After Citi Sold my Mortgae to Nations Star in Texas, , they have continually sent me refi letters which, I have tried numerous times to work with them on and have compared them to other lenders and their rates for closing are Exhobintantly HIGH, , and out fo the ball park for closing fees, as well as increasing the monthly payments at time to sign, , , , BUYER BEWARE !

faulty payoff
I paid my loan down to a balance of $2500. Nationstar sent me a payoff statement (not requested by me) so I decided it was a chance to get rid of them early. I wired the payoff amount their letter showed. They credited it to my account on 9/30/14 and then sent a bill saying I owed another payment of $770 (my Oct 1 payment). That's impossible since I had just sent the payoff. So I called saying their payoff had showed the escrow account being credited as part of the payoff, please fix. They assured me they would fix it. Then I got a notice I was delinquent on my acct (how could I be since the payoff amount was 3x the amount of my payment, plus it was supposed to be paid off ). I called again two more times trying to get them to do what their letter showed. They explained they had no copies of the payoff (which I faxed to them on 3 separate occasions and they generated it in the first place). Then they paid the tax bill out of the escrow account and sent me the balance of my escrow acct. Then they tacked on a late payment and another month's interest. I called again begging for help. A supervisor (my 3rd) promised he would fix it. A few days later I got a check for the payoff I had sent in and another payoff letter with late fees and interest. I broke down crying. I hate this bank. No one will help me - they never call back or do anything but threaten you. I called in again and one of their "customer service" reps told me she could probably waive the late fee but "no one can fix the interest" and that it was my fault for not checking to see if it was paid off. Uh... how else should I check?! I called them every few days trying to fix this and for 3 weeks had worked on this non-stop. I feel hopeless. I now have to send in the "new" payoff with late fees and interest or they will harm my credit. I have paid this loan for over 10 years on time, not once late. I cannot get one single person to help me with the unjustified late fees and interest. How can a bank get away with ripping off their customers? I will never ever do business with them again and will make sure every person I know avoids them as well. I am in real estate so I will make sure it gets out there how they rip off the customers and refuse to make their errors right.

My husband and I had originally had our 1st mortgage through countrywide. Countrywide sold to bank of america. Bank of america sold to nationstar mortgage. My husband has been unemployed/underemployed since 2008. We did get behind with bank of america for all of 2012. They would not accept partial payment. We were always behind by $1, 000-$2, 000. They were not willing to work with us. They sent us into foreclosure. Went to court & said we would have all money paid by end of the year. We sent them more than $20, 000. Then they sold our note to nationstar mortgage. Nothing but a headache since then. I am having a hard time believing our country is letting this happen. In december 4 th 2013 closed loan fannie mae bought my loan from nationstar, charged me $4000.00 to place my loan which is illegal. Also nationstar dogged me for 8 months to buy their home insurance policy at a much higher cost even though I proved I had insurance. Also escrow account they are forcing me to pay for insurance which is illegal. I'm a korean disabled vet please look into and help me. Thanks

We get several telephone calls weekly (They start out by telling us they are also a collection agency) harassing us about payment shortages. Every time there is any change in our account we have to go through the collection person who calls us, they transfer us to their escrow department, and then to the insurance department. These departments will not communicate with each other. Nationstar purchased flood insurance for our loan and billed us at at rate that was twice what we were able to find the same coverage for ourselves. We paid our annual premium and provided proof of insurance to nationstar. They are still trying to collect for their cancelled policy. We have multiple properties with mortgages... Nationstar is the worst, hands down company we have ever worked with. Our original loan on this property was sold to nationstar. Avoid them at all costs!

The fact that Nationstar Mortgage is not only blatantly breaking the very rules that protect you as a consumer but also ignoring your proof of insurance is not only absurd but egregious and abhorrent…the exact definite of Unfair Deceptive Abusive Acts and Practices (UDAAP), which are forbidden in the industry! Nationstar is violating rules governing force-placed insurance or FPI that went into effect on January 10, 2014.

Thank you as I commend you for taking the first step in asserting your consumer and constitutional rights by complaining about the situation, both with Nationstar internally and beyond, in an effort to shed light on the abuse and encourage change. With that said, you have overlooked the key aspect to your fight, which is putting the violations and abuse in writing in the form of a proper QWR and attaching proof of your consumer and constitutional rights that have been violated; they have certainly been violated in this case per your complaint.
A QWR is an integral tool in getting what you desire and all of the aforementioned mortgage lending and debt collection companies MUST answer your Qualified Written Requests (QWR); if they refuse then you take your fight to all the regulatory agencies outside of Nationstar that assist in fighting for your rights like the CFPB; it’s a shame that these more than profitable and previously bailed-out companies engage in this type of consumer abuse.

