an itemized statement. I email a complaint and in that request an itemized statement, and I and them a letter requesting as well an itemized statement. In each I point out the obvious flaws with their assessing of interest and the deduction of it. I send them a printed out copy of the screen shot. I also send them a copy of the Promissory Note with the section about additional and "prepayments" being applied to principle! I demand they credit these interest charges to principle, recalculate the average daily balance, and wait to deduct the correct amount of interest due on 1 December.
I call back over a week later to see if my demands were met and according to the representative on the phone they were, however again, nothing changed in the owners portal, and I was still waiting on a statement.
Thinking everything had seemingly been corrected I made an extra payment on 30 Nov. I check a couple days later to make sure it had been proudly applied and it was, and I was happy thinking that they had finally gotten their stuff sorted.
1 December rolls around and our regular monthly payment is drafted. It posts and shows up, but NO interest is deducted!? I had no idea what to do about that at that point. I probably should have called but rather than spend time on the phone with them again I left it alone. Probably shouldn't have, but when you have called enough on one issue that you feel like they should know your name by that time you get stock of talking to them.
14 December comes and I make an additional payment by phone stressing it is a principle payment. It gets drafted from my account but fails to show up on the Owner's Portal! I call up to make sure it posted, they say it did. I call up to make sure the full amount went to principle, they say it did. I once again ask for a statement!
29 December, and I make an additional payment via phone stressing it is a principle payment. A couple days later I check the Owner's Portal and what do I behold? They are treating it like my payment for 1 Jan and have deducted interest. Once again I call up, though because of New Years I had to wait until the 3rd. In that time my regular payment had been drafted on 1 Jan, and posted on the Owner's Portal and I see that has had interest deducted from it in the SAME amount that was deducted from the payment on 29 December! It makes no sense whatsoever.
It is during that call they tell me they can email statements. At this point I need a statement because in the three to four calls I have made since the 3rd I have no idea what is going on. I have been told that the interest charged on the 29th was caught for the mistake it was and was credited back (of course none of that shows up in the Owner's Portal), I have also been told in another call that the interest deducted from the payment on 29 December was to cover December's interest since they failed to deduct interest on 1 December from that payment. However that makes no sense. How could interest charged be the same two months in a row with additional payments made in between?
So, as you can see it is a mess and the only way I can be sure of anything is with a statement that I have requested multiple times but still not received. Furthermore they are violating the terms of the Promissory Note with how they are deducting interest. I worry for other owners like yourself and wonder how much extra money they are making and in doing so how much longer it is taking other people to pay off their units.
This is absolutely true. I called to question them about this and they said that the first 2 payments are deferred interest and that was "clearly stated in the loan documents", I have yet to find that in anything I signed. I was able to get a full payment history and in fact, the first 4 to 5 payments were all applied to interest and none to principal, which in effect makes you payoff amount thousands of dollars more than it would be with a regular amortization schedule. CROOKS! That's what they are.

We are Diamond members of 3 units and all of our kids were to b on the deeds. Silverleaf failed to include all of them. Plus, we were promised with these purchases that we get our wk and bonus wk/time for each unit (2 of them are Presidential units) we were also promised that we would NEVER have any problems in exchanging our wk with another location. We've paid thousands of dollars for this so called endless vacations (leisure time, RCI...) and they continue to suck us dry. However, Silverleaf has lied to us, broke the agreement (s) and we have not been able to ever exchange at another location since the buyout with Holiday Resorts. Some of what use to be a Silverleaf location for us is now Holiday and as a Silverleaf owner, it's as if we have no rights to stay at the locations previously under even the Silverleaf name. My daughter and I have made sever attempts to exchange and make reservations to only to be (in an unprofessional and clearly untrained manner) turned away as if we were unwanted and/or toxic people because we are Silverleaf owners and not Holiday owners. This is not what we were told, promised, and how anyone wants to be treated for property that we have invested in to make both Holiday AND Silverleaf what it is today. What can be done to correct this broken contract and reopen the door to so called investments, endless vacations? We were also told that out monthly maintenance fees would stay at $59 a month however they keep raising and now over $140 a mo for nothing but broken contracts, broken promises, frustrating, upset family members as they can't utilize all promised locations. Fix this!

