Builders lack of quality control
Only been in our Mungo home for five months and these houses are thrown together as cheap as possible and as fast as possible ! The shelving units in Master closet collapsed due to not being screwed into the beams behind the sheet rock with tiny screws . The master linen closet shelving is pulling away from the wall probably for the same reason . The shower doors in the master bath sill plates were installed backwards which allowed water to spill out onto floor . Toilet in master bathroom was loose . Painters are terrible leaving runs all over the walls , doors and ceilings ! These are just some of the issues so far that if there was quality control on these homes should have been caught by the contractor! Do not recommend Mungo homes for anyone looking for their dream home .

We are first time homeowners and should be excited! Our house was built too fast! Vinyls off the side of the house came off quickly. We have so many issues. I regret that we used Mungo homes! To the builders: please take your time building people homes! This is something we have to live in and should enjoy, not focusing on repairs in less than a year!

POORLY BUILT MUNGO HOME. ISSUES WITH WATER LEAKING IN THE BACK DOOR WHICH RUINED THE FLOOR. MUNGO DID FIX THE ISSUE. NOW PLUMBING ISSUES ON A TWO YEAR OLD HOME. HOUSE COULD HAVE BEEN BUILT BETTER BUT YOU CAN LOOK AND TELL MUNGO CUT CORNERS OR RUSHED THE JOB. I WOULD NOT RECOMMEND THIS BUILDER.

Mungo homes does not stick behind their people and will not honor what they advertise or tell you. I spoke to someone with Mungo homes on a Wednesday and was told availability and price of a home. It also states on their site what the price is. I tried to reach back out to the contact with no contact back. I travel for work so was not able to stop by the property but when I returned, was notified that the price jumped $40k in that timeframe and they would not honor the price they told me or even attempt to help me out.

The worst experience of buying a home ever with Mungo. I went to a neighborhood to pick out a lot to build a house. There were no more lots available in this particular neighborhood, but there was a house that was structurally already preplanned where I could add more own finished inside and put the house on hold. I gave them a check to put the house on hold until we were allowed to go under contract. After this, we got pushed to put certain upgrades in the house and were told what we could and could not upgrade, because technically it "was not my house yet..." After we picked out all the finishes we could for the house we were told that the company had put a new policy in place because of the demand of the market that we could not go to contract until the entire house was up in sheetrock. Okay...that is bad business because they do not want to miss out on money but we still said okay because we were excited about how we designed the house. The next day after being told that, we were then informed that not only do we have to wait to go under contract, once we are able to go under contract, they will be putting the house on the MLS and accept multiple offers. WHAT?! ARE YOU KIDDING?! I gave you a check and have a text from the builder agent saying "This home is yours, you can go to contract at the beginning of April."
*** is the builder's agent we had to work with and his conceded attitude and no remorse for us losing a house we were promised is beyond upsetting. He needs to get off his high horse and actually care about new builders.
I also called their sales manager Matt who said he would get back to me on this unfortunate situation and see what he could do...but shocker he NEVER got back to me. You tell someone you will help and then ghost them. Again, showing customer who is upset is not worth their time.
If you go with Mungo BEWARE...they clearly care more about filling their pockets than their customers. I have told so many agents, including our own agent who was in on this deal and they cannot believe a builder would do something like this.

Purchased Mungo home in May. Very unhappy with all the issues. First day moving in washing machine did not work and Mungo would not work with us. Thank goodness our build manager helped us in getting a new machine. Finish on wood stairs peeling, had to re-caulk shower myself, cement siding has pieces falling, paint on carpet, very poor drywall work and paint and the best part is our lennox evap coil is out because even though there is a known issue they knowingly used and or hired a company to install a part that was already defective. I am now without A/C in my house that is 3 years old with a 10 month old in the summer. Grass was mostly dead and did not sign off on grass at closing and still was never addressed. Ethernet ports did not work (more of the 3rd party they hired but just another issue) I would love to submit pictures. I would not recommend them. I am not looking for perfection but paint on carpet? Dry wall not even sanded? Yes brought this up during 1 year warranty and nothing was really done about it. They did fix screw pops we pointed out but that was about it.

i BUILT A OVER 400K PLUS HOME FROM Mungo , after 1 year a discovered my house foundation was not built according the engineer design, i had to escalated to the town before Mungo to resolve the foundation issue, Mungo told me that the foundation fix does not require permit from the town, but when i call the town that was not true , after 2 years of going back and forth and hired my own engineer ,Mungo decided to fix the foundation , a very respectful engineer company also noticed the floors at the right wall of the master bedroom were very uneven. Inspection in the crawlspace revealed that the wall was still supported by floor sheathing between joists. The engineer company provided Mungo how to fix these issues. i had to hire twice the same engineering company and lawyer to write in behalf of me to Mungo and Warranty company. Neither Mungo or Warranty company assess my master bed room wall , but claim this is not covered by warranty structure, i have been deal with this issue aster 10months i moved to the new home. Mungo fix the slopping floors, walls that were cracked to to the foundation issues , and my master bedroom door that was broken when they try to jack the floor, yet i had to hire for them to fix all this even though all these issues were caused do to the foundation and not adequately support wall . Now Mungo and Warranty company not willing to fix the master bed room wall. To fix this it will cost 15k. if any want want to buy Mungo home be sure to hire engineering company to review the build. i put all my saving on the home and this is very expensive home for the town and i cannot believe i had to deal with all these issues rather than enjoying my home. Big builds can get a way with anything , we the customer had to deal this type of issues it should not be acceptable. i work on the health care imagine if we do surgery on wrong diagnose on patient this will be a big law suite for everyone. This my 3 house to build , i have never seen this horrible customer service in my life. I would not recommend anyone to build their home with Mungo if you do you need to have a lawyer and engineer company to protect your rights.

