Grand Homes Mckinney, Lake Forest Phase-2 1. After signing the contract 40 foot lot ( I signed in Feb 2023), I noticed that the base price for the same home model has been reduced to $609,900. This indicates a significant difference of $30,000 from the price at which I purchased the property initially, which was $639,900. I haven't closed the home yet...

Grand Homes Report neighbor selling multiple cars in neighborhood

I walk every morning and notice at least 10 cars parked around a particular area with new car tags. It seems they are continuously receiving and selling multiple cars as a business. The address they are operating in is 2609 Channel Isle Drive in Garland, TX 75043. It is in the Grand homes neighborhood. It has been going on for at least a couple of years. I am surprised it is not regulated by the HOA. It makes neighborhood unsightly, crowded with buyers and not enough parking space for neighbors.

Grand Homes Cheated with fake approvals

I shouldn't have trusted Grand Homes before signing the contract, I didn't realize fake promises and fake loan approvals and all.

They gave all sweet promises saying our money is safe, if my loan is not approved we will get our money back as per the contract. Which is not true.

I signed my contract in April 2022 after I got a loan approval from Grand Homes and completed Studio appointment in June 2022, before the house just started construction I got loan Denial from same Grand home loans in October 2022.

As per my contract I should get my money back, but Grand Homes is not obligated to their promises/contracts . They took all my ~$100,000 and terminated my contract because of the loan denial.

My marriage is broken because of loosing all my life time savings, my life is devasted.

Desired outcome: I would like an apology and my money.

Grand Homes Unsafe falling drawers and cabinets doors

Grand homes models are nice but the way they build is so cheap. One year since we moved in some of our drawers and cabinet doors are falling off, one drawer with pans in it fell and smashed my feet, toes. A nail is already bruised I hope i won’t end up losing it. We checked the sliding drawer that fell and can’t believed the metal where the drawer slides was just stapled when it’s supposed to be screwed. Seriously?! This is a safety issue and needs to be addressed! Stuff like this shouldn’t fall off after one year of moving in! 😡

Grand Homes rip off

September 18th, 2018 we relocated from Detroit to the Big O state of Texas for family. Very exciting times for us 2 days before my step sons graduation for his Marine Boot Camp in Beaufort South Carolina. On Sep 30th 2018 we looked at a model at grand homes in Mansfield . They showed us a corner lot said we had to put a deposit down because programs were changing October 1st. I explain to Josh Waggoner that I was currently unemployed he said we can just use the previous income from my previous employer in Michigan not to worry that legally we cannot hold your deposit, so we started the process. Being in the auto industry for 20 years I took his word for it shame on me. October 1st I started my new job.I lost my job January 2019. I explain this to Grand Homes as they continue and said no worries continue doing what needs to be done and we need 2nd deposit. Still informing them that I have no job they said don’t worry the finance department does wonders will continue the process. They broke ground and started building in late February 2019. March 12th I started my new job with day to day week to week updates to Grand Homes Unfortunately due to hardship I was not making the income I was making. They listed the house on May 21, 2019 house was sold on May 30th 2019 nine days later for $693,899 on Zillow. Our price for the home was $632,415. Their profit on the home between our price and what they charged the new client was $61,484 and they kept my earnest money which is pure greed given our current circumstances to any customer. Looking at all the reviews they do this to a lot of families. But because of lack of income and credit Buzzy Broyles gave me a one-year extension for us to start the process all over again due to financial hardship in May 20, 2019 so we didn’t lose the earnest money. Hoping things would change however due to covid-19 pandemic we hit another snag and I lost my job. He said he would get back with me however I never heard back from him they sold the home right away so there was no loss which in turn they should do the right thing and return our earnest money.

Grand Homes Honoring their realtor compensation

I am a realtor who had my client registered with Grand Homes When my client went to visit a different subdivision, they refuse to put me on the contract even after he begged them to do so. I understood if you register your clients with Grand Homes, they will pay you. I called Buzzy Broyles their regional manager explained to him what happened, and he said he would look into it and never did and now will not return my phone calls. I lost 30, 000 in commission. Agents beware.

