Our manager Holly is the most unfriendly person i know i have lived in shady lane communities for 10 years and the place has gone down hill side walks are not safe speeders flying through the 360's done in park is a joke one person has to remove stuff and the next has the same thing but that's ok they want to keep raising the rent we have Maintenace guys that we see do nothing but ride around on golf carts doing nothing when ask why they tell us everything has to be done by company's why are the here and being paid the regional manger and park manger have been ask to have town meeting and they refuse doesn't anyone care anymore we take pride in our home and the park looks disgusting maybe the investors need to come see the flags umbrella's and so on it will make you sick things that should have been done years ago still not done but you want to increase rent?

Dog parks at Viewpoint RV and Golf Resort
I am full-time at Viewpoint, RV and golf resort in Mesa Arizona. We have four dog parks two of them are close to receding. One of them has not been unlocked by the roving security patrol for the last two days which leaves us with one dog park. Everyone complains that we do not use the dog parks, but they make an impossible to get in. Roving or security is supposed to be unlocking them at a certain time. Why does there have to be a time. I work and I need to go to the dog park earlier. These dog parks should always be open and accessible.

I live at Holiday Hills #76 15 years.Resident across from me has been here 5.He has used police,management(manager) as his personal vendetta against me as he did with other resident in #90.As of today #90 won their cases as I have also.I never thought I be in courts at my age due to unruly neighbor which HH says its a civil matter but my well being has been affected by this bully in #89.We are allowed at this senior park to peace amd harmony not courts and police.crime has risen greatly.Manager is bias,rude and think she is above residents.H.H. has gone downhill fast.unsafe,new residents do as they please.rules have been ignored.If you move here as a senior you will be surprised how once you are in as a resident your complaints will be ignored if Manager does not like you.

My wife and I have lived in Mid Florida Lakes, Leesburg, Fla. (an ELS owned 55+ community) for over 10 years. We own our home and pay monthly lot rent. I was the pool room coordinator for years and over the years repeatedly reported the felt damage to office with no response. I'm a disabled veteran and completed some of the pool repair out of pocket and did not request reimbursement. First week of April 2023 they (the office) called police and tried to have me arrested claiming I damaged a pool table. (I did not do this, I just took off the cover to show damage) The police did a report and did not arrest me. Upon contacting the office (the police) they stated I owed $250 for damages. I took the payment to the office just to keep the peace and they returned the check by registered mail without a letter explaining the returned funds.
On 4/7/23 I received a notice to vacate my property within 7 days. I never received a 7 day to cure and also tried to make payment. The 7 day to vacate notice, was not signed by anyone, yet received on door, by regular mail, and also by certified mail.
My concerns are that I am disabled, my wife has been ill with stress over this and I feel as if this could have all been resolved by accepting my payment.
In addition, we were not given any prior letters and the one we received was not signed.
At our age (76) we are not able to move, we own our home here and currently at a loss of what to do.
Now, 3 months later...they will not except our lot payments. No one in corporate will return our phone calls, or talk to us.
Desired outcome: Accept rent, and let us live our lives
Underground gas leak repair
I live in Golden Terrace Village and have been without hot water or heater for three weeks. The permit was not requested in a timely manner until I personally called the city myself. The job is not complete and it should be. Xcel energy reported the gas leak to the wrong house on May 11th. The property had no clue anything of that nature was wrong. No alerts given. I was told by the manager the contractor that Golden Terrace uses was on top of everything. Tuesday the 9th when I called for an update there was nothing new. I was told the contractor would contact me himself when he had more information but he didn’t. I waited patiently until the following Monday for another update and was told by the manager that the permit wasn’t ready yet but he expected it to come soon. By Wednesday night on the 17th I arrived home from work hoping to see some movement and nothing was started. I left an urgent message for an update the following morning and Doug called me back, was very nice and apologetic but had no answers and in fact was confused why it was taking so long. He told me to call the city and find out what the issue is. The city had no request for my address on file. After more questions I learned a permit only takes 48 hours once it’s requested through the portal. I gave Doug the name and number of the woman I spoke to and on Friday the 19th was told the contractor will pick up the permit himself and begin work on Monday. It’s now 4pm on Tuesday the 23rd and I still do not have gas to my house. I should not have to boil water for dishes or other personal hygiene needs for my kids. This should have been done already

Your email on March 5, 2023 at 6:33 am to my wife's account [protected]@gmail.com stated that: you could not process the payment of $803.91 for the reason is that the amount you attempted to authorize is less than the full amount owed. So we paid by check. This months amount would have been less also due to increase in rent and also included annual fees. So I paid by check. My bank cashed that check on May 2. You then proceeded to withdraw $803.91 out of my account also. The manager on the property has been contacting you for an answer since Monday. Please respond to either me or the on site manager promptly. It would make you look better. I am on a fixed income and this money is used for other purposes so I would like it returned to my account. One way or the other someone needs to respond.

