Leasing office employees
My name is Johnnie Johnson, and I am a resident of Northwest Crossing in Randallstown, Maryland. I have never experienced employees this terrible. I just got a new car, and went to the rental office to request a new sticker, she told me i couldnt get one unless i reyurned my old one. I told her I would bring it tomorrow, due to my old car being a trade in. I had to go back to the dealership to get the sticker off. I told her I would be back tomorrow with my old sticker. She said that was completely fine, and that my car would be fine. Not even 5 hours later, my car was towed. I had to pay $280 to get my car from the towing location. I called to speak with them today, I requested to speak with a director and Mike said "well i guess you wont be getting any help", and hung up on me. I called a property manager, and they ALSO hung up on me. I am extremely upset about this, and as a resident, I feel extremely disrespected.
Desired outcome: A response, reimbursement and a formal apology.

Mold in apartment and they just want to clean it and walk away to let it spread.
Landscapers broke a window and they didn't replace for about 2 months.
Electrical issues for 6 months and no sign of resolution anytime soon.
Added plumbing in units and it's not to code and backs up into bathtubs.
Dog [censored] everywhere so kids can't play.
They spray foam the holes in the bricks to fill them as bugs and cold get in. Foam breaks down and you have a hole again or they spray it so bad that it looks like mushrooms growing out of the buildings.
Just horrible to love in and you get stuck there with how the market is now.

It was the worst day of all time since we came to Morgan Property one year and a month ago.
We were too polite with Mrs. Sally and she just received us in a very bad manner.
It is our right as residents to ask questions about unexpected utility payments that we are surprised to encounter this month, and as you know you have sent us emails several times that says that we will encounter changes but never any details of what these changes could be. I attach to you a copy of that below.

As you can see in the email above it is a very general email that says nothing in detail.
We came this morning to verify what these changes are when we realised that they came to a sum of $90.00, and while we were clarifying, Mrs. Sally impolitely and disrespectfully addressed us and wanted us to get her orders as if we are working under her supervision not as respectful clients and residents who are paying their rent every month without problems.
Her orders were, "as she mentioned", that we should cancel our internet account and get the internet from morgan property. and we don't want to cancel our account at all, but she doesn't want to listen because she is full of herself and she thinks that she has to be right.
She informed us that this $90.00 payment is split as
1- Internet that we are not getting from you.
2- Parking that we are not using because we don't have a car any more since the past August.
3- the monthly payments for jim and swimming pool service even though that our contract says that the renewal for the amenity will be $200 as one instalment not 12 instalments of $90.00 as you can see in the first page of our contract that I have attached a copy of below:

and for more confirmation to what I am saying in clause number 7 in the same contract it says that all the terms of the lease and community Rules and Regulations are not changed by this addendum and remain in full force and effect. and this is a copy of the the page that contain that

Please note that I request a meeting with you or any one who can change that fact that we are going to pay for services that we are not using and I mean specifically by that, the community internet and the parking area and that means we are going to pay fees that are not agreed on in our contract.
Please give me a call as soon as possible to discuss further before the meeting.
As for Mrs. Sally, she is not welcome to be in any meeting that we will be attending, and we will be filing a complaint against her impoliteness in the main office.

Morgan Properties is a disgusting corporation. They steal from their residents and skim off the top in EVERY ASPECT of their business.
The owners net worth is 16 Billion and I live in a 2br apt and pay 1600 a month for rent and they wont replace the dishwasher in my unit from 1992. They overcharge for water and send a bill from some shady third party. They are a vile business and I will never ever recommend them to anyone. They keep raising my rent year after year and do nothing to update the space. We pay a trash removal fee yet there is no garbage close enough so I have to put my garbage in my car. Everything about this place is the worst. I dont have a single good thing to say aout Morgan Properties. Everyone should stay away from this company

