This place is terrible
This place is terrible. I had no water for a whole day, and they didn't even give me a schedule for when it would be fixed. The management is incredibly rude, so I suggest avoiding this place altogether. I definitely wouldn't recommend it. They advertise a certain price for rent, but then they overcharge you for amenities that you don't even have. On top of that, the water bill is ridiculously high, around *** a month. It's like they're trying to make up for the lower rent by scamming you with extra charges. They're total frauds.

I would like to compliment the attention to detail that this company provides to their property and us neighbors as well. I feel safe and happy in my home, and recommend it to all my friends and family. Maintenance is quick with any requests, and the grounds are very well kept, and the amenities are perfect.

They left me without A/C for 6 days. Did not make any effort to reimburse me. Everything in this complex is old. They have no maintenance plan and no one HVAC certified working for them to help address issues. If you want to live somewhere where something is constantly going wrong and you get no help then this is the place for you. Every manager that works you will have to follow up on every day because they will hope you forget. Corporate is also the least helpful business I have ever seen.

I been livin' here since 2008. These apartments are amazin'. The staff are awesome and always help me out with anythin' I need. The location is super convenient for work and there's lotsa places to shop and eat nearby. I've had a blast livin' here. The pool is fantastic and all the facilities are clean and well taken care of. They always have fun activities goin' on to make life here even better. The other folks who live here are real nice to be around. The maintenance crew is always there to lend a hand and they know their stuff. I'd definitely recommend this place to anyone lookin' for a great place to live.

This company hired contractors to come into my washing room and rip out drywall during the Texas winter storm, in the process damaging my washing machine and rendering it useless. It's been over 3 months since the storm now, and despite my many emails and calls to the front office asking for a contractor to come and check the damage and fix my washing room, the office ain't done NOTHING to help me. They ain't responding to my emails and calls no more. This organization ain't professional at all and I wouldn't recommend them to nobody.

Living at The Abbey has been and is an amazing experience for our famly. The Manager is great; so professional, attentive and friendly and really cares about the property and the residents here and their living needs. The whole leasing staff and Maintenance staff are really easy to talk to and quick with every request. There are always awesome activities planned, the location is perfect, the grounds are beautiful, and the apartments and the amenities are great. We have met people who have lived here for 7plus years. That says it all. It's an amazing place to call home.

If it wasn't for my business moving, I would definitely be staying longer. I have and will keep telling my friends, family & Uber riders bout this place if they looking for a nice apartment community! I love that my apartment is big and the outside is pretty! Stay away from Abbey at Briar Forest!
Stay away from Abbey at Briar Forest! Spend more money to find a better apartment. Maintenance opens your door with the master key even if you said not to enter if you're not home. Or they won't give you time to come to the door and just let themselves in with their master key. This place is not worth the trouble. Rats, roaches, and sewage backup on the sidewalk in front of your apartment. They don't clean the apartment before giving you the keys. Extra fees added to the water bill. They won't listen to your concerns unless you threaten to take them to court. The buildings have electrical problems. Walls randomly crack in bedrooms. When I moved in, the whole place was covered in cat hair and my child is allergic to cats. When you step outside, all you can smell is cat pee. Cats are everywhere. It's not safe to live here, especially if you have a cat allergy. This has been my experience. I wouldn't wish it on anyone else.

The service I got at The Abbey at Inverness has been a disgrace on customer service. The staff has all had attitudes and been extremely rude to me when dropping off my rent, picking up guest passes, etc. I had safety concerns that were dismissed multiple times and when I moved in, my apartment was not clean, extremely dirty and when I contacted them, they dismissed the issue. Only until I kept pressing did I get a "cleaning deposit" back. Someone fell through my balcony deck (third floor) and only then did they replace my deck. Their first response was to put a board over the hole and because of safety, I refused and said they need to replace my deck. Finally, they replaced it after about a month of begging for it to be replaced. If you're looking for an apartment in the area, do NOT come here. Pay the extra money to find a better complex. After my lease is up, I will not be back. I had to give 1 star but if it were up to me, I'd put a 0. Only very few maintenance staff have been helpful but outside of that, the service is awful.

