The only reason I am giving 2 stars because I like the floorplan and the location of my current apartment. I have been living here since February , I have seen management changing almost every 6 months. Among them, I liked a few of them - no, the maintenance I was requesting was still ignored and sometimes they claim "completed work order" which actually not, but at least they were not rude. But I have seen the manager named Victoria - I remember she left for a while and then again came back. She is an outright rude person and can make you a liar with the twist of her tone. I normally pay my rent each 30th of previous month or 1st of current month via online resident portal, but this month I wasn't able to pay it on time because the resident portal wasn't accessible from the phone browser (I showed the proof to them) - then it slipped my mind as I was expecting "Ok, I will pay tomorrow, perhaps the website will work later". This was a huge busy week for me just because of a lot of paperwork I had to do with my work, I admit it shouldn't slip my mind but hey, it can happen - just see my record of making payments. I called the leasing office a few times, nobody picked up - so today (06.08.2021) I called in the morning and left voicemail. Just 1 hour later from the office they slipped a paper through my door for payment, later Victoria called my number. I told her the website issue and about my calls - she asked me to check it from computer but I was not able to because I was at work. Also she said they didn't get my voicemail - and they are short-staffed so they couldn't pick up phone. Her tone was very rude and she kept telling you gotta pay the rent by today and also pay the late fee, and also said "Oh! you are telling me all that because I called you". I wasn't minding the late fee, I take responsibility for my mistake but I didn't like that she told me I am a liar. A liar? why? I was at Lebanon, 50 miles away from Nashville, so I said I am out of town. Then because of her rude tone and yelling I said "OK, I will come to your office before 5.30". She said, "So, you are not out of town. Why did you lie earlier?" Later I faced her at the office, paid my rent, and showed her proof that their website isn't working. But she kept telling, try from your computer - which I already did after I checked from my laptop at home. It's 2021, you still don't know you have to make websites "desktop version" and "mobile version" and you don't expect someone might not have access to computer all the time? I book flights, hotels from phone - what else we don't do from our phone nowadays? I can show evidence and submit paperwork that I was out, your website doesn't work, and check the call list from my mobile proofing I called and left voicemails to your office. I am fine to pay the late fee $106 for my sloppiness, but not ready to be yelled at and called a "liar" by some manager just because I am renting their property. If you have a faulty system, at least try to be polite. I normally hold my nerve, ask my colleagues or previous landlords, but today I had to take it personally because it reached the peak point.

Security: You will get robbed and vandalized here, then the staff will legitimately harass you over the damages, while refusing to do entirely anything to help you. They just spam everyone that it can happen anywhere, and . Pay on time or talk to the eviction attorney.
I do know personally of 63 cars vandalized here in the last two years (there's an obscene amount more that I couldn't gather information on). The only thing they do with any urgency here is clean up the evidence and hide it from residents. It just actually is that bad here. No tenant got any help or support. If you suffer property damage and need a video, . They only use the cameras to stalk and question residents. If an apartment complex could be any more like the CCP, I would be astonished in every way.
Quality:For $80 more per month, you can live somewhere nice, with a competent community staff. These people are incredibly rude and incapable of fixing anything at all with quality.
Make sure if you view a unit with your upstairs or downstairs neighbors home. Because you're going to be doing everything together. If you dare to barely roll over in bed, they're going to know. To be fair, you'll be part of their exploits here. So... hey swingers?
Multiple 'secure access doors' have been broken for more than three years. Get used to that. If you have a concern over your safety after being robbed and vandalized multiple times, don't go crying to the office. Their building structure is your problem.
Cleanliness: You won't live here more than a week before you see how utterly filthy and unkept this place is. They actually asked the residents to band together and clean the hallways and surroundings at the very beginning of the government mandated shelter-in-place order. Because they're so horribly managed, they can't afford to have the place cleaned.
Legal: This place is so cash poor that they do constantly sue tenants for *** reasons, after signing off on a walkthrough. Please avoid this place. I promise they will molest your peace or mind in ways that you truly can't imagine any apartment complex either willingly or legally could. This is the worst apartment complex by a significant margin anywhere between Bordeaux and Donelson. Just don't stop here. I even know which residents got evicted for Covid, and their names. Because the community manager so desperately needs praise, that she'll sell our all your confidentiality, if someone is nice to her. Identity thieves. Welcome home!