Grand Homes Water seepage - underground water

We have been having major ground water issues. We have talked to their warranty reps several times and have denied our request for them to resolve the situation. We showed it on person, which even he himself was dumbfounded when he saw the area/s affected. We sent them additional photos of the rear retaining wall that failed due to the extreme saturation of the soil from a never-ending seepage of water coming from the ground. We were initially digging out the soil to re-do and reinforce the retaining wall, but with the sheer amount of water that is coming from below ground we trenched out the ground to allow a place for the water to drain out, however, the water does not stop coming up from the ground. As I mentioned before, this has been an ongoing issue from before we closed. We had several conversations with T. Roberts, the 2nd builder they have assigned to us back then before and after we close on our home (June 2018) and the warranty person before our current one, Thomas. Our backyard before was a literal boggy swamp of mud and rotten vegetation. On the north side of the property, it is constantly saturated for months and to this day there is still standing water. On the South side of the house, it's not quite as bad, but after any significant storm, it stays muddy for weeks on end. This really does need to be addressed by a professional and we are asking for your assistance to helping us get this resolved. This does not only affect our property, but also the two neighboring properties on the North and South of us that are Shaddock properties. Please see the attached and you will see significant amounts of standing groundwater. Please note that this is not due to a simple grading issue as this is not storm run-off or sprinkler water, this is from some type of underground spring and is imperative that they resolve it ASAP. It poses so much health concerns for us and our small children. We also have several warranty issue since our 1 year walk-through and has yet to be resolved. I have attached photos prior to closing & our current situation.

Even within a single price negotiation they change the prices for more than tens of thousands up and down and tell me every month the prices will be coming up like that... Totally a waste of time in negotiation, no number is honored... And I found it so hard to believe even a thing from their sales, they have no decision right and promising offers keep coming back.

Grand Homes cheap material used to build houses

I live in one of the house of Harrington Mills community built by Grand Homes. I purchased this house couple of years back and in just couple of years I see many issues appearing. The foundation slab has a crack that is not covered by warranty and almost of the doors hinges are coming out. Screws used the doors are so small they can't sustain the weight of doors. I already paid hundreds of dollars. Looks like they used cheap material. I am very disappointed and give heads up to everyone.

Grand Homes grand homes inc violating builder policy

I live in Harrington Mills community at Mulholland Dr built by Grand Homes Inc. Builder recently constructed couple of houses right in front of my house with same plan and elevation as mine. As per the builder policy, they can't build 1 house adjacent to mine and 2 in front of mine with the same plan and elevation. This will violate their policy. Since this construction started, I tried contacting them and even the owner as well few times and there were few email exchanges. Their VP told me that he will try changing the structure so my house will look unique but he didn't do that and now he doesn't even respond. Since this construction will reduce the market value of my house I am expecting a compensation.

Grand Homes april parks - realtor.

Your employee April parks was caught red handed making racist comments on her friends political post. She said her personal life doesn't affect her work life. Said to go back to China, belittled minority's, called asians slant eyes, bit&$, as well
Other racist comments and threatened to find me and where I work. She's been in this boat before. Did you not take action as a company? This is highly unprofessional. She sells houses to "the minorities that she makes racists about", that her bills but that somehow doesn't affect her work life? She threatened to find out where I work and where I live, she seems unstable.in another users post to you guys, they said she called up to their workplace. She threatened me after I told her I would be reporting to her employers. Does this not go against your ethics? It's one thing to agree to disagree but she took it to a whole nother level.

Grand Homes realtor

One of your realtor's, April Parker was on a community site harassing and belittling a single mom asking for help for herself and her children. April Parker proceeded to call this woman trash and threaten to call CPS and the police on her for just being poor. When I stepped in to defend this woman and trust me, I had some choice words for April, she called my job the next day. First of all, who does something like that and secondly, she didnt even tell the truth. She said I shared patient information which is a bold face lie. She tried to get me fired from my job for defending someone down on her luck. This is a horrible person you have employed for your business. I hope you take note of it.

Grand Homes liar

If the home we bought if we already lived in. I would not say anything. we sign the lease 3 months ago!

The home haven't build yet. just 3 Month. The list price for # 3842 was $ 624, 900
now the price for # 3842 is $ 594, 900

I understand the market is up and down.

