Davis Building Group Deal with the Devil

FIRST OFF, THIS IS OUR EXPERIENCE. NOT MENT TO BE NEGATIVE OR POSITIVE, JUST OUR FAMILIES EXPERIENCE, MAKE YOUR OWN JUDGMENT.

Our families home burned down in 2018. We started in March of 2019 with Davis homes, it is now November 2023. We have never had a 3 month, 6 month or 12 month warranty walk through. To this day any issue that we've had had been declined without even having a rep out.

DAVIS ONLY BUILT THE SHELL OF THE HOME AND THE CREDITS FOR THEM NOT TO FINISH THE HOME WERE COMICAL.

Over 250k paid for a shell of a home with all of these issues

NOW DAVIS IS MOVING FORWARD WITH FORECLOSING ON OUR HOME DUE TO A $19K MECHANICS LEAN YET OUR HOME HAS ALL THESE ISSUES THEY REFUSE TO EVEN LOOK AT.

As for their contract, HAVE A LAWYER REVIEW. IN ARBITRATION YOU WILL BE LIMITED TO THE # OF WORDS TO DEFEND YOURSELF. THE CONTRACT ONLY BENEFITS DAVIS AND HANDCUFFS THE HOMEOWNER.

During the entire build it was issue upon issue. Communication was great when they were requesting money, once they received, Communication was HORRIBLE.

It's been over 3 years of fighting. From our basement flooding after they graded our yard, damaging our concrete by driving a tracked bobcat on it while it was less than a week old, to siding not installed properly for expansion now siding is off all over, damaged roof, drywaller caught urinating all over our garage not noticing he was on camera, to gutters that don't drain, drain pipe running up hill, ripping out our french drains and not replacing, pool lines hit and not fixed, the list is never ending.

WHEN IS ENOUGH ENOUGH? TAKE IT ALL DAVIS HOMES. WE LOST IT ALL ONCE IN A FIRE, NOW TAKE IT AGAIN DAVIS.

IF I HAD TO CHOOSE BETWEEN DEALING WITH OUR HOUSE BURNING DOWN OR DEAL WITH DAVIS HOMES AGAIN, I'D CHOOSE DEALING WITH OUR HOUSE BURNING DOWN 1000 TIMES OVER.

Davis Building Group I signed with Davis homes to build a house on my property

I signed with Davis homes to build a house on my property. It took a month to get a construction mortgage and another month for my loan to get approved. It's been 5 months and they've only dug the area for my crawl space. Now they're saying the guy who does the driveway is all booked up and they don't know when he'll get to mine. It's been a total of 7 months and all I have is a place for my crawl space. They're nice until you sign the contract, then things go downhill. They don't call or text back when you leave a message. They won't give me a number to talk to someone higher up. My crawl space was done on May 18th and it's now the 26th, but no work has been done on my house. I've been texting and emailing for two days with no response from Davis homes. If I had to do it all over again, I wouldn't choose them. I would give them no stars if I could. I need help!

Davis Building Group Davis Homes is the worst builder to go with

Davis Homes is the worst builder to go with. Make sure you read their contract because a lawyer told me it's 'unconscionable'. Check out other builders first and put Davis Homes at the bottom of your list so you can at least get an idea of a comparable price. Once you give them your earnest money, you're stuck. I did that and then realized their costs were never-ending. There was no limit that I could see. Basically, Davis Homes just gave me a rough draft and nothing else. They wouldn't even give back my earnest money, it was all up to them. They couldn't even deliver the home properly. Other builders will work with you without any money until it's time to build, including the plans you agree on. If they can't give you what you want, you can walk away without losing any money. Make sure you read 'The Contract', it's not in favor of the buyers. If you have to go through arbitration, you'll have to pay even more to Davis Homes and be responsible for ALL fees. I gave them one star because there's no option for a minus '-Star'.