Harbor Place apartments has mold - leaking HVAC - mysterious leak in closet since 2018 from above
Long story short there has been a going leak since 2019 in my bedroom closet and NO ONE seems to have answers - they painted over the water stain (2 or 3 times before) last week after waiting since April 21st of this year. The leak was supposedly a roof leak and now it’s supposedly a pipe from the bathrooms. I don’t know - no one is being truthful.
Since last Saturday 5-13, I have been asking for assistance with the HVAC above me that is leaking into my HVAC closet - no real response. The leak has decreased in drips but now it appears that eventually the unit will collapse onto mine. My unit had a smell of must but I couldn’t figure out where it was coming from and it has to be that closet. It took them 3 months last year to patch up my smaller closet from the same issue that I am having now. I haven’t used my AC yet - too afraid because it has mold and rust all around the part that goes in the duct work. I lived with a mold covered vent for months just last year and I don’t want to again. All of these complaints are documented and however nothing has changed in the behavior of preventing issues versus reacting to the issues. I blame no one in particular because I can careless who didn’t do their part - I just want someone one in the organization to step up and fix my apartment to where it’s livable. Not to mention the drain on the balcony that doesn’t drain so I have never been able to use my patio in the years I have lived here. I still have mold - the unit above has not been repaired that I know of my drain on my balcony has never been addressed. Refund not received
Hello,
I sent this email on March 27, 2023 to the Princeton Estates email address as well as to one of the agents in the leasing office Doris Gordon.
I have yet to recieve any response. I have not received any refunds for the fees.
To whom it may concern,
I am writing this email to request a refund of my holding fee of $100 and the application fee of $25.
My application was approved on February 28th. I was first told by leasing agent Kadar, that an apartment, 4545-101, would be ready on March 3rd.
I subsequently signed the lease and started the steps to change my address and transfer utilities.
It wasn't until I called Pepco, on March 2nd, about transferring my service, that I learned there was a safety hazard alert from Pepco on that unit.
A valid lease on this apartment was never given to me as this was never a suitable available unit.
To take it further, I went to the property for a walk thru/ tour on March 8th, and upon viewing the apartment, once again for a NEW move date I was told of March 10th, the unit was not ready for a new tenant to move in at all. There were multiple safety issues that needed to be addressed. As well as work orders for the kitchen and bathroom that had not been submitted and that would not be finished by the move date.
Kadar was the only person from the office I spoke with on the phone and he was the only person that showed me different units. None of them were suitable for my family. During the last contact I had with Kadar I mentioned I would be moving on.
After trying to move on from this complex and hoping not to have to settle anywhere else, I was contacted by Doris asking if I would still like to consider Princeton Estates.
To my surprise, Kadar was no longer working there.
I visited and did a walk through in a unit on March 16th. I decided I would be satisfied with that unit, 4625-202, and asked if it was ready and for the first possible move-in date. I was told by Doris that the unit would be ready on March 24th. I said I would check in before that date.
I called back for an update the next Monday the 20th, and was then told about the contractor work orders that needed to be done which pushes the move in date once again!
I understand the jobs you all have to do and that contractors work on their own schedule. However not ONCE has a unit EVER been available for me when I was told they would be and NEVER has a unit been ready to actually move in from ANY of the move-in dates I've been given.
It is beyond unprofessional and I cannot understand how anything done in the second round, after what the previous agent had done or not done for that matter, is worse!
I would appreciate it if the lease that is on file be voided and my personal information deleted to the best of your ability. Also that I am refunded within 5 business days.

