Lennar’s supply chain addendum
Installation of minor items not required for the issuance of a certificate of occupancy. Buyer acknowledges that due to supply chain disruptions, some items to be installed in the home, such as cabinet drawers and doors, shower enclosures, appliances and/or other minor finishing items (collectively, "minor items"), may not be installed or completed by the time a certificate of occupancy ("co") is issued for the property. Buyer hereby agrees that seller's inability to install or complete the minor items shall not delay closing and buyer shall proceed to closing as scheduled by seller provided that a co has been issued for the property. Buyer shall have no right to require any escrows or holdbacks at closing relating to the minor items. Any escrow or holdback requirements of buyer's lender shall be the responsibility of buyer and paid in addition to all other proceeds due at closing. Seller agrees to use commercially reasonable efforts to cause the installation or completion of the minor items to occur promptly after closing once the appliance(s) or other required material or labor become available.
Don't use Lennar Mortgage ever
I purchased a Lennar home and work with their financing department for Mortgage. We were told everything is ok and the day before closing date the mortgage team told us the we cannot use some part of the money and not able to close. We can provide other sources of money but they told us we cannot extend the closing date so basically we cannot purchase the house. During the whole process, we provided all the required documents, but no one told us there's anything wrong and they don't reply email. This is my worst experience ever in home purchasing and I will share this experience to all of my friend and in all social media platforms to make sure no one will experience this ever again.
Worst company ever. Steer clear of Lennar mortgage. The most unprofessional company I have ever had to deal with. the loan officer and loan processors will ghost you. We have successfully passed two closing deadlines because of the mortgage company and I still have not got conditional approval. I gave them everything they needed 30 before the original closing date and was told by my loan officer that it was 3-4 days to get approval. its been like 40 at this point and they are in no rush at all. They just not started looking at bank statements and W-2s and getting back to me to provide additional documentation. They just now, after passing 2 closing deadlines stated verifying employment. They ask for the same docs over and over again. I have closed on a mortgage 6 times already, all with different lenders, and have never been through so much trouble and headache as with Lennar Mortgage, even with more complicated employment. Some advice, hire people that behave professionally and know how to do their jobs and have at least some kind of customer service skills. Animals get treated better than this. Will never use them again and will make sure know one I know does either
The entire lennar experience
If you've purchased a Lennar property and all is good, I'm truly happy for you. If your Lennar experience is similar to ours...you are a victim of Lennar's continued failures.
From improper grading, failure to follow building codes, flooding, failure to follow engineering specs for a retaining wall, water flow under the house, differential foundation settling, bulged and sloped floors due to the foundation problems...the list is 5.5 years long. After they failed to comply with their own warranty policy and giving Lennar 3 years to fix these egregious failures, we had to file suit. Our Lennar Experience is clearly documented on a site, www.lennarbuilderreview.com, we created to have something to scream at and to inform others. Our claims are fully supported with Lennar emails, pics, videos, engineering reports...it is the truth.

Not telling the truth & Refund of my deposit
To whom it may concern:
I agreed to buy a property from Lennar after Lennar agent, Gina Spath confirmed that the closing date is in May/June. On 03/23/2022, I made 20% ($80,000) deposit. An hour later after I made the deposit, I found out that the closing date is in September. She did not tell the truth. I was worried that the interest rate will be high by that time, so I canceled right away. Lennar agreed to refund $79,750 and charged $250 for the processing fee.
It's almost a month already & I haven't received a check. I just bought the house & I need the down payment money to prove it to my lender. Please see the attached photos for your reference. Hope you understand my situation and please expedite the process.

One Year Warranty
Incompetent warranty team who does not follow up on requests. Once you leave this place a bad survey, they will retaliate on you and flick you off whenever possible. If you do not remind them of the issue, they will brush it off and forget about it. They take months to fix simple issues. The advertisement is false because as of now, there is no pool and not all homes have an island. Lennar provides good options for home purchases, but that's really the only good thing they do. After that, you are on your own. I do not recommend that anyone buy a home with these people. Especially in Hillsborough County. They do not care, and nobody knows anything.

