Phoenix Management is the best managment company around. If you treat them nicely they treat you the same way. Shelly is always there to talk to you. Todd S is the most knowledgable property manager around. I have used Phoenix for many years and hope to use them for many more.

They have been managing my property since I bought it in the Colones Phase 1. According to my documents, we have a pool and clubhouse for us to use. However, the pool has been closed for 6 years. I have never used the pool since I moved here. I have a complaint with Tallahassee, but they are slow to respond. I don't understand how they are still in business.

Phoenix Management Services, Inc. is the worst management company ever! They are so rude, unprofessional, and extremely incompetent! I would give them a negative 5-star review. Ever since they took over my condo, it has been a complete nightmare. I have received two illegal 15-day eviction notices from them, along with several nasty threatening letters. And every single time, it was because of their own gross incompetence. I am sick and tired of it. If I receive one more nasty letter from them, I will be getting my lawyer involved.

An A+ rating! So surprising. They manage the place where I live in Deerfield, MeadowRidge, and their property manager doesn't respond to emails. Their property manager even defamed me personally by making false accusations about me not maintaining my unit's A/C. They didn't even bother to inspect my unit and blamed me for the downstairs neighbor's A/C water leak, asking me to pay for it without verifying the source of the problem. Phoenix management should know that false accusations and defamation can have serious legal consequences.
I'm really mad at Phoenix Management
I'm really mad at Phoenix Management. I live in Edgewater Village in Tamarac and I hardly ever contact them, maybe like 5 times in the 6 years I've been here. But when I do, they never respond to my emails or voicemails. And when I finally get someone on the phone, they're so rude and just send me to voicemail. I always pay on time and follow the rules, so why do they treat me like this? I've been trying to reach them for 3 weeks now and still no response. Their customer service is terrible. I don't know where else to go for help or to see any changes in their customer service. We can't have meetings right now because of the current situation, so how am I supposed to get my simple questions answered?

I rented a property through Vrbo on *** Hunt Club Rd., *** Columbia, South Carolina. Let me tell you, the place was not like the pictures at all. It was a real mess. The front door latch didn't work, and the thermostat was just hanging off the wall. Can you believe there was no heat? On top of that, one of the toilets had a broken handle and kept running. And get this, when we turned on the washing machine, the water line was broken and water sprayed everywhere. Yikes!
The kitchen was a disaster too. Grime and grunge everywhere. The paint on the ceiling was peeling, and the dust on the ceiling fans was so thick, it looked like Spanish moss hanging from the blades. But the worst part was the smell of mildew. It was so strong that we couldn't stand it and had to find a motel instead.
We took pictures and sent all the evidence to Vrbo and our credit card company. But guess what? The management company said they never even dealt with us. Can you believe that? Luckily, we had proof of our reservation through Vrbo. Vrbo refunded their fees, but the property owner hasn't responded to our requests for a refund. And to make matters worse, the property manager won't even bother to reply.
The City of Columbia suggested we get a lawyer involved and even gave us a firm to contact. We really don't want to go down that road, but it seems like we have no other choice. It's a real shame.

Phoenix Management Services, Inc. is a company that seems to have trouble managing automatic payments. I filled out the ACH information twice, specifically requesting to be charged on a quarterly basis instead of monthly as they are supposed to do. However, Phoenix still charges me monthly and even adds late fees of $25. It's frustrating because every other company I've dealt with in my 50 years of life has always taken payments on time when you set up automatic payments. Whether it's phone companies, electric companies, magazine subscriptions, Microsoft, yard companies, and so on, they all withdraw the payment automatically. But Phoenix Management is the only one that doesn't.
Here's how Phoenix operates: they charge you monthly instead of quarterly, then add late fees. They apologize, but then they do it again even after you provide them with the automatic payment information and a copy of a check. It seems like they do this on purpose. Another issue is that they don't seem to understand the difference between credit and debit. Instead of returning the money they owe you, they charge you the same amount again and add late fees. It's incredibly frustrating dealing with this company.
To make matters worse, their staff doesn't speak good English. When you finally find someone who understands the difference between credit and debit, they don't last long. It's clear that this company is completely incompetent. In fact, it's the worst company I've ever dealt with, except for one other company in Fort Lauderdale. It makes me question the reliability of businesses in Fort Lauderdale. I've lived in the Netherlands and Maryland before, and I never encountered such incompetence.
I will be advocating for my cooperative to drop Phoenix Management. I would rather pay more and switch to another company. Dealing with Phoenix is just too frustrating and infuriating. I never want to have to deal with them again, and the only solution is to drop them completely. They are wholly incompetent!

