my double wide home
I bought one of the most expensive double wide homes on the tyler, tx lot.
I have had the home for just over 2 years now.
1. They would never in the first year come into my home to fix anything because on my dogs.
2. just after the first year, home became unlevel. I am not sure gravel was put in the trenches before concrete was poured. As a result , my home has a leak from the roof when it rains. So, how did the fasten the roof sections together?
3. My light above the shower has never worked. I have had an electrician look at it and it turns out that the light switch for it only had the ground wire attached.
4. the shelving that is in my kitchen and pantry and computer area in hallway was only fastened by one-inch screws and collapsed when too much weight was put on them. Had to have all of the refastened properly so they could not collapse.
There are dozens of things with my home that shows lack of quality control in the manufacturing process, and the finishing process.
Desired outcome: Even though the first year has passed, since nobody wouldfix things during the first year, I think Oak Creek should come back and fix and relevel my home and check the roof leak.
Manufactured home
My mother purchased a home from Oak Creek Homes of Seguin. Sale rep. - Adam. GM - John. Contractor - Ira Lynn.
My mom has made 4 mortgage payments and has not been able to move in!
The sale of the home was smooth. Adam seemed honest, and trustworthy and offered a reasonably priced home, but turns out he was only making a sale. John, the GM, has the worst customer service! He does not return calls or text messages. He is not considerate of his customers/buyers. Thankfully, due to their poor customer service. We had no choice but to contact a third-party electrician to make sure the water heater was turned on properly. Turns out, the water heater is not installed to code and is a fire hazard. The third-party electrician made us aware of the fire hazard on 01/26/22. I contacted John, Adam, the corporate office, and 21st mortgage financing to make them aware of the water heater situation. We requested a new contractor and electrician as we no longer trust their work performance. John's solution is to send the same electrician to look at the water heater. We refused unless he (John) and the factory Manager were present to ensure the water heater was installed properly and to code. John is persistent about me allowing the same electrician to work on the water heater. John said the water heater is wired at the factory and not on-site by the electrician. This is even more concerning because the factory wired the home... Is the entire house a fire hazard?!?!
On 01/27/2022 Karina, a home repair coordinator who works for the corporate office, contacted my mom by text message. She requested photos of the water heater and details of the situation. Karina later responded, "Looking at the photos you sent, everything appears to be to code. HUD does not require the items you mentioned in your email to John. You mentioned a 3rd party electrician; why were they brought in? Did you have an electrical problem?" She is dismissive of the fire hazard, more than likely not an electrician! We have now requested a new coordinator who will take this matter seriously.
The email sent to her and John included correspondents between me and a city inspector to inquire about the water heater code. The city inspector also agreed with the third-party electrician that the water heater does not meet code.
As of this Monday, 01/30/2022, Chase with the corporate office contacted us concerning the water heater and other issues within the home that includes a broken master bath shower head, broken front, and back door, and installation to the floor of the home. Chase believes the water heater is to code because it is a manufactured home. He stated that HUD and residential homes have different code requirements, and this is why we have a misunderstanding. I contacted the city inspector again to ask him if this was correct. The city inspector stated that Chase is incorrect, and the water heater is not to code. I notified Chase of my conversation with the City Inspector concerning the water heater. Chase asked for the city inspector's contact information, which I provided him. Chase has not followed up with us as of today.
If Oak Creek Home takes accountability for the issues, I will update this review to make other customers aware of our outcome.
Desired outcome: Accountability, Oak Creek should be responsible for hiring an inspector to inspect the home for any other mistakes the factory made. Re-install water heater. Repair: installation, shower head, front & back door & cosmetic repairs

Just to save you a heartache, go through Clayton homes of Waco, Texas. My sister did and her house is PERFECT!
Moved here from a different state. Was super excited about our new beginning. Bought a beautiful piece of land and just needed a home for the family to tie it all together. After reviewing a couple of different companies, we ended up falling in love with the High Plains floor plan. Bought at the beginning of 2022 and moved in October. The sales team seemed great, but once we signed, they stopped caring overall. The whole process was an absolute mess, and sill is. We knew going into a manufactured home that 'some things' were not going to be perfect, just like nothing ever is. My husband goes to work everyday and bust his butt to have bought us this land and home and it saddens me that this is the home he has to pay for each month. We deserve so much better, just like anyone would.
The communication is awful, just like their work.
Still tell this day I have a hard time getting a hold of anyone. Everything goes to voice message.
My home was literally thrown together and we were told it was ready for us to move in. No one did a walk through with us. The man that did our trim out quit the next day. His work sure did show for it. We have been in our home for three months and are just now getting people out here to fix things, and even then it's patch work. I will never have the new home I thought I would.
I can go on and on, but won't. If anyone has any question, I'm more than happy to answer them.
Desired outcome: I would be happy if all my vinal floors were redone, walls, doors, and ceilings repainted and repaired top to bottom, and baseboards done correctly and better quality.