Dangerous, filthy, neglectful, poor and desperate for any change they can shake you down for. Be mindful. They're hiding on reliable sites because they are slum lords everywhere.
Extras: These people are already retaliating against me in full force. I'll likely have much more to add before I can leave. Since peace simply isn't possible with these useless ***. It's not about you, amenities or personal property. It's about not hurting the whiny little community manager's feelings.
Even if you've been begging for help for years. Never make your concern about yourself. It's all about the smug community manager's little feelers. I only point out this part, because I'm not allowed to contact the office, or their supervisor anymore. I have to wait until she stops crying for long enough to have the lawyer contact me. She lied about that too. I've been waiting a week. I'm not even allowed to report robberies or emergencies to them. My family and I have been living here, and before we even moved in, there was an issue. They pushed back our move-in date by a week. Upon moving in, we found mold in the bathrooms, which was just painted over, and the carpets smelled of mildew. We also faced a persistent gnat and roach problem, requiring multiple pest control visits. The kitchen plugs were non-functional for a month. Currently, we've been without heat for over six weeks due to maintenance falsely claiming repairs. Additionally, the maintenance worker living next door plays loud music until 4 AM, leaving his door open with frequent visitors and pets. Despite numerous complaints and work orders over the past three months, many issues remain unresolved. Repeated attempts to contact the Brookside office for assistance have been met with no response.

I have lived in my apartment since august at the Harper apartments in Louisville KY, and since then I have put in multiple requests for them to fix the outside lights. I have to use my phone to see to unlock my door. There are light fixtures on the building and yet none of them work. They have sent maintenance to check and they've never been fixed. If I open a maintenance request they cancel it. I like in a three bedroom with my daughter and I am being charged $*** a month for water/sewer and I have asked multiple times for them to explain why it is so high, and I never get an answer. I feel like I am being ripped off. My air went out, and it was 80+ degrees outside and it took them 4 days to fix it. In the meantime they gave me one tiny window unit to cool down a three bedroom townhouse. My heat wasn't working and it was 30 degrees outside, which is an emergency, and it wasn't fixed until days later. I had to have surgery, tested positive with Covid and an *** all in a three months time, which I kept in contact about with the assistant property manager, and on April 22 I told her I would be paying my past due rent on April 25, she informed me that the property manager said I had to have April and mays rent on April 25 by 9am. They don't accept prepayment for rent, but expected me to pay two months rent on the same day with a three day notice, I asked where it stated this in writing, and I was told "the property manager said so". I have a utility room that is locked that contains the furnace and hot water heater, I have no access to this room, because they keep it locked, the emergency maintenance man doesn't have a key, which I told the property manager this was a safety issue, because there could be an actual emergency and no one has access to the room until the office opens the next day. I pay monthly for pest control, and no one has ever been here to spray for bugs, they did however come get rid of rats inside.they don't change furnace filter
Ive been without central air in my home since April 23. On April 25 they brought me 2 window units, one for my kitchen one for my main bedroom (They did not bring one for my second room) , the wall units caused outside insects to enter my home, the window units DID not circulate throughout my house, at all. It was still 80 degrees and riding in my home. Not to mention, I work from my home so I was forced to stay in the conditions 24/7. Maybe a week later, they attempted to restore the air conditioning and remove the window units. The following day, many air was out again. Up until this day, June 2, I have not had any ongoing air conditioning, which is what I agreed to in my lease. They are now trying to evict me for withholding rent when I am currently, while typing this, still dealing with the issue. Me amongst several other residents.
I just received a bill in the mail (***) from *** saying I owe $***, when I have record of all rent and utilities paid on time. I reached out to the company and they said they have no records and do not have access to past tenant history (which doesn't seem legal to me?) . They never notified my roomate or myself of the outstanding balance, they said they sent an email but they have no record of it and neither do I. They claim we were two months behind on utilities (which was included in rent) when we paid it each month on time. They said the charge is for the carpet being replaced but we asked when we moved out if they would have to replace it and they said no, plus they should have used our security deposit it to replace it if they did because they did not give that back to us. On 8/10 i messaged the manager asking if there was a halfway house on the property. She said that it would not be possible for a halfway because everyone has to undergo background checks. i would not have resigned my lease had i known they had a half way house on the property. so i resigned my lease thinking it was safe. i recently discovered one of the halfway house residents was caught on video entering a families apartment and walking out with some of their possessions. the son of the family actually caught the lady and she gave the stuff back. This was in the middle of the day. Management did not resolve the issue and residents feel unsafe. residents feel as if the halfway house tenants are the only ones they resolve issues for. they don't make it public knowledge that a halfway house is on the property.i tried to post on the web portal and she deleted my post accusing me of calling them criminals when i just asked when they would address the issue. *** the manager was rude to me mulitple times and other residents. She accused me of asking for peoples private information when i said it should be public knowledge so we can make the decision whether to live beside a halfway house or not.