I saw another review (should have checked first) and the customer service drops after signing the contract. First, they made us pay for a survey for septic that the county already had. Davis didn't do their homework and it cost us $500 for an unnecessary soil survey. Second, the subcontractors showed up with old plans. This caused things to be put in the wrong places, like electrical and well tanks. Third, the tile work in the master shower was a mess. They had to install and remove it four times. (wrong tile pattern, wrong installation that I had to point out, wrong pattern again) Even though they used the wrong color grout, we accepted it. Now, for the warranty, they did a 3-month inspection and fixed a few small things (took 3-4 months to finish). They left most things for the 1-year inspection because they said they wouldn't fix them twice. The fixes they did were not good in my opinion. I'm currently in the 1-year inspection, but it's been 4 months and there are still things that need to be done. The Davis representative doesn't contact me unless I call him. It's been 2 1/2 weeks since our last communication. I've been trying to call the home office for the past 3 days to talk to management about my concerns. They won't transfer my call and only take a message. I asked for the name of the manager handling the issue and they won't give it to me. Overall, I won't use Davis as my next home builder.

Davis Building Group Me and my husband chose Davis homes to build our dream/business home and boy, do we regret it now

Me and my husband chose Davis homes to build our dream/business home and boy, do we regret it now. They don't do their homework on how to keep costs low and instead pass on the cost of their blunders to the buyer. They didn't even bother to survey our land before they started digging and ended up stumbling upon an electrical wire. They claim that this little mishap caused them to miss out on the free dirt hauling service, costing them a whopping $8K. Instead of discussing the situation with us and getting our input on whether we should pay for the extra expense, they just went ahead and made the decision for us. They could have at least left the dirt on our property for future use. Now that it's time to close the deal, they're pressuring us to pay for their costly mistake.

To make matters worse, they gave Airtron the wrong blueprint of our home, resulting in the furnace being placed in the wrong spot in our basement. This took up valuable space that we had planned to use for our business working area. It also means that we can't have an extra bedroom in the basement, which would have increased the resale value of our home.

On top of all that, they didn't even follow the contract and drawing when building our home. Their solution? They're offering to reimburse us the $2650 it cost for the upgrade and give us a $3000 discount. That's it. They didn't bother to do their due diligence and gather all the necessary requirements from the HOA, leading to an additional cost of $12,500. They had the audacity to promise in writing that they would cover this cost, so we signed the updated contract with the HOA requirements. But now, they're claiming that the $4000 discount they gave us on that contract was supposed to cover the overage. It's clear that they deceived us and had no intention of taking responsibility for their mistakes.

Despite all these blunders, Davis homes refuses to offer a fair discount to compensate for the extra expenses. They didn't even build our house according to the agreed design, which is a clear breach of contract. They know that we're stuck because we already bought the lot and the mortgage is in our name. So basically, they're telling us to foot the bill for their mistakes and they won't even give us a reasonable discount for not delivering what was promised. I wouldn't recommend Davis homes to anyone.