My mom is going through a similar situation with Oak Creek Home of Seguin. She closed on her home in 10/2022. Has not moved in due to the water heater it is not installed to code and is a fire hazard. Has your issue been resolved? She bought her home from Oak Creek home Seguin. Horrible experience as well. I have reached out to their corporate office, and I am waiting for a response.

Buyer beware! Do not purchase a manufactured home period. Go with a home builder! These people are terrible. They don’t care about you. They care only about your money. We’ve been in our home for 2 years now and our roof is still leaking badly and we have lots of other leaks. Sewer was badly installed. Kara, the manager has promised a million times to fix them but we continue to be ghosted. The air conditioner breaks every 3 weeks, I’ve demanded a new unit but they refuse and continue to patch on the old one. There’s more, I could go on! We pay a nearly $2000/month mortgage for this crap. This purchase was the worst purchase of our lives! We should have gone with a home builder! They had the nerve to comment on one of my reviews that I refused to let one of their workers in. Come on, you all forgot to mention that it was the middle of covid and their worker refused to put a mask on in my home with my 6 kids. Cut the crap, this piece of [censored] mobile home should have never been delivered to my property as raggedy as it was. You sent 3 contractors out to fix the leaking roof, hello it’s still leaking

This is the WORST piece of Crap that could have been on the lot that day. Delivered in Oct. 2021, Had cracks in the walls, leaking like a faucet was left on high, humps in floors, you name it and this "Oak Creek" had a issue with it! The mobile lot we bought in from (Red River Home Center in Bossier City Louisiana) will no longer even return my calls, this piece of [censored] has LEAKED since day one and STILL Leaks. The poor job of repairing the sheet rock was done, but when they painted it they painted it the WRONG COLOR so the walls look stupid with two colors on it! No One returns my calls, this is Ridiculous! 10 out of 10 do NOT recommend!

Home need a lot of repairs, they tell you liars, I have paid 3 notes and have not moved into the home
Can someone please help us resolve this issue? We cannot move in until the repairs are done and they do not respond to try to help you at all. We paid a large down payment down and now they won't fix the repairs inside the home. The home has been sitting on the property since june and we still can't move in. We have paid 3 notes and next week another note will be paid. Please help us. I don't want to hire a lawyer to resolve this issue. I tried to talk to these people and they won't return your call. Now they are avoiding us.

I purchased my home August 2022. I am not living in my home and have made 2 mortgage payments. My home needs sheet rock, flooring, cabinet, plumbing, electrical work. Every wall except one wall in the living area need sheetrock and paint. Flooring (every room) was installed backwards and with spaced where you can see the sub-flooring. Bathroom mirrors are crooked. Trim is does not meet together and also cracked in many places. Cabinets and drawers are scratched. A wall in the 3rd bedroom not painted. Faucet installed crooked. Sink does not drain all the water. Dents on the microwave. So much more needs to be repaired, but will running out of typing room. Dealing with the service department is a joke. I am the one always initiating the calls to check on when I will get the repairs completed. Quality Control at your Lancaster, Texas plant is horrible. So many obvious problems. This home should never have passed the inspection. I am so disappointed. Paying for another place to live, boarding my animals, paying for a storage container, all this since August 2022. As usual my complaining will not go anywhere's because the Manufacturer and Corporation does not care as long as they have your money.
Desired outcome: Fix my home correctly so I can move in.

I do not recommend buy these homes. The people who sold us the house were okay. The manufacture is the problem. We bought our house bran new!
These houses are so poorly put together. I'm terrified to see how they put the wiring in. Every kitchen counter is uneven. Our main counter you see when you walk in, was so slanted it was super noticeable. The cupboard nobs are uneven none of them line up, shelfs are slanted.
They asked why I didn't say anything during the walk through. We never got to have a walk through before they placed it. We saw what they used as a demo and that one was better placed together than ours.
There are nails coming up from the vinyl flooring and made holes. We had the same type of flooring in the last house we lived at never had a problem. The way they placed this flooring down is terrible. I can't move my furniture without the vinyl moving with it. I noticed when the guy was "fixing" the holes the vinyl isn't even glued down. It snags and make indents it's ridiculous.
There were holes in the wall not made by us. They just used white spackle on wallpaper and didn't try to make it look halfway descent. There was so much wall damage throughout the house it's ridiculous.
The list is endless of what's wrong with this house!
When they finely sent someone to "come fix" the problems. I kid you not literally just used caulking and glue. The walls weren't fixed, I still had tacky cover ups, and they didn't fix the wallpaper that's bubbling up throughout the house. The one counter was "fixed". But all he did was lift it up from the bottom and put broken trim pieces underneath it until it was "leveled". Same for my stove. I can go all day with the problems with this house. I'd save you the hassle of even considering buying. I've got more pictures on my phone this isn't even the half of it.

