Home Builder not conducting business worthy of trust
DO NOT PURSUE A TRANSACTION WITH THIS COMPANY IN FLORIDA!
This company conducts business in a deceitful manner. The company is not trustworthy.
Purchased a home and company is careless and acts unprofessionally when addressing contract concerns dealing with the "promised" constructions terms and timelines.
A month and half after purchase, still having headaches and not been able to move in to live in the home due to problems with getting work coordinated in a timely manner.

My brand new home. That I can't invite any one over to see.
We bought this house in Dec. From the first month we have been here we kept telling the company that our toilets are backing up. They tried to say we were putting too much toilet paper in the toilet. I mean come on, we have no kids here. Come to find out that the plumbing company forgot to knock out the toilet parts that let the water go to the septic tank. We know this because after having their plumber here several times. Our shower just started flooding into our bedroom and bathroom. We had to have a restoration company come in and tear out our bedroom carpet and all the baseboards, because of dirty water. This was January. Finally they came and replaced the carpet. But you have to have one company replace the carpet, then another come and put baseboards in, another company comes and caulks the baseboards and then we need painting of the walls that were brand new. It is April now and I can't even get a person to caulk my baseboards and paint them. A company texted my husband to say he would be here today. But it is now 6pm. Not even a call to let us know what is up. The office said she hasn't heard anything. WTF I have had my carpet in my living room replaced and a door added on my bathroom in the time it is taken these people to come finish their job.
Not to mention my cabinets in the kitchen were tie dyed. Two colors and put on backwards. I am still waiting for those to be replaced so I can put my hardware on them and maybe invite someone over to see my new home.
Don't put anything on the top shelves of your closet either. They fall on your head because the closet shelves are not secure in the wall. I was promised that would get fixed too.
I work for a really big restoration company and if I ever treated people the way these people treat the people that buy their homes. WE would be out of business.

New construction issues
We closed on Dec 7. Many of these issues were made aware to Maronda and the Contractor on site at both walk throughs prior to closing. Concerns have been put into the Maronda portal and promises have been made for trades to come and complete incomplete projects, only to receive phone calls that they're cancelling hours before they're suppose to arrive.
1. Concrete on driveway by garage is always wet - water leak issue?
2. Primary toilet - constantly running
3. Drainage at culvert – not draining causing massive water ponding in the area.
4. Weather stripping around front door - shows sunlight & allows ants in.
5. Caulking on baseboards - living room and hall bathroom where baseboard meets shower tile - allowing ants to get in
6. Caps missing in master shower
7. Primary shower door doesn’t close/installed incorrectly
8. Water pressure in primary showers is very low – told by GC that it needed to be looked at by a plumber & that they’d send someone out.
9. Paint that was pointed out at walk-thru unfinished

b. Playroom
c. Kitchen above cabinets – white shows through
10. According to the sprinkler crew - we need a rain sensor (that was supposed to be included in system) and more mulch to level out the beds - he put it in his report on 1/2/2023

This is a new construction house that has been bought and the closing date was on June 28, 2022. Since we have one year Builder warranty and we detect some structural defect, We are asking for the builder intervention in that matter.

