Poor construction work water leakage from the roof block mold. Foundation problems cracks on the floors. The house has only 5 years old.
Since day one back in 2000 nineteen, we purchased the home. The home was new 2 story beautiful home. But it was a nightmare we developed Mold in the household when fungi. And after a year, we had to move out. Am I homes gave us a certificate stating that the house was mold free I was able to rent it out, but we keep up at the home. And it's just been a nightmare. It's called the money pit.
Claimed loss: Roof damage, water damage, AC damage foundation damage.
Desired outcome: Nothing has come out great on this none whatsoever. M/I homes refuses To resolve any problems, they gave us the run around for almost a year.

You construction people are very sloppy when it comes to use of your dumpsters. Garbage everywhere plus all your container are maxed out with trash that's blowing around the community. This is not the first time I have complained. Personally, I feel you should be fined for such horrible conduct towards the community and the environment. You have a manager on site daily and he does nothing to resolve the issue.

hot house in magnolia ridge
The m/i homes in the magnolia ridge area are being installed with undersized air conditioning...so far they have done little to help,,,i have an 1800 sq ft home with a 2 ton air conditioner...others are having the same issue...please check your ac and make sure they change it before you purchase, if you buy a home and then sell it the inspection will require you to put in a larger unit at your cost...not sure why airtron was allowed to do this but it is a hot problem,,,ac will run all day and why into the early morning before reaching set temp,,,hope this can help someone
New Home
We would strongly suggest that you do not purchase a home from MI. There are better builders for your money. The quality of their homes are poor, they do not stand by their work, hire unqualified , non-trained subcontractors and do not make the necessary repairs post close. Their employees lack honesty and integrity from the feet on the street to their upper management.
Building process of home
I purchased a house with M/I homes in July 2021 I was given a closing date of Dec 2021 and interest rate was 2% at the time. As time passed the closing date changed to Jan, March, may, June, May and back to June almost a year after purchase date. Not to mention that interest rate has gone up to 4% costing me 100,000 more a year. The sales representative lack communication as I was finding dates and information out from financing before I heard anything from M/I team to include the builders. This have been nothing but a frustrating, inconsiderate, and inconvenient process
M/I Home being built

Anybody know anything about MI homes? Do they have inspectors that go around checking work that's being done? If so, they're doing a horrible job. This was noticed probably three weeks ago or longer and was brought to their attention. Attached picture was taken last night. No boot on this and water coming in a brand-new home being built with ceiling, drywall and electrical outlets already installed. Needless to say, we're all very upset about this.
Desired outcome: ALL this needs to be inspected and fixed correctly!!!

Dave Anderson, Is been not responsive in finish our home. 1. Outdoor white trim never touch up after house was built, move on May 2021. 2. Gas meter is getting rusty and dangerous, no response. 3. Remove fence in a back portion of the lot, never put it back the way it was pay, nailing the mesh with protruding long nails making it hazardous to my kid and pet. Also the area digged is sunken and never repair the sod and mulch bed. 4. When installing the new neighbor hardiplank, they destroyed the recently planted sod and mud my freshly paint driveway with no consideration to new residents and no coming back to clean it or fixing. 5. When leveling the neighbors site they sunken my irrigation heads in both sides, with no response and considerations to already installed owner, now I have the fun task to call the irrigation company to fix it and probably pay them to do it, this guy is not paying attention on with their subcontractors are doing and leave to you. 6. This guy is not a customer oriented person, he thinks is God, but I am telling you he miss a lot of things because of his lack of supervision. Like, finishing thinks that we pay:Examples are, Garage finish, Fire place fan, bathrooms exhaust fan, error in microwave exhaust, badly refinished damage cabinets among other. This is making us very uncomfortable in a house that we pay 540k. You are advise, non professional people just a facade.

No house wrap on hoime, caused leak into house
My home was built in 2000, We bought the home in 2005 from the first owners. A year or so after moving in we developed a leak in the bay window area. It ruined the hardwood. I called and talk to Debbie Mullins at M/I. She had someone come out and repair the damaged hardwood, but didn't fix the leak as promised. I contacted them again and they sent out Darren Price, He said the property was not under warranty and it is a maintenance problem. I pointed out to him that when it was under warranty the issue was never fixed. He said he would get back to me but never did. The leak has ruined the hardwood again. I recently went to fix the leak myself so we could refinish the hardwood. I discovered there was no wrap on the house. Under section 703 the code stipulates there must be a wrap under the vinyl siding when built. This is who I contacted at M/I - Lynn Lombardo At first she said it was a maintenance issue. When I mentioned the wrap and the code she went silent. I'm sorry I don't have a better time line but after he told me my warranty was up I thought it was my concern. Discovering the code violation to me changes the issue. I took pictures of the area in the bay window #1-2. the others are pictures of the side of the house with no wrap and the flooring. Thank you

