Mortgage services
Loan Care is a subsidiary of Fidelity National Financial. The Loan Care website and phone have been down since November 21st. All customers are unable to pay their mortgage or obtain any information about their mortgage. I need a payoff statement in order to sell my condo. We are planning to close in the next several days and I am unable to do this because Loan Care has suspended its services.
Claimed loss: So far a week of service has been lost. If this continues I will not be able to close on my condo sale and I will hold Loan Care and Fidelity National Financial fiscally responsible.
Desired outcome: Accessing my mortgage information and having the ability to pay my monthly mortgage and access a payoff statement.
Fidelity National Home Warranty
Fidelity sent out an incompetent plumber to install a new toilet and a new water heater in our home. We paid the fee twice for visits from the plumber and the toilet was never installed and the water heater was defectively installed and still does not work properly. According to a more experienced plumber we called out, the failure to properly install the vent pipe on the gas water heater creates a dangerous condition. Fidelity refuses to send out another plumber, or even a Fidelity representative, to evaluate the work and possibly correct it without a new fee. Their representatives are rude and combative, and their supervisors are condescending and uncooperative. My water heater still doesn't work properly, continues to leak and has a vent pipe that allows gas to escape into the room. The toilet had to be installed by another plumber. This is a despicable way to run a business.
Desired outcome: Send out a new plumber to evaluate the work and possibly perform corrections.

In my opinion, there is absolutely no reason to choose one warranty company over another. The fees are pretty much the same, they use the same repair shops, and they all promise to repair or replace. The catch? There is no deadline to replace your washer, dryer, refrigerator, whatever.
My wife and I have been with Fidelity for 8 years, or so. They've always been responsive & accommodating. That is, until now. My GE dishwasher, doesn't wash, my GE refrigerator, has an intermittent problem. Push for water, and sometimes it WON'T STOP. Get the picture? The repair people show up. The dishwasher needs a new circuit board, the fridge needs a new spring. New parts usually take about a week, if parts need to be ordered. Now, with a NEW board in hand, he gives the dishwasher one more try? He pushes start & the damn thing comes alive. Go figure. Two weeks later... the fridge is down again. Same problem. This time, a new circuit board is needed. Hopefully, they're still available. But Fidelity wants the board to re-build the board, No problem? BIG PROBLEM. With NO BOARD, the fridge will be COMPLETELY DOWN for 2 to 4 WEEKS, MAYBE MORE. My wife and I are both are 76 yrs, of age. We have special diets & meds that need to be refrigerated. I phone Fidelity to fill them in. I suggest, a Certified GE Repair Tech. Sure, but that would cost me another $85 service fee (Last year, service fee was $75). How about, renting a fridge for us? Nope. He then says, I should expect a little inconvenience from time to time. Little INCONVENIENCE!? I don't call, out of service 2 to 4 weeks... maybe longer, a Little INCONVENIENCE. I don't expect Fidelity to run out & purchase a new $2k fridge, if they can repair it for a couple of hundred bucks. But NO ONE alive in the 21st CENTURY, can go without a refrigerator for that length of time...2 weeks, 4 weeks... maybe MORE. Maybe, the folks at Fidelity should give it a try. My next move? Fidelity is GONE. I'll cancel my $900 annual membership fee & the $85 per service call. I plan to return to 1st American or American Home Warranty. Oh, by the way, we're going to live with the fridge as is.
One final thought... it may take a CLASS ACTION LAWSUIT to get them to live up to their PROMISE.

Built-in refrigerator - contract # j60443
We have been with Fidelity Home Warranty for over 10 years. We have a built-in refrigerator that does not maintain the temperature. For the last 4 years we had the same problem. Fidelity did send a technician every year that does not get any good results and the refrigerator was never fixed properly every 6 to 9 months we ran into the same problem, and it does leak water on the floor. The temperature fluctuates in the freezer to minus 10 to 40 degrees. And the other side the refrigerator temperature fluctuates from 37 to 60 degrees which means there is no cooling, and the food has to be thrown away.
We trying to reach a supervisor at Fidelity, but they will not connect us with any manager.
For this year MD Tech came on Oct. 2nd and said they will order the parts. Oct. 11th, they came and stop the leak, but the temperature issue was not resolved. Several attempts were made, and the repairman said the case was closed by Fidelity while Fidelity said the contractor should have come.