Poor Workmanship led to water damage & wood rot and costly repairs.
We purchased a 2001 Maronda Home in 2018. July 2022 there was a bad storm that dumped 5+ inches of rain fall over night, and we woke up to water leaking into 4 rooms. We filed a claim with the issues company, and it was denied due to poor workmanship. The front of the house (which is brick) had to be completely removed so the front of the house could be rebuilt. The insurance company sent out an inspection company which deemed the cause of the leaks to be poor workmanship.
Desired outcome: Reimbursed for all repairs & out of pocket expenses.
Entire house
House we just closed on 8/23 and moved into a month later is 1. not finished 2. rushed (even though it was sitting for well over a year) and extremely poorly made.
1. We have been told in the master's bedroom, there are two closets that were never installed and when trying to get in contact with anyone they don't know what it is so it needs to be resolved.
Our floor baseboards and moldings have been sitting in the kitchen, uninstalled and even cabinets aren't finished in bathrooms.
To add on, as stated we have been moved in for a bit over a month, got some bills and see we have a water leak that was hidden and covered when talked to as it was suddenly "all good" with the sprinklers
I put in an emergency file as the decorative piece over my garage, on top of my house was literally falling off when we moved in and after hurricane winds fell even more. This is a huge safety issue as a huge piece of our house is able to fly off with force, with lots of difficulties getting anyone's attention over a month later a person came to fix it, not telling me so I couldn't have any conversation I suppose and it looks so bad and sloppy and just sad as it feels as I am getting taken advantage of and shouldn't be like this.
The garage floor is such a disaster, the cement clearly got rained on, being a natural issue that should've been taken accountability of my Maronda to fix. Was sick of it and paid someone to fix the floor, noticing many structural issues that should be unacceptable and never have passed any single inspection.
Around the house, there are many imperfections that shouldn't be there as it is a new build. Our showers do not have hot water, our sliding doors to the patio are installed so structurally wrong and off. We close and lock one side and the other side pops open, we didn't notice this issue the first night and it is so scary thinking someone potentially entered our home and now have to take extra measures to be safe. Even from looking at our new house, the sloppy job is visually seen by people who enter my home, which was done by Maronda. Poorly painted and just the uneven flooring panels and the list unfortunately goes on.
Desired outcome: A representative to take accountability and actually fix every single issue as described. Send multiple people to my home who will take these issues seriously and work to fix every mistake.
New Home Construction
We are purchasing a home in Parrish Fl., Twin Rivers Community and closing on the 31st of August 2022.
We explicitly requested to not have Quarter Round Casing against the Baseboards. We asked if they could install out flooring first and then install baseboards, as to not have such large gaps between flooring and wall. These gaps should be quarter inch away from walls to then install baseboards on top of flooring for a clean unobtrusive finish, which using quarter round is not.
Make a long story short the installation as per requested and told it would nit be a problem was done as per not to our original requests. Our sales rep and construction manager went to work trying to approve the repair which then was not approved by the President of the Florida devision, as from what we were told.
This is horrible customer service and quality control and now we are forced to buy, not a pleasant start relocating from California to Florida.
I would NEVER, EVER use Maronda Homes if you consider!

Concrete dive way and pathway and front door slab
I just move into home with address provided below there were issues with driveway on first walk through and second walk through.This chuncks out on sides of driveway and pathway and then Niebor stated that right after there put the driveway and pathway in it rained heavily. So the day before it started raining and not only the driveway and pathway started erosion throughout rocks started popping up from the surface of driveway and pathway and dark staining as well this needs to be a priority and fix!
Desired outcome: Remove and replace driveway and pathway and fix slab in front of door.
I need them to clean up their mess dining constructions for the safety of my children and belongings.
Maronda started building a home across the street from my home. First, the people clearing the land knocked over and broke my kid's brand new basketball hoop that I purchased for them in January. I tried for months to ask who the project manager was and who I could talk to about this situation, however, I got the runaround. Most recently having them build across the street from me has been a disaster. I have children that can no longer play in front of the house because they leave their nails and mess all over the ground. My two new cars have had nails from the roof slabs in the tires. I have checked the box for the property manager's name. I have left voice mails and until I threatened on VM about coming here I did not hear from anyone. This morning I heard from a man named Eric who was extremely rude and told me it is not Maronda it is the vendors and I should go after them. I absolutely will not. I expressed to him that all people that pull up to the home are in unmarked cars. This is not my responsibility. I am sick of having to sweep up and pick up their mess just so I can get my kids to and from school without popping any more tires.
Desired outcome: I want them to replace my children's basketball hoop, remove the one they left broken on my lawn, and have their vendors clean up after themselves to protect my children and my property.
Maronda Homes stood up and took responsibility for the action of their vendors. My issue has been resolved to my satisfaction. I am happy that they took care of the situation. They gave me the money for the damages and were sure to clean up the mess the people they hired left behind. Thank you
Septic System for new home
I purchased my new home little over a year ago (1 May 2021). The septic system sounded a high water alarm 6 months after moving in. It took there sub-contractor two days to respond and “fix” the issue. Here we are 6 months later and the same thing has happened. The septic tank is completely full and I had to shut the water off to the home. I have been sending in complaints of standing sewage water in the drainfield since March and I only receive a “we sent the request to the vendor, here is there number if you wish to contact the vendor directly.” What kind of service is this? I didn’t purchase the home from Brain Davis Septic, I purchased it from Maronda and they should coordinate the corrective actions. I am beyond frustrated with this issue at this point. A septic system should not be failing after one year of service. Do NOT purchase a home from Maronda if you can prevent it. If you do, hopefully nothing goes wrong because their service is horrible.

Poor workmanship
I have been in my house for less then 2 years. I closed on a just finished home in 7/2020. I have had to fix multiple things, however 2 areas that are pretty big, electrical and roofing, they tell me is my problem. 14 months in my home my whole electrical panel blew. I was without power. I called Maronda. They told me it was my problem. I had to call an electrician and pay for an electrician to replace my entire electrical panel.
16 months in, i am noticing my shingles flapping. Again I call Maronda and am told that is my problem, not theirs. I have had the entire rows of the seam shingles be completely loose and flapping, completely unattached. I have had to call a roofer myself to do my roof correctly. My roof should last me 20 years, not 16 months. They do not stand behind their product.
My deed at closing was incorrect which everything was done through their lending, it has been a fiasco. This is now fixed but the lost money in increased property taxes i had to pay because of their mistake, is once again….. my problem….. not theirs.

