Ryan Homes Air conditioner

When building our home in 2016 we expressed many concerns about the air conditioner and would it be sufficient for the amount of square footage. We were assured that it would be fine. We added a room to the 2nd floor and thereby increased our square footage from the original model. We thought that there should be two air conditioners. After moving in we have experienced the upstairs being very cold in the winter and very hot in the summer. The air conditioning service came out several times, replaced things, fixed things, but nothing has alleviated the heat upstairs. We spoke to another neighbor who had two air conditioners and asked them how they got Ryan to put two air conditioners in. He said they automatically did it because of his square footage. His square footage of his house was 3800. Our square footage is 4200. When addressing this concern to the manager Dan, of construction, I was continually ignored. At first he kept saying he would get back to me, then he never did. I tried emailing Ryan about my concerns. NOTHING. I am still sitting with the air conditioning leaking, probably because it is working too hard to pump air all through the house, no comments from Ryan, no help whatsoever, and the fact that they can't even get back to me is ridiculous. I want another air conditioner installed and all Ryan does is ignore me.

Ryan Homes nvr homes in ellicott city

Bought a NVR Home 3 years ago. Even though it's a new build. The problems with it are never ending.

- cracks in concrete steps
- roof improperly installed
- grading around foundation not up to standard
- gutter leak although it's new. Repair guy to me it improperly installed

I have documented over 2 binders of issues with photos, timestamps, communication email yr trail with NVR, and outside professional evaluation/assessments. NVR shame, shame on you. How can you sleep at night? Basically, strong arm and walk all over your clients. Terrible

Ryan Homes Ryan homes is irresponsible. Is it legal?

Im rather dissappointed with my new home built by ryans home. It has only been a year and a half and ive already have so many problems. My warranty expired but recently i have a rood leaking problem and 2 roofer company came and told me it wasnt the roof problem but the way the structure of the front of the house is built causing rain to force back into the roof causing leak. I called ryans home and they did some work on it and i was told it's a homeowner maintenance issue. The leak is not corrected. This is our third home and first home w ryans home. Considering it is a brand new home, i dont see this as a homeowners maintenance issue. I'm going to seek other action, legal if needed because im paying a malfunction product and suddently it is a homeowners issue, especially when the home is so new. We recently suffered our first rain season since i moved in and that is when the leak occured.
Other issue is they reasonly built the house next door to us. The neighbor's landscape is built in a way where the water piles in our yard causing our grass to die and standing water collected in our yard. I brought it to their attention and their respond is to ask the neighbor to lessen theirrigation in that area. Well what about when it rains? This is very irresponsible on ryan home.

Ryan Homes Grading and improper laying of the sod

We purchased a new home in Garrison Manor, Mechanicsville, VA. Moved in September 15, 2017. When we first looked at the lot it was a completely flat lot. Due to medical issues we requested this lot because of the flatness. Our backyard has a 4 feet drop in it now from the deck to the fence. Two days prior to moving in, I rode by the property in the morning and the yard had not been graded, but by noon the sod was going in. The yard was not finely graded because my husband rode by late morning. The sod was laid with a 2 inch gap between each piece. We have rolling hills. My husband has MS and cannot even walk in his own yard. The project manager, was informed many, many, many times. The last we spoke with him was 4 weeks ago, he said he would have the landscaper and sod company come out to have a meeting with us. To this day, no phone calls, no contact of any nature. Two new homes have been built directly beside us and their yards are terrible, as well. We have many neighbors who have made complaints, but to no avail. I have fallen 3 times myself and I do not have walking issues. We have 2 dogs that I need to clean up after and struggle. We were told by the project manager that we need to wait until the fall to plug holes in the ground and seed over, at our expense because it would be 1 year. What we need is the sod removed, graded, new sod put down properly!.

Ryan Homes Construction, improper grading, improper water drainage from land

Whom It May Concern:

My name is Phillip L. Diamond, 7837 Sedge Dr., New Kent, VA. 23124. My wife and I purchased this new property in New Kent County, VA. in September 2017. The location is called "Arbors At New Kent". Our home is a Cottage style home with two levels and approx 2700 hundred square feet. We have a corner lot with about a 1/3 of an acre.