We have faced the same issues as you mentioned above. We had originally owned two weeks which were not Presidential units and at the time Diamond owners as well. We were then conned that upgrading our two units into one Presidential would be the best for the transition and that we would never be able to upgrade our current units ever again. We were told that we would only be able to get into the units if we had the Presidential and that if we traded our week with Silverleaf we would still be able to get our Presidential even if it was not our actual week since it was traded. This has also been a lie. When we book online for weekend bonus time it does not specify what type of unit you will have with Silverleaf but even though we have purchased a Presidential we are now being forced to stay in the older Lodge units because those individuals who own Holiday Inn Resorts are not USED to staying in run down facilities and so they will receive the Presidential units before those who are Silverleaf owners will receive them. They are using pathetic tactics to force people to purchase from Holiday package as they are telling people that their Silverleaf packages are going away. While they say we are one company now and all is the same all is not the same unless you owned Holiday inn Resorts and then you win out. Those who owned Silverleaf Resorts Units are being screwed over and being treated as if they are second class citizens. I purchased just as others have and do not deserve to be treated in that manner. Plus, in the beginning we were told that the maintenance fees would not increase and yet here we are they increase each year. We were told three years ago that the fees were going to increase because they were putting Wi-Fi in all of the units. Three years later this still has not occurred. Then we were told oh no the Wi-Fi was only going into the Presidential Units or above and we would not see this even though they were taking it from our maintenance fees. Then we upgraded to a presidential and then we are still waiting for the Wi-Fi and everything else that was promised. Again, Holiday Inn Resorts claims to tout customer service and yet here they are happily ostracizing the group they purchased after they promised that would not happen. They are making sure they squeeze everyone to the point of no return and ensure they take away every opportunity an individual has to enjoy time with their family. The bonus time was the ONLY reason we purchased as well as the day pass and while you say they are still available you are ensuring people who spend their hard earned dollars on these resorts get the raw end of the deal. We are not satisfied customers instead we customers who see this as your opportunity to ensure only your original clientele gets the best of both worlds while those who were original silverleaf owners get the shaft. Great job. This was truly the way to take you to the next level by stepping all over the original owners and how much they loved their resorts. Don't mess with Texas.

I have been an "owner" for 2+ years now. I wish i had said no, but their persistent salespeople used every trick in the book and duped me. Now they have been acquired by orangelake and now holiday inn vacation clubs.
They will not give me any information about this change over the phone. Won't email or mail me documentation on the changes and what they mean. Instead, they require me to drive 4 hours to them and sit through a presentation, which i cannot do. (Also, "presentation" seems like another sales pitch to me). Just send me the information about "my property".
They did offer me a stay, however it would have to be on a friday or sunday night...But there is one problem with that, i work, i cannot take the time off. So basically, i get no information about something i "own".
As a side note: the interest rate on my payments is 17% - holy crap! I am "paying it off" and financing it another way asap. The monthly "maintenance fee" for a place that i am only allowed at for 1 week a year is $90/month...Yes, $90 per month! For one week a year.
When i asked how i can get out of this, the answer was basically, well..You can't. You can "sell" it at a loss (Silverleaf makes the profit), you can wait till its paid off and "maybe" silverleaf would take it back from me...

