New Home For Sale at 7543 S. Camino Vista Azul, Tucson 85756
After several conversations with 2 agents regarding what exactly we are looking for and the price budget I have is maxed at $400K and below. We went around, lots of time and discussions with family and we like exactly the model with supplements and specifications. However, now that we are ready to close the deal with a local agent to represent us. They are telling us that they are not honoring the price of $350,990 which is according to the email sent below:

Damage to my lawn
I live across street from construction site. The site is 9172 koma st 33981 port charlotte fl. Today two trucks were blocking my driveway for about 4 hours. One vehicle had a flat tire. After the repairs. I was left with black grease on my lawn and by my driveway. Also the large equipment has done damage to my lawn. Some workers are considerate. Some are not. I'm going to have to make repairs once that job is completed. The driveways are exactly across from each other. I would like one of your reps to drive by to access the issue. Thanks
Tile, yard, and other items
So when we were building the house, we had to fight with them to make our closing date even though we walked -through two weeks before and did punch list when we showed up on day of closing, they had done nothing of any of the punch items so we had to get corporate involved now here we are About seven months later and our shower tile in the master bathroom is falling off the wall. We were told by Lennar Home Warranty that they were only going to match and replace a few tiles in the shower and not replace the whole shower tile. Now they are coming back saying that they cannot match the tile in the master so they’re going to have to replace all of the tile . With a new type and color. The problem is we have the same matching tile in our hall bath so for retail value we want everything to match in both bathrooms like we originally planned and what we originally paid for and our warranty person is telling us that it’s not going to happen. The shotty tile work is not my issue, Lennar not being able to find the exact tile even though it’s been less than a year is not my fault and so they should make it right if they have to replace the tile color, then they match it in the master and hall bathroom to make it fair. Plus our grass was put in June 2022 and it basically was dying but Lennar #Warranty and the landscape people continue to tell me to aerate The lawn fertilize and it will come back when in fact, the grass in the front and backyard need to be replaced and they are basically refusing to do that since my backyard has a slope and I have some erosion because again the grass is not really growing that well They are really not wanting to fix the swell or the erosion issue. Lennar was a mistake for us after all the houses that I’ve built and BNN in my life this was the worst construction phase and warranty phase that I have ever experienced. HORRIBLE EXPERIENCE……Run don’t buy Lennar!

Home purchase
I am writing this letter with concern and disappointment. I was very displeased with the service and the lack of transparency while dealing with your company. Although everything was not entirely the fault of some there was a lot of confusion during the time when we were trying to purchase our forever home. We went by the home several times and the house was still showing as available evening though there was a contract on the home. When we asked about this we were informed that it happens that way, because different individuals move the signs.
My wife and I signed a contract with Lennar on December 31, 2022, and our credit report was run on January 5th by Ms. Josie Gonzales. We did not hear from her pertaining to the loan until the 25th of January telling us that we would not qualify because of my spouse’s credit score. Our realtor reached out and we reached out with NO SUCCESS.
After this information, we were sent to another company to see about getting the loan and were given the same information. We had an outside lender assisting us as well. After the second time of being told NO about the home we were informed that we could go for the other Sierra Mesa that was being built in the gated community and we were told to get a pre-approval letter. We asked the cost of the home that we needed to get the pre-approval letter and we were sent the amount of $380,000.00. We were asked to find out from the lender what was the lowest we could do, and the response came back between $375,000.00 to $385,000.00. We sent this back to Lennar and we were told they could do $380,000.00. My lender started the process for the amount that was stated and the next day we were told it was a mistake and the amount was $480,000.00. The lender had already gotten me approved by myself for the amount of $380,000.00, and now this place a foul taste in my mouth about Lennar. I have yet to receive my earnest money and am in the process of purchasing a home from another builder.
After all of this, I am trying to make sure that this is not something that Lennar continues to do, and I am in talks with lawyers about your company giving false information.