Horrible horrible horrible! Especially *** How she is employed period is beyond me. Completely unprofessional, rude and just downright should not be in the position she is in. She spoke to my clients who is a disabled veteran with a Purple Heart and told them that the board would be signing Thursday last week. She spoke to them Wednesday the day before. They were In New York and flew down at that point expecting this all to be done. She then didn't call all Thursday and ignored various calls from myself my clients and the listing agent. Friday rolls around and no call or return of calls or emails all day again. She finally picks up the phone at 3 pm and says oh the board never came to sign the docs yesterday so your clients cannot move yet. They were stranded with no hotel, no home, in another state with his wife and two teenage kids. She acted as if she didn't care, spoke over me profusely, blamed her manager ***, and said oh well. Mind you she rarely if ever answers her phone or emails. Beyond rude. My clients patiently waited all weekend. Had she not told them and assured them their approval would be signed on Thursday of last week they would of never flown down and would not have been basically homeless all weekend. Monday their offices were closed because of a holiday and today Tuesday she doesn't call or email anyone back until late afternoon after we had been trying to reach her all morning, left messages, emails etc from myself, my clients and the listing agent. She finally says she will let us know no one had signed yet. *** then says they are getting signature today. Then *** tells my clients it's. 50/50 chance. Proceeds to get documents signed and doesn't tell me because she lacks maturity and professionalism. I emailed her last week and spoke to her to ask her to please call my clients and tel them they had no signature on Friday afternoon when she finally answered the same way she spoke to them and assured them they would have a signature on Thursday. She refused. I let her know last week due to being homeless my clients were reaching out to veterans affairs for legal advise as she had been horrible throughout the whole transaction. At this point they wanted to take legal action. According to her emails she did nothing wrong in telling them incorrect information. Today she called my clients twice to complain to me and my clients contacted me about. Truly unprofessional all because she knows she messed up and cannot take responsibility for giving them incorrect information. Had she never told them it was being signed last Thursday they wouldn't of been stranded all weekend with no place to go. She then continued to harass me via email after I asked her to stop and that I was going to file a police report and a ComplaintsBoard.com report as well as reach out the department of labor to file a formal complaint which I am on the process of. She continued to harass me via email despite all of this. Several times she emailed me after I asked her to stop harrasing me. At this point I would like the ceo of Phoenix management to contact me as soon as possible so that i can provide all the email proof as well as emails from the listing agent and my clients discussing how rude she was to all of them. No one should deal with this type of unprofessionalism especially not a disabled vet injured in combat for our country. The disrespect to my clients, myself and the listing agent was out of this world. She should be held responsible and should be fired and or not in the position she is in. I can only imagine how many other families she has treated this way. I feel bad for anyone who has been in contact or had to deal with her. We will be speaking to our state representative snd the department of labor as well as veterans affairs about her and This situation. I truly hope Phoenix management does the right thing and get this person properly trained and or in a different position or not at all involved with the public. Phoenix Management Services, Inc. is a company that claims to have fixed a leak in my bathroom ceiling. However, the roofer they sent over didn't actually repair it. I've sent them several emails to let them know that the job was never finished, and as a result, my elderly and disabled mother, who owns the house, is still being exposed to the leak. The property manager hasn't bothered to send anyone to inspect or fix the issue.

I called Phoenix Management Services, Inc. to ask about my billing, but they never called me back. Instead, they sent me an email from someone I didn't recognize, and it ended up in my junk folder. Because of this, they sent my account to collections. I later found out that I shouldn't have had to pay the legal fees. They never returned any of my calls, which is frustrating. If they had just called me back once, I wouldn't have had to deal with all this hassle or pay unnecessary legal fees. I really hope they reimburse me for the legal fees.

We're supposed to be social distancing and wearing masks in our building and common areas. Every time I try to let Phoenix know, they make excuses. I've sent lots of emails to Phoenix management asking them to enforce social distancing rules and mask wearing. They make excuses for every situation. All the signs asking people to wear masks have been torn down and never replaced, even after I asked. Management doesn't seem interested in protecting safety and people's lives. They don't enforce their own rules.

He seems to be creating his own set of rules and policies, all in the name of maintaining the neighborhood's beauty. However, upon surveying the other houses in the community, it is clear that most of them are not any better than mine. I have put in a lot of effort to keep my house updated and beautiful.
Lately, he has been targeting me specifically with roof repairs and the installation of plants. I had previously spent a significant amount of money on rocks for this purpose back in 2015. Now, he is suddenly coming after me, bombarding me with mails. I have already completed the roof repairs and provided him with evidence of the same.
What I am seeking is for him to enforce the existing rules consistently for everyone, rather than making up new rules just for me.

