No air conditioning
We have not had AC for several hours. There is no response to the messages I have left on the emergency maintenance number. I am disabled and in poor health. If the AC is not repaired soon I will become ill. It is currently 82 degrees in my apartment.
On a positive note, our manager is great and maintenance usually responds quickly during regular business hours. But apparently no arrangements were made for someone to cover the holiday weekend.
Desired outcome: Fix the AC and make sure that someone always responds to emergency calls.
Illegal nonrenewal due to retaliation, targeting,and discrimination
My name is Paula Pukis and I live with my boyfriend and two kids. I have lived at Laurel Branch Apartments in Maryville TN since 6/2019 I have never had any problems until we got this new manager Katrina hicks into our office. I met her when I renewed my lease last year she said we just met the devil and she can do a nonrenewal at anytime and she can have neighbors watching us and surveillance put on us watching us 24 7 I contacted Angie from cooperate office to complain about treatment from office and that repairs have not been done in my apartment for years and have been ignored my complaint and fear of retaliation was completely ignored. So I contacted Maryville housing authority since I'm on section 8 vouchers and complained about what's going on after that the office manager has been retaliating against me she sent me a nonrenewal letter and used violations against me that were founded false that I had to write letters and signed Katrina said that we were ok and not to worry but she is using them against us and Angie believes her even when I have proof Katrina told my boyfriend that she's doing this eviction because she doesn't like me and got very angry and verbal when asked because I'm white she had my next door neighbor record me while I was outside and he told me he did this because she told him to do it and report back to her. Another neighbor I spoke to has videos on how bad she treats her tenants which is very rude and discriminating was told she's getting rid of section 8 people for no reason she accused her of not needing a medical animal because she has no disability and tried evicting her neighbor near me was also threatened with nonrenewal and talked to her inappropriately about her sex life with her husband will talk to her husband but won't talk to her because she's white she puts the fear of God in us and we are scared to loose the only place we have I was told I have till 6/16 to get out I have reported to fair housing, channel ten and 8 news ,senator Blackburn, the governor of Tennessee and the president of the United states .I'm trying to get legal aid to help me there's no other apartments available in my area and was told by a lawyer that lives in apartment 111 that Katrina has tons of violations on her that is not known and that there is racial discrimination towards whites and to contact the news station that what she's doing is very illegal all I am asking is for my lease to be renewed. I did contact BBB I don't want me and my children living in my car due to Katrina doing illegal acts and I have neighbors and proof to what she is doing. Angie states they have a lawyer and they are making me out to be the threat to my neighbors when two neighbors are spying for Katrina. Please help me stop this nonrenewal she will do this to others and is I don't want to be a victim to her I want to keep my place

Although I pay my rent on time each month . I am being flagged for eviction every month or dealing with staff who can not resolve my issues . My husband set up a desk, computer and a cricket . He was not able to go to the dumpster in the morning to drop the boxes off . The office came in, did not do a walk through, stood at the door while they did pest control and left . Three days later the put an notification of violation and eviction notice on my door. I don't understand how a couple of boxes by a door results in an eviction notice . I have attempted to talk to the property manager and other staff about these issues that I keep having . Last time Sarah was the person that my husband spoke to and she rudely stated for us to give away our stuff . Please let me know if this is the type of customer service that you aim for because if so that is really sad. I need this resolve ASAP.

Royal American and their property in Gainesville Fl, The Reserve at Kanapaha, took my security deposit. Before moving out of their unit on time during a pandemic, I informed management of incomplete work orders and explained the failure to fulfill obligations to me as tenant when renewing my lease twice over my three year stay. Included in the renewal agreement is that management would arrange carpet cleaning, again I renewed twice so it should have been cleaned twice. However no arrangements were made. In fact, within the 30 days after moving out I receive a notice that my deposit will be kept due to carpet not being cleaned as if I'm supposed to buy a rug doctor and do the work myself. Which is not what was agreed on. Royal American and The Reserve at Kanapaha took my $300, due to their financial trouble during the pandemic, however that's no excuse. My money should have been returned to me in FULL. I spoke on this with their office, and they made no attempts to respond to my claim

We were leasing an apartment from a Royal American managed complex named Stanford Pointe. We were in unit 422 and officially completed our lease agreement and vacated the unit on 1 November . We were told our security deposit was mailed on 5 November. We have called management on no less than 4 occasions and have been outright lied to regarding our security deposit. We contacted management again today (after multiple attempts) we were told today that it has not been mailed at all. This business has a bad reputation, is poorly managed and treated us badly for over a year. All this despite always paying our rent in full and on time, keeping to community standards and returning their property to them in ready to lease condition. Because we can not get any management to give us a straight answer and the person in the office lies we need an official inquiry. Today I was told my $500 deposit would be mailed out and as soon as she (Pauline) had a check number she would call me. I expect this to happen within 48 hours.

I had to vacate my RA Florida apartment in a senior apartment 4 nights in summer 2023. Then again in 2024 when they put Freon this time it lasted short of 3 weeks.