First, their customer service is a joke... Second, they don't know from one minute to the next what they are doing or saying and everyone that you talk to has no idea how many people u have spoken with before them... Third, they are adding fees upon fees upon fees and just hope no one ask questions because no one in that company can give u a straight answer... We are suppose to have a 10 day grace period when our payments are due on the 1st... Well weake the payments on the 4th and just found out we have been charged a late fee every single blessed month! I don't understand why with all the complaints that are everywhere on the internet why is this company still in business... It seems to me that when you have this many people complaining against one company, someone would investigate these and shut their doors permenantly.. We have called them every single month since april 2014 trying to get a monthly statement.. At the end of july, we received a letter stating that after we made the payment for august, the statement would be generated... Well it is now time for us to make septembers payment and we still cannot get a flipping statement.. I just want to know how hard is it to send a statememy

Same as a lot the complaints below. I worked diligently to get a modification from BofA after they hard sold me in to a short sale program and then pulled the rug out from under me. I complained to the top at BofA and they reintroduced a modification option. As soon as I thought I would be accepted they sold my loan to Nationstar and now BofA is being sued for $17 billion for defrauding hardworking American of trillions of dollars. Seems Nationstar has learned from the best criminal organization in America and is now following their lead. I have repeatedly submitted the requested documents for a HAMP modification and now they are asking me to submit the same documents over again. Once again I am on the proverbial hamster wheel. Nationstar just tells you what you want to hear but has no interest in helping anyone. And why should they? Until criminal charges are brought on these banks they will continue to screw the American public. Fines won't do it. Thanks America for helping me understand and realize the real American dream. Get out the pitchforks folks. It's coming!

Same issues! I had past bankruptcy like 4-5 yrs ago and Nationstar was informed and in the loop. I got behind and they suddenly send my acct to their bankruptcy dept and will not allow payment, won't talk to me, tell me to call back in few days, 1 week, etc..and then offer a loan modification via email... Then they don't communicate with me, but when I finally get a communication they keep asking for SAME documents over and over... Exact same papers...now they are wanting to foreclose... They are stealing my home!
Base on my own personal experience Nation Star Mortgage is horrible my VA mortgage loan got transfer from Bank of America I was on the biweekly payment schedule that will save me 5 years of payments and they did not honor it they wanted me to pay the deposit and fees again. In addition the customers service is horrible after you are stuck with the for 30 or 15 years don't expect anything good out of Nation Star Mortgage. The Department of Veterans Affair should not let veterans fall in the hands of this Gangsters. I hope If someone is reading this Please don't make deals with them you will regret it as much as I do.
All of the vulture debt buyers like NationStar, are offering loan modification deals that violate the FDCPA and are abusive. They are padding the overall debt owed, stretching the escrow amounts owed, adding in exorbitant balloon payments, ect. Once they get you hooked to sign for the modification deal, they can collect payments and then sell your debt at a premium in the open market. All non bank mortgage servicers want to service your debt for the short run and then sell your debt at a huge profit margin. Since most people represent themselves on all of these matters, they fall right into the trap. However, if you file right complaints that tie in to the FDCPA, you can push for a much better mod deal. Filed for a mortgage modification and was approved. My payment was $300. 00 less than it had been. I was notified if i made 4 initial payments that would be my mortgage after the trial period. When the trial period was over my mortgage was adjusted to $100. 00 more than my original payment per month and they added 20 years to my loan.
I have had the same problems as listed on many of these board postings. After one year of paying they kicked me off put me into foreclosure then bullied me into another in house mod and tacked on 26, 000 to the end of my loan plus ten years.. Along with that they breached my personal financial info to my ex husband along with giving him choices on what to do with my home?/ I need a mass lawyer to help me file a suit. They have done so many things as I have seen on the posting board here that it would be to much to write. Does anyone or has anyone done a suit yet for the breach of contract and unfair practices yet?

Husband abandoned wife and child. Original mortgage held by b of a, who then sold it to nationstar.
Husband refuses to refinane or modify loan. Husbands name is the only name on loan. We live in california and are in a divorce. Nationstar refuses to deal with me and seems to be more than eager to make our 10 year old son homeless, I have made an offer and they would rather foreclose and leave us without a home rather than make a deal. They will get nothing from the exhusband, you would think they would rather have a body in the home and collecting a payment; but "no" they want to make a child homeless.