On top of this property giving issues since day one, I cannot fathom that they are trying to take advantage of me. Months ago I had mold issues and they wipe the wall off. Plumbing problems that they keep hiding (reason for the mold on my walls). I had to move out due to an emergency and now they want to charge me 3 months when someone is taking over the lease. NEVER have I had to pay 3 times rent when a new tenant takes over a unit. I have to repay Fees from the past 3 months as well ABSOLUTELY NOT. I want this reviewed and taken care off. I applied for an apartment at *** Townhomes in Augusta ,Ga 220 *** Road 30909 where I received a adverse letter of denial stating due to my credit which said it is a 592 I called the complex and spoke with an agent who stated my credit only had to be over a 500 I told her what the letter stated she pulled up my account and stated it wasn't due to my credit it was due to a cable bill on my credit that was in collections. I stated that the bill was old and I am working on my credit which has came from a 300 to almost 600 in two months she states she can't take my application due to that I passed everything from income to background and that one bill is keeping me from being homeless that's very odd they stated the application fee is non refundable so they are just making money off of denying people for basically no reason. I see they are remolding the complex is that how they are putting money back in their pockets stealing from people that are already struggling
My fiance and I applied for an apartment. My fiance was told by an employee of the*** to have her lawyer write a letter addressing the debt to a company that no longer exists, and that we would be fine and be approved for the apartment. We sent the letter over, and we declined. We paid a refundable $*** security deposit to hold the apartment. We are now being told that money will not be refunded.

I have lived on this property for 2 years and have had Mice in my apartment the entire time.They patch holes with duct tape and is just a dirty place. I moved into *** on March and had mice and squirrel problems the entire time I lived there. When maintenance came to fix the holes they would just use tape and not properly correct the issue. I Then transferred units to *** to try to get away from the issue and it has returned 10x worse. Now I live right next to there trash compactor which is constantly overflowing with trash and literally looks like a landfill about twice a month for several days at a time. OPC has been called to my units numerous times definitely over 10 to try and handle this but they cannot get it under control. I have had OPC workers express how disgusting this place is and how they hate being called to come here because they never know what they are going to walk into that is how bad it is. I have put my 60 days notice in and will be moving out March 10. I cannot begin to explain the stress I have dealt with these past two years at this place. Waking up at 6am in the morning to get ready for work with Mice crawling at your feet is not a good thing to start your day with. I would not ever recommend anyone to live in this place it is unsafe especially if there was a newborn baby in the unit with Mice crawling all over it it would be defenseless.

I have made multiple complaints to the office staff about the fact that I'm being charged for water reimbursements towards the laundry room facilities that have been closed for over 2 months, I was told by the property manager *** that I would be having an adjustment made to my rent statement every month for the fact that I was unable to use my laundry room, and in fact instead of providing that adjustment they did the complete opposite. In addition to this, they have also decided to raise my rent outside of the agreed-upon terms and my lease, and have continuously ignored maintenance requests that I have made during my time living here as well as breaking property within my unit and then issuing statements to the entire neighborhood stating that if they had to fix the property that they broke within my unit and multiple units that each individual unit would be charged for those repairs. I have reached out multiple times now to the other property manager *** who has yet to reply to any of my requests or attempts at contact. The property has multiple issues and I feel it's unjust for them to try to continue to squeeze more money out of the tenants when they're not willing to do their jobs that we pay the rent for them to do. Currently there is a gutter dangling from the front of the neighborhood on a building facing the Main Street of hikes lane. That gutter has been dangling from the building for going on 5 days now with no sign or sight of any repairs taking place. the staff is unprofessional and unfit to be running a business and I believe they need to be investigated immediately.