Davis Building Group I wish someone would have warned me about Davis

I wish someone would have warned me about Davis. We went to meet with them and the first time, he was late. He said he could give us a discount for being late because he's a VP. We told him we were considering another builder, TK, but he said he could give us a discount if we showed him TK's quote. He mentioned again that he's a VP. We discussed wanting solid surface in the closet instead of wire, and he said he could make that happen if we signed with Davis. We decided to meet up with him again to go over the contract and possibly sign. He was over 30 minutes late again and said his printer stopped working when we asked for a copy of the contract. I asked for a copy again at the design center, but he said he didn't have one yet and called me premature. I asked three times for a copy, but Davis refused to give me one. We met with someone named *** on September 5th, but our house wasn't even on the market. *** assured us that our house would sell within 30 days and it would take 2 months to get permits. He said we would be building within 90 days and moving into our house within 7 months. In March, we found out that Davis accidentally left our driveway off the costs, and *** said it was our responsibility. I disagreed and mentioned the contract that they refused to give me. It's very unethical to not provide a copy of the contract. Two weeks before we moved into our house, Davis asked for more money and highlighted a clause in the contract about a possible increase if we didn't build within 90 days. It's wrong for a company to not give you a copy of the contract and then surprise you with additional costs after 6 months. Someone at Davis even admitted that they should have informed us earlier. We learned a lot from this experience and would definitely ask for the contract first and take time to review it before building with a company. I have to say that ***, the construction VP, was very nice and helpful, but it was difficult to reach him. He resolved the shower and closet issues, and was surprised that we didn't have a driveway. My husband had to do it himself because Davis left it off, and we couldn't add more money to the mortgage since we had already closed on our home. *** Chioatti is terrible; he gets you to sign and then ignores you. His customer service is awful, and I can't believe he still has a job. We heard that over 10 customers have complained about him. *** threw the 90-day build clause in our face, even though they didn't give us the contract for 90 days. It's very unethical. The only nice people were *** and ***, our contractor. I thought *** was nice until I found out she lied to us and tried to blame something on us. Two days before we closed, someone drove through our newly seeded yard, and *** said it wasn't like that when he left. I apologized sarcastically and said I drove my Prius through it. We later found out that *** didn't say that; he said he didn't notice it and would fix it. My husband said it was okay and we would just make it our turn around, but we appreciated the apology instead of ignoring the issue. The end product is nice, although there are some issues with the drywall. Overall, the end product is good, but the process was terrible. *** is terrible, and I would never work with Davis again because they don't care about their customers.

Davis Building Group We bought a Davis home in Greenfield, Indiana (McKenzie Terrace) addition in December

We bought a Davis home in Greenfield, Indiana (McKenzie Terrace) addition in December . Our landscaping funds were put in escrow due to bad weather. But since then, the builder hasn't done anything about the landscaping. There have been plenty of opportunities to finish the work, but the builder hasn't taken any action. I've tried to get them to resolve the issue, but they haven't done anything. I'm not the only homeowner waiting for Davis Homes to fulfill their obligation and finish the work we've already paid for. Can someone please assist?

Davis Building Group I had a bad experience with Davis Building Group, LLC when I bought a new home in December

I had a bad experience with Davis Building Group, LLC when I bought a new home in December . They failed to properly communicate with me about what was included in the price I paid. I never received any documentation for my new home, and when I tried to address the issue with the Customer Sales and Building Supervisor, nothing was done. This lack of communication resulted in numerous errors and corrections that had to be rushed before the home closing in February , as the builder seemed more interested in moving on to the next project than fixing their mistakes. It seems like Davis Homes is more focused on making a profit than taking care of their new homeowners and their families.

Davis Building Group Closed on our home in February

Closed on our home in February. First of all, we hadn't had any of our 90-day issues that we and Davis signed off on resolved. Several issues in the home remain undone. The biggest and most concerning issue is that we've had two gas leaks in our home. Both times, the gas company has been out and resolved these issues since they were on the outside of the home. We have a leak in our gas fireplace and can only get this serviced under our warranty if we pay for a service fee. We feel that we shouldn't have to pay for a service fee due to poor plumbing that our contractor should have fixed or been aware of in the first place. Gas/plumbing should have never passed inspection. We want the issues in our home to be resolved, and more importantly, the gas leak in our fireplace. We've reached out to Davis Homes only to be told to call the warranty company. Having gas leaks in our home and not having a care in the world really speaks volumes about how much they value their customers.

Davis Building Group, LLC really let us down when they suddenly informed us, just two days before closing, that they were going to charge us an extra $20,000 for lumber on our house. We had been patiently waiting for 20 long months for our house to be built, and this was just another setback caused by Davis. If only they had started the building process as planned in September or October , instead of waiting until April , we wouldn't have had to deal with these unexpected charges.

