I would give this company zero stars if I could
I would give this company zero stars if I could. I don't get why my Carriage Trails group in Scottsdale picked this company. They're the worst. If you tell them your complaint, they don't respond. They raised our rates by 50 percent and then asked the people living here to help take care of the lands. We have an rv gate, but I can't keep my 20 foot RV in the backyard. Yet, there's a forty foot RV around the corner that stays there all the time. I used to really like where we bought our home only four years ago. But not anymore.

This management company is the absolute worst I've ever dealt with. No one is ever available, even during business hours. They use old-fashioned systems and charge you for paying your bill. They hire contractors who are absolutely terrible and ruin our landscaping. When they repainted our mailboxes, they didn't bother taping off the lock mechanisms, so now keys frequently break inside them. They never make any changes because not enough people attend mid-week meetings in person. It's like they've never heard of the internet or platforms like Zoom or Teams. Useless, terrible, and wasteful. They even gave us a ticket on Christmas because someone chose to stay instead of driving after drinking. Street parking isn't allowed between midnight and 2 am or something. I'm just so fed up with this group.

I wish there were no stars. I changed my bank account info for auto payment and it was still deducted by mistake from the previous account. I asked them to give me back the money and sent a copy of my charge. They said they needed to make sure it came out of my account before refunding me. Then they said, "Unfortunately, the bank only shows the last four digits on the card, not who owns the card. If we were to give a refund, it would be to the person on the house deed. We can't send checks to anyone else. If you want a refund, it would be better to ask the person on the deed for your money." What? He didn't take the money from my bank account? Why would he refund me? Since it was an auto deduction, I can't argue the charge. Totally ridiculous and dishonest. Asked to talk to a manager, no reply.

This management company is terrible and doesn't enforce the CCRs. I've been dealing with parking problems in my neighborhood for almost 2 years and nothing gets done. At every community meeting, people complain about the same cars parked overnight. It's really dangerous because our streets are so narrow. I'm worried that a fire truck wouldn't even be able to reach my house sometimes. I have to navigate my way out of the neighborhood every time I leave, especially in the morning when I have to take my son to school. We had a meeting last month to put up signs and start towing, but nothing happened. Another issue is that the company is supposed to maintain the front landscaping and replace trees. I moved in April and still don't have a tree in the front. They replaced my tree, but it keeps dying, so they just leave it and keep wasting water on a hole in the ground. In January 2022, they raised the rates to $120 and still haven't provided the service to enforce the CCRs.

Our condo development had a major repair that resulted in us being assessed about $4,600. We chose to pay monthly (with a fair rate of interest) instead of paying the whole balance at once. We communicated our intentions and mailed TWO separate checks - each properly labeled: (1) regular monthly assessment; (2) SPECIAL ASSESSMENT. We got a friendly reminder that we were past due on the special assessment. I contacted them through their site and informed them that we made our payment - scanned copies of CLEARED checks. Then I called the bookkeeping department. They told me that the payments go to a lockbox and that both payments were credited against our regular monthly assessment. They also said they would fix that. They gave a separate address where to mail the special assessments in the future. The next month, I mailed two checks - one to the "regular" address with the monthly assessment and another check labeled special assessment with a remittance for I developed. I recently got a PAST DUE NOTICE stating that the entire special assessment was due - over $4,000! I contacted them through their site and asked for a supervisor to handle this. I also requested written correspondence stating that we were not delinquent. Someone from the bookkeeping department called and spoke to my wife. The lady told us that they were working on the computer software to correct the problem and that we were not delinquent. People come & go, so my wife requested at least an email stating that we were never delinquent. The bookkeeper said she couldn't do that without speaking to her boss the next Monday after New Year's. Trestle knew about the special assessment for months. The fact that they didn't plan out how they were going to handle the special assessment monthly payments is regrettable - but understandable. However, sending out delinquent and past due notices and not being willing to put in writing that we were neither past due nor delinquent is unacceptable. We assume we're not the only ones getting these annoying past due notices. PS: If the ComplaintsBoard.com would like to see my Special assessment remittance for, I can scan it and send it to you. I can't get to my house 'cause the dang security gate and codes ain't workin'. I've tried reachin' out to them *** Trestle Management folks multiple times to fix this mess. Ain't nobody answerin' the phone or botherin' to respond. It's a dang health and safety hazard for me and my family. These ***s take our money every month but don't take responsibility for their slackin' off.

