I am planning to book an apartment with Sumadhura builder (sumadhura anandam). Most of the reviews read are worst and pathetic. Can anyone, who has already bought an apartment from this builder, pls let me know whether or not going with this builder is suggested?
This builder are goondas and change their wordings/commitment in few hours. I dealt with them and they decided a price/sq feet for me. The next day, when I went for booking they said they can n't give it in that pricing and denied that they had ever committed to this price. So, imagine, if the builder is such (cheap and betrayer) during the start of the project, what they can do with you and your money afterwards. Obviously, not even the last option to go with these kind of third-rated cheap builders.
They have this guy named Mohan Reddy who does not know how to behave with people and I have even heard about him not listening to buyers about the construction quality and has dealt with many customers in a rude manner. The nastiest person you would ever want to deal/talk with.
As mentioned earlier, Sumadhura is a third rated builder and Mohan Ready is the leader of their rascal employees. They don't have human sense and bloddy don't know how to talk with customers. Pretty cheap builders you would like to deal with.
Even I'm planning to buy an apartment with Sumadhura's Anandam. Please can anyone suggest if all BBMP Approval are taken and Land title are clear for survey no - 49/3 Whitefield Village, Borewell Rd, K R Puram Hobli, Bangalore. Any urgent replies, comments and suggestions are welcome.

its very true...mohan reddy is a 3rd class charecter, rude and arrogant, who has no repsect for customers...please don't buy any flat from Sumadhura constructions, either Sumadhura Sawan or Sumadhura Anandam...also post this in other forums too...

Its truce that Mohan Reddy is little arrogant and tough to talk to but I find his comments/arguments sensible. I checked all the papers and it seems all right. They have got the approval of SBI, LIC and IDBI banks. I am going ahead and booking the flat at SAWAN MTB.
My suggestion is strongly not to buy. They cheater, don’t keep promise, don’t' know how to talk, don’t follow even standard builder policies. usually have history of land issue...seen in sumadhura sangrilla, where they have filled the case against the builder, similar issue was with sumadhura sandoval but seems this case has been resolved.
Main issue with this builder and team of Madhusudan/bharat/naveen/mohan reddy
1. Never keep their promise.
2. Very arrogant and for most of the issue the simply reply that’s not our policy. Although you will never know their policies till you hit the hurdle.
3. As everybody would be agree, there are always lots of loop holes in agreement or sale deed but people expect that there are standard undefined policies every city follow, I noticed these guys don’t.
4. Usually have bad property record, in last 2 -3 properties they have land issue and there was courts case. And seems they never agreed until customer came with proof and they builder accepted that there is some issue. luckily ended in their favour.
5. Mostly of the thing in suspicion or hidden. Charges huge amount for registration bribe…most of builder takes 13000 but he takes 30-35k. and this will never be discussed during booking. Even if you asked.
6. Plan varies lots from approved one.
7. Even they done pay well or regularly to their contractor or worker, which causing frequent change in labor or supervisors causing huge problem. Hugly they will ask you to get things done from contractor as no supervisor and then you will shuttle b/w them.
8. Horrible post handover maintenance. Take upfront money for six to 12months but no proper maintenance team.
List is never ending.
Never the less, dont think that just because SBI approved the loan they dont have any problem.
sbi rules are not that stringent and always you can have inside understanding. in last case sbi approved but it had land legal problem.
I've purchased and already shifted in Sandoval. Till now I've mixed experience with them. They don't have sufficient number of workers and doing some aggressive promising which is definitely going to fail. but, I've no issue with the construction quality. Even they've given Jaguar bath fittings and Otis lift which are of good standard. But maintenance is the poor part. I booked the apartment in June 2009 and got the good deal at that time in terms of price. I didn't set a high expectation with them and hence I'm not disappointed with them. But, It's not as bad as mentioned in other comments.
Hi, I've booked an apatment in Sumadhura Sawan. So far, my interactions with the Sumadhura team has been extremely satisfactory. The sales person (Mr. Amit) has been very helpful and is very prompt in responding to you any time you call him. Mr. Mohan Reddy again has been very approachable and he gives you suggestions and inputs readily. I've found him to be very helpful and not even once has he not taken my call or has given me a reason to call him back. It may be a little too early to comment on the overall build quality or other sapects of the apartment, but my interactions with the team has been very cordial so far. I'd hence, completely disagree with the negative comments furnished by a few others.
I have booked flat in sumadhura sandoval and so far I am not having any complains. They do have some problems but they are open and discus about it. With most of the big builders u won't even come to know if problem exist in first place. Madhusudan is very simple nad humble person. He has come up from middleclass family like us and very well knows value of our hard earn money.
They are good and supportive at all times, we can trust this builder, they have an office at marathalli above axis bank reachable at all times.
I have taken a flat at Sumadhura Sawan. I have had very nice experience. The staff is very polite and responsible. As our fellow member said Amit and Ambarish is very polite and always clarified the points you raise with them. Whatever the modifications I have requested they have done for me at extra agreed cost. I saw many postings which are in negative manner. Basically people are lazy and the satisfied customer will never post their comments in the portal except a few and I also belong to that category. By seeing the negative postings I felt that its my moral responsibility to present the true facts. I dealt with Mohanredday, Madhusudhan and Project Director Rama Rao almost all staff and never had any issues so far and I hope I will successfully step into my new home with all mighty. Just think in a possitive mind that no company will allow to spoil their brand image and future growth. There may be some unknown facts about their previous projects but my experience with Sumadhura Sawan so far is good and We three friends together had taken two 3 BHK FLATS in Sawan and one 2 BHK flats and we are happy.
Please have a check list to evaluate objectively:
1. Is the commencement / mother deed / "A" Khatha certificate Ok - Yes / No
2. Is the plan approved for No: of flats - Yes/ No
3. Is the plan approved for No: of floors - Yes / No
4. Amount paid for the stage completed - Yes / No
5. Agreed colums / beams/ roof / wall etc., thicknesss provided - Yes / No
6. Agreed fittings plumbing / Wires / Doors/ Windows /Flooring / Painting Done - Yes / No
7. Did builder agree for penalty of 1% of flat cost / per week for delay - Yes /No
8. Did builder agree for full cost refund of Swimming pool / Club etc., if not done on time - Yes / No
9. Will builder agree for for a external civil engineer for all dispute settlement . Builder shall agree not to go to any court at all - Yes / No
10.External civil engineer will give verdict every weekend and builder to abide by that, including penatly - Yes / No
11. Will builder agree to hand over all mother deed, docs etc., to a group of say 25% Flat owners - Yes / No
12. External Civil engineer to be chosen by a group of 25% flat owners - Yes / No
13. Update the list of people who booked flats every day & give it to Extenal Civil engineer - Yes / No
14. Bore well (3 or 4 ) water used up for construction- How much remains for residents ( 200 flats ) - Yes / No
15. Complete List and cost of expenses / items to be incured by the residents after occupying the flats & upto 3 years - Yes / No
We four friends have booked flats in sumadhura sawan and referred to one of my friend he booked in anandam up to now the work progress is as per schedule and the quality of material and work is good, our friends and family members are happy. Sumadhura is having four projects in progress and understood that they have five more projects in and around to the existing projects, so we can be more confident and satisfied on our investment with them.
I am writing to you to share our experience in purchasing a 2-bed room flat in Sumadhura Sawan. We are extremely pleased with the entire experience. As a new home buyer I had several questions to begin with. The marketing team was very responsive and guided us through the bank loan process and helped with the documents required to acquire the loan. Also, your team was very considerate in accommodating the unavoidable delays in loan disbursements from the bank. The inevitable issues that arise during the construction process have been dealt very well. I never panicked from booking to registration-Thanks to the excellent organization of the team which maintained a level head and sorted out things! The way we were kept informed was very helpful. We are also extremely happy with the timely completion of the scheduled. Also, we are pretty happy with the growth in the property value, which largely owes to maintaining high standards of construction and timeliness from builder side. Last but not the least, it was very kind of you to favorably respond to my request for an early registration.
I hope you maintain such high standards as a builder for rest of the project and your future projects.