One of the main reasons for the delays was the incompetence of the sales team. They couldn't properly document the changes we requested for our house. We had given them all the necessary information on July 6, but the salesperson kept telling us that they had a new system and had to manually input our changes. This manual process led to several items being missed, and we are still struggling to get them fixed. It's frustrating that we have to constantly remind them of their mistakes and provide documentation to prove it. If we can't find the documentation, they conveniently shift the blame onto us.

The customer service experience has been absolutely terrible. Whenever we ask for updates or results, all we get are excuses. It's as if they don't take responsibility for their actions and expect us to do all the legwork to fix their errors. This lack of accountability is truly disappointing.

Overall, our experience with Davis Building Group, LLC has been filled with delays, mistakes, and a complete lack of satisfactory customer service. We hope that they can improve their processes and take ownership of their mistakes in the future.

Davis Building Group We started building with Davis in June

We started building with Davis in June . We broke ground on April . We had lots of problems since then, but we knew some of that was expected when building and during COVID. We closed and moved into our house in November . After moving in, we had problems with our sump pump, so we made a claim through the home warranty with Davis in December . They came and said they fixed it, but they didn't. We had to put a tube to stop water from coming into the basement and foundation because it wasn't fixed. We emailed Davis many times about the issue, but they didn't respond. Finally, our project manager came to look at it 2 weeks ago on March 9th. He admitted there was a problem and said he would get back to us by March 11th or 14th. We called him twice, but he didn't reply. Davis has been bad at communicating from the start, but now it's really bad. We need this problem fixed so we can plant grass, remove the tube, and enjoy our yard. There have been other problems too, but this one is the worst. We still don't have a garage door that they said they ordered almost 9 months ago. When we asked for an update last month, the emails made it seem like it hadn't even been ordered. We have all the email communications if you need them.

Davis Building Group We had a custom build with Davis Building Group, LLC and things started off well with no delays

We had a custom build with Davis Building Group, LLC and things started off well with no delays. We were assured multiple times that our plan to close in mid-October would not be a problem. Since we were renting, our lease was ending in July, so we extended it for three months. On August 2nd, we did an electrical walkthrough and were informed that our windows were on back order, but that wouldn't cause any delays.

A few weeks later, we reached out to check on the progress because we noticed that no work had been done when we visited the house. Unfortunately, the superintendent didn't respond to our texts, so we emailed someone at Davis to find out what was going on. We were informed that our superintendent had left the company and we now had a new one. We met with the new superintendent for another electrical walkthrough and were told that our completion date had been pushed to December. This is absolutely ridiculous!

We were also promised that the electrical work would be completed that week, but when we followed up with a text, we received no response. It seems like Davis plays a game of not responding because they know the work isn't being done by the contractors. It seems like Davis is more focused on completing homes in subdivisions rather than our project. This whole situation has turned into a nightmare, and honestly, I don't even want to be a part of it anymore!

Davis Building Group My name is ***

My name is ***. I'm writing to you today about Davis Homes. My wife and I bought a house on their lot three years ago. It's been a nightmare trying to get them to fix their mistakes. We were told that they had to tear up our sidewalk to access the water pump for our neighbors' houses. They did this without informing us. We were home at the time and heard the digging in the front of the house. They said they rang the doorbell, but we didn't answer. They promised to repair the sidewalk once they finished the neighbors' yard, but it's been six months and nothing has been done. Davis Homes keeps giving us excuses. Before that, when our house was finished, they directed our sump pump to the back instead of the front as stated in our lot plan. They gave us more excuses. One day, during a family gathering, our niece got stuck in a muddy water pile. So we decided to fix it ourselves, costing us $4,650.00. However, the city issued a stop work order, stating that Davis Homes was supposed to redirect the pump to the front. I went to Davis Homes' office to inform them verbally, but there has been no progress. Our roof also needs repairs. While doing some remodeling, we noticed insulation just lying on top of our fireplace, not properly boarded or nailed to the wall. If we had used the fireplace, it could have caught fire. Davis Homes has not responded to this issue either. For a new home, there shouldn't be so many problems. All we want is for the repairs to be done correctly so we can have peace of mind. There are a few other things that need to be addressed as well, but these are our main concerns. Thank you.