Maronda Homes - Poor workmanship
I have been in my house for less then 1 years. I closed on a just finished home in 8/2021. I have had to fix multiple things, howevere pretty big, HVAC is not working and no one is comming out to look at it.
I called Maronda. and the warranties department told me they did not see my home on their list.
Poor home construction/ lack of customer service/ maronda's failure to install gas appliances that come standard with the home
Prior to our closing we completed an orientation walkthrough with the project manager who was very rude. There were over 25 issues noted with the house and there was still active construction taking place on the home though we were scheduled to close the following week. During the walkthrough we saw our gas range and gas water heater but noted they were not 'plugged in'/ connected to the house. We asked the project manager who would install these appliances and we were told she 'does not handle gas'. She provided us no direction.
Since our first walkthrough was such a disaster, our second walkthrough was handled by the superintendent. Again we inquired about who would install the gas appliances and this time we were directed to the gas utility company. Upon calling the gas utility company, we were advised that installation of gas appliances is the builder's responsibility. For 2 weeks we went back and forth with numerous individuals at Maronda pleading for them to install, in the home, the appliances that come standard in the home and each time we were ignored. Finally, after conducting extensive and exhaustive research via Google, I found the plumbing company contracted with Maronda, explained my situation and pleaded for them to help me which they did.
It took 2 weeks to get my gas appliances installed which should have been done prior to our closing. I spoke with one VP in Sanford, FL at Maronda who admitted that he did not know that the builder is responsible for installing the gas appliances that come standard with the home yet he offered no apology or recourse. When I told another VP that for 2 weeks after closing we were not able to move into the home because it was winter and I could not have my family take freezing cold showers as many nights we had freezing temperatures due not having access to warm/ hot water since the gas water heater was not installed. Furthermore, I could not cook for my family for 2 weeks because the gas range was not installed, he laughed in my face and stated that all I want to do is complain it was my choice for not moving in.
Clearly Maronda does not care about its customers. They feel as if access to key appliances such as access to a range and hot water heater are luxuries that their homebuyer should be willing to do without and still pay top dollar dollar for the home.
Customer service at Maronda is severely lacking and from the senior executive level to the line staff. The best customer service is given by the trade team which speaks volumes. I sent numerous emails to the COO, President, Regional President, Division President and none of them have have responded to my concerns.
My neighbors have all reported major issues with Maronda's shoddy workmanship and poor customer service. I suppose because it is a buyers market Maronda does not provide customer service. They just want you to sign the purchase agreement and take the poor treatment they subject you to because there will be another unknowing buyer around the corner.
Buyer beware!
Incomplete home projects
I have lived in my Maronda home for approx 30 day and things still need to be fixed as promised. Interior painting, patio front and back need repairing as worker walked on them while wet. Door plugs not installed. Sprinklers not set properly and some are not working at all.
These are just some of the thing that was promised and a signed document was signed stating these thing would be completed.
I have spoken to the project manager Kevin several times and all I got was promises.
All I need is these thing be fixed or repaired as promised

My ac unit, my gooseneck vent and 2 air vents
Since my purchase of my Maronda home 3 years ago I have had an AC company come out and work on my unit 4 times because it keeps going out on me. They forgot to install my gooseneck vent for my dryer causing the lint to accumulate under the shingles which could have caused a fire. There is 2 holes in my where vents are to be but we're not installed.

We closed on May 11, 2021 they rushed thru closing so nothing got fixed.
We have put in several requests and nothing has gotten fixed.
We were supposed to get a 6 month inspection since 9/23/21 we have been back and forth with Mr. Tyler, but nobody ever got back to us the last time because the "inspector" Mr. Tyler gets off at 3:30 and lives far from here, and I could only do it at 4:30.
After all I still have stuff that never got fixed so that 1 year warranty they say we have is a lie.