They hide from the courts using Arbitration. Shady practices.
Our brand new floor has slits, 9 popped nails. NEVER FIXED
Two years later 5 of our windows leak.
They urinated in both toilets before I even had it delivered. Not ONE apology.
The hardy board is all coming apart.
Because of such CHEAP windows the ac wont cool the house.
Paint was not a competent job, they DID NOT FIX IT.
There was a Dorito bag in the vent of the master bedroom.
They use an (ex meth head-his words) for a handyman.
They attempted to fix the terrible ceiling and he made it worse, they have not fixed it to date.
Service Order said they replaced a toilet per Matt, didnt happen. (thats on Oak Creek)
Dishonest and would never recommend an Oak Creek to anyone.

I went to ask for my refund of 500.00 a month ago and the man who did the paper work told me it will be in your bank account August 20 and nothing. I called corporate and nothing neither I called the manager and said September 24 my money will be on my account and until now I haven't received it. Roman it's unprofessional doesn't know how to take care of customers. Bad customer service with him. Why y'all hide and don't want to refund my money back. It's a over a month I'm asking for my refund and nothing.
Horrible manufacturer
We did not purchase our home with them but they manufactured our home and they did a *terrible* job and have not rectified it. There has been numerous issues with the home, including an entire room that doesn't get central heating or cooling, they never connected our front porch lights, a piece of baseboard that was never installed, there are stripped screws and items never installed correctly, a screen door that was never installed, etc. Someone named Randy was supposed to come out and fix the screen door problem, but when we called him to follow up because he was late, he told us that it was really only a courtesy that he was coming out at all and that he really only had to fix the screen door because that was the only issue we had reported on move in. I wish I was exaggerating. We called the main office to clarify that this was true and we were told that it was (basically to say you get one chance to report issues and if there is anything missed, even if it's clearly Oak Creek's fault, then it's too late and they're not liable to fix it). After that, Randy called back to say he would fix the other issues after all but that he was missing a piece of equipment he would have to pick up and that he would call back and reschedule in 2-3 weeks. That was back in October of 2020 and we've never heard back, not even to fix the screen door.
We didn't bother calling again because Randy was such a nightmare to work with and the main office sounded less than interested in our problems anyway.
Update: after we posted this review we were approached by someone in the corporate office who said he wanted to make our experience with oak creek right, so we agreed to another chance and took this review down. That was the end of January, beginning of February. A couple of weeks later, I got a call from a contractor named Lupe who said he was so, so sorry because he was going to come by the Saturday before he called me but he had called my husband and never got anyone (my husband had no missed calls, texts, or voicemails from Lupe), but that he was going to come down that Saturday anyway from Dallas, 2.5 hours away, but that his truck broke down so he couldn't. I explained to him it was okay because that Saturday we had both worked and no one would have been home to let him in. We hadn't been expecting anyone so the fact that he couldn't make it down was not an issue for us, and we agreed to come up with another time. We agreed via text message that February 18 would tentatively work, but that ended being the ice and snow storm here in Texas and we lost power and water for about a week. The morning of the 18th, I get a text from Lupe saying he wasn't going to be able to make it down that day because of the weather and could we reschedule for the 19th. I told Lupe we would have to reschedule a few days out because we had been hit pretty hard and he said okay and just to let him know.
I had planned on getting back in touch with Lupe sometime the next week but by February 23 I got a call and text from someone else in the corporate office stating that our order was being canceled because the contractor had tried to reach out to us two times and that he couldn't get a hold of us. I explained to her what had happened, including a few screen shots of my conversation with Lupe as proof. She said "hmm...okay. I will see if I can give this to another contractor."
It is now April 2 and we haven't heard back from anyone. We no longer want to do business with oak creek *ever* again in any capacity. We will simply deal with the huge flaws of the home on our own. I recommend never buying a product from them unless you want to deal with half jobs, laziness, lying and snarky contractors, and a huge waste of time.
Unprofessional, deceptive, predatory, uncommunicative, still haven't finished the home after months
We purchased a new home from Oak Creek in Huntsville in June 2020. Paid a $33, 000 down payment and financed $133, 000 through one of their lenders. The issues began early on but we be still put our trust in Justin and Dan because we believed they were sincere when they said they wanted us to be satisfied customers. First, Justin misled us about interest rates. When we threatened to walk, they made it right and apologized. The lender, Credit Human, tried to force is to sell our home as a condition of the loan approval. We agreed to increase our down payment from 5% to 20% in order to have this condition waived. Despite assurances from Oak Creek that our home would be ready by the time we closed on our current home, we pushed back. This is one reasonI consider them predatory. As a lender who works regularly with Oak Creek, Credit Human surely knew they wouldn't be true to their word. And Oak Creek apparently has a history of misleading customers regarding timeframes. Both companies seem comfortable leaving people either homeless or in a financial bind. Once the money exchanged hands, Justin and Dan became completely different people. The delivery and anchor/setup is their priority because that's when thee loan funds. After that, they couldn't care less about how things go. We waited a month or their contractor to show up and install the septic. We waited another few weeks for a trim out crew. The first "crew" was a man and his kid who clearly had no idea what they were doing. He trashed the place. We then had to wait a few more weeks for a new "crew" to sloppily finish the job. On October 8, we had a walk through with Dan (Huntsville sales manager) and Audrey (factory rep). Dan wasn't even supposed to be there. He arrived with a chip on his shoulder and called me petty for pointing out "cosmetic issues" and said I should be happy because my home looked better than his lot models. Um, it's SUPPOSED TO. It's brand new and I don't consider leaks, doors that won't close, crown moulding cut too short, sloppy painting, unstretched carpet with raggedly cut edges, ripped linoleum, crooked outlets, crooked fireplace, and peeling "solid wood" cabinets petty cosmetic issues. When I said the cabinets weren't solid wood, Dan completely lost his mind and shouted at my 70 year old father and me and called me a liar. When we made him look at the CLEARLY COMPOSITE MDF-type material on the cabinet sides, he angrily switched his tune from "solid wood" to "wood product" and literally stormed out off the home and left. I've never seen a grown man in a professional capacity behave like that towards a customer. Anyway, I'm currently paying two mortgages and yet again waiting on a response from Oak Creek about finishing the trim out. I'd love to move in before we're totally bankrupt from unexpectedly paying for two homes. And the higher-ups are aware of all of this and haven't so much as responded to a single issue. I'm honestly shocked that this behavior is legal and that every person at Oak Creek is totally ok with upending people's lives as long as they get their money. All we want is for Oak Creek to finish this job and give us the NEW home they promised us and that we paid for. I'd also be fine I they returned my down payment and picked up their trailer.
Same issues over and over and over and over. There is a reason for Arbitration clause, to keep off court records. They sell you on "Oak Creek is the best" what bs, In Arbitration they will fight you on everything. Our review is coming. I WOULD NEVER BUY AN OAK CREEK IF I HAD A DO OVER. Their engineer lies, they were negligent and OKC location promised to pay. THEY DID NOT PAY! I would avoid Oak Creek like the plague!
Utilities promised
Purchased a home in may and had the mobile home taken to our land. Sales man promised that we will have the utilities installed by the end of july (septic, electricity and water well) its about to be october and nothing has been connected. The contract says that I am not responsible to make any payments for these services since the costs are already added...