Be VERY skeptical about END's motives. If they are who they claim to be, they know full well if the wife's name is not on the mortgage, there is nothing Nationstar can do. She needs a divorce attorney first; let the attorney deal with END if he believes they can help. As all readers of this forum know, as soon as someone is in financial trouble the sky fills with vultures looking to take advantage of the desperate. It's not the bank throwing out the mother and child, it's the ex-husband.
This company needs to be investigated. They have been constantly denying loan modification. They lose document, say they can't find them, they are outdated, or they have submitted them to their underwriters and the underwriter is requesting more documents. They have even signed a certified mail and said they can't find it.

unfair charges and banking
I am a month ahead of my mortgage since 4 months ago. I did this to get them off my back and to stop charging me fees. Especially the inspection fees! When I have no evidence the any inspection has taken place. Well fast forward to this moment. I now behind on my payment. That is according to them and i'm being charged late fees! I have not contaced them yet in regards to this issue but talking to them takes more than an hour and usually nothing gets resolved.
Another problem I had with them in February of 2014 was putting my money in a suspense account and then reporting to the credit Bureau that I missed my payment. They say that my escrow went up (my insurance went down and my taxes stayed the same.). Then they say that when they bought my mortgage from BofA it came over with a short fall but they did not now this until one year after. They claim to have notified me but I never received anything. So although I have been sending my payments to them they claim it was short and put in a suspense account and then reported to the credit bureaus that my mortgage was not paid! Damaging my credit! I tried to work with them and I sent them a letter to please review the circumstances and retrieve was they reported to the credit bureau. They sent my a letter back saying that they did the right think and they will not change it.

billing / fees / modificaton
I completed a Loan Modification in April 2014. After completed I was informed and signed paperwork that my payment with interest, principle, taxes and escrow would be 942.00 per month.
The following month it was increased by 44.10 per month for home insurance, which I could understand. Then in July it was again showing now fees of 68.00 owed for property inspections and 359. I emailed about the 359 and was told this was home association dues, however, I pay them directly. After multiple emails to the research department I was told they made a mistake and it was now for home insurance. I questioned this as I'm already paying this per month; so why a large fee and then monthly fees.
Second issue was in the same month July I looked at my bill and the total due was now 1600.00. When I called I was transferred to multiple people and then was told it was because they figured the escrow wrong. It's very strange that you could make almost a 800 error when the account was just reconfigured 4 months prior. When every I call the person does not speak English and/or can not assist and I am transferred to a new worker I then have to re-explain the situation again.
Currently working with the government HOPE program to assist, as the new payment amount is more than what I was paying with the modification.
I would NEVER recommend them to anyone. I've had nothing but issues with them since Bank of America sold my loan to them.

fraudulent late fees
In August 2012 Nationstar purchased the mortgage on a property I own. I
have payments set up automatically through my bank. I have never been
late on my payments for this mortgage, however, somehow something
happened and Nationstar decided that I missed
a payment while in transition in 2012. They have been charging me late
fees ever since. I DID NOT KNOW! until earlier this year. All my
efforts at remedying this situation (I paid the "missing" payment) are
met with a brick wall...no effort to work with me.

Nation star LLC is a bottom feeder in the world of bank owned properties. Fully financially qualified to purchase the home that we won in an auction and met all the requirements in every way. Now they have switched over five months later to no allowing us to have a FHA loan to now get this CASH ONLY!, !, , , , wow dishonest. Not only do they go by the name of Nation Star but they are also aka Green Light Loan and the Home Search.com is none other than Nationstar Mortgage LLC. BEWARE of this company they are dishonest.

Bank of America transferred our mortgage to Nation Star Mortgage and our loan payment has been consistent and on time.However, due to unforeseen circumstances there was a delay of April payment and we called today May 1 and was told that we would not be reported to credit bureau.Payment was made and found out later that we have been reported to Credit Bureau to frustrate us since we never asked them to refinance our mortgage.This institution has turned to racism due to identity.We requested for a courtesy waive they rejected.This is unfair and prejudice.We never missed any payment since the transfer.PLEASE HELP US.