I have booked a flat in Sawan. I agree all the above positive comments about marketing team. below are my bad experience
1. They forced everybody to do registration without completing all the pending work excluding acid wash
2. After registration the experience was very very bad with construction team (Mr Barath & his team). Barath talks very rudely :(
3. They didnt complete the pending work on time as they promised & it effects our plan which leads lot of stress.

People here are sounding like a paranoid who find everyone as culprit. The way they described Mohan Reddy shows their own 3rd class attitude. I have purchased a flat in Sumadhura Serene and till now no issue even we got A Khatta.Mr Madhusudan is a man of his words he did everything to get us the A Khatta. My relatives/friends booked flat in Anantham and all are really happy the way Mr Mohan Reddy and his people treat the customer. Wake up guys do not trust any one including me rather go and talk to Mr. Mohan Reddy and you will experience nice buying experience.

Not sure about Mohan as he has always been good but yes they actually have third class people managing their business. I have met MD of Sumadhura "Mr. Madhusudan" once and he seems to be a nice guy but one of his partner "Naveen" is a third grade character. He lacks manners, is unprofessional and is disrespectful with others and these are not enough words to describe him.
I have noticed that they have a good quality to attract people as customers but hopefully business owners of Sumadhura will realize soon that these people are doing more harm to their business than good and find a replacement.

I have taken apartment in sumadhura anandam .So far i have not faced any issues with sumadhura .
They have helped us in modifications and completed based on feasibilty .overall iam happy with construction quality and building progress .
Veera, Good you are lucky or ignorant but I an another owner of a flat at Anandam and suggest you to speak to many other buyers personally. Apartment is still not complete, Sunil / Naveen are misbehaving and his people are threatening the buyers and making them shell out more money for unfinished modifications, forcing them to get the work done only through their hired people, making them pay 50 times more for electricity for interiors and for cleaning etc. Seeing all this, I have decided to get into the apartment only after a few months so have delayed my interiors and other my move into the apartment. The builder has not yet realized that these cheep acts will not take him long way ahead and he seems to be thinking very short term.