Brand new build
They rushed closing and didn't even finish my punch list. That was the end of June and I'm still waiting. The day I closed my entire garage ceiling needed to be replaced because Blue Bell installed the sprinklers wrong in one of the bed and it went on and thru my soffit to the ceiling. It was so bad the paint was melting off. It is now Oct 2021 and guess what, my garage ceiling is not done yet.
I have submitted several customer care complaints with very little response. They are probably holding out until the 6 month walk thru. But I doubt they even care to fix the items. I'm to the point that I am frustrated and feel taken advantage of. So here is the list...
1. Garage ceiling needs to be retextured and painted
2. Pavers in my driveway need to be redone to the correct grade and not have rain water pool at the bottom.
3. pavers in my front walk need to be redone. Not level and looks terrible
4. My soffits need to be cleaned as there is paint and stucco on them
5. Screens are ripped
6. My sliding glass door from the inside going out is installed wrong. Someone who is 6 ft or taller has to bend down to go outside!
7. Hot water doesn't work quickly at all. Crappy water heater I found out!
8. Baseboards not attached to wall and painted
9. Caulking in all the bathrooms from the granite to the walls and underneath the sinks look like a kindergartener did it. Air holes and all
10. A master bath window, a master bedroom window, and the front bedroom windows are just trimmed out and not painted at all.
11. Master bedroom and slider blinds are broken
12. One bathroom the light and mirror are off and mirror is rusted
13. Hardware on the garage doors are already rusted
14. Pavers on back porch move
15. Missing pieces to some sinks
16. One sink faucet combo is different than the others
17. Kitchen sink is all scratched and doesn't seem like a good stainless product
18. Granite in all the house has pits and nicks and isn't smooth
19. Where they joined the granite in the kitchen is horrible and extremely rough.
20. Front door handle fell off
21. Front bathroom vent is rusted
22. AC intake grate is rusted
23. AC filter was completely black on 2 filters
24. Stove and microwave came over a week after I closed and the stove which is supposed to be an upgrade...NO
25. Window in the back bedroom is not squared up right or the blinds aren't installed correctly
26. Still painting that has to be done inside
27. All the closet doors were not sanded down and fixed and painted
28. The master shower glass isn't screwed into the wall all the way
29. The lights in the kitchen are not placed correctly and there is one that is over the double oven (obviously the wrong plan) and looks ridiculous.
30. Doors do not shut correctly
31. Front bath mirror has rust
32. Front bath has shower cracks
33. The grass and landscaping put it appear to not be in great condition and they say they don't warranty those. Anyone who knows about plants can tell the quality of these are terrible.
34. The cabinets aren't put in correctly and you can see the gaps in them when you open the doors
35. There is cracked grout in the showers and the tiles but we have to wait for that to be fixed
36. My power bill is crazy expensive for a 2300 SF house with one person living in it. I know it failed the inspection from an outside vendor for being energy efficient. This is supposed to be very energy efficient.
Basically they have some contractors that obviously do not care about their work product. And Maronda doesn't even care. The superintendent on my home is very slow to respond if at all. I expect they only care about closing the other unfinished houses so they can move on and try to waylay us that have issues until the year comes up and they can wash their hands of us.
I hate to be that complainer but when I give them 10 chances and I get barely a response...I want the quality they said they had! And a response.
Dishwasher Malfunction
To whom it may concern:
My dishwasher is malfunctioning. I have raised a concern about this to our Construction Supervisor "Brandon" and as always, he shines by his absence. Never responds. I need to be contacted ASAP because the dishwasher does not drain the water at end of process and does not shut off. it overheats as well.

LIVID after contractor meeting
This excited disabled vet went into Maronda homes here in Cape Coral, FL all ready to be a new home owner. We went over the limited choices to be had for the Mesquite model and I walked out of the office with contract signed. A few hours later, after thinking things over, I thought to myself, I don't need that tiled shower in the master and an insert would me easier to remove and replace for a new walk in tub in the future; I also thought, why did I let them talk me into blinds for the windows, what was I thinking. I notified the office and got a lot of "oh, we will see what we can do"...REALLY, the ink isn't even dry on the paper I just previously signed"! They notify "HQ" of my request via email and fax. I am not one to usually make waves so I wait to hear back...nothing... OK, so 6 months goes by while we await permits etc and I sit down for contractors meeting and BAMN there it is...tiled shower and window blinds. I am livid! They say they will see what went wrong with my request; and today I find out that the division manager stated that it was a "structural" change and it stays as is. OMf'G ...this is a GD cookie cutter company, NOTHING is different except the location of the home. Since I signed contract 6 months ago, the market has skyrocketed; If I pull out of contract they stick me with those fees...then in turn make more $ on the increased value of this home. I am suppose to sit in the corner...shut up and color. I am just NOT happy with this all right now. I feel I am being used or something...Its just not right, if they do this to me with a few small items, but about larger items with others

Crooked sidewalk
Our sidewalk was poured this week and is crooked with too much of a bend in it, as evidenced by the photographs below. Once the sidewalk is connected to the next door neighbors side walk they will not align. This will obviate the need for a correction, however we would not want to delay until the rest of the sidewalk is poured. Before we plan the grass for our front yard, it would be nice to have the issue remedied.
Desired outcome: Replace 8 slabs of concrete to appropriately align the sidewalk.