I'm a resident at Four Seasons *** and Trestle is the management company. I keep getting violation notices and fines for something that isn't even mentioned in the CC&Rs. I've told them multiple times, but they don't listen. They also play favorites when it comes to enforcing the community rules. I've been here since the beginning of this HOA, and they don't follow the exact wording of the governing documents, which Trestle seems to be okay with. Trestle has done a terrible job managing this HOA.

There have been ethical issues with the way they pick and choose which violations they want to enforce and not enforce. Community members have asked *** and our board where we are at with violations and complaints and we don't get answers. *** has private discussions with certain members of the board and other board members, and the community members are not informed of the outcome of these discussions. Our CC&Rs have been manipulated and changed to serve board members and their friends so they are no longer in violation of the rules. We have serious ethical issues going on, and our property manager *** covers it up and makes it all okay.

They sent us an email recently, instructing us to avoid contacting others about the issues, which is unfair when they don't respond to our emails within 48 hours. The excessive water leaking on driveways and sidewalks is causing erosion on our property, and this needs to be addressed seriously. Our driveway already has cracks, likely due to water leaking from damaged or improperly installed drip lines. As homeowners, we have to bear all the costs, adding an extra $30 to $50 to our monthly water bill due to wasted water.

Two weeks post finding one, I faced a 60% late fee! Trestles Management's practices seem self-serving, not aiding homeowners.

Since I was turning right, the right side of my car got dented and scratched all down that side before I was able to exit onto the street. I immediately contacted my HOA and my insurance company. My insurance company gave me $1200 for estimated damages but recommended I seek payment for my deductible and rental car fees from the ***. I was then put in touch with their insurance company, who reviewed the incident for several weeks before they stopped responding. At this point, my HOA and their insurance company are non-responsive. I am withholding my HOA payment until it's resolved. They have contacted me about that and added late fees, but when I bring up the damage to my car, they go silent. At this point, my insurance company closed the file because it had been so long.

Our property manager gave us a picture of the supposed violation. The problem is, the picture doesn't show our place or our cars at all. Now I have to go through a bunch of hoops with my rental company to prove that none of my vehicles are involved. I've had to email back and forth with them four times already, sending pictures to show I'm innocent. If I can't prove it, I'll get stuck with a $75 fine for something that has nothing to do with me or my family. It feels like they're harassing me. The Trestle people should be responsible for making sure they have the right person before sending out fine notices. It's not my job to prove I'm innocent to them. I had a big problem with a tree falling on my wall in March 2022. I contacted Trestle Management Group, but it took them several months to respond to my emails and calls. Finally, in September or October, they sent someone to give me an estimate for the repairs. However, it took them even more months to actually start the work.
On March 23, 2023, the repair guy came and began tearing down the wall. But he only worked for a few hours each day and only by himself. It was very inconvenient for me because I didn't have a fence anymore, so I had to ask my son to take care of the dog.
By April 11 or 12, he had only managed to build the wall up to about 3/4 of the way. Then, another person from Trestle Management Group came and told the repair guy that his work was not good enough. I never saw this person myself. They wanted him to tear it down and start over, but instead, the repair guy quit.
Now, my wall is only about 4 feet tall, and all I received was a message on my phone on April 24, which I already knew from the repair guy. The message didn't say anything about when the work would resume. I'm still waiting for a response to my latest email, which I sent on May 8, 2023.