I filed a complaint w/you earlier this week. This is unexceptable. Some nice man was sent here this morning to hand me a new knob for my master bath vanity. WOW! Just what I have been waiting for. I WANT my pantry door and my electrical outlets fixed asap. I will take this further if I have to. Not happy at all and so are a lot of the neighbors. Please fix this problem!

7/23/2021 - EMD $3939.90 electronically sent to American Title.
Unable to secure loan due to employment verification {PDX-SFO} 08/2021. Lender looked into other options but unsuccessful.
09/2021 - Realtor agent advised EMD is non refundable but will negotiate.
I'm being told to fight this? Here I am! Please help!

Grading
Grading was done wrong from before moving in. Lennar insisted it was right, we challenged them and they were upheld. 8 months later we were notified that we were right. Thank goodness for Shannon, as she got the Fence taken down, and the Grading redone, we are now waiting for the fence to go back up. Huge difference, the sod had to be completely replaced, fence removed and replaced along with several sprinklers etc. Shannon got it done for us, once our fence goes back and that should be it.
We still require a check on irrigation from Grading repairs, thank you Shannon.

Earnest Money Deposit refund
I humbly admit as a 1st time home buyer I may have bitten more then I can chew. I lost a none refundable earnest money deposit that may not seem a lot ($45000) to these big builder companies. But for me it was a long and hard journey for me to put out any sun of money.
I would like someone from Lennar to contact me to negotiate a full refund in GOOD FAITH or options we both can agree on.
PLEASE PLEASE don't let my future home search be hindered by this small error.

Ryland homes plumbing
I purchased a brand new Ryland home in December 2005. Six months after living here I was taking a bath and the water from the upper bathtub started coming through the light fixtures downstairs so I got so scared I just stop using the tub I called Rylan to have them come out and research what was going on, they found that the tub was defective and they did some soldering of the tub. I was young and inexperienced. I realize now that what I should've done is demanded that they replace the bathtub and all the plumbing along with it. So I stop using the tub as I mentioned before. and as I'm getting older I need to soak my body so I this year started using the tub and the same problem still exist which is going to cost thousands to replace. this problem had been at the start of my purchase. I think there should be $1 billion lawsuit against this company because I know I'm not the only one suffering from water and plumbing issues from these Ryland homes.
Deposits and sales consultant
We unfortunately did not qualify for a loan on a Lennar home. Once we could not progress the sales consultant Dion Rottman called us ridiculous. He then proceeded to harass my wife calling over and over again tot he point she needed to turn off her phone. We had to put an extra deposit on upgraded materials to the home and now that we cannot move forward Lennar has gone silent and refuses to return our money. We are even in dispute over the original deposit, with Lennar saying, "we did not put good faith effort into the home" as the reason for keeping our original deposit. Lennar you should be ashamed of yourself. You have ruined our first home experience and I will never allow anyone I know to purchase a home through you.
Desired outcome: I want my deposit for upgrading the home that was not part of any contract.

My kitchen sink came off the cabinet and water was taken off, before stone company can fix it. Finally, the sink was put back but when called to put the water back. Plumber is not available. Is it all my problem, house falling apart after 2 years. Good customer service would be to fix the problem as soon as possible and not giving excuses. So in total 5 days without water in kitchen. Customer service rep has no customer service.