We've asked to moved several times considering the toilets flooded every other day without properly being fixed, the front door has no weather strip so it has caused floor damage and moisture under the floors , there has been several work orders and phone calls made and nothing has yet to be done. Brookside Properties is retaliating against me for reporting the traffic laws being broken in the parking lots and the roads surrounding the apartment buildings. They admitted to retaliation by stating they are refusing a lease renewal for those very reasons. Additionally, I have not been able to get in contact with anyone in their Headquarters despite leaving numerous emails and voicemails. I am an active duty military member and my lease outlines that a renewal should be authorized upon request- but they are refusing it for no reason whatsoever. This is causing me a health and financial hardship.

On February 11th, 2022, I reached out to my previous property manager, Brookside Properties, because I had yet to receive a final move out statement or a return of my $625 security deposit. I moved out of unit 129 at *** N Nashville, TN 37208 (Ellis Germantown Apartments) on January 21st, 2022. I was informed of an outstanding balance and was able to access the move out statement online which detailed late rent charges dating back to September and October totaling $1,386.38, rent fees included. This is the first time these charges were invoiced. Upon speaking with Dawn who manages Artemis Midtown and Ellis Germantown, they claimed I didn't pay November rent. Upon further investigation, I found my November rent invoice where Brookside mistakenly added a balance forward of $-1216.16 to my invoice, so I was only charged $112.41 on 10/20. On 10/21, I paid my rent on the online portal, which autofills the balance currently owed. Their billing error was not addressed while I was a resident and my account showed I was in good standing in December and January for my final rent invoices. In December and January, they only invoiced my standard monthly rent with no balance being shown as carrying over and no late fees being added to my account. Their billing error was not my fault and now they want me to repay it after I am no longer living with them WITH late fees and now I am also out of my security deposit.

I just moved out the the District at Hamilton Place apartments. I had cleaned the apartment and repainted the walls as instructed prior to move out. I have a video of each room in the apartment prior to moveout. Nothing was broken or missing other than a doorknob that was left there but not put back on one of the bedroom doors. I returned the mailbox key, front door key, and two key fobs for the gate. I was charged $1091.44 after moveout. I had also paid a $250 deposit and $900 dog deposits during my stay there. I was told that these deposits are not for damages. The charges included $100 for keys that were returned. There were a ridiculous amount of itemized charges that were not applicable. I had heard that this was the case with this apartment (charging inappropriate fees at end of lease) but I had already moved in at that time. I did not know that this apartment was known for this. I tried to discuss this bill with the manager but was told that I will pay it or she will turn it over to collections without any further discussion. Please help myself and other customers from getting scammed again. Thank you!
I requested to be released from lease with manager last week who stated she could not. I have a 4 month lease with 3 more months to go. I am requesting that I be released from this lease without penalty and receive my full security deposit back and owe no further money as I have job offers in another state I would like to pursue. We are paying a total of $122 this month FOR WATER. When I called the office for an explanation, I was told that everyone with the same apartment as me and the same number of occupants as me.. pays the exact same price for water. HOW is that fair!? We are being OVER CHARGED AND RIPPED OFF! Our base rent is $1,080 and by the time the water is added we're paying $1,202 this month. WHY are we paying for OTHER PEOPLES WATER USAGE!? This company is AWFUL.

My lease for a rental unit at an apartment complex ended in July 2022. I submitted a 60-day notice of departure. I was informed my last day would be May 11, with a prorated May rent. However, due to early termination, additional fees were applicable on May 11. On April 26, I inquired about the process and was told about the prorated charge and the additional fee. I was assured no further action was needed. Yet, a full month's rent was deducted on May 1. Upon querying, staff and management claimed no resolution was possible. Even after contacting the corporate office, the response was unhelpful. With a D- rating for the complex, my experience validates this poor score. I demanded an immediate refund for the overcharged amount but was repeatedly told nothing could be done, which I find unscrupulous and coercive.