I didn't ask a price down any thing like that! I just want it to back out. I even did not ask the Earnest money $ 15000 back. Just the design center we paid $15000 back. Because the house haven't started to build yet! We didn't use any pics! The named Dan Forbes the person I talk to he is not respect us. I referred my friend to go there to buy a same house there. And I tell my friend go for Matt. He did good job nice person. But Matt doesn't work there anymore nobody even tell me that! Mr Dan Forbes tell me they lower the price but they won't give any promotions out. But My friend got the deal just tell me they do give $ 40000 for the design center use money. I tell him that. And he said let me see the lease. But my friend haven't signed yet. He Is not respectful. You can tell me the market is that way. You signed lease it's done. I would take that. But don't say you lower the price and won't give any promotion. And I know for a fact. They do. The sales person did tell my friend. And my friend already ready to move on buy the house. But Mr Dan Forbes sounds like the sales said is not true. It's so funny. That's how they treat their customer. I don't think after all this my friend will signed the lease. I will tell him what's happened today. And I will find a person to read the lease. Get my design center money back. I hope I could read this page earlier. Maybe they don't care. But how far they will go if they treated their customer like that. If the person I talk to won't be that rude. I may just got the deal I had. Just the person attitude it's so...

Grand Homes Noise

The employees of Grand Homes refuse to turn down their radio and are playing vulgar music. There are many children in our neighborhood and they do not need to hear rated R music and the worse of the worst cuss words. We have a new baby and also work from home. We have to ask them every day to turn it down. We have called the police several times, and will continue to do so, and have also complained to the community office. The employees in the community office were rude and gave us attitude. We built our home with Grand Homes!and they continue to build in our neighborhood with no respect for their customers. This morning we can here their radio inside our home and they have it on 2 houses down, not to mention how loud it is if we go outside. We will continue to make complaints until this issue is resolved.

Grand Homes Windows

I purchased Grand Homes inventory home, after moving in we find that couple windows leaking water. Warranty department, put some sealant to fix water leaks for two of the windows and replace two of the windows with a different brand windows (completely looks odd when compared with other windows), I have been asking Grand Homes warranty department to replace the windows that match the existing home but now response. Not only this issue, Home inspector reported server issues over the annual inspection, warranty department says all those are not covered (one of the issue is they painted the water leak that the maintenance person did a poorest job.

Grand Homes Roofing issue

Our home is only 2.5 years old now.Two months after moving in we noticed a damp wall.
Grand sent out one of their roofing contractors who patched our wall. We asked them to check the roof but they only went into the attic & said they sealed something in there. Fast forward about a year later & we had an ice storm. We discovered a leak in an upstairs bedroom & had a third party roofer come out. They discovered our house had a design flaw as well as improper flashing which caused the leak. Also, our original leak was from a faulty pipe jack. We contacted Grand & of course they refused to rectify the situation. I suggest all steer clear of this company & their lack of customer service.I would NEVER do business with this company again and warn all who ask about them!

My chimneys were not flashed AT ALL. home built in 2013 found out when my closet flooded in 2016. Spent the rest of the year with ahold the house behind plastic for BLACK MOLD REMEDIATION. after several months of this it was "fixed" well it's back. They never sealed the vents in the ceilings so mold has returned. My entire family has logged greater than 30 respiratory/strep infections since we moved in despite everyone having had their tonsils out. Horrible rude warranty representatives. Actually told me it was from a lack of home owner Maintenance issues. My house was 3 years old now brand new roof. Oh and the flashing they put in...they mortared it into the chimney. We call it frankenflashing.

Grand Homes Fraud from top to bottom

As a former employee of this manipulative company, I can tell you that it starts from the top with the owner Steve Brooks and filters down. The most arrogant and unethical business man in the new home market without a doubt. This isn't based on opinion, rather, a general consensus from current and former employees, vendors, sub contractors, other new home builders and most importantly new home buyers!
Before you begin your new home purchase, please do your due diligence and research this company! Ask why they are not accredited with the Better Business Bureau or JD Powers (they use a different company that ranks only 27 builders nation wide where they finished 17th). Did I mention that they have lost their top 2 VP within the last year? Coincidence?
Major problems with production! They say build time is 6-8 months when it actually takes 9-10 because they can't find anyone that want to build for them much ness passing necessary home inspections so get a personal inspector!
If company integrity, morals and trust are important criteria in your new home search, steer clear of Grand Homes. Try Highland Homes or Dress, they seem to be the most respected builders in DFW.

