Sprinklers have not worked since I moved in 11/23/2022 I understand the winter months but once all others came on mine as well as others have not worked. Emailed Ghertener 3 times for 2 months (July 4 with response July 11 of "Landscaper will check system." was told he checked and said sprinklers are functional. I responded July 22 of nobody checked as sprinklers not working. was told on July 28 will have landscaper get update. no response. sent again 8/22 with no response yet. I am paying for service I am not getting and feel as I am being ripped off and cheated. It seems the priority is to build more houses and not worry about the ones that are occupied. This is Ridiculous Grass is burnt and on my second round of flowers in bed. what's the plan to fix it. It seems you you would want the area to look good for prospective buyers. if I was to drive through I would be curious and hesitant to purchase a home in area that does not keep the grounds.
Desired outcome: I want my services I am paying for or should I stop paying for a service I am not getting. I am tired of paying for other peoples yards to look good and mine looks like crap
Hvac
From move in, there has been an issue with the upstairs zone ac and airflow to the study. It will reach temperatures up to 80 and very humid 60%. We can't enjoy using the game room or media room and have purchased extra fans for the bedrooms in addition to ceiling fans. Yes I understand it has been very hot but this has also happened on cloudy 80-90 degree weather since we moved in as well. It was denied through warranty and the several times Airtron came out, the technician said the components were working properly but the installation and configuration does not allow for proper ventilation. There was no solution of his behalf other than to call back if it continued. I have compared some structural differences in what was paid to come with the build and what we have. The roof foam insulation is r19 and we are supposed to have r21, the air ducts were to be mastic sealed but they only have tape. The ducts are pinched and sealed to obstruct air flow ans some are on the insulation which is why we get hot humid air. Our unit is supposed to be a multispeed 16 seer and it is not. We have overlooked the subfloors being uneven and bumpy, the 2 inch toilet foundation error that is offset and causes backups, the bugs that constantly come in even with pest control, the door gaps that if fixed on one side-brings out a gap on another side. This was our first new build and it left us very frustrated and literally hot.
Desired outcome: It would be greatly appreciated for the correct unit size to be installed and for the ductwork to be properly installed/replaced, and for extra insulation to be added to be able to be comfortable in the bedrooms and living spaces upstairs.

537 lot number Hawthone Manteca,CA release in July. We visited agent on 8th May and then 4th july for east facing home. Agent told us, he will inform the release. We texted, emailed to know the latest and stayed in touch. He told us that we are the first on the list.
On July 10, he texted us the details and likely price ($665k). We still followed him on the release date. On Friday, 21st July, we received a call after discussion price was $680k and he told us that its a premium (20k) since its east facing. This did not make any sense to us (20k is a huge price to pay for direction). So, we asked for further discounts and shared details of nearby properties. " HE" proposed us that he will talk to the management, if he can get any further discount If not, then get an additional appliance. He asked to share the details of the other property so that he can make the case and then come back with the updates. So, we shared the details and answered his queries by Friday afternoon. After the call, we realized premium was because of larger lot size (5377)and not east facing. We were willing to go ahead with the final price of $680K. But waited for his phone call since he had to return with updates after speaking to the management. We waited all Saturday and then on Sunday, i texted him, to know that he sold the house to the other buyer and has taken EMD. We felt cheated. He was to return back to us with updates and we did not withdraw or said no to the house.
On the call with him, he only said i apologies, i hear you.
1. He told us that we were negotiating so we gave the house to the other buyer. Why buyer does not have right to negotiate? Moreover, "he proposed" that he will talk to the management for price reduction or additional appliance. So, why he did not tell us the outcome before he took the EMD from the other buyer. He could have just texted or emailed to us. He could have told us on the first call that this is the price either take it or i will move to the next buyer. He left us hanging that he will get back to us with management update.
2. He told he wanted to close the deal same weekend. Well, we kept waiting friday evening, Saturday for this call with update. On Sunday morning, i texted him for the update, where he told that he has closed the deal with other buyer.
We never told that we will take time in deciding rather waiting for his update.
3. He said that he assumed that we were not interested. We followed him the entire month for this home. For his poor assumptions, why are we loosing our lot size and east facing home? Moreover , for his new release in August why should we pay a higher price for his bad judgement and miscommunication.
4. He told us that he wanted to sell for the highest price so that he could make good deal. Well, who stop him from telling us that this is the only price "take it": or "leave it". He just had to communicate to us. Instead, he proposed us that he will go to the management and kept us hanging.
5. We have bought 1827 slough avenue at Linden from him last September. We are his old customers and also got preapproved just as he said. You do not have any consideration for your old customers. I