I left him over a hundred messages not one call back.So I heard a different story EVERY time I called.Different payoffs different stories and probably spent $100.00 to fax paper work ( my computer was shot) During all of this I was so stressed I couldn't sleep for thirteen days, ambien didn't work Valium didn't work.My doctor said I had gotten some brain damage, Now I have to take Xanax every day.he also said I had post traumatic stress and an anxiety, depression social disorder.There wasn't 1 compassionate or helpful person.They were like robots and I was more knowledgeable than any one there one tried to argue about how much equity I had.So I filed bankruptcy the same day as the auction before my house was sold for $30, 000 less than market all going through a modification. Two days after the auction and my house was sold they sent paper work saying they got foreclosure paper work and would leave me alone.Not even knowing they sold my house. Greed is an American disease.
NationStar Mortgage purchase the servicing rights to your mortgage debt at a deep discount. Therefore they operate like a giant collection agency. Since they earn a massive profit foreclosing on properties instead of modifying mortgage loans, they play a had ball game of collections. However, If you strip down the validity of the debt and challenge the debt per the FDCPA you will have a great chance of success v. NationStar. Recently, some of our clients have escalated there cases to litigation and have found an even greater level of success. You must be able to build an incredible amount of leverage v. I was on an unemployment forbearance program with Ocwen and in the middle of my program my loan was sold to Nationstar. I immediately contacted th to start the modification application process as I was supposed to do with Ocwen when the forbearance program was almost over. I completed all the paperwork and after 30 days never heard from them i contacted them and they said I wasn't able to be modified and they would roll me into another program to see if I qualify again i heard nothing. I recieived an ACT91 in the mail i immediately contacted them and told them that I was applying for a modification and was told they were looking into another program and now I have this paperwork what are my options? I asked if there was a repayment plan anything to be able to get my mortgage paid they told me no my home was up for forclosure and there is nothing they can do. I tried everything to work with them and they refused never had answers for me and refused to give me any information. Now I have to go to a conciliation hearing to fight for my home because Nationstar is a terrible company and should not be allowed to practice business. They leave you in the dark woth no answers until they try to take your home from underneath you.

Huge increase in escrow
My mortgage was sold from Bank of America to Nationstar mortgage. I no longer get paper statements (but I did not elect to have them stop). I never received any escrow summary/annual review, but today got an email and notice in the mail that my payment was in suspense (not being applied to my loan) because my escrow had been increased. I had no idea. The payment will not be applied to my account until they get the additional funds. They were kind enough to tell me that late fees will be assessed today - how convenient since I only found out today. Additionally, if I want to pay online to avoid the late fees, there is a $9.95 charge.
I called to complain and they kept telling me that the increase is required. They tried to fool me into believing it was required by law...little did they know I am an attorney. They also told me that all mortgage companies do this...well, Bank of America and Countrywide never increased my escrow payments so they could have a 1/6th cushion. There is no good reason $1, 000 of mine should sit in their accounts earning interest for them instead of in MY savings account earning interest for me. What a shady company.

dmmurphy, your complaint was one of my favorites because it truly sheds light on the fact that Nationstar representatives blatantly violate homeowner's rights on a daily basis without even knowing that they are doing it, which does not excuse the behavior. Also, there are so many violations compounded into one it is as if they just were trying to see if you were paying attention by throwing at you every violating thing that they could possibly do at once given your situation. How ignorant and abusive! Unfortunately, I have the privilege of dealing with Nationstar on a daily basis and I truly feel that they drain good brain cells from my head as they violate my client's rights under my nose.
Rachel Purkey Brown, I would first call the news to see if they will do a story because Nationstar is ridiculous and then I would look seek the assistance of your military legal assistance to get Nationstar to behave and utilize the Servicemember's Civil Relief Act (SCRA) if needed. That is just so violating let alone unfair and abusive! You have rights and you need to assert your rights either by yourself or by utilizing the resources you have at your fingertips immediately to hold them accountable.
Texas Chickie, your complaint is valid but Nationstar may also have the right to assess up to 1/6 or 2 escrow payments depending upon your state laws so I would check there first with your Department of Financial Institutions or ask a friend in the mortgage industry as they should know the parameters of the law. Inaccurate and unfair reporting is a violation of the FCRA so if they report you in error and refuse to change it then report them immediately to everyone.
I routinely look for posts to answer in hopes that it will not only bring optimism to those homeowners and borrowers in distress but also some basic information to assist in fighting the banks that are "too big to fail" but yet don't appreciate the bailout that we provided in their time of need. The debt collectors like Ocwen and Nationstar are simply just ### but they can be beat at their own game too just like the big banks can be defeated.