We were not able to move in right away due to the sell of my home in a different locality, and the sell of my wife's home in Georgia. We were able to move in December of 2017, and we have experienced nothing but poor quality workmanship in the building of this home with very noticeable flaws. The worse quality of workmanship that have cause leaks in pipes, cold air coming from the fireplace because it was not installed correctly, drywall with very noticeable cracks and nail pops; already. The masonry work on the outside foundation bricks was done very sloppy, the roof tile in certain places were pealing up and back, flooring had severe glue showing in some places and part of the floor tile was coming loose and pealing apart. Some wood joints in added attic space is cracking because of improper nailing, condensation pipe that leads to the outside for drainage was installed in the wrong place which caused the heating system to shut down during the coldest parts of the winter days. Cracks in ceiling drywall and walls leading down the stairs from second level. Floors in some areas were making noises like the house had been here for a 100 years; once you step on the boards. Window installations were not done properly in a few locations with very noticeable cool air coming into the house and windows not centered on frame.

However, those are just a few of the problems that we have and are experiencing with Ryan Homes in New Kent, VA., One of the major issues that we are experiencing at this time is the grading of the land, and it does not have proper water drainage. My wife and I, when we first looked at this lot, we clearly told the salesperson (Brad) and the project manager (AJ) that this lot needed to be built up and graded properly because we had noticed deep pockets in the layout of the lot; on the side and on the rear of the land. We were assured that the grading would be done properly and there will not be any problems onced the house is built.

We have had noting but problems with water drainage from the side of the house until they came back in May of 2018 and put an "Intentional Swale" in the yard, which by the way looks very ugly in our yard and it takes the water from a hard rain away from the house but it dumps it to the rear of the property. I had trees removed from our backyard because I wanted to open up the land and fill in some of deep pockets that would have left some of our backyard with deep pockets of standing water. More dirt was brought in by another project manager (Bryan) to help build up the backyard and the grading was done by a contractor that Ryan Homes is continuing to used on this property.

This has not solved the issue of standing water in our backyard and my wife and I have complained about this situation numerous times and the project manager (Bryan) is saying that Ryan Homes are responsible for only 15 feet from the rear of our home. This builder is terrible in customer service and handling a situation that they help to create and not solving the problem right from the beginning. My wife and I were adamant right from the beginning about the grading of the lot that we purchased and to have the lot built up more.

Ryan Homes and the project managers are refusing to help us to alleviate the water buildup from our backyard due to a hard rain and improper water drainage. My wife and I have never experienced this type of poor quality in workmanship in a new home, or had so many problems with a home that is less than a year old. Ryan Homes and the representatives of Ryan Homes are not about the customer concerns, or care enough to follow through with serious building or property concerns/issues. This company and the inspectors for Ryan Homes should be fine and not allowed to do business in the state of VA.

I moved into my new Ryan Home in Ohio in 2018 and have found a stunning lack of quality control. You cannot build homes without significant quality control issues when you put them up as quickly as Ryan does. I have a flooded side yard because when Ryan recently built the homes behind me they did not properly grade and did not put in drainage. I was told on 9/13/21 that my yard is not covered under warranty. I have pushed back, but don't expect them to fix my yard.

If you choose to buy a Ryan home, use your own inspector and have them inspect your home a few times during the build. But, better yet, don't buy a Ryan home!

Ryan Homes Lawn

The area ide tidied in the pictures was originally well kept with lawn. The lawn was full with grass growth and well maintained. After development started wit new single family homes immediately next to townhomes the area was used for concrete pit, housing materials storage, and large machinery trucks parking.

The area now as visible in the pictures is not maintained and there is no grass as it's original condition. In addition, they left behind several blocks of stone, granit, and debris which is embedded to the ground.

I was made aware th home owners associate would care for this. Please provide definite answer will Ryan Homes repair the lawn since it was damaged due to use for development of new single family homes.

Ryan Homes Driveway is pitting and cracking

I purchased my Ryan home in November 2016 in Middetown, DE. Over the last 5 months I have noticed cracks and pitting in the driveway. I contacted the warranty repair site 3 times. Finally, a project manager contact me and told me that the cracking and pitting is not covered past 1 year. This seems strange and indicated faulty materials. I have had houses built before and have never experienced an thing like this.

