Re/Max removal of information on offer contract to that protects the buyer

My name is Shaharazad Ruffudeen. My email is s.[protected]@yahoo.ca. Phone number [protected]. I am a first time home buyer. The wife found a property she likes and found your agent Yana Tsipckin Re/Max Realtron Realty Inc. Phone number [protected]. Email [protected]@gmail.com; sent us I assume is your standard offer contract. She removed the part that says that if the seller accepts the conditional offer the buyer can remove is offer if the bank refuses the mortgage. She told us its a sellers market and that what the seller wants. The wife apparently didn't understand the importance of this clause. The agent had my wife convinced we'll be ok. I knew that was BS. We are having marital problems because your agent had her brain washed I was wrong and controlling. Is this what you teach your agents during their training? Trick new buyers into losing a deposit or have to pay a finders fee. I am glad I read the offer contract before signing. She wanted. to put the clause back in but it's too late. I will not trust your agents again. I have heard of similar problems with other people so I am assuming this compliant will fall on deaf ears. Hopefully I am wrong.

Desired outcome: Disciplinary action against the agent and real-estate brokerage. Audit their books to see if they tricked anyone into losing money.

Re/Max Public safety and refusal to contact.

Realtor Amy Yang Lic# [protected] Diamond Bar, Ca. office. I am
the neighbor of the house for sale. After the house was put on the market, an illegal six foot wall was erected extending to the sidewalk along my driveway. I cannot see pedestrians backing out. Amy has not returned my request to speak with her, she did forward the photos of original complaint to the owner but it has been a week and the wall has not been removed or made legal. She left me no choice but to complain to code enforcement and they agreed, the wall is illegal as per city code. Amy nor the owner care about the neighborhood because they don't live here and this was a quick flip for them.
She represents Re/max, it is on record to the city of my complaint and now to your company. If someone were to get hurt, the potential for a lawsuit is great and Amy, the owner and now Re/max have been notified so now there possibly is shared liability if someone were to get hurt or killed. I am contacting your office first to hopefully get this resolved, if not, then it is to the state board of realtors in California. Amy refuses to talk with me, the wall was placed there because the irrigation system the owner had installed was directed over to my driveway and even the water struck my midsection and the workers just told me to get out of the way. I have lived here 30 years with no complaints at all to the city and all of our neighbors get along. The wall was their quick fix instead of replacing the two sprinkler heads that were causing the issue, which are also against city code for "overspray." As mentioned, they continue to show the house to potential buyers without correcting this issue, my guess is in hoping to sell it and it becomes the new owners problem.
The issues were brought on by the new owner and the illegal wall was, as mentioned, installed after it was put on the market.

Desired outcome: In person contact with realtor, remove or install a legal wall, and ensure no over spray. The overspray is not the wind, I can deal with that.

Re/Max misrepresentation

In March 2020 we purchased the undeveloped lot adjacent to our home of 19 years from the neighbor on the opposite side of it. The lot was listed by Adam Flinchbaugh, marketed as .4 acres, build-ready, and priced accordingly at $41, 000. The reality of it is much different. It is 2 separate lots with 2 separate deeds, and only one was signed over to me. Additionally, it includes a paper road easement which was not disclosed. The paper road is from 1970, and the deed grants rights indefinitely to the original grantor as well as the seller. This means that since it has not been dedicated as a public road after the statutory amount of time, ownership may revert back to the original grantor and not to me. If this is the case, I did not purchase a .4 acre lot, I purchased a .17 acre lot and a .1 acre lot which was never transferred. This significantly impacts land use and value. I paid for a title search which would have revealed all of this information. Even Par Settlement Service (contracted by ReMax Patriots) refuses to assist in any part of this, and their lawyer has told me that he will make sure "to his dying breath" that it is never resolved, and has instructed me never to call him again. The realtor, Mark Flinchbaugh, previously referred me to Even Par for all future contact, and is now ignoring texts.

Desired outcome: Paperwork completion, corrective deed, and cash compensation for loss of value

Re/Max Re/max agent atta qureshi in 6850 millcreek drive mississauga, ontario l5n4j9

Hello dear,

My name is Arvin Liu. Here I want to file a strong complaint against Atta Quershi!