I live in colony cove in Ellenton, Fla when in 2020 my boyfriend tried speaking with the manager who would not speak with him about an issue with the street in front of our home the manager refused to talk with him so my boyfriend called a local news station so this started total retaliation from management they sent letters to cure we did the security company here which are enforcers for the management said he was drinking and smoking at the pool which it was another resident but they called the cops on my boyfriend then tried to trespass him which we found out they can't do but every time he goes to the pool or any other amenities he his harassed this was May 2021 in June my lot rent check was sent back and we got a letter that our lease was terminated so for the next 20 months the checks were sent back and in Dec. of 2022 I got a letter saying to pay the back rent which I did then came the eviction notice for late fees I should not have been charged because I did pay and it was sent back and I am blocked from paying through the portal. My new court date is March 16. I'm not the only resident dealing with this if you care about your residents, the manager here is a bully

The following is an e-mail I sent to our manager's boss yesterday. I have received no response, nor have others who e-mailed her.
Ms. Turley. I am writing to share my complaints about the manager in this park, Lisa ****. I have many other complaints, but I'll stick to Lisa for the moment.
I imagine she was on the phone with you yesterday when a number of residents chose to confront her about her lack of visibility and total lack of help and caring concerning HURRICANE Ian. I capitalized hurricane, because after 2 people I have first hand knowledge of asked her on Monday to send out a community alert "robocall", she said she would do it tomorrow. Evacuation had already been ordered. She finally sent it out Tuesday about noon, and said Tropical Storm Ian was supposed to hit, and IF evacuation was ordered, please do so quickly and safely. Total lack of communication # 1.
#2. A good friend had evacuated to a hotel already, and came back Tuesday afternoon to get some important papers. She saw that the resident in #4 was still here, and called Lisa asking if she could contact her to see if she was OK. Lisa told her she didn't have the phone list with her. Hello! Manager of the park who is supposed to look out for everyone and she didn't take the list with her? My friend went back to the hotel and got HER list and called Lisa again. There was no phone listed for that person. This is still 12 hours or more before the storm hit. She was told by Lisa that it was not ELS's responsibility to help residents make their evacuation plans, they need to rely on friends and family to do that. Many people in the park are elderly, and do not have family. I don't know what this woman's situation was, but it was obvious Lisa did not care, and didn't care enough about the whole park to take any important information home with her.
#3. Once the storm had passed, NO ONE saw Lisa or heard from her hardly at all. We were still trying to get home, but many residents said they had not seen her, or if they had, she was going around on her golf cart. To my knowledge, she did not check on anyone. One person who called her said that she said the damage didn't look too bad. She also told one person who talked to her that she had power and TV. NO ONE here had power, and e-mail was very slow if present at all. internet was just restored this afternoon which is why you are now receiving these e-mails. No one got any information from her about available resources. Any information we got was very spotty at best and handed down word of mouth, or from other residents who were out of state. Nothing came from her. If you visit the park yourself, even a week after the event, you can see that the damage was pretty significant. We finally made it back on Saturday afternoon, and were told by other residents that after multiple complaints, some by HOA board members, who I know, she came around, her husband driving the cart and he was taking pictures of her picking up some aluminum and putting it have on the side of the road.
