I am aware of atleast 3 of their projects in Noida, which do not meet the norms of Fire Safety, Open space, violations of approved maps.

Every time, a government official visits their site, they pay hefty amount as bribe and the official does not take any action despite physically seeting the gross violations.

On one occassion, the Managing Director boasted that the CEOs (of Noida Authority) come and go. No one can initiate any penal action on them!

And, sadly, I find it to be true. Not a single action has been initiated by any of the authorities for very visible violations in last 4-5 years, despite even media reports.

Thinking of dealing with Supertech, do it at your own risk, assuming, all your hard earned money will bring you sleepless nights.

There are published reports in media -

1.Two Income Tax Raids in 2007 and 2009
2.Raid by Noida Authority on unauthorised constructions in 2007
3.Raid by Registration and stamps department in 2007, 2008

Any one knows about the outcome? The business by Supertech continues with no impediment.

Dear Mr. self_experience

We would like to know which 3 of our projects in Noida have not met the norms for Fire Safety, Open space, or have violated any building By-Laws of the authority?

All the on-going projects of our company in Noida or any other city strictly follow the building regulations of the governing authorities and all completed projects have the requisite completion and all other mandatory certificates which can be verified by the customers either by visiting us at our office or with the Group Housing Cell at the Noida Authority /GDA/MDA/SIDCUL wherever our projects are being executed / completed.

Moreover I would be appreciated if you could provide us with your contact details rather than blogging your unkind remarks about our company in a sham Id like “self_experience”

Your comments reflects clearly, how Supertech Limited fools people to fall in their trap.
Either all of you are new in Supertech or have no access to the records.

For your ready reference, I am giving you one pointer - "Your coporate office situated at 3rd Floor of Shopprix Mall, Sector - 61, in operations since a couple of years, is unauthorised. Noida Authority has apporved basement, ground floor, 1st floor and 2nd floor for the plot. Your Chairman and other directors offices are situated on 3rd floor."

Could you locate the approval papers for construction of 3rd floor in Shopprix Mall? If yes, please furnish the reference number, date and approving authority.

Silence for 21 days clearly indecates that even Corporate office of Supertech Limited is unauthorised.

Dear Customer Care Team at SUPERTECH LIMITED.

Please reply to below quarries:

1. At Supertech ICON Indirapuram, PINNACLE, PRESIDENCY and GALAXY HEIGHTS are now having 13 floors at the place of 10 floors as in the original plan. Why three more floors are added to each of these towers?

2. Why Drawing Room and Kitchen are having low quality wooden window panel/frame and window though you committed to provide Aluminium one in your booklet/specification sheet?

3. Local make MCB and other electrical fittings are used in PINNACLE HEIGHTS. Don't you care for life of people going to reside in the building?

4. Why Carpet Area of Pinnacle Heights' 1000 sqft flat is only 566 sqft? Industry standard is 80% of the Superbuiltup area should be the Carpet Area.

We wait for your suitable reply.

I am owner of a flat in Pinnalce heights and not from your competitor's office. Please understand that you have already earned notorious reputation. So your competitors do not need to further try to tarnish your Company's image.

Supertech is a cheater builder.They guys cheated in Eho village-I, we 10 guys booked flat on 6/3/2010 through Mr Tanveer Ahmad(GM-Sales supertech) and Mr Sabiul Hasan(Manager-Supertech).We have paid cheque of 50, 000 each to supertech ltd.After asking of many times they did not give us any receipt of the same but after requesting them many time they have given us one receipt.But we asked them about flat, Our flats are booked on another person's name.We talked their Vice president Mr SJ Singh, His response was very rood and even Mr Tanveer also not responding, They are trying to sattle the issue, But we are commited to get my booked location.

I agree with comment made, Supertech is a cheater builder . They do not deliver the quality promise to buyer .