Grand Homes Terrible employer

A Highly Dysfunctional Company and Culture

Community Sales manager (Former Employee), dallas Texas – December 17, 2012

Pros: twice a month you get to eat and drink for free on thursday night at the pizza party

Cons: long hours, dysfuntional sales and corporate level enviroment, and false advertisement about the product and sales success

In my 20 years of professional sales, I have never met a group of screwed up sales organization. As another quality sales person, who lasted 5 weeks stated " I thought this was a front for a CIA Run Operation experimenting with how people respond to abusive, weird and outrageous behavior...None the less, here I go... First the owner surrounds himself with kiss butts who tell him anything he wants to hear. Not what he needs to hear! Why not, because he is an egotistical, emotional, loose cannon. The owner thinks his homes are the be all and end all of homes, priced too high and not in touch with what is really going on in his marketplace..NO TRAFFIC at All...Why is that, because everyone is afraid to tell him the truth...Oh yeah, get this, from all of his sr VP's to all the low end employees, he gets off by having everyone refer to him as Mr. Last Name, we will call from here on as Messiah...What a joke...As for the culture, it is out of wack. First they have bi monthly sales TeleBlitz's on thursday nights until 830pm. They make all their sales persons come in at 5pm in Addison ( love the traffic 1 hour to get there) for a speech from the Messiah and then they have an Amway Rah Rah session for an hour...Here's the best part, they provide dinner and alchohol to grease you up for a fake phone clinic. Everyone has to make calls from the corporate offfice cubicles and set 6 appointments for the up coming weekend. What really happens Mr Messiah, is that all the sales people sit around for 2 hours and blow smoke up everyone elses butts, eat the food and get drunk on the booze. You might as well call it a Pizza party...Then at 830 everyone turns in a call activity sheet showing 6 appts for the weekend.. Duh, two things happen MR Messiah, they either alreadly had the 6 appts made before they appeared for the Rah Rah session or they just made up 6 appts...False sense of sales security, the VP's all think its great, we have appts, we'll sell 20 homes this weekend! LOL...NOT What a great way to treat PROFESSIONALS Sales people, like little kids at a telethon! here is another great point of the useless region sales managers, when filling out reports, if you dont have numbers, like appts, walk up prospects, or activity to report on your 3 weekly sales reports, The JR Messiahs have you as one states all the time, "Just Make Up Numbers and Report false numbers", "Because no one checks and follow ups on activity"... I am NOT Kidding... Mr Messiah is always getting False numbers, and these people he pays, give them the numbers, WOW...

As for the sales force, in my 3 months, they average a 70% ROLLING QUARTERLY TURNOVER RATE... the other 30% ARE MADE UP OF VETERAN 3-6 YEARS REPS. this is why they stay. When i first came on, I asked about the person I was replacing. I was told by region sales manager that "he wasnt selling enough". The gentleman I replaced had 3 contracts being built and it represented the the ex sales person about $22, 000 in future commissions over the next 9 months...That blows...I' will come back to that in a second...about 1 month in, the sales women I was working with in the community/development gave up a half deal in another community of the region SM so that the other community sales person could get his first deal...he had been there 3 months, no sales. To make the Region Sm look good, he asked the salesperson to give up his half to justify this other sales person value to Mr Messiah. when I asked my partner why he gave up $6, 000 in commission, she stated "no problem, because this sales person wont last and when he is gone in two weeks, I will get the whole commission when they are paid out back to me...HUH...Now back to the other $22k, those commission where given to another veteran sales rep. because the region SM didnt like someone, he terminated him to give his commissions to another kiss butt !. the funny thing is that the majority of verteran sales reps are lazy, sit on their computers and play on facebook and screw off all day, pad their numbers...waiting for someone to leave.