Veterans beware.
My husband is a 100% Disabled Veteran. We signed a contract to purchase a home with WCI (Lennar) in ************************. When we initially wrote the offer, it included a contingency on the sale of our current home, but the sales agent told us that Lennar did not accept such contingencies and that the offer would have to be submitted without it. We did so reluctantly because we were in a red-hot market and had no doubt that we would easily sell our home and buy Lennar's. The builder required an $85,000 deposit, and we had to borrow against the value of our current home for a cookie-cutter home that would have been built in the exact same spot the exact same way regardless of who purchased it. We read the contracts several times and missed the writing about financing not being a valid reason for leaving the contract unless we were denied a loan within 30 days after signing the deal (no lender will give you anything better than conditional approval on a home sale where the closing date is over 90 days out). Even if we had caught it, it wouldn't have made a difference because we couldn't have anticipated such a swift shift in market conditions, and a conditional loan approval can quickly become a loan denial later in the process. Unfortunately, the market took a turn for the worst, and the homes in our area lost over $100,000 in value from June to December. Buyers dried up, and despite our best efforts and numerous price drops on our property, we could not sell. We were unable to close and despite appealing to the Executive Chairman of Lennar (*************************), the company cold-heartedly kept our deposit a day before Christmas. The holidays were ruined and it will take years for our family to recover. Veterans, please avoid Lennar unless you are very comfortable with losing massive sums of money, the contract is designed to be completely one-sided favoring the builder, the VA will not help you, and the company does not care about you.
Warranty / HVAC / dryer venting
I closed in my hone on 10/27/2022. The closing was rushed and there were NO appliances installed at closing. Warranty issues were incomplete since day 1. Exterior paint slapped on and incomplete.
The greatest ongoing obstacle since day one has been my new clothes dryer venting. I immediately had the manufacturer out they replaced the computer board on the dryer. Additionally I have had 3 dryer hoses cut and installed to the builder installed HVAC vent. For 4 months, I have been forced to operate my dryer without a hose, blowing all the debris into my home. Lennar refuses to perform a static pressure check in order to determine the blockage. This is a warranty item but I am told my home is the only home in the neighborhood with this issue. They blame the manufacturer.
I am my wits end. Meanwhile, I can only operate my clothes dryer without venting. This is a health hazard, Especially with allergies. I need help resolving this warranty issue ASAP.

