Worst rental management company EVER!
Worst rental management company EVER! Staff is very unprofessional. They charge tenants for regular wear and tear on problems in the rental property, even though it's over 30 years old. I was a tenant for 10 years, always paid rent on time, but my family and I were treated badly. Be careful if you choose to rent any of their properties.
This company is terrible
This company is terrible. Unfortunately, we're stuck with them and they do a terrible job of checking claims. They keep sending us claims about other people's houses and threatening to fine us for things that don't even apply to us. Also, when we tried calling them about our recent issue, we called six times and got no response. The best we got was that the phone system wasn't set up properly. If they let employees work from home, they need to make sure everything is in order. It's also unacceptable that an employee of the company is the head of the ***. It's not fair and unbiased.

I live in Merrifield estates apartments. They got a roach problem and the plumbing is old. My toilet and tub ain't working and I only got one bathroom. I reported this on 3/13 and they said the plumbers ain't coming till 3/27. I work from home, so I gotta drive all the way to Virginia beach from portsmouth to my parents' place just to shower and use the bathroom. It's gross and uncomfortable in my own apartment. There's poop and water from the back of the apartments (I got pics and vids). I wanted to break my lease 'cause nobody should live like this. These folks wouldn't sign a form to help me find a new place. They left a note on my door about movin' out wrong, but they ain't sayin' nothin' about how messed up the unit is.

I'm in the military and this company doesn't honor *** and military personnel at all. Virginia law allows a servicemember to end a lease under certain conditions. Section XX- XXX.21:1 governs lease termination for active duty military personnel. This section applies to all leases, even if it's not explicitly stated in the lease.
I gave them a letter from my chain of command and a written notice to terminate the lease early due to my orders (30-day notice for Month-to-Month lease termination). It seems like they don't care and are stubborn about upholding the lease agreement, even though Virginia and Federal law allow service members to terminate the lease early.
This company has NO RESPECT for service members AT ALL. I either have to pay 2 months' rent or be homeless. They don't offer any prorated options and haven't provided any solutions.
This place is a scam, and no service member should move in here or to ANY property managed by United Property Associates.

This company ruined my day, year, life! They let their Property Manager of River Oaks Apartments and Senex Law firm do illegal evictions, make false claims to keep people's deposits, and give wrong ledger info to take money from my bank account. Not one scratch on their walls, not one hole, not one nail, carpets cleaned, bathroom scrubbed and still got charged for replacing the whole bathroom floor? I'm not sure how I owe someone over *** and you signed a payment plan for only 1100 (810 in rent, the rest Attorney's fees). I already made 2 payments of *** on that and the current month's rent. I was 2 hours late in paying November's rent and got evicted with a huge bill. Now I'm a slave to slumlords and terrible apartments because I have an illegal judgment by people who were made an employee went over their head to help a tenant out. Good forbid someone in the office show a little compassion and kindness. How do I pay this thing so I can move out of the urban jungle and back into a safe and livable home with my daughter and her rabbit, ***.

This HOA is impossible to get in contact with. I just bought a place and my car got towed and they keep threatening to tow it again by a company they hired. I still haven't been paid back, and they threatened and called me names. They won't help me deal with their contractors. I warn everyone to buy somewhere else, like I will when I sell this house. It's been a bad experience so far.

I'm often away for work, spending about 9 months on the road. - On 2 separate occasions, my vehicle got towed without any warning or authorization. Many people here believe they're in cahoots with a local towing company to make a profit. - When I try to reach out to them, they never answer my calls or communicate. I've been living here for more than 2 years, and I've made 17 different phone calls, but they never call me back. - Besides collecting HOA fees, they don't provide any other services.

I contacted United Property Associates about renting the Clubhouse at Colonial Estates in July for a September event. I called and emailed multiple times, but didn't get a response. On September 5, when my event took place, there were dog droppings on both sides of the entrance door. The lifeguard was just hanging out in the clubhouse, and it hadn't been cleaned before my event. One of my guests got hit on the head by the door hinge when leaving the ladies restroom. The lights in the restroom didn't work the whole evening. I told Mrs. Smith about all these issues and sent her pictures, but she never reached out to my guest. I also paid my deposit with a money order on August 27. It's now October 6, and I still haven't received my deposit back. They also didn't compensate me for renting a dirty facility.

We rented the club house in our community & we had to put down a $*** deposit. We still haven’t gotten out deposit after being told directly by *** that it was a mistake & it would be in the mail the next morning. It’s now 4 days later. The corporate office is in Virginia Beach & I’m in Portsmouth. At this point it’s theft. I rented 2/11 turned the keys in 2/13. Today is Feb.25,2023. Email sent to *** on 2/24 because she wasn’t available. I received an automated email that she was out of the office & to contact someone else whose name I will not put in this review as of now, because they were just put into this issue. We have a big problem. It really seems as if there’s stealing taking place & I can’t reach anyone for my money. I don’t want clarity, I want my money.