Home Warranty
I have had 3 orders on the same toilet since May 2022 and still am not able to use the toilet.
For the second work order on the toilet I paid the $75.00 service fee on line. I did not get a receipt for the company but did see where my credit card was charged the $75.00 fee. So, I have two issues:
1) the toilet is still not working and I have paid $225.00 in service fess for the three unsuccessful attempts to fix it.
2) my $75.00 payment above is not being acknowledged by the company even though I have reached out with proof.
2a) I have reach edout 4 times since May via email, US mail and phone calls to rectify the payment (believe they misapplied it on their end). In May when I asked to speak with a manager/supervisor I was told that a ticket needed to be created and then I would receive a call within 3-hours. Again, that was three months ago. I reached out again in June and was told the same thing with the same result. I then tried calling their sales number thinking I could get some help there. I was told my concern would be escalated; however, I still have not heard from anyone. I tried again in August with the same result.

Last year I purchased a home warranty plan for a condo/townhouse owner online. The online price is $510. I paid in full online,$640 was charged to my account .Renewal for this plan has arrived and the cost is $740. I cannot find anywhere on the brochure my plan is $740. I called and was told the printed price is for real estate agents and I would have to add $200 as a homeowner. I do not see that printed anywhere on the brochure . Could you please send me an accurate quote for a condo/townhouse owner with no hidden charges.

My water heater stopped working... I filed a claim. A technician came out and determined that the unit had to be replaced. I called Fidelity Home Warranty 6 times..the level one reps always answered the phone and tried to transfer me to level 2. Level 2 is where they authorize the repairs or replacements. I waited approx. 30 minutes on 6 different calls but no one answers. And on 2 of the 6 calls, the called mysteriously just dropped. I called and asked level 1 if I could speak with a manager... they said they would create a ticket and have a manager call me back within 24 hrs. Did not happen. Fidelity Home Warranty has been theeee worst company to deal with. As an real estate professional, this has been a very very frustrating and sad experience. I would never recommend Fidelity National Home Warranty again.

Repair of 2 ac systems covered under 2 different warranties.
First claim denied without any attempt to fix system via letter dated 4/29/2022. Company said there is an access issue with repair but that is not the case and there is no limit on my coverage. This warranty is for 2070 Illion St, 92110 - CA, under Contract No. AG6853
2nd complaint is service request to complete split system for AC. This service request They sent wrong repair company and refuses to send the right one. Representative was very rude and hung up on me. This warranty is under Contract No. AG6858 at the same address for a rental unit.

Refrigerator
On 4 May 2022, I contacted my home warranty company, Fidelity Home Warranty for a refrigerator and freezer that is not cooling and an ice maker not working. I was contacted by Beyer Appliance on 5 May 2022 and an appoointment made with a technician on 6 May 2022. The first tech that came out was not "qualified" to work on my system. Why? The next tech could not come out until Monday 9 May. He came out and told us that he thinks it is the compressor and we needed to deal with LG to see if it is under warranty. After hours on the phone with LG we provided this appliance company with LG's ticket number to call them to discuss this issue as we are not refrigerator/freezer techs. We called Beyer appliance several times this same date to follow up only to find out nothing was being done. Finally Beyer contacted LG to get permission to check the compressor. The tech came back out to check the compressor and said it was fine and the control board should be replaced. He ordered a control board - the wrong one. I contacted Fidelity several times over the course of the week to complain to ask for someone competent to work on my equip. I still have no fridge or freezer with a family of 6. After 14 days a new part was received and a tech came out and replaced the control board only to find out that this STILL did not fix the issue. It is day 16, I have called Fidelity daily, I have filed escalations, I have asked for a manager to contact me several times since 18 May 2022 with no call and only to be told each time that they need a report from the appliance company and that they cannot send someone out on an emergency situation to fix my fridge. It is illegal for me not to have a running fridge/freezer in my house with dependents. I have lost hundreds of dollars in food that I want replaced and I want a competent company to fix my fridge and refund of my service fee. Fidelity has failed to help me or respond to this emergency! It has been 16 days!
Desired outcome: Refund of my $75.00 service fee, refund of the $600.00 of lost food, a call back from a supervisor, an emergency order put in TODAY to fix my refrigerator freezer, and a competent technician to actually fix my refrigerator/freezer.
I contacted Fidelity Home Warranty on 12 May 2022 for a leak in my pool system. I received a call to schedule for the following week. A tech came out on 16 May 2022. I showed him the bubbles coming out of the returns in the pool. The tech was here for 15 minutes and told me that he replaced some gaskets and seals and fixed the water leak. I asked him to turn the pool on so I could see. When he turned the pool on I still had bubbles. He told me that I need to let it run to let the air clear the lines and bubbles would o away. As I was asking more questions he proceeded to walk away from me out my back gate turning to tell me that if there wre still bubbles I had an underground leak, not covered. I watched my pool all day and the bubbles never went away. I then proceeded to find someone to come help check for leaks. this company cam eout and $450.00 later, nefore he even started checking for any underground leaks, he found a leak at my valve that the tech definitely should have notified "if he was any kind of tech" and replaced the valve. So I unnecessarily spent $450.00 for NO underground leaks, and for a problem that the original tech should have repaired. I have contacted Fidelity 5 additional times leaving notes, requesting supervisor callbacks daily, waiting on a new tech to fix the actual problem. My pool is green, that is illegal here and danagerous. I have children. I have not received any call back, no tech dispatched to my home, nothing! I want a refund of my $75.00 service, I want a reimbursment of the $450.00 I never should have had to spend due to lack of competency on the part of the tech that Fidelity hired and I want my pool fixed ASAP to avoid any fines from my city or HOA which I am in danger of without a working pool. I will also expect a refund of any fines I incur as a result and a reimbursement of any chemicals I now need to purchase to get my pool in working order.