Interior flat gray paint
Moved into our lennar home about 5 years ago and started to experience terrible sinus, runny nose, sneezing. We kept putting it off but I knew it had to be something in our home ESPECIALLY when I would spend too much time in our youngest child room, I start to sneeze uncontrollably.
Doing more research I see that the paint that was used for the entire interior of our home was poor quality. It is so chalky and easily wipes off, our house stays extremely dusty no matter what. It’s very concerning for my family to live in these conditions and having to repaint an entire house is extremely expensive!
Poorly placed down spout causing leak in my house
We noticed a large water spot on the ceiling of our pantry before the large storms that came through California. It got worse as the storms progressed. I put in a service request for Lennar to come and look at the leak in our roof in the pantry. The man who came said it was due to a poorly placed downspout not because our gutters had debrie and some dirt. Lennar notified us that they would not fix the damage that has been done on the inside and only put a band aid fix on the roof. That we would need to call homeowners insurance to fix the issue. I'm worried about mold and dry rot. they will not move the down spout to a better location either.
Desired outcome: I want the down spout moved to a better location so we won't have this issue again. I want the drywall fixed and painted in my pantry, and if there is mold or dry rot because of the issue- I want that fixed as well.
Working key
I moved in mid-January. They keys left for the door leading in from that garage were the incorrect keys. I informed the Lennar agent, and she reached out to the builder several times with negative results. She suggested using the warranty link. I did that for the key and several other issues. I talked to the person organizing the fix for the key and other issues. That person told me that he put a "rush" on the key issue. I still to this day do not have a key. Plus, it should be noted that the floors in this home were filthy when we arrived. Instead of unpacking I was cleaning a new home prior to moving my property.
Desired outcome: I would like a key for my garage door or replace the doorknob and lock completely. it's not a difficult task.
Backyard floods due to not being grading correctly
We have had a problem with water puddling in our backyard since we moved in on 12/21/21. It has gradually gotten worse and its to the point now where it nothing but a mud hole. I have reached out to Clint Parker twice now, most recently today and sent him pictures going all the way back to 2 months after we moved in. JJ came out today and refuses to listen to us or admit it's a drainage issue when we have had someone come out not affiliated with Breland or Lennar and immediately says it was not graded properly. This is ridiculous, no one wants to take responsibility for it. Breland was in such a rush to get us in this home before the end of 2021, their workmanship is crap. An example is our shower. Had to put a warranty claim in because the water was leaking out onto the floor. When the shower installer came out to take the glass doors off, he said, "this is the house that almost got me fired" He went on to tell me that he tried to tell JJ the shower was not ready to have the weight of the glass on it because the tile had not set, he said JJ was pretty much threatened his job, so he did it knowing it was not right. As a result, the tile did not settle properly causing them to have to come back out and retile it. I called last week after it had only rained 10 minutes, the water was up to the patio. JJ is trying to blame it on the shed and firepit. Shed is off the ground and was not set until the 1st part of Dec. Firepit was in Sept. So that is not the issue because this has been an issue since the beginning. I am not letting this go. You want to stand by this craftmanship, and this customer service then shame on you. If had been done right in the beginning, we would not be here now. JJ told my husband today, he is not a professional, but he can tell us its not a drainage issue. So, if he's not a professional, then why make a professional statement saying it's not a drainage issue. We have fertilized the yard as well since moving in. Ensec comes out. Earnest money/deceptive sales tactics
I put $4,000 down for a lot that my family thought that we wanted. The very next day we saw that there was no cooktop for the Next Gen and my mother decided she was not going to live with us. I tried to contact the original Lennar sales representative less than 36 hours after giving the earnest money to let her know that we did not want that lot/floor plan. We were informed that she no longer worked there and was assigned another sales representative. He (new guy) said we could not have our money back and suggested that we find another lot that we could transfer my earnest money to. We found another lot/floor plan (Whitney) but it is $25,000 more than other Whitney floor plans in the neighborhood. We made an offer (the amount was suggested by the sales representative) for $15,000 less. The offer was declined. So we tried to figure out how to afford the floor plan on that lot through discussions with the Lennar Mortgage company.
Meanwhile, Lennar mortgage representatives originally told us we could use our VA loan to buy the Lennar property with no money down. We could sell our departure home, and if it sold AFTER we closed on the Lennar home we could apply the down payment then. It is called a “recast.” The goal of the recast is to put enough money down on the newly closed loan and it lowers the monthly payment. This was discussed several times over several days with the loan officer.
I am a disabled veteran (50%). I have a Veteran’s Administration caseworker who pointed out that a VA loan could not be recast (it is illegal) and that I was given false information. She is also concerned that I have been vulnerable to other misinformation. I have acted in good faith by doing everything a Lennar representative has told me to do and now I am in this quandary; I have money that I gave to Lennar on a property I can’t afford and don’t want, and the lot I do want is priced higher than comparable lots by $25,000 or more. So there is no lot to transfer the money to at this time.
Another area of misinformation: my original sales representative held lot 125 for a week for me. At the time my mother had plans to live with us and we thought we were going with a Next Gen. Susan said she could not hold lot 125 any more than one week and I needed to put money down on it. She also said that I could get my money back if the sale did not work out. So I did as she advised.
Several times and several people who represent Lennar gave me information to guide me, and the guidance was not something I could do or act on. I am without any advisor from Lennar who I can talk to and get things properly worked out. Total home buying experience and all the lies
First off, we were first time home buyers. We were shown a model home that had granite, nice paint jobs and with the special that was going on in this new subdivision, we were to receive 10,000 off closing and a 3000$ GIFT CARD TO SPEND AS WE WISHED AT CLOSING. After waiting almost 10 weeks for it to be completed we were taken to a final inspection. There was no granite, no ceiling fans in any room. The paint job on entire house was very cheaply done and the we were told we would have to paint it ourselves. The granite was not included with house nor was ceiling fans. This was never disclosed at any time. 5 Days before closing we were told they were over budget and we would not get the $3000 gift card. At this point it is to late to back out of contract and we had sold everything we owned to buy new things with gift card, We were offered a sprinkler system and a washer and dryer. Well we have waited 2 weeks for W/D and when it showed up, it was a cheap apartment size W/D and it poured water out the front of it. So now they have to order new W/D. Another 2 weeks. We have shift workers and a 6mth old baby to wash for. It has been lie after lie from the Salesperson responsible for all the BS. I would never refer anyone to Lennar. There are so many things that need to fixed at our new home. This was the biggest scam ever.