ATTA QURESHI
Salesperson

RE/MAX REALTY SPECIALISTS INC.
Brokerage
6850 MILLCREEK DRIVE
MISSISSAUGA, Ontario L5N4J9

First of all, I am not a tenant of Atta Quershi.  Two of his tenants have returned to their country. I am the one who stayed to help them return the keys and check out. They completed a three-year lease at 4011 Brickstone Mews, which will expire on June 14, 2021. On June 13th, I handed over all two keys to Atta Quershi and the landlord's son and wife who came with them. However, they did not refund the security deposit worth $1, 000 as agreed. They claimed to spend money to ask someone to clean, and then refund after deducting the cleaning fee. Then he said that he would wait until the last month's water and electricity bills were over before refunding them. I said, what guarantee do you take that they will refund the money within a week? Atta Quershi gave me his business card and said how many millions of assets he has already processed on hand, how long he has been doing, and if he has any questions, please go to 6850 Milllcreek Drive to find him. On the same day, I sent screenshots of my friends who helped my friends shut down their electricity bills and water bill accounts to Atta, and sent SMS reminders and informed him that they did not reply.

At present, the landlord has returned us $750 for security deposit, after deducting $250 for cleaning without receipt.

Despite what you say, I still have to complain to ATTA QURESHI! If you cannot accept my complaint, please answer me the following questions next. If you cannot help me answer these questions, you still cannot accept my complaint. Then I will continue to contact other departments of RE/MAX to continue to complain about ATTA QURESHI.

1. Our lease expires on June 15, why ATTA QURESHI can ask his people to move into the apartment in advance. And this must not have the permission of the landlord? Does your professional agent have such rights?
86911ac6a23a01d7dca797d281f1085. png
2. Why does he repeatedly send text messages behind my friends (tenants) to slander me? Below is a screenshot of the text message between ATTA QURESHI and my friend?

0aabfd0ee1fa8243d1acdc33df2c526. pngimage. png

3. Why did he call me abusive calls for 4 minutes? Scold me. This is after I waited for a month and asked about the text message, I did not reply to him, he immediately called me for 4 minutes! I feel very rude. This call is from him, not I gave him a bad call! Please give me an explanation. I want to accept your RE/MAX agent's four-minute phone harassment. I totally feel that this is a harassment to me.
image. png
image. png

Do you think these three points have nothing to do with your ATTA QURESHI?

Please give me an explanation, thanks! Of course, if you cannot accept my complaint against ATTA QURESHI, please tell me that other departments of RE/MAX can accept ATTA QURESHI's complaint. Thank you!

I have contacted Atta's RE/MAX manager Aaron Cryderman many times. He just kept saying that this is not the responsibility of RE/MAX, you should go to the landlord and tenant board. But I told him clearly, I have said it before. What I want to complain about is Atta Qureshi's attitude towards me and his back to me, and he took the initiative to call me to provoke me, and of course, he wanted to requisition the keys in advance. Instead of how much security deposit the landlord refunded me. This is not a question of money, but a question of service attitude.

Thank you very much for your reply! I also need you to accept my complaint.

I wish you all the best in your work this week

Arvin

Re/Max Remax agent sneaking into my transaction

I had a buyer agent but I was also searching in her recommended area. I found a property listed on Remax website and sent a request. This request was intercepted by Marie DeCicco, a Remax agent other than the listing one.

DeCicco responded to my viewing request and set up an appointment, without disclosing her intention to become my buyer agent.

After the viewing, she still didn't disclose her intention until I asked her.

I then called her broker, who told me not to worry and just ignore DeCicco. I went ahead and closed the deal using my buyer agent.

Two months after closing, DeCicco, with support from her broker, filed a complaint and threatened lawsuit to my agent, who didn't want to take the risk and gave them part of the commission.