If I could give them less than a one star I would. From trying to put in an offer to currently living in the home since August , not one thing has gone right. Mungo thinks if they "repair" the issue all is right in the world but they need to add in a course for customer service in their company training. Please do not make the mistake of buying from them and read every review you can! The warranty manager (I use the term manager lightly as he is the least qualified person I've spoken to) has such a poor attitude from day one that attempting to discuss a concern as a home owner is impossible. Mungo's general response for your issues is "everything will not be perfect, your home will have problems and you have to understand that." I have not expected a perfect home however what I do expect is respect from a company I just handed over hundreds of thousand of dollars to. Within the first 90 days in my home my water bill was over $2k due to a leak that occurred PRIOR to my move in, my HVAC system has been "repaired" 12 times, I have had a plumber "fix" my plumbing concern 3x only to have a leak that went through to my first floor ceiling, I had 9/13 stair treads completely replaced, our plot plan is not accurate, I'm missing parts in my appliances that I was told was my own issue-I did not purchase said items, our yard is under water at all times due to poor placement of easements and a French drain being needed, my electric bill is astronomical due to my HVAC running all day with the issues previously mentioned, my dining room light caught fire, my recessed lighting did not work properly in my kitchen, my front door does not work properly. I could probably continue however those are the major concerns that mungo deems normal. They will also likely comment saying I was offered warranty solutions but that does not fix how horrible Mungo has treated my self and my family. My house appraised for $3500 less than our loan and Mungo refused to change the cost. My family was moving cross country and we had to pay this overage as we had no where else to stay. This was the beginning of this poor experience that just escalated from there. Mike the warranty manager, Brandon-whatever his title is, need a lesson in custom service and Mungo needs to learn that putting a homeowner in uncomfortable situations to "fix" a problem is not a perfect solution and compassion can go a heck of a long way. The lack of care, sympathy or concern for your homeowners is sickening. I am counting down the days to finding a new home and moving out.

I closed on my Mungo home (new build) in October
I closed on my Mungo home (new build) in October. In 2020 we noticed 2 issues: a water spot on my daughter's ceiling (located at the rear of home) and a shingle coming unseated (at the front of home). This was an issue to say the least. I sent in a service request on September 25 for these issues to be repaired. I received a response on October 6,2020 basically stating that someone will be in touch about the situation. The warranty manager (Cliff) did reach out to me the next day; he looked at both issues and said that someone will be fixing it. A few days passed and someone came to fix the shingle on the front, but they did not fix the issue in rear of the home. Months passed and the spot grew wider; another spot also formed. My wife and I were very upset that this issue was not fixed. Since Mungo did not fix it, we got a roofing company to conduct an inspection; it has now been 7 months (May ) since I submitted my first service request for this issue. The roofing company saw the leak on the day that they came to inspect. They also informed us that the root cause of the leak was not normal wear and tear; it was due to the builders not sealing holes on the roof. They also said that we needed to get this fixed right away to avoid thousands of dollars worth of damage. So my wife submitted another service request to Mungo Homes on the 12th of May; we got a response from customer service on the 18th of May saying that the service manager (Cliff) would contact us or give them further directions in proceeding. We never heard from Cliff, so we went ahead and scheduled the repair with the roofing company because we did not want the damage to get worse and have to pay even more money for an issue that is not our fault. We also did not want mold to build up and my daughter get sick. The roof was repaired on May 20th by the roofingcompany we hired.
Today (May 24,2021) my door bell rung and there were two guys saying they came to fix the roof. They showed me a text message from Mungo instructing them to repair roof today, but the roof is already repaired. bThe roof is already repaired because no one communicated to us that someone will be coming to repair the roof. Mungo specifically said that Cliff (warranty manager) would contact us or advise customer service on how to proceed, but none of that happened. The customer service rep did not hear from Cliff; neither did we. I think that Mungo should reimburse us for our repair on the roof due to their lack of communication and service. I think that 7 months is too long for a customer to wait for a company to help them with an issue that can turn into a greater risk for their family. If they had communicated that someone was coming to repair the roof, we would have saved our money that we spent on the repair.

I purchased my home for 500,000 in Oct of 2020. When we purchased this home, there was a crack in the garage pavement. The contractor said cracks are expected and not covered unless the crack grows. We told him we will wait to see. Currently, the crack has not grown however, I doubt they would have put this house on the market with this crack in the garage. I feel at the very least, they should seal the crack so I don't have to pay to have it done. I probably would have skipped buying this home, but our family was in the middle of selling our home, which was under contract, and a seller of another home we were under contract with backed out. Were in a jam and needed to find a home fast. The builder also told us when were buying this home that the brick would be painted white. Later to discover this was some clerical error on their part and so we'd have to pay to have the brick painted. My wife was very disappointed and this only began a list of disappointments and regrets of purchasing this home to follow. Under the existing warranty, we submitted a request regarding the crown molding separating from the ceiling. Prior to the pandemic in March, a contractor came out and said the crown molding needed to be reapplied to the ceiling, so it is flush. Said it didn't seem like the original contract put nails in the correct spots. Because of the pandemic, this request was halted and no one was able to complete the work. Finally, Mungo homes started scheduling requests for 11-month services, etc. We decided to have them do the 11-month and service all the other requests we have submitted. Another contractor looked at the crown molding and said it was just a caulk issue (Oct 2020). I told him if this issue returns I will be submitting the request again. Well, it did return, and when I submitted the request, the warranty manager immediately denied it since it was outside of my 1 year warranty period (Jan 27, 2021). I informed the warranty manager that this was an unresolved issue when I was under warranty. They said we are looking into it (Feb 1, 2021). Since this time, I have been asking for updates, only having my emails forwarded to the warranty specialist, who takes nearly 2-4 weeks to respond to my emails, if not longer. This has been my experience with Mungo Homes ever since. Delayed correspondence when all that is really require is an acknowledgment of my request and steady updates. I now have other issues (wood flooring separating) that I am afraid to seek their assistance with because I am frustrated with their process. Mungo homes and staff have been negligent with the customer service levels delivered to a customer purchasing a home at half a million dollars. I am very disappointed and feel slighted, to say the least. I cannot take this level of stress, I am a disabled veteran, and dealing with these people who don't seem to care about servicing their customers and only care about saving themselves money drives me mad. In my opinion, no one has considered the need to uphold the reputation of Mungo homes and/or the power of providing good customer service as a business practice. That seems to go from the top down. I would feel thrilled if someone would agree to take care of every issue on my list as these are all due to a lack of workmanship and care. However, I have no confidence in that happening. I would only see someone finding something in a contract or warranty to support their desire to save money. F YI: I also feel the 1 year period should have extended by www.mungo.com/ due to the pandemic since they have been backed up and hindered by the pandemic and this has been a frustrating time for everyone.