Description of complaint:
We were so excited to purchase a new home. We have a child with autism Who is very sensitive to noise and an almost newborn. We wanted a clean home and a peaceful environment. When we looked at the home There was a bridge being constructed. We asked about it and we were reassured it would be for predestrians mostly and for the few homes they would be built across the creek. We were also told our home was a really desirable location becuse there would be a park Next door. Monica lied to as, as did the actual builder. After moving into our new home, the “park” immediately became a parking lot for construct vehicles. They start at 7 am every morning banging loudly. Why are they parked right next to our bedroom? Because the bridge is not finished. The bridge is also a link to the EIGHTY homes they will be building across the creek. Monday - Saturday it is non stop. My Son is having meltdown after meltdown. They totally lied to us. We are so miserable. They won’t even park a few feet away from my bedroom. They don’t care. Horrible experience
Desired outcome: For them to at least TRY to do something about the noise since they deciieved us into buying this home!!!
Complaint
I bought a new home with Meritage and in less than 2 years had a roof leak.
They sent their roofing company two times to repair the first time 10 minutes and the second time one hour to repair. This has been going on for 6 months and now I have serious ceiling damage as either the roofer is inept or they are not This is the timeline for the leaking roof warrant claim with Meritage Homes.

9/28/2022-Filed a claim after there was a leak in the upstairs bedroom. The leak was in the front corner and a line over 6 feet long. The inspector came and said due to the wind driven rain he felt the rain gutters had backed up into the fascia causing he leak.
A roofing company sent an inspector, and he was on the roof for 5 minutes and told me this is a common problem with wind driven rain that water gets in the soffit and leaks.
I never heard of a new home having a common leak problem and I checked with 4 neighbors who have the exact same home plan and they had no leaks.
11/08/2022-
For the 2nd time an inspector came stating the first inspector could not inspect due to the rain and it was not safe for him to be on the roof. (So, this was a lie to me)
Again he was on the roof for 5 minutes and left and never discussed what he found.
One month later the roofer came to my house 15 minutes before the sun was setting. I mentioned it would be dark soon and he said it would be a fast repair.
He left after 10 minutes and never discussed what the problem was
I thought the roof was finally fixed and there has only been light rain for the last few months.
Yesterday 3/13/2023 it rained hard with wind for a few hours and again the roof leaked.
The ceiling has now been damaged and I do believe it is the flashing or just need some roof tar.
The warranty is for two years and I was told the roof only had a 1 year warranty.
The structure damage is 10 years and I think this is a building defect that Meritage Homes will not address.
I do not understand what this can’t be taken care of and have filed my final warranty claim on
3/13/2023.
If this is not repaired soon (as the rainy season is soon) I will pay another roofer to repair and if I have to spend my own money I will mount a campaign on social media and let some local TV stations know what an inferior product Meritage has and a company that doesn’t not back up their workmanship to steer new homeowners away to a more reputable new home builder.

This is now the 3rd time I'm telling you the roof is leaking in the same spot. Your roofing company is useless, either they are totally inept, or they come here and do nothing.
This has been going on since October and leaking three different times without heavy rains.
The inspector told me it's the builders fault as the flashing had a missing section. Why do I have to keep dealing with this?
I know have ceiling damage because of you and I am not paying with my own money to fix this caused by your building errors.
Can I just hire my own roofer and send you the bill?