If I could give negative stars I would. Right when we moved in, we saw dust and grime EVERYWHERE. We couldn't see the unit before we moved in. We also got BED BUGS right after we moved in. It took them like 3 MONTHS to take care of it. We had to call maintenance many times to fix everything. They usually came back to fix the same things they didn't fix right the first time. Oh, did I say we found BLACK MOLD in the air vents? They don't talk to both of us if we have a roommate. We asked them many times to CC both of us on emails, but they never did. When we have a problem, they won't let us talk and just ignore us. Since they don't do anything about our issues, we asked for the corporate number and they said no until we bothered them a lot and even then, it wasn't the right number. Now that we moved out, they want to charge us almost $2,000 to "replace and fix" everything and they're saying they'll send it to collections over a WEEK before the 30 day mark.
I moved in May 1st
I moved in May 1st. There were a few things that were kinda misleading when we actually went inside our place. First, the floors weren't upgraded to wood or tile like they said they would be. Second, the appliances weren't upgraded to be energy efficient, and they still haven't been. Third, the amenities like the pool and basketball court that we pay for with our rent have been out of service for weeks at a time. Fourth, there's no security on-site or patrolling, even though they told us there would be. Fifth, the community is supposed to be gated, but the back gate is always closed with a chain and lock. And the front gate has been broken and left open on two separate occasions since I moved in. The most recent time was this past weekend, from August 20th to August 23rd. I went to the parking garage and saw that my truck had been jacked up on blocks! Someone stole my tires and rims from the third floor, and there's no video of who did it because the manager doesn't know how to use the camera system. I posted some pictures on Google showing the trash piling up outside and how I pay for valet trash but it takes forever for them to pick it up. And the only time they actually do something is when I email the managers, and then my truck gets messed with. I also saw on the community page that other tenants are complaining about loud noise and not being able to use the business center because the internet doesn't work.

On December 26, I had an electrical problem in my apartment. I called the leasing office to have maintenance check it out. The maintenance guy said the electric meter looked fine, so I had to call CenterPoint Energy to investigate. When I called CenterPoint, they said I'd have to pay a service fee of $***0 if the issue was inside my apartment. I called the leasing office again to let them know about the charge. I didn't want to schedule a repair because I was worried they wouldn't credit me for it. This place doesn't care about us tenants, they only care about getting the rent on time. I felt like I had no choice because they weren't going to send anyone else. They were just going to leave me without power. Finally, a technician came and said the breaker just needed to be reset. I live in an apartment, so I didn't know where the breaker box was. The charge could have been avoided if the maintenance guy had just reset it.
I emailed the property manager on the same day, but they ignored me. So, I went to the leasing office and talked to Milli. She told me to send a copy of the bill once I got charged. I emailed her the bill, but I covered up my account number because it's personal. She said she couldn't verify the charge with my billing provider since she didn't have my account number, so she couldn't credit me. My complaint is that they should have let me deduct the service charge from my rent. I'm a tenant, and the breaker box isn't my responsibility. I've always paid my rent on time. The property manager has an obligation to provide electricity in my apartment.
This has got to be the worst apartment complex in Houston. The only reason I'm still here is because of the location, and that's it.

I moved to Abbey at Enclave on 7/3/22. I was so excited 'cause they said I'd get a washer/dryer, balcony, and a great apartment. But guess what? I didn't get any of that. No balcony, no washer/dryer. I settled for no balcony and washer/dryer 'cause I still had hope for a great community. But man, I've been living without AC since I moved in. I told 'em about the lack of ventilation upstairs on 7/5 when they did the apartment inventory. Maintenance came, but they said I didn't have to leave my place. But then the guy who cleaned my ducts asked me to leave for an hour. I did it, thinkin' it would fix the problem. But nope, it didn't. So I put in another request on 7/8/22, explainin' that my upstairs still had no ventilation, even after I closed the downstairs vents (I live in one of those two-story townhomes). They marked the request as completed, but nobody called, emailed, or came to fix the problem. So on 7/9, I went to the office and talked to Angie. She said maintenance would fix it. But guess what? It still ain't fixed. Today, 7/10, I had to call emergency maintenance 'cause my place reached 84 degrees Fahrenheit. It's been like this since I moved in. Maintenance came, and their brilliant solution was to close my downstairs vents. But like I said, that don't help. Goin' upstairs gives me a headache and makes it impossible to sleep. It's messin' with my health, man. They think they fixed it 'cause my place is somewhat cooler now. But it's at my expense 'cause closin' the downstairs vents makes the HVAC work harder, and that's raisin' my electricity bill. They also told me to buy blackout curtains or wait for one of the window units they bought. Again, at my expense. I asked for a permanent solution, but they said a corporate technician needs to come and check my place first. Supposed to be on 7/14/22, but I don't know if they came 'cause nobody called, emailed, or left a note.
I have lived here for three years
I have lived here for three years. Since that time there has always been some problem with the boiler, or there is a burst pipe on the property. This results in the tenants losing hot water, or not having any water. It hasn't bothered me that much in the past because the boiler would be repaired by the end of the day, or at the latest the next day. I have currently been without hot water for 13 days now. Every day they just continue to move the estimated time of repair to the next day. It's always the next day, and here we are now 13 days later and still no hot water. We are expected to just continue paying our rent , when we have been inconvenienced for almost two weeks. I submitted a service request twice to notify them that I had no hot water. The first request was marked as completed and closed out, the second request was simply cancelled. I have contacted the City of Houston to notify them of the violation and to get assistance in restoring the hot water. Although I feel it is ridiculous that I have to beg anyone to give me hot water when I pay my rent on time every month. My lease doesn't expire until October, but I already know I will not renew with this complex.

The power got cut off in my apartment on New Years Eve. I had to stay in a hotel for 4 days 'cause there was no power. I tried contacting the apartment multiple times for an emergency, but they didn't respond. When I finally went to the office on the first business day, they told me that my situation wasn't important and the manager couldn't help 'cause they were in a meeting.