There is still a lot of glass and debris on some streets. The ones that are clear have been swept to the side by the residents, myself included. We haven't made it to all areas yet as there are other clean-up operations going on. Some residents were climbing up on roofs putting up tarps to cover the holes. This is a community of elderly, I remind you. One of the gentlemen was 80 years old and no one had any business being up there. We have been on our own since the hurricane.
Many people had reached out to Lisa. We had heard NOTHING about services available, what was being done, who had been contacted. Nothing. To many, it appeared she had not done a thing for this community, and I have my doubts as to how much she actually did.This is why a group of 40 or so met her at her office that morning, to demand some answers. She retreated to her office and didn't come out until the police had arrived. We were not violent, we just want SOME communication from her! We still did not get any answers from her and she did not speak directly to the crowd, only to an HOA member who said he would be the relay IF she gave him any information.
Many people are very distrusting and displeased with Lisa. She has a history of lying to people, does not get things done, and gossips about other people in the park. She has told my wife and I about other resident's stories, and it was then more than 2 years ago that we completely understood that we could not trust her with any information. As I had said, there are many other things we are unhappy and disillusioned about, but this will suffice for now. I know the timing was not planned, but it's adding insult to injury to get the letter about the 10% increase in lot rent this next year. for WHAT? At the very least I know this will be discussed with management in the near future, but I feel it would go a long ways to suspend the rent this month or reimburse it, or waive the rent fees next month. Many people, practically all I would say, will have significant added expenses this month and already have. If you truly care about anyone of your "valued customers", you will consider this, and remove Lisa as manager.
We would welcome a visit from you in the near future.
As a former first responder for many years, and ER nurse for many years with experience in emergency management, I am baffled that there did not seem to be ANY Emergency/Disaster plan in place, or if there was, there was certainly no evidence of it, and no leadership whatsoever. We have done everything ourselves.
Desired outcome: Removal of the park manager or someone sent to help her with experience, as she is clearly way over her head. We would also like to speak to her boss directly and make sure she sees what has happened in this community.
Lack of hurricane Ian response from Equity Lifestyle Properties
Hurricane ian has devasted the emerald lake community in punta gorda, fl owned by equity lifestyle properties. Management has done nothing... Let me repeat, nothing... To aid in clean up of debris (trees, shrubbery, roofing, gutters, siding, etc) in streets, driveways, yards. Saturday night (yes, 4 days after hurricane ian) management sends out an email stating that they "are looking forward to restoring our beautiful community back to it's pre-hurricane condition". What a bunch of hooey! And may I add to this that there is no electricity for anyone to recharge their laptops or computers to read this message. Residents returning after storm had to clear the streets of trees, roofs, etc to get to their home. Today an independent insurance agency came and set up tents to give away free food and gasoline to residents. If els was a decent company, wouldn't they have at least done something equivalent earlier?!?! May I add this is a 55+ community with many elderly single women. If it wasn't for the caring residents/neighbors in emerald lake, the result of this horrific devastation would be much worse. No thanks to equity lifestyle properties for the rent we pay and the annual increases to the shareholders pockets. Greed and unconcern and pure lack of integrity on their part.