I currently live in an apartment complex owned by Brookside properties. I have called Brookside a total of three times and left three different voicemails in which I have not received a response. The apartments that I live in are far beyond the worst I've seen. This is my second year on the lease with park 1eleven who is owned by brookside properties I have had multiple issues with my apartment complex but the issue now is that I have applied for rental assistance and was also approved meaning my rent would be paid for the next four months. My apartment complex refused to work directly with the rental assistance program which means I have to wait to receive the check which can take up to 21 days I expressed the situation to my apartment complex in which I got a very rude response. I was told she was going to hang up on me she wasn't going to argue with me that I needed to get to the office now and mind you I'm at work. This isn't the first time the office people have been completely rude to me and others that live here. So I reached out to brookside in hopes to get some help they offer to transfer me to a regional manager in which I have yet to receive a call back from. And I'm at risk for losing my place to live because no one is willing to assist me and I have kids. I've been understanding of a lot of issues with this apartment like mold and the fact that my apartment has flooded multiple times and there's damage from the flooding in which I have videos and pics of and they are far from helpful or understanding.

It was explained to me that I was still responsible for rent until June 22nd even though I was prepared to be gone by end of May. I made it equally clear that if I had to pay for 22 days of June and keep utilities up until then, then they could have access on June 22nd. I was called twice after that wanting to know my move out date. Again, it was made crystal clear that if I had to pay until June 22nd, then consider that the move out date. I worked tirelessly for hours trying to clean and prepare before that date. I drove from Athens with an air mattress in tow prepared to spend the night in my home that I was still paying for and finish with my incomplete tasks. Get there and locks are changed, blinds open, lights on, and painting supplies seen through the window. Workers working with my KUB! I went to office and was told they assumed I was gone so they just took it over. Agreed to give me partial refund for rent in 60 days! I said what about KUB and was told I could call and have it shut off now. Well, you already used it and now I have to get a hotel because I can't spend the night. And then they took $50 of it because I didn't clean the walls they were painting! That is what I went back to do! Bad bad business for a tenant of 10 years!

That gutter has been dangling from the building for going on 5 days now with no sign or sight of any repairs taking place. the staff is unprofessional and unfit to be running a business and I believe they need to be investigated immediately.

I have lived at Branchwater Apartments in Birmingham since 2015. I will soon be 79 years old and I life alone. I had a sever mold problem at No. 403 as well as several rotted places in the floor. The Manager Danielle has been very helpful and got someone to replace the hot water heater which was leaking and apparently the cause of the mold. The person who replaced the water heater left a dirty residue on the carpet which has never been seen to. The smell of mold is still present in the carpet. However, the bigger problem is the rotted floor boards. Danielle has been very helpful and told me the inspector would be here Tuesday, January 5, to see about the floors. This is a 2 br 2 ba apartment. I told her the apartment had already been inspected but would be ok for them to inspect again. This morning I was awakened from a sound sleep by the doorbell. When I opened the door there was a Hispanic man at the door with 5 or 6 helpers. He said he had come to fix the floors. I told him I understood he was coming to inspect, not repair today. Repairing these rotted floors will be a major undertaking. He had 5 or 6 other people with him inclding a very young boy who I assume is his son. I told him to wait and I would call the office. When I called the office, there was a voice saying there was nobody to take my call and I could not leave a message. He said he would go to the office and ask them to call me. The Manager Danielle was out but her assistant Aaron said he would send them to another apartment. Again, taking up floors is a major undertaking and yet I was expected to let these people into my home with no one supervising them. I don't think any speak English. I downsized from a large home to move here and have a lifetime collection of valuable paintings and antiques. This is not the way to treat a valued tenant. Hello, I live at the fairfax apartments, managed by Brookeside Properties. I moved in on October 15th and since then, it has been unlivable and I have not been able to stay at my apartment for more than a few nights, been able to shower for days due to a bursted pipe from the apartment above mine, I did not have heat for almost a month, and I have not been able to cook food in my kitchen in a sanitary environment due to cockroaches. I paid my rent for the month of November still, in good faith. Pest control came to my apartment 2 times and left without doing anything because my management did not tell me I needed to take everything out of my kitchen cabinets, therefore, both times they could not spray. I removed everything promptly as soon as I was told what to do. Every tenant I have talked to, has roaches in their apartment, no matter how many times pest control has come. When pest control finally came, a ton of dirt was left in mu bathtub and on my shower curtain. I documented with photos, and sent to my leasing agent without any acknowledgment of what had happened. I moved in on Oct. 15 and did not have heat until Nov. 11th. Temperatures dropped below 30 degrees some nights, and I was not able to stay at my apartment. It took almost 4 days to be able to shower as the pipe from the apartment above mine bursted. There were no accommodations made in the interim. Parts of the ceiling where the water pooled still has not been repaired, and the water came through an electrical heating appliance in my ceiling. I also reported a package missing which contained my couch, and did not get a reply back. This is not what I signed up for, I have been taken advantage of. I have been more than reasonable and patient in my request. -Bathroom-Mold hazard, bursted pipe -Building- Roach infestation -Did not have heat provided to me when I moved in -Stolen package, no reply, concern I ask to be released from my lease without penalty & leave at the end of the month