Insurance company that has been using diversionary tactics to try to fool myself, the BBB and the CA department of insurance. I reached out to the company 5 weeks ago to send someone to repair my dryer. The tech reached back to the company 3 weeks back letting them know they can not fix it, and the service agents refuse to acknowledge that this has been reported. I reached out to the CA Dept of Insurance and these guys sent out two letters to make it seem like the technician had fixed it, and maybe this was a recurrence. Then I wrote to the BBB and these guys sent out a letter suggesting they had authorized the replacement of cash in lieu of order. 7 days to that letter, the service staff claims they have no knowledge of this and are still waiting on the mysterious technician to get back to them with status.
Desired outcome: I hope this company closes and all the terrible staff have to beg for basic amenities like I have had to.

Charged me more than once for a vendor who didnt come, a vendor who had to return after he obtained authorization and then put a lock on my account leaving me not only with a ac that didnt work but now a refrigerator. additionally early on a had a vendor come to my house and i felt very uncomfortably with the interaction. I called and asked that the vendor never come to my house again and was treated as if i was the problem and not taken seriosuly. i have made numerous phone calls, 30 plus minutes on hold more than 3 times and no resolution.

Sewer grinder pump
My sewer pump quit working on Sunday on 08/29/2021. I called Fidelity home warranty 08/29/2021. Monday 08/30/2021 I had a company from 60 miles away show up around 4:00 p.m. to fix the pump. After removing the basin cover he called a pump service to remove the over flowing sewage. The sewage was removed and he could not identify the pump. He said he had never seen one like this. The pumping co. Identified the pump for him as a e/one 1010. It was to late now to make calls to find a pump. He would work on finding a pump in the morning 08/31/2021. Mid morning of the 31st I contacted him and he said he was not having any luck finding a pump. With my sewer system shut down, I started researching to find a pump. I found Signa Mechanical in Phoenix that work on and stock these pumps. They could come out on 09/01/2021. I called Fidelity Home warranty to let them know that the plumber they sent out could not find a pump and I had found a Co. that could repair or replace the pump for me.
I ask if they would apply my warranty to this Co. since there plumber could not find a pump or repair it. They said No and closed out my claim. I lost $75.00 service call fee and my Home Warranty was not effective. My Service Work Order #8364160

I filed a work order 8269690 on 6/27/21 because on my stove the oven does not work. it went out and has not worked since. The vendor came out on 6-29-21 to check it out. On that date they advised me it was the control board and would have to order it. He said he uses 3 different suppliers and hopes to have it quickly. I kept in touch with the vendor and called several times to verify, the part had been put on back order it went from 711 to 7/22 and now has no date..so i called on 7/30 and held for 1 1/2 hours before i got Shirleen who passed me to Parts where i held for another 1 hour 23 minutes then i go Jackie/specialist who advise she would have to get with a purchasing manager Jason. At that time i asked for a corporate complaint number or a manger call back in which she agreed to have Becka within 4hours. She called me on Monday and advised that they issued a order for the part it wont come into 9-15-21 or they can pay me 300.00 and i try to find the part. I advised if the vendor and you cant find it what makes them think that i can find it. When is enough enough. I have been waiting for two months already to get my stove repaired. Since they cannot get the part Fidelity needs to provide me with a new stove. I have had them since 2010 and never had this issue. Even when my refrigerator needed a part and they could not get it. They got me a new refrigerator. Never have i had to wait this long for a resolution. This is not acceptable