Desired outcome: For the 3rd time, just spend the rime to repair and now I need my ceiling repaired as well. I am a senior citizen and would repair the roof myself but is a 2 level home.
Refunding homeowner on damage done by their subcontractor
Meritage send a subcontractor to our new home to complete some painting missed before closing and while the painters were doing some work, they spilled something on our brand-new dining room table and 1 chair. I alerted the PM Charles on 01/19/2023 and he came out to look at the table and took some pictures of the damage as well as the receipt we had paid. He stated that he would get with the subcontractor and get them to refund us the cost, so we could replace the new table/chair. Since that time, I have called, sent text messages and even called Sascha Vallet, the VP of sales and to-date no one is communicating with us. Charles agreed this was an error by the subcontractor and we would be reimbursed for the table and 1 chair, but as stated above they will not get back to us. I would appreciate any assistance someone would provide us.
Desired outcome: We would just like our money so we can purchase a new table and chair that was damaged.
Construction Delays
Meritage Homes is a company that is an absolute nightmare to work with. We fell for the illusion that our amazing sales experience gave us and put down money for a house in Harper’s Preserve, a bad decision that we have now come to regret. Our place is well past the construction deadline, yet we are unable to move in due to constant construction and electricity delays.
Meritage Homes made a commitment to us to have electricity in the whole area,
yet they still don’t have any. The amount of delays that this problem has caused
does not seem to faze the management team, considering how unbothered they
seem. Meritage should not have made promises they couldn’t keep!
Manufactures defect
We closed on a brand new house in Province - Maricopa, AZ, late Jan 2021 with Meritage Homes . We moved in May 2021. We been in the house about 1 1/2 years and the brand new master bath cultured marble sink is pitted - flaking. It looks like the pits was previously filled in before installed and perhaps it is that material that is flaking off. If so, they concealed the defect.
We filed a request with Meritage to get it repaired / fixed. We sent pictures. Meritage refuses to fix or replace as it is "out of warranty" or I should have mentioned it at the one year mark. If it was happening at that time, I would have reported it. My sink shouldn't be flaking after a 1 1/2 years of use. I feel it is a defective product and should be replaced. It looks like they repaired it before putting it in. Thus concealing this problem from us.
Desired outcome: Replace sink.
Appliance Not Installed 7 month after closing
I closed my house on 03/31/2022 and was told that I can get temporary microwave and oven combo because the one I chose is not available and once I closed the house purchase they turned their back saying that the temporary solution is not available anymore. It’s been 7 months and I am still waiting for the appliances. Every time I contact the Construction Manager they tell me a new story with a new commitment and sometimes they act rude and disconnect the phone when caught red handed.
Desired outcome: I can buy the stuff by myself but Meritage would have to pay for the appliances and provide a consideration for the last 7 months of ignorance
Unfinished items
The drywall crew did not address the vaulted felling junction for the front bedroom. It is still missing the tape and texture. They didn’t address the hole in the closet either. The lady who came by to fix the guest bedroom told my kid that the repair in the other bedroom was done by a different crew, and she left. My shower box has a huge gap and my floor gets wet when we shower. A huge hole opened on my back yard and my 2 year old granddaughter almost broke her leg. I will lawsuit Meritage if an accident happen to my grandkids or dog playing in the backyard. I need an immediate action and the engineer working with us is not been helpful
Builder not able to understand contract or replace of items in the home and lying

