I moved into the Twinlakes Apartment in October 2023. The purpose of this email is to get the attention of the Corporate Office with regards to my request for reducing the rent due to the faulty repairs that were not done properly prior to me moving into the unit, at Twinlakes. I was pleading with the leasing staff to see the unit months prior but I was consistently told the unit is not ready and did not do a walkthrough of the unit until the day I was suppose to move-in the unit. Prior to moving into the unit I started receiving mandatory pest treatment notice for the building. My previous home location did not have roaches so I immediately sent an email to the leasing agent to ask if there is a problem with roaches in my building and also in my unit. After sending two emails I received a response from Zully, that stated the pest treatments are mandatory but there is a roach issue. Upon moving in I immediately notified the Maintenance Team of the issue with the roaches. They provided with several pest treatment options but I began to realize that treating the unit will only be a temporary solution. I began to notice that there was holes in the drywall. During my move-in inspection, in October, I mentioned and it was documented on my move-in inspection report that the counters were bubbling but there was no follow up work order entered by the staff on this issue. In my two months residing in the unit, I started to notice roaches running in and out of the open space gaps that was between the wall and the drywall on the kitchen counter top (I have photos and videos documentation of all of this). Under the kitchen sink there was an unfinished repair where the material was cut out and left that way and throughout other rooms (bathrooms and hallway walls) there were holes in the drywall, or the drywall was bubbled up and paint plastered on top of the bubbling drywall. I had a meeting with the Assistant Manager and Property Manager who were very nice. The Property Manager immediately placed work orders for the Maintenance team to begin working on the repairs. My concern and why I am writing this compliant is to inform about the faulty repairs but also complain about the fact that I was charged rent for two months, now three months, to live in conditions detailed above. Would you like to live in a unit that has holes, gaps and separation/bubbling counter tops where roaches are crawling around and getting into the dishwasher and worse the refrigerator? Again, I do have photo and video documentation. I am asking for some type of compensation for dealing with this as the unit should have been inspected thoroughly for repairs after the contractors completed the work. Then after I reported the countertops were bubbling a work order should have been submitted for repair, as mentioned above it was not until I mentioned it again. The tenant should not have to bring these matters to the attention of the staff. There should have been a thorough walkthrough completed prior to the resident moving into the unit. The contractors that did the repairs should have been held to some accountability for the faulty repairs that was done. I will gladly resubmit all my photos and video documentation taken for the past two months of living in this unit upon your request. However, all of the documentation has been submitted to the staff. What I am seeking from this compliant is the compensation for dealing with the above nightmare. A total amount of $400.00, or half of rent is removed from the current monthly rent balance and waiver of fees (late fees) for this inconvenience. I have reported all the above to staff but have not heard back with regards to what they will do as far as the rent? I am hoping that I receive a response very soon.