I have had Fidelity Home Warranty since I close on my home in Apr 2017. I have a central A/C issue. Technicians have been out 3 times, but each time the A/C quits a short time after they leave. My complaint is that I am unable to reach Fidelity Home Warranty to open another service request. 1) Their web portal does not allow me to open another service request, 2) when I call, I am placed on hold for an excessively long period of time (last time over 1 hr 40 minutes) before the call is dropped, 3) Have them call me back option does not work! Their voicemail message says they are having "technical difficulties". I have had this problem since July 8th - I have been without A/C for more than 3 weeks, with temperatures above 100 degrees!
I am unable to get FNHW to respond to my request. I did reach a person today when I called, but she put me on hold for "Resolution" and my call was dropped. This has happened multiple times over the past 3 weeks. I asked if they can have a representative call me back because of the dropped calls. The answer was no - please hold... dropped call!

Got a person and she said she was transferring me to "Resolutions" - I asked if she could have them call me - no not an option. The call was dropped an hour later - after being on hold a total of 1 hr 45 minutes.

We hold a valid AC insurance from Fidelity National Home Warranty.
On 7/19/2021, our AC started leaking to downstairs unit, and failed to cool down, we contacted Fidelity National Home Warranty immediately, they are really slow, their AC contractor come to our property on 7/24/2021, their technician said TXV needs to be replaced, they need about one week to order the parts. The room temperature was around 85-90 degree in the afternoon, we told Fidelity National Home Warranty that we could not wait another week because it is leaking to downstairs, also too hot inside the condo, we have to fix it asap to prevent the further water damages. We call another AC contractor, he fixed it on 7/26/2021. We emailed the bill to Fidelity National Home Warranty to request reimbursement, Fidelity National Home Warranty refused to pay any, they said that we did not get approval form them to call another AC contractor, and they said that they are not emergency service. But who will be responsible for water damages if we wait for Fidelity National Home Warranty?

I have two outstanding services requests that are getting no action. (8122019 & 7940255) One is almost a year old and we are still waiting on a part. The second they can not fix and are supposed to offer me a buy out but when I call they tell me they have to follow up on it and will get back to me which they NEVER do.
Every time I call, I have to wait and wait on hold and then get HUNG UP on when someone finals answers, only to have to call back in again and wait.
They continually assign work to companies that don't come to my area so I have to call them back yet again to get it reassigned making every service request take hours of time for me.
This is my third year and will be my last if they don't improve this.
Desired outcome: Improve your customer service - phone systems and take care of my two outstanding requests.
Plumbing leak in my attic
I called when I saw a leak in my bathroom on 6/1 afternoon. I explained that it was urgent. They said they would send out a service provider. Service provider calls me and scheduled appointment for 3 days later for 6/4/2021 they stated they were busy and could not make it out sooner. I wait for 6/4/2021 appointment. Service provider shows up with his 4yr old daughter and he states that there is not way there could be plumbing in the my attic and he can not go up there because he does not have a ladder. I saw his truck and he had a ladder. He said that Fidelity National Home warrant would have to contact me and sent a different service provider. I was confused because all he did was look at the ceiling for 10 seconds and he said he could not do it. I called Fidelity and waited 2 hrs to talk to them and they said they would send another service provider so they can diagnose the problem. I was not contacted in over 5 hrs so I called again and tried to find out what was next. They said to wait a few hours. I waited and I called again and waited 2 more hrs to follow up on the next step. They said I would be getting a call in a few hours again. I was not called and I called again on 6/5 to follow up. I was still not called. This last phone call I was able to get a hold of someone in 5 minutes and they said I will be getting a call by tomorrow morning. I have been waiting to get a repair done and I have not been able to resolve the issue. During this time the water damage to my bathroom has spread from a leak in the ceiling to water damage in the ceiling, 2 different walls, water is coming out of the wall in the next bathroom, the floors, the bathroom cabinets are al swollen, and I am without the ability to use my water due to fear of creating more damage with the water.

Home warranty service - washing machine
Bought a new house and the seller bought the FNHW home warranty which includes appliances.
The washing machine would not do the spin cycle, the service man came by (7/25) and tried to replace the part (8/3) and could not fix it, now the machine would not even run. He sent in the report (8/4) saying that the washing machine is not fixable, needs to be replaced.
I called 4 times: (8/5) the report is not yet in system (8/7) pushed up to manager (8/13) checking with the service man and call me back, never did (8/15) not doing anything, denied that the report from the service man was never received, claiming pre-existing condition, and hung up on me.