Re/Max Wrong commission charged

Hello,

We sold our house on 25th May, 2021. The commission was decided to be 1.5+2=3.5% but on closing day statement was sent for 5.5%. they tried to charge us 20000$ more. Realtor tried to convince me to just close the house and we will manage the funds later. I knew I was not going to get money once closing was complete and I was on the hook if the closing did not happen that day. So they put people in a situation than people have to accept the excessively charged commission. I had to go through so much stress to get it fixed on the same day and finally was able to close the house before the end of day.

Our File Number is: D2100123

From online posts and reviews this is a common practice and if people notice the fraud they just say it was a mistake. I want to find out who was at fault in this case brokerage (Re/MAX A-B Realty Ltd, Brokerage) or realtor, so that I can sue the right person. If they claim it was a mistake, they should pay for it and return my commission.

Thanks,
Gurpreet Banwait

Re/Max REmax - Tom Toole III agency of Main Line Pennsylvania

Tom Toole in my opinion with his agent are grossly negligent in not contacting me, the Seller & they contracted with me as agents to represent the sale of my townhouse in Exton PA. They keep contacting my tenant, asking the tenant questions about when he is going to lease, and Stacey Mitchell, realtor agent, told my tenant and not me that the Buyer wants to move in early. She asked my tenant about his leaving, and vacating before the end of the lease.
I have asked Tom Toole direct questions about that conversation
and he neglects to answer me. I asked his office to remove the lockbox since my house is under contract. Stacey told me that they will not do it before closing as is the usual procedure.
I wrote to Tom Toole, broker in charge and said she is fired because she is contacting my tenant and not me, the owner.
Today I asked Tom Toole via email if they have any word on the buyer's FHA approval which is due the end of this month for July 29, 2021 closing. I asked about the details of the closing. I asked if the lockbox was removed. I had to call his office again and tell the receptionist that I don't want Stacey Mitchell since she's going behind my back and talking to my tenant and not to me about the Buyer's wishes.

Desired outcome: Get another agent from Remax office to handle the closing.

Re/Max Unethical behavior

Third party fraud, committed by re-max realtor agent who's using multiple aliases, as well as her lives in boyfriend who's a funeral director for our local funeral home (Diesler Funeral Home) he also uses multiple aliases as well, I've reported them both to the Justice Department, I do know this to be true, due to Mr. Tafoya bragging about them putting homes and Vintage Antique Cars, he calls it putting it in (Incognito) Mr. Tafoya is being sued in our state of Michigan for $400,000.00 is his reasoning for hiding these properties, he's recently purchased another home in January 2021, with the help of his realtor girlfriend Ms. Vargas address (6485 Midland Rd, Freeland, Michigan 48623) they have been running this scam for 6-7years now.

Desired outcome: Just to make a wrong, into a right,I feel they both never cared about the lives and credit disruptions of the people they've involved in their scam.

Re/Max bought a house

I was dealing with Shannette from remax she sold us a unit which I bought cash, she insisted before I bought the unit that the registration would be final after 30days seeing that my deal is cash only to find out upon moving date that I had to pay rent of which I did, she then promised that I will not pay rent again as the registration is almost finalized. We stayed there for a month and encountered allot of problems and sometimes had to sleep by family or frinds as we couldnt stay in the house due to refuse problems and water and other problems, she then promised us that due to all the problems we therefor dont have to worry about paying rent, only to find out that the lawyers deducted from my lumpsum rent money and still today I have not yet received title deed or confirmation of registration. This is fraudulent and now I have to deal with a bunch of arrogant racist whites who already took my money and all she does not is ignore my mails and calls.

Desired outcome: I need answers , refund and my title deed

Re/Max A bush that you guys had cut down in front of my property

You sent guys out to cut this bush at 1767 Eastborne Dr, Virginia Beach Va 23454 and the bush looks awful in front of the 2 houses. They cut this bush half way down and left it like that. I asked them who told them to leave the bush like that and they said the realtor of the property did. This bush was a pain but better left alone then to do what they did to it. I don't understand why they didn't just cut it down. I have been in my home for 25 years and since remax has been looking after the property it has been becoming an eye soar and now since they did what they did to the bush it even looks worse. I hope that remax has some common sense and gets the bush taken down. I will be reporting it to the city and to the BBB with oics if this is not taken care of

Desired outcome: Finish cutting down the bush

I wasted a Saturday driving upstate to look at a property which unfortunately was listed through REMA X. First there was only one showing for an hour and on only one day because the agent was "too busy" (exact words) and we were told offers would be accepted until the of Monday day. We called all day to place an offer and no one returned my realtors call...