On Sunday April 24th 2022, the hot water stopped working in like 8 to 10 buildings. The boiler is like broken and the part that needs to be replaced is on back order, per the office. They also said instead of fixing the problem for now, they gonna just wait on the part. It's now April 27th, like the 4th day with no hot water. This ain't the first problem. I've had ceiling leaks from bad roofing and they still haven't fixed the inside of my apartment or checked for mold damage.

Toilet leak in my unit. Tried contacting the main office for repairs. They sent a carpet cleaning service 4 days after the leak. But they only shampooed the carpet, didn't replace it. Called the corporate number they gave, still no answer. Went to the front office and told the person there about the issue. They said they would check the property, but they haven't done it yet. Now my bedroom smells like mildew, and there might be mold, which is not good for my health.

Good evening, my name is ***. I live in apartment ***. Once again, I gotta take time outta my day to email you guys 'bout some stuff my apartment complex ain't takin' serious. On August 21, 2022, I asked 'em to come fix my only light in my studio apartment, which is the kitchen light 'cause it ain't workin'. 'Cause they ain't fixin' it, I ain't been able to cook. It's messed up that they don't even know when they gonna get to it. I also put in a bunch of requests 'bout mold all over my apartment ceiling, and once again, they act like it ain't a big deal. Well, it's a big deal when they want their rent money. I also told 'em 'bout mice and rat poop everywhere, and all they did was put down two traps and call it a day.

I live at Abbey at Enclave. I've been here for over a year. The apartment below is using dangerous chemicals to resurface their bathroom. The fumes are really strong and toxic, making us upstairs feel sick. We woke up with headaches and feeling nauseous. It was so bad that we had to close our vents. But because of the upcoming freeze, we'll have to open them and use the heater. We went to the office to tell them about our concerns, but the business manager, ***, didn't care. She said there was nothing we could do. I told her I had to take my daughter to the doctor, and she asked me what the doctor said. I couldn't believe it. They gave me a number for corporate at ***, so I called and spoke to ***. He said he would handle it. I have pictures that prove all the vents were removed from the downstairs unit, which might explain why we can smell the toxic fumes upstairs. Unfortunately, we'll have to get a hotel room tonight. I'm so disgusted with this place, and I'll never recommend it to anyone. I attached pictures of the mold in my bathroom and the downstairs unit as proof.

I found the apartments on the Abbey Residential Services, Inc. website. I talked to one of the leasing agents and told them about my rental history. They said they spoke to the manager and said it would be fine for me to apply. They assured me that they would "work with me" and that everything would be fine. They showed me the unit I would be renting and said my positive rental history would be accepted. They also said I would only have to pay a prorated amount for the last two weeks of January and that February would be free. I filled out the online application but left one page unsigned because I wanted to talk to someone in the office about the move-in date and the one month free that was discussed. Before I could talk to anyone, my application was already submitted and denied. I asked why and a new leasing agent told me it was because of my rental history, even though I was told it wouldn't be a problem. The original leasing agent I spoke to was no longer with the company, but she represented the company. I was charged $200 and told I wouldn't get any of it back, even though I was lied to. If I had known the truth, I wouldn't have applied.

I lived in this complex for 6 years and 31.1 (b) (no hot water) from my lease has been a major issue and has been violated more times than I can count. I provided them with documentation and a list of the days that they sent our correspondence on this issue. Hot water was not available on: June 1,2020 May 11 April 26 January 28 December 19 December 4 November 22 The list goes on, but the documentation is attached. According to 31.2 (c), if the repair still hasn't been accomplished within a reasonable time period, you may immediately terminate your lease. I have waited for a consistent hot water source without shut-offs from November up until I moved out. I think that it is above a "reasonable" amount of time to have completed the repair or remediation of this issue. Another violation that my family endured was violation of 31.1 (c). My family's safety has been jeopardized multiple times in the past three months. I have had to call 911 more than once (phone records attached 5/12 and 4/2 (two-times)). I spoke with Shaunda and she assured me that the residents would be out soon, in this occurrence, a person was stabbed and blood was all over the steps (pictures attached from 5/12). These residents did move approximately two weeks ago, but the effects are almost life-changing. Another violation also pertains to 31.1 (c). I sent an email on 2/25 regarding a smell that was originating from a resident that stays directly behind. This issue has yet to be resolved. I had a conversation with Shaunda on 6/18. She stated these tenants will be moving out within the next week. This issue has been going on longer than 3 months which is not a "reasonable time frame" based on the conditions myself and my family had to reside in and still do. The above circumstances is why we are terminated our lease one month early according to Texas Property Code Sec. 92.056 (31.2 (c)). With all the violations on behalf of this complex, they still charged my family a re-letting fee and a fee for damage carpet which was normal wear and tear for 6 years of use. With all of that, they returned our $50 security deposit which gives the assumption that their was nothing wrong, but they wanted to retaliate for me pointing out violation after violation.