Well anything and everything fraudulent about Supertech has to be true! Supertech is the most sham, unscrupulous builder with illegitimate operations and really pathetic dealing across ALL its projects. And I mean all of it.
The builder has Czar suites project where it launched extra towers, changed the initial plans on the fly to suit its own self, converted premium towers into standard ones and finally plans to deliver the flats at less than 60% loading (Yes, that's a biggest of ALL cheating - a 1300 sq ft flat has internal carpet area of 750 odd sq ft, making it a pigeon hole). On top of it the builder has sold the project since Jan 2007, at almost every price point (from 3050 to 1800 psf) to just get the customers to somehow sign-up on the deal, even offering EMI-free-till-possession schemes. And the corruption is written all over the place - starts with R.K.Arora (CMD), Arun Arora (his relation cum VP), Tanveer Ahmad (GM-Sales) through all the ranks - and their guys are all con artists to the core. Further, it feels so very infra-dig to even talk or deal with these guys, they are utterly rude, crooked to the core and without any ethics. They even would openly challenge the customer who’s stuck with them with his fortune-at-stake, after paying lacs. I wish there are some norms, regulations, statutory routes available to customers --- its highly surprising how a builder such as him can operate in a city like NOIDA and perform day-light robbery with every new project it launches.
Someone in government / powers-to-be has to nab this builder, soon and bring it to book!
AND for everybody else who’s even thinking of doing ANY dealing with this builder, please DON”T. I wish the online social media doles out the END to this builder’s operations!

PLEASE CONFIRM THAT
1. YOU ARE IN AGREEMENT WITH THE SUPREME COURT OF INDIAS VIEW POINT OR NOT ?
2.YOUR PROJECT MANAGERS/MARKETING TEAMS OPENLY FLOUTING THE JUDGEMENT DATED 31ST AUGUST 2010 OF SUPREME COURT OF INDIA, "Builders can not sell stilt parking areas – Supreme Court of India dated 31st August’2010.
Flat purchasers need not shell out extra money from their savings to buy parking spaces, both open and closed, from property developers at the time of sale.
“Open-to-sky” areas or “stilted” (covered) portions of their flat complexes, usable as parking spaces, cannot be sold separately by flat builders/promoters/developers as “garage”, the Supreme Court has ruled.
These spaces are part of the “common areas” in flat complexes and not “saleable independently as a flat or along with a flat”, the court said in a judgment.
The verdict sets a precedent even as the apex court took note that builders/promoters/developers were “indulging in malpractices in the sale and transfer of flats and the flat purchasers were being exploited”.
The judgment delivered Tuesday by a bench of Justices R M Lodha and A K Patnaik comes in the backdrop of interpreting the legislative intent behind enacting the Maharashtra Ownership Flats (Regulation of the Promotion of Construction, Sale, Management and Transfer) Act, 1969.
The court made the observations while dismissing an appeal filed by Mumbai promoter Nahalchand Laloochand Private Limited, seeking permanent injunction against a co-operative housing society to whom they had sold a few properties in Anand Nagar, Dahisar (East) in the city. They accused society members of “encroaching” into 25 stilt parking spaces in the building.
The court said promoters will not be put to any financial prejudice by treating parking spaces as common areas since “he (promoter) is entitled to charge price for the common areas and facilities from each flat purchaser in proportion to the carpet area of the flat”.
“Can a promoter take a common passage/lobbies or say staircase or the RG area out of purview of ‘common areas and facilities’ by not prescribing or defining the same in the ‘common areas’?” asked the court and illustrated how the Maharashtra law mandates the promoter to describe the “common areas and facilities” in the advertisement as well as in the agreement later with the buyer.
“The promoter is required to indicate the price of the flat, including the proportionate price of the common areas and facilities. If the promoter does not disclose the common areas and facilities, he does so at his own peril, ” the bench observed.
The court clarified that “stilt” or covered parking spaces were “common areas”, and would not cease to be so even if the promoter fails to describe them as common spaces.

Which are the projects of Supertech in NOIDA where there is a fear of being declared unauthorised or lack in meeting statutory / regulatory guidelines / permissions.