LENNAR Fraud and Non-disclosure to Veteran re: De-certified Manufactured Home Property
LENNAR MORTGAGE, through Eagle Home Mortgage - Universal American Mortgage Co.. was directly involved in a Veteran being scammed by a fraudulent mortgage process involving a property with a manufactured home. The mh was not legal for human habitation, after being wrecked and decertified by HUD.
LENNAR, EHM - UAMC were required to obtain IBTS certification of the manufactured structure, and either they did (and directly knew of the fraud), or they failed/neglected their fiduciary duty, and thereby are responsible for the fraud not disclosed to Veteran buyer.
LENNAR, EHM - UAMC are requested to immediately remedy. Veteran requires the removal and replacement of the manufactured structure, and temporary housing for Veteran's family in transitional period. Removal and replacement to include garage and fencing removal and replacement.
Desired outcome: Within 30 days. Complaint is being prepared for court.
Electricity Issues and AC Issues on a Brand new Home
I've opening tickets and calling Lennar since I bought my house last year, November 2021 regarding flickering lights, power outages just on the house. They last 3-5 seconds. I've been calling them also to report that my AC unit stops cooling. They sent an electrician and the only comment he had was "this is not normal" but not solving the issue. I can't add more information regarding my electricity issues because the problem persists, but nobody has been able to fix the issue. I also called FPL and they went to the property, and everything was fine on their end. Regarding the AC, this is the 4th time in a year that my AC stopped working. This is another issue that has not been solved. Lennar is ignoring my online tickets that I've opened and calls.
Desired outcome: I would like them to fix these issues as the house was purchased to them directly, brand new. They are under their warranty.
$60k deposit full refund
I signed a contract on a SFH at Lakewood Ranch, FL and paid the 10% ($60K) deposit of the purchase price. The contract had a financing contingency, BUT only for 30 days after signing the contract. This was hidden so well in the contract (which they do by purpose) that I did not notice it until about 7 months later when my life situation changed dramatically, lost my income and did not qualify for a mortgage. I asked them to cancel the contract and refund my deposit as I was not able to move forward with the purchase of this house. They denied my request and they could not care less whether I live or die, all they care is the extra profit! They easily could have remove me from the contract and sell the house to another buyer for more as my contracted price as they just sold an identical model at the same location for $55K more then my contracted price. Their contracts are deceiving and is written to stole money from innocent people. These people are pure EVIL and their greed has no limits. I am now hiring a lawyer and will fight them in court and contacting other buyers with similar issues to file a class action lawsuit. This company should not be allowed to operate!
Desired outcome: Refund my $60K which you are holding! This is an unjust enrichment!!!!
Deposit refund issue after my mortgage was denied by lennar mortgage
Purchased a Lennar new construction in June, we were also highly influenced to use Lennar Mortgage. After a 3 month+ long good faith effort (by submitting what we think MORE documents than necessary), we finally got denied. We recently purchased a new home and our plan, Magnolia is the first home built in the community. However, it seems like the construction wasn't according to plan. My biggest complaint is the workmanship. One of the issues is the placing of the gutter is different on my house (see picture of blue house) compared to the same elevation the other Magnolia's (see picture of brown house) was constructed. It's not a clean look and an eye sore as if they didn't know what they were doing. My house was the TEST home. Also, the quality is ridiculously insane. No quality assurance. My home wasn't cleaned prior to handing the keys over to me. Cleaning was "spot clean". Baseboards are dusty, top of kitchen cabinets were filthy from sanding to screws, etc. Paint on flooring, tiles, ceiling, etc. The plywood flooring in master bedroom is noisy bc they didn't screw it down. Technically, you can jump up and down and you will hear the plywood. Carpeting around the home isn't "leveled". I have a lot more to list, but this is just the beginning.
I've purchased homes by Shea Homes, Pulte/Centex, and now Lennar. I would say the Lennar is the worst quality of all. It's about rushing and completing the homes (quantity) than the quality.
I wouldn't recommend Lennar homes to anyone. This is a big purchase and I wouldn't want family and friends to deal what we are dealing with. Purchase a home by a builder who is big on the quality of workmanship.

Continued saturation impossible to comprehend. worried the integrity of our foundation/soil/months of standing water..possible mold, contamination & compression and compaction issues.
Desired outcome: would like Corporate Lennar to become involved; monitor, release before our slabs poured w/ soil tests done/water tables as we are concerned with dozens of more slabs next door, this saturation level will continue to our detriment.
Commission
I brought my clients into Lennar at the beginning of the year. I had been working with them for almost a year at that point. I brought them to Espana Palm Desert California. I registered them with Sherri. I did everything perfectly. My clients are getting ready to close on their home October 25th. I received an email from Sherri stating that LENNAR is no longer giving me my .5% commission! I worked hard with and for my clients and brought them to a builder that I thought was trustworthy. What does she mean that I am not getting my 1/2 a point commission. My clients are [edited] and I am [edited] When I told them that I was going to fight it, they are first time homebuyers and are scared because they believe that Sherri will no longer sell them the home they have been waiting on for almost 9 months!
Please be advised that Lennar will no longer cooperate with brokers on non-inventory homes. Please see attached broker co-op program flyer. We will pay broker commission on homes we have in inventory with a 45 day or less close of escrow. On new homes being released to our VIP customers, Lennar is not paying commissions on those homes. There is a disclaimer on all the broker co-op flyers which reads, “Lennar has the right to discontinue the program at any time.”
The new program began on February 11, 2022 and will go through December 31, 2022.

Reimbursement for Water Utility Bill following Emergency Call
Your records will show that I have attempted to resolve with your on site representative, Josh Allen, without success. I signed your non-disclosure statement agreeing to a portion in the amount of $257, but since you did not uphold your promise for payment I am filing in small claims court for reimbursement of my $432 water bill following my emergency call for assistance and no response for 5 days, court costs, and time missed from work.