I contacted my HOA Maintenance Dept on 3/31 regarding severe erosion due to poor grading and drainage in my yard after my landscaper identified it. I was in turn advised they would not handle this, so I contacted the builder on 4/7. They responded on 4/8 stating that the Sr. Warranty Mgr said this would've been home owner maintenance. I responded multiple times that this response was unacceptable. I finally got a response on 4/22 with the contact information for the Sr. Warranty Mgr, Dale G. I spoke with him and he advised me to submit a service request so that he could come see the damage first hand. I did so on 5/15. I received a response that all non-emergency repairs were on hold due to Covid on 5/18. I finally got an appointment scheduled for 8/17. Mark Madden was the warranty manager assigned to review my issue. He came out and took photos. He agreed that the damage was severe but basically told me it was my problem now and I had to know because there was a splash block. I advised him that I did not purchase that and it was here when I bought the house. He got quiet and then advised me to file a complaint with SC LLR. I did so on 9/10. I submitted the appropriate documentation but did not hear from an investigator until 4/29. The investigator came out on 7/14 and took photos. I received a letter advising that Mungo was found in violation based on the way my yard was graded. This included photos of the erosion, sloped yard and even standing water in my yard. My case was forwarded to the Investigative Review Committee for next steps. Today, I received a letter stating that my case was dismissed. Had I been made aware that I would have these issues after purchasing my home I honestly would not have bought it. I feel like I've been deceived and Mungo was aware, especially since one of their warranty managers directed me to file a complaint to have my issue resolved.

We had our 11 month warranty repair work done on our home 1/6/2022 for minor repairs and nail pops around our home. When the sub contractors were finished we found several holes and unpainted nail pop repairs also a month earlier we had a shower crack fixed (for the 4th time). The contractor had to cut a large hole in the wall of our master bedroom to fix the problem the builder had caused I was assured by Mungo's Maintenace Manager Kenny that he would come back in a few days and fix it. He did not. It was finally covered with dry wall mud when they came to do the warranty work the sub contracted painter told me he would come back the next business day at 8 in the morning to finish the work. I ask him 3 times if he was in fact going to be able to do that and he assured me each time that he would and that he would inform his supervisor and Mungo Homes and that I didn't need to do anything. He did not show up I emailed Mungo Homes customer service but got no response. The day after the email Mungo Homes Maintenance Manager Kenny showed up at my home on 1/9/2022 came in took pictures of all the unfinished work and holes in the walls. Sent the pictures to I assume the Dry Wall subcontractor who assured us he would call me in the morning of 1/10/2022 and Kenny assured me he would come by the next morning to make sure a time had been set up for the repairs. as of today I have received no call from anyone about these repairs. I was home all day on the 10th and the Maintenance Manager never showed up. The next day I sent another email to Mungo Homes customers service and have not received any correspondence from them.

Purchased a home from Mungo Homes on 12/9. Several issues noted after closing on the property. Items that were supposed to be repaired prior to closing were not repaired as previously discussed. As the homeowner, had to make contact with the builder Robert. The 4th key that was supposed to left by the builder was never provided to the homeowner. Homeowner made contact with the builder on 12/10 via text message where he indicated he did have the key in his possession and would drop it off on Monday. The key was never provided. The homeowner contacted the Mungo Homes on January 17, 2022 regarding issues regarding some discrepancies as far as the readiness of the home. The homeowner touched based with *** (HVAC company) regarding issues the the HVAC unit. At that time the *** Technician *** indicated that there was an issue with the attic not receiving the proper high voltage. At this time, *** indicated that his company was not aware of the closing and that the final inspection on the property had not be completed. *** contacted *** Electric to evaluate the property. The *** electric indicated the the property had "faulty wiring." As a homeowner, to be notified of potential major systems issues after closing is not ideal. I contacted the builder and the home advisor of these issues. I was contacted by Robert (builder) in regards to resolving these issues. There were several miscommunications during this time about who was supposed to contacting the vendors for repair. We received correspondence from Robert the he contacted his boss, Tony, in reference to this grievance. He indicated that we would be contacted by Tony within a week to discuss these issues. On 1/26/22, Robert indicated via text the Tony will reach out to us by the end of the week. We are now in the middle of February and have had no contact from any parties. I am disappointed in this home buying process.

Bought home (*** Dr. Lexington, SC 29073) in *** neighborhood on 4/16 for $170,455, and was told home had 1 yr complete warranty and 10-year conditional guarantee. 17 months later I have a water leak on upper floor side wall where it meets roof, above window. Water leaking on side wall not ceiling. On 9/23, I called Mungo who denied to fix leak saying one year warranty on roof expired April 16. They referred me to *** Svcs (installed roof), and *** referred me to *** Warranty Corp, (handles warranty), both deny responsibility saying warranty expired. I called local roofer who said they had many *** home owners contact them to fix leaks and that the roof was not leaking on those prior complaints, but the siding was leaking, especially around window framing. Shugart homes, a division of Mungo homes built Camden Park neighborhood. Construction was completed nearly 6 months. A crew showed up at 8AM and has been Jackhammering for 4 hours so far. Spoke with the crew who gave me the owner's name. Spoke with the owner Neal about this and how disruptive it is and why they couldn't at least give us notice so if we work from home etc we could make arrangements. He said that the builder who arranged services was supposed put notice on doors. He gave me the number of someone named Billy who arranged it. Spoke with Billy who confirmed he was in charge and had arranged it. I complained about not receiving notice of the jackhammering. He specifically said that he does not need to nor would he be bothered to let anyone know in advance and that we should just expect that "things like this will happen" My car is covered in concrete dust- which he says is not his problem because I shouldn't park on the street (car is in my driveway though). Want restitution
Moved in the house in 2021 (built in 2018 by Mungo Homes).We found a leak and stains along one side of the house and garage ceiling.*** from *** Roofing found the cause of the leak: protruding rafters on front ridge.He wrote a report where it reads that the rafters were badly installed and caused the ridge gap to protrude, thus the leak.It also reads that there is a need to modify the rafters to code requirements(roofing code R802.5 Allowable Rafter spans).I sent a request for repair to Mungo Homes who told me to contact their Quality Builder Warranty as it was built more than a year ago(but roof framing members and systems: rafters and trusses are under warranty for 10 years).I received an answer from ***@qbwc.com: they deny my request stating that there is no proof the rafters are failing and that the house is unsafe or unlivable!These rafters create leaks in the house and they consider the house is safe and livable! They don't even comply with building code!
We purchased a new construction build in May. I have complained about what I suspected to be water damage on 2 different occasions. Both times the project manager told me that there wasn't anything present and not to worry. After 2 weeks of heavy rain, I noticed the trim on my garage door started to sag. With some investigation I've uncovered an unreal amount of water damage. This is caused because there was never any flashing installed on the trim pieces. NONE! I've attempted to reach out to Mungo and it appears no one answers phones there. I've also left voicemails and have yet to get a call back. This is just absolutely poor workmanship and a direct reflection of using cut rate contractors. I want this fixed. Now. Before it becomes structural and I have to have my house condemned. Unacceptable by any standard.