The whole corporate scene is not about results, its about looking good and putting on a dog and pony show for Mr Messiah

Grand Homes Fraud, Unethical, horrible Grand Homes

In May of 2012 we put in $10, 000 to offer to purchase a lot to build a home with Grand Homes. Prior to that date, we had a conversation with the grand home sale representative about the lot that they offered us: a [protected] square foot lot! We also talked about our exact floor plan, details of upgrades, what we wanted to do with our backyard, etc...especially we are not interested in anything close to a power line! Low and behold, we found out a few days later through Tarrant County Tax Records that the lot was not [protected] but 8677 (one thousand square foot less). I was very upset since we wanted a big lot for our intended big house, and also wanted to build an outdoor living area for entertainment! The salesman showed us another lot, which will costs more but he would check to see if his manager would let us have the switch without more costs. We waited for more than a week, came back and heard that we got approved for the 'switching to new lot' but no new contract. We asked and asked for that contract for the next two weeks and there were no sign. Also, the drawings of the lot fit for that new lot was no where to be seen. It's time that we had to go to a design center to pick out our color and upgrades, and we had requested for contract and lot fit of the drawings of the house on the lot prior to our appointment and was told that we would have them all on that day. We showed up with the options addendum with the old address on the old lot! We came home on that day and continue for a few more days asking and waiting for the contract and lot fit...We just got tired of the run-around, and decided to revoke our offer on the purchase of the house/lot. After emails, and phone calls they still want to sell me the lot and the house even though we made it clear that we just don't have any time to deal with this stress. So far, we are out for 10, 000 with no contract and lot fit! We are still waiting for an answer from them, and they just wont return emails to say if they would return our money back. Now, we might even have to use a lawyer to help look into this case. Run as fast as you can if you see this company!

Grand Homes Grand Homes attempting to commit fraud

We put $10, 000 deposit for Grand Homes to build a house with the understanding that after the contract was signed and before the sheet rock was up, we will be refunded $5, 000 if we cancel the contract. After the sheet rock goes up, we would lose the entire deposit. We started the process in Oct 2011 and had a contract signed in Nov 2011. We customized our home from Nov 2011 to Jan 2012. The process shouldn't have taken that long but they were very slow in responding. Due to their slow process and the sky rocketing cost of upgrades, we decided to back out of the contract. It seemed like everything had to be upgraded. No foundation was poured and no dry wall was up. So how did Grand Home try to commit fraud to keep our $10, 000? They said that we failed to give them a pre-approval loan letter in Nov 2011. Just as a note, we were informed that no customization can start until they received the pre-approval letter, which was done by their finance department. They sent us an email and letter in May 2012 that said we had 30 days to provide them the pre-approval letter from the date of the contract, which was Nov 7, 2011. If we didn't comply, then we would be in breach of contract. So, if that wasn't bad enough (how can I send them anything 30 day from 11/7/2011 when it was May 2012?!?), they followed up with an email and letter that said we didn't provide them the pre-approval letter as requested so we were in breach of contract, which gave them the right to keep the $10, 000. Before they informed us that we were in "breach" of contract, I sent them a nice email immediately following their attempted "breach" of contract setup that said there must be a mistake and since no dry wall was up, we would like a refund of $5, 000. After the "breach" of contract email, we were very upset but I knew they didn't have a leg to stand on. So here is what we did. We file a complaint with the Better Business Bureau, Federal Trade Commission, and Texas attorney general. We mentioned that it was fraudulent for what Grand Homes was doing. Not sure if the FTC or the Texas attorney general can do anything but Grand home responded to BBB's request for resolution and decided to refund us $5, 000. Grand Homes has bad service bad and expensive product and is a thief. If anyone is in this situation, please don't just assume there is nothing you can do. Complain to BBB, FTC, and your state's attorney general. This is fraud and I hope they pay for it.

I am a current customer of Grand Homes. We signed on our home over 10 months ago. Their process is to have two design center meetings where you pick your upgrades. After both of those meetings you have a team meeting with the builder of your home. This took two months. Up to now everything was as expected. Upgrades are rediculous in price but it's that way with every builder. Just like cars nobody buys the base model. They poured our foundation then it took THREE months to do anything. It's now december and we missed our projected closing date by over three months. Not to mention the build quality of our home is not a 400K quality build. High school kids would do a better job. I have not closed yet, and would NOT recommend Grand Homes as your next home.

We are going through the same thing now trying to our money back after contract talks fell through.