This is a letter I sent the property only a few days ago. November 28 *** Apartments Attn: Management Office 501-A *** Road Knoxville, TN 37919 RE: *** - Lease for Apartment 601 Hello, On November 1 I moved into one of your units located at *** Apartments, 601-J *** Rd, Knoxville, TN 37919. At this time, I am reaching out to request termination of my lease and a waiver of any and all fees and/or penalties related to same request. The specific reasons for this request are outlined below. 1. I moved in on November 1, and since that time I have experienced, and continue to experience, shocking and troubling hardships with this apartment. On the day I moved in I was told there was a small leak in the bedroom closet that would quickly be repaired. I was not informed that the leak had caused a hole in the floor right outside of the closet. This I discovered while moving my belongings into the apartment. It took approximately one week for the leak to be repaired and for the closet walls and carpet to dry. It took approximately two additional weeks for the floor to be repaired -- if not longer. During this time, the bedroom closet was not available for use. This resulted in an added expense for me as I had to purchase additional clothing racks. Furthermore, whatever caused the leak has not been repaired as my closet walls and floor continues to get wet every time it rains. I am now very concerned about any subsequent resulting mold issues. 2. After inspecting the carpet further, I realized it was not connected to the walls and the walls are not connected to the floor. This disjointed framing leaves about an inch wide gap around the baseboard of the entire bedroom which allows many bugs, roaches, and spiders to freely access the apartment. I started living in Icon Lakewood in November . When I moved in the leasing agent told me the exact amount to write the check for to cover all of my fees. I was receiving a $250 concession for the first four months because they were doing a special. After my first month's rent was due, I paid $570, I received a warning eviction notice. I went into the office and spoke with the property manager, and she cleared things up and told me that I was fine, and it was an issue on their end. Turns out, they had lost my check. I received a copy of an invoice in my mailbox a few weeks later that was asking for me to pay $1,000. I went into the office and spoke with the manager, and she told me I was fine, and it was wrong on their part. Once January came, I paid my rent around the 20th of December, it is due on the 5th of January, so I was early. Once again, I received a note on my door, but this time it was an eviction notice. I went into the office and spoke with the manager, who told me I was fine and fixed everything on their end. For the second time I brought up the harassment that goes on with the workers here. Several workers have made comments to me and made me feel unsafe living in my own apartment. To top things off, I asked how I could get out of my lease due to the fear that I have of these workers coming into my apartment using the master keys and they told me that I would have to pay all of my concession back as well as the extra month's rent. Every month they are attempting to evict me, even though I have only lived here for 3 months and have paid every penny to them. After three months of this pure nonsense, I have called several times about there not being any hot water in my apartment for over two weeks. None of the workers can give me an answer to when I will be getting hot water again. I asked about getting a prorate and the worker told me that she would have to see because it was not just me. I have been taking cold showers in 30-degree weather.