Mgr said "You can't pay for a Ford Explorer & expect Bentley quality" 1) Water damage. 11/8 toilet supply line broke, flooded m-bath & downstairs ofc. Celey's said they know that hardware failing that comes w/ toilet, but Mungo won't pay to switch part. Have est $10,000+ damages2) Engineer letter. Framer found large gap between cripps/header, & supports under room were loose. Rick said he replaced supports with LVL beam, but didn't get eng ltr 3) 24 window issues. Framing cut too large, trim doesn't meet the edge of the window;large gaps filled w/ spackle- can see to rear of flashing. Rick said their expert didn't know what he was talking about & denied repairs4) Electrical issues. Scorched wires, flashing lights, & both legs of power replaced. Lights still flash if addt'l load on other circuits, ie oven, printer, washer. Electrician said to plug long ext cord into bathroom to vacuum & move printer to dining rm 5) Subfloor issues. Floor rises /falls/moves from 1 rm to next & w/in rms.Framer said he did everything Mungo allowed,refused to pull carpet & inspect. 6) Carpet defective. Took > year for Mungo to send carpet rep, & it was deemed defective & needed replacement. Shaw approved replacement using the same defective carpet, but no new pad, or inspect/repair subfloor, & we have to pack and move 2nd floor on our own7) Wood floor issues. The eng floor is to have 8 coats of Al2O3 finish. Floor is chipped, scratched, & worn. Flooring spec /GC said it didn't have coating.8) Water issues. Many here have faucets w/ foul-smelling water. Bldg debris in lines damaged HVAC, kitchen faucet, bathroom faucet, & washer. Have removed splinters of wood from faucets, several still smell 9) Siding defective. Mungo continued to use *** siding, despite class action lawsuit. Gaps 3/8 to ½, bowing,curling.

I had a house built by Mungo Homes Inc in March. Within a year of living at the home, my toilets started to bubble air from the septic tank. Mungo Homes Inc sent their warranty manager out to my home. It was told to me by the warranty manager that because of the recent heavy rainfall that the septic system was overwhelmed and could not handle the water level in the ground, thus causing the issue. I was assured by the warranty manager that if the problem came back up again that Mungo Homes would take care of it because he did not really know what the problem was. The septic tank was pumped by a company at Mungo Homes expense. I was under the assumption that this fixed the problem. At or around September my toilets started doing the same thing again. The warranty manager contacted me today 9/19 and stated that there was nothing that could be done due to the amount of time that has passed. I have much more to say but am running out of character space...
I just closed on a home on aug 6 2021 with mungo homes. During the walk thur we noticed our backyard was not done properly and had standing water and wet spots.the builder said they would have it fixed.well a month went by a guy came with a wheel barrel full of dirt poured it it the spots and put hay on it.as soon as it rains the holes fill back up with water.ive contacted the builder several time.nothing has happened i just want what I paid for.or give my money back so I can have it professionally done.
I purchased a Mungo home in June. I learned of multiple roof defects in August during heavy rain. Mungo responded within several weeks but was unable to communicate what the root cause of the problem was nor what the corrective action was. I received a warranty of six months from the customer service rep following this correction. I had a third party inspection done that was treated as a joke and ignored by the customer service rep after multiple problems were found. Five weeks after the initial incident and my roof still leaks when it rains. Mungo has now indicated that since this is beyond the 12 month warranty period that they owe me nothing. When you buy a home from a company like this you are rolling the dice... sometimes you win and sometimes you lose. This time I lost.
Mungo home made us used their preferred lender *** mortgage. We had to wait 4 month until the house is built. Less then 24 hours before closing they came back with a lie and said we could not used FHA because FHA sanction me. I immediately called FHA and also got another lender who said we were not Sanction and said if we used them they could closed in 10-12 days. We said how and where are we going to get 30k in 24 hours. You guys drop the ball and should work with us. 24 hours later, they email me a letter that they closed with someone else and we will not get our deposit of 10k. My wife and I felt hurt, upset and hopeless. Mungo and *** Mortgage took our life saving away, and our dream home. Waiting for over 30 days- for several repairs to be done- Mungo is a "N0- Show" and won't fix the major water issues on the property Purchased a Mungo home 2 months ago- There are black construction nails sticking upright inside the carpeting, loose fixtures, holes and chips in the crown molding, chips in the attic doors, white paint spills all over the carpeting, new shower liner has several cracks- these are all minor- but were promised to be repaired for 30 days- and today at 9:00am Mungo was supposed to fix these repairs- they are a NO SHOW- what is even more concerning though- it the outside of the property- There is a lot of water run-off- from the street and the property adjacent to me- which has been causing serious flooding and swells and standing water by my front porch and all along the left side of my property- Mungo employs Precision Landscaping- one of their workers told me they just keep filling in the holes with sand and sod- but what is really required is a French drain-= I also had The Crawlspace Medic- company come out- they told me the same thing- I need a French Drain- I got a deflective email from Lane P- telling me that my "washout concerns" would be fixed with the sod- The water issues are not being corrected by an inch layer of sod- The other disturbing news is that none of these home are built with gutters- I was told that I dont need gutters - yet the run off from the rain is building up here and hitting the foundation directly- as also I am getting the run off of rain from my neighbors rooftop Mungo prides themselves on this 30 day warranty- well today they were a no show- My neighbors told me that there were huge holes in my back yard and there is a big water issue with this development in general- I was also told from my neighbors that it is taking them over a year and half to get their repairs done! I purchased a homes in *** Georgia, in 2019. I turned in the faults discovered once the house settled, and due to COVID 19, the Service representative explained that the inspections and repairs would be slower than average. One issue that I have with my kitchen floor needs to be resolved. The kitchen floor has a dip in it that keeps expanding. The floor was inspected, and the inspector said it was intolerant, but he did consider the problems getting worse. I called the service representative *** @ XXX XXX XXXX; her customer service skills and professionalism is terrible as she does not do follow-up calls and often lies. The manager who worked with her visited my house and determined that my kitchen's faults are getting worse. *** said that the type of material that they laid on the floor is out of circulation. The bottom line is they know it is expensive to replace the kitchen floor. I have been lied to and ignore for six months. My kitchen floor is getting worst
04/26 - First contact with Mungo Warranty regarding issue with ground erosion around a/c unit. Was told to contact HVAC Company. 05/20 - Was told by HVAC Company they would contact field manager and get back with me. 05/26 - No response from 5/20 email, sent a follow up email. 05/27 - HVAC Company stated it was not their issue and to reach out to the builder. 06/01 - Sent follow up email to HVAC and Mungo. 07/01 - No response to 6/1 email, sent a follow up email. 07/02 - Resent photos to HVAC Company per their request via phone. 07/05 - HVAC Company sent another email to Mungo, stating landscape issue, not HVAC issue. 07/15 - No response from 7/5 email, sent a follow up email. 07/15 - Mungo builder stated to contact customer service. I replied that i already did. 07/22 - No response from 7/22 email. HVAC Company sent another email to Mungo. As of today, 08/05 - No response Issue not resolved
We had a toilet supply line in upstairs bathroom fail due to faulty product and/or installation causing a large flooding event upstairs and downstairs. The builder Mungo Homes led us to believe they would take care of repairs but wil not pay the $10,000 for water damage recovery, cost of POD rented to facilitate garage repairs orcosts to reinstall storage racks in garage temoved to replace ceiling and installation. The Warranty Manager continued to tell.us Mungo would make it right. This home is only 21 months old and has happened to.other Mungo homeowners.
We had purchased a house from Mungo Homes in June . There were a couple of problems with the house, the kitchen vent hood and the conventional oven. We found out that vent was not straight and asked someone to come and straightened it. The duct to the roof was straightened but it caused another problem. The hood itself became loose. We were told that now the whole thing has to be replaced. The top of the oven was loose and improperly installed. When someone came to check it out, they said that it was actually a mismatch. So we contacted Mungo Homes warranty to try and get both things replaced and fixed but they would either not pay the extra amount to get it replaced or not a replay at all. Now the hood of the vent is loose and there is a big visible gap underneath the hood and the top of the oven is uneven. We have been constantly emailing them about this ongoing issue but all we get is the same answer over and over again about how they can't or won't replace it.