I am owner of Flat in ANANDAM, there are some good points about sumadhura construction.
Positives :
1. Location of there projects is good.
2. Price is not less but also not exuberant.
Negatives :
1. You end up paying much for small small modifications.
2. After you book the FLAT, they try to blackmail you, even for small things they charge huge amount.
3. You will be forced to go with there vendors for modification else they threaten to do the double coat of painting and then only will handover the FLAT. They ask for 8k per month as electricity and garbage cleaning charge (even after choosing there vendors)
4. Be ready for delay in possession, not by years but by 8-9 months, Anandam was scheduled for Dec 2012 and now they say it will happen only in JUNE. (they started with December, then Jan then Feb...).
5. If you are planning to get the interiors from there vendors then think twice, my vendor shree karni cheated me, they will take 80% of money after boxing is done and then will talk to you like a road side rowdy. if You still want to go with there vendors please have each and every thing agreed on paper ( pakka agreement ) and pay by cheque else he will threaten to stop the work saying you can not prove that i have taken any money from you.
6. Worst character is SUNIL, that guy doesn't know how to talk, i am not sure of other staff but had a pleasant experience with there sales team (vinod), also never had much issues with Mohan (may be because i didn't interacted much with him), beware of SUNIL, he will use each opportunity to grab some money from your pocket.

The biggest problem with this builder seems to be mismanagement and not able to get quality and skilled laborers. Naveen is a 3rd class character and Sunil has no option but to follow his paths. The builder is already greedy after worked on few projects and has forgotten what quality and finishing means. Builder is just busy finding cheapest priced material all over the country for completing the work and things are getting spoiled due to that due to poor quality and no control over workers, managers and labors. Ultimately they have-not and cannot give you a good experience of buying a house. Their customers at project Shangrila had to go to court and I can already see the same happening at Anandam. The project is in construction and this cheat has started asking for maintenance at 2/- per sq ft. Be aware that you will be cheated of approx 1 Lakh after you have bought a flat from this builder so plan accordingly if you agree for this. Good things : All transactions in white, Try not to deviate from plan, Follow the promised building layout, They pick your calls even if cannot or do not help you in problems.

i have purchased a flat in Mathrushree residency, in thindlu of sumadhura constructions and it is my biggest mistake. Within a months after moving in i noticed crack in the walls of the 4th floor. The material used for the flat are of low quality . Door & Door frames have broken in month time use. Builder have placed wooden strip surrounding the door frame to give bigger door frame look as said in the brochure.The kitchen slab is resting on rusted iron. Water leaking & pipe clogging in both the bath room and Kitchen. Till date demarcation of Car parking is not done as against the covered Car parking amount received in the sale deed for Block B1, B2 & B3. By seeing all this I consulted engineer, who after going through my flat and building, advised me to sell of the property as the life of the building will not be more than 20 years and also advised me to go for legal action against the builder. Builder has not yet obtained NOC for the building, I request Govt authorities to check the building before giving any clearance. Land owner has the occupied most of the open space for his own use (illegally, without taking any consent of others) and Mr. Munireddy proclaimed himself as President for the association to suppress all material facts for the present doings as well as for the one which may appear in the later date. He was fully drunk and using threatening words if you don't elect me you will not get any clearance & he will use goons to make our life miserable. He was repeatedly saying he is the owner of 20 flats and he has money & political power to do anything. He is using one of his flat for commercial use as against the approval of project for residential purpose. They are many amenities are missing as against claimed in the Brochure ex : Senior citizen sitting area, Children's play ground, Joggers Track etc.
Please Please please please let the Govt authorities check the condition of the building before giving any clearance. Hope that we will not create one more building collapse as we have read in newspaper about JP Nagar building collapse.
Dear friends, I suggest please do not buy any apartment from Sumadhura Construction as they only deal with property having legal problems and construct the building with low quality material risking others life.
God must only save us against all this culprit Builder and Owner (hand in Hand to construct low quality project)
Buy from Sumadhura at your own risk !
1. Seepages everywhere. If there is a drainage or tap, the wall will be wet forever.
2. Poor finish of walls.
3. Substandard material in aluminium windows and poor fittings.
3. Poor quality in some of the plumbing material.
4. Poor and hollow fitting of tiles.
5. Charges maintenance but will not spend a penny. Believes maintenance collection as earnings.
6. Uses fowl language at times. Lacks manners.
7. Doors made of low quality wood and shutters. I would myself have done a better finish and fit.
Fedup taking to Naveen. Whenever we speak to Madhusudan, things move but this guy has more experience in harrasing the buyers and nothing else.
Trying to save every penny, he has spoiled the entire project (Anandam) and we have not got what we paid for. Things are in poor shape everywhere in project. Request buyers of "Silver Ripples" to speak to 10-15 customers of Anandam before buying.