Davis Building Group Our closing date has been moved a bunch of times due to lots of excuses

Our closing date has been moved a bunch of times due to lots of excuses. There are 5 other houses that started after ours and they're already done. The excuses for why our house isn't done don't seem valid when other houses are getting finished. Our closing date got moved twice in the past month, and now we don't even have a closing date. They said it's too cold to pour our driveway and they can only do it if they dig out the frost or use warmers. The project manager said they had those options and would use them if needed. But now they're saying it's too expensive and they won't spend the money to pour the driveway. We visited our site and saw that another site got their driveway poured, but ours still isn't done. They said they dug out the frost for them. Why aren't they doing that for us too? The delays in closing are causing lots of problems and it's gonna cost us thousands of dollars. They're not paying attention to our site. They keep saying they're working on solutions, but nothing happens. They say they'll call with plans, but they never follow through. We feel like we've been lied to too many times and they're just telling us what we want to hear. The communication is really bad too. Sometimes it takes days to hear updates from the project managers. I've called the head office many times for updates and answers, but they only give me half an answer. WE JUST WANT OUR DRIVEWAY POURED SO WE CAN CLOSE ON OUR HOME.

Davis Building Group I built a new home with Davis Homes in 2016

I built a new home with Davis Homes in 2016. In 2019, I had a roof leak that caused water damage in my bathroom. I emailed Davis homes warranty on July 18, but didn't get any response. Two weeks later, on 8/6, I sent a follow-up email. Finally, *** responded and said she would send someone to check it out. Her communication wasn't great. She always said she was sending someone without giving a date or time or asking when I was available to let them in. Eventually, a guy came and inspected, saying there was a crack in the roof that needed to be replaced. Basically, he said the construction guys from Davis did the work wrong. However, this was a new home, and only the Davis construction guys had been on the roof. He supposedly fixed the crack and left. Davis Warranty never followed up, and the drywall in the bathroom was never replaced. Fast forward to late December *** the same spot as before. I called Davis Warranty, and they transferred me to another company to leave a voicemail. The company called back and said they didn't have my house in their system and that they would call Davis on my behalf. On 1/20/2022, I received an email from *** at Davis Homes saying my warranty had expired on 10/31, which surprised me because I thought the roof would be covered under the 10-year structural warranty. Since then, I called a roofing company to give me an estimate. The company came and told me that Davis Homes didn't fix the issue from 2019. There was a big hole around the pipe that allowed rainwater to enter the home from the roof. This was a result of poor construction on Davis's part. If Davis Warranty had properly repaired what was supposed to be fixed in 2019, I wouldn't be out thousands of dollars in 2022.

Davis Building Group We hired Davis Homes to build our house on our own land

We hired Davis Homes to build our house on our own land. We closed on the house in March . On June 15, we discovered that a 6' diameter area of our basement floor was concave and 1" lower than the rest of the floor. This happened because they put the sewage ejector pit in the wrong place, so they had to break the concrete to move it. The repair for the original pit location was either not finished or not done right. On June 15, I reached out to our construction supervisor to ask if he could fix the floor, since we had other issues he was already working on, or if we needed to use the warranty. He said he would figure out how to fix it. On June 19, the supervisor told me that the concrete contractor could level the area. On July 28, I asked the supervisor if he had any updates from the concrete contractor about fixing the low spot. On July 29, I messaged the supervisor to check if he got my message from the previous day. He replied that he did and was working on getting in touch with the concrete guys. On August 18, I messaged the supervisor again to ask when the basement concrete would be leveled. On August 28, the supervisor messaged me back saying that someone else would handle the concrete floor preparation. On October 5, the concrete contractor called and scheduled the repair for October 7. However, the contractor never showed up. On October 15, I contacted the supervisor to let him know that the concrete contractor didn't show up. The supervisor said he would call the contractor. On November 10, I contacted the supervisor again to inform him that we still hadn't heard from the concrete contractor. The supervisor said he would call me immediately, but I never received a call. On November 11, I contacted the supervisor once more to let him know that I still hadn't received a call. On the same day, I finally received a call from the concrete contractor, who scheduled the repair for November 13. However, on November 13, the contractor called and said he had been in contact with someone who might have Covid19, so we had to reschedule. On December 14, I messaged the concrete contractor, supervisor, and sales agent to ask when we could reschedule, but no one responded. On January 5, I contacted the warranty department about the problem and the lack of resolution. They said that since the other contractor wasn't responsive, their flooring company could level the concrete. Since then, I haven't had any further communication.