I bought my house in Fountain Hills, Arizona in December . The community I live in has a company called Trestle management in Mesa, Arizona. Every homeowner pays $253.00 each month to Trestle management for property maintenance, pool care, landscaping, and stuff like that. I got a problem with my sidewalks that lead to my front door. The sidewalks have big stains from the hard water that comes from the underground irrigation system. I told Trestle Management about it starting on 01/31, and the HOA Board President said he told the Trestle Management Community Manager (***) who was in charge of the Mirage Heights Community at that time to fix it at my place. Today is 05/15 and the problem is still there. I sent pictures to the current Community Manager (***) on 10 and 12 with an email explaining the problem, but they never fixed it. I left messages for (***) Supervisor *** on three different dates, 04/30, 05/04, and 05/12. I emailed *** on 05/13 with pictures of the sidewalks, but I never got any replies or calls from Trestle Management. This is another issue I have with this company. Our swimming pool was closed because of COVID19 and Governor Ducey's order. On 04, (***) sent an email to all the residents in Mirage Heights, saying the pool is closed until further notice and she would send an email when Governor Ducey's order is lifted. The governor lifted the order on 04/14, but we never got any emails saying the pool is open again. I called and sent two emails to (***), but I still haven't heard anything from (***) or Trestle or the Board Members. My complaint is that I pay $253.00 every month and I think there's a serious problem here with Trestle management not doing their job even though they take my money.

On Dec. 17th, our property management company, *** Property Management, informed us that our rental property, which they manage and maintain at ***, had water coming in at the floor near a shared wall with the neighboring unit. There are no plumbing fixtures in the area where the carpet was wet at the base of the staircase. *** contacted the *** Condominium HOA property management company, Trestle Management Group, about the leak. After many calls from *** and me, Trestle finally decided to investigate to prevent further damage. They found that the leak came from an external source, not from our plumbing or the adjacent unit #. It's likely that the water came from a problem with the roof or the siding of unit #. Trestle's insurance company inspector checked our unit for repairs due to the water damage. Their insurance company said that their deductible was lower than the minimum, so they told us to file a claim with our insurance and Trestle/Home *** would reimburse us for the deductible. As of Jan. 23rd, we're still waiting for Trestle's restoration company to find the source of the leak and estimate the repairs for the damage inside our unit. We expect Trestle to take full responsibility for the damages and make the necessary repairs to bring our unit back to its previous condition. We hope they complete the repairs quickly.

Our Homeowner's Association (Morning Sun Farms c/o Trestle Management Group) has been handling the necessary services in our community, like courtesy patrols to enforce parking violations for overnight parking on the streets. Overnight parking has become a problem for our sanitation and recycling collection services. A few years ago, before our new HOA (Trestle Management Group) took over, we had a different property management group (City of Management Company) that didn't provide the required services or support we needed. They didn't even put up Town Watch Crime Community signs like other nearby communities. All they did was collect our monthly dues, which amounted to millions of dollars, without giving us much in return. The only noticeable improvements were some landscaping projects in the parks and community entrances in Morning Sun Farms. As a proud resident who has served this community and country for many years, I reached out to the ComplaintsBoard.com Service of Pacific Southwest Arizona to express my concerns about Trestle Management Group. On August 11, I contacted the property for help with a parked vehicle (a white Toyota) next door that was blocking the sanitation and recycling collection services on my street. This car was parked there every night without any notices or violations. On August 14, I received a violation notice for my neighbor's vehicle. Around November 13, 2022, I received a violation notice from Trestle Management regarding an exterior painting scheme, requiring action within 14 days (see attached letter from September 28, 2022). However, I received the letter on November 13, 2022, which is 16 days after the deadline. This seems like an unfair business practice. Also, Trestle Management advises the Board at Sun Farms. According to documentation from December 6, 2022, Trestle Management claims that the decision (appeal) was the responsibility of Sun Farms, despite my appeal to the Board with other residents on November 16, 2022. Under 15 USC 45, if Trestle knew the notice was late, they should have communicated with the Sun Farms HOA Board. Furthermore, I paid the $50.00 violation fee to Trestle Management on December 7, 2022, to maintain my account. However, I seek ComplaintsBoard.com's help to resolve this with Trestle Management and to get a refund. Our laws are founded on due process, not arbitrary decisions. It's crucial for Trestle Management to address these concerns with the Sun Farms HOA Board. The practice of giving residents 14 days to comply but sending the notice 16 days late is not acceptable.