I’m complaining about a property manager
I am complaining about my property manager at chasten Ridge Apartments in Fayetteville, North Carolina. I am complaining because I have been harassed by my property manager, and all for no reason. I left my home for a vacation and a family emergency and my property manager. The maintenance man and the assistant property manager had entered my home illegally. Without my knowledge I was of a rare by my neighbor, who I left my keys with that my property manager, and the maintenance guy had went into my home, and I was not aware the police was called as she lied to the police and told them that my niece who was there was running a prostitution ring, and that me and my children were dead in my apartment. I have not received a call from the property manager, the assistant property manager at Chason Ridge at all, and I am very angry, and I would like a response back regarding this matter. And your property managers are liars. They have lied on me M. we have recordings and police reports for proof.
Desired outcome: I want to break my lease. I no longer want to live there.
I spoke with Tom Norman, and he pretty
much agreed with the notes from the property manager, he stated he seen no wrong doing with the property manager and the assistant manager as well as the maintenance guy entering my apartment without permission when I had no repair or maintenance requests, he stated it is their property and they have the right to enter at any time! On the lease it clearly states they are NOT ALLOWED TO ENTER UNLESS OF EMERGENCIES OR NON EMERGENCY REPAIRS AND MAINTENANCE! It was wrong and I never received a call to be informed still to this day after the office notated they did but I have a co signer and she was not called either which is lying! I’m tired and want this resolved
The Kane/Aliquippa PA Management
March 2023
I was a tenant at The Kane in Aliquippa PA and my upstairs neighbor **** **** has a toddler that is consistently running around causing noise and vibrating my 2nd floor apartment, keeping me up, agitating my health conditions.
When we sign our lease, we waive liability of Morgan Properties in regard to noise. They have done nothing about this woman disturbing my peace and health.
The tenant above me also has/had a dog that also urinated on her porch, which dripped down to my porch, twice in one day! Thankfully that problem was solved because I threatened **** ****, African-American woman who works at the front office with a potential lawsuit if I got urinated on. But the tenant **** **** then started leaving trash on her porch, in which it rained, the toilet paper came down onto my porch where my cats liked to go out.
The Regional Manager never called me back to speak with him about these complaints! I was told by both the interim property manager [Feb 15-25], ****, that he would be calling. He never did.
The management has done nothing; instead of listening to my concerns and complaints and doing something about it, they gave this woman differential treatment vs me; consistently mentioning fair housing! What about my fair housing rights to not be woken up at 3 am by a toddler, or because I work from home, not be disturbed so I can make the money to pay Morgan Properties their rent!
So, what management decided to do was hand me a General Reasonable Accomadation OR Modification Request Form to have a doctor sign, and for me to sign, to get out of my lease, which I am happily going to do. The thing is, they never handed me the Verification Form. I had to go in separately to collect that document.
So this is happening mid month and they told me today I have to give them [30 Days Notice], so Morgan Properties wants my health to suffer more, by forcing me to stay in the apartment until April 15th, 2023, with a toddler that runs around vibrating my apartment on a daily basis at all hours.
On March 6th the tenant threatened to shoot me in front of her child and has a permit to carry. I got the police report and showed it to **** ****, who works at the property, then took it behind the desk and began to take out her personal phone which had a pick case and ttook pictures of it after I specifically stated not to photo copy it as it's not complete with my statements. I yelled at her for her disrespect of property I paid for and she then threatened to called the police on me, after holding up my property above my head demanding I apoligize, dehumanizing me in the process.
This whole experience with Morgan Properties has been stressful and is a disgusting place to live communally; I am contemplating a lawsuit against this company because now, they sent me a Final Move-Out statement that they are demanding payment for utilities I already paid for in my rent, eating the $200 deposit and not even including my pet deposits I deposited.
Since it's suspected the company is commiting fraud and purposely causing emotional distress and exacerbating my conditions by threatning collections. It should be noted, Morgan Properties didn't even bother to send the statement they wrote on April 5, 2023 to my forward address, they sent it to the address at The Kane, that I already vacated, and they knew I vacated; the management team at The Kane in Aliquippa and head off in King of Prussia ignored my forwarding address completely.
Desired outcome: I will not discuss this online.
Security doors not functioning for over 1 year
I came home tonight SATURDAY MAY 6 th at 8:30 pm to a cloud of marijuana smoke in the lobby of 3150 Ridge Road, Ellicott City, MD, 21043 building!
The elevator reeked of marijuana. As I entered the 4 th floor and got off the elevator I heard a loud noise of singing Rap songs, singing loudly and I witnessed a Gang of 7-8 Teenagers between the ages of 15-18 boys and girls. They all wore black clothing. Boys had black hoodies. And they were all smoking marijuana cigarettes behaving Rambunctious and were very loud and disruptive. They looked extremely menacing like a street gang. I saw them walking down the hallway from the exit doors to back staircase. I asked them to stop making such disruptive loud noise in the hallway.
They entered the elevator and I saw it stop on each floor. Then went outside to the front of the apartment building. I have never seen any of those teenagers before in this building or this vicinity. I was shocked, stunned and scared for my safety. They gathered in front of the building for about 30 minuets then kept coming inside and out the building through the unlocked non functioning security door on Ridge road front entrance to the building. Now, my entire apartment smells like marijuana. I had to open my windows to air out my apt.
The smell was coming from the hallway. I have not been able to sleep because of the smell and noise and fear of them returning from the unlocked security door. I complained about that front door being kept unlocked last week and on numerous occasions over the last year! I remarked it was an opportunity for anyone to walk in from the streets and do harm. Now it has happened! Hoodlums and gang members are carousing the building on weekends when staff is not here at nights and committing illegal acts. They have gained entry because management Refuses to fix the doors.
They are Negligent in their responsibility. I and the other tenants are paying rent for security door service. We are not receiving that service! Again, I am requesting the management to fix the broken, Non Functioning front door so we can keep out gang members and loitering, drugs being consumed in this building. This is a very dangerous situation which will lead to more serious crimes and personal safety at risk.
Desired outcome: Fix the security doors at front entrance so it can be locked again and no one can enter without the key fob.We need to be safe and keep gangs and criminals out
Experience
On March 15th, 2023, we entered into a Lease agreement for a townhouse unit at Village Square Apartments and Townhomes in Glen Burnie, Md
On the day that we signed the lease we spoke to our leasing agent and was informed that we will be able to see/ walk through the unit townhome when it became available. We, my husband, and I understood that because we did sign the
Lease with a move in date of May 15th, 2023 ( 2 months) . So, we were not expecting it to be ready that soon. However, we were expecting it to be ready at least 30 days prior to the move in day. I called in to Village Square April 17th and was informed that we could see our unit/ townhome we just needed to speak to our leasing agent and to wait for a call back- which no one ever called.
On May 1st, 2023, we received a call from Village Square Leasing agent advising us that the unit we signed a lease for needed to be renovated and will not be ready until June 1st, 2023 – upon hearing that I was confused on why – 2 weeks before we are slated to move, we are just being told that the unit needed renovations. However, I was trying to be reasonable and understanding until I was informed that if we decided to wait until the 1st of June for the unit, we SIGNED a lease for our Monthly RENT would INCREASE. The leasing agent followed up with another unit/ townhome with a move in date of the 15th of May for the same rental rate. And again, I asked WHEN CAN WE SEE THE UNIT?- the leasing agent said the 10th.
The issue with that is obvious it would be 5 days before we are slated to move in when we had signed the lease over 45 days prior. And my husband and my schedule would not fit the times permitted to see the unit on that day. We asked if there is any day sooner and we were told NO!
So, after a few hours of being completely overwhelmed and stressed by this whole experience we decided that the move to village square would not be the best thing to do.
We finally received a call from the leasing agent asking to have a letter rescinding our lease agreement-
I requested to speak to the Manager and was told that the Leasing agent “ made a mistake” mistakes happen right? Which is not what anyone want to hear when you are about to be homeless with two small kids. But also, the story changed about our unit, and it wasn’t being renovated after all – the current resident decided not to move out!
I have never encountered so many inconsistencies and mere unprofessionalism from a leasing office ever!
Leasing agents are clearly lying to residents and management clearly are unaware of their job and what is going on the property. There is a break in communication from all angles and no consideration for other people’s time or livelihood.