Davis Building Group I have had and continue to have a lot of problems with this company

I have had and continue to have a lot of problems with this company. I will try to list them below in a summary way. 1) They installed my driveway in a place they all decided was right, even though I told them where I wanted it. Now I have to spend around $5000 to install new concrete where I originally asked for. The Project Manager made the decision in the field. 2) My basement got flooded during construction because the foundation settled and all the water went into the basement for months. I had to treat mold and dry out the basement multiple times. This happened because Davis Builders didn't do a rough grade on the property and the on-site PM was just not good at their job. This cost me over $10,000 because of their negligence and incompetence. 3) We've had many electrical issues that we only discovered after moving into the house. We also found out that some work wasn't done at all. They just stuffed electrical wire into the wall to make it look like they did the work, but the switch didn't work because there was no power to it. They ignored our requests to fix it properly. 4) The sump pump system makes gurgling noises inside the house because it was installed incorrectly. We raised this issue months before closing, but nothing was done to fix it. A plumber said it wasn't their problem, and that was the only thing they did. They ignore all further inquiries. 5) The contractor installing the electric from the street completely severed our sewer line in the front yard. I called the Davis PM and they had me contact the sewer contractor to fix it. However, they left a big pile of dirt that I had to rent equipment to fix. That cost me an additional $1850. 6) As I mentioned before, we've had a lot of electrical issues due to sloppy work and lack of attention to detail. The circuit breaker for our hot tub always popped, even though there was no load connected to it. Davis refused to fix it, so we had to spend $350 to replace the entire box. We also had a circuit in the office that could have caused a fire if we hadn't discovered it. That cost us an additional $250 to fix. The problem here is that the work was sloppy and they didn't honor their warranty. Davis voided my electrical warranty. 7) The overall warranty is a joke. They said I had a warranty with some company, but when I called them, they said I didn't have one. After dealing with this group, I'm not surprised. I've read many other reviews and reports that say the same thing. They never take responsibility for anything or keep their word. 8) Davis voided the warranty on every major aspect of the house, including the foundation, electrical, and plumbing. Interestingly, these are the areas where all my issues are. 9) My basement flooded twice because of poor on-site oversight. The first flood happened because a plug was left in the muddy driveway and kept getting run over, which popped the breaker for the sump pump. I told the on-site PM about it, but they did nothing. I had to pay a $1200 insurance deductible even though it was their fault. The second flood happened because of heavy rain and the lack of grading. Water flowed towards the sunken foundation and found a way in through a window. This was caused by the trenches next to the foundation due to settling and the lack of grading. Davis refused to submit this to insurance and charged me an additional $6200 for their mistake. I had been asking the on-site PM for two months to do the rough grading, but they only did it after the flood. They knew the grading was the issue, but they kept giving me baseless explanations and pointing fingers. In summary, we regret having any involvement with this group because they won't address any of our issues. They haven't honored their warranty at all, and we don't trust them to do anything right. The on-site PM was incompetent and dishonest, so we don't want to deal with them anymore. We conservatively estimate that we've lost at least $30,000 because of their incompetence. This is not a complete list of issues, just the expensive ones.