This timeshare has been a complete nightmare! We have never taken a vacation & have been married 20 years. It all sounded great & after being so tired & hungry at the 1hr turned 5hrs of hounding from one manager to the next we gave in that was in July 2015. I have yet had anything they told us be true they always tell me oh that person didn't know what they were talking about. I can't take it anymore I just don't have money like that to pay for something that useless. Now they ask where is your dream vacation, then "Oh you don't earn enough points with your program. We wanted to go to Galveston beach that was at least the main reason to buy & now "Oh its impossible to ever get a room there except maybe in the winter" REALLY! I have seen a few people say they stopped paying, can you do that ? I don't want anything on my credit. I cant keep paying for a room that I cant use or really you don't own & maintenance fee's for what? Please if anyone can help I would so appreciate it.

After MANY "Owner updates" and all the hoopla provided, such as ~ "we will have you in every month for an update and that will help you in paying for your maintenance fees", it has become very FACTUAL that Silverleaf Resorts is a HUGE CON! The "updates" are NO MORE THAN A HIGH PRESSURE SALES EVENT'! Further, when I have explained very clearly to the member services representative DURING an update, that I was having serious health issues ~ CANCER ~ and was experiencing financial difficulties, I was told ~ "pay what you can as often as you can and that will keep the financial folks off my back." Well guess what ~ I just received a threatening letter of FORECLOSURE due to take effect March 1, 2016. I have FOUR PAID FOR DEEDS, one for every Child when I pass on (I am 84) ~ quite a bit of money invested~ and the only answer I have gotten from the financial group is NO RELIEF for back maintenance fees. I WILL keep going to the next level of Management to ~ HOPEFULLY ~ find someone that will provide me with an alternate method of "catching up" on my maintenance fees rather than foreclosure. GOOD LUCK huh? NOT!

WOW, another major increase in maintenance fees. How can this be possible? A 10% increase really? Do you not want to grow?
This is just insane, how do you enjoy a vacation when you have to spend most of it on monthly dues? I am so upset at this poor management, I am also so glad to be a part of the Wyndham Resort group. Wyndham treats you like a person and cares about you. We need to fight this. I am discouraging anyone who asks about Silverleaf to not sign any papers.

My monthly dues went up to 85/month now. Which is over $1000/year. If I save that money I can easily pay for a vacation without having timeshare. Silverleaf have been increasing monthly dues almost all every year and I don't see any improvements they claim to do with the money. I am regretting having a silverleaf timeshare and to make matters worse they are members who don't pay dues at all. This is not fair. What is point of owning a timeshare if the company can increase dues without your consent. It is worthless. I have been speaking with the financial service department since May 2014 after finally paying off the installment portion of my account. Silverleaf however, continues to send me a bill showing an amount due and of course it increases each month. I've called their department to no avail. They state the amount was applied to the maintenance fee even though that fee is mailed to a separate address and is a totally different amount. Due to the amount of problems I have incountered with them regarding my account I send in a detailed account every month depicting what the check is for and what it is to be applied too. They totally disregard this and have screwed my account up on their side to the point I believe a monkey could do a better job. They state to not send the maintenance fees to the same address as the loan installment portion - so I don't - but Silverleaf somehow post my installment payments to the maintenance fee portion. How many phone calls, letters and e-mails does it take to get someone to fix this? They are a very frustrating company to deal with and they wonder why I do not visit their resorts...if anyone would like to buy my timeshare for $1.00 I'm so ready to get rid of this headache.