Re/Max Dishonesty

I'm really disappointed on the service that I received from your sales associate by the name of Thabo Ramasoga, I bought house at Slovoville the geyser was faulty and he promised me that it will be replaced as per the offer to purchase however till date that geyser it's still at that state, he also promised to get back to me regarding the electricity meter box that's prepaid how to go about making payments for electricity and for levies and that also hasn't dealt with, when contacting him he doesn't answer my calls at times he gives me excuses informing that his electrician will be fixing the issue of the geyser

I contacted the Remax Town and Country and was informed to try and speak to the seller, I don't seem to understand why as I've informed them I can't get hold of him

I then sent emails complaining about the seller and I was informed it will be looked into it as it has been excalated to the principal and nothing seems to be done, when I followed up yet again I was informed the principal is very busy attending meetings

Thabo was fully paid for his job that was never finished and no one is willing to resolve my query been taken back and forth

Re/Max Unethical

I sold a house via a Remax franchise in Turkey (listing number 1362723). The broker lied and misguided both me and the buyer so they could make a 6% commission instead of 4 which is the legally allowed maximum limit. They basically told me my place could not be sold if I did not lower the price and on the buyer side they told I was not negotiating. They made the buyer transfer the money to their bank account without telling me. The buyer thought it was a down payment. At the end that 2% which should have been given to me was taken by the remax broker illegally.

I conveyed my complaint formally to Remax Turkey office with all the evidence at the end of December 2020, they did not even give a response. I wrote to Remax Globa, l same thing no response. There are all these legal loopholes and system problems that helps them get away with something like this. So I can not get that money back by going to court or seeking legal action.

I was hoping being a global brand Remax could solve the issue but unfortunately they must have seen no problem in these unethical and illegal behavior. I am writing all these so others can be saved, I have no hope that Remax could do the right anyway.