This home was delivered as a part of Hurricane Rita Recovery in Texas. I have had problems since day 1. I spent the first year complaining, to no avail. Repairmen came and nothing changed. Both doors leaked... they said that was normal in driving rain. The only problem with that is we'd had no driving rain. The doors leaked when it rains. We have worked to correct this and no longer notice water coming in. However, both exterior doors, frames and area flooring are rotted at this point. Very dangerous. I'm a single woman supporting a grandchild. I cannot afford to rebuild this structure. The bathroom is a mess. The tub surround is buckling and coming away from the wall, and has been that way for years. The linoleum has never been attached to the floor. The ceiling is falling between the kitchen and living room, leaving a large gap bring in 100+ degree heat in summer. The a/c cannot keep this place cool. The ceiling is molding where it's falling. The cheap trim has been coming off since day 1. I got tired of trying to keep up with it. The refrigerator sounds like a mini bike, and has since the beginning. The electrical wiring is a hot mess. The outlets continuously go out. Living here a a step down from the travel trailer we were in prior to this useless structure.
The exterior water faucets front and back only worked for a little while. Same with the exterior outlets and back door porch light.

Please do not purchase a home though oak Creek. I had nothing but issues with them. 8 months later it burned to the ground from faulty electrical work in Attic. I lost everything! The foundation was crap to begin with. The windows leaked. Electrical issues, ac didn't work in my daughter's room. Many issues that never got resolved because once they get your money they don't answer the phone or they give you the run around.

I apply for refund for 1, 000 my deposit 11/30 in midland office and the person said, I have wait 2 week buy thw person and I call today 12/2 and my vendor Flor Carrasco call me today and I said I am complete the paper for my refund, her check the paper work and she said the person take the paper in 11/30 no process the paper work in 12/30 is 1 week after complete the paper. Flor said make the refund today and I HAVE WAIT 2 MORE WEEKS and I need my money this week is emergency.