This company took over in Jan-Feb of 2021. I've asked for a few things verbally and by email since March 2. My requests have been ignored. I need a copy of the landscape contract and approved minutes. The law says they have to respond within 10 days or they can get fined. I also need an affidavit from board members saying they've read the rules and regulations and other documents. It's a state law. I complained about the landscaper damaging a downspout on April 28, but nothing has been done so far. They're also breaking the law by flying a political flag with the American flag in our homeowners association. They've sent out letters about our rules and documents with mistakes and haven't fixed them. There's no excuse for this delay. If they don't fix things quickly, I'll report them to the Florida State Attorney General, the Department of Corporations, and the state department that oversees HOAs and condos.

Phoenix Mgmt handles *** where a unit I manage has had a pipe burst in the walls and cause drywall and cabinetry damage as well as mold. Since this pipe is within the walls, it is NOT the responsibility of the homeowner, rather the Association, who hired Phoenix to handle such issues. On May 18, 2022 I advised Phoenix of the damages, together with their onsite manager, and since then have had little to no response from ANYONE at Phoenix. It took about 30 days for the pipe to be repaired but nothing else was done, including no responses after I contacted the owners, managers, regional and local on multiple occasions. If someone answers the phone, all they do is pass the buck or say they'll call back but never do. Evidence was sent to them on multiple occasions and nobody from the top down bothered to contact me or my tenant back, leaving his unit in the damaged state that it is, including mold. This damage was caused by the broken pipe. That is not ambiguous rather obvious and the fact they fixed it (after 30 days) demonstrates their knowledge and acceptance that this was their responsibility. Phoenix Mgmt Services has terrible online reviews and is widely known as one of the bad HOA management companies. This case I and my tenant are unfortunately dealing with is yet another example of their disregard of duty to their Association and blatant disregard for the health of the tenant who is living with mold and damaged property.DO NOT REFUSE TO TAKE ON THIS CASE>>> DO YOUR DUTY AND PROTECT THE VICTIMS!

The people at Phoenix Management (Royal River II) are extremely unprofessional and don't have basic common courtesy. They don't fulfill their fiduciary duties as board members, which means they're supposed to take responsibility for the residents in the community. They should listen and understand what's happening in the community and address any issues. However, one board member, in particular, constantly sends emails without any supporting documents or actions. Her goal seems to be to point fingers and prove someone wrong or right, but she doesn't provide any evidence. I had a few companies come by for estimates, and they all said I was dealing with the worst HOA in Coral Springs. Even the neighbors wish each other good luck when they need something from Phoenix Management. Their reviews are terrible, and I don't understand how they're still in business. Let me list my issue: my AC stopped working on 10/5, and the diagnosis was a leak underground that starts outside and leads to unit 203. My insurance doesn't cover it, so they told me Phoenix needs to file a claim with the HOA's insurance. Rosanna Batista, who works at Phoenix, said it's not her responsibility to file the claim and refused to give me the policy number. I had to search for it myself and finally found it. I contacted USI insurance, but they said I'm not a policy holder, so I can't file a claim. I tried reaching out to Rosanna and the president, but they're ignoring my calls. This is just one example, and I'm speechless as to why the HOA won't file the claim for the issue that happened outside underground. As I mentioned, there's no talking to them, and they're rude. I don't understand why they're treating me like this. Please, someone, help me.

I'm writing to complain about the property manager, ***, *** from accounts receivable and HOA Phoenix Management Services. In May, I got a letter saying I owed $2666 and they needed a filled-out automatic payment form, which I faxed on 6/4/22. They deducted payments for July, August, and September, but stopped deducting for October and November. The big problem I have right now is that *** told *** to deduct $2666 via email, but she only deducted $2075 by mistake or forgot to deduct the remaining $591. So, I got a debt collection letter from their attorney's office in October. I emailed him asking why I got this when I authorized the full past due amount of $2666 to be paid via email on 6/19. I got an automated response saying he was out of the office. Also, *** made the big mistake of deducting less than what was owed, which caused the stop payments. To make things worse, I got another letter on 11/20 from the same attorney's office, now asking for $1421 plus $350 attorney fees and a possible lien on my property. I almost fainted and couldn't believe it. I just found out that both *** and *** don't work there anymore after contacting the ***. So, I called the attorney's office to tell them this is a huge mistake. The lady I spoke to was very rude and said I have to pay the $350 attorney fees unless I can prove it was their mistake that caused the past due balance and stopped the automatic payments. Like I said before, this balance was because of her mistake, and now I have to pay these attorney fees. How am I supposed to get in touch with *** or *** when they don't work there anymore? I need someone to help me, please. This ruined my Thanksgiving holiday. I'm willing to pay any past due balance she made by mistake, but not the attorney fees since this was 100% not my fault.