Again, Nationstar switched communicating to e-mail account. One we never read, because the e-mail account was on our 10-year old loan.
We did not receive a 1098 as required by law. We have not received a statement of our accounts or our escrow payments since they bought the loan over 1 year ago.
Same scenario as another complaint, they increased the escrow by 150/mo and held my payment in suspense until I called. How would I know it had increased without any communication from them. 4 more days and they would have reported me to the Credit Bureau. Where the Hell is an oversight agency for these unethical idiots? I'm old, but I'm not stupid...talk to me lawyer...what is a 1/6 cushion and is it legal?
I'm from Texas and they CLAIM their office is in Texas, God I'm sorry about that. No ethics, no communications, suck in money and if you want something from them, like a monthly statement, a 1098 for your tax return, etc. they can refer you to a customer service representative in another country. This is BS.
We are stationed on Guam, and BOA sold our mortgage to Nationstar right after we moved in April 2012. We moved from off base to on base house Sept. 2012, and I had only received 1 notice from Nationstar letting us know where to send payments etc. So, Dec. 2012 I call and update all info. We still as of March 2014 never receive any account info other than last years end of year statement! So, my husband calls today to get our tax docs faxed... we are told that we are about to foreclose! Our escrow was increased about $75 and we have been constantly behind for almost a year... but a few months ago I paid 2 payments in one month by mistake... that's what happens when I use web bill pay to remember to pay my mortgage and don't EVER receive a bill and I have paid the same amount I have paid since they first sent a bill. They tell my husband that there is an "early payment penalty" and that it was posted all to principle... not towards any balance due? What in the world? The have not updated info, even though I personally updated it! They have never contacted us! They tell my husband that they have too few employees to contact us! I'm furious. We live in Guam, they can look at the account and see we are military, and see what happened... Now they are saying we need to pay $3500 but there were no fees? It doesn't add up.

I also will be filing several complaints against this company. We to had our mortgage sold to nationstar from bank of
America. We were in the process of refinancing through greenlight loans which if a lot of people don't know is the financial dept of nationstar found out the hardway its a so called sister company {right }! We also had very good credit for well over 20 years. So here is our story we refinanced a couple months ago through greenlight loans. The process went well until we made our feb 2014 payment to nationstar. Greenlight set us up with their financial loan coordinator. I made our house payment on the 3rd sent it out the same day and the lady calls to tell me we don't need to make feb. Payment I informed her I already did. She tells me to go to our bank and cancel the check. I have never done that before but she"s the coordinator so ok I will. Then she calls the next week and said they took the payment anyway. I didn't think to much about it cause the money was there. Then we signed papers on our new mortgage the next week. Then she called and told me I needed to wire transfer several hundred dollars to title and escrow accounts which I did by now i'm out several twenty five dollar wire transfer fees. I"ve got a voice mail where she called said our loan has posted everything is good to go. I was relieved because of all the running to get everything done and we would of had a new mortgage payment. Long story short she calls me on march 28th to tell me I needed to make a principal payment to nationstar for feb payment immediately so I did called them the following monday to talk to them they ignored me told me they couldn"t finance anyone who was 30 days pasted due on their morgage !Are you kidding me she"s the one told me to cancel the feb payment. They called me a liar sent me a foreclosure letter 2 days later. Nobody will talk to me about it ruined my credit because good ole nationstar stuck it on there because of a one month missed payment. I am really beside myself in disbelief of how a mortgage company can do that to someone and get by with it. I now have bad credit no new loan messed up escrow account behind on payments because it spilled over into the following month and no relief in sight. Wow how can these people get by with all they have done to people and we all are the ones getting punished

Monthly statements
I was too one of the many customers who's loan was transferred from boa to nationstar. All of a sudden I noticed I was not receiving my monthly statements any longer. When I called nationstar I was informed that it was automated, I advised them I want my monthly statements! I was advised that I had to go online and have to figure out how to request paper statements again. First of all I did not elect the change to begin with. I kept waiting for my annual tax and interest statement, never came. It is now march 8th. I logged onto my account to see if I can figure out how to find and print this. While searching this and still not receiving my paper statements, I looked at my online monthly statement (That I did not elect to do) and noticed that my mortgage payment is increasing $120.68 month due to an escrow review? I never received anything to do with an escrow review and payment increase. This is a $1674.85 annual increase in escrow based off of what they paid out this last year. I'm on a very tight budget every month and already struggle to ensure I can make my mo pymt. How can they justify that much of an increase and not notify me. How many more people are they doing this too!

Modification of second mortgage
I have received a modification on my first mortgage year ago. Nationstar has a second mortgage on my home with an interest rate of 13%. They are on the Making Home Affordable Webisite as a company that participates in the this program> I submitted a copy of the approved modification I received to them which they requested. I was told this was all I would need to get a modification of my second mortgage and get that interest rate loweredl. Now they tell me my modification details have not been filed with the Department of the Treasury so they will not consider me for the second mortgage modification. I contacted my first mortgage company who tells me they most certainly did notifiy the Department of the Treasury and are trying to find out why Nationstar is telling me they have not. Bottom line Nationstar has a consumer paying them at 13% interest and they have no interest in helping the consumer lower their debt.