Scammed in Roatan
US
Jul 10, 2021 12:50 am EDT

Unethical and illegal.
I was buying a home on the island of Roatan in Honduras. My agent was Ana Flores who I was not made aware of but just completed the mentoring program and her mentor was Edi Johnson she also uses the last name Massaro or Toigo or Escalona. She is from California and appeared to be very sweet and pretty. I was unaware that Ana was part of a two person realtor team called the dream team. It was Ana and Edi. I had several calls with Ana and this was never disclosed. My first face to face meeting is when Edi appeared in the picture. I had several homes on my list but Edi was very persistent that one particular home was for me. It happened to be her listing and right across the street from her home. She was so persistent that while we were waiting for a realtor for another property to show up Edi stated I will show you this home if you want but it is not for you, Casa Lobo is the home for you. I ended buying the home. I also ended up dating Edi. Both were the worst mistakes I have ever made. I even referred other people to Edi that are also involved in litigation against her. Edi during our relationship was going to the bank and forging my signature taking monies. She was also stealing cash from the house. She began a relationship with another woman and left me. Since then she has filed several legal charges against me. Everything from stealing her jeep, which she sold to other remax clients then refused to sign over the papers or refund thier money. They are currently taking legal action against her to try and get thier money back. She has the jeep in her possession and is still stating I stole it. She is claiming I am stalking her. I am now wearing a camera everywhere I go and have recently purchased a dash cam for my truck just so she can stop lying about me. We live on an island, across the street from each other. There is only one road to access the property from the main road. The other day she was parked in the entrance not allowing me to pass. Me, my new girlfriend and my 2 maids were in the vehicle. Everyday at that time we drop the maids off at the entrance so they can take a bus home, otherwise it's a 1.5 mile walk to get a bus. Edi was there waiting on her girlfriend to come in a taxi. We waited in the truck quietly not blowing a horn, flashing the lights or saying a word. We did not even put down a window until my lawyers wife came up and asked what was happening. Her girlfriend entered her vehicle, and was filming my truck on her phone. She turned around and headed back towards the houses. We we then able to drop the maids and turn around ourselves and leave. We did not leave right away we waited 2 to 3 before proceeding, just to give them plenty of time to get down the road without us behind them. In a short period of time we were able to see them ahead of us going around a curve so we stopped and gave them another 2 to 3 mins to move along. We made it about half way home and they were stopped again in the road with the taxi that her girlfriend drove up in there waiting on them. Her girlfriend got in the taxi and did a uturn and left. It appeared to us they were having a drug transaction, as both of them are heavy drug users. Edi then turned that video over to the courts stating I was chasing her down and stalking her. We have been forced to place 4x8 sheets of plywood on top of our fence in an effort to keep edi from taking pics and videos of me and my girlfriend in the pool. Edi has made legal charges against me stating she worked for me and I didn't pay her. I am a man remodeling my house not a business. Edi is currently claiming she is no longer an agent but is only the co broker of remax roatan assistant. Her name is Melaina Matute. When you email Melaina you are really getting Edi, she is pretending to be Melaina. She is acting in everyway an agent. She has told me she is doing this to avoid paying the remax fees, floor day, website, magazine, etc also do she doesn't have to pay the Roatan Municipal fees. She has been on the island full time since 2005 and will not even set foot in the USA. Her sister told me that she was arrested in 2005 for embezzlement of her clients money, she owned a property management company, and she then fled the county. Her sister told me she is currently wanted on these charges. One of the things Edi is suing me for is $2, 000.00 starting that Doward Johnson of Remax is owed that money. Doward was or is in school to become an attorney. While Edi and I were together we discussed buying a piece of property together. She wanted to use Doward for the closing attorney. We never bought the property and to my knowledge Doward is still not an attorney but Edi says I need to pay him closing fees on a property that never closed. Any of the neighbors that have been here know her and know that she is scam artists. She prays on her clients because we have not been victimized by her yet. She is part of the remax family and needs to be stopped. I understand this sounds crazy and there is a lot more to tell if anyone cares to hear.

Re/Max Gwen Foernsler ( selling agent/president of I85 board)

Ms Foernsler is the selling/showing agent of client, Mr Ronald Clack of Lawrenceville Ga. There was recently a terminated contract involving my home from her client, Mr. Clack. She represented herself in a very unprofessional manner by questioning me about a previous inspection report in front of her clients while bringing her client to my home to inspect the crawl space. Also she told my agent I had active termites in my home because she misread the inspection. She accused me and my agent Deborah Dodds of Land and lake realty of knowing about the termite report. Post termination, she sent an offer of 170k to my agent. In which I the seller declined. A few days later post termination from Mr. Clack, A potential client in the Atlanta area was interested in looking at my home and Ms. Foernsler stated that my house had major electrical issues and not to call inquiring my agent to show her the home. This is extremely unacceptable. This could have potentially ruined my chances of selling my home due to Ms Foernsler's gossiping conduct! If you have any questions regarding this manner, please feel free to contact me. Thank you.

Re/Max Selling home in Northampton, PA

Seller of property at 5281 Hillside road, Northampton PA 18067. Relax Agent Anthony Ramos was instructed to tell buyers that lawn equipment was excluded from the sale of the property. The seller (Edgar Roeser & Deborah Trippe) were able to remove a lawn tractor before the final walk-through. The seller informed Anthony that he would like him to post the remaining two items: a snowblower attachment and leaf vac for sale through the internet.
No evidence that this was done. Later, Anthony promised to move the lawn equipment to his office site for safe keeping. This action was never done. Finally, I called to pick up the equipment in PA. However, the buyer of the house reversed his original promises and decided to retain the equipment.
I lost an estimate of $1, 500 with of potential sale. I feel that Anthony was irresponsible toward the seller's interest. Unprofessional behavior of a Realtor.