Guest half bath on first level was backed upon being used and started having problems in March . We had just moved in during January. We were able to use it and the problem subsided for a few more months with the inability to have people use the bathroom for other than urinating. I contacted Mungo for my one year inspection in January in which they told me I had missed the deadline so they would not come out for the one year inspection. I then contacted a plumbing service to come out and fix the issue. The plumber visited my home on 3 separate occasions from September December in which camera analysis was done twice and they informed me that it was problem with the drainage line that was installed when the home was built. So they would have to get in touch with Mungo homes in order to see about fixing this issue. We were unable to use the bathroom completely after this. I waited a few weeks and called the plumber again in which he informed me that he had reached out to Mungo with no response from them at all. He asked to see if I could reach them myself. So I proceeded to contact Mungo in March in reference to the sewage problem in which I reached a woman who informed me that I needed to get in contact with the manager whose name was Dale. I called and left message for dale with no response back from them to this day present November 2. Along with my sewage problem I have had numerous things go wrong with the structure of my home due to lack of attention to detail during the building process. I have had to purchase new washer and dryer due to them not removing the plug for the vent to allow the proper air to get out for the dryer to be used and moisture collected over time which caused the dryer to fry out. Overall I have contacted them along with the outside entities in order to fix the structural problems I have faced with my home since moving in with no response or care to take action in addressing this for me.

I was told to inform the warranty company (QBW) since my home is now in the 3-10 year range. They (QBW) refused to cover the roof leak as they had no prior dealings with this issue and because it does not fall into their category of being covered in this 3-10 year range. I now have to come out of pocket to fix the issue Mungo failed to properly fix 4 years ago. (roof leak, interior damage, water damage) I now fear there may be structural damage to my home due to this continuous leak. Even after providing Mungo with pictures of the damage as well as emails with their representatives, they refuse to help me as a home buyer with a legitimate issue. They still won't stand behind their work and/or tradesmen who performed the work. Instead, I get scripted responses from their representatives who appear to not see reason given the situation. Please take note of my experience when you are shopping for a new home! I would like Mungo to review their polices and procedures on a case by case basis. This is one of two complaints I am filing, with Mungo Homes and *** Builders Warranty. In July , 18 months after moving into our new home in the *** development in Durham NC, we noticed the wall next to our loft floor buckling. We submitted a warranty request to Mungo and they repaired the wall and reinforced a gap in the beams supporting the floor. In October , we discovered the hardwood flooring separating all across the house on the ground floor. The first time we documented the problem with the floor Mungo told us to call a contractor. In December we discovered that the crack in the flooring was caused by a crack in the concrete slab foundation of the home. We contacted Mungo again in December and they told us to call *** Builders Warranty, which referred the matter back to Mungo. We corresponded with Reagan Morris at Mungo. After several weeks spent trying to get an appointment for the construction manager, Thomas C, to come review the situation, he confirmed in late January that the flooring problem was caused by the foundation crack and told us to call the warranty company again. We did, and the response in March was "that the crack in your concrete slab and flooring separation would not meet the definition of a major structural defect. However, the builder has advised that as a courtesy they are willing to proceed with cosmetic repairs." We don't want cosmetic repairs, we want the foundation fixed. Now, in January , the foundation crack is worse, the flooring gap is worse, and the crack in the wall has returned and is now affecting the window frame. A foundation crack is clearly a major structural defect. That is our complaint with the warranty company (filed separately). Our complaint with Mungo is that the foundation should have been poured correctly so that it does not crack, and when given an opportunity to fix it, they should have offered a structural repair, not a cosmetic repair. We paid hundreds of thousands of dollars for this home and were assured of a quality home and warranty service for major structural defects. We are receiving neither.