You're HOA rules and your demands to comply to things that makes no sense
I was informed after closing that I could not rent my own home for anything less than 30 Days. Why is this rule applicable I am the owner and responsible for anything related to my home. Additionally, I am willing to pay extra for HOA if I am allowed to lease or rent my own property in leu of this rule of yours.
I asked for HOA rules and never given until after I closed. This is unethical and unfair practice. I am seeking exemption from this rule due to your late construction during COVID 2021.
The HOA and the team after mediation could not agree to my conditions nor are flexible and acting as GOD.
Desired outcome: I want you to send the HOA at Venice Woodland and exemption for me to lease my property for a minimum of 7 days instead of your 30 days. We are not only renting our own home but marketing your name.
Short term rentals let alone rentals of any terms run the neighborhood down. Good call on the HOA’s part. On top of that the CC and Rs are given to a buyer before closing. Follow the rules or sell it.
Incomplete Home
I closed a home on 27th January 2022 with Meritage. During the final inspection i noticed there were no glass for showers, no bathroom fittings and no mirrors. I asked them to move the closing date since the home was not ready. I was informed that Meritage has a certification that the home is livable and if i dont close my money will be forfeited and home given to someone else. They assured me all these things will be resolved in a week's time before i move in. I moved in on 5th February with Heater not working, water not heating along with the issue with Bathroom mirror and shower glass. I had. to raise a request to get issues completed with water and heating. by the end of February after repeated reminders, they called me and said they are ready to install the bathroom shower glass and mirrors. They came and installed just one shower glass and went away. When contacted the construction Manager, he seemed unaware and promised he will get all items installed in a day or two. After a week again i received a call that all my glass and mirror issues will be resolved. Again they came and installed just the shower glass in another bathroom. The construction manager again showed the same ignorance and promised to check with contractor and get my mirrors installed.
They dropped again at my request and arranged a temporary mirror in only 1 bathroom. SInce then I am still waiting for mirrors. on repeated reminders i am being said that there is no date since all the houses are waiting for mirrors. I am aware of a few houses that closed after me and have all the items in the home. I feel I am being discriminated by Meritage. I feel so bad that I have been dealing with a company with such poor ethics. Heads up to anyone reading this post, please stay away from Meritage since they are only here to give you headache.
Desired outcome: I want the mirrors to be installed ASAP
I did the final walk, which was a joke. Drive way had to be redone, exhaust fans that did not work. Scratched kitchen sink, Missing moldings and door seals. Used bath tubs rusted drain fittings. I walked away and told the PM finish the house before I close. Asked them to send me HOA and they never did until I closed.
This HOA and their rules are beyond comprehension.
We had the exact same experience as you from no hot water to missing mirrors and shower glass. We now have black mold in 2/3 bathrooms because the install was not performed correctly. We are yet again at the mercy of Meritage to come through on a promise that never happens timely. They’ve been telling us our floors would be repaired for nearly 5 months now.
Meritage Homes - Fondation/Grade issues on new home
Hello, I am contacting you regarding an ongoing issue I need resolved. We closed on our new home in Georgetown, Water Oak November of 2021. We pointed out the extreme grade on the right side of our yard. We feared this could be a trip and fall area, especially with the utility boxes being in this location. I asked our Sales Rep Kyle Gott, if a retaining wall was going to erected or if the grade would be redefined. Kyle basically said he didn’t know and to work with my Construction Manager Jesse Hunka , once he was on the job. From the pictures you can see there was a grading issues with the right side of our yard. If it wasn’t for the fact that our closing got pushed several months and basically we HAD to close, this issue would have been addressed before hand. With that being said, I have brought this up to our Construction Manger Jesse Hunka.
Once I started working with Jesse he agreed the grade issue needed to be addressed for drainage issues for not only our home but the home next to us on a lower grade. Due to the fact of our closing getting extended several times, running out our lease on our apartment, we basically was ‘forced’ to close before this issues could be addressed. After we closed and it started to rain a few times, the erosion started to happen. I contacted Jesse again and after a short site visit, he said he thought maybe a retain wall would need to be erected and he didn’t understand why one was built in the first place.
I clearly think a retaining wall is needed due the erosion issues only getting worse (see photos). I also don’t understand how this was overlooked. If you look at the other side of our neighbors property, they have a retaining wall, and have less of a grade issue. I cant even use this portion of the year due to the steepness of the grade, this is a big concern because this is where the utilities are, anyone trying to access the utilities could suffer a serious trip and fall! I wanted to bring this to Meritage’s and document my concerns.
I have contact Jesse several times sense we moved, asking when this will be address, the only answer I get is ‘because it shows on paper they property drains, Meritage won’t do anything to fix it’. He also said he will have is grader come out and re-grade this section, but this has not happened. this has been going on for months now and nothing has been done!
Update: the landscapers came out and replayed the sod, not re-grade, just put new sod down and pretend like nothing happened. It has rained ONCE sense the 'fix' and now we are see eroison under our garage foundation. Meritage said the will not do anything to fix this issue!

Sprinkler Installation and spray pattern
Good evening. I recently had a fence installed on my property line and was reported that my sprinklers were installed off my property. They fixed some but they did not fix the one directly located underneath the fence. Additionally, the spray pattern on all sprinklers sprays the entire backboard. I have tried to adjust but cannot get the results needed. Help requested.
Desired outcome: To move the sprinkler heads back onto property and adjust backyard spray pattern so I no longer need to move patio furniture to water back yard.
Home builder in Oakland Fl 34787
We purchased a home in Oakland Fl Meritage Homes. We noticed after about two years a moldy smell in our master bathroom. Then we began to notice a warping and yellow stain on our baseboards by the master tub. We started looking under the sink to see if we had a leak and noticed the entire sink cabinet was destroyed from water damage under the base. This is the cabinet next to the tub.
We immediately called a plumber to figure out where the water was coming from. At this point we never has seen any water.
When the company came out the plumber said it's not the sink he ran the faucet and saw no water at all leaking.
He said it could be the tub next to the sink. He turned on the tub looking under the cabinet that is next to the tub and noticed water begin to come out from under the tub.
He found the source of the water damage that had been happening. Then he said whoever installed the tub did not do it correctly there for you've had a leak that you couldn't see and has caused all the damage under your cabinet.
I've been contacting Meritage to see if the could fix the poor installation by the contractor they hired and fix all the damage this has caused on my new home that is only a little over 2 years old not even 3 years old.
We shouldn't be dealing with an issue like this.
They said it's out of warranty but this is not a warranty issue this is a terrible and poorly installation by a contractor and they should fix it. I have mold and a completely lower cabinet with severe damage.
Meritage has been giving me the run around back and forth waiting for an inspector to come in. In the meantime the mold is spreading. Please if someone could reach out to me and see how we could fix this issue in my home.