I have to use my phone to see to unlock my door. There are light fixtures on the building and yet none of them work. They have sent maintenance to check and they've never been fixed. If I open a maintenance request they cancel it. I like in a three bedroom with my daughter and I am being charged $*** a month for water/sewer and I have asked multiple times for them to explain why it is so high, and I never get an answer. I feel like I am being ripped off. My air went out, and it was 80+ degrees outside and it took them 4 days to fix it. In the meantime they gave me one tiny window unit to cool down a three bedroom townhouse. My heat wasn't working and it was 30 degrees outside, which is an emergency, and it wasn't fixed until days later. I had to have surgery, tested positive with Covid and an *** all in a three months time, which I kept in contact about with the assistant property manager, and on April 22 I told her I would be paying my past due rent on April 25, she informed me that the property manager said I had to have April and mays rent on April 25 by 9am. They don't accept prepayment for rent, but expected me to pay two months rent on the same day with a three day notice, I asked where it stated this in writing, and I was told "the property manager said so". I have a utility room that is locked that contains the furnace and hot water heater, I have no access to this room, because they keep it locked, the emergency maintenance man doesn't have a key, which I told the property manager this was a safety issue, because there could be an actual emergency and no one has access to the room until the office opens the next day. This is regarding charges associated to the dumpster added to the rental account portal in the month of Sept 2020. I was staying in the apartment in District at *** from Sept 2019 to Aug 2020. I also wanted to bring upon some of the issues related to the garbage dumpster, which impacted my stay and also led to an inappropriate fine of $100 when I was vacating the apartment. Here are the reasons why the fine of $100 is inappropriate.1. Due to COVID19 , many of the facilities within the apartment complex are closed to public and the apartment complex was left with only one common garbage dumpster.2. There has been sanitation issues within the apartment dumpster and it has remained occupied with garbage from Thursdays, Fridays, Saturdays and Sundays until Monday. All these has been happening since last one year which has been leading to health issues to the tenants living nearby. 3. There is a clause in the lease document that if the leased tenant's garbage is found by the leasing office then there will be a charge in the tenant's account. And so, we tenants often had to clear up the garbage lying outside the dumpster and throw it inside the large bin before we needed throw our garbage bags. This was done specifically by us in order to avoid fees to our accounts (since we stayed closer to the dumpster). We have photos to show.4. On Aug 21st, we found that the management fined us inappropriately ($100 as fees) because two of our garbage bags were lying outside the dumpster. We had been throwing garbage bags within the dumpster since last one year, but due to covid19 and hygiene related issues, we had to throw the garbage bags without going too close to dumpster. We also have photos to explain this situation. We attempted to bring this to the management multiple times, explaining our difficulty but management has been keeping tough stance on this. Looking at all the facts above, I would appreciate to you could review this and request for refund of the $100 fees charged to us.