I was informed in March 2016 that my December 2015 mortgage payment made over the phone did not clear due to a invalid bank routing number though my maintenance payment made at the same time using the same bank routing number did clear. Consequently, after receiving January and February account statements showing no past due payments, I received a notice today of the delinquent December mortgage payment and late fee charges 3 months later obviously because the person who took the phone payment was incapable of correctly entering my bank routing number for both the maintenance and mortgage payments . When I spoke to a Silverleaf Corporate manager regarding the matter, he stated he would get back to me, but left for the day and the weekend without returning my calls though I left two messages, Silverleaf does not give confirmation numbers for phone payments, but promise to mail you a confirmation that NEVER comes. . Silverleaf no longer list your mortgage principle balance due on your monthly statements. They just list the amount of your monthly maintenance dues and monthly mortgage payment with no acknowledgement of your remaining balance on the original principle. This change occurred since the company was taken over by new owners. Such billing statements are highly questionable and should be illegal, especially since they have problems entering bank routing numbers correctly and don't discover their errors until 3 months after they commit them. This is only one instance of my dissatisfaction with Silverleaf Resorts. I have been the victim of their bait and switch sales pitches, as well as their tortuous owners updates in which they try to get you to upgrade. I would not advise anyone to sign on with Silverleaf Resorts!
hostage situation
We "won" a vacation after spinning a wheel at Fiesta Texas in San Antonio. After a payment of $99.00 to secure us a great deal at Great Wolf Lodge in Grapevine where we were to get a 3 day, 2 night stay and $100 VISA gift card. We only had to go to a timeshare spiel at The Villages Resort in a small town outside of Tyler, Texas. We have never done this before and decided to schedule our visit. We arrived and the room was full of families. The front desk staff was very nice and they had cookies, popcorn, coffee, and sweet lemonade in the lobby. There were also coloring pages and checkers for the kids. We were taken on a tour by a very nice young lady. The resort was nice. The second room we were taken to was where the dealing was going to take place. I am sure it is no coincidence that now there are no snacks and even the lemonade was watered down. There were also no coloring pages, etc. I am sure this is a psychological ploy to get people to get tired and just agree to sign anything just to be released. The actual tour/presentation is close to 90 minutes but all together we were there for over four hours! This is also during lunch and everyone was getting hungry and tired. We spoke with a manager who tried to hard sell the condo. You can chose one of 13 resorts for your one week vacation. There are other resorts that you can stay anytime for a mere 219.00. This costs 15, 000 for life! Wait also you are required to pay $76.00 a month for upkeep and this is for a white dot on the calendar which is where you week vacation falls- around January or November. For a mere $18, 000 you can pick from the whole year as now you are a red dot on the calendar. They try and wear you down by leaving, talking to the director for a better deal, and then returning. The whole time there are interruptions as well clap for new owners who have signed up. My argument was that I didn't think that the location of their 13 resorts is where I want to vacation in January for the rest of my life. "What? Well you can go anywhere for only 219.00!" says the manager. Well I said, paying 76.00 a month equals to 912.00 which could go towards a vacation lodging without locking in to a timeshare and going where ever and when ever I wanted. You could tell they were getting very frustrated and kept countering deal after deal while I held my ground. Finally when my husband said we would not sign anything the manager abruptly scribbled something on our paperwork and left sending a corporate representative over. What? He acted like he was such good friends with us! The corporate person started her spiel at this point my 8 year old daughter began to cry so we were able to leave and rescue our prize which had been held hostage in another office. There we also were given a restaurants.com card for $100.00. When I looked up this online it was for very small unpopular restaurants in our area. I have yet to experience the Great Wolf Lodge prize package or to see if we indeed get a 100 VISA card but I will be sure and write again to let everyone know. I asked the very nice girl who showed us around originally if this is how long everyone who decided not to buy took and she said there was another time where an older woman was there over 5 hours because she didn't have the funds to buy and they convinced her to finally take out a loan with them at 18% interest. She did confide, "I didn't feel good about that because she really couldn't afford it but she was so tired and wore out I felt she just signed so she could leave." She looked really sad and then told me she would be changing careers soon. It is sad that this is allowed to go on but I know it is clever marketing to appeal to people who want a great deal or to win a prize. I was suckered in to seeing what it was all about but I can guarantee I will never do this again!