Forced to pay monthly internet service they are installing
I have lived in Brookdale Apartments, same unit, located in Alexandria, VA., for 10 years.
I was given notice VIA email that if I renew my lease again, I will have to pay $70.00, a month EXTRA, each month, for their internet Srvice. I have NEVER had need of the internet in my home. The manager stated ALL Morgan Properties will be installed with internet and each tenant must pat. That is one he'll of a kick back to Morgan Properties from the company that provides this service to them and the money they profit off this deal will surely go to pay for the fines Morgan Proerties owes for the 52 massive fraud matters the FBI filed against them in 2018, and the class action suit filed in Maryland. Last lease, they raised the rent $100.00 a month and have DONE no improvements in my unit or building and whatever remodeling is performed in the other units, is done by unskilled maintenance men. MORGAN PROPERTIES has the audacity to rob hard working people to pay for Morgan Properties legal fees and fines.
Desired outcome: I do not want Internet Sevice and itbis installed, it should not be turned on if I DO NOT WANT IT. Also, I should have the right to decide which carrier I would choose for this sevice, if I wanted it.
Civil case
I was a resident of the Charlesmount Apartment from [protected], My lease was over in April of 2023, I moved out on April 22, 2021, returned my keys to the leasing office on that day. April 2023 I received a screening report and on the screening report it shows that Morgan Property filed a Civil Case against me in 02/24/2020 and 3/25/2019. The Filing Type and Action Type says "Forceible Detainer" and "Forcible Entry/Detainer" which is incorrect and I want it removed because its harming my future.