I am trying to get out of my lease without the termination fees due to all the issues in Apt 9F not caused by the residents. I have been living in *** since March . From the time we moved in we have had issues that should've been taken care of before we moved in. At first the master bathtub was backed up and the water was not draining properly. Maintenance came and fixed that issue. Then, the guest bathroom sink clogged up, maintenance came a few times but maintenance couldn't fix it (they did not tell the front office they couldn't fix it) I have to call the front office and ask for a plumber to come out. That issue was fixed. I started noticing mold growing on the ceiling in the dining room area and there was a mildew odor. Maintenance, instead of trying to find the cause just sprayed it and wiped. (They did that multiple times). Then, *** the property manager along with *** came to see the mold themselves. *** (maintenance guy) came out cut the area and filled it back in. With doing all of that another watermark and mold appeared right next to the area *** cut out. Maintenance, instead of treating the mold sprayed over the mold and called it a day. Since moving in, our apartment has been holding moisture. *** had the carpet cleaners to bring a dehumidifier. The second time they brought it, the carpet cleaners were supposed to monitor it and *** stated there is a way they can monitor it. Well, the carpet cleaners never came to monitor it. They just dropped it off on a friday and picked it up the following monday. Our A/C piped have been leaking and freezing for a few months. Maintenance came out on multiple occasions to "fix" the issue. The first time one maintenance guy said we needed to clear the closet and it should be good. Well we cleared the closet and the issue still occured. Second maintenance guy kept checking the charge on the AC unit stating each time the charge was good. Same thing the next 3-4 times. They finally a maintenance guy decided to empty whatever fluid in the AC unit and put some fluid back in. The pipes finally stop freezing months later. Now the AC unit makes a loud noise when we turn it on. Our power bill is sky high and per GA power it's because of the AC. According to *** she stated GA power is not supposed to tell us that. I have called the front office numerous times about the humidity and mildew smell in the apartment; also, on numerous occasions I have let them know I have asthma and this has been causing flairs. *** has offer to move us into a different apartment and said it is not a guarantee the same issues won't occur. I asked, for the inconvenience can we get a discount for the remainder of our lease? *** stated they can not give discounts. I asked if we can terminate or lease without paying the fees for early termination since the issues that have been occurring is not mine or my roommates fault and she stated No. I asked to speak to her boss , I have left messages for her boss (Melissa Jones) and she has yet to call back. The new issue is our window is leaking, *** is aware but maintenance has yet to come out and reseal the windows.

The manager *** forged witness of lease which is a crime itself attempting to bind me to a lease written in their favor. Did not honor any term of lease. Was homeless and having trouble finding a place without job and no established credit. Needed a quiet and ground floor unit because of handicap dog and personal business. Requested immediate move in based on *** ad that was apparently different unit. Was told the floor was being replaced and given quick tour of a basement style unit. Unit had small yellow spots under window. I agreed to move in as is. Manager text me from personal phone and emailed multiple copies of lease while I was out of town and wanted me to sign without further inspection. Arrived back on a Saturday while she was off and was rushed thru signing lease that had no amendment of floor by assistant working and not given a copy of the lease. Was walked to the door of unit and given security code after signing lease and no walk thru prior, showing changes made by maintenance and further damages prior to signing. Upon entering the smell of mold and mildew was so strong it gave me a sore throat. Giant hole was present instead of spots and a area much larger had been pressed in by mallet or something and another large area in the kitchen floor unseen upon tour. The area was now soft and possibly damp. A large water valve was also running in the wall area now. Text manager at 2am saying the unit would not work , approximately eight hours after move in. I vacated the property immediately that evening. Her first response was that I owed fees and more rent and signed lease and threatening an attorney. She did not mention initaily in any way replacing the floors only fees and more money. Returned keys upon opening Monday and she then printed my first copy of lease and continues argument of no refund of any kind. Noticed again she signed as witness but was off work the day of move in. Stated that my two minute tour was sufficient for move/in out form. Lease basically reads no matter what is found after move it's tough luck and a separate mold clause which I did not sign. Given number to some manager in Nashville while returning keys that morning. She did not return my call or emails. After many days of argument with complex manager an Area manager of the Nashville manager calls from blocked phone number. Explained the situation and received days later via email the same, no refund , you owe more money ext. No phone number on the email. After more calls to Manager, Vice President, President, Area Manager still no response or reply calls or to email. Still trying to resolve the matter I called and asked upon my own request and not theirs, even after asking the larger manager if there was another unit or complex to apply funds toward. Adding the floors still had not been replaced as scheduled. The complex manager agreed as stated in lease to let me look at additional unit that was apparently now available. Unfortunately it was on the third floor and of higher price but discounted initially and not work for me. She also wanted another lease signed and emailed that morning stating she would not be there that day either. After following the term of the bogus forged lease of resolution I was still offered no refund of any kind and threatened about an attorney. Now three months later after term expired still no response, no civil matter for unpaid rent as threatened. No response to email or telephone calls over my money. Interstate Robbery is a crime and as is contract fraud. They (three employees) took $1293 dollars and never returned it, bullied me, won't take calls, nor provided me a place to live. Knowing the unit was damaged. Made me provide photos of my cash balance of bank account to get approval which was pretty scary. Have every text, email, photo and videos of damage as provided to upper management.