Mungo Homes' poor service and subpar contractors in Knightdale NC
Mungo Homes has terrible customer service and subpar Contractors Neighborhood information in Knightdale NC. We moved to our new home in November. Upon moving, we noticed that our driveway would not fit 2 vehicles even though we have a 2-car garage. We attempted to fit 2 Honda Accords side by side. I canvased the neighborhood and found that our home was the only one with this issue among over 40 new homes in this phase. After getting a professional survey of the land and comparing it to the Plot Plan, it is clear there is a significant discrepancy. A mistake was made with the installation of my driveway. This placement also results in us driving through water and mud daily. We were never informed during construction meetings about any changes to the driveway's location or shape. Wake County's approved permit matches the Plot Plan given to us during the PreConstruction phase, indicating that the county also expected the driveway to match the provided specifications. We worked with Debra O (Sales Rep) and Trent C (Lead Builder). Mungo Home's response to our request for resolution, which came after threatening legal action, was dismissive. The Warranty Team was unresponsive for weeks. They stated that the driveway's measurements align with the approved plot plan and denied further assistance. I have attached evidence from the PreConstruction Meeting, Survey, Approved Plot Plan Permit, and a photo of the mud/water issue. Despite paying a $7000 Lot Premium for one of the largest lots in the phase, our expectations were not met by Mungo Homes.

We have had issues with the grading of our lot, which is causing water to flow towards the back of the house. The builder will not repair. We purchased a home from Mungo in November . We had an inspection performed prior to purchasing the house. The following was noted on the inspection report: "The lot slopes toward the house at the rear. It slopes away at the front. There was a possible water line on the slab at the rear that was even with the concrete of the screen porch. Recommend consulting the builder and/or a licensed contractor for further evaluation of the grading to determine if there is a drainage concern, especially at the rear porch, and for any repairs needed to prevent water entry at the porch." The builder did not complete repairs at that time, and insisted that rain water was simply blowing into the porch. Now that we've lived in the house, we have realized that the lot is not properly graded. The rear of the lot slopes towards the house. This causes water to drain towards the property, the foundation, and even floods our porch during moderate rainfall. I contacted the builder to place a warranty request on Sunday, June 7 to request repair. That very day, we had a rain storm, and the drainage issues caused water to flood the entire porch. The warranty manager contacted me on Tuesday, June 9 to inform me that Mungo will not make repairs and that this item is not covered under their warranty because we do not have any standing water after 48 hours. Mungo's website has a document that specifies how a lot should be graded (https://s3.amazonaws.com/buildercloud/26736fa7a8f240dfa5653b2c99b2ff69/Grading%20and%20Drainage%20-%20Website%20February%202020.pdf). Our lot is not graded in this manner. Additionally, NC Residential Building Code R401.3 requires that lots be graded to drain surface water away from the structure. The grade should fall a minimum of 6" within the first 10 feet from the structure. The warranty manager and landscape development manager met with me on Wednesday, June 10 and recommended solutions (including re-grading the back yard), but again said that Mungo would not be responsible for conducting the repairs. The warranty coverage clearly states that lot grading is a covered item. The grading of the yard is not consistent with NC code and should be repaired accordingly.

We're having difficulty getting Mungo to fix warranty issues related to our foundation/grading as well as a few other items. Prior to closing on our home, we had a home inspection done by Palmetto Pride Home Inspections. Palmetto Pride found issues related to the foundation and grading. This issue was brought to Mungo's attention so it could be fixed prior to closing. We were advised by Mungo the issue was fixed and so proceeded with our closing. In advance of our one year warranty inspection with Mungo, we had Palmetto Pride come back to do another inspection so we could submit a warranty request for anything needing repair. Again, Palmetto Pride noted the same issues with the foundation and grading as they did in the initial home inspection. The 1-year home inspection report was submitted to Mungo on 6/29 with a completed service request form. Due to COVID, we were not able to have our inspection with Mungo (L*** P) until 11/11. However, the foundation/grading issues were not addressed at that time. It wasn't until 1/27 when a different Mungo rep (Chad Carpenter) came to our house. My husband showed him the home inspection report. Mr. Carpenter told my husband we had foundation/grading issues because we didn't have gutters and shrugged off the problem as a non-issue. The fact is, most of the issues are on the sides of our house. Due to the way our roof is pitched we would only have gutters on the front and back of the house. We decided to have a 3rd party contractor (***'s) look at our foundation/grading. We had ***'s do their inspection prior to showing them the home inspection report. ***'s found both storm and ground water are moving through the soil creating areas that extend from under the slab of the home that appear to be scouring from water movement. ***'s also noted signs of high volumes of water along the left side of the yard, as well as erosion due to a steep decline in the slope of the right side yard. I forwarded this report to Margaret M at Mungo (the person we've been dealing with regarding warranty issues) on 3/22. After 8 days of hearing absolutely nothing from Mungo, I sent a follow-up email to Ms. M on 3/30/31. Ms. M replied the same day advising she forwarded the report to Mr. P and invited me to contact him directly. I texted Mr. P on 4/6, 4/7 and 4/12. Mr. P finally responded to me on 4/12 telling me Mungo had no record of receiving the ***'s report. I responded shortly thereafter advising I sent the ***'s report to Ms. M on 3/22 and gave a brief history of the foundation/grading problems. After hearing nothing from Mr. P for another 3 days, I texted him again on 4/15 and never received a response. It is now 4/19 and neither Mr. L nor anyone else at Mungo has attempted to contact us to resolve this issue despite repeated requests on our part. Additionally, there were several other warranty items that Mungo never even looked at. It would appear to us that Mungo is ignoring us in the hopes we (and our foundation/grading issues) will disappear so they don't have to repair the problem.