Cabinets old and rusting
I moved into Village of Chartleytowne apartments and townhomes March 7,2023. The apartment I was supposed to rent the present tenant changed their mind about moving. My lease was up in other apartment. Upon a seeing the kitchen, the cabinets are worn and old. Scratches on the doors. Bottom cabinet half painted inside. Report this to rent off. I was told this was a classic apartment. The drawers shakes and are rusted. I told pictures and sent to management. Maintenance supervisor said he can't do anything without management. He stated it is costly. The only thing the could do is paint them. That doesn't help with the rusting and water stains on cabinets. I am paying $1378/month. I asked them would they stand for that. I have been very patient with them with other issues but this is ridiculous. I was also told I could move in an update apartment for $1600+. I was not told before I moved in there was a modern and classic apartment. I would like to hear from someone that can make this decision. Thanks in advance.

I have a leak in my bathroom over the tub and toilet. Plumber came out put new fittings on the tenants tub above me maintenance man came out to drywall and mud was supposed to be here on wensday to sand and paint but there is an existing leak directly under their toilet . The bathroom smells of heavy urine. I've been disinfecting the bathroom everyday. This is beginning to be redundant and a very concerning matter. Maintenance requests keep saying its completed when it is absolutely not .

The manager Tobi
The manager Tobi I think her name is since the management office got moved to in front of my appointment ive been contacted by her multiple times but never before the office got moved. The first complaint that was made by her to my girlfriend was that she noticed a man coming in and out her house and his name isn’t on the lease. People have company all the time or spend the night for a couple day so does that mean their name should be in the lease does she bother other people about who comes in and out of their house? She proceeds to ask am I a dog walker because again my name wasn’t on the lease but there are Mexicans that have two families in one house they haven’t been out out or asked anything I talk to them then there are multiple people with more then two dogs in this complex but I’m pretty sure they don’t contact them because they don’t see them all the time I sold one of my dogs kept one and have two emotional support dogs which I’m waiting for the paperwork they told me someone told them I got another dog when I don’t know anyone or talk to anybody in this complex but my girlfriend so I believe there watching me for no other reason but that I’m black and how I dress things of that matter because the only time anyone sees me is when I’m walking my dogs y am I being targeted so much I pay my rent on time my house is clean y does this lady just feel like it’s ok to watch me and only me

Living conditions/equipment failure
This is my third email that I have sent to your office and I am not very happy with the Commnication that I have been receiving> I am currently living out of plastic bags and containers because my unit still has not been treated for bed bugs, my unit was supposed to have been treated on Friday, March 31st, NO one came out and I was not notified that the date had been changed. I called the office and still did not receive a call back, now when calling the office, I am told that the unit is due to be treated today which is impossible. My dog is due to come home this evening and with this VERY short notice and because of the time that we need to stay out of the unit we would also need to book a hotel. I have sent a complaint last week regarding things that need to be taken care of and to this day I have still not received any response.
When I last contacted you we were still waiting for the unit to be treated for bed bugs for the second time. We were scheduled for Friday, March 30th. But NO one came and No one informed me that this was not happening, so now once again we are living out of bags and container.
Here we are in a new moth and rent is due and this is my living condition, this is totally unacceptable. My unit is still without a washer, and I have not received a response on the request of removing the carpet.
Can someone please help me with this matter, or I will have no choice but to contact my attorney because this has been going on to long.

Driving a company vehicle! I provided front office with registration, and company insurance for the vehicle! Plumbing issues and terrible work
I’ve been having plumbing problems every other month for 3yrs since I’ve lived here. They fixed the plumbing issue yesterday again for the hundredth time but I’m quite sure it’s temporary patch work and will be down again in 45days per usual. In the process they broke my stopper so me bring me went back to the office and let them know but instead of fixing the stopper I had to where I can take a bath they just did anything and when I say anything.