Ryan Homes Poor building practices wet subfloor

I am currently building a Ryan home. During the framing phase, the subfloor was saturated and had standing water for multiple days until the roof could be put on. We have requested the subfloor be replaced before further construction occurs. The project manager Mr Michaels has refused to comply with our wishes. I have friends in other Ryan communities in the area who witnessed similar situations in homes in their community. Those home owners are now having to deal with remediation of the problem and live in a construction zone multiple times. I feel it is counterintuitive to not fix this problem at the onset especially since subfloor is easier to replace than warped hardwood. I should not have these kind of problems with a 640k home. My house is at Middletown glen in Md lot # 52

Ryan Homes Appraisal fraud?

I purchased my home a little over 2 years ago. I am relocating and have put the house on the market. The new buyers appraisal just came back at 22K LESS than the purchase price - and previous appraisal. 2 yrs where property values have been going up. It seems very suspicious that there was some collusion between the builder, the appraiser and the mortgage company on the initial sale.

Ryan Homes has a lawsuit pending in VA and NC you can call Joynes and Gaides in Va Beach VA at [protected] ask for lance gardner he is our trial attorney on the lawsuit. Just ask to be added to it. Ryan Homes Customer care program/customer service rep

Hello my name is Dexter Brown, I just recently purchase a Ryan Home not even a month ago. On Friday 5/11/18 around 18:15 pm I noticed my garage door had come off the Track and bent a railing and a few screws had come loose. Around 18:28 I called the Customer Care Program, to see what can be done about this. My wife's car was stuck in the garage and we could not get it out do to the Garage Door issue I stated earlier. I told the Rep that my wife works weekends Sat, Sun etc, I was told by the Rep Kaleb or Caleb I don't know his last name that nothing can be done until Monday, he said its late Friday everybody probably gone home and there was nothing he could do until then. So I asked him if you guys have any emergency plan for situation like this, because I know this is not the first time that something like this has happen. He wasn't very helpful at all, but I persisted my question was, she is suppose to miss 3 days of work waiting on somebody to fix the door. So he finally looked up the company who installed the door, and gave them a call so he said, then called me back and said he couldn't get in contact with anyone so he left a voice message. I asked for the company number and called them, I to got a voice message and also an emergency number that I called and talk to a company Rep. So apparently he didn't do all he could have done and frankly what he did do was at my persists. Anyway I called Customer care back around 18:50 pm, this time I got George. Totally different story, George was great, called the Company emergency number gave them what they needed, the door is fixed. I have a major issue with Kaleb or Caleb, he might be in the wrong line of work, nothing good to say about him, not helpful at all. With the way he handled my call, I wouldn't be surprise if he has had other complaints. Anyway I don't write to complaints engines, matter of fact this is my first time, but something had to be said.

Ryan Homes Shoddy work/gross negligence and gross incompetence

I purchased my ryan townhome in 2006 (sigh). Recently hired an home inspector, and learned that the bathroom vent on the roof had been slowly but consistently leaking over the years because the vent was installed partially into the siding of the dormers! The inspector told me that the vent should've never been installed into the dormer siding because it would be chronically prone to leaking, and no repair would last. No other town home in my section of 60+ homes has this type of vent installation. Checked with professional roofers, and they told me the same. The only way to "correct" this shoddy work would be to relocate the bathroom vent from the dormer siding to another location on the roof. Opened a warranty request with ryan homes, & they read me the standard response "your home is out of warranty." I tried to explain that this was not a defect, but gross negligence and gross incompetence of their building crew but haven't heard back, and suspect i'm screwed. This problem will cost at least a couple thousand to correct, and has delayed the selling of my home at a critical time. I will be opening a case with attorney general in my state, and consulting with an attorney. If you're reading this, the message should be clear — do not, do not, do not purchase a nvr/ryan home! The last 12 years has been the biggest nightmare of my life.