Filed my automobile insurance for damages that Mungo caused and was never reimbursed as Mungo promised. I closed on my beautiful Mungo home in the *** of *** (Lot#) on May 13. Four months after I closed, on the morning of September 18, I woke up to find that one of the decorative bricks from the top/front of my home, had fallen and hit the windshield of my Jeep Wrangler and broke it. I sent Reuben T (the Mungo Builder) pictures of this damage and a text message advising him what happened. In that message I also asked him how I should proceed. Reuben T. replied to my message that I should contact Mungo warranty. Thus, that week, I submitted to warranty that the bricks on the top/front of my home all needed to be checked to ensure they are secure. A few weeks later, Reuben T. was working at another property in my neighborhood. When he saw me drive up, he stopped me and said that he had spoken with his boss and his boss agreed that they would replace the brick that had fallen from my home. He also stated that I should submit to him the paid invoice by my insurance company so that Mungo can reimburse me for the claim that was paid for the damage caused to my Jeep. He also sent me an email on 9/30 stating that Mungo would reimburse me. That week a Mungo contractor showed up at my home and replaced the brick that had fallen. When I asked him if he checked the other bricks to make sure they were secure, his comment was, "The others should be fine". I did not make a big deal out of that because I had already submitted to Mungo warranty company that the other bricks would need to be checked. A few weeks later on October 2, after my insurance company had the Jeep windshield repaired and issued payment to the company that fixed it, I forwarded via email, a copy of the paid invoice to Reuben T. I never received a response from him. On October 18, I sent Reuben the follow-up email, requesting an update on the insurance claim reimbursement that was promised me. He did not respond. For several weeks after that, I just waited to hear something. I heard nothing. Therefore, around November , I saw Reuben T. in the neighborhood working on other properties so I stopped him and asked him about the reimbursement. He appeared surprised that I had not received it nor heard anything about it but he promised to follow up with his boss about it. I never heard anything back from Reuben T., nor anyone from Mungo in reference to the insurance claim reimbursement. July 4, in an attempt to get this resolved, I wrote another Mungo employee, C. I in hopes of getting some assistance. I wrote him the entire situation and requested his assistance in getting this situation resolved. I explained to him that I am awaiting the $738.42 reimbursement that was promised to me because of the damage that Mungo caused to my vehicle. I heard nothing back from Chris either. The brick that fell from my home was large, heavy, decorative brick. Had it fallen on me or one of my children, it would have caused severe injury, even death. Mungo was negligent because the brick was not secured properly. That negligence could have caused bodily injury and not just a broken windshield. They were negligent and should keep their word to reimburse me.

Poor workmanship and customer service Where do I even begin. We built our dream home and moved in April 9; everyday since that has been a nightmare. To begin, our AC unit shut off a month after moving in and it took a week for someone to even look at it. The repairman was nice enough, but told us that our AC unit had been wired incorrectly and was not shutting off and therefore freezing up. A week later, it went out again. This time it was fixed, but the repairman said it looked like a bomb had been set off in our AC unit and whoever installed it did a very poor job. Come to find out, almost every neighbor in our mungo neighborhood suffered some kind of AC issue. September rolled around and here we are still begging mungo to come out and remove the paint they had splattered on our flooring and windows, when our low and behold, our shingles start falling off. NOT flying off, but actually sliding down the roof. Not trusting mungo, we had a professional roofing company inspect the roof because I was terrified the rest of our roof would soon suffer the same fate. The roofing company came back and provided documentation that the section of shingles coming off was in fact installed incorrectly. Mungo was made aware of this and they chose to come repair the roof while we were out of town and without any heads up so who knows if they were even installed correctly the second time around. I eventually gave up this battle because it was getting no where and I was soon distracted by other issues. Upon laying the concrete foundation for the new house next door, my husbands car, truck, our siding and grass was splattered in concrete. This was completely careless and disrespectful and after much debate, we were compensated correctly, although our grass was never repaired and a representative from mungo came multiple times to look at our house and cars without our knowledge. Even had the audacity to tell us that they saw no damage the first time. When winter rolled around, our floors started bubbling up. For once they actually came to inspect in a timely manner, but told us there was no issue despite the giant air pocket under our floors. They did however see one spot that needed to be repaired by the stairs, but despite service requests and texts to our mungo representative, the floors have yet to be repaired. Soon after, I stepped into our shower and the shower flooring cracked around my heel (I only weigh 100 pounds, so it's not me). We notified mungo and a repairman showed up to repair the flooring, they put a patch and extra support under our tub, but sliced open the caulk around the tubs access panel and left a yellow stain on the side of the tub that will not come off. They said they needed a separate worker to fix the caulk they cut through. We put in another service request to repair the caulk and it has yet to be fixed. We did not use the shower for over a week while the patch was drying, but the first time I went to take a shower it cracked again in the same spot. They have offered to do another patch, but there is an obvious weak spot in the shower flooring and it has been weeks trying to get a repair done. Meanwhile, our shower is out of commission. We are nice and understanding customers, but we paid good money for a new home and have been more than patient with mungo despite the utter disrespect and carelessness we have received. Getting any type of response or repair is like pulling teeth. The issues combined with the horrible customer service has proved to be an exhausting process. We will never build again.

My husband and I are buying a home in an undisclosed location. No communication from the project manager has left us constantly unaware of the progress of our home. We are purchasing lot 55 in a specific community. Initially, we were informed that the closing date was June 30th, subject to change. This home is what we wanted, so we signed a contract in March and provided $3k as earnest money. My first interaction with the project manager was in April for a pre-drywall meeting, where I met Scott L. I requested a 210 outlet in the garage for my tanning bed, but was told it should have been discussed earlier. Scott also refused to move the cable outlet for our TV stand. It became clear that this wasn't truly 'our' house, but rather one we might buy from Mungo, contingent on our earnest money. The pre-construction meeting was skipped due to COVID-19, with no virtual alternative offered. After the drywall meeting, I asked for window measurements for curtains, which Scott promised to send via email, along with weekly updates and photos. However, updates were sparse, received only on May 8th, May 20th, and June 17th. On May 31st, we visited the site unexpectedly and discovered the driveway was incorrectly poured as a single 8-foot driveway instead of the contracted double 16-foot one. This error was reported but remained uncorrected as of July 2nd, even with landscaping already in place. This oversight is delaying our closing date. During our honeymoon in mid-June, I contacted Pam J and Chris to express our frustration with the lack of communication. My husband and I, both starting new chapters in our careers on July 14th, have emphasized the urgency of our situation. The closing date was said to hinge on the delayed arrival of cabinets, which were finally installed on June 20th, with flooring completed by July 2nd. We are now considering a power of attorney to retrieve the keys, as neither of us can afford to miss our new job and medical school. Despite our cooperation and our lender's readiness, we feel disrespected and sidelined. We need a firm closing date, and even suggested July 13th as a last resort. Had we known the extent of these issues and the lack of transparency, we would have reconsidered our decision and chosen a different builder who values and understands their clients.