Incompetent; lack of customer service; horrible company; they take our money and don't do anything they're supposed to do. UPA was told in August about termites in our condos, but they still haven't told the *** homeowners. They don't enforce the bylaws. Our bylaws say no big dog breeds, but UPA doesn't enforce it; we have big dogs everywhere. They don't reply to emails/phone calls/complaints. They keep taking our dues and give nothing back as a "property management" firm. They don't help homeowners with service issues they're supposed to fix; they're the worst company. All their reviews show how incompetent they are, not just in our community, but in every community they work with.

UPA is a terrible company, they are so incompetent and have no customer service skills. They just take our money and don't do any of the things they're supposed to do. We told them in June that there are mice in our complex, but they still haven't done anything about it. They also don't enforce the bylaws. According to our bylaws, there shouldn't be more than 4 people in a unit, but there are always 8 or more people staying above me and making noise all night long. UPA doesn't do anything about it. They never answer emails, phone calls, or complaints. They just keep taking our dues and don't provide any property management services in return. The manager at the UPA office lies all the time. I filled out paperwork for rent assistance and she lied and said she did it, but now 2 months later I find out she didn't do it. Now I'm stuck with a bill that I can't pay because of her mistake.

On Dec 24th 2021, we moved into *** st, waitin' for the final closin' on this property. 3 days after we moved in, it rained real hard and the ceilin' on the first floor started leakin', plaster was fallin' to the floor. Our realtor, Lawyer and the HOA were all notified. Our lawyer responded sayin' that she also notified the HOA and they told her someone would come "check it out but they were behind schedule". After 'bout 2 months we reached out to the HOA again 'cause the ceilin' started leakin' again durin' the rain, with no response from the HOA. Today it is April 27, 2022 over 4 months since we got the property and no one from the HOA has responded to us, no email, no return call, no letter, nothin'! We spoke with the previous tenants and they said the ceilin' has been fixed twice by contractors the HOA sent. They know this is an ongoin' issue and they ain't doin' anythin' to fix this problem.

On September 18, I bought a townhome at *** Square *** Virginia XXXXX. I've been living in this house for 10 years and bought it from my mom, so no realtor was involved. During the loan process on July 20, *** Federal *** asked for Condo Docs. I reached out to *** from United Property association, and she told me to go to homewise for the docs. I paid them directly for the documents, and I have a receipt and the docs. During the closing, they collected money for HOA dues. When I asked about the funds, Ms. said that the extra money I paid went towards the resale package and processing fees. I've been asking for a refund because I never received any package from United Property Association or Ms.. Every time I request a refund or credit because I paid for the docs, all communication stops from Ms. and UPA. All communication is through email since all their offices are closed for COVID.

United Property Associates has been neglecting the maintenance at the planned community property where I live. There are big patches of dirt with no ground cover, street lamps that don't work, street lamps that have been tipped over, and sometimes broken-down cars being fixed in the parking areas (like radiators and head gaskets and stuff). They've had a few different property managers since these problems were brought up. But each one has had "other things to do" and has been too busy, or more like, not interested enough to deal with those problems. But they have no problem taking money from us every month, even though they don't do a good job maintaining the property. The main things that need to get better are: being more ethical, acting more professional, actually following through on things, paying attention to details, keeping better records, and being accountable. If they're not willing to manage the property properly, it's not right for them to take money for it. I just want the necessary repairs to be done.

United Property Associates has been hard to deal with. The *** Act XX-XXXX says that if the association caused the damage, then the association should fix it. I'm the owner and I have a tenant living in my house and for the past 3 months he has been without a toilet in the Master Bathroom. I don't live in the area, and I have a property manager that manages the day-to-day business. The Association caused damage to my property by planting trees too close to the house and the roots of the trees started growing in my pipes. This is the third time this has happened since I bought the home. The first time my insurance took care of it because we didn't know about the root issue. The second time we found the root issue and the association took care of everything and now we have a third time and the association been prolonging repairing the damage that was caused. The association provided the contractor. The contractor found tree roots in the pipes again. The contractor removed the toilet and ripped up my bathroom floor. The association said all the roots are removed and they want me to repair my floor and replace my toilet. I think that is unprofessional for them to want me to fix the damages that they caused to my property. My bathroom is small. I pay my condo fee every month and they are telling me to keep waiting for the board and lawyers to make a decision. I have been waiting on a boards decision for 3 months. It doesn't take 3 months to make a decision to repair damages they caused. All I want is my bathroom fixed so that my tenant can take a shower and use the toilet. They caused the damage so they should fix it. I shouldn't have to make an insurance claim and pay a deductible for something they caused.