Ryan Homes Siding home

Wind storm mar 2018 substantial damage to all the siding on one side of the home that had damage less than a year ago when the home was under the builder's warranty. I have had the home for exactly 1 year 7 months. During the 2018 high winds my home throughout the community was the only home that had siding damage, one or two panel would be different however when it's the entire siding of one side of the home that is surely to tell you its poor workmanship. I have gotten the home insurance company involved and working out the details to get this repaired. Now when I called ryan homes local office it was advised to call the siding company and that I did. The company for the siding comment well I am sorry your home has the worse of luck with wind. Really that's the wrong comment to give a customer. This issue and attention to detail is an issue with ryan builders its poor craftsmanship and customer service. I have had multiple issues that costed myself enough since the warranty expired and during the warranty I have been dealing with electrical issues that's still not resolved, the garage door is one issue I will never forget. How do you personally nail wood together with two wood nails that is going to be under a large amount of pressure together. Ryan needs to work these details out and somehow figure out this situation with the siding. I will not stop until I get their ratings down and inform all new customers of their work. Personally this issue with the siding since it was issue in the past when under warranty should be resolved by the builder not the customer. Ryan Homes Shingles on roof, garage bracket just broke off from ceiling and porch siding fell out ceiling and blew away.

Four shingles in different areas of the roof just blew off, siding from the front porch in one area blew of off. Crack in the wood on the front porch just started pulling apart and today I pull out of my garage and the bracket holding the garage door on it's track just pop throwing the screws across my garage almost damaging my car as I pulled out. This is crazy, I really think Ryan is just throwing these home up. I've been in my house just about 16 months and things are just starting to fall apart.

Ryan Homes nvr won't fix lingering roof shingles

Dear NVHomes:

I am contacting you to complain about the shingles that you refuse to have repaired.

Last year (2017), when the same shingles came off the roof you sent a repair person who replaced the shingles. However, with the big winds we had 2 weeks (Mar-2018), the same shingles have loosened from the roof, some are just flapping in the wind and others have flown off. Shame on NVHomes for not doing the correct repair last year and now you are telling me it is not your problem, instead it's a manufacturer problem and I should contact them. Who is the manufacturer and clearly the only thing that I would get would be replacement shingles but I would still have to have them put up. Shame on you NVHomes! Just because I am 1 year and 2 months past the closing date, doesn't absolve you from addressing an issue that you originally were supposed to have repaired last year when we first reported the problem.

Your follow-up is terrible to non-existent, you have not formally notified me who the shingle manufacturer is or addressed my issues in writing. I was not contacted about my 1 year warranty repairs and had to follow up with you 2 months after I had submitted both a USPS mailed letter and repair requests on the myNVHome.com web portal. What's the point of have a customer web portal if you don't monitor it?! Do you have an endemic bias against homes purchased in Prince Georges county Maryland? When I purchased in this community, I choose NVHomes because I thought it was supposed to be a quality brand with a company that would stand behind "Quality and Craftsmanship" but I am sorely disappointed! I will be filing a complaint with the BBB and with Prince Georges county.

Ryan Homes Loose siding

We had a house built by Ryan Homes and moved in on January 18, 2017. In early March of 2018 we had a nor'easter come thru and 2 pieces of siding (high up on the side of the house) came loose. I contacted their service center and was told we were out of warranty and had to contact the siding people directly, which I did. They told me there would be a charge to repair/replace the siding, which I find appalling. The builder is still building on our street, for goodness sake. I was in my previous house for 32 years (and not far from the new house, so subject to the same conditions we recently had with snow and wind), had both aluminum siding and vinyl siding, and never once had an issue with siding coming off. The service center would not bend, the person I spoke to would not elevate me to her manager, and basically told me I was SOL. It is clear to me that the siding was put up shoddily and should not be coming off only a little over a year after the house was built. We paid over $300k for our house, and I would expect much better craftsmanship than what we are seeing. I can't believe Ryan Homes would stick to the letter of the law when it is so close to the warranty period. Clearly their idea of a "quality product" is much different than mine.

I would like to see Ryan Homes honor their commitment to quality and have the siding repaired/replaced at no charge to me and my husband.