When I closed my yard was not complete due to all of the rain. Irrigation zones had not been placed in backyard nor had they completed my grading.This was after I had been in the home 2 months. March the 27th they bought machines to put in my irrigation and grade my back yard 2 months after closing! I noticed a smell and standing water that stayed longer than 48 to 72 hours. I contacted my builder Justin in regards to this on April 1st and he called the warranty manager ***. They came and meet me at my home on 04/14 to look at the problem and said they seen what I was talking about and the smell was just from standing rain water and they would get back to me with a resolution. They tried to convince me it was just rain water and they was gonna put some rocks down over something .Well a few weeks pass which throws us into 05/02 . Then I contacted them again on 05/04 and 05/06. I call and text my builder again. Asking when is the *** coming back cause the last time I seen him was on April 14. I was informed that he was furloughed and that *** was gonna resume the job! *** finally came out and looked at my problem on 06/29. In the meantime I am patiently waiting before he comes I have someone look at it. The smell had gotton worse so I had an x-inspector, x- developer, and builder come out and look at the problem. He informed me it was sewage and I needed to contact my builder. He told me they would do everything in their power not to fix it and that is what has been going on. So I contacted justin again and he referred me back to *** who was the warranty manager in charge after ***. I waited and waited so I took pictures from start to end for documentation. We gathered dirt to fill holes and I had 5 trees removed on the hill. *** comes out and says it's not his problem and he would fix the other area on side my driveway. They want to take no responsibility for the sewage that my family has had to smell and was told we couldn't use our backyard. I have texts and pictures for proof and they still dont want to fix the issue saying when the tree was removed the roots from the tree must have hit the sewage tank. Then they tried to say we must have removed dirt from on top of it! Really, we wanted the yard level why would we remove anything. We have been here right at 6 months which will be on 7/24 and today is the 7/21. I have been going back and forth about my yard since April! Who buys a home with land they cant enjoy! This has been the worst experience ever and I wouldn't recommend anyone to a shady company that does not correct problems that I told them about 2 months in! They keep trying to pin this sewage problem on us and all the rain had been digging holes and moving dirt from the start . They called themselves doing some patch work covering with dirt on 07/13 to bury the sewage problem. I contacted them on 7/14/ 2020 showing them where it didn't work. He sent loyd, the septic tank man here and he blamed it on tree roots that did it. Saying he would not fix it and they would stand on that. This is by far not fair and noone should ever have to go through this. Mungo Homes is shady and want you to correct there mistakes! I just want my yard fixed and that terrible smell gone. That is hazard my life and my kids . I will attach pictures! Have over 30 pictures from beginning stage til now with patch work. Cant upload all but I have my proof! They told me today it will cost me 5,000 to 7,000 they must think I'm rich and stupid to fix a problem I made the aware of in april after the irrigation was installed and the rest of the yard was graded. My home has black soot like stuff getting on EVERYTHING in my home. They are giving me the run around about finding and fixing issue. I purchased my home in August 2,2019. At the time i was pregnant and had my baby in nov 2019. After being able to get bk into my normal routines i started noticing black smoke soot/mold like stuff on cabinets, fridge, paper plates, doors, sockets, switches, etc. i would clean and then it would return. This has went on since December . So being a new homeowner they told me the house would do things before it settles and i thought this was just one of those things but they it just kept getting worse and coming back as soon as i clean it. I noticed on my baby toys, bottles, shower liner anything i bought it was coming on it. So i reached out to mungo on 6/7 with my concerns that i thought this was mold bc it just keeps coming back and getting on everything. Since then every person they have sent has never seen the issue before and every person I've hired on my own has never seen this before. So they sent people in to paint over it And to clean my whole house(without actually knowing what it is or the cause and still don't). Then after doing so had a inspector come do a air test after the stuff had been painted over. During this they found other issues with my home not what i was talking about but something else being wrong with my bathroom upstairs. All in all anything I've hired anyone to do they keep asking for my results with everything but not giving me no ideas on what they think is causing the issues. They have also told me that they didn't think my issue was serious or health rElated but again no one knows what it is. So how can you tell me this?!? I have a 8 month old daughter and 7 year old son who has asthma and allergies really bad. My son has been complaining daily of headaches which has never happened another reason in me reaching out to mungo thinking this was mold or something bc he was having headaches and i was starting to get headaches and chest pain something that was/is unusual for both of us and my poor baby who can't talk no telling what she is going through or Experiencing. Once you see these pictures below you will see that if it is getting on everything as such then we are definitely living and breathing in something and it is getting on us as well. Mungo has Lied to me about appointments who have never showed up or either made decisions against what they told me they were going to do to something else. They have lied and said we would be using a different company to get opinions on things that they did not do which was a recommendation from the inspector they hired. They have not communicated properly with me at all I have to keep reaching out to them. Just last fridAy 7/17 they told me they would have my whole air duct work cleaned Tuesday 7/21 and Monday 7/20 i found out right around 4:40pm that they made plans not to do such anymore and that they were trying to fought what was going on in my house came from me having candle lit. (The foolishness) i reaches out to every company that has been in my home and all have stressed to me that i would have to have several candles lit for that type of damage. Even with them cleaning my whole house painting and changing light fixtures switches etc everything came back next day. They are still to this day unknown of what is going on with my home and me and my kids are having to live in this home. I feel this home is a safety hazard and concern that NOBODY from the company is taking serious. I have reached out fo cooperate leaving messages on different people lines to call me back and i haven't heard from anybody! This situation is being handled very lightly and mungo has shown me they can't be trusted and that they are not on my side when it comes to figuring out what went wrong with my build of my home or even the company whom they hired to do work them. I have not been able to decorate or anything.