We have many complaints. The first is that no matter who or how many times someone goes to Vicki the park manager, she never follows up. Lawns are not being cut for weeks, no one is weed wacking. When they finally cut the grass it was so long the clippings are just left leaving a mess. Trash pickup schedule isn’t followed. Gates left open, many strangers entering the park and driving around. She doesn’t enforce park rules.
She is incompetent.

To whom it may concern. I have lived in CC in Ellenton Florida for 7 years during which time I have owned up to three homes and have had two marina spots. I have never been late on rent nor refused to cooperate with your management. I was just recently billed for damage to a walkway at the marina that I did not do. I questioned the office about it and was told I could pay or get my boat out of the marina. I paid the invoice that day and informed Scott (Site Manager) that I thought this was not right and that I was going to pursue getting the money back. Two days later I received a letter of eviction from the marina. I don't think this is right and request the issue be looked into. I feel as though I am being harrassed by the manager for questioning him.

Stolen Security Deposit
It was almost 3 years of living in Oak Bend with 3 managers who claimed they would fix a major leaking in the roof of a brand-new home I had moved into and thought seriously about buying. When the issue with the roof leak in my bedroom over my head and an AC problem had never been truly repaired, I asked to be let out of my lease. I was assured nothing bad would happen and that I would get my deposit back "IF THERE WAS NO DAMAGE" which was told to me by the manager. I signed the W-9 to get my check and after 6 weeks I called the home office more than 7 times and was consistently sent to voice mail. I asked to speak to a manager and what I got was only the community manager who upon speaking with informed me they were keeping my security deposit because I had left items for the recycle at the curb and 2 bins on the back stairs that had I put them to the curb the animals would have dumped all over the street. I feel this is misappropriate and if a small amount had been taken to fix the items in question, I would have been okay with that but NOT $999.00. I WANT MY MONEY! Rules and regulations
To whom it may concern;
the present is to inform about some regulations of the park that I dont think is coming from corporate..
I received a booklet and on the first page is got a paragraph and part of it is saying that cars should not be parked sideways on driveway, the reason for my complaint is that I own 3 cars and one of them is paked sideways, is not touching the grass, is not on the sidewalk or blocking the water drainage, the car stays on the driveway but sideways. So we are threatened that the tow truck will be coming to pick the cars up. I dont understand what the problem is with this. I can understand cars not be park in front of house because of firefighters and ambulance, but inside the driveway shouldnt be a problem. There is a few houses that are points of drug dealers and nothing is being done on that, also garbage picked up every week is a problem sometimes they only come once a week when before it was 3 times a week. And I dont understand why garbage company can't bring their own thrash can. But I guess the most important thing is how can the office and association can keep bothering the people that lives here at starlight ranch as much money we pay monthly for the lot rent. Lots of people that lives here are racist and have a big file for bothering the other residents of this park and nothing gets done. So yes there is other problems that needs attention and nothing is being done about it.

Park-owned home after eviction of tenant… Rats/trash & debris-fence removal
May 2022: Highlands @ Brentwood - Mesa AZ. (55+ Community)
Tenant next door was evicted. Disgusting trash/debris left in carport, backyard & presuming inside home.
Contacted management regarding the trash and rats that were spotted on the property after the tenant was evicted. I requested immediate bait traps and clean up-was told within a week they would have bait traps set out and not to worry the rats would not come to my yard (?) She then stated if I was worried about them coming on my property I would have to get my own traps because they were not responsible. Wrong…after speaking with the Dept of Environmental Heath & Public Safety they confirmed since the property is owned by the community and the lots are leased, the park owners are responsible for trash removal and rodent control of the entire park. After informing her of the confirmation, she still said it would be by the end of week. They were done the following day.
As for the trash, that would have to wait for 21 days until the tenant was completely moved out even though my concern was outside, not inside the home.
May 24, 2022 - The vinyl fence on the property was removed, exposing all of the trash, debris & rats to my property. When I questioned the manager she stated it was removed to be compliant with the sale of the property and that they had a buyer. I am not sure why, as the fence has been there since I moved in three years ago. It was a very nice vinyl fence providing privacy and freedom for my dog to be loose in our backyard. This was a deal breaker for me when purchasing a property to be able to have a place with a fenced in backyard.
I also asked her about immediately getting the trash removed, for obvious reasons. She told me the buyer would take care of it when they moved in (?) And I would be happy to know that the bait traps showed no activity. That was a lie, as not only did I see on my camera that they were emptied, but the groundskeeper also told me there had been activity.
I have reached out to the city and will continue to get this taken care of and advocate for all of the vulnerable, elderly people in this 55+ community who do not deserve to live in a rat infested, dirty park. There are several properties that have excessive amounts of trash in storage on their car parts which invites rodents and pass and the management does nothing.
Desired outcome: The trash to be “Immediately” removed/ better explanation about the fence removal- compliance to sell it. I would like to be compensated for my loss of privacy/cost to fix.

Deposit refund
We resided in buccaneers estates North Fort Myers until Feb 11th 2022 nearly 5 years as residents. When we sold our home at 492 Avanti Way. We have been waiting over three months now to receive our two months deposit back totaling $1234. And each time I speak to the office I am told it has been mailed out but we still have not received it. I finally spoke to corporate in Chicago then Anna in the Buccaneer office on May 10th advising me that it was mailed to the 492 Avanti Way address but was returned. And they did not have our zip code for our PO BOX-Which makes no complete sense when we provided our PO BOX information when we moved prior to ever leaving town. We also forwarded our mail so anything coming to our old address would have been sent to us. Anna (Buccaneer Office Asst Manager) advised that a stop payment was issued on that check and a new check was being mailed and once again we would receive within 10 days. We are now at the end of May and nothing has been received. I have called several times to say the least, left voicemails at the Chicago Corp office and sent several emails and can not get a call back or a manager on the phone. I'm getting nowhere with the office. Jennifer is never available to speak to or they are not sure if she's there or not and refuses to get on the phone. She screens all her calls and refuses to call anyone back.
Desired outcome: My two month deposit actually received $1234.00