I'm in Texas but I've got a story for you. My walls actually do not line up. They applied caulk in some areas. Which I believe is a fire hazard. Caulk burns quick. 5 windows leaking. 1 pouring in the house. Baseboard and door trim popping off because it's not flush with the walls because they are not even. I need shimming around two window because the window has to much space on top. Bowed wall. Leaky roof. Shingles not Dow due to workmanship. Gutters falling off. Gutters to high. Broken bricks. Foundation broken. Cracks in ceiling in multiple locations. Cracks around my balcony where wall is crumbling. Bathtub pulling away from wall. Granite countertop uneven and breaking caulk underneath. Caulk all over that is clumped on and not stuck to wall. Fireplace caulk falling apart. Caulk around all windows coming off. As well as window frames that are not level and bent. Holes in ceiling above windows. Cracking as peeling around windows. Several doors and ceiling not painted. Sprinklers that are hitting the fence. I have pics and videos of all nd most is not fixed

New Home Driveway
I was sold a home with a wide driveway with a one car garage. The reason we liked the home and driveway layout was because it would permit a car to pull up to one side and NOT block the garage so that you would not need to move your car from the driveway every time you needed to move the car from the garage. Upon closing walk thru, we were informed that the driveway was not laid out as we were sold. Lennar has offered no compensation for this mistake on their part and claimed they cannot fix it without fixing the entire street worth of townhomes (as if that is somehow my problem).
Desired outcome: Compensation for this bait and switch or a new townhome for the same price with the specs agreed upon at the time of the sale.

newly moved in home, found a lot of issues even with given extended of months to completed the home, but still lots of defects and unfinished work. The cs guy for this community was rude and unprofessional manner, and yell at me that this is cheapest lennar home in the area, so a defects is within the normal. This guy is the boss, we paid them to get mad with. No patient to explain and communications. Its the worse experience. totally unethical manner.

Community Completion issues - Arrington Community Huntersville, NC
To whom it may concern, All 3 Phases of Arrington Community is near completion. Concrete curbs or slabs are being replaced if needed same for sidewalks. If you took a drive through our community you would see the mess its in. I cringe every time I drive home. It looks like a very cheap and unappealing neighborhood. I know that we need to give the workers time to complete the process of repairs, however my assumption and that of many other Arrington Community home owners don't believe it will be taken care of. Not only does it look like a checker board with the concrete so off in color but its dangerous as well! We have a huge amount of problems. As you walk up to the school bus stop wood, nails, spikes and large gaps left open where the grass used to be. (gaps are all over the community) I have already fallen into one so has another neighbor who thought she sprained her ankle. Lennar may end up with a law suit! If this was another neighborhood they wouldn't stand for this.

New townhouse construction failure
Hi there,
We signed on our new home in April 2021. We initially told our home had an estimated closing date of 9/22/2021. We know that new construction can get behind and with COVID, it could push it anymore. At the time that we signed, we were told by Peter McGee that all products for our house was ordered months in advance. We were told this multiple times actually.
Our communication with Peter has been anything but good. We kept our agent for this reason when Peter told us we don't need our agent.
We got an update from Peter a few weeks ago that we were pushed out to mid October. We shrugged it off as we know things happen. We then went to check in our house once a week. We noticed that there was a stretch of time (3 weeks to be exact) that nothing has been done. I haven't been out there this week so I don't know if anything has been done this week at all either. This is very frustrating as Peter sent us an email last week saying things are coming along good in our home. This was in fact a lie from Peter to make us feel good about everything. He then knew we were upset and called our agent to try to "smooth things over". My fiancé and I are very very understanding but we're at the point where this is getting ridiculous. Our number one concern about this house being done in fall/winter is not getting sod. We have dogs and do not want to let our dogs in our brand new house with mud surrounding our whole home. This was voiced to Peter in the beginning and we were assured we will have sod as soon as we move in. I am very disappointed with the communication and the lack of work being done on our house. When we signed, we were told we were getting a 60 day notice to lock in rate. Peter informed us that this is not happening anymore therefor, we cannot lock in a rate. This concerns me very much. Lennar does not follow their core values which is very very misleading for your customers.
I got a file from the city of Lino lakes on 9/14 starting that our framing inspection failed. This was never fixed. Is this going to be fixed and inspected before we move in? This deeply concerns me because this is going to affect the resale of our house in the future.
The only thing I can try to do at this point is to try and get Lennar to stand up to your company's core values and I appreciate your time.