Just suckered into the will to sit your behind for a chair instead of walking out the door on your own independently...i went to a timeshare spiel...i was out 30 min tops...learn how to play the game in your favor.
It is true this is a scam. I am one to ask lots of questions and that was the only reason they told me about the 17.9% interest and the manager tried to convince me that I could pay of the $15, 500 in a year. "You have a daughter, just throw your big tax refund ($8000) towards the payments and knock it out in year." I told her that I like to get as much of my pay every pay check and that I don't get a big tax refund because I do not use the government as a savings plan to get a big refund once a year. She had nothing to say other than she likes the most money possible to come out of her pay because she does not trust herself with her money. I also told her that I am in the mortgage process and would not make a big purchase of any kind in order to keep the best debt to income ratio possible. Her response was that $500 or $300 hundred would not affected my debt to income ratio and owing someone $15, 500 would not effect my debt. That is an absolute flat out lie! And then she claimed to have been in the real estate business for over twenty years. I said upfront that I was not going to purchase any vacation stuff before my primary residence is secured, that is putting the cart before the horse and that I wanted to get my prize and go. I do not plan to spent $5, 000 a year (plus $912/year for the rest of my life and child's life) on vacations and maintenance frees but I'd rather spend what ever to go where ever rather than give them one cent!
That it's exactly what happened to is. ! We all drove back to Trophy Club, TX tired and crabby because we waisted our entire day listening to high pressure sales and they would not take no for an answer. My two kids 9 and 11 sat from 11:30 am until 4:30 pm when we finally left, that is when we had lunch! We also said the same thing about the vacation property locations. We would never use them as they were in areas we would never travel too. This was a scam and we also said we would never do this again!

This is one of those timeshare "scams". They don't really scam you, but they will pull every dirty salesman trick in the book to get you to come to their tour, and once you do, they will basically pull such a hard sale on you that you feel obligated to put in about $2000 for a timeshare that will never be available when you need it to be. I am only reporting this according to other testimonials, but below is my experience with them.
A sales rep called me stating that one of my friends (she used my friend's full name) went on one of their tours and bought a packet from them and has listed me as someone she thought would be interested in this deal as well. She went on and on about a "free vacation" that I've won as long as I sign up to go on this 90 minute tour. I kept asking her what my friend bought and what this was, but she was very vague about it. She called me during work so to shut her up, I put my name down for one of their 90 minute tours.
A few days before the "tour", another rep called me to confirm the appointment. At this point, I had already done my research on the company (after they sent me a confirmation email with all the fine print). I told her I was not interested and that I was a student without the financial means to buy what they were selling. I also told her that the lady on the phone was relentless in setting up an appointment (even when I told her I was going out of town, she said they had a Silverleaf there too and that I should take my time out of my vacation to go to their tour... what? yeah, sure). The girl on the phone reluctantly said she was going to cancel my appointment.
Today another girl calls me and basically tells me that I'm obligated to go because when they made the reservation in my name, they had bought the "prize" tickets for the free vacation in my name as well. Then they threaten that they would put my friend's account on hold until I went on their tour. At this point, I had enough with their bullying tone and annoying phone calls while I was at work, so I called her out on ALL their BS. I started by saying that I spoke to my friend, and that she NEVER signed up or went on any tour or bought anything. (I know this is true because she is a nursing student and in a ton of debt, she would not have that kind of money to invest in a time share). I then told her that I know how she got my info (if you read the fine print in their confirmation email, they get it from credit companies who tell them that your credit has been approved for such a purchase), and that she can stop threatening me and calling me at work. Then I also told her that unlike other people, I have read the fine print of their emails, and that those so-called "prize vacation tickets" were nothing more than vouchers to which you would still have to make a reservation in your name and pay the taxes, so they were indeed not free and not specific to any one customer, and she need not make up lies. At this point, she promptly and rudely hung up the phone on me mid-sentence. I don't think They will be calling me back any time soon, but I have saved their contact info just in case.
I just wanted to alert everyone on the kind of [censored]baggery that goes on in this company and that you can indeed scare their pants off into running away as long as you stick to your guns and call them out on all their lies. Make sure you read the FINE PRINT on everything they send you, because they do indeed LIE THROUGH THEIR TEETH.