Foundations stem wall, exterior veneer
I am seeking a formal response from your company regarding my continued complaints of potential foundation movement, as well as repairs conducted by Meritage Homes less than two years ago.
As Meritage Homes is aware, several single-family homes within the Briarwyck subdivision in Roanoke, Texas, including specific residences on Sodbury Court, have undergone foundation repairs by Meritage. This was due to a known foundation problem by Meritage Homes based on the varying complaints of the unit owners within this subdivision. Yet, never disclosed to other residence whether living in Briarwyck or on Sodbury Court. It is simply baffling to hear from homeowners who have complained to Meritage Homes of exterior and interior indicators, such as cracking and movement, which were identical to the complaints I have addressed about my residence - yet Meritage has consistently rejected to honor its post-repair work/warranty, or professional investigate the complaints submitted. Without a doubt, my complaints have been documented within the Meritage warranty call logs/detail reports, as well as my personal records, which clearly demonstrate a logical link that shows Meritage's knowledge and ultimate failure to reasonable and contractually repair the issues presented.
I am truly saddened when I recall the verbal representations by your sales personnel regarding the energy efficient built products and "one-of-a-kind" foundation warranty. Yet, these representations were clearly false and misleading. As a result of those false and misleading promises, my "home" buying experience with Meritage has been very stressful, aggravating, and upsetting for my family. This is further exacerbated knowing that a Meritage customer care manager, Tom Alexander, personally visited my home, and provided additional guidance to control foundation related issues. Yet, despite his recommendations (installing rock gravel around the perimeter of the foundation walls), the issues continue to persist with cracking on the brick veneer and foundation stem wall. Furthermore, Meritage warranty/contractors have inspected and worked on issues on my home nearly nine times, yet the issues persist. No reasonable person would ever expect to continue maintaining foundation related issues year after year.
I have been discouraged, and truly disappointed with the Meritage warranty process. Despite evidence of mortar/veneer cracks, foundation stem wall cracks, significant difficulty in maintaining heat/cool temper control within the unit due to gas escape, gaps within the mortar/veneer due to the cracking, bay window cracks, interior door fractures/movement and interior cracks, Meritage warranty has failed to comply and obliged under its duties and obligations of the contractual warranty as a home seller/builder. This is blatantly obvious by the lack of attention, response, attitude, care and relationship by the Meritage warranty service managers, supervisors, and contractors. The result of the disheartened attitude leaves homeowners similar to my family in despair and loss. Meritage is a sophisticated builder with superior knowledge and understanding of home building - not an average homeowner. My reliance and belief in Meritage Homes has simply dissolved.
In a final effort to work with Meritage in the best effort, and reasonable manner, I am sending photographs of the exterior veneer and foundation stem wall, as well as photographs that document locations where Meritage Homes has made recent repairs. The photographs will demonstrate that those repairs have failed, hence, requiring serious attention by Meritage. I am formally demanding that Meritage respond to my request and present a formal engineering investigation to determine whether my residence is suffering from foundation related problems.
Please understand that I am not one that seeks judicial intervention, but I will seek legal counsel, as well as judicial intervention including claims regarding the post-construction repairs which took place less than two year ago. I strongly encourage you to reach out to us at the telephone numbers listed above. Should I not hear from any person within two (2) weeks of this letter, I will be forced to seek judicial assistance.

Warranty Service
On Jan 29, 2021 I submitted a claim for a defective window. They came out and replaced the window but it is still defective. I have submitted several claims and they just wrote it off as completed after sending me a docusign saying the repair was done. It was not, and I did not sign the document explaining the problem still exists. The room temperature changes with the outside temp. During the winter, the room was freezing with no way of controlling the temp. The window has a breeze coming through as if it did not exist. The temp is now much hotter with the room at high temps. They are refusing to take calls and repair the defective installation.
Desired outcome: Fix the window so it does what it is supposed to do