After the sale resolution of issues
My wife and I moved into our new home in January 2019. The sales representative and the construction manager were great. After we went to closing, we were subject to very poor treatment. I guess that the saying "You put down your money and take your chances" is true with MI Homes. The after the sale representatives were either incompetent, ignorant and/or apathetic. Multiple attempted contacts were unreturned. Multiple appointments were not kept. It has been over two and half years and our final requested service has not been taken care of. Overall, I am satisfied with my MI Home but definitely unsatisfied with the way we have been treated after the sale. Would I buy a home from MI Homes again? Probably not.
M/I Homes has reached out and asked me to contact their warranty support that I have been contacting for the last 2.5 years. I have been treated poorly by them so why should I attempt to contact them again? It hasn't resolved my current problem.
The main remaining issue is that the backyard needs to be leveled. It is grossly uneven. I have tripped and lacerated my lower lip after walking into a low spot. The backyard retains water after rain resulting in fungal growth even after preventative application of fungicides that were placed to prevent the problems. The landscape contractor that was sent to evaluate the problem told me that it needed to be leveled. M/I homes denied that he said that.
I am not the only person with after-the-sale problems with M/I Homes. Social Media is inundated with similar complaints.
Any help would be appreciated.

To whom it may concern and I someone will read and respond to our concerns with M/I Financial. We have the most horrible experience few days before closing on our house with MI Homes. After signing a CD with a 10% percent down payment. The closing date was moved and another closing disclosure was sent with a 20% down three days before the new closing date set. I had to reject the new closing disclosure. (The Loan Officer Nathon was not helpful. I had to keep calling in order to get information.) He was nonchalant after telling us the underwriters wants 20%. I asked what next, he said maybe I can look for a new lender or get a third party to co-sign. He never reach back since then. I was so disappointed. The new loan company we are currently working with are very responsive in terms of communication. I will never recommend M/I Financial to anyone. Even though my family had already purchased 2 property from M/I homes before now.
Horrible mi homes closing on home

I have the most horrible experience on closing my house with MI Homes, I wish I would go with any other loan processor and dont even care anymore about closing credit:( The Loan Processor Tod and Jessica are not logical or reasonable with their requests. Original bank receipts no longer valid as proof. I have told them I dont want to sell house until I close and it was completely ignored until 4 days before closing Tod told me My house was supposed to be sold or leased by now and he never worked with me on it prior. I have not been properly followed up in time and the documents that properly had to be requested he did not, but instead he requested the non logical documents or unnecessary ones :( Very un knowledgeable people at MI homes:(

f you love Bronx style PROJECT living than this is the community for you! MI refuses to enforce HOA CCr's meaning there are residents vehicles parked all over the streets day and night, vehicles parked on sidewalks, parents letting their children run loose and leave their toys all over the streets, lawns not kept up with overgrown weeds, trash cans all over the lawns, trailers and commercial vehicles in driveways and the builder MI refuses to do anything about it when they are running the HOA board.This lack of enforcement is causing a toxic environment between residents as there is no leadership and confusion.
Prior to taking possession you have to agree in writing to abide by the HOA rules and yet builder refuses to enforce any of the rules.
This rathole of a community is perfect for those that love project style third world living. Perhaps MI would consider changing community name from Hidden creek to Hidden "Schitt's Creek".

Sink hole and erosion
I moved into a MI home in Walnut Creek, Lancaster, SC July 2020 I have a sinkhole and erosion in my backyard they are a where of and said they will fix it... Been emailing for a year, all I get is someone will contact you... I need it fixed now while I'm still alive... MI built homes on swamps and cliffs in walnut creek now there having problems with sinkholes and erosion... And won't fix any problems... There are a lot of homes like mine brand-new homes not even a yr old... We need this problem fixed...
Water damage due to improperly installed atrium door on the 2nd floor
When I noticed water damage to the baseboard and door trim, I called a contractor. On inspection he noticed the threshold was raised in the center sloping to the sides. In taking the trim and threshold off he saw how improperly the door was installed, it wasn't even level. To compensate for the fact it wasn't installed properly thy used caulk to try to level, over a 1/2 inch of caulk was used. It has taken 7 years for the water to get through and under the rubber seal the protects the sill plate. Luckily the sill plate although very wet, it had not rotted enough that it had to be replaced. The door is now level because my contractor had to totally remove the door and reinstall it. Now it opens properly and the lock works with forcing.
Desired outcome: Beside an apology for such inferior work, the least MI can do is reimburse me for part of the cost to correct the situation.
It is most disappointing that a company the size of MI Homes which advertises they build with quality, employs individuals with shoddy work practices and MI's supposed on site supervisors does not notices this. I have already had to correct another faulty construction issue and will some have to replace the rotten railing and post on the upstairs porch. Pressure treated wood does not rot out in 7 1/2 years when it is NOT standing in water. It is yet to be determined if they even used pressure treated wood.