Ryan Homes House

Ryan built out home in Patriot's Landing. This is our 5th new home and 3rd we built from ground up. WORST HOME builder EVER. I would offer to buy their nails since few were used on woodwork. I am having to take off caulk from the top of all woodwork and doors and redo. If walls were straight this would not need done because woodwork would have fit properly to wall. Carpets were bought at Costen and not stretched. I have had to have people come twice so far to take the wrinkles out of the carpets because the were not stretched when put in and of course had to pay for that. Cracks have developed in many, many corners and near ceilings. Thank god my dad was a carpenter and I know how to fix many of all the horrible workmanship downfalls of this house. We were told that the general contractor of this home would call or email us each week. Never did. Also suspicious that we could not drop by to just check on the house but needed an appointment to do so. We were out of state so couldn't if we wanted to. Also wanted zoned heating and cooling for upstairs and down which didn't happen. So now twice a year we have to go up to the attic or hire someone to open and close the correct vents for the upcoming season. Also asked for handicapped toilets but got mismatched tanks and bowls instead. When sewer pipe from house backfilled it was broke so plumbing was not working properly. We didn't find this out until we hired a plumber. Never reimbursed for this either.

Ryan Homes Condo plumbing leaking system reoccurring leak

On 2015, I purchased a Ryan Builder/ Picasso condo at Discovery Square, Oakhill, VA 20171. Since this short time I have had 3 major water leaks. The first leak occurred Feb. 2016 and the root cause was a manufacturer defect with the actual Jacuzzi tub and Ryan had no other choice but to fix it appropriately. The second leak occurred on April 2017 and the source is still unknown, this caused some major damage to the wall, electrically, etc. and I reached out to the builder and they told me as a courtesy he would figure out where the leak was coming from and they tried to reproduce the water leak but to no avail. They did not do their due diligence and continue with their investigation to determine the root cause instead they patched all the walls and left. On October 17, 2017, the same mysterious leak in the same location reappeared and caused major damage. I quickly took pictures and contacted my neighbor to determine if anyone was using the bathroom so I can further isolate the issue. I immediately called the Ryan Service customer service and once again connected with the Ryan Service Manager, Charles Pendletton, [protected] and he basically said Ryan was not responsible for the repair of the leak since both homes were out of warranty. He also stated that he was not going to get involved with a homeowner dispute. He proceeded to hang up the phone on me and closed the ticket. At this point, I reached out to the Ryan Homes Customer Service Complaint [protected] to explain situation. They yet have not returned any of my phone calls. I tried to reach Bryan Hurst, Division Manager of NVR but he's never available. In addition, Linnea Kuge, lead escalation manager never returned any of my calls to further resolve concern or provide further clarification.

It is the builder's responsibility to stand behind their product especially when it comes to the same problem reoccurring twice in the same location. In addition, they claim to install plumbing materials that have a 30 year limited warranty but than they don't want to take responsibility for a leak. I'm not understanding their logic. I find it extremely bothersome and downright scammed for a unit that is overpriced and exhibits poor quality of work and materials.

Ryan Homes Unethical behaviour

Incident:
I am a nonresident alien in US (H1B) staying in US since 2014 and booked a new house with Ryan Homes on 9/21/2017 for property address: 11050 Discovery Ln Concord, NC 28027. Before signing my contract, I asked them if my employer transfer me back to my home country before moving date i.e 29th Jan 2018, what will happen to my down payment. They confirm that after providing the transfer letter/ email from my company, they will refund all my down payment. After getting the confirmation, I made the down payment of $16796.00 and signed the contract against this property. As per contract this house should handed over to me by 29th Jan 2018.
My situation got change on 10th Oct 2017 after getting an email from my employer that I have been transferred to my home country and will have to travel by 20th Oct 2017. Based on our agreement I emailed my current situation on Oct 10th, 2017 to Ryan Homes and provided all letters from my employer, about my transfer and asked Ryan home to refund my down payment. But they decline to do so.
Desirable Resolution: I want my down payment of amount $16796.00 in refund due to my transfer to my home country.

Please help me on this.

Ryan Homes Tolit installation

I purchased a new home from Ryan Hones in 2009. Today we discovered the upstairs tolit was installed incorrectly. The downstairs ceiling started leaking water and I called a plumber. It was discovered one of the upstairs tolit was installed incorrectly by the builder. The flange sits below the floor and instead of fixing it the Builder installed something that corroded and started leaking. The Plumber stated it had been leaking for a long time. I have found other shoddy work, but this is too much.
